Lantana at Olde Cypress is 122 detached homes built from 2013 to 2016 on Lantana Circle and Lantana Way in North Naples, the newest neighborhood behind the Olde Cypress gate, and a sale here turns on plan-size pricing, a whole-subdivision FEMA letter and two associations on one invoice. McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008, price it plan by plan.
This page is for the Lantana owner thinking about selling. The neighborhood itself is described in our Lantana at Olde Cypress neighborhood guide, and the whole community of 548 homes in our Olde Cypress community guide in Naples. This is the neighborhood inside Olde Cypress in ZIP 34119, not the Town of Lantana in Palm Beach County, and not Fairway Preserve at Olde Cypress, the 264-unit condominium off Immokalee Road that sits outside the gate and is not part of the community. Call Jesse McGreevy direct at (239) 898-6072 whenever you want to talk it through.
Jesse McGreevy and Marc Comisar have been Top 1% Real Estate Agents Nationally Since 2008 and the #1 Team in Southwest Florida since 2012, and they personally run every listing they take: the price, the marketing, the negotiation and the association, club and flood paperwork. If you are interviewing listing agents across the city first, our guide to the best real estate agents in Naples compares the teams on the public record.
These are career figures across Lee and Collier County.
In the last 12 months Lantana at Olde Cypress has seen 8 resales in the Southwest Florida MLS. We tracked every one of the 28 Lantana closings in the MLS since September 2022 and all 229 qualified county sales since 2013. Any sale walked through below is a public-record sale, labelled as one.
You get Jesse and Marc, not a coordinator: Jesse runs pricing, data, marketing and the file; Marc runs showings through the Treeline Drive gate, inspections and walkthroughs for owners who are out of state. Read how the partnership works on our about McGreevy and Comisar page.
Selling a Lantana at Olde Cypress home differs from any other Olde Cypress sale in five ways: the homes are the youngest behind the gate, the plans repeat, every lot rests its flood status on one 2013 FEMA letter, the land sits in its own zoning district, and two associations and a club touch every file.
The 2026 preliminary Collier County roll counts 548 single-family homes in Olde Cypress, which the master association rounds to 550, in nine neighborhoods. Lantana holds 122 of them, all built from 2013 to 2016 (median 2014), while every other neighborhood was mostly finished by 2009. A Lantana listing competes on age and code era in a way no other Olde Cypress listing can.
Living areas repeat across the 28 MLS closings since September 2022: 1,796, 2,046, 2,327, 2,332, 2,587, 2,876 and 3,158 square feet each appear more than once. That makes Lantana easy to price by direct comparison, and unforgiving: a buyer's agent will set your home beside the last sale of the same plan within minutes.
On August 8, 2013, FEMA issued LOMR-F 13-04-6118A, removing Lots 1 through 122 from the Special Flood Hazard Area to unshaded Zone X, yet the effective 2012 map graphic still paints the neighborhood Zone AH and the March 2025 preliminary map redraws Zone AH across 72 footprints. No other Olde Cypress neighborhood carries that three-layer story.
Collier County carries the Lantana land as the H.D. Development PUD, also known as Vita Tuscana, enlarged on April 26, 2011 when Ordinances 2011-13 and 2011-14 moved 158 units out of the Olde Cypress PUD. The Lantana declaration, recorded April 4, 2013 at OR 4904 PG 1443, subjects every lot to the master declaration. When a plat index says "Vita Tuscana," it means Lantana.
Lantana at Olde Cypress Homeowner's Association, Inc., filed November 30, 2012 as N12000011211, bills owners quarterly for its own costs plus the master share, and Section 14.02 of the restated master declaration makes every owner a social member of The Club at Olde Cypress. None of the three publishes a fee outside the resident portal or the club office.
Lantana at Olde Cypress sells as the busiest single-plat market inside Olde Cypress: 17 MLS closings in 24 months at a $1,400,000 median, a 2026 median of 9 days on market, and not one home for sale or pending on September 26, 2026. These are the points every Lantana seller should carry into a listing conversation.
Now is a strong time to sell a Lantana at Olde Cypress home that is priced to its plan. Over 24 months, 17 Lantana homes closed in the Southwest Florida MLS at a $1,400,000 median and 97.18 percent of list, the eight 2026 closings took a median 9 days, and on September 26, 2026 no Lantana home was listed or pending.

