Lantana at Olde Cypress buyer guide from the Top 1% Real Estate Agents Nationally Since 2008: 17 sales at a $1,400,000 24-month median, none listed on September 26, 2026, the FEMA letter and club explained. Sell or buy with McGreevy and Comisar.

Buying a home in Lantana at Olde Cypress means buying one of the 122 detached homes on Lantana Circle and Lantana Way, the newest neighborhood behind the Olde Cypress gate in North Naples, Florida 34119, built from 2013 to 2016. Every deed carries mandatory social membership in The Club at Olde Cypress, and every lot sits under a 2013 FEMA letter that the flood map graphic does not show. This page is the purchase side of our Lantana at Olde Cypress neighborhood guide and of our wider Olde Cypress community guide: what Lantana homes sell for, what they cost to own, what to request before you are committed, and how we negotiate for you.
If you are still choosing an agent, our guide to the best real estate agents in Naples sets the city's teams side by side on the public record. If you already own on Lantana Circle or Lantana Way and want to sell before you buy, start with how we sell homes in Lantana at Olde Cypress and a data-backed valuation of your Lantana home.
Call Marc Comisar at (239) 287-5873 or Jesse McGreevy at (239) 898-6072. We have been Top 1% Real Estate Agents Nationally Since 2008, and before you tour a single Lantana home we will show you every Lantana sale since 2022 and what each one tells you about your offer.
Buying a home in Lantana at Olde Cypress takes four things most Naples purchases do not: moving fast when a listing appears, because none was for sale on September 26, 2026; reading a flood file where a 2013 FEMA letter overrides the map graphic; getting unpublished club and association figures in writing; and pricing from repeating floor plans.

Everything below comes from the recorded declarations, the club's pages, the Collier County Property Appraiser, 2026 tax roll and recorded sales, the Southwest Florida MLS and FEMA; where the record stops, we name the document that holds the answer.
Lantana at Olde Cypress is two streets: Lantana Circle, the loop, with 97 homes, and Lantana Way, the shorter spur, with 25 (Collier County Property Appraiser, 2026 tax roll). Lantana Circle meets Treeline Drive just inside the gatehouse, at the south end of the community near Immokalee Road.
Every other Olde Cypress neighborhood was mostly finished by 2009. Collier County's footprint layers show Lantana's homes rising from 2013 to 2016, and the 2026 preliminary Collier County roll puts the median build year at 2014. There is no new construction left and no vacant homesite on the roll: every Lantana purchase is a resale.
This page covers Lantana at Olde Cypress in ZIP 34119, North Naples, on land Collier County zoned as the H.D. Development PUD, also known as Vita Tuscana. It is not the Town of Lantana in Palm Beach County or any subdivision there that carries the town's name. Nor is it Fairway Preserve at Olde Cypress, the 264-unit condominium off Immokalee Road, which sits outside the gate and is not part of the community.

A Lantana buyer's agent should know the listing's plan before the showing, price it from that plan's sales, get the club and association figures before your inspection period ends, and pull the lot's LOMR-F and elevation certificate. We do that ourselves.
The Lantana at Olde Cypress market is tight for buyers: 17 MLS closings at a $1,400,000 median in the 24 months to September 26, 2026, a median 21 days on market and 97.18 percent of final list, then a faster 2026 and no home for sale on the pull date. Well-priced Lantana homes now sell in days.

The 12-month MLS window holds only eight Lantana closings, fewer than ten, so we lead with the first window that holds ten or more, 24 months, and show the others beside it. In the last 12 months we tracked all eight Lantana closings in the Southwest Florida MLS Matrix, every one a resale and every one on Lantana Circle.

