What Does It Take to Buy a Home in Valencia Sky?

Buying a home in Valencia Sky, Naples takes four things: at least one occupant 55 or older under the recorded Declaration, a choice between a GL Homes build, a GL Early Move-In home or an owner resale, your own agent registered at your first Welcome Center visit, and association approval within 30 days of a complete application.

Valencia Sky is a GL Homes community of 574 single-family homes for active adults 55 and over on Santa Barbara Boulevard in Naples, ZIP 34112; our Valencia Sky community guide covers the full record. This page is for buyers. Call Marc at (239) 287-5873, and read how we represent buyers in Naples and our Naples buyer guide. Owners on the other side can see our Valencia Sky seller guide and the Valencia Sky home valuation.

Builder-Direct or Resale: The First Fork

You can buy from GL Homes (a to-be-built home or an Early Move-In home) or from an owner. In October 2026 GL listed Build From prices of $787,900 to $936,900 on eight designs and 22 Early Move-In homes from $860,900 to $1,075,900 (GL Homes collection). An owner resale may already have a pool, patio extension or furnishings that a new build would add later.

One Builder, Eight Designs, Two Plats

Every Valencia Sky home is a GL single-family design: Halo, Luna, Skyline, Eclipse, Stellar, Horizon, Solstice or Aurora, from 1,803 to 3,076 air-conditioned square feet. Phase 1 holds lots 1 to 323 and Phase II lots 324 to 574 (FEMA LOMR-F 26-04-2228A). There are no villas, townhomes or condominiums.

Valencia Sky Is Not Valencia Trails or Valencia Golf

Valencia Trails is a separate GL community about 10 to 11 miles northeast. Valencia Golf and Country Club is not GL at all: it is an all-ages golf community of 450 homes in ZIP 34120. Check that every fee, rule and price you read is about Valencia Sky on Santa Barbara Boulevard.

The First-Week Requests, in Brief

The lot’s FEMA letter, an elevation certificate or survey, the HOA disclosure summary, the recorded Declaration, the estoppel on a resale, a flood and wind insurance quote, and the GRS purchase application with age verification. Details are in the first-week section below.

What a Buyer’s Agent Owes You in Valencia Sky

Your agent owes you loyalty, disclosure of what they know, and a written agreement on how they are paid. On a GL build, that means comparing homesite premiums and options, checking the contract’s completion and deposit terms, and confirming the age rule and approval timeline before you commit.

What We Check Before You Tour

Before you tour, McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008, pull the lots GL has available, the Early Move-In list and any owner resales, the LOMR-F for each lot, and the most recent MLS closings by price. In the last 12 months we tracked every Valencia Sky MLS closing, so you walk into the Welcome Center already knowing the numbers.

Should You Buy Builder-Direct or Resale in Valencia Sky?

Buy builder-direct in Valencia Sky if you want to choose your design, homesite and finishes and can wait for construction; buy an Early Move-In home if you want new and soon; buy a resale if you want to move in this season with the pool, patio and furnishings already done.

What Buying Builder-Direct Gets You

Your choice of design, homesite and options; a full builder warranty from the start; and the newest home on the street. Expect a build period and GL’s standard contract.

What a Resale Gets You

Immediate occupancy, finished outdoor living, often furnishings, and a price negotiated with an owner rather than a corporate sales office. A resale still needs association approval and age verification (GRS resale application).

Early Move-In Homes: The Middle Path

Early Move-In homes are new and close to ready, with GL’s chosen options. In October 2026 they carried about $15,000 of promotional savings each (GL Homes collection).

Questions to Ask Either Way

What is the homesite premium? What is behind the lot? What is the completion date and what happens if it slips? What does the LOMR-F say for this lot? What is the current quarterly HOA assessment? Who pays the owner’s title policy (in Collier County, customarily the buyer)?

How Do You Bring Your Own Agent to GL Homes?

To bring your own agent to GL Homes at Valencia Sky, bring the agent on your first visit: GL’s broker policy has both the client and the broker sign GL’s registration form on the client’s initial visit, and GL’s sales staff represent GL, not you.