Medians are the middle value, not the average; per-square-foot and sold-to-list medians are the medians of each sale's own ratio, and sold-to-list uses the final list price.
We lead with 24 months because it is the first window with 10 or more Lantana closings; the others appear as context, each with its count.

In the last 12 months we tracked all eight Lantana closings and all 26 across Olde Cypress. Every window shares the range $859,000 to $1,795,000, because the lowest and highest sales of the four years both closed in 2026.
By our arithmetic on the MLS list, the nine Lantana closings from September 27, 2024 to September 26, 2025 had a median of $1,250,000, 93.63 percent of final list and 58 days on market; the latest eight had $1,495,000, 98.68 percent and 9 days. The per-foot median, which adjusts for the larger homes sold lately, rose from $522.48 to $545.72, about 4 percent. The clear change is negotiation: 2025 sellers routinely gave up six to seven percent from list, and 2026 sellers mostly did not.
On September 26, 2026 the Southwest Florida MLS showed no active and no pending Lantana listing, so Lantana's months of supply stood at zero. A seller who lists this fall lists onto an empty shelf, and a buyer who wants a 2010s home behind the Olde Cypress gate has one place to look.

The 2013 to 2016 rows are the first sales of a new neighborhood: 132 recorded sales against 122 homes, so at least ten were already resales (our arithmetic). The median held between $665,000 and $875,000 from 2017 to 2021, jumped in 2022 and 2023, eased in 2024 and 2025, and the six 2026 recordings sit at $1,657,500. An owner who bought in 2014 and one who bought in 2023 sell the same plans into the same market with very different gains.
The MLS counts 20 Lantana closings in 36 months and the county 18: the MLS records the closing and the county the deed, the county file stops at the May 2026 recordings, and it holds sales that never touched the MLS, such as a $1,125,000 recording of September 2024. We never add the two, and never compare county figures with MLS living-area price per square foot. The median 2026 preliminary just value of $1,045,298 is a taxing figure, not a price: every 2026 closing over 2,000 square feet sold above the neighborhood's highest just value.
Lantana at Olde Cypress had no home for sale on September 26, 2026, after eight closings in twelve months at a $1,495,000 median, and the next sale of your plan on Lantana Circle or Lantana Way becomes the comparable every neighbor after you is priced against. The Lantana at Olde Cypress sales that matter most to your price are the 17 MLS closings of the last 24 months, from $859,000 to $1,795,000, and within them the sales of your own plan size. The eight 2026 closings anchor today's range, and plan size matters more than any neighborhood median.

Plan size explains most of the spread in Lantana prices. Grouping all 28 MLS closings since September 2022 by living area (our arithmetic on the Southwest Florida MLS pull):
| Living area band | Closings, 48 months | Median sold price | Range | Median per living sq ft | Median days on market |
|---|---|---|---|---|---|
| 1,796 to 1,809 sq ft (three bedrooms, two baths) | 4 (small sample) | $867,500 (mean of $860,000 and $875,000) | $859,000 to $875,000 | $482.08 | 72 |
| 2,024 to 2,334 sq ft | 9 (small sample) | $1,199,000 | $890,000 to $1,350,000 | $514.58 | 21 |
| 2,585 to 2,592 sq ft | 6 (small sample) | $1,425,000 (mean of $1,400,000 and $1,450,000) | $1,220,000 to $1,550,000 | $550.83 | 35 |
| 2,875 to 3,158 sq ft | 9 (small sample) | $1,650,000 | $1,400,000 to $1,795,000 | $547.64 | 6 |
Every band is a small sample. The compact plan sells for the least per foot and the slowest; the largest plans have sold fastest, a 6-day median across nine sales. For either, the neighborhood median of $1,400,000 is the wrong yardstick.
This is a public-record sale from the Southwest Florida MLS, not a McGreevy and Comisar transaction. The highest Lantana closing in the four-year pull was a four-bedroom, three-and-a-half-bath home of 2,875 living square feet on Lantana Circle. It was listed at a final $1,795,000, spent 5 days on market and closed on May 15, 2026 at the full $1,795,000, 100.00 percent of list and $624.35 per living square foot, the highest per-foot figure in the pull. The county file carries a $1,795,000 recording dated May 12, 2026, so an appraiser will find the same price in both records.
