What Is My Lantana at Olde Cypress Home Worth?

A Lantana at Olde Cypress home in Naples is worth what the recent sales of its own plan size support, adjusted for lake, preserve or golf view, lot, condition and the flood file. Over the 24 months to September 26, 2026, the first MLS window with ten or more Lantana closings, 17 homes sold at a $1,400,000 median.

This page is the valuation companion to our Lantana at Olde Cypress neighborhood guide, which covers the 122 homes on Lantana Circle and Lantana Way, and to the wider Olde Cypress community guide. It shows how a Lantana home is valued, what every recorded and MLS sale says about your plan, and why an automated estimate so often misses on this street. The Short Answer, by Plan Size

Lantana was built as a set of repeating plans between 2013 and 2016, so the fastest honest answer to "what is my home worth" is the record for your size of house. These are every MLS closing in the 48 months to September 26, 2026, grouped by living area.

Which Lantana This Page Covers

This page values homes in Lantana at Olde Cypress Homeowner's Association, Inc., the 122 detached homes behind the Treeline Drive gate in North Naples, ZIP 34119. It is not the Town of Lantana in Palm Beach County, and it does not cover Fairway Preserve at Olde Cypress, the 264-unit condominium off Immokalee Road that sits outside the gate and outside the community.

Jesse McGreevy writes the analysis: the comparable set by plan size, the time adjustments, the price per square foot check and the recommended range. Marc Comisar walks the house when you want an in-person opinion, because the view off the lanai, the roof and the finishes are what move a Lantana price off its plan median. Key Takeaways on Lantana at Olde Cypress Home Values

Lantana at Olde Cypress home values in Naples rest on a deep record for a neighborhood of 122 homes: 28 MLS closings in four years, 229 recorded sales since 2013, and a small set of repeating plans. The eight points below are the ones that move a Lantana valuation most.

  • Lantana has 122 detached homes built from 2013 to 2016, the newest of the nine Olde Cypress neighborhoods, on Lantana Circle (97) and Lantana Way (25).
  • The first MLS window with ten or more closings is 24 months: 17 sales at a $1,400,000 median, $536.02 per living square foot, 97.18 percent of final list and a median 21 days on market.
  • The latest 12 months (8 closings, small sample) ran at a $1,495,000 median, 98.68 percent of list and a median 9 days, against a $1,250,000 median, 93.63 percent and 58 days in the 12 months before.
  • Plan size explains most of the spread: $859,000 to $875,000 for the compact 1,800 square foot plan, $1,400,000 to $1,795,000 for homes of 2,875 square feet and more.
  • On September 26, 2026 no Lantana home was listed or pending, so the next seller sets the comparable.
  • The county's calendar-year Lantana median ran from $617,300 in 2013 to $1,657,500 on six 2026 recordings through its August 29, 2026 file.
  • FEMA LOMR-F 13-04-6118A removed all 122 lots from the Special Flood Hazard Area in 2013, while the March 2025 preliminary map, not yet effective, draws Zone AH across 72 Lantana footprints.
  • The median 2026 preliminary just value is $1,045,298, below the sale medians, because just value is a tax figure, not a price.

Where to See Every Lantana Closing

Every one of the 28 Lantana MLS closings since September 2022, with its street, beds, baths, living area, final list, sold price and days on market, is listed in our Lantana at Olde Cypress neighborhood guide, beside the county's recorded sales by year. This page uses the same 28 sales, grouped the way a valuation reads them.

The Most Recent Public-Record Sale, Walked Through

This is a public-record sale from the Southwest Florida MLS, not a McGreevy and Comisar transaction, and it is the most recent Lantana closing. On August 21, 2026 a 2,327 square foot four-bedroom, two-bath home on Lantana Circle listed at $1,340,000 closed at $1,350,000 after 12 days, 100.75 percent of its final list and $580.15 per living square foot. It is one of only two Lantana sales in four years above final list.

For a valuation, the same plan size gives it context. A 2,327 square foot home on Lantana Circle had closed in January 2024 at $1,320,000 after 20 days, so the same size of house sold for $30,000 more thirty months later. A 2,332 square foot home had closed in May 2025 at $1,250,000, 93.63 percent of its list, after 58 days. The lesson: in this plan band the 2026 buyer paid list for a home priced to the evidence, where the 2025 buyer negotiated six percent off a home priced above it.

