McGreevy and Comisar, Brokered by Domain Realty

By Jesse McGreevy and Marc Comisar, McGreevy and Comisar, Domain Realty Group. Updated September 2026.

Buying in Rapallo Villas Two means shopping a very small market with a long public record: the Southwest Florida MLS shows 17 closings in the 60 months to September 29, 2026 at a $695,000 median, and only one in the last 12 months. Rapallo Villas Two is a 78-villa condominium neighborhood inside Rapallo at Coconut Point in Estero, and this buyer guide shows what a villa here has cost, what to ask before you offer and how we represent you. If you are choosing a buyer's agent, our guide to the best real estate agents in Estero lists what to compare.

A word on the name, because search engines blur it. This page covers Rapallo Villas Two Association, Inc. and the condominium the state registers as Rapallo Villas Two, in Estero, Lee County, ZIP 33928. It is not Mirasol at Coconut Point, a different community across the Coconut Point district, and it is not one of the other Rapallo condominium associations. If the villa you are touring is on Ponte Romano Lane, Isola Verdi Way, Via Palazzo Place or Punta del Capo Court, you are in the right place.

Selling a home to buy here? Our Rapallo Villas Two seller guide covers the sale side, and our Rapallo Villas Two valuation guide shows how a villa here is priced. Where the public record stops, this page says so and names the document that would answer the question.

Buy Your Next Home in Rapallo Villas Two with the #1 Team in Southwest Florida since 2012

Jesse McGreevy and Marc Comisar lead Domain Realty Group, and as the leaders of Domain Realty Group our team has closed over $2.5 billion in real estate across Southwest Florida. Marc Comisar runs the buyer side, from the first tour to the closing table, and Jesse McGreevy runs the data and the association and closing paperwork. Our office is in Bonita Springs, and Estero is a market we work every week.

Recent Rapallo Villas Two record (Southwest Florida MLS, pulled September 29, 2026): in the last 12 months we tracked one Rapallo Villas Two closing, a 2,376 square foot villa with three bedrooms, a den and three baths that sold in March 2026 for $800,000 after 9 days on market, at 100.0% of its final list price. That is one sale, so it is a description and not a median. Over the 60 months to the same date we tracked 17 closings at a $695,000 median, from $525,000 to $881,000, with $11,663,176 in total volume.

Our thin-data promise: we publish no count of Rapallo Villas Two purchases that McGreevy and Comisar represented, because none is on file for this neighborhood, and we will not present a public-record sale as our own deal. What we bring is checkable: the association's state filings and Articles, the state's condominium register, the county's parcel-by-parcel roll and every recorded sale.

For Rapallo Villas Two buyers: early reading of the condominium documents, the closings that fit your budget and size, live Rapallo listings pulled by address, and a negotiating plan built from what buyers here have actually paid.

Key Takeaways

Rapallo Villas Two buyers who read nothing else on this page should know these ten facts, each one sourced in the sections below. They will decide your search, your offer and your paperwork more than any listing photo will, and every one is specific to this 78-villa neighborhood.

  • A very thin market. The Southwest Florida MLS shows 1 Rapallo Villas Two closing in the last 12 months, 4 in 24, 7 in 36 and 17 in 60, so the 60-month window is the honest guide.
  • The 60-month median is $695,000. The 17 closings ran from $525,000 to $881,000 at a median $348.20 per square foot of MLS living area, and the newest, in March 2026, sold for $800,000.
  • Move fast on a good listing. The median is 2 days on market, and 10 of the 17 closings sold within 2 days, so arrive with a lender letter and a plan to view quickly.
  • But you may have room to negotiate. Nine sales closed at list, 2 above and 6 below, by $4,999 to $87,500, a median shortfall of $22,500 on the six.
  • A Chapter 718 condominium. The seller must deliver the section 718.503 documents, you have 7 days, excluding Saturdays, Sundays and legal holidays, to cancel after signing and receiving them, and the section 720.401 summary does not apply.
  • The fee is not published. Other Rapallo neighborhoods disclosed $2,543.03 to $2,663.11 per quarter on May 2026 listings; only the estoppel states this neighborhood's number.
  • The board has an approval power. The Articles reserve power over transfers, mortgages, ownership and occupancy, so ask the manager for the procedure before you write an offer.
  • No golf, no CDD, no age restriction. The Club at Rapallo comes with ownership, listing data shows no community development district line, and the neighborhood is not marked 55-plus.
  • The buildings are 19 to 21 years old. Year built runs 2005 to 2007, so the roof, air conditioning and windows belong on your inspection list.
  • Flood zone is parcel-specific. FEMA shows Zone X at one Ponte Romano Lane point, but the neighborhood's footprint is mixed, so your lender's determination decides.

What Does It Take to Buy a Home in Rapallo Villas Two?

Buying a Rapallo Villas Two villa takes a lender letter, a fast tour when a listing appears, a careful read of the condominium documents and an early answer on the association's approval step. The record shows quick sales, so preparation before the listing is what separates a buyer who gets the villa from one who watches it close.

Step One: Decide Size, Baths and Budget

The MLS closings show six living-area sizes, from 1,824 to 2,376 square feet, and a price range from $525,000 to $881,000 over five years. Decide first whether you need the larger villa, which closed at a $747,500 median for 2,376 square feet, or a mid-size villa, which closed at $724,500 for 1,996 and $630,000 for 1,976 (small samples). Your budget and your bath needs narrow the field quickly in a neighborhood of 78.