Three lessons follow. Plan: a 2,889 square foot four-bedroom on Lantana Circle closed at $1,575,000 in July 2023, so a near-identical plan sold for $220,000 more less than three years later. Pricing: a 2,876 square foot home listed at $1,775,000 in March 2026 closed at $1,725,000, 97.18 percent, while the May home was priced where buyers already were. Timing: it sold in season, with no competing large plan for sale.
Two 2025 sales took 236 days. One, a 3,158 square foot four-bedroom-plus-den on Lantana Way, closed on August 19, 2025 at $1,400,000, 93.40 percent of a $1,499,000 list and $443.32 per living square foot. The same plan had closed at $1,650,000 on Lantana Circle that April, and a 3,153 square foot home closed at its full $1,735,000 list after 0 days in January 2026.
Lantana vs Da Vinci Estates at Olde Cypress is the comparison buyers make because both neighborhoods were zoned outside the original Olde Cypress PUD and both carry Italian names. Lantana offers 122 homes built 2013 to 2016 at a $1,335,000 48-month MLS median; Da Vinci Estates offers 60 estate homes on larger lots at $2,150,000.

Da Vinci's 48-month MLS median is about 1.6 times Lantana's, but per living square foot the gap is much smaller, $568.97 against $531.60, so most of the Da Vinci premium buys a bigger house on a bigger lot rather than a richer price per foot. A Lantana seller of one of the largest plans, 2,875 to 3,158 square feet, is closer to Da Vinci's buyer than the medians suggest, and our marketing reaches that buyer. Da Vinci owners can read our guide to selling a home in Da Vinci Estates at Olde Cypress.
A buyer who wants a newer house, a lake view, a short drive to the gate and a price near $1.4 million should choose Lantana; one who wants an estate lot, more golf or preserve frontage and a budget past $2 million should choose Da Vinci Estates, described in our Da Vinci Estates at Olde Cypress neighborhood guide. We price a Lantana at Olde Cypress home from the Lantana sales of the same plan size first, then adjust for view, pool, upgrades, roof and openings, condition and the season. A Lantana price is never set from the Olde Cypress community median, which blends 2000s golf homes, paired villas and estate lots.

Twenty-eight MLS closings in 48 months give Lantana one of the deepest records in Olde Cypress, and the repeating plans mean several are the same house as yours. We line them up by living area, bedrooms, den, view and date, and weight 2026 sales above 2025 sales because the negotiation changed.
The MLS reports living area; the county roll reports a building area that includes the garage, lanai and covered spaces. The $536.02 Lantana median is a living-area figure, and we never compare it with anything built on county building area.
On the county map, 66 of the 122 Lantana homes border a lake, 19 the 16.23-acre association preserve and 13 the golf course or range edge. The MLS fields we pulled do not record view, so we quote no measured view premium and adjust home by home from matching sales.
An automated model often reads the 2012 flood graphic without the 2013 letter, blends Lantana with Fairway Preserve or older neighborhoods, cannot see a view, and cannot tell a 1,800 square foot plan from a 3,158 square foot plan on the same street. Each error moves the number by six figures.
With nothing listed or pending, your price is compared with the last closings, not a live neighbor. That helps only if the price is right on day one: 2026 sellers who priced to the evidence sold in a median 9 days, and 2025 sellers who reached took up to 236. Selling? Request a free Lantana home valuation or call Jesse direct at (239) 898-6072. Buying? Read how we represent buyers in Naples or call Marc at (239) 287-5873.
We market a Lantana at Olde Cypress home as the newest house behind the Olde Cypress gate: a 2013 to 2016 home, usually on a lake, with mandatory club social membership, a whole-subdivision FEMA letter and a quarter-mile drive to Immokalee Road. That means professional media, the complete document file up front, and a plan built for buyers who are not in Naples yet.
Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026; Collier County Property Appraiser recorded sales file dated 29 Aug 2026)
On the 2026 preliminary Collier County roll, 78 of the 122 Lantana homes, 63.9 percent, carry a Florida homestead exemption, and 29 owners mail tax bills elsewhere in the United States and 2 abroad. That describes ownership, not people: roughly a third of Lantana is held without a Florida homestead, so the listing has to answer every question remotely.