The Sales Team Represents GL

GL’s Welcome Center team works for GL. They are helpful, but their job is to sell GL’s homes on GL’s terms.

Register Your Agent at the First Visit

GL’s broker page: “Both the client and Broker must execute the Seller’s Registration Form on the initial visit” (GL Homes brokers). Register late and you may lose representation on that home.

Who Pays the Buyer’s Agent on New Construction

GL runs a broker participation program for agents who register buyers (GL Homes brokers). Since the 2024 NAR settlement, buyer-agent compensation is set in a written agreement with your agent.

The GL Purchase Agreement

GL uses its own purchase agreement. Read the deposit, completion, warranty, option-change and assignment paragraphs with your agent before you sign.

What Should You Ask for in the First Week of a Valencia Sky Contract?

In the first week of a Valencia Sky contract, ask for the lot’s FEMA letter, an elevation certificate or survey, the HOA disclosure summary and recorded Declaration, the estoppel on a resale, flood and wind insurance quotes, and the GRS purchase application, so nothing surfaces in closing week.

1. The FEMA Letter That Covers the Lot

LOMR-F 25-04-1802A for lots 1 to 323 or LOMR-F 26-04-2228A for lots 324 to 574. Give it to your lender.

2. The Elevation Certificate or the Survey

Collier keeps certificates on file; on the twelve we read, finished floors were 2.60 to 3.35 feet above the 9.5-foot BFE (Collier elevation certificates).

3. The HOA Disclosure Summary

Required before you sign under s. 720.401; it states the assessment amount.

4. The Recorded Declaration

OR 6517, Page 2927: age rule, leasing, pets, vehicles and transfer approval (Collier Clerk).

5. The Estoppel Certificate on a Resale

Ordered from GRS (GRS estoppel); it states what is owed to the association at closing.

6. A Flood Quote and a Wind-Mitigation Report

Quotes depend on the LOMR-F, the elevation certificate and the home’s wind features; get them before the inspection period ends.

7. The GRS Purchase Application and Age Verification

$200, with driver’s licenses for all occupants (GRS age verification). Submit the day you sign.

What Will It Cost to Own a Valencia Sky Home Each Year?

Owning a Valencia Sky home each year costs the quarterly HOA assessment, property tax at about $1,050.58 per $100,000 of taxable value at the 2025 rate for millage code 0105, a $269.77 solid waste assessment, and flood and wind insurance; there is no CDD assessment.

The HOA Assessment

Billed quarterly by GRS; the dollar amount is not published (GRS). GL says it covers yard maintenance, common areas, amenities, a Lifestyle Director and a monitored alarm (GL Homes).

Property Tax, Worked

On $800,000 of taxable value: 8 x $1,050.58 = $8,404.64, plus $269.77 solid waste, about $8,674.41 a year before any homestead effect (Florida DOR; Collier Clerk). A new home’s first bill may reflect land only; budget for the finished value.

Insurance

FEMA’s tract 105.18 records show a median single-family flood policy cost of $1,232 in Zone X and a county CRS discount of 25% (OpenFEMA; Collier newsletter). Citizens ties wind policies to flood coverage in phases through 2027 (Citizens).

No CDD

No community development district, no bond line on the tax bill (Collier CDD layer).

What Rules Will You Live Under in Valencia Sky?

In Valencia Sky you live under a recorded Declaration: at least one occupant 55 or older, no residents 18 or younger beyond 60 days a year, whole-home leases of at least seven months once a year, named dog breed bans, no boats or RVs outside the garage, and architectural review before exterior changes.

Age and Occupancy

At least one occupant 55 or older per home; the Board may approve up to 20% of homes for younger occupants (Declaration, Article X, Section 2).

Leasing

Whole-home only, seven-month minimum, one lease in any 12 months, association approval (Declaration, Article X, Section 6).

Pets

Common household pets; Pit Bull-type dogs, Rottweilers, Presa Canarios and “Dangerous Dogs” banned (Declaration, Article X, Section 7).

Vehicles and Boats

No boats, trailers, RVs or commercial vehicles outside the garage overnight; no street parking; no storage lot.