Step Two: Get Your Financing Ready

A pre-approval or proof of funds is the ticket to a showing, and a good listing here may not last a weekend. We do not quote a mortgage rate on this page because rates change daily; the Freddie Mac Primary Mortgage Market Survey publishes the current weekly average, and your lender quotes yours. We ask lenders about condominium approval early, because a villa in a Chapter 718 association is a condominium loan.

Step Three: Set Up Live Alerts and Tours

The MLS carries active Rapallo listings under one subdivision string, so we pull them by address and place each in Villas Two, Rapallo One or The Enclave before we send it to you. When a Villas Two villa lists, Marc will call you.

Step Four: Read the Documents Early

The declaration, articles, bylaws, rules, budget, financial statement and any reserve report come from the seller under section 718.503, and we read them with you before the inspection period ends. Read the sections on approval, leases, pets and exterior changes first, because those decide whether the villa works for you.

Step Five: Offer, Inspect, Approve and Close

We build the offer from the closings, order the inspection and the insurance quotes in the same week, request the estoppel at contract and track the association's approval to closing. Marc stays on the file from the first tour to the closing table.

What Is the Rapallo Villas Two Market Like for Buyers Right Now?

For buyers, the Rapallo Villas Two market is thin and quick: 17 closings in 60 months carried a 2-day median time on market and a 100.0 percent median sold-to-list ratio, while only one villa closed in the last 12 months. You will see few listings, and the good ones move in days.

Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 29, 2026; Lee County Property Appraiser recorded sales through July 29, 2026)

The MLS does not split Rapallo into its condominiums. Every closing carries one subdivision string, so to place a closing in Rapallo Villas Two we matched each MLS closing to a Lee County qualified sale of one of this neighborhood's 78 parcels at the same price, recorded within 45 days. Of 142 Rapallo closings in the 60 months, 17 matched a parcel here, one closed after the county file ends on July 29, 2026 and could not be placed, and the rest matched parcels in other Rapallo neighborhoods or none.

What One Sale in 12 Months Means for a Buyer

One closing is a description, not a market. It tells you that a 2,376 square foot villa with three bedrooms, a den and three baths sold at $800,000 in March 2026, at its list price, in 9 days. It does not tell you what a 1,996 square foot villa would cost today. For that, the four sales since December 2024, from $749,000 to $881,000, are your reference.

Turnover in the County Record

The county's qualified recorded sales show 7 sales in 2021 and 2022, then 4, 3, 2 and 1 in 2026 to July 29. Against 78 parcels, 7 sales in a year is about 9 percent of the neighborhood, and 1 sale to July 2026 is about 1 percent. For a buyer that means patience and readiness, not bargains.

What Have Rapallo Villas Two Villas Sold For?

Rapallo Villas Two villas have sold for a median of $695,000 on 17 MLS closings in the 60 months to September 29, 2026, from $525,000 in November 2021 to $881,000 in April 2025, and $800,000 in March 2026. A Caution on Two March 2024 Rows

Two of the 17 closings, both at $650,000 in March 2024, rest on one county sale of that price in this neighborhood, and both also matched a county sale in Rapallo One. At most one of the two is likely ours. Dropping one of them leaves the 60-month median at $695,000 (n = 16) and moves the 36-month median from $749,000 (n = 7) to $724,500 (n = 6). We keep both rows and say so.

What Does a Villa Cost by Size and Bath Count?

A Rapallo Villas Two villa costs, on the MLS record, between $525,000 and $881,000, with the price set mostly by living area: 2,376 square foot villas at a $747,500 median, 1,996 square foot villas at $724,500 and 1,976 square foot villas at $630,000, all small samples. Bath count matters less than you might expect.

Bedrooms, Dens and Baths

The MLS labels the 17 closings four ways: ten are three bedrooms and two baths (median $695,000), three are three bedrooms plus a den and three baths (median $800,000), two are three bedrooms and three baths (median $687,750, the mean of $680,500 and $695,000) and two are two bedrooms plus a den and two baths (both $650,000). The county roll records three bedrooms on all 78 parcels, so the roll and the MLS count a den differently, and we compare plans and living areas rather than labels.

What Sat Under Each Median

A $630,000 median for the 1,976 square foot group blends sales from $525,000 in 2021 to $720,000 in 2023, so an old sale in a group is a weak guide to what the same villa costs today. We tell you which closings in your size group are recent enough to trust.

The County's Street Record

The county record since January 2021 places 24 qualified sales on the neighborhood's four streets: Ponte Romano Lane with 10 sales at a $649,950 median, Isola Verdi Way with 6 at $607,500, Via Palazzo Place with 4 at $704,444 and Punta del Capo Court with 4 at $663,920, each the mean of a middle pair. Four to ten sales per street cannot rank the streets, so use street as a tiebreaker after size.

What Is for Sale in Rapallo Villas Two Today?

On September 29, 2026 we could not place any active listing in Rapallo Villas Two, because the MLS carries active Rapallo listings under one subdivision string and, without addresses, we cannot tell which neighborhood an active belongs to. We name none and quote no months-of-supply figure. Marc pulls the live list by address, a better route than any figure here.

Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 29, 2026)

Why We Do Not Guess

A buyer who acts on a listing that is not verifiably in the neighborhood may tour the wrong association. We would rather say that we could not place one than name a villa we cannot source.

Where to See Listings

Marc can send you the live Rapallo listings, placed by neighborhood, when you call at (239) 287-5873. You can also browse current Southwest Florida inventory on the team site at DomainRealtyGroup.com, and we will place any Rapallo listing you find in Villas Two, Rapallo One or The Enclave.