The master association's Realtors Information page sets the rules: public open houses on Saturday and Sunday from noon to 5 p.m. only, broker opens Monday to Friday, open house signs only from the guard house against a $20 refundable deposit, and one standardized green wooden For Sale sign, 2 feet by 1.5 feet. Lantana Circle turns off Treeline Drive just inside the gatehouse, so a buyer reaches your door within a minute of being cleared.
Lantana homes sell from the lanai. Professional photography, aerial capture of the lake and preserve edge, a measured floor plan so a buyer can match your plan to the sales record, and a video walkthrough are standard on every McGreevy and Comisar listing.
Buyers ask about flood, the quarterly invoice, the club, the roof and the tax bill at the first showing. LOMR-F 13-04-6118A, your elevation certificate (the county holds 49 for Lantana addresses), a one-paragraph note on the March 2025 preliminary map, the estoppel figures, the club's written terms, your wind mitigation report and the permit history go into the listing package from day one.
Not every Lantana owner wants a public launch. An estate sale or a quiet move within the gates can run through agent-to-agent outreach and our buyer database, and we will tell you plainly what less exposure is likely to cost.
Jesse McGreevy and Marc Comisar negotiate every Lantana at Olde Cypress offer themselves. With a 97.18 percent median sold-to-list over 24 months, Lantana buyers negotiate modestly, but outcomes ran from 93.00 to 100.75 percent of list in that window, and on a $1.4 million home that gap is about $100,000.
The person who priced your home is the person across the table from the buyer's agent; offers are never relayed by a coordinator.
The median Lantana closing gave up about 2.8 percent from its final list over 24 months. The deepest concessions came in 2025: six of the nine closings from September 2024 to September 2025 settled between 93.00 and 94.38 percent of list, and the other three closed at 96.47, 97.35 and 100.00 percent. In 2026, three of eight closed at or above list and only one below 97 percent.
A lender or insurer who reads the 2012 panel graphic without the letter will call your home Zone AH. The LOMR-F, the elevation certificate and the FEMA record go to the buyer's agent with the first offer response, and the preliminary map is presented as what it is, a proposal under appeal.
A buyer who wants golf will ask what it costs. The club does not publish initiation or dues, and figures online conflict widely, from roughly $45,000 to $175,000 for golf initiation, none club-published, so we obtain the club's written terms before listing.
Lantana homes were built under the 2010 and 2014 editions of the Florida Building Code, so a wind mitigation report usually documents well; we get it done before listing so the credits are in the buyer's quote, not a renegotiation.
Your sale needs the Lantana association's estoppel certificate, confirmed to include the master share and any Section 8.13 contribution. We request every certificate the first business day after contract and write the dates around the slowest step.
Selling a Lantana at Olde Cypress home costs the negotiated brokerage commission, Florida documentary stamp tax on the deed at $0.70 per $100, the estoppel certificate fee, a municipal lien search and prorated taxes and assessments. In Collier County the buyer customarily pays the owner's title policy, and the master association can collect a working capital contribution at transfer.
Data updated: September 2026 (Florida Statutes 201.02 and 720.30851; Florida Department of Revenue; 2019 Amended and Restated Declaration for Olde Cypress; Southwest Florida MLS Matrix medians pulled September 26, 2026)
Florida charges $0.70 per $100 of consideration under Florida Statutes 201.02, as the Florida Department of Revenue explains, and a Florida seller customarily pays it: $9,800 on a home at the 24-month MLS median of $1,400,000, $6,020 on the $860,000 compact-plan sale of July 2026 and $12,565 on the $1,795,000 top sale (our arithmetic).
In Lee County the seller customarily pays the owner's title policy, but in Collier County the buyer customarily chooses the closing agent and pays the owner's title policy. No statute fixes this, so the contract controls. The premium itself is promulgated under Florida Administrative Code Rule 69O-186.003, so it is the same at every title company.
Under Florida Statutes 720.30851, the association's estoppel certificate states the assessment, its frequency, the amount paid through, any balance and any capital contribution or transfer fee due at closing. The 2024 cap, explained in the HB 979 staff analysis, is $299 for a current account, with a surcharge for three-day delivery and a higher cap if delinquent. In Collier County practice the seller customarily pays it; the contract controls.
