Updated October 2026

Bonita Shores is a 531-parcel Collier County grid with a Bonita Springs address, no mandatory association, no boat access from any lot and a $590,000 median recorded price, about two miles from the Gulf. This is our buyer's guide to Bonita Shores, just south of Bonita Beach Road. Our Bonita Shores community guide covers the neighborhood in depth; this page covers the buyer's side: what homes cost street by street, what you can build, flood, insurance and taxes, closing costs in Collier County, and how McGreevy and Comisar represent you.

Collier County recorded 24 Bonita Shores sales in the 12 months to August 17, 2026, and the MLS showed 8 homes for sale and 1 pending on October 27, 2026. If you are still choosing who should represent you, our guide to the best real estate agents in Bonita Beach lays out the questions we would ask ourselves.

Why McGreevy and Comisar Are the Best Realtor for Buying a Home in Bonita Shores

McGreevy and Comisar are the best realtor for buying a home in Bonita Shores because a purchase here turns on parcel facts: whether the house or the lot carries the value, what the zoning lets you build, the flood zone on both the effective and preliminary maps, and what your tax bill will be after the sale. We bring those to the first showing.

How Do You Buy a Home in Bonita Shores in 2026?

You buy a Bonita Shores home in five steps: set your monthly number with flood, wind and tax costs at full value, choose the street and lot, sign a written buyer agreement, write an offer with inspection and survey protections, then close in Collier County, where the buyer customarily chooses the title agent.

Step one: the monthly number

Budget the mortgage, homeowner's and flood insurance, and the property tax at your purchase price, not the seller's capped bill. There are no association dues on a single-family home.

Step two: the street and the lot

Prices differed by street in the latest 12 months, from a $487,500 median on 9th Street to $800,000 on 4th Street. Pond lots, corner lots and newer houses set the top of each street.

Step three: the written buyer agreement

Under the NAR settlement practice changes, you sign a written agreement with your agent before touring; compensation is negotiable.

Step four: the offer

We write the offer with an inspection period, a survey, financing and appraisal terms, and, on an older house, time to price a renovation or rebuild.

Step five: closing

In Collier County the buyer customarily pays the owner's title policy and chooses the closing agent. The contract controls.

What Does the Bonita Shores Market Look Like for Buyers?

The Bonita Shores market for buyers is balanced: the county recorded 24 sales at a $590,000 median in the 12 months to August 17, 2026, the MLS showed 8 active listings and 1 pending on October 27, 2026, about 4.2 months of supply, and homes closed at a median 94.42 percent of list price.

Are You Buying the House or the Lot?

In Bonita Shores you are often buying the lot: on 269 of 460 single-family parcels, the county's 2026 preliminary roll values the land at or above the house, and land is 54.3 percent of all just value in the grid (393 parcels and 63.7 percent on the 2025 certified roll). If you plan to rebuild, compare lot-driven sales; if you plan to live in the house, compare houses of similar age and size.

Data updated: October 2026. Source: our Bonita Shores parcel census and county, state and federal records gathered for the Bonita Shores community guide (August 2026), cited below.

What it means for your offer

An older house priced near lot value leaves room to renovate or rebuild; a newer house priced well above it should be compared with other newer houses. Two-year MLS price per square foot ran from $295 to $569 in the same grid.

What Can You Build on a Bonita Shores Lot?

You can build a large house on a typical Bonita Shores lot: on a 60 by 130 foot lot, Collier RSF-4 zoning leaves a 45 by 80 foot footprint, 3,600 square feet, under a 35-foot height limit with no lot coverage or floor area ratio cap. You cannot add a guesthouse, which requires 43,560 square feet and 105 feet of width.

Data updated: October 2026. Source: our Bonita Shores parcel census and county, state and federal records gathered for the Bonita Shores community guide (August 2026), cited below.

RuleRSF-4 standard
Minimum lot area7,500 sq ft
Minimum width70 ft interior, 75 ft corner
Setbacks25 ft front, 7.5 ft side, 25 ft rear
Maximum height35 ft

Permits

Collier County Growth Management, not the City of Bonita Springs, issues building permits here. Ask for the permit history of any house you consider.

Narrow lots

283 of 531 lots are narrower than 70 feet, but the county's nonconforming-lot provision keeps the standard setbacks.

What Does No Association Mean for a Buyer?