Southwest Florida MLS Matrix, closings September 27, 2022 to September 26, 2026, Lantana assigned by street against the county roll; sold-to-list is measured against the final list price. Every window's price range was $859,000 to $1,795,000.
The two most recent years read very differently. The nine Lantana closings from September 27, 2024 to September 26, 2025 had a median of $1,250,000 (n=9, small sample, an observed sale), a median 93.63 percent of final list and a median 58 days on market (our arithmetic on the sales listed below). The eight in the latest 12 months closed at a $1,495,000 median, 98.68 percent of list and 9 days, every one in calendar 2026. The clear change for a buyer is negotiation: in 2025 sellers routinely gave up six to seven percent from final list, and in 2026 most did not.
On September 26, 2026 the Southwest Florida MLS Matrix showed no active Lantana listing and no Lantana home pending or under contract, after eight closings in twelve months: zero months of supply on the pull date. Community-wide, Olde Cypress had 5 actives and 1 pending, about 2.3 months of supply. For the live list, see the Olde Cypress inventory on DomainRealtyGroup.com, our team's listings site, or ask Marc about Lantana owners who may sell before they list.
The typical Lantana buyer over 24 months paid about 97.2 percent of final list, about $39,500 off a $1,400,000 home (our arithmetic). The deeper discounts went to homes that had waited: 93.00 percent after 236 days, 93.40 percent after 236 days on Lantana Way, 93.57 percent after 148 days, all in 2025. In 2026, three of eight closed at or above list; your leverage is time on market and the gap to the same plan's sales.

Lantana at Olde Cypress homes sold 28 times in the Southwest Florida MLS in the 48 months to September 26, 2026, from $859,000 to $1,795,000 at a $1,335,000 median, and the county records 229 qualified Lantana sales since the first in 2013. Floor plan size explains most of the spread, which makes Lantana unusually easy to price.

Lantana at Olde Cypress closed 17 homes at a $1,400,000 median in 24 months, and on September 26, 2026 not one Lantana home was for sale, so the buyer who is ready when the next one lists is the buyer who gets it. This is a public-record sale from the Southwest Florida MLS, not a McGreevy and Comisar transaction. On August 21, 2026 a 2,327 square foot four-bedroom Lantana Circle home listed at $1,340,000 closed at $1,350,000 after 12 days, 100.75 percent of list,. A home with the same 2,327 square feet on Lantana Circle had closed in January 2024 at $1,320,000 after 20 days, and a 2,332 square foot home closed in May 2025 at $1,250,000, 93.63 percent of its list, after 58 days. Nearly the same size of home swung $100,000 in fifteen months. Be ready before the next listing appears.
The county file carries every qualified, arm's-length Lantana sale of an improved home over $100,000 since 2013: 229 in all.

Collier County Property Appraiser recorded qualified sales, data file dated August 29, 2026; the county lags the MLS. Across all 548 Olde Cypress homes it shows 24 qualified sales in the same 12 months at a $1,142,500 median.
By calendar year, the county's Lantana median ran $617,300 on 23 sales in 2013 and $653,300 on 59 in 2014, the first sales of a new neighborhood; held between $665,000 and $875,000 from 2017 to 2021; reached $1,162,500 on 10 sales in 2022 and $1,550,000 on 5 in 2023; eased to $1,125,000 on 3 in 2024 and $1,237,500 on 8 in 2025; and the six 2026 recordings through May sit at $1,657,500, every year from 2023 on a small sample. Read the direction, not a single small-sample year: a seller anchored to the best 2026 sale is the listing where your offer has room, and a seller pricing to the 2025 lows will not last a week. On the 2026 preliminary Collier County roll the median Lantana just value is $1,045,298, a taxing figure, not a price.

