Buying a home in Da Vinci Estates at Olde Cypress means buying one of 60 detached estate homes on Mona Lisa Boulevard, Leonardo Avenue, Florentine Court and Renaissance Court, on the largest lots behind the Olde Cypress gate in North Naples, Florida 34119. This page is the purchase side of our Da Vinci Estates at Olde Cypress neighborhood guide, inside our Olde Cypress community guide for Naples: what Da Vinci Estates homes sold for, what they cost to own, what to request before you are committed and how we negotiate for you.

To be clear about the place: this is Da Vinci Estates Homeowners' Association, Inc. in North Naples, not "Vita Tuscana," the older name for the land Lantana was built on, and not any other Florida property that borrows the Da Vinci name. Fairway Preserve at Olde Cypress, the 264-unit condominium off Immokalee Road, sits outside the gate and is not part of the community.

If you are still choosing an agent, our guide to the best real estate agents in Naples sets the city's teams side by side on the public record. If you already own a Da Vinci Estates home and are selling to buy again, start with how we sell a Da Vinci Estates home at Olde Cypress and a data-backed Da Vinci Estates home valuation.

Call Marc Comisar at (239) 287-5873 or Jesse McGreevy at (239) 898-6072. We have been Top 1% Real Estate Agents Nationally Since 2008, and before you tour we will show you every Da Vinci Estates sale since 2022, sale by sale.

What Does It Take to Buy a Home in Da Vinci Estates at Olde Cypress, Naples?

Buying a home in Da Vinci Estates at Olde Cypress, Naples, takes four things: reading a thin, high-priced sales record correctly, getting the club's figures in writing because none are published, getting the quarterly association invoice from the estoppel because nobody posts it, and checking a flood file where the effective and preliminary FEMA maps disagree.

Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026; Collier County Property Appraiser recorded sales file dated 29 Aug 2026)

Everything below comes from the recorded declarations, the club's own pages, the Collier County Property Appraiser 2026 tax roll and deed record, the Southwest Florida MLS and FEMA. Where the record stops, we say so and name the document that holds the answer.

60 Estate Homes on Four Private Streets

Da Vinci Estates is 60 detached homes: 43 on Mona Lisa Boulevard, a loop around a central lake, nine on Leonardo Avenue, its only road link to Olde Cypress Drive, and four each on Florentine Court and Renaissance Court (Collier County Property Appraiser, 2026 tax roll). The association owns the 5.62-acre road tract, so the streets are private.

The Largest Lots and a 3,000 Square Foot Floor

Lots on the 2026 preliminary roll run 0.23 to 1.15 acre, median 0.38, the most generous in Olde Cypress, and homes date from 2002 to 2014, median 2005. Section 10.2 of the declaration sets a 3,000 square foot minimum of air-conditioned living area.

Two Associations, One Invoice

Every owner belongs to Da Vinci Estates Homeowners' Association, Inc., a Chapter 720 association filed on November 3, 2000, and through it to the Olde Cypress Master Property Owners Association, with one quarterly invoice. Da Vinci Estates is its own 40.37-acre PUD under Collier County Ordinance 01-36, and its declaration makes it an Olde Cypress neighborhood.

What Da Vinci Estates and Olde Cypress Do Not Have

No Community Development District, confirmed by Collier County's CDD layer, the state's dissolved-district list and a 2025 tax bill. No neighborhood pool or clubhouse, no age restriction, no attached homes, no boat docks, no club member assessments per the club's About Us page, and no published club or association price.

Fairway Preserve Is Not Part of the Gated Community

Fairway Preserve at Olde Cypress, the 264-unit condominium, has its own gate off Immokalee Road, its own condominium declaration, no place in the master association, no club social membership and a Gulf Coast High assignment. It is a neighbor, not a neighborhood.

The one active listing is larger than any Da Vinci Estates home sold through the MLS in four years and asks $400,000 more than the highest MLS sale, $2,990,000; 162 days on market says the ask has not yet met a buyer.