Architectural Review

ACC approval for pools, fences (4-foot bronze aluminum picket), screen enclosures and generators, with a 45-day review and refundable deposits of $5,000 or $1,000 (GRS ACC packet).

Is Valencia Sky the Right Place for You to Buy?

Valencia Sky is the right place to buy if you want a new, hurricane-hardened single-family home in a recorded 55-and-over community with no CDD and a central location; it is the wrong place if you want golf at home, a boat at the dock, short-term rentals or a finished community with no construction.

It Fits If

Your household meets the recorded 55-and-over rule, and you want new construction to current code, value racquet sports and a lifestyle staff, and want downtown and the beach within about 15 to 20 minutes.

Look Elsewhere If

You want golf, boating or short leases, need a home where someone 18 or younger will live full time, or want a community where no builder is still selling. Berkshire Lakes and Naples Lakes Country Club are nearby alternatives.

Frequently Asked Questions, Buyer Edition (Valencia Sky)

These are the questions Valencia Sky buyers ask most, gathered from search suggestions, the builder’s own pages and buyer forums, each answered from a recorded document, a county or federal record, the builder or the Southwest Florida MLS, with the source named in the answer.

What is Valencia Sky in Naples, Florida?

Valencia Sky is a GL Homes community of single-family homes for active adults 55 and over on Santa Barbara Boulevard in Naples, ZIP 34112. It will hold 574 homes on two plats, 323 in Phase 1 and 251 in Phase II, with a Community Center and Racquet Club open and a 35,000 square foot Clubhouse under construction (GL Homes). It is in unincorporated Collier County and has no CDD.

Is Valencia Sky a 55+ community?

Yes, and the rule is recorded. Article X, Section 2 of the Amended and Restated Declaration (OR 6517, Page 2927) requires at least one occupant 55 or older in each home, lets the Board approve up to 20% of homes for younger occupants, and bars residents 18 or younger beyond 60 days a year (Collier Clerk). The rule follows the federal 80% standard in 24 CFR 100.305.

Is Valencia Sky new construction?

Yes. Sales opened in 2025, the first MLS closing came on October 23, 2025, and in October 2026 GL Homes was still building in Phase 1 and preparing Phase II, with 22 Early Move-In homes listed and Build From prices on eight designs (GL Homes collection).

Who is the builder of Valencia Sky?

GL Homes builds Valencia Sky. The landowner and Declarant of record is a GL entity, Naples Associates VI, LLLP, filed July 24, 2020, with its general partner Naples VI Corporation at GL’s Sunrise headquarters (Sunbiz). GL is the only builder in the community.

Who owns GL Homes?

GL Homes was founded in 1976 by Itzhak Ezratti and is led today by his son, Misha Ezratti, per GL’s own announcement of Valencia Sky in November 2024 (GL Homes announcement). It is a private company headquartered at 1600 Sawgrass Corporate Parkway in Sunrise, Florida.

Where is Valencia Sky located in Naples?

Valencia Sky is on the east side of Santa Barbara Boulevard about one mile south of Davis Boulevard, west of Collier Boulevard. From I-75 Exit 101, GL’s directions run south on Collier Boulevard, west on Davis Boulevard, then south on Santa Barbara Boulevard about a mile to the entrance on the left (GL Homes location). Naples Heritage is to the east, and Wing South Airpark adjoins the community.

What is the address of the Valencia Sky sales center?

The Valencia Sky Welcome Center is at 2841 Ridgecrest Place, Naples, FL 34112, open 9 am to 5 pm daily, phone 239-262-4000 (GL Homes). The county address layer codes that lot, lot 211, as a commercial model and sales use (Collier address points).

What ZIP code is Valencia Sky in?

Valencia Sky is in ZIP 34112. All 18 MLS closings in the 12 months to August 11, 2026 carry ZIP 34112 (Southwest Florida MLS), and the school district’s address file returns 34112 for every Valencia Sky address it recognizes (CCPS address lookup).

How many homes are in Valencia Sky?

Valencia Sky will have 574 single-family homes at build-out: 323 on the Phase 1 plat (lots 1 to 323) and 251 on the Phase II plat (lots 324 to 574). County address points, the county parcel layer and the state’s 2026 parcel roll all agree on 574 lots (Collier parcels layer). Older listings that say 323 count Phase 1 only.