Lantana at Olde Cypress homes are detached single-family houses built from 2013 to 2016, with MLS living areas from 1,796 to 3,158 square feet in the 28 closings since September 2022, three or four bedrooms with a den in most plans, on lots with a median of about 0.23 acre on the 2026 preliminary Collier County roll.
The MLS fields we pulled carry no builder plan names, so we group Lantana homes by size. The compact plan is 1,796 to 1,809 square feet with three bedrooms and two baths; the mid-size plans run 2,024 to 2,334 square feet, three bedrooms plus a den or four bedrooms; the large plans are 2,585 to 2,592 square feet; and the largest run 2,875 to 3,158 square feet with three baths and a half bath. Nineteen of the 28 closings were recorded with a den.
The 2026 roll gives a median Lantana lot of about 0.23 acre, with a range of 0.16 to 1.26 acres (Collier County Property Appraiser, 2026 tax roll). Lantana is lake-oriented, not golf-oriented: measured against the golf, lake and preserve parcels on the county map, 66 of the 122 homes border one of the association's lakes, 19 border the 16.23-acre association preserve and 13 border the golf course and practice-range edge.
Lantana is the only Olde Cypress neighborhood built entirely in the 2010s, during the 2010 and 2014 editions of the Florida Building Code. Insurers still price the wind mitigation form of the specific house.
Owning a Lantana at Olde Cypress home each year costs a quarterly Lantana invoice that includes the master share, mandatory club social dues, any golf you choose, Collier County property tax at 9.5058 mills in 2025, flood insurance where carried and a homeowners policy. Only the tax layer is fully published; the association and club amounts are not.

The master association's About page says owners "receive quarterly invoices from their neighborhood association that include the neighborhood costs plus the owner's share of the master association," covering common grounds, landscaping, streetlights, signage, paving and stormwater, and "basic exterior landscaping of each home." In Lantana the neighborhood share also carries the association's own private roads, its lakes and its 16.23-acre preserve, because the 2026 roll titles those tracts to the Lantana association. Ask for the Lantana and master budgets during your inspection period.
No Lantana or master budget was posted outside the resident portal in September 2026, and a listing-feed HOA figure may be stale or omit the master share; the estoppel certificate is the reliable number.
Freddie Mac's Primary Mortgage Market Survey put the 30-year fixed rate at 7.03 percent as of September 24, 2026. At that rate, a $1,400,000 Lantana purchase, the 24-month median, with 20 percent down, a $1,120,000 loan, carries principal and interest of about $7,474 a month (our arithmetic), before taxes, insurance, the quarterly invoice and club dues. Your lender's quote replaces this illustration.