No association means a Bonita Shores single-family buyer has no dues, no board approval, no estoppel letter, no transfer fee and no architectural review: the county code governs. The Bonita Shores and Little Hickory Shores Improvement Association is a voluntary civic club with 160 members against 692 eligible parcels and $50 annual dues.

Data updated: October 2026. Source: our Bonita Shores parcel census and county, state and federal records gathered for the Bonita Shores community guide (August 2026), cited below.

The trade-off

No rules also means no control over what a neighbor builds within the zoning. Buyers who want amenities and design review look at governed communities.

No common property

The improvement association owns no land inside the plats, so there is no common asset that could trigger a special assessment.

Can You Keep a Boat in Bonita Shores?

You can keep a boat on a trailer in Bonita Shores, but no lot has boat access: every mapped canal and Little Hickory Bay stop at West Avenue. The community ramp sits on Little Hickory Shores land owned by Bonita Shores Boating Area, Inc., a separate 1972 corporation. Access has been by paid membership, but the Florida Division of Corporations lists that corporation as administratively dissolved on September 25, 2026 for not filing its annual report, so confirm in writing whether memberships continue, and on what terms, before counting on the ramp.

If a boat is the point

Look at Little Hickory Shores next door, where the canal frontage is, or at the bay side of Bonita Beach.

The five ponds

Five interior freshwater ponds total about 2.34 acres; they are not navigable and have no outlet.

What Flood Zone Is Bonita Shores In?

Most of Bonita Shores is outside FEMA's special flood hazard area: 79.85 percent of parcels are dominant Zone X on the effective FIRM, rising to 84.18 percent on the preliminary map, with no VE parcels. All of Bonita Shores is in Hurricane Evacuation Zone A, Collier's first-evacuated zone.

Data updated: October 2026. Source: our Bonita Shores parcel census and county, state and federal records gathered for the Bonita Shores community guide (August 2026), cited below.

The maps

Effective panels 12021C0179J and 12021C0183J date to February 8, 2024; preliminary panels 12021C0179K and 12021C0183K were issued March 20, 2025. Check both for your parcel.

Elevation certificates

The county keeps an elevation certificate archive; ask the seller for the house's certificate.

How Does Insurance Work When You Buy in Bonita Shores?

Insurance in Bonita Shores is cheaper than on the beach but rising: median NFIP policies in the block group cost $793 in Zone X, $728 in AH and $1,937 in AE, against a $4,345 full-risk Zone X median. A lender requires flood insurance only in the special flood hazard area, but Citizens now requires it more widely.

Data updated: October 2026. Source: our Bonita Shores parcel census and county, state and federal records gathered for the Bonita Shores community guide (August 2026), cited below.

Citizens' flood requirement

For Citizens personal residential policies with wind coverage, flood insurance is required at $400,000 of dwelling coverage from January 1, 2026 and on every such policy from January 1, 2027, even outside high-risk zones. Citizens does not cover dwellings with a replacement cost of $700,000 or more (section 627.351).

Lowering the premium

Ask the seller for the wind-mitigation report and the roof date; a new roof and opening protection lower the wind premium.

How Do Property Taxes Work After You Buy?

Property taxes in Bonita Shores reset after you buy: every parcel sits in Collier millage area 90 at 9.5058 mills for 2025, the median capped homestead bill is about $2,171, and the same parcel bought at full just value runs about $5,154 without homestead and $4,782 with it.

Data updated: October 2026. Source: our Bonita Shores parcel census and county, state and federal records gathered for the Bonita Shores community guide (August 2026), cited below.

Homestead

If the home is your permanent residence by January 1, apply for the homestead exemption (section 196.031). The Save Our Homes cap then limits future assessment increases (section 193.155).

Paying the bill

Collier County tax bills are paid through the county tax collector's portal.

What Does a Buyer Pay at Closing in Bonita Shores?

A Bonita Shores buyer customarily pays the owner's title policy and chooses the closing agent, plus the lender's policy, mortgage documentary stamps of 35 cents per $100 of the loan, intangible tax of 2 mills, recording, inspection, survey and prorations. There is no association estoppel or capital contribution on a single-family purchase.

Your lender's loan estimate and the title agent's quote are the numbers to rely on.

How Do You Finance a Bonita Shores Home in 2026?