What a 96.13 Percent Sold-to-List Means for Your Offer

The median Da Vinci Estates buyer over 36 months paid 96.13 percent of final list, against 97.52 percent for all of Olde Cypress over the last 12 months, per our Olde Cypress community guide. On a $2,500,000 list price that gap is about $97,000. The deepest discounts went to homes priced above their evidence: 79.35 percent in June 2023, 89.77 percent in March 2025 and 91.15 percent after 269 days in 2024. Your leverage is time on market and the gap to Da Vinci Estates' recorded sales.

Months of Supply

One active listing against 12 closings in 36 months, four a year, is about 3.0 months of supply at the three-year pace, against about 2.3 months for all of Olde Cypress. A buyer who wants a particular street or view may wait a year for it.

What Does a Da Vinci Estates Home at Olde Cypress Cost, and Why Do Prices Spread So Far?

A Da Vinci Estates home at Olde Cypress has cost from $1,660,000 to $2,990,000 in the Southwest Florida MLS over the last 36 months, with a 36-month median of $2,387,500 and a 36-month median of $636.63 per living square foot. Prices spread because size, lot, view and condition vary more here than anywhere else in Olde Cypress, and the record is only a dozen sales deep.

Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026; Collier County Property Appraiser recorded sales file dated 29 Aug 2026)

The Collier County Property Appraiser 2026 preliminary roll puts Da Vinci Estates' median just value at $1,657,416, with a range of $1,371,689 to $2,855,721. Just value is the county's assessed value for tax purposes, not a price, and it is preliminary until the roll is certified; never compare it with MLS price per square foot.

Days on Market Do Not Sort the Prices Here

Homes that sold within 16 days closed at 79.35 to 102.31 percent of list, and homes that waited 27 to 269 days at 91.15 to 101.07 percent. What sorted them was the gap between ask and evidence: a 3,422 square foot home listed at $2,300,000 in June 2023 closed nine days later at $1,825,000. Ten of the 17 closings were four bedrooms plus a den.

Price Bands a Da Vinci Estates Buyer Can Plan Around

Of the 17 MLS closings since September 2022, six sold under $2,000,000, five of them in 2023; six sold from $2,000,000 to $2,500,000; and five from $2,500,000 to $2,990,000, including four of the six sales since October 2024. None has closed through the MLS above $3,000,000.

Price per Square Foot, and Which Square Foot

The 17 MLS closings ran from $359.07 to $780.07 per square foot of living area, with a 36-month median of $636.63. That is MLS living area, not the county's base area, which includes garage and covered areas; never compare the two, and expect a 5,500 square foot home to price lower per foot than a 3,000 square foot one.

One Home, Two Sales, Seventeen Months Apart

One 4,027 square foot Mona Lisa Boulevard home closed at $2,425,000 in November 2023 after 0 days on market, then at $2,600,000 in April 2025 after 67 days: $175,000, about 7.2 percent, in roughly seventeen months. It measures 2023 to 2025 movement better than any median.

The Courts Versus Mona Lisa Boulevard

Florentine Court and Renaissance Court hold four homes each and closed once each through the MLS in four years: $1,950,000 for 5,118 square feet on Florentine Court in May 2023 after 266 days, and $2,829,000 for 3,882 square feet on Renaissance Court in February 2024, above list. A buyer set on a court lot should expect long waits and price from Mona Lisa Boulevard comparables.

How Have Da Vinci Estates at Olde Cypress Prices Moved Since 2002?

Da Vinci Estates at Olde Cypress prices held near $1 million to $1.5 million a home for most of two decades, then repriced sharply after 2021: the calendar-year median rose from $1,325,800 in 2021 to $2,335,000 in 2022, with 116 qualified sales in the Collier County recorded sales file since 2002 at an all-history median of $1,289,000.

Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026; Collier County Property Appraiser recorded sales file dated 29 Aug 2026)

The county file records the deed price of qualified, arm's-length sales over $100,000 on improved parcels. It is the long view a four-year MLS window cannot give, and it counts every recorded sale whether or not it passed through the MLS.