Section 8.13 of the restated master declaration lets the master association collect a working capital contribution "at the time of the transfer of title of any Parcel," in a Board-set amount we could not locate in any public document. No Lantana-level capital or transfer charge was located either; the estoppel will state what applies, and who pays is a contract term we settle before signing.
Since August 17, 2024, buyer broker compensation cannot be advertised in the MLS, buyers sign written agreements with their own agents before touring, and every commission is negotiable, per the National Association of REALTORS settlement explainer. Any offer toward the buyer's costs is a separate decision we make together.
| Line, illustrative Lantana sale at $1,400,000 closing June 30 | Who pays | Amount |
|---|---|---|
| Documentary stamp tax on the deed | Seller, by custom | $9,800 |
| Lantana association estoppel certificate | Seller, by custom | Up to $299, plus a rush surcharge if needed |
| Municipal lien search | Seller, by custom | Set by the title company |
| Property tax proration on the $7,734 Lantana median bill | Seller credits buyer | About $3,835 |
| Quarterly association invoice | Prorated to the closing date | Per the estoppel |
| Owner's title insurance policy | Buyer, by Collier County custom | Buyer's cost |
| Master working capital contribution | Per the contract | Board-set; stated on the estoppel |
| Brokerage commission | Seller | As negotiated in your listing agreement |
The proration line is 181 days of the $7,734 median 2026 preliminary tax for the 122 Lantana homes (our arithmetic); Florida property taxes are paid in arrears, so the seller credits the buyer from January 1. Your own net sheet uses your price, tax bill, closing date and estoppel figures. Selling? Request a free Lantana home valuation or call Jesse direct at (239) 898-6072. Buying? A Lantana at Olde Cypress seller owes the Florida Statutes 720.401 homeowners association disclosure summary before the buyer signs, because the Lantana association and the master association are both Chapter 720 homeowners associations. Every seller also owes known material facts, the flood disclosure and the property tax disclosure summary.
Florida Statutes 720.401 says a prospective parcel owner "must be presented a disclosure summary before executing the contract for sale," and on a resale the owner supplies it. The contract must carry the statutory voidability language in conspicuous type. Without the summary, the buyer may void the contract "within 3 days after receipt of the disclosure summary or prior to closing, whichever occurs first," a right that cannot be waived. In Lantana the summary should name both associations, because both assess the home.
You owe the disclosure summary before the contract; the Section 8.13 contribution is collected at transfer. With no condominiums behind the gate, the condominium resale package does not apply. This is general information, not legal advice; your closing agent or attorney confirms it.
Since October 1, 2024, Florida Statutes 689.302 requires a flood disclosure at or before the contract covering flood insurance claims, federal flood assistance and known flood damage. In Lantana, pair it with LOMR-F 13-04-6118A and your elevation certificate, so the buyer reads the legal status alongside the form.
Florida Statutes 689.261 requires a property tax disclosure summary warning the buyer that taxes reset after a sale; 78 of 122 Lantana homes are homesteaded.
Under Johnson v. Davis, 480 So. 2d 625 (Fla. 1985), a Florida seller must disclose known facts that materially affect value and are not readily observable. In Lantana that includes storm repairs, roof or window replacements without a closed permit, any lake-bank or drainage issue on a lake lot, and open architectural matters with either association.
Flood zone affects a Lantana at Olde Cypress sale through the buyer's lender and insurer, and Lantana has three honest answers: the effective May 16, 2012 map graphic paints most footprints Zone AH, LOMR-F 13-04-6118A removed all 122 lots to unshaded Zone X on August 8, 2013, and the March 20, 2025 preliminary map redraws Zone AH across 72 footprints.
Data updated: September 2026 (FEMA National Flood Hazard Layer, effective and preliminary, overlaid on Collier County building footprints, queried 23 Sep 2026; Collier County August 2026 release)
The effective Flood Insurance Rate Map panels for Lantana are 12021C0213H and 12021C0214H, both effective May 16, 2012, in the FEMA National Flood Hazard Layer. On the panel graphic, 116 of Lantana's 122 home footprints fall wholly in Zone AH and 6 partly. Zone AH is a shallow-ponding Special Flood Hazard Area; FEMA letters here name the source as ponding and overland flow, not Gulf surge.