The Last 12 Months Against the 12 Before

The nine Lantana closings from September 27, 2024 to September 26, 2025 had a median of $1,250,000 (observed), a median 93.63 percent of final list and a median 58 days on market. The eight closings in the latest 12 months had a median of $1,495,000, 98.68 percent and 9 days, and every one closed in calendar 2026 (our arithmetic on the sales above).

How Is a Lantana at Olde Cypress Home Actually Valued?

A Lantana at Olde Cypress home is valued in eight steps: place it in its plan band, price the lake, preserve or golf view, weigh the lot, account for condition a decade after construction, read the flood file, price the carrying costs a buyer inherits, adjust older sales for time, and test the result against today's competition.

Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026; Collier County Property Appraiser recorded sales file dated 29 Aug 2026)

Step One: Place the Home in Its Plan Band

Repeated living areas in the MLS record, 1,796, 2,046, 2,327, 2,332, 2,587, 2,876 and 3,158 square feet each appearing more than once, point to a set of repeating plans. That makes Lantana one of the easiest Olde Cypress neighborhoods to price by direct comparison: your first comparables are homes of your own size, not the neighborhood median. Nineteen of the 28 closings since September 2022 were recorded with a den, and a den adds a bedroom's worth of flexibility a buyer will pay for.

Step Two: Price the Lake, Preserve or Golf View

Lantana is lake-oriented rather than golf-oriented. Measured against the golf, lake and preserve parcels on the county map, 66 of the 122 homes border one of the association's lakes, 19 border the 16.23-acre association preserve and 13 border the golf course and practice-range edge. The MLS fields we pulled carry no reliable view flag for every sale, so we establish your view from the plat and an aerial and price it from the paired sales the record allows, never from a rule of thumb.

Step Three: Weigh the Lot

The 2026 preliminary Collier County roll gives a median Lantana lot of about 0.23 acre, with a range of 0.16 to 1.26 acres. On the county's parcel polygons, lots run about 7,618 to 16,950 square feet with a median of 10,116. A larger or pie-shaped lot with room for a pool deck, measured against the 20-foot lake maintenance easement in Section 6.05 of the master declaration, earns a premium within its plan band.

Step Four: Account for Condition a Decade After Construction

Every Lantana home first appears in the county's footprint layers between 2013 and 2016, built under the 2010 and 2014 editions of the Florida Building Code. That helps with insurance, but a 2014 home now carries a roof, air conditioning and appliances of about twelve years' age unless they have been replaced (our arithmetic on the roll's median build year). Replacements with permits, and a current wind mitigation form, are what separate the top of a plan band from the middle.

Step Five: Read the Flood File

FEMA's LOMR-F 13-04-6118A, issued August 8, 2013, removed all 122 Lantana lots from the Special Flood Hazard Area to unshaded Zone X, but the effective 2012 panel graphic still paints most Lantana footprints Zone AH, and the March 2025 preliminary map draws Zone AH across 72 of them. A home whose listing file carries the letter and an elevation certificate answers the lender on day one, and that is value.

Step Six: Price the Carrying Costs Your Buyer Inherits

Your buyer inherits a mandatory social membership in The Club at Olde Cypress, a quarterly Lantana invoice that includes the master association share, and a property tax bill that resets after the sale. No association or club dollar amount is published, so a buyer discounts uncertainty. The club's written figures and the estoppel amount in hand remove that discount.

Step Seven: Adjust Older Sales for Time

The county's calendar-year Lantana median moved from $875,000 in 2021 to $1,162,500 in 2022 and $1,550,000 in 2023, then $1,125,000 on three 2024 sales, $1,237,500 in 2025 and $1,657,500 on six 2026 recordings. A 2023 sale is not a 2026 comparable without an adjustment, and we measure that adjustment from Lantana's own same-size pairs, not from a countywide index.

Step Eight: Test the Number Against Today's Competition

On September 26, 2026 the Southwest Florida MLS Matrix showed no active Lantana listing and no Lantana home pending. Your competition is therefore the rest of Olde Cypress, where five homes were active and one pending. A value opinion that ignores what a buyer can tour the same afternoon is a hope, not a price.