The Calendar-Year Record

Period County qualified sales Median recorded price
2002 to 2003, lot-era sales 5 Not a home price; the 2003 median of $296,500 reflects early build-out
2004 to 2007, build-out and first resales 30 From $1,204,350 (2004) to $1,545,200 (2006) by year
2008 to 2013, the downturn 25 From $857,500 (2010) to $1,070,000 (2009) by year
2014 to 2021 35 From $1,100,000 (2017) to $1,415,000 (2014) by year
2022 4 $2,335,000
2023 7 $1,950,000
2024 5 $2,200,000
2025 4 $2,374,500
2026, through the file date 1 $2,990,000 (one sale)

Source: Collier County Property Appraiser recorded qualified sales, data file dated August 29, 2026; every calendar year is a small sample. By window, the file holds 21 sales at a $2,200,000 median over 60 months, 46 at $1,499,000 (the mean of $1,498,000 and $1,500,000) over ten years, and 116 at $1,289,000 (the mean of $1,279,000 and $1,299,000) since the first sale in 2002.

What the Long View Tells a Buyer

The 2022 step has held: every calendar year since sits between $1,950,000 and $2,374,500. Da Vinci Estates also fell below $1 million in 2008, 2010 and 2012, so today's level is not a floor. With few sales a year, one outlier moves a year's median; judge value sale by sale.

A Public-Record Sale, Walked Through: Mona Lisa Boulevard, January 2026

This is a public-record sale from the Southwest Florida MLS and the county deed file, not a McGreevy and Comisar transaction. A 3,833 square foot Mona Lisa Boulevard home with 4 bedrooms and 4.5 baths closed on January 30, 2026 at its $2,990,000 list price, recorded by the county on January 28. It was entered in the MLS after closing, so it had no public marketing period. At $780.07 per living square foot it is the highest of the 17 closings since September 2022, about 23 percent above the 36-month median. The lesson: the top of this market was set by a sale no buyer could tour, so ask which comparables were openly marketed, and tell us early what you want so we hear of the next one first.

How Does Da Vinci Estates Compare With the Other Olde Cypress Neighborhoods?

Da Vinci Estates at Olde Cypress leads all nine Olde Cypress neighborhoods on recorded price, with a 36-month MLS median of $2,387,500 on 12 closings, the largest median lot and the highest median tax bill. It is also the only estate neighborhood in Olde Cypress with enough sales to price from its own record.

Where Da Vinci Estates Sits on the Ladder

Da Vinci Estates is the only neighborhood whose 36-month median clears $2 million, about $875,000 above Santa Rosa and about 1.8 times Lantana. Biscayne Place and Strada Bella, the other estate neighborhoods, had one MLS closing between them in three years, so a Da Vinci Estates buyer who finds nothing listed should watch them too.

What the Quarterly Invoice Covers

The master association's About page says owners receive quarterly invoices "that include the neighborhood costs plus the owner's share of the master association." Each of the 60 lots pays an equal share of the Da Vinci Estates budget under Section 4.2, which funds the lakes, preserves, water system, private road and entrance easement; the master share covers the gatehouse, master roads and lakes and basic exterior landscaping. Ask for both budgets.

The recorded neighborhood amounts are the purchaser's obligation under the declaration, but a purchase contract can allocate any closing cost differently, and the contract controls. We found no later recorded change to the $500 and $300; the estoppel certificate states the current figures.

The Mortgage at Today's Rates

Freddie Mac's Primary Mortgage Market Survey put the 30-year fixed rate at 7.03 percent as of September 24, 2026. A $2,387,500 purchase with 20 percent down, a $1,910,000 jumbo loan, carries principal and interest of about $12,746 a month before taxes, insurance, the invoice and club dues. How Does Club Membership Work When You Buy in Da Vinci Estates at Olde Cypress?