Club membership for a Lantana at Olde Cypress buyer works in two tiers: social membership in The Club at Olde Cypress is mandatory and automatic when you acquire the home, under Section 14.02 of the recorded 2019 master declaration, while Full Golf and Associate Golf are optional purchases. The club is non-equity and privately owned.
"By acquisition of a Parcel, each Owner automatically becomes a social member of The Club at Olde Cypress," under Section 14.02 of the 2019 Amended and Restated Declaration. Lantana sits in its own zoning district, but the Lantana Declaration of Covenants, recorded April 4, 2013 at OR 4904 PG 1443, subjects every Lantana lot to the master declaration, so Lantana owners carry the same membership as everyone behind the gate.
The club describes itself as non-equity and privately owned, and the course land has been titled to a Stock family entity since 1998, converted to Olde Cypress Development, LLC on July 24, 2026. Section 14.03 gives owners no equity, voting or ownership interest. The club states it has no member assessments, and its $16 million clubhouse renovation, reopened in 2026, came with no assessment to members.
Social members use the clubhouse and its dining venues, four clay tennis courts, two pickleball courts, the fitness center and the pool. Golf is available only as a golf member's guest. The clubhouse at 7165 Treeline Drive sits west of the gatehouse, outside it, a short drive from Lantana Circle.
The club offers Full Golf and Associate Golf, per its membership page. Initiation and dues are not published; get them in writing from the membership office at (239) 596-4797 and make them part of your contract review. A 2016 Naples Daily News report on the Lantana sell-out described a golf initiation discount offered to Lantana's first buyers; that was a new-home incentive then, not a current price. Third-party initiation figures online conflict widely, from roughly $45,000 to $175,000, none club-published, so we quote none as a price.
Buying in Lantana at Olde Cypress runs in nine steps: price the plan against every Lantana sale, budget the carrying costs, read the flood file for the lot, sign a buyer agreement and get pre-approved, write the offer with the right calendar, collect the disclosure summary and estoppel, get the club's figures, clear inspections and insurance, and close.
Identify the listing's plan by living area and bedrooms, then set it beside the same plan's MLS and recorded sales; with repeating plans and 28 MLS closings in four years, Lantana gives you direct comparables.
Add the quarterly Lantana invoice, club social dues, any golf, taxes on your purchase price rather than the seller's bill, and insurance, and ask for the unpublished figures early.
Ask for the elevation certificate and LOMR-F 13-04-6118A, check the lot on the preliminary map, and let your lender run its determination.
Since August 17, 2024, buyers sign a written agreement before touring; a pre-approval letter lets you move where the largest plans sold in a median 6 days.
Build the inspection period around the documents from both associations and the club; in a 98.68 percent market, terms and certainty matter as much as price.
The seller owes you the Chapter 720 disclosure summary before you sign; the estoppel, ordered after contract, states the assessment and any charge due at transfer.
Ask the membership office at (239) 596-4797 for current social dues and any golf initiation and dues, and make golf a contingency if it matters.
Order a full inspection and a wind mitigation report and bind insurance early; a 2013 to 2016 home often has its original roof.
Record the deed, file for homestead by March 1 of the next year if it is your primary home, enroll with the club and register with the gate.
A Lantana at Olde Cypress buyer should request the Chapter 720 disclosure summary before signing, the 2013 Lantana declaration and the 2019 master declaration, the Lantana and master budgets, the estoppel certificate, the club's written dues and golf figures, the leasing amendment, the elevation certificate, LOMR-F 13-04-6118A and the seller's disclosures.
Under Florida Statutes 720.401, a prospective parcel owner "must be presented a disclosure summary before executing the contract for sale," and on a resale the seller supplies it. If it is not delivered, you may void the contract "within 3 days after receipt of the disclosure summary or prior to closing, whichever occurs first," and that right cannot be waived.
Our Lantana seller's page reads identically: the seller owes the disclosure summary before contract; the master association may collect a Section 8.13 working capital contribution at transfer, in a Board-set amount we could not locate publicly; the contract settles who pays, and the estoppel states the figure.
Under Florida Statutes 720.30851, the association's estoppel states the regular assessment, its frequency, what is paid through, any balance and any capital contribution or transfer fee due at closing, for a capped fee. Confirm it covers the master share, and ask to see it before your inspection period ends.
The Lantana Declaration of Covenants, the 2019 Amended and Restated Declaration, the 2013 leasing amendment, the recorded plat in the master association's documents library, the lake management document, the Lantana and master budgets and the club's membership documents. We found no separate public Lantana rule book; ask the association for its current rules with the estoppel request.
Lantana is a Chapter 720 homeowners association, not a condominium, so condominium milestone inspections and structural integrity reserve studies do not apply; read the Lantana budget's reserve line alongside the estoppel.
Lantana at Olde Cypress has three honest flood answers. The effective May 16, 2012 FEMA map graphic paints the Lantana footprints in Zone AH; FEMA's LOMR-F 13-04-6118A removed all 122 lots to unshaded Zone X on August 8, 2013; and FEMA's March 20, 2025 preliminary map, not yet effective, draws Zone AH across 72 Lantana footprints.
Data updated: September 2026 (FEMA National Flood Hazard Layer and preliminary layer, queried 23 Sep 2026; Collier County release of August 2026)
The effective Flood Insurance Rate Map panels for Lantana, 12021C0213H and 12021C0214H, took effect May 16, 2012, in the FEMA National Flood Hazard Layer. On the panel graphic, 116 of Lantana's 122 home footprints fall wholly in Zone AH and 6 partly. Zone AH is a shallow-ponding Special Flood Hazard Area; FEMA letters here name the source as ponding and overland flow, not Gulf surge.
On August 8, 2013, FEMA issued LOMR-F 13-04-6118A, removing Lots 1 through 122, the whole subdivision as platted in Plat Book 52, Pages 47 to 52, from the Special Flood Hazard Area to unshaded Zone X. FEMA does not redraw the panel for such a letter, so automated flood checks get Lantana wrong. A 2013 elevation certificate for a Lantana Circle home shows the result: Zone X, map revised 08/08/13.
| Map | Lantana footprints touching Zone AH | Wholly shaded Zone X | Wholly unshaded Zone X | Mixed shaded and unshaded X |