LOMR-F 13-04-6118A removed Lots 1 through 122, the whole subdivision as platted in Plat Book 52, Pages 47 to 52, from the Special Flood Hazard Area to unshaded Zone X, recording a lowest lot elevation of 12.9 feet NAVD88. FEMA lists letters like this as not incorporated into the panel image, which is why the graphic still paints Zone AH and why automated flood checks get Lantana wrong. A 2013 elevation certificate for a Lantana Circle home shows the result: Zone X, map revised 08/08/13, top of bottom floor 15.8 feet NAVD88.
FEMA issued a new preliminary countywide map for Collier County on March 20, 2025. Collier County announced that the 90-day appeal period opened August 19, 2026, with the new map targeted to take effect in summer 2027. On FEMA's preliminary flood hazard layer, 72 Lantana footprints touch Zone AH, 47 are wholly shaded Zone X and 3 are mixed. Whether FEMA revalidates the 2013 letter when the new panels take effect has not been announced, and a preliminary map does not govern insurance or lending today.
The eight Lantana closings of the latest 12 months all came after the preliminary map was issued, at a median 9 days and 98.68 percent of list. So far the market has not priced it in; present it plainly anyway.
Put four things in the listing file: LOMR-F 13-04-6118A, your elevation certificate, the FEMA Flood Map Service Center record for your address, and a flood quote if you carry a policy. FEMA's OpenFEMA NFIP policies dataset, as of September 8, 2026, shows a median single-family flood policy of $1,259 a year in ZIP 34119, and unincorporated Collier County is CRS Class 5 in the FEMA Community Status Book.
Hurricanes and building age help a Lantana at Olde Cypress seller more than most in Naples: Lantana sits in Collier County Evacuation Zone E and the Category 4 storm surge zone, about 6.7 miles inland, and every home was built from 2013 to 2016 under the 2010 and 2014 editions of the Florida Building Code.
Every Olde Cypress point tested, Lantana included, sits in Evacuation Zone E on the county's hurricane evacuation zone layer, and a Lantana sample point returns the Category 4 zone on the Florida Division of Emergency Management's storm surge zones service, outside the Coastal High Hazard Area.
Collier County's Florida Building Code wind load layers give an ultimate design wind speed of 160 mph for houses at every Olde Cypress point tested. Every Lantana home first appears in the county building footprint layers between 2013 and 2016; insurers credit the house, not the era, through the Uniform Mitigation Verification Inspection Form.
Your buyer will pay the quarterly Lantana invoice with the master share, mandatory club social dues, optional golf, any one-time charges at transfer and Collier County property tax at 9.5058 mills in 2025. Only the tax layer is fully published, and the buyer's tax bill will not be yours.
The master association's About page says owners "receive quarterly invoices from their neighborhood association that include the neighborhood costs plus the owner's share of the master association," including "basic exterior landscaping of each home." In Lantana that share also carries private roads, lakes and a 16.23-acre preserve. No budget is posted outside the resident portal, so the estoppel is the figure.
Section 14.02 of the 2019 Amended and Restated Declaration for Olde Cypress makes every owner a social member of The Club at Olde Cypress "by acquisition of a Parcel." The club's membership page calls social membership mandatory for residents, and its About Us page describes a non-equity, privately owned club with no member assessments and no food and beverage minimum. The club publishes one fee, a $1,950 annual private cart fee for golf members, per its Club Insider article.
The 2025 Collier County Tax Collector bill for an Olde Cypress home shows a total 2025 rate of 9.5058 mills, about $951 a year per $100,000 of taxable value (our arithmetic). The 2026 preliminary median Lantana tax is $7,734, but that figure reflects capped homestead assessments on 63.9 percent of homes. A buyer does not inherit the seller's cap; the Florida Department of Revenue explains the reset, and a buyer budgets on the price times the millage.
Olde Cypress, Lantana included, has no community development district. Collier County's CDD layer shows none over the community, the Florida Commerce dissolved special districts report lists none named Olde Cypress, and the only non-ad valorem line on the 2025 bill was garbage at $261.91.
The Olde Cypress rules that affect a Lantana at Olde Cypress sale are the leasing limits, the two-step architectural review, the lake and preserve restrictions, parking, pets and the gate procedures. They sit in the 2013 Lantana declaration and the 2019 restated master declaration, and a buyer should assume the stricter rule applies until the association confirms otherwise.