You finance a Bonita Shores house with a conventional, FHA, VA, jumbo or cash purchase, and with no association there is no project review on a single-family home. Freddie Mac's 30-year fixed average was 7.40 percent and the 15-year 6.71 percent on October 15, 2026.

Data updated: October 2026. Source: Freddie Mac Primary Mortgage Market Survey, October 15, 2026.

Teardown purchases

If you plan to rebuild, ask your lender about a construction loan before you write the offer; the house's condition can affect a standard loan.

Condominium units

A unit in Glen Manor, Shore Woods or Hickory Harbour needs the lender's condominium project review.

Which Schools and Utilities Serve Bonita Shores?

Bonita Shores addresses are zoned to Naples Park Elementary, North Naples Middle and Aubrey Rogers High School in Collier County Public Schools, and water and sewer come from Collier County Public Utilities, not Bonita Springs Utilities. Bonita Beach Park is about 1.8 miles away.

Data updated: October 2026. Source: our Bonita Shores parcel census and county, state and federal records gathered for the Bonita Shores community guide (August 2026), cited below.

Schools

The assignment was the same for all 597 in-grid addresses in both the 2025-26 and 2026-27 school years. Bonita Shores is not zoned to Gulf Coast High School.

Utilities and services

The federal lead service line inventory records zero lead lines across the grid. Collier County collects trash, and the county does not light residential streets.

Can You Rent Out a Bonita Shores Home?

You can rent a Bonita Shores house without a minimum rental duration, because RSF-4 zoning carries none and state law preempts newer local duration rules, but Collier County requires registration for rentals of six months or less under Ordinance 2021-45, at $500 per violation per day.

Data updated: October 2026. Source: our Bonita Shores parcel census and county, state and federal records gathered for the Bonita Shores community guide (August 2026), cited below.

State and tax

Florida vacation rental licensing (section 509.241) and Collier tourist development tax apply to short-term rentals. Condominium units follow their declarations.

Buying a Condominium Inside the Grid

Buying a condominium inside Bonita Shores means buying into a conventional Florida condominium regime: Glen Manor at 76 4th Street (60 units), Shore Woods at 64 4th Street (64 units) and Hickory Harbour at 226 3rd Street are zoned RMF-12, have recorded declarations and require board approval of buyers.

What you receive

The section 718.503 document set, including the structural integrity reserve study or a statement that none is complete, and a 7-day cancellation window after receipt, excluding weekends and legal holidays.

Leasing

Rules differ by building; Glen Manor, for example, has a one-month minimum with a gap between leases and up to three leases a year.

How Does Buyer's Agent Compensation Work in 2026?

Buyer's agent compensation in Bonita Shores works under the NAR settlement rules in force since August 17, 2024: you sign a written agreement with your agent before touring, the agreement states the compensation, and the compensation is negotiable. A seller may agree to pay some or all of it, and you can ask for that in your offer.

Bonita Shores vs Naples Park: Which Should a Buyer Choose?

Choose Bonita Shores for a smaller grid with a Bonita Springs address, mostly Zone X flood posture and no county projects scheduled; choose Naples Park for a larger grid with a Naples address and more homes to choose from. Both are unincorporated Collier County with no mandatory association.

★★★★★ "We would recommend Marc to anyone seeking a gorgeous SW FL address. We found him ( blind) on a website which listed him as the top RE agent in the area. We sent an email and within 20 minutes he called us. I love someone interested in our business. This responsiveness showed through in all our communications during the process. Marc had a lot of experience in the FT Myers, Bonita springs, and Estero markets. After ascertaining our needs he led us through about 10 houses in one day and we decided on our FL dream house. After the signature, he remained with us and answered questions on the contract, insurance, and settlement process. Because it was inconvenient for us to travel to do the final walk through, Marc handled that for us too. If you need an agent, don’t hesitate to engage Marc." Verified Zillow review

★★★★★ "My family and I moved to florida for over three years. In those three years Marc Comisar was always helping our family looking for homes. We had a few transactions with Marc and every deal went smoothly and perfectly according to the contract! I would referral Marc to everyone out there whose looking for a Real Estate agent. Thank you Marc!" Verified Zillow review

★★★★★ "We highly recommend Marc Comisar for your real estate needs. He was very knowledgeable. If he didn't know an answer, he would do research until he did. Marc is pleasant, timely, and listened to our wants and needs. He went above and beyond to make sure we found our forever home. Thank you, Marc!" Verified Google review