| Effective 2012 graphic | 122 (116 wholly, 6 partly) | 0 | 0 | 0 |

FEMA's preliminary flood hazard layer, queried September 23, 2026. Lantana runs opposite to the original Olde Cypress PUD, which reads all Zone X on the preliminary map. Collier County opened the 90-day appeal period on August 19, 2026, with the new map targeted for summer 2027. Whether FEMA revalidates the 2013 letter then is FEMA's decision and has not been announced.
Get the elevation certificate and the LOMR-F, search the address on the FEMA Flood Map Service Center, ask your lender how it treats the lot now and under the preliminary map, and get a flood quote even where none is required. The median single-family NFIP policy in ZIP 34119 costs $1,259 a year. The seller's flood disclosure under Florida Statutes 689.302 belongs in your file.
No public agency publishes a homeowners or windstorm premium for Lantana at Olde Cypress, so we will not invent one. Flood is different: FEMA data shows a median single-family NFIP cost of $1,259 a year in ZIP 34119. The wind premium on a Lantana home turns on its roof, its openings and its 2013 to 2016 build.
A regulated mortgage on a building in the Special Flood Hazard Area requires flood insurance. With LOMR-F 13-04-6118A, Lantana lots sit legally outside it today, so flood cover is usually a choice; the preliminary map could change that, and the lender's determination decides.
Collier County's building code wind layers give an ultimate design wind speed of 160 mph for houses at Olde Cypress. Lantana homes were built under the 2010 and 2014 Florida Building Code editions; the Uniform Mitigation Verification Inspection Form documents roof covering, roof-to-wall connections and opening protection, and each earns credits.
Citizens Property Insurance's Collier County homeowners policies fell from 6,042 at the end of 2024 to 1,839 by August 31, 2026, per its detail by county report, so a 2026 buyer generally has more private options.
Lantana at Olde Cypress sits in Collier County Evacuation Zone E and Florida's Category 4 storm surge zone, about 6.7 miles inland, outside the Coastal High Hazard Area. The Census block group containing Olde Cypress shows only three NFIP flood claims ever, none coded to Hurricane Ian, and we found no report naming Lantana for storm damage.
Hurricane Irma in 2017 brought a 112 mph gust at the North Naples station, per the NWS Miami Irma report. Hurricane Ian's 2022 surge flooding was concentrated south and west of US 41, per the NWS Miami Ian summary, well west of Lantana. Wind, power and roof claims do not appear in the OpenFEMA NFIP claims data, so ask the seller for repair invoices and permits.
Property taxes after you buy in Lantana at Olde Cypress will be set on your purchase-year just value at the 2025 rate of 9.5058 mills plus a garbage charge, with no CDD. Your bill will usually be higher than the seller's, because a buyer does not inherit the seller's Save Our Homes cap.
On the 2026 preliminary Collier County roll, the median Lantana tax is $7,734 and the median just value $1,045,298, and 78 of 122 Lantana homes, 63.9 percent, carry a homestead exemption. At 9.5058 mills, each $100,000 of taxable value costs about $951 a year, and the median just value alone would carry about $9,936 before any exemption (our arithmetic). Budget on the value, not on the seller's bill.
If the home will be your primary residence, file for homestead by March 1 of the year after you buy. If you are leaving another Florida homestead, you may be able to transfer part of its accumulated Save Our Homes benefit, within statutory limits. Under Florida Statutes 689.261, the contract carries a property tax disclosure summary saying the same thing.
The rules that decide whether a Lantana at Olde Cypress home fits are the master leasing limits, the overnight parking ban, the two-step architectural review, the lake and preserve easements and the pet rules. Each is in the 2019 master declaration or its leasing amendment, and the Lantana association can add stricter rules of its own.
No lease under 60 days and no more than four leases a year, whole home only, with a $100 application fee, a $1,000 refundable deposit and Board approval within 5 business days, under Section 9.13 and the 2013 leasing amendment. Seasonal rental works; short-term vacation rental does not.
No vehicle may be parked on Olde Cypress streets overnight, Lantana Circle and Lantana Way among them, and no more than two cars in a driveway.
With 66 Lantana homes on a lake, the lake rules matter here more than anywhere in Olde Cypress: no swimming, wading or private boats (Section 9.11), a 20-foot lake maintenance easement from the top of bank (Section 6.05), and conservation buffers that may not be altered (Section 11.04). Any exterior change needs the Lantana committee's approval and then the master's (Article X).
Common household pets are allowed, leashed outdoors (Section 9.18). Livestock, poultry and reptiles are prohibited, and fences and dog runs need both architectural approvals.
Outside public open house hours, Saturday and Sunday from noon to 5 p.m., buyers enter with an agent or the owner, or are phoned in by a homeowner, per the master association's community access procedures. We arrange every Lantana tour with the gate in advance.
We find you the right Lantana at Olde Cypress home by matching the plan to your budget and life first, then watching every Lantana listing and owner conversation behind the gate. With no Lantana home for sale on September 26, 2026, the right home is often the next one.
An empty shelf is the normal state in a 122-home neighborhood that has averaged about seven MLS closings a year since 2022. We track Lantana owners, talk to the agents who list there, and bring you homes before they are listed when an owner is willing. Our Lantana at Olde Cypress neighborhood guide holds the full picture of the streets, plans and history.
We tour with the plan's comparables, the flood file and the club questions in hand, and arrange every visit with the gate in advance.
Create a saved search on our site and new Lantana listings reach you the day they appear; it routes to our team, so Marc can tell you what he knows about each home.
If a fairway matters more than a newer house, our Olde Cypress buyer's guide covers all nine neighborhoods.
We negotiate a Lantana at Olde Cypress purchase from the same plan's recorded sales, the listing's time on market and the costs the seller has not disclosed. With a 97.18 percent median sold-to-list over 24 months and 98.68 percent in the latest year, the room is small on a well-priced home and real on one that has waited.
We show you, before you offer, every MLS and recorded sale of the same Lantana plan, adjusted for view, pool, condition and roof. An ask above that evidence is where the negotiation happens. In 2025 the deepest Lantana discounts, 93.00 to 93.63 percent of list, went to homes that had waited 49 to 236 days.
A Lantana listing past 30 days in 2026 is an outlier: seven of the eight 2026 closings took 24 days or fewer. A listing that has sat usually carries a price or condition problem, and that is where your offer has room.
If the seller cannot produce the club's figures, the Lantana budget or the LOMR-F and elevation certificate, that uncertainty belongs in your price or your contingencies.
An original roof, missing impact protection or an aging air conditioner are negotiable as credits or repairs, and a short appraisal is easy to test against the same plan's sales.