What to Do While You Wait

If you own a villa to sell first, our Rapallo Villas Two valuation guide shows how it will be priced. Get your financing letter, read the condominium documents of a recent listing if we can share them, and decide your size and bath needs. When a villa lists, the buyers who are ready are the ones who see it first.

Rapallo Villas Two vs The Enclave at Rapallo: Which One Should You Buy In?

Buy in Rapallo Villas Two for larger villas at a $695,000 median on 17 MLS closings in 60 months and quick sales; buy in The Enclave at Rapallo, with the merged Rapallo Three, for a lower entry price near $440,000 on 49 closings and many more sales to compare. Both share The Club at Rapallo.

Who Should Look at Rapallo Villas Two First

A buyer who wants more living area, the villa plans that sold above $700,000 and who can wait for a listing should look here first. Ten of the 17 closings sold within 2 days of listing, so you need a lender letter in hand and a plan to view quickly.

Who Should Look at The Enclave First

A buyer who wants Rapallo's Club at a lower price, with a larger pool of sales to compare and a wider choice of listings, should look at The Enclave and its merged Rapallo Three. Its 12-month record of 12 closings is a fuller market than Villas Two's single sale. For that side, see our Enclave buyer guide.

What the Price Gap Buys

The $255,000 gap between the two 60-month medians is paid mostly for size and product: Villas Two's median roll area is about 200 square feet larger and its sales include 2,376 and 2,276 square foot villas. Compare a specific villa's plan, condition and documents, not the medians.

Rapallo One and the Wider Community

Rapallo One, with the merged Rapallo Four, carries a $419,000 median on 76 closings in 60 months, and Villas Two's $695,000 sits about 66 percent above it. For the community-wide view of all five associations, see our Rapallo at Coconut Point community guide and our guide to buying a home in Rapallo, and for a separate community that buyers often tour the same afternoon, our guide to Mirasol at Coconut Point.

What Does Florida Law Give a Rapallo Villas Two Buyer Before Contract?

Florida law gives a Rapallo Villas Two buyer the section 718.503 condominium documents, delivered by the seller at the seller's expense, and a 7-day right to cancel after signing and receiving them, excluding Saturdays, Sundays and legal holidays. The section 720.401 homeowners association summary does not apply to associations regulated under Chapter 718.

Data updated: September 2026

The Fork: Chapter 718 Condominiums and Chapter 720 Associations

Florida has two resale regimes. Section 720.401(2) says the homeowners association disclosure summary does not apply to associations regulated under chapters 718, 719, 721 or 723 [Source: Florida Statutes 720.401]. Rapallo Villas Two Association, Inc. administers a condominium, so a buyer's rights here come from section 718.503, and we do not tell a condominium buyer otherwise. How the master association, The Club at Rapallo, Inc., fits into either regime depends on its recorded master documents, which we have not read, and your closing agent or attorney decides. A seller who is not the developer must give the buyer the declaration of condominium, the articles of incorporation, the bylaws and rules, the annual financial statement and budget, the milestone inspection summary or the structural integrity reserve study or a statement that none exists where they apply, and the Frequently Asked Questions and Answers document [Source: Florida Statutes 718.503]. The contract must carry a conspicuous clause letting the buyer cancel within 7 days, excluding Saturdays, Sundays and legal holidays, after signing and receiving the documents, and the right ends at closing.

The Property Tax and Flood Disclosures

Section 689.261 requires a property tax disclosure summary in a residential contract, warning that a sale can trigger reassessment, and section 689.302 requires the seller's flood disclosure at or before contract. A buyer should not rely on the seller's current property tax bill, since a change of ownership can reset the assessment.

What We Have and Have Not Read

We have read the association's Articles of Incorporation and the state's condominium register. We have not read the recorded declaration page by page, and we have not read the master association's declaration for a covenant that restates a disclosure duty or a transfer assessment. We cite the county's recording for the declaration, Official Records Book 4574, so a title agent can pull it, and we read yours with you before your inspection period ends.

How Do the Estoppel Certificate and Association Approval Work?

The estoppel certificate is the association's statement of what a villa owes and what fees apply, and Florida caps its fee at $299 for a current account under section 718.116(8). The Articles also give the board power to approve or disapprove transfers, so a Rapallo Villas Two buyer should ask for the approval procedure before writing an offer.

Data updated: September 2026

What the Estoppel Shows

The certificate states the current dues, any special assessment, any capital contribution charged at sale and any amount owed on the unit. It is valid for 30 days, or 35 if sent electronically, and if the sale does not close the fee must be refunded on written request. The estoppel fee is customarily the seller's in Lee County, and the contract controls. We request it on the day the contract is signed.

The Board's Approval Power

The Articles give the board power to approve or disapprove transfers, mortgages, ownership and occupancy of units, and each unit carries one vote. Listing disclosures on other Rapallo neighborhoods report a $100 application fee and a $100 transfer fee for a new buyer or lessee, so an application step is common in the community. We have not seen these figures for Rapallo Villas Two, so ask the manager for the neighborhood's own procedure, timing and fee in writing.

Why to Ask Before You Offer

An approval step that takes weeks can collide with a lender's rate lock or a closing date. We write the timeline into the contract and track it, so an approval never surprises you on the last day.

No Special Assessment Found

We found no record of a special assessment at Rapallo Villas Two. One Rapallo Three listing showed none, but that is another neighborhood and one listing, so the estoppel and the board minutes are what confirm it for the villa you are buying.

What Should You Inspect Before Buying a Villa Here?

Before buying a Rapallo Villas Two villa, inspect the roof, the air-conditioning system, the water heater, the windows and doors, the lanai and its approvals, and ask the seller for permit closeouts. The villas are 19 to 21 years old, so these are the items most likely to need work.