What Is a Lantana at Olde Cypress Home Worth by Plan Size?

A Lantana at Olde Cypress home in Naples is worth about $860,000 to $875,000 in the compact 1,800 square foot plan and $1,400,000 to $1,795,000 in the plans of 2,875 square feet and more, on the 48-month MLS record. The mid-size and large plans sit between, and the same-size pairs below show how prices moved.

Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026; Collier County Property Appraiser recorded sales file dated 29 Aug 2026)

The Compact Plan: 1,796 to 1,809 Square Feet

Four closings since September 2022, all three bedrooms and two baths, ran $859,000 to $875,000 at a $867,500 median (mean of $860,000 and $875,000), the lowest per-foot figure in Lantana at $482.08 and the slowest, a 72-day median. Two sold in 2026, at $859,000 after 80 days and $860,000 after 24. A compact owner prices against those two, not against the $1,400,000 neighborhood median.

The Mid-Size Plans: 2,024 to 2,334 Square Feet

Nine closings, three bedrooms plus a den or four bedrooms with two or three baths, ran $890,000 to $1,350,000 at a $1,199,000 median, $514.58 per foot and a 21-day median. This is the band with the widest spread, because it holds both the 2,046 square foot plan that sold at $890,000 in April 2023 and the 2,327 square foot home that sold at $1,350,000 in August 2026.

The Large Plans: 2,585 to 2,592 Square Feet

Six closings ran $1,220,000 to $1,550,000 at a $1,425,000 median (mean of $1,400,000 and $1,450,000), $550.83 per foot and a 35-day median. The 2,587 square foot plan has sold three times: $1,550,000 in March 2023 after 4 days, $1,450,000 in May 2025 after 49 and $1,400,000 in January 2026 after 5, each with a different bath count and finish.

The Largest Plans: 2,875 to 3,158 Square Feet

Nine closings ran $1,400,000 to $1,795,000 at a $1,650,000 median, $547.64 per foot and the fastest pace in Lantana, a 6-day median. The top of the Lantana record, $1,795,000 in May 2026, was a 2,875 square foot home that sold at full list in 5 days, at $624.35 per foot.

What Does Price per Square Foot Tell You About a Lantana at Olde Cypress Home?

Price per square foot tells you where a Lantana at Olde Cypress home sits against its plan band, not what it is worth on its own. Over 24 months the Lantana median was $536.02 per square foot of MLS living area, against $472.75 for all of Olde Cypress in the latest twelve months, and the Lantana range ran from $443.32 to $624.35.

Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026; Collier County Property Appraiser recorded sales file dated 29 Aug 2026)

MLS Living Area and County Base Area Are Different Square Feet

The MLS divides a sale price by the living area a listing agent enters. The county's building record measures a base area that counts the garage and roofed outdoor space, and the median Lantana county footprint is about 4,392 square feet, far above any MLS living area here. Your valuation states which system every number came from and never divides one by the other's square feet.

The Lantana Per-Foot Record, Window by Window

The Lantana median per living square foot was $545.72 over 12 months (small sample), $536.02 over 24, and $531.60 over both 36 and 48 months. The band medians run $482.08 for the compact plan, $514.58 for the mid-size plans, $550.83 for the large plans and $547.64 for the largest.

Why the Compact Plan Shows the Lowest Per-Foot Number in Lantana

In most neighborhoods the smallest homes carry the highest price per foot. In Lantana the compact 1,800 square foot plan carries the lowest, about $482, while the large and largest plans sit near $548 to $551. The larger Lantana plans add dens and extra baths, and in the 2026 record they also sold fastest, so dividing a large home's size into a compact home's per-foot figure understates its value.

How to Use Price per Square Foot on Your Own Lantana Home

Use it inside your own plan band, against homes within a hundred or so square feet of yours, sold in the last two years. Outside that band it misleads. Our valuation uses per-foot figures as a check on the comparable sales, never as the answer.

How Long Do Lantana at Olde Cypress Homes Take to Sell, and How Close to Asking?

Lantana at Olde Cypress homes took a median 21 days to sell and closed at a median 97.18 percent of final list over the 24 months to September 26, 2026. The latest twelve months were faster, 9 days and 98.68 percent on eight closings, while two 2025 homes waited 236 days and closed near 93 percent.

Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026; Collier County Property Appraiser recorded sales file dated 29 Aug 2026)

Reading a 97.18 Percent Sale to List

A 97.18 percent median means the typical Lantana buyer over two years negotiated about $40,000 off a $1,400,000 final list (our arithmetic). Four of the 17 closings in that window reached or beat list, and all four went under contract in 18 days or less. Over 48 months, 9 of 28 closed at or above list, and the fastest, a 3,153 square foot home in January 2026, closed at its full $1,735,000 list after 0 days on market.

Lantana had the emptiest shelf of any market in the table and the highest median sold-to-list.

What the Slowest Sales and the Deepest Discounts Teach

The slowest Lantana sales since September 2022 were two 2025 homes at 236 days, a 3,158 square foot home on Lantana Way that closed at 93.40 percent of list and a 2,062 square foot home on Lantana Circle at 93.00 percent, then a 2,592 square foot home at 148 days and 93.57 percent. The deepest discount, 87.21 percent, came in January 2023 after 82 days. In each case the final list sat above the plan's recent evidence. A value opinion that starts at the evidence saves the price cut later.

The Pricing Strategy That Follows From These Numbers

List at the evidence for your plan, view and condition, not above it to leave room. With nothing else for sale in Lantana and a 98.68 percent twelve-month median, the room is not there, and the first three weeks of showings are when the best buyers see your home. Twenty of the 28 Lantana closings since September 2022 landed from January through May (our count), so a home ready in November or December meets the season's buyers as they arrive.

How Have Lantana at Olde Cypress Home Values Changed Since 2013?

Lantana at Olde Cypress values roughly doubled on the county's recorded sales, from a $617,300 median on the first 23 sales in 2013 to $1,237,500 in 2025, and the six 2026 recordings through the county's August 29, 2026 file sit at $1,657,500. The 2026 figure is a small sample weighted to the largest plans.

2020 17 $759,000
2021 15 $875,000
2022 10 $1,162,500
2023 5 (small sample) $1,550,000
2024 3 (small sample) $1,125,000
2025 8 (small sample) $1,237,500
2026, through the August 29 file 6 (small sample) $1,657,500

Collier County Property Appraiser recorded qualified sales, data file dated August 29, 2026; 229 qualified Lantana sales in all since 2013, at an all-history median of $726,000. The 2013 to 2016 rows are mostly first sales of a brand-new neighborhood: 132 recorded sales against 122 homes, so at least ten were already resales (our arithmetic).

The County Record by Window

Window ending August 29, 2026 Recorded qualified sales Median recorded price Range
12 months 6 (small sample) $1,657,500 (mean of $1,590,000 and $1,725,000) $841,000 to $1,795,000
24 months 15 $1,400,000 (observed) $841,000 to $1,795,000
36 months 18 $1,285,000 (mean of $1,250,000 and $1,320,000) $841,000 to $1,795,000
60 months 37 $1,210,000 (observed) $640,000 to $1,795,000
120 months 100 $845,500 (mean of $841,000 and $850,000) $425,000 to $1,795,000

The county records deeds and lags the MLS, so its newest Lantana recording is May 2026 and its twelve-month window holds six sales against the MLS's eight. We never blend the two records into one number.

Why the 2026 County Median Is Higher Than Last Year's

Four of the six 2026 recordings were at $1,590,000 or more, mostly the largest plans, while only one compact home recorded, at $841,000, and the July compact sale at $860,000 closed after the county's newest recording. The per-foot MLS median, which adjusts for size, rose about 4 percent year over year, far less than the headline median. So a 2025 comparable needs a measured adjustment from your own plan band, not a blanket markup of a third.

What the Trend Means for Your Valuation

An owner who bought from the builder between 2013 and 2016 holds a large gain on the recorded record; one who bought near the 2023 peak should price from the latest plan-band sales, not from the purchase price, because the buyer's appraiser will. Either way, the valuation starts with your plan and the last twenty-four months.

Lantana at Olde Cypress vs Da Vinci Estates at Olde Cypress: Which Will Your Buyer Compare?

A Lantana at Olde Cypress buyer often tours Da Vinci Estates at Olde Cypress too, because both sit behind the same Treeline Drive gate, both were zoned outside the original Olde Cypress PUD and both carry Italian-sounding names. Lantana sold at a $1,335,000 48-month MLS median; Da Vinci Estates at $2,150,000, on larger lots and larger homes.