Club membership in Da Vinci Estates at Olde Cypress works in two tiers: social membership is mandatory and attached to the lot under both Section 12.2 of the Da Vinci Estates declaration and Section 14.02 of the 2019 master declaration, while Full Golf and Associate Golf are optional purchases. The club is non-equity and privately owned, so you buy privileges, not a share.

Mandatory and Attached to the Lot

"By acquisition of a Parcel, each Owner automatically becomes a social member of The Club at Olde Cypress," under Section 14.02 of the 2019 Amended and Restated Declaration, with dues set by the club. Section 12.2 of the Da Vinci Estates declaration adds that the membership "cannot be sold, conveyed, or assigned separately from the Lot."

Who Owns the Club

The club describes itself as non-equity and privately owned by the Stock family of companies. Owners hold no equity or vote under Section 14.03, and the club states it has no member assessments; its $16 million clubhouse renovation came with none.

What Social Membership Includes

Social members use the clubhouse and dining, four clay tennis courts, two pickleball courts, the fitness center and the pool. The clubhouse, courts, pool and range sit west of the Treeline Drive gate, outside it. Golf is available only as a golf member's guest.

Adding Golf

Section 12.4 of the Da Vinci Estates declaration gives every owner "the option to purchase Golf memberships in Olde Cypress at the prevailing market price, if currently available." The club offers Full Golf and Associate Golf per its membership page, and third-party initiation figures conflict widely. Get initiation and dues in writing from the membership office at (239) 596-4797.

What Are the Steps to Buy a Home in Da Vinci Estates at Olde Cypress?

Buying in Da Vinci Estates at Olde Cypress runs in nine steps: price the home against Da Vinci Estates' own sales, budget the carrying costs, check the building's flood position, sign a buyer agreement and get pre-approved, write the offer with the right calendar, collect the disclosure summary and estoppels, get the club's figures, clear inspections and insurance, and close.

Step 1: Price the Home Against Da Vinci Estates' Own Sales

Start with the 12 MLS closings of the last 36 months and the five before them, matched for size, lot, view and condition. With one sale in the last year, the 2023 to 2025 repeat sale is the best measure of movement.

Step 2: Budget the Carrying Costs

Add the quarterly invoice, club social dues, any golf, taxes on your price rather than the seller's bill, and insurance on a large home. Ask for the club's written figures and both budgets early.

Step 3: Check the Building's Flood Position

Ask for the elevation certificate and any FEMA letter, and let your lender run a flood determination on the building. Three Da Vinci Estates properties already hold FEMA letters.

Step 4: Sign a Buyer Agreement and Get Pre-Approved

Since August 17, 2024, buyers sign a written agreement with their agent before touring. At Da Vinci Estates prices, a jumbo pre-approval or proof of funds lets you move when the right home appears.

Step 5: Write the Offer With the Right Calendar

Build the inspection period around the documents from two associations and the club, and give the appraisal period room, because comparables are few.

Step 6: Collect the Disclosure Summary and the Estoppels

The seller owes you the Chapter 720 disclosure summary before you sign. The estoppels state the assessment, the $500 and $300 neighborhood charges and any master working capital contribution.

Step 7: Get the Club's Figures in Writing

Ask the membership office at (239) 596-4797 for current social dues and any golf initiation and dues, and make golf a contingency if it matters to you.

Step 8: Clear Inspections, Insurance and the Appraisal

Order a full inspection, a four-point and a wind mitigation report, and bind full replacement cost insurance early, as the declaration requires.

Step 9: Close, Record and Enroll

Close with the title company, record the deed, and file for homestead by March 1 of the following year if it is your primary residence. Enroll with the club and register with the gate.

Which Documents Should a Da Vinci Estates at Olde Cypress Buyer Request?

A Da Vinci Estates at Olde Cypress buyer should request the Chapter 720 disclosure summary before signing, the Da Vinci Estates declaration with its 2004 amendment, the 2019 master declaration, both budgets, both estoppel certificates, the club's written dues and golf figures, the elevation certificate and any FEMA letter, and the seller's disclosures.