The 2013 leasing amendment for Olde Cypress, recorded at OR 4874 PG 3783 and carried into the 2019 restatement as Section 9.13, sets a 60-day minimum written lease, no more than four leases per home per calendar year, board approval with a credit and background check, a $100 application fee and a $1,000 refundable deposit. Seasonal leasing works; short-term vacation rental does not, and that shapes the investor buyer you can reach.
A buyer takes a Lantana home subject to an existing lease; time the closing to the lease end if the buyer will live there.
Any exterior change needs the Lantana committee's approval and then the master's under Article X. Section 6.05 runs a 20-foot lake maintenance easement from the top of bank and Section 11.04 protects conservation buffers, which touches the 19 preserve lots, so approve pre-listing work before it starts.
The master rules require vehicles to be garaged overnight, with no more than two in a driveway, and Section 9.18 allows common household pets, leashed outside. Visitors and contractors are announced through the gatehouse under the master association's community access notice, which is how every showing on Lantana Circle and Lantana Way is admitted.
A Lantana at Olde Cypress home priced to its plan has recently gone under contract fast: the 24-month median is 21 days on market and the eight 2026 closings took a median of 9. From listing to closing, a realistic Lantana sale runs about 45 to 75 days, with the estoppel, the buyer's insurance and the club letter setting the pace after contract.
Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026; Collier County Property Appraiser recorded sales file dated 29 Aug 2026)
| Days on market, 28 MLS closings since September 2022 | Closings | Years they closed |
|---|---|---|
| 10 days or fewer | 8 | 2022, 2023 and 2026 |
| 11 to 30 days | 7 | 2024 to 2026 |
| 31 to 100 days | 7 | 2023 to 2026 |
| More than 100 days | 6 | 2023 and 2025 only |
Our count from the 28 MLS closings since September 2022. No 2026 closing took longer than 80 days, and the January 2026 sale at its full $1,735,000 list after 0 days was the fastest Olde Cypress closing of the year.
Two to three weeks to assemble the flood file, wind mitigation report, estoppel request and club letter, photograph and launch; a median 9 to 21 days to contract on recent Lantana evidence; then 30 to 45 days to closing while the buyer's inspection, insurance, appraisal and the estoppel run in parallel.
Thirty-one Lantana owners mail their tax bills outside Florida. Marc handles showings, inspections, the final walkthrough and the gate, documents are signed electronically or with a mobile notary, and the closing can be completed without a trip south.
Your Lantana at Olde Cypress listing should say what a buyer cannot see in the photos: the renovated club that comes with the home, A-rated zoned schools with Laurel Oak Elementary across Immokalee Road, the short drive from Lantana Circle to the only gate, and I-75 about 1.6 road miles from the entrance.
The clubhouse at 7165 Treeline Drive reopened in early March 2026 after the first phase of a $16 million renovation, per the Business Observer, and the Greenside Grille followed in late April, per Club and Resort Business. Social membership covers the clubhouse, dining, tennis, pickleball, fitness and the pool; golf on the P.B. Dye course is optional.
The Collier County Public Schools address lookup assigns every Lantana address to Laurel Oak Elementary, Oakridge Middle and Aubrey Rogers High for 2026-2027, all A-rated in 2024, 2025 and 2026 per the Florida Department of Education, as the Naples Daily News reported on July 22, 2026.
The only entrance is Treeline Drive at Logan Boulevard North, about a quarter mile north of Immokalee Road, and Lantana Circle turns off Treeline Drive just inside the gatehouse. On a free-flow OSRM routing model, the entrance is about 1.6 road miles from I-75 Exit 111 and 2.4 miles from NCH Emergency Department Northeast. Immokalee Road along Lantana's south edge is rated over capacity in the county's 2025 Annual Update and Inventory Report; the Vanderbilt Beach Road Extension, opened July 1, 2026, is the relief route.

A Lantana at Olde Cypress specialist matters because the facts that decide a Lantana sale live in documents, not in a listing feed: a FEMA letter the map graphic ignores, a zoning name buyers do not recognize, two associations on one invoice, a club membership that passes by covenant, and plan-size comparables a neighborhood median hides. A general agent may price a Lantana home off the Olde Cypress median, let a lender read the 2012 graphic as the flood answer, confuse the listing with the Town of Lantana or with Fairway Preserve, or quote a club figure from a portal. Our Lantana at Olde Cypress neighborhood guide carries the full neighborhood record.