What the Comparison Means for Your Lantana Price

Most of the Da Vinci premium buys a bigger house on a bigger lot: its median sale is about 1.6 times Lantana's, but its per-foot median is only about 7 percent higher (our arithmetic). A buyer who chooses Lantana is choosing a newer house, a lake view, a shorter drive to the gate and a price near $1.4 million rather than past $2 million. Your listing wins that comparison by answering the flood question on paper, because Da Vinci mostly leaves Zone AH on the preliminary map and Lantana does not. Da Vinci owners have their own Da Vinci Estates at Olde Cypress home valuation.

Weighing both? Sellers: request a Lantana at Olde Cypress valuation or call Jesse direct at (239) 898-6072. Buyers: call Marc at (239) 287-5873 to see both in one visit, or read how we represent buyers in Naples.

Why Do Online Estimates Miss on Lantana at Olde Cypress Homes?

Online estimates miss on Lantana at Olde Cypress homes because a model reads the FEMA panel graphic rather than the 2013 letter that removed every lot, blends Lantana with eight other Olde Cypress neighborhoods, confuses it with Lantana in Palm Beach County and Vita Tuscana, and cannot see which lake or preserve your lanai faces.

The Flood Letter a Model Cannot Read

The effective 2012 panel graphic still paints 116 of Lantana's 122 footprints wholly in Zone AH and six partly, because FEMA does not redraw letters of map change onto the panel image. A model that reads the graphic prices a Special Flood Hazard Area home with mandatory flood insurance; the lender who reads LOMR-F 13-04-6118A sees unshaded Zone X. That gap alone can push an automated figure the wrong way.

Three Names for One Neighborhood

Collier County's PUD layer carries the Lantana land as the H.D. Development PUD, also known as Vita Tuscana, and the county's plat records note the Lantana plats as formerly Vita Tuscana. A feed that matches by name can split Lantana's record in two, or pull sales from the Town of Lantana on the east coast. Your valuation matches by recorded plat and street.

Repeating Plans, Different Houses

Lantana's repeating plans are an advantage for a human appraiser and a trap for a model. Two 3,158 square foot homes sold in 2025 at prices $250,000 apart, one after 110 days and one after 236. A model sees the same size; a buyer sees the view, the pool, the finishes and the price history.

What to Do With an Online Estimate You Have Already Seen

Treat it as a starting question, not an answer. Ask which sales it used, whether they were in Lantana, whether they matched your plan band and view, and which flood status it assumed. When the answers are no, the estimate is not about your home. A written valuation from recorded sales is.

What Does the Flood Map Mean for a Lantana at Olde Cypress Home's Value?

The flood map matters to a Lantana at Olde Cypress home's value because three FEMA layers disagree. The effective May 16, 2012 panel graphic paints Zone AH; LOMR-F 13-04-6118A removed all 122 lots to unshaded Zone X on August 8, 2013; and the March 20, 2025 preliminary map, not yet effective, draws Zone AH across 72 footprints.

Data updated: September 2026 (FEMA National Flood Hazard Layer and preliminary layer, queried 23 Sep 2026; Collier County release of August 2026; Southwest Florida MLS Matrix, retrieved 26 Sep 2026)

Layer One: The Effective 2012 Map

The effective panels for Lantana, 12021C0213H and 12021C0214H, took effect May 16, 2012 in the FEMA National Flood Hazard Layer. On the panel graphic, 116 of Lantana's 122 home footprints fall wholly in Zone AH, a shallow-ponding Special Flood Hazard Area, and six partly, with nearby base flood elevation lines of 11.5 to 13.5 feet NAVD88. FEMA's letters here name the source as ponding and overland flow, not Gulf surge.

Layer Two: LOMR-F 13-04-6118A, the Letter That Covers Every Lot

On August 8, 2013 FEMA issued a Letter of Map Revision based on Fill that removed Lots 1 through 122 from the Special Flood Hazard Area to unshaded Zone X, recording a lowest lot elevation of 12.9 feet NAVD88. A 2013 elevation certificate on file with Collier County for a Lantana Circle home shows the result: Zone X, base flood elevation "NONE," map revised 08/08/13, top of bottom floor 15.8 feet NAVD88. Collier County holds 49 elevation certificates for Lantana addresses, and yours may be one of them.