The Age of the Systems

Year built runs from 2005 to 2007 on the county roll, with 13 parcels dated 2005, 37 dated 2006 and 28 dated 2007. A villa dated in that range has original air-conditioning and water heating unless replaced, and roofs and windows approaching 20 years unless replaced. Research behind our Rapallo guide reports a community-wide tile-roof replacement around 2022 to 2023, but that comes from listing language and not from an association record, so ask the association what was replaced and when.

Construction Reported by the Developer

The developer's preserved sales pages describe every Rapallo residence as concrete block construction with barrel-tile roofs and 130 mph impact-rated windows and sliders. Those are dated marketing statements, not an inspection, and they apply to Rapallo generally. Ask for the wind-mitigation report and the roof and window ages for the specific villa.

Permits and Approvals

Roof replacements, window and door replacements, air-conditioning changes, lanai enclosures and water heater changes are the work a buyer's inspector or insurer asks about. An open or expired permit can delay a closing, and the Village of Estero's Community Development Department handles permits at 239.221.5036, while Lee County holds permits from before the Village incorporated at the end of 2014.

After Hurricane Ian

Ask any seller what repairs followed the September 2022 storm and who did them. We hold no Villas Two damage reports and make no claim about individual buildings, but a seller's repair history is a fair question and the answer belongs in your file.

How Do You Insure a Rapallo Villas Two Villa?

You insure a Rapallo Villas Two villa with an HO-6 policy for contents, interior finishes and personal liability, ideally with loss assessment coverage, because the association's master policy covers the structure and common elements and a shortfall can be assessed to owners. Price flood insurance and ask for a wind mitigation form too.

Data updated: September 2026

The Master Policy and Yours

Section 718.111(11) governs the association's insurance, and its cost is inside the dues. Your HO-6 covers what the master does not, and section 627.714 addresses unit owner loss assessment coverage. Windstorm deductibles on master policies are commonly set at 2 to 5 percent of building value, per an industry summary, and the declaration or the insurer states the actual figure, so ask.

Wind Mitigation Credits

Florida insurers must accept the uniform mitigation verification form, OIR-B1-1802, when giving credits for roof shape, roof deck attachment, opening protection and other features. Ask the seller for a current form, and get quotes before your inspection period ends.

Flood Insurance Is a Choice in Zone X

Federal flood insurance is not required by lenders in Zone X, but the national program's own materials say a large share of claims come from outside the special flood hazard area, and a policy has a 30 day waiting period before it takes effect. We tell every buyer to price a flood policy before closing, whatever the map says.

What Will You Pay Each Month to Own a Rapallo Villas Two Villa?

Owning a Rapallo Villas Two villa means paying a mortgage, if you finance, plus the association's quarterly fee, property tax and insurance. The neighborhood's own quarterly fee is not published; other Rapallo neighborhoods disclosed $2,543.03 to $2,663.11 per quarter in May 2026, roughly $10,172 to $10,652 a year.

Data updated: September 2026

What We Can and Cannot Say About the Fee

The figures we can source are eight quarterly disclosures on units in Rapallo One, Rapallo Three and The Enclave. None is a Rapallo Villas Two parcel, so the range is a community-level signal and not a Villas Two price. Only the association's estoppel states this neighborhood's number.

How the Fee Is Built

The Articles give the association two duties that shape the bill: to make and collect assessments from its members, and to collect assessments due from unit owners to the master association as its declaration provides. So the quarterly bill includes a pass-through to the master, The Club at Rapallo, Inc., and above it sits a commercial master, Coconut Point-North Village Association, Inc.

What the Fee Includes, per MLS Disclosures

MLS association-fee fields on recent Rapallo listings list the following as included: basic cable television, internet, exterior building insurance, irrigation water, lawn and landscape maintenance, legal and accounting, an on-site manager, the master association fee, exterior pest control, recreational facilities, common-area repairs, reserve contributions, security and gate, sewer, street lights, street maintenance, trash removal and water. Those are seller-entered fields, and the declaration and budget control.

What Is Not in the Fee

Property tax, electricity, your HO-6 policy and contents, and pay-per-use Club services are outside the fee, per the same listing data. Rapallo has no community development district bond line on the tax bill, per developer marketing and listing data that show the district field as not applicable. Property tax is billed on the county's assessed value, and a buyer's first bill can differ from the seller's, so we quote no tax bill for Rapallo Villas Two.

The Fee Against the Price

At the neighborhood's $695,000 60-month median, a fee at the $10,172 to $10,652 community range would be about 1.5 percent of the price a year. The developer's preserved sales page from Rapallo's original marketing quoted a combined cost of $499 a month, and today's listing disclosures for other Rapallo neighborhoods, $848 to $888 a month, are 70 to 78 percent higher. We cite the old figure only to show how far costs have moved.

Your Mortgage Payment

We do not quote a payment on this page, because it depends on your rate, your loan and your down payment. The Freddie Mac Primary Mortgage Market Survey publishes the current average rate, and we build your monthly budget in the consultation with your lender's quote, the fee range, tax and insurance.

What Are Buyer Closing Costs in Rapallo Villas Two?

Buyer costs at closing in Rapallo Villas Two include the down payment, the lender's fees and title policy, Florida's documentary stamp and intangible taxes on a mortgage, deed recording, inspection, insurance and any association charge. In Lee County the seller customarily pays the owner's title policy and the deed's documentary stamps, and the contract controls.

Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 29, 2026)

State Taxes on a Mortgage at the Median Price

A new mortgage carries documentary stamp tax of $0.35 per $100 of the note, capped at $2,450, and nonrecurring intangible tax of $0.002 per $1 of the mortgage [Source: Florida Department of Revenue, documentary stamp tax] [Source: Florida Department of Revenue, nonrecurring intangible tax]. The table leaves out the lender's fees, the appraisal, the inspection, the lender's title policy, prepaid taxes and insurance and any association application or transfer charge, all of which vary. Ask your lender for a Loan Estimate.

Recording and Title

The deed is customarily recorded by the buyer, at $10.00 for the first page and $8.50 for each additional page, so a two-to-four-page deed records for roughly $18.50 to $35.50 [Source: Florida Statutes 28.24]. The lender's title policy is the buyer's cost, while the owner's policy is customarily the seller's in Lee County.

The Inspection and the Insurance Quotes

A general inspection, a wind mitigation inspection where the seller has none and the insurance quotes belong in your first week. We do not quote inspection fees because they vary by inspector and villa size.

Association Charges

Listing disclosures on other Rapallo neighborhoods report a $100 transfer fee and a $100 application fee for a new buyer or lessee. We have not seen these for Rapallo Villas Two, so ask the manager for the neighborhood's own charges in writing before you offer.

How Does Buyer Representation Work After the NAR Settlement?

Since August 17, 2024, a buyer's agent must have a written agreement with the buyer before touring a home, and the agreement must state a specific compensation amount or rate and say that compensation is fully negotiable. McGreevy and Comisar explain this before your first tour, and we describe every option honestly.

The Written Buyer Agreement

The National Association of REALTORS settlement requires the written agreement before a buyer's agent tours a home, in person or by live virtual tour [Source: NAR, written buyer agreements 101]. It states the compensation and that it is negotiable and not set by law. We go through it with you line by line.

Who Pays the Buyer's Agent

Offers of buyer-broker compensation can no longer be advertised on the MLS, but a seller may still offer to pay or contribute toward it, off the MLS, and may still offer buyer concessions, such as a closing-cost credit, on the MLS. In a neighborhood where 9 of the 17 closings sold at list and 6 below, we ask the seller's agent what is on offer before we write your offer.

What You Get From Us

Marc Comisar represents you: the closings that fit your budget, the documents read early, the negotiation and the calendar to closing. We give you a written plan before you sign, and compensation is negotiable. Call Marc at (239) 287-5873.

Can You Finance a Rapallo Villas Two Villa?

You can finance a Rapallo Villas Two villa with a mortgage, but because it is a condominium in a Chapter 718 association the lender will review the association's documents, budget and financials as well as you. Ask your lender about condominium approval early, and compare rates against the Freddie Mac weekly survey.

Condominium Loan Review

A lender that finances a condominium unit typically reviews the association's budget, reserves, insurance and owner delinquency, which is why the section 718.503 documents matter to your loan as well as your contract. We share them with your lender as soon as we have them.

Programs and Down Payment Help

The Florida Housing Finance Corporation publishes down payment and first-time buyer programs, and eligibility and price limits vary by program [Source: Florida Housing Finance Corporation]. Some may not fit a villa at Rapallo Villas Two's price range. Ask your lender and read the program's own page before you rely on one.

Cash Buyers

A cash buyer removes the financing and appraisal steps, but not the documents, the estoppel or the approval. We still read the file, and we ask for the seller's disclosure and permit history. In a neighborhood where 10 of the 17 sales closed within 2 days of listing, proof of funds is as useful as a lender letter.

How Do We Find You the Right Villa?

We find you the right Rapallo Villas Two villa by watching Rapallo listings by address, sharing the closings that fit your size and budget, calling sellers' agents about villas before they list and touring the ones that fit. Because so few villas sell, we track the neighborhood rather than a search filter.

Pulling Live Listings by Address

The MLS carries active Rapallo listings under one subdivision string, so a search filter cannot separate Villas Two from Rapallo One or The Enclave. We place each listing by address, so a villa in another association never appears as a Villas Two option.

Pocket and Pre-Market Conversations

Some sellers want a quiet sale. We ask, and we tell you when a villa may be available before it lists, without promising one. Listing alerts and a standing conversation with our team are the way to hear early.

Touring With a Plan

Bring your size, bath and budget. We tour with a checklist that covers the roof, the air conditioning, the lanai approvals and the questions to ask the association, and we tell you honestly when a villa is not the right one.

How Do We Negotiate for You in Rapallo Villas Two?

We negotiate for you in Rapallo Villas Two by reading the closings behind each list price, setting an offer, and using the inspection and the condominium documents to protect your price and your timeline. The record shows 9 sales at list, 2 above and 6 below, so the right offer depends on the villa.

Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 29, 2026)

What Buyers Have Paid Against List

Two of the 17 closings sold above final list, by $81,000 and $26,100, nine sold at list and six sold below it, by $4,999, $10,099, $20,000, $25,000, $35,000 and $87,500, a median shortfall of $22,500 across the six. The largest discount was a June 2022 sale at 88.6 percent of a $768,000 list price. The record does not say why each discount happened.

When to Offer at List or Above

When a villa is priced at the top of its size ladder or has few competitors, and 10 of the 17 sold within 2 days, an offer at list with a clean contract may be the best way to win. The April 2025 sale at $881,000 against an $800,000 list is the reminder of what a scarce villa can bring.

When to Ask for More

A villa listed above its size ladder, or one that has sat, gives you room to negotiate. The 98-day September 2023 sale closed at 99.3 percent of list, so a long wait did not always mean a large discount, and we tell you what the closings around it say.