Owners elsewhere behind the gate sell into different price bands and paces, as our guide to selling a home in Olde Cypress explains neighborhood by neighborhood.
Many Lantana at Olde Cypress sellers are also buyers: 78 of the 122 homes are homesteaded, and a homesteaded seller staying in Florida should treat the sale and the next purchase as one plan. We run both sides together, including the timing of two closings and the Save Our Homes portability claim that can move tax savings.
A Florida homesteader who sells and establishes a new Florida homestead may transfer accumulated Save Our Homes benefit within statutory limits, and homestead status is fixed on January 1, so we sequence both closings around that date. We make our case on the record: the #1 Team in Southwest Florida since 2012, Top 1% nationally since 2008, and every Lantana MLS closing since 2022 tracked for this page.
It depends first on plan size: since September 2022, compact plans near 1,800 square feet sold for $859,000 to $875,000 and the largest plans for $1,400,000 to $1,795,000. Get a free Lantana valuation for your address.
Eight MLS closings in the 12 months to September 26, 2026 ran $859,000 to $1,795,000 at a $1,495,000 median (small sample); the 24-month median is $1,400,000 on 17 closings.
122 detached homes on the 2026 preliminary Collier County roll, 97 on Lantana Circle and 25 on Lantana Way, built 2013 to 2016.
The 24-month median is 21 days on market and the 2026 median 9; overpriced homes took more than 100 days in 2023 and 2025.
97.18 percent at the 24-month median and 98.68 percent in the latest 12 months, against 97.52 percent for all of Olde Cypress.
On September 26, 2026 it favored sellers: zero homes for sale, zero pending and eight closings in a year, against about 2.3 months of supply community-wide.
The evidence favors a fall listing priced to the plan: nothing competes today and the 2026 sellers gave up little. Waiting is a bet on the flood map and on supply staying empty.
Fall listings reach the winter buyers who drive Naples demand; five of the eight 2026 closings came between January and April.
Most models read the 2012 flood graphic without the 2013 LOMR-F, blend Lantana with older neighborhoods or Fairway Preserve and cannot see a lake or preserve view.
On the effective 2012 graphic, yes, Zone AH; legally, all 122 lots were removed to unshaded Zone X by LOMR-F 13-04-6118A in 2013; the March 2025 preliminary map, not yet effective, redraws Zone AH across 72 footprints.
Not so far: the eight closings of the latest 12 months, all after the map was issued, took a median 9 days at 98.68 percent of list.
LOMR-F 13-04-6118A, your elevation certificate, your FEMA Map Service Center record and any flood policy declarations.
Social membership passes by covenant under Section 14.02 of the master declaration; the club is non-equity, so there is nothing to sell, and golf terms come from the club.
The club does not publish them, and figures online conflict; we get the club's written terms before listing.
Neither the Lantana nor the master association publishes the quarterly invoice outside the resident portal; the estoppel certificate is the reliable figure.
No. Olde Cypress has no community development district; the only non-ad valorem line on a 2025 bill was garbage at $261.91.
The Section 720.401 disclosure summary naming both associations, plus the flood disclosure under Section 689.302 and the property tax disclosure under Section 689.261.
The buyer may void the contract within 3 days after receiving it or before closing, whichever comes first, and that right cannot be waived.
The association's sworn statement of what is owed on your lot; the fee is capped at $299 for a current account, and in Collier County the seller customarily pays, subject to the contract.
Section 8.13 authorizes a Board-set contribution at transfer; the amount is not published, the estoppel states it, and the contract sets who pays.
In Collier County the buyer customarily pays the owner's title policy and chooses the closing agent; the contract controls.
The negotiated commission, deed stamps of $9,800 at the $1,400,000 24-month median, the estoppel fee, a lien search and prorations.
Usually. A buyer does not inherit your Save Our Homes cap, so the bill resets toward market value at 9.5058 mills.
Yes: public open houses Saturday and Sunday, noon to 5 p.m., guard-house signs against a $20 deposit, and one green wooden sign, 2 feet by 1.5 feet.
Yes, subject to the lease, which the buyer takes on; leases in Olde Cypress run at least 60 days and need board approval.
Not automatically. Get a wind mitigation report and an insurer's view of your roof age first, and get Lantana and master approval before any exterior work.