The Da Vinci Estates Declaration at a Glance

Style Predominantly Mediterranean; block and stucco; carried through on all sides 5.1
Leasing Written lease, copy to the association 3 days before the term, 90 consecutive days minimum, no subleasing 10.3
Pets No more than two household pets such as a dog or cat, plus fish or caged birds 10.15
Vehicles No boats, trailers, campers, motorcycles, pickup trucks or commercial trucks unless kept inside a structure 10.16
Insurance Full replacement cost; repairs begun within 6 months and finished within 9 9.1
Capital contribution and transfer fee $500 plus $300, paid by each purchaser 4.3 as amended in 2004

Source: Da Vinci Estates governing documents, recorded October 31, 2000 and amended in 2004, as hosted by the Olde Cypress Master Property Owners Association. Where the two declarations conflict, Section 3.14 of the Da Vinci Estates declaration says the master association controls.

The 2004 Amendment and What It Added

The original declaration charged each purchaser a $500 capital contribution. A 2004 Certificate of Amendment, recorded August 15, 2005, kept the $500 and added a $300 transfer fee payable at closing. The estoppel is the figure that controls.

The Entranceway Easement, and Why Some Listings Say "Double Gated"

Some listings call Da Vinci Estates "double gated." A 2000 easement beside Olde Cypress Drive allowed an entranceway with "security gates utilizing a keypad/card entry system, gatehouse, lighting systems, irrigation systems," maintained by the association. The record does not show whether a second gate operates at Leonardo Avenue today; the master neighborhood site map marks one gatehouse, on Treeline Drive. Ask the association, because any inner gate is in its budget.

The HOA Disclosure Summary Comes Before You Sign

Under Florida Statutes 720.401, a prospective parcel owner "must be presented a disclosure summary before executing the contract for sale," and on a resale the seller supplies it. If it is not delivered, you may void the contract "within 3 days after receipt of the disclosure summary or prior to closing, whichever occurs first." Section 8.9 of the declaration confirms Da Vinci Estates is not a condominium.

Who Owes What, From the Buyer's Side

Seen from the seller's page, the same transaction reads identically: the seller owes the disclosure summary before contract; the declaration puts the $500 and $300 on the purchaser; the master association may collect a Board-set working capital contribution at transfer under Section 8.13; and the contract settles who pays each. This is information, not legal advice.

The Estoppel Certificates

Under Florida Statutes 720.30851, the estoppel states the assessment, what is paid through, any balance and any capital contribution or transfer fee due. The fee is capped at $299 for a current account, per the House staff analysis of the 2024 estoppel bill. Confirm it covers the master share.

The Governing Documents Reading List

The Da Vinci Estates governing documents, the 2019 Amended and Restated Declaration, the 2013 leasing amendment, the master association's documents library and Realtors Information page, the lake management document, the club's membership documents and both budgets.

Which Da Vinci Estates at Olde Cypress Rules Decide Whether a Home Works for You?

The Da Vinci Estates at Olde Cypress rules that decide fit are a 90-day minimum lease, a two-pet limit, a ban on pickup trucks and boats outside a garage, the overnight street parking ban, Mediterranean architecture by covenant with two architectural reviews, and the lake and preserve restrictions. Several are stricter than the master rules, and the stricter rule controls.

Leasing: 90 Days in Da Vinci Estates

Rule Da Vinci Estates declaration (Section 10.3) Olde Cypress master declaration and the 2013 amendment
Minimum term 90 consecutive days 60 days
Leases per year Not limited in the neighborhood declaration No more than four per parcel per calendar year
Approval Executed lease to the association at least 3 days before the term Board application with credit and background check; Board acts within 5 business days
Subleasing Not allowed Whole parcel only
Fees and deposits None stated $100 application fee and $1,000 refundable common area deposit per lease

Read together, the rules allow a season-length rental of three months or more; short-term vacation rental does not work here. Tenant use of the club is set by the club's own rules, so ask before counting on it.