Inspection, Repairs and the Seven Days

The 7-day condominium cancellation right and the inspection period give you time to read and to renegotiate. We use them, we never waive them casually, and we tell you what each waiver costs.

Appraisal Gaps

An appraiser works from recent closings, and in a neighborhood with one sale in 12 months the appraiser leans on the same few sales we do. We give your lender the comparable set early and discuss any gap before it becomes a contract crisis.

Which Rules Decide Whether a Villa Works for You?

The rules that decide whether a Rapallo Villas Two villa works for you are the association's approval power under its Articles, its lease and pet rules, its architectural review and its status as not age-restricted. Most of the neighborhood's own rules are not published, so read the declaration and rules before you offer.

Leases

Listing disclosures across Rapallo describe a limit of three leases a year and minimum terms of 30 to 90 days that vary by neighborhood, with the longer terms applying at some neighborhoods in the January to April season, and no rentals of a week or less. Those are community-level reports, not a Rapallo Villas Two rule, so confirm the minimum term, the lease frequency limit and any tenant screening fee in writing.

Pets

Listing data across Rapallo reports two pets for owners with no posted weight limit, and no pets for renters, but Rapallo Villas Two's own rules are not published. Assistance animals are protected under fair housing law whatever the rule says, and we never describe any resident's need.

Exterior Changes

Exterior changes, from paint to screen enclosures and shutters, run through the community's architectural review process. Ask the seller for the approval letters for anything already added.

Not Age-Restricted

Rapallo Villas Two is not a 55-plus community, as far as the public record we found shows. The MLS field on recent Rapallo listings reads not a senior community, and no housing-for-older-persons declaration surfaced. The estoppel package settles it for a specific villa. We describe the property, never the people.

Is Rapallo Villas Two the Right Place for You to Buy?

Rapallo Villas Two is the right place for a buyer who wants the community's largest and highest-priced villas, quick sales at list in the 60-month record and full use of The Club at Rapallo, and who accepts very thin sales data, an unpublished fee, no golf and a busy construction corridor next door. Weigh both sides honestly.

What Owners Like

The 60-month record shows a median sold-to-list ratio of 100.0 percent and a median of 2 days on market. Owners share The Club at Rapallo with its pools, courts, fitness center and walking paths, and five pedestrian gates open toward Coconut Point, per the developer.

What Buyers Should Weigh

The neighborhood's own quarterly fee is not published. Only one villa closed in the last 12 months, so price discovery is hard. A proposed apartment project and retail construction near the entrance corridor could change the surroundings. And Rapallo has no golf course.

A Small Association's Budget

A villa community of 78 units spreads the association's budget across fewer owners than a 254-unit group, so a single roof or paving project weighs more per unit. We cannot state Villas Two's reserve funding, and a buyer must read the budget.

How We Weigh It

We think Rapallo Villas Two suits a buyer who wants space and a small-association feel inside a large club, and who accepts thin data by doing more homework. We say the same about Rapallo One and The Enclave for buyers with other priorities.

What Do the Flood Zone and Storm Record Mean for a Buyer?

For a buyer, the flood zone at Rapallo Villas Two matters through insurance and lending: at a point we geocoded on Ponte Romano Lane the FEMA map shows Zone X, minimal flood hazard, on panel 12071C0591H effective November 17, 2022, but the neighborhood's footprint is mixed, so a flood determination on the villa you choose settles it.

Data updated: September 2026

Why One Point Is Not the Neighborhood

When we queried a box about a third of a mile across the neighborhood, FEMA returned minimal hazard and 0.2 percent annual chance polygons together with AE and AH polygons, so the footprint is not uniform. A lender's flood determination or an elevation certificate decides for a specific villa.

What Rapallo Experienced

Rapallo sits east of US-41 and roughly four to five miles inland, east of the coastal strip that Hurricane Ian damaged most in September 2022, though Lee County's evacuation layer still places it in Evacuation Zone C and storm surge zone 3. The Village of Estero's manager told council that about 90 percent of Estero's damage that night was on West Broadway, with the most affected areas west of US-41. Rapallo's main exposure is wind, rain and tree damage, though Lee County's evacuation layer places it in Evacuation Zone C and storm surge zone 3, so a surge evacuation order is possible.

The Village's Flood Program

The Village of Estero participates in FEMA's Community Rating System at Class 6, which its own page says earns a 20 percent discount on flood insurance premiums in the special flood hazard area. Owners in Zone X are outside that area, so the discount applies only to those with a special flood hazard area policy.

Ownership includes The Club at Rapallo through the master structure, per the developer's preserved pages: a clubhouse, two-level lagoon pools with a spa, a 25 meter lap pool, five lighted tennis courts, a fitness center, nine lakes and walking paths. Those are dated marketing details, so confirm hours and programs with the club. There is no golf course.

Schools

Rapallo Villas Two is in the Lee County School District's elementary Zone Q, middle Zone GG and high school South 3 on the 2026 to 2027 map, so Pinewoods Elementary, Three Oaks Middle and Estero High are among a family's ranked choices rather than assigned schools. Lee County runs open enrollment and school choice, so confirm the assignment by address with the district. We do not rank schools.

What Is Being Built Nearby

A Marketplace at Coconut Point retail project on Via Rapallo Drive, a proposed apartment project on the former cinema site, Woodfield, Lumio and an I-75 widening are the projects reported nearby, dated in our neighborhood guide. A buyer should see the construction next door in person.

Health Care, Mail and Trash

Lee Health Coconut Point, across US-41 from Rapallo's southern boundary, is a 24-hour emergency department, and its phone is (239) 468-0000 per Lee Health. Lee County Solid Waste handles curbside trash and recycling, and the association's manager can confirm mail and collection arrangements for the neighborhood's streets.