Layer Three: The March 2025 Preliminary Map

FEMA National Flood Hazard Layer and preliminary layer, queried September 23, 2026. Collier County announced that the 90-day appeal period opened August 19, 2026, with the new map targeted to take effect in summer 2027. Whether FEMA revalidates the 2013 letter when the new panels take effect has not been announced, and a preliminary map does not govern insurance or lending today.

What the Three Layers Mean for Your Price

Today a Lantana buyer's lender should treat the lot as outside the Special Flood Hazard Area, and the ZIP 34119 median single-family NFIP policy was $1,259 a year in FEMA's policy data as of September 8, 2026. The risk a buyer prices is the future: if the preliminary map takes effect as drawn and the letter is not revalidated, part of Lantana could return to a mapped flood zone. The seller who puts the letter, the elevation certificate and a current flood quote in the listing file turns an unknown into a number, and buyers pay more for numbers. The full three-layer flood history, with the storm and insurance record, is in our Lantana at Olde Cypress neighborhood guide.

What Costs Will a Lantana at Olde Cypress Buyer Price Into Your Offer?

A Lantana at Olde Cypress buyer prices in the quarterly Lantana invoice that carries the master share, mandatory club social dues, any golf they add, a property tax bill that resets after purchase, flood insurance if the lender requires it, and a homeowners premium set by your roof and openings. No association or club amount is published, so uncertainty costs you.

The Club Bill Nobody Publishes

Social membership in The Club at Olde Cypress is mandatory under Section 14.02 of the 2019 Amended and Restated Declaration for Olde Cypress, and golf is optional. The club publishes no initiation or dues on its site, and third-party figures circulating online conflict widely, from roughly $45,000 to $175,000 for golf initiation, none of them club-published. The current number comes from the club's membership office at (239) 596-4797, and we get it in writing before you list.

The Quarterly Invoice and the Estoppel

Each neighborhood association bills quarterly, including the owner's share of the master association, per the master association's About page, and the invoice includes basic exterior landscaping of each home. The Lantana amount is posted only on the resident portal. The estoppel certificate under Section 720.30851 of the Florida Statutes states it, along with any working capital contribution due at transfer under Section 8.13, whose amount we could not locate in any public document.

The Tax Reset Your Buyer Inherits

On the 2026 preliminary Collier County roll the median Lantana tax is $7,734, and 78 of 122 Lantana homes, 63.9 percent, carry a homestead exemption with its Save Our Homes cap. A buyer does not keep your cap. At the 2025 rate of 9.5058 mills, the median Lantana just value of $1,045,298 implies about $9,900 a year before any exemption (our arithmetic), so a careful buyer adjusts an offer for the difference.

No CDD, No Club Assessments, No Food Minimum

There is no Community Development District over Olde Cypress, and the only non-ad valorem line on a certified 2025 Olde Cypress tax bill was garbage, at $261.91. The club states it has no member assessments and no food and beverage minimum. Those are three costs your buyer will not have to price, and your listing should say so with the sources.

What Will You Net From Selling a Lantana at Olde Cypress Home?

A Lantana at Olde Cypress seller nets the sale price less the negotiated commission, the deed documentary stamp tax at $0.70 per $100, the estoppel fees, a municipal lien search and the property tax proration. In Collier County the buyer customarily pays the owner's title policy and chooses the closing agent, though the contract controls every line.

The Seller's Lines at the Lantana Median

Line item At the 24-month Lantana median, $1,400,000 Who customarily pays in Collier County
Deed documentary stamp tax, $0.70 per $100 $9,800 Seller
Estoppel certificate, current account Up to $299 per certificate, by statute Seller
Municipal lien search About $100 to $250 Seller
Property tax proration, June 30 closing at the $7,734 median bill About $3,835 credited to the buyer (our arithmetic) Seller's share of the year
Commission Negotiated in writing; no rate is set by law As agreed
Owner's title insurance policy Not a seller line in Collier County by custom Buyer, by custom
Deed recording fee Not a seller line Buyer

Sources: Florida Statutes 201.02 and the Florida Department of Revenue for the stamp tax; Florida Statutes 720.30851 for the estoppel cap; our shared Florida cost-of-selling research for customs and ranges. Every figure is an estimate; your closing agent's settlement statement is the final word.