Pets: Two, Not Unlimited

Section 10.15 allows no more than two household pets such as a dog or cat, plus fish or caged birds, leashed outside and never left unattended on lanais or in garages. The master declaration sets no number, so it is easy to miss; a three-dog household should ask before writing an offer.

Parking, Pickups and Boats

No vehicle may be parked on Olde Cypress streets overnight, and no more than two cars may sit in a driveway. Section 10.16 adds that boats, trailers, campers, motorcycles, pickup trucks and commercial trucks must be kept inside a structure. A pickup as a daily driver lives in the garage.

Architecture: Mediterranean by Covenant, Two Reviews

Section 5 requires a "predominantly Mediterranean flavor," block and stucco, tile roofs at a 7/12 pitch or steeper and paver or stamped driveways. Exterior changes, pools and color changes need the Da Vinci Estates Architectural Advisory Board, which may refuse "for purely aesthetic reasons," and then the master review.

Lakes, Preserves and the Re-Vegetation Border

No filling, boating, swimming, wading or fishing on the lakes under Section 10.24. Preserve-edge lots carry a 10-foot re-vegetation border the owner keeps planted, and the master declaration adds a 20-foot lake maintenance easement from the top of bank. Measure both before planning a pool extension.

What Flood Zone Is Da Vinci Estates at Olde Cypress In?

Da Vinci Estates at Olde Cypress sits on FEMA maps effective May 16, 2012 that place 12 of 60 home footprints wholly in Zone AH, shallow ponding, 35 partly and 13 wholly in Zone X. FEMA's March 20, 2025 preliminary map shows 59 of 60 wholly in Zone X, but it is not effective yet, and three properties already hold FEMA letters.

Data updated: September 2026 (FEMA National Flood Hazard Layer, effective and preliminary, overlaid on Collier County building footprints, computed September 23, 2026)

The Effective 2012 Map

On the effective map, served through the FEMA National Flood Hazard Layer, Zone AH is shallow ponding, usually one to three feet, and every FEMA letter we read for an Olde Cypress street names the source as "ponding/overland flow," not the Gulf. There is no Zone VE or Coastal High Hazard Area.

Three FEMA Letters on Da Vinci Estates Property

FEMA issued LOMR-F 15-04-1747A, December 16, 2014, for a Mona Lisa Boulevard structure; LOMA 21-04-1457A, January 29, 2021, for a Florentine Court property; and LOMA 21-04-5569A, August 31, 2021, for a second Mona Lisa Boulevard structure. Each covers only the property it names.

Floor Elevations Written Into the Declaration

Section 10.2 has the Architectural Advisory Board approve each lot's minimum finished floor, and the attached water permit sets a 16.5 feet NGVD minimum. That is part of why only 12 footprints sit wholly in the mapped zone, and why the elevation certificate matters.

The Preliminary Map Is Not Effective

On FEMA's preliminary flood hazard layer, issued March 20, 2025, one footprint partly touches Zone AH and 59 are wholly Zone X unshaded. Collier County opened the 90-day appeal period on August 19, 2026, targeting summer 2027. Until then the 2012 map governs lending.

Your Flood Checklist Before You Go Firm

Get the elevation certificate and any FEMA letter, search the address on the FEMA Flood Map Service Center, let the lender run its determination, get a flood quote, and read the seller's disclosure under Florida Statutes 689.302.

Selling a home with a FEMA letter? Put it in your Da Vinci Estates valuation and call Jesse direct at (239) 898-6072. Buying? Call Marc at (239) 287-5873.

What Will It Cost to Insure a Da Vinci Estates Home at Olde Cypress?

No public agency publishes a homeowners or windstorm premium for Da Vinci Estates at Olde Cypress, so we will not invent one. Flood is different: FEMA data shows a median single-family NFIP cost of $1,259 a year in ZIP 34119. On a large estate home, the roof, the openings and the build era drive the wind premium, and the declaration sets minimum coverage.

What the Declaration Requires

Section 9 requires full replacement cost insurance with the association as an additional insured on property and flood policies, and repairs after a casualty begun within six months and finished within nine. Show your agent the section before you bind.