How many acres is Valencia Sky?

The 614 county folios that make up Valencia Sky total 191.98 acres: about 114 acres in Phase 1 and about 77 acres in Phase II, including lakes, preserves, roads and the 6.48-acre recreation parcel (Collier parcels layer). The Sandy Lane RPUD set aside 16.43 acres of conservation land.

When will Valencia Sky be finished?

Collier’s PUD Master List estimates build-out in 2028 (PUD Master List). In October 2026 Phase 1 was more than half sold, every Phase II lot was still vacant, the first Phase II home was listed for February 2027, and GL expected the Clubhouse in the first quarter of 2027 (GL Homes release).

Is Valencia Sky gated?

Yes. Valencia Sky has a gated main entrance on Santa Barbara Boulevard that GL markets as a staffed gatehouse (GL Homes). The recorded Declaration leaves staffing to the Board and makes no security promise, and it anticipates two more residents-only entries off Crews Road and Whitaker Road (Declaration).

Was Valencia Sky once called Sandy Lane or Shadowwood?

Yes. County records call the Phase 1 land the “Sandy Lane Assemblage,” and its zoning is the Sandy Lane RPUD, Ordinance 2023-04. Phase II grew out of the “Shadowwood” plat in the Shadow Wood PUD. The association was incorporated as Shadowwood Homeowners Association, Inc. in 2021 and renamed Valencia Sky Homeowners Association, Inc. on January 24, 2024 (Sunbiz).

In October 2026 GL listed Build From prices of $787,900 to $936,900 across eight designs and Early Move-In homes from $860,900 to $1,075,900 (GL Homes collection). Collier County recorded 128 qualified sales, all direct from the builder, from October 22, 2025 to August 6, 2026, from $642,300 to $1,220,200 at an $853,850 median (Collier County Property Appraiser recorded sales). What is the difference between Build From and Early Move-In prices?

A Build From price is the base house on a standard homesite before the homesite premium and design-center options; you choose options and wait for the build. An Early Move-In home is already built or under way with options chosen by GL, priced higher and available sooner. For the Stellar on October 17, 2026, Build From was $834,900 and Early Move-In started at $932,900 (GL Homes Stellar).

The Southwest Florida MLS holds 18 Valencia Sky closings from August 11, 2025 to August 11, 2026, at an $848,400 median and $15,399,459 in total volume, because most GL closings are recorded without an MLS entry; by October 2026 more than 180 Phase 1 lots had passed to buyers on the county parcel layer (Collier parcels layer).

Yes, with Architectural Control Committee approval after closing. A pool application carries a $50 processing fee, a $350 review and inspection fee, a $250 drainage review where swales are affected and a refundable $5,000 security deposit, with a 45-day review clock (GRS ACC packet). Ask GL whether your homesite can fit the pool you want before you buy.

How much are HOA fees in Valencia Sky?

The dollar amount of the Valencia Sky HOA assessment is not published by GL Homes or GRS Community Management. GRS bills it quarterly (GRS). Get the current figure from the association budget, an estoppel certificate on the home or the seller’s disclosure summary under s. 720.401.

What does the Valencia Sky HOA fee include?

GL says the HOA fee covers front and rear yard maintenance, care of the common areas, access to all amenities, a dedicated Lifestyle Director and a monitored home alarm system (GL Homes). The Declaration bills landscaping as a special service assessment and leaves replacement plants and sod to the owner (Declaration).

Does Valencia Sky have a CDD fee?

Is the Valencia Sky HOA fee billed monthly or quarterly?

Quarterly. GRS bills assessments due January 1, April 1, July 1 and October 1, late after the 15th of the first month of the quarter (GRS). GL’s marketing refers to “monthly HOA fees” as a way of describing the cost, but the billing is quarterly.

Are there club dues or an initiation fee in Valencia Sky?

No club dues, initiation fee or capital contribution appears in any published Valencia Sky record. There is no separate club corporation; amenity access comes with the HOA (GL Homes; Sunbiz). Whether the future restaurant will carry a food and beverage minimum is not published.