Commissions After the 2024 NAR Settlement

Since August 17, 2024, offers of compensation to a buyer's agent cannot appear on the MLS, and a buyer must sign a written agreement with their own agent before touring. Commissions are fully negotiable and no rate is set by law. A Lantana seller may still offer to contribute toward a buyer's agent fee, off the MLS, and we put that decision in front of you with the numbers.

What Does a Lantana at Olde Cypress Seller Owe a Buyer Before Contract?

A Lantana at Olde Cypress seller owes the buyer the Section 720.401 homeowners association disclosure summary before the contract is signed, because both the Lantana association and the Olde Cypress master association are Chapter 720 associations. The seller also owes the flood disclosure, the property tax disclosure summary and any known material facts.

Section 720.401 and Its Timing

Florida Statutes 720.401 requires that a prospective parcel owner "be presented a disclosure summary before executing the contract for sale," supplied on a resale by the parcel owner. The contract must carry the statutory voidability language, and if the summary is missing the buyer may cancel "within 3 days after receipt of the disclosure summary or prior to closing, whichever occurs first." That right cannot be waived, so we attach the summary to the listing package, not the contract.

Two Associations, One Summary

Every Lantana home is assessed by two associations on one quarterly invoice, Lantana at Olde Cypress Homeowner's Association, Inc. and the Olde Cypress Master Property Owners Association, so the disclosure summary should name both. There are no condominiums behind the Olde Cypress gate, so the Chapter 718 condominium resale package does not apply to a Lantana sale. This is information, not legal advice.

Flood and Tax Disclosures

The flood disclosure under Florida Statutes 689.302 and the property tax disclosure summary under Florida Statutes 689.261 go with every residential sale. Pair the flood disclosure with LOMR-F 13-04-6118A and your elevation certificate, and the buyer's lender has what it needs on day one.

What Moves the Number Before You List a Lantana at Olde Cypress Home?

Four things move a Lantana at Olde Cypress value before listing: the roof, openings and mechanicals documented for insurance a decade after construction, the flood file assembled, the club and fee figures in writing, and the timing against the January to May season. Each one removes a buyer's discount or widens the buyer pool.

Roof, Wind Mitigation and a Decade of Wear

Lantana homes were built under the modern Florida Building Code, which is a selling point, but insurers price each house from its own Uniform Mitigation Verification Inspection Form. At the 160 mph design wind speed Collier County's code layers show for houses here, impact-rated openings are the direction of the code. Documented upgrades and permitted replacements are value; undocumented ones are a question.

The Flood File

An elevation certificate, LOMR-F 13-04-6118A and a current flood quote answer the lender before the question stalls a contract. Search your address on the FEMA Flood Map Service Center, and check Collier County's elevation certificate archive, which holds 49 certificates for Lantana addresses.

The Club and Fee Figures in Writing

A letter from the club's membership office with the current social dues and golf figures, the Lantana budget and the estoppel amount turn three unknowns into three numbers. A buyer who can price the carrying cost does not need to discount for it.

Timing and the Gate

Twenty of the 28 Lantana MLS closings since September 2022 landed from January through May. The master association's realtors information page allows open houses on Saturday and Sunday from noon to 5 p.m. with a guard-house sign and one approved green For Sale sign, so plan showings and signage to the rule before the season starts.

Frequently Asked Questions, Seller Edition: Valuing a Lantana at Olde Cypress Home

These are the questions Lantana at Olde Cypress owners in Naples ask when they want to know what their home is worth, answered from the public record for a Collier County owner, each in one short paragraph. They cover value, comparables, plans, the club, fees, taxes and flood. Nothing here is an appraisal, or legal or tax advice.

What is my Lantana at Olde Cypress home worth?

It depends first on your plan size, where 48-month MLS medians run from $867,500 for the compact 1,800 square foot plan to $1,650,000 for homes of 2,875 square feet and more, then on view, lot and condition. Request a written valuation or call Jesse direct at (239) 898-6072.

What have Lantana homes sold for in the last 24 months?