What Zone AH Means for a Mortgage

A federally backed or regulated mortgage on a building in Zone AH requires flood insurance; in Zone X it does not, though a lender may ask. With 35 footprints only partly in the zone, the determination on your building is the answer.

Wind: 160 mph and the Build Era

Collier County's building code wind layers give a 160 mph design wind speed here, so replacement windows and doors generally must be impact-rated or protected. Most homes date from 2003 to 2009; roofs, openings and roof-to-wall connections earn or lose credits on the wind mitigation form.

Storms, Surge and Evacuation

Olde Cypress is in Collier County Evacuation Zone E on the hurricane evacuation zone layer and the Category 4 band of the state's storm surge map. Irma in 2017 produced 88 of ZIP 34119's 124 all-time NFIP claims per the OpenFEMA claims dataset, and we found no report naming Olde Cypress for flood damage in Ian.

How Much Will Property Taxes Be After You Buy in Da Vinci Estates at Olde Cypress?

Property taxes after you buy in Da Vinci Estates at Olde Cypress will be set on your purchase-year just value at the 2025 rate of 9.5058 mills plus a garbage charge, with no CDD. Your bill will usually be higher than the seller's $13,698 neighborhood median, because a buyer does not inherit the seller's Save Our Homes cap.

What Current Da Vinci Estates Owners Pay

On the 2026 preliminary roll, the median total tax for the 60 homes is $13,698 on a median just value of $1,657,416, and 44 of 60, 73.3 percent, carry a homestead exemption. At 9.5058 mills the median just value with no exemption would carry about $15,755.

A Rough First-Year Estimate

A rough upper estimate is your price times the millage: about $22,700 on a $2,387,500 purchase before any exemption. The first assessment after a sale is usually below the price, so treat it as a budgeting ceiling.

Homestead, Portability and the Disclosure

File for homestead by March 1 of the year after you buy if it is your primary residence, and ask about transferring part of a prior Florida homestead's Save Our Homes benefit. The seller's disclosure under Florida Statutes 689.261 warns you not to rely on the seller's bill.

How Do We Find You the Right Home in Da Vinci Estates at Olde Cypress?

We find you the right Da Vinci Estates at Olde Cypress home by settling the street, lot, view and size first, then watching every listing and pre-market conversation in the neighborhood. With one active listing on September 26, 2026, one MLS closing in the last year, and the top sale of 2026 entered only after it closed, the right home is often not on the market yet.

Pre-Market and Off-Market Access

In a neighborhood of 60 homes where 44 are homesteaded, many sales start as a conversation. We track owners and agents and bring you homes before they are listed when an owner is willing.

Create a saved search on our site and new Da Vinci Estates listings reach you the day they appear; it routes to our team, so Marc knows what you are watching.

How Do We Negotiate for You in Da Vinci Estates at Olde Cypress?

We negotiate a Da Vinci Estates at Olde Cypress purchase from the recorded sales in the neighborhood, matched for size, lot and view, the listing's time on market, and the costs the seller has not disclosed. With a 96.13 percent median sold-to-list over 36 months and prices from $1,660,000 to $2,990,000, the room is real on a home asking above its evidence.

Price From Da Vinci Estates' Evidence

Before you offer, we show you every Da Vinci Estates sale of the last four years, adjusted for size, view, lot and condition. An ask above that evidence is where the negotiation happens: the June 2023 home that asked $2,300,000 closed at $1,825,000.

Ask Which Sales Were Exposed to the Market

Two of the 17 closings, including the $2,990,000 top sale, were entered in the MLS after closing, with no public marketing. They are real sales, but a price built on them alone rests on sales no buyer could compete for. We weigh them with the openly marketed ones.

Use the Unknowns

If the seller cannot produce the club's current figures, both budgets, the elevation certificate or a FEMA letter, that uncertainty belongs in your price or your contingencies. We write the inspection period around getting those documents.