Buyer closing costs in Lantana at Olde Cypress include, by Collier County custom, the owner's title policy and the closing agent's fees, plus lender charges, the documentary stamp tax on the note at $0.35 per $100, the intangible tax at $0.002 per dollar, recording, inspections, survey, prepaids and any working capital contribution the contract assigns you.
On a $1,120,000 loan, Florida's documentary stamp tax on the promissory note at $0.35 per $100 is $3,920, and the nonrecurring intangible tax at $0.002 per dollar is $2,240 (our arithmetic), per the Florida Department of Revenue. A cash buyer pays neither.
In Collier County the buyer customarily chooses the closing agent and pays the owner's title policy, the opposite of the Lee County custom; the contract controls. The premium is promulgated by the state, so it is the same at every title company, under Florida Administrative Code Rule 69O-186.003, and the Florida Department of Financial Services explains what the policy covers.
The master working capital contribution under Section 8.13 is collected at transfer, and the contract decides who pays it and each estoppel fee. We could not locate a Lantana-level transfer or capital charge; the estoppel will state what applies. The club may charge golf initiation if you join for golf.
Taxes are prorated to closing, with the seller crediting you for their part of the year; you prepay insurance and escrow taxes if your lender requires it.
Since August 17, 2024, buyers in Lantana at Olde Cypress, as everywhere, sign a written agreement with their agent before touring, and that agreement states the agent's compensation, which is fully negotiable. Offers of compensation to buyer agents can no longer appear in the MLS, though a seller may still agree to pay part of it.
The agreement sets what we do, for how long and for what compensation, per the National Association of REALTORS guidance on written buyer agreements.
Compensation is negotiable and not set by law. It may be paid by you, by the seller as a concession you negotiate, or by the listing brokerage where it offers to; the NAR settlement FAQ explains the rules. We tell you plainly how each approach changes your offer.
A Lantana at Olde Cypress address carries assignment to Laurel Oak Elementary, Oakridge Middle and Aubrey Rogers High for 2026-2027, all rated A in 2024, 2025 and 2026; NCH Emergency Department Northeast about 2.4 road miles away; I-75 Exit 111 about 1.6 miles away; and downtown Naples about 14.5 miles away.