Seventeen MLS closings from $859,000 to $1,795,000 at a $1,400,000 median in the 24 months to September 26, 2026, and 15 county-recorded qualified sales at the same $1,400,000 median to the August 29, 2026 file.

What have Lantana homes sold for in the last twelve months?

Eight MLS closings, a small sample, at a $1,495,000 median (mean of $1,400,000 and $1,590,000), a median 9 days on market and 98.68 percent of final list, all in calendar 2026.

What is the highest price a Lantana home has sold for?

$1,795,000, a 2,875 square foot four-bedroom home on Lantana Circle that closed at full list in May 2026 after 5 days, at $624.35 per living square foot. It is the top of both the MLS and the county record for Lantana.

What is the price per square foot in Lantana at Olde Cypress?

A median $536.02 per square foot of MLS living area over 24 months and $545.72 over the latest twelve (small sample), against $472.75 for all of Olde Cypress in the latest twelve months.

How long does it take to sell a Lantana home?

A median 21 days on market over 24 months and 9 days over the latest twelve, then typically 30 to 60 days to close. Homes listed above their plan's evidence in 2025 waited 110 to 236 days.

How many Lantana homes are for sale right now?

None. On September 26, 2026 the Southwest Florida MLS showed no active and no pending Lantana listing, after eight closings in twelve months.

How close to asking price do Lantana homes sell?

A median 97.18 percent of final list over 24 months and 98.68 percent over the latest twelve. Nine of 28 closings since September 2022 reached or beat list.

What is a compact Lantana plan worth?

The four MLS closings between 1,796 and 1,809 square feet since September 2022 ran $859,000 to $875,000, and the two 2026 sales were $859,000 and $860,000.

What is one of the largest Lantana plans worth?

The nine closings between 2,875 and 3,158 square feet since September 2022 ran $1,400,000 to $1,795,000 at a $1,650,000 median and a 6-day median on market.

Are Lantana home prices going up or down?

Up in 2026 on the small-sample record: the latest twelve-month MLS median of $1,495,000 compares with $1,250,000 the year before, and the per-foot median rose about 4 percent. Part of the change is mix, with more large plans selling.

Is the county's just value what my Lantana home would sell for?

No. Just value is a mass-appraisal figure for taxation; the median Lantana just value on the 2026 preliminary roll is $1,045,298, well below the $1,400,000 24-month sale median.

Why are online estimates for my Lantana home so far off?

Because models read the 2012 flood panel graphic rather than the 2013 letter that removed every lot, blend Lantana with other Olde Cypress neighborhoods or with the Town of Lantana, and cannot see which lake, preserve or golf edge your lanai faces.

Does a lake or preserve view change my home's value?

Yes, often by more than any other feature within a plan band. Sixty-six Lantana homes border a lake, 19 the association preserve and 13 the golf course or range edge, and we price the view from the plat and paired sales.

Does a pool add value to a Lantana home?

Usually, within a plan band. The records we pulled carry no reliable pool field, so we confirm pools from photographs and permits and price them from comparable sales.

Does it matter whether I am on Lantana Circle or Lantana Way?

Not measurably on the record. Only three of 28 MLS closings since September 2022 were on Lantana Way, at $1,199,000 to $1,400,000, too few to support a street premium or discount.

What flood zone is my Lantana home in?

Legally, unshaded Zone X under FEMA LOMR-F 13-04-6118A of August 8, 2013, which covers Lots 1 through 122. The effective 2012 panel graphic still paints Zone AH, and the March 2025 preliminary map draws Zone AH across 72 Lantana footprints.

Will the preliminary flood map lower my Lantana home's value?

It is a question for buyers, not a verdict. The preliminary map is not effective, can change on appeal and does not govern lending today. Presenting the letter, your elevation certificate and a flood quote keeps it from becoming a discount.

Does the mandatory club membership affect my home's value?

It shapes the buyer pool: every Lantana buyer takes the social membership in The Club at Olde Cypress and golf is optional. Unpublished dues create a discount unless you have the club's figures in writing.

What are the HOA fees on a Lantana home?

Lantana bills one quarterly invoice that includes the master association share and basic exterior landscaping, but the amount is published only on the resident portal. The estoppel certificate states it for your lot.

Does Lantana at Olde Cypress have a CDD fee that lowers my price?