Why Does a Rapallo Villas Two Specialist Matter for a Buyer?

A Rapallo Villas Two specialist matters for a buyer because the facts that decide a purchase live in documents and small samples, not in a listing feed: one association, an approval power, a fee that is not published, six sizes on the closings and a market where the good villas sell in days.

What a General Agent Tends to Miss Here

A general agent may hand a condominium buyer a homeowners association summary, wait to request the estoppel, miss the approval step, compare a villa with a terrace condo, or treat two March 2024 rows that share one county sale as two comparables. Each mistake costs a buyer time or money.

Should I sell first or buy first?

It depends on your financing and your tolerance for risk. In a neighborhood where good villas sell within days, a buyer who is ready can move fast, and we walk through the options with you and your lender.

What is my current home worth?

Use the free home valuation or call Jesse direct at (239) 898-6072. We follow up with a written comparable set from the MLS record.

Can I sell quietly?

Often, yes. We can share a home with our buyer database first and tell you what a quiet sale gains and costs. Confidential conversations are welcome.

What does it cost to sell?

At a $695,000 price the estimate is $29,201.50 to $46,576.50, or 4.2 to 6.7 percent, and the contract controls. Our seller guide shows the worked net sheet.

Can I move within Rapallo?

Yes. Sales and purchases run through the same master association and similar estoppel processes, which makes a same-community move simpler to coordinate than it sounds.

Frequently Asked Questions: Rapallo Villas Two Buyer Edition

These are the questions buyers ask most about Rapallo Villas Two villas for sale, condos for sale, HOA fees and living in Estero, answered from the records cited below. Each answer names Rapallo Villas Two. Where a record is not public, the answer says so. To start, Call Marc at (239) 287-5873.

What is Rapallo Villas Two?

Rapallo Villas Two is a condominium neighborhood of 78 villas inside Rapallo at Coconut Point, a gated community of 540 residences in Estero, Florida. It was recorded in 2005, built between 2005 and 2007 per the county roll, and is the smallest of Rapallo's five recorded condominiums.

Is this a different Rapallo, or Mirasol at Coconut Point?

Rapallo Villas Two is neither Mirasol at Coconut Point nor the other Rapallo condominium associations that appear in state corporate searches for the name. This page covers Rapallo Villas Two Association, Inc., inside Rapallo at Coconut Point in Estero, Lee County.

Where is Rapallo Villas Two?

Rapallo Villas Two is inside the gated Rapallo community, east of US-41 in the Village of Estero, ZIP 33928, about four to five miles inland from the Gulf. Its four streets are Ponte Romano Lane, Isola Verdi Way, Via Palazzo Place and Punta del Capo Court.

How many villas are in Rapallo Villas Two?

The Lee County 2026 roll carries 78 condominium parcels for Rapallo Villas Two, and the state register lists 78 units on the recorded declaration, in four recorded phases and 25 buildings.

How many bedrooms and bathrooms do the villas have?

The county roll shows three bedrooms on all 78 parcels, with 50 parcels at two baths and 28 at three. MLS sales list two bedrooms plus a den, three bedrooms and three bedrooms plus a den, so compare the specific plan and not the roll.

How big are Rapallo Villas Two villas?

The roll records heated areas from 1,665 to 3,554 square feet with a median of 1,810, and the MLS shows 1,824 to 2,376 square feet across the 17 closings. The 3,554 square foot parcel is a single outlier on the roll and we do not treat it as typical.

What do Rapallo Villas Two villas sell for?

The 60-month median is $695,000 on 17 MLS closings, from $525,000 to $881,000. The 12-month window has only one closing, at $800,000, so it is a small sample, and the longer window is the fair guide.

How many villas sold in the last 12 months?

One closed in the MLS in the 12 months to September 29, 2026, at $800,000 in March 2026, and the county shows the same single sale. Four closed in 24 months at a $775,000 median, also a small sample.

How fast do Rapallo Villas Two villas sell?

The 60-month median is 2 days on market, with a range of 0 to 98 days, and 10 of the 17 sold within 2 days. A buyer should arrive with financing ready, because a good listing may not last a weekend.

Do villas sell above asking?

Two of the 17 closed above the final list price, nine at it and six below, with a median sold-to-list ratio of 100.0 percent. The 2025 sale at $881,000 against an $800,000 list is the outlier at 110.1 percent.

Can I negotiate the price?

Sometimes. Six of the 17 closed below list by $4,999 to $87,500, a median of $22,500, so there has been room on some villas, but nine closed at list and two above. We read the closings behind each price before we advise an offer.

What is the price per square foot?

The 60-month median is $348.20 per square foot of MLS living area on 17 closings. The 12-month sale was $336.70 and the 24-month median $373.02, both small samples, and the figure varies by plan.

What are the HOA fees at Rapallo Villas Two?

Rapallo Villas Two's own quarterly fee is not published. Rapallo listings for other neighborhoods disclosed $2,543.03 to $2,663.11 per quarter in May 2026, so the estoppel from the association is the only source for this neighborhood's figure.

What does the fee include?

MLS fee fields across Rapallo list cable, internet, exterior building insurance, irrigation water, lawn maintenance, the master association fee, exterior pest control, recreation, reserves, security and gate, sewer, street maintenance, trash and water. Confirm the neighborhood's own bundle in the estoppel.

Is there a CDD at Rapallo Villas Two?

No community development district bond is reported for Rapallo, and listing data shows the tax district type as not applicable. A buyer should still read the tax bill for a parcel before closing to confirm no district line appears.