Collier County's 2025 Annual Update and Inventory Report grades the Immokalee Road link from Logan Boulevard to Collier Boulevard, the stretch along Lantana's south edge, at level of service F. Vanderbilt Beach Road Extension Phase I opened July 1, 2026 as a relief route, and the Collier MPO's FY2027 to 2031 Transportation Improvement Program programs more Immokalee Road work.
Lantana at Olde Cypress and Da Vinci Estates at Olde Cypress are the two neighborhoods zoned outside the original Olde Cypress PUD, and they buy very differently. Lantana is 122 homes from 2013 to 2016 at a $1,335,000 48-month MLS median, mostly on lakes; Da Vinci Estates is 60 estate homes at a $2,150,000 median, on larger lots.

Choose Lantana for a newer house, a lake view, a short drive to the gate and a mid-market price, if you are comfortable following the preliminary flood map through appeal. Choose Da Vinci Estates for an estate lot, a larger home and more golf or preserve frontage, with a budget past $2 million; per living square foot the gap is far smaller, $568.97 against $531.60. Our Da Vinci Estates buyer guide walks that side through, and we can tour both on one morning.

Lantana at Olde Cypress is the right place for a buyer who wants the newest detached homes behind the Olde Cypress gate, a lake view, a club social membership that arrives with the deed and A-rated assigned schools, and who can live with association and club costs confirmed in writing and a flood map still under review.
You want a 2013 to 2016 home, a lake or preserve view rather than a fairway, and a club whose owner, not its members, carries the capital.
You need every cost published before you tour, a golf-course lot, short-term rental income or overnight parking for three cars.

A Lantana at Olde Cypress specialist matters because the facts that decide a Lantana purchase live in documents rather than a listing feed: a 2013 FEMA letter the map graphic ignores, a preliminary map that runs the other way, a club membership that comes by covenant, association and club costs nobody publishes, and repeating plans that set the price.
Reading the map graphic as Lantana's flood status, treating the preliminary map as effective, quoting a portal's club figure, missing the overnight parking rule, or pricing a compact plan against a large one.
Lantana is one of nine neighborhoods in Olde Cypress, and the only one built entirely in the 2010s. Our Lantana neighborhood guide covers its history from the April 2011 rezoning to the 2016 sell-out.

These are the questions owners ask when a sale and a Lantana at Olde Cypress purchase have to happen together, answered for a Florida buyer and seller. They cover timing, contingencies, homestead portability and moving within the gate. Confirm anything that affects your contract with your closing agent or attorney.
In a neighborhood where 2026 homes sold in a median 9 days, a buyer with a sale contingency competes poorly; selling first, or lining up bridge financing, usually wins the house.
You can, but in a 98.68 percent market the seller of a well-priced Lantana home will often choose a clean offer instead.