Inspection, Insurance and the Appraisal

A four-point and wind mitigation report, a tile roof near the end of its life or missing impact protection are negotiable as credits or repairs. With one sale in the last year, a short appraisal is a reason to renegotiate, not a surprise.

Partner-Level Negotiation

Marc Comisar and Jesse McGreevy negotiate every offer themselves. The person who analyzed the Da Vinci Estates comparables is the person on the phone with the listing agent.

What Are Buyer Closing Costs in Da Vinci Estates at Olde Cypress?

Buyer closing costs in Da Vinci Estates at Olde Cypress include, by Collier County custom, the owner's title policy and the closing agent's fees, plus lender charges, Florida's documentary stamp tax on the note, the intangible tax on the mortgage, recording, inspections, survey, prepaid taxes and insurance, and the $500 and $300 Da Vinci Estates charges unless the contract assigns them elsewhere.

The Two Mortgage Taxes

On a $1,910,000 loan, Florida's documentary stamp tax on the promissory note at $0.35 per $100 is $6,685, and the nonrecurring intangible tax at $0.002 per dollar is $3,820, per the Florida Department of Revenue. A cash buyer pays neither.

Title Insurance in Collier County

In Collier County the buyer customarily chooses the closing agent and pays the owner's title policy; the contract controls. The premium is promulgated by the state under Florida Administrative Code Rule 69O-186.003, and the Florida Department of Financial Services title insurance overview explains the policy.

Association and Club Items

The declaration puts the $500 capital contribution and $300 transfer fee on the purchaser; the master working capital contribution under Section 8.13 is collected at transfer and the contract decides who pays; the estoppel fee is customarily the seller's in Collier County practice. The club may charge golf initiation if you join for golf.

Prorations and Prepaids

Taxes and the quarterly assessment are prorated to the closing date; you prepay homeowners and any flood insurance and escrow taxes if your lender requires it.

How Does Buyer Representation Work After the NAR Settlement?

Since August 17, 2024, buyers in Da Vinci Estates at Olde Cypress, as everywhere, sign a written agreement with their agent before touring, and that agreement states the agent's compensation, which is fully negotiable. Offers of compensation to buyer agents can no longer appear in the MLS, though a seller may still agree to pay part of it.

The Written Buyer Agreement

The agreement sets what we do for you, for how long and for what compensation, per the National Association of REALTORS guidance on written buyer agreements. Read it before the first tour, and ask us any question about it.

Who Pays the Buyer's Agent

Compensation is negotiable and not set by law. It may be paid by you, by the seller as a concession you negotiate, or by the listing brokerage where it offers to; the NAR settlement FAQ explains the rules. We tell you plainly how each approach changes your offer.

Da Vinci Estates vs Lantana at Olde Cypress: Which Should You Buy?

Da Vinci Estates at Olde Cypress and Lantana at Olde Cypress are the two Olde Cypress neighborhoods zoned in their own PUDs, and buyers confuse them because both lean Italian in name. Da Vinci Estates is 60 larger estate homes from the 2000s at a $2,387,500 36-month median; Lantana is 122 newer homes from 2013 to 2016 at $1,335,000.

Where the Two Differ Most

At the 36-month medians a Da Vinci Estates home costs about 1.8 times a Lantana home on a lot about 1.8 times as large, but per living square foot the gap is about 20 percent. Lantana homes are about a decade newer. Lantana closed eight times in 12 months and Da Vinci Estates once. And on the preliminary flood map Da Vinci Estates improves to almost all Zone X while part of Lantana would be redrawn into Zone AH.

Who Should Choose Which

Choose Da Vinci Estates for the largest homes and lots in Olde Cypress, a private lake loop, Mediterranean architecture held to covenant and low turnover. Choose Lantana for a newer home, a lower price and tax bill and a more active resale market; our Lantana buyer guide covers it sale by sale. Both share the gate, the master association and the club covenant. Every Da Vinci Estates fact behind this table is in our Da Vinci Estates neighborhood guide.