What amenities come with Rapallo Villas Two?

Owners use The Club at Rapallo, described by the developer as a clubhouse, lagoon pools, a lap pool, five lighted tennis courts, a fitness center, nine lakes and walking paths, with five pedestrian gates toward Coconut Point. Those are dated marketing details, so confirm hours and programs.

Does Rapallo Villas Two have a golf course?

No. Rapallo has no golf course, and its developer marketed the community as having everything but golf. Golf is available at other communities and courses nearby, at their own fees, and it is not part of Rapallo Villas Two's fee.

Is Rapallo Villas Two a 55+ community?

No, as far as the public record we found shows. MLS listings across Rapallo mark the senior-community field as no, and buyers of any age may purchase, subject to the association's ordinary approval and rules.

Can I rent out a Rapallo Villas Two villa?

Probably, with limits. Rapallo listings report a maximum of three leases a year and minimum terms of 30 to 90 days that vary by neighborhood, and no rentals of a week or less. Rapallo Villas Two's own rule must be confirmed in writing before you buy.

Are pets allowed?

Listing data across Rapallo reports two pets for owners with no posted weight limit, and no pets for renters, but Rapallo Villas Two's own rules are not published. Assistance animals are protected under fair housing law whatever the rule says.

Is Rapallo Villas Two in a flood zone?

At a point we geocoded on Ponte Romano Lane, FEMA shows Zone X, minimal flood hazard, on panel 12071C0591H effective November 17, 2022. The neighborhood's footprint is mixed, though, so a flood determination on the parcel settles it.

Did Rapallo Villas Two flood in Hurricane Ian?

We hold no report of flooding in Rapallo Villas Two. Rapallo is east of US-41 but inside Evacuation Zone C and storm surge zone 3 on the county layer, and Estero's damage was concentrated west of US-41, per the Village manager's briefing. We make no claim about any building's storm history and advise asking the seller.

What insurance does a buyer need?

An HO-6 policy for contents, interior and liability, ideally with loss assessment coverage, since the association's master policy covers the structure and a shortfall can be assessed to owners. Price flood insurance and ask for a wind mitigation form too.

Do the buildings need milestone inspections?

Florida's milestone and structural reserve study rules apply to buildings of three or more habitable stories. The county's ground-level entry numbering points to fewer than three, but the story count is not in the public record, so ask the association.

Which schools serve Rapallo Villas Two?

Rapallo Villas Two addresses sit in the School District of Lee County's elementary Proximity Zone Q, middle Zone GG and High School South Zone, Sub-zone 3 on the district's 2026 to 2027 map, read at our sample points on October 17, 2026. Zone Q elementary schools are Bonita Springs, Pinewoods, San Carlos Park, Spring Creek and Three Oaks; Zone GG middle schools are Bonita Springs Middle and Three Oaks Middle; South 3 high schools are Bonita Springs High, Estero High and South Fort Myers High. Families rank the schools in their zone and the district places students by preference, proximity and lottery, so no school is assigned by address; confirm yours with the district's school locator. Lee County uses school choice, so confirm the assignment for a specific address with the district.

How far is the beach or the airport?

Bonita Beach is about seven miles away, a fifteen to twenty minute drive from Rapallo's main gate in normal traffic, and Southwest Florida International Airport is about fourteen miles north, also fifteen to twenty minutes. The January to April season adds 15 to 40 percent.

Is Rapallo Villas Two gated?

Yes. Rapallo markets a guard-gated entry, and Rapallo Villas Two sits inside it. We do not know the gate's staffing hours, so ask the manager, and five pedestrian gates also open toward Coconut Point.

Does Rapallo Villas Two require buyer approval?

The association's Articles give its board power over transfers and occupancy, and Rapallo listings report a $100 application fee and a $100 transfer fee elsewhere in the community. Ask the manager for Rapallo Villas Two's own procedure before you write an offer.

What documents does a buyer receive?

Florida law requires a resale seller to give the buyer the governing documents, budget and disclosures, and to provide an estoppel certificate, whose fee is capped. We request the package the day a contract is signed and read it with you before the inspection period ends.

Can I cancel after signing?

Yes, within 7 days, excluding Saturdays, Sundays and legal holidays, after signing and receiving the section 718.503 documents. The right ends at closing, and we use the window to read the file, order the inspection and get insurance quotes.

Are there special assessments?

We found no record of one for Rapallo Villas Two. One Rapallo Three listing showed none, but that is another neighborhood and one listing, so the estoppel and the board minutes are what a buyer should read.

What does a buyer pay at closing beyond the price?

Down payment, lender fees, the lender's title policy, deed recording, documentary stamps and intangible tax on the mortgage, inspection, insurance and any association charge. At $695,000 with 20 percent down the two state mortgage taxes are $3,058.00 together.

Does the buyer pay the buyer's agent?

Since August 17, 2024 a written buyer agreement is required before a tour, and compensation is negotiable. A seller may still offer to contribute, off the MLS. We explain each option before your first tour.

How does Rapallo Villas Two compare to The Enclave at Rapallo?

Rapallo Villas Two has larger villas and a higher price, $695,000 on 17 closings in 60 months, against about $440,000 on 49 for The Enclave and Rapallo Three together. Both share The Club at Rapallo, so the choice is about the building, size and price.

How does Rapallo Villas Two compare to Rapallo One?

Rapallo One, with the merged Rapallo Four, is the terrace and carriage-home product: 254 units and a $419,000 median on 76 closings in 60 months. Villas Two's $695,000 sits about 66 percent above it, and its roll median area is about 21 percent larger.