Who manages the Valencia Sky HOA?

GRS Community Management manages Valencia Sky Homeowners Association, Inc. It bills assessments, processes purchase and lease applications at $200 each, issues estoppel certificates and runs architectural review (GRS). The board is GL-appointed until turnover.

Yes. Residents use “Valencia Sky Lifestyle,” an app by Alosant, and the resident portal at valenciaskyhoa.com for the activity calendar and announcements (App Store; Valencia Sky Lifestyle).

Do you have to be 55 to buy in Valencia Sky?

The recorded rule is about occupancy, not title: at least one person living in each home must be 55 or older, and the Board may allow up to 20% of homes to be occupied only by people under 55 (Declaration, Article X, Section 2). Every purchase application includes an age verification certificate (GRS). Ask before you buy if no occupant will be 55.

Can children or grandchildren live in Valencia Sky?

No one 18 or younger may live in a Valencia Sky home except for a total of 60 days per calendar year (Declaration, Article X, Section 2). Grandchildren can visit within that limit. The rule is tied to a county impact-fee covenant, and the association would owe those impact fees if the exemption were lost, so expect it to be enforced.

Are pets allowed in Valencia Sky?

Yes, common domesticated household pets are allowed, leashed outside the home. The Declaration bans Pit Bull-type dogs as it defines them, Rottweilers, Presa Canarios and “Dangerous Dogs,” and sets no numeric or weight limit (Declaration, Article X, Section 7). The Clubhouse plan includes a dog park.

When will the Valencia Sky clubhouse open?

GL Homes broke ground in March 2026 and says it expects to complete the 35,000 square foot Clubhouse in the first quarter of 2027 (GL Homes release); in October 2026 GL wrote that “work continues” (GL Homes). The Community Center and Racquet Club are already open.

Can Valencia Sky residents play at Naples Heritage?

Not as members. Guest play follows Naples Heritage’s own club rules.

How many pickleball and tennis courts does Valencia Sky have?

How far is Valencia Sky from the beach?

The nearest Gulf beach, Naples Municipal Beach at the Naples Pier, is about 7.3 road miles and 16 free-flow minutes from the Welcome Center; Lowdermilk Park is about 19 minutes and Vanderbilt Beach Park about 29 minutes (OSRM routing, October 2026). Peak-season traffic adds time. The Naples Pier itself is being rebuilt (City of Naples).

Is Valencia Sky in a flood zone?

Every Valencia Sky lot was removed from FEMA’s high-risk flood zone to Zone X shaded by two fill letters, LOMR-F 25-04-1802A (lots 1 to 323) and LOMR-F 26-04-2228A (lots 324 to 574), so the federal flood insurance mandate does not apply. FEMA’s map layer still draws much of the land as AE, and a lender may still require coverage.

Is Valencia Sky in a hurricane evacuation zone?

Yes, Zone D. All 35 Valencia Sky points we checked fall in Collier County hurricane evacuation Zone D, and none falls inside the county’s Coastal High Hazard Area (Collier evacuation zones; Collier CHHA). Follow Collier County Emergency Management’s orders for your zone.

Can I rent out my Valencia Sky home?

Short vacation rentals do not fit.

Should I bring a realtor when I visit Valencia Sky?

If you want representation, yes, and on the first visit. GL’s broker policy has the client and the broker sign GL’s registration form on the client’s initial visit (GL Homes brokers). Your agent can compare homesites, premiums and Early Move-In homes with resales and negotiate on your side; GL’s sales staff represent GL. Call Marc at (239) 287-5873.

Is Valencia Sky near an airport?

Yes, two. Naples Airport (APF) is about 15 minutes away, and Southwest Florida International Airport (RSW) is about 47 minutes (OSRM routing). What is the difference between Valencia Sky and Valencia Trails?

They are separate GL Homes communities with separate associations, amenities and locations. Valencia Sky is on Santa Barbara Boulevard in ZIP 34112, about 6 road miles from downtown; Valencia Trails is about 10 to 11 miles to the northeast (Collier parcel layer). Valencia Golf and Country Club, often confused with both, is not a GL community at all; see our Valencia Golf and Country Club page.
