Pandion Club is the new private, golf-only club being built on the site of the former Old Corkscrew Golf Club at 17320 Corkscrew Road in Estero, Florida. The Hoffmann Family of Companies bought the property in 2022, announced the new name and plan in October 2025, hired architect Kyle Phillips, and started golf course construction in July 2026. It will cap membership at 280 and targets a late 2027 opening. The club itself has no residential component, and that single fact is the part almost every write-up has skipped.
I have lived on the Estero side of Corkscrew Road since 2004. I closed on my first home in Stoneybrook in January 2004 and I still live there. So when a 275 acre golf property about seven miles east of the interstate changes hands and gets torn down to the sand, the question I get from neighbors is not about the architecture. It is: what does this do to my house?

Old Corkscrew opened in February 2007 as a Jack Nicklaus design. It ran as a semi private club that sold public tee times, so you could get on a Saturday without knowing anybody, which in this part of Lee County was always a little unusual.
The Hoffmann Family of Companies closed on it in April 2022. The Business Observer reported $14.5 million for the club itself. The family also bought the adjacent Cottages at Old Corkscrew for a reported $4.5 million in the same period, which is where the $19 million combined figure you will see elsewhere comes from. Both numbers are correct, they are just measuring different things, and almost nobody says which.
For three years not much visibly changed. Then in October 2025 the family announced the new Pandion Club name along with the hiring of Kyle Phillips, and the plan stopped being a renovation and became a teardown and rebuild.
The name comes from Pandion haliaetus, the scientific name for the osprey. It is not an arbitrary pick. David Hoffmann founded Osprey Capital LLC years ago as one of the family's investment vehicles, so the bird has been in their branding for a long time.
This is not a regional developer taking a swing at a golf course. Hoffmann Family of Companies is a family owned private equity firm with more than 120 brands, roughly 22,000 employees, and operations in 30 countries. Locally they own Old Collier Golf Club in Naples and the Florida Everblades. In 2026 they received unanimous NHL approval to acquire the Pittsburgh Penguins. Forbes has listed David Hoffmann on its World Billionaires list for five straight years.
Why a homeowner should care: capital of that size does not walk away from a half finished project when rates move or a hurricane season goes badly. The Corkscrew corridor has seen its share of announced projects that stalled. This one has a builder under contract, a director of agronomy hired, and dirt already moving.
Phillips is a genuinely significant hire. His portfolio includes Kingsbarns Golf Links in Scotland, Yas Links in Abu Dhabi, South Cape Owners Club in South Korea, and California Golf Club of San Francisco. His Apogee Club North Course in Hobe Sound was named Best New Private Course of 2025 by Sports Illustrated.
The Pandion plan is a par 71 stretching to 7,220 yards with tees down to 5,400. Phillips is going heathland, drawing on the English Golden Age work of Harry Colt and Tom Simpson, built for firm and fast conditions on the site's sand based terrain. Walkable, strategic, and deliberately not a resort course.
Phillips has singled out the short par four twelfth as the design's thesis hole: a conservative tee shot to the right side of the fairway leaves most of the green hidden behind a dune, so the safe play costs you the view.
The build team is public and it is a serious list. C.R. Smith Construction is general contractor. MHK Architecture is doing the clubhouse and master plan, in a Lowcountry style. Glase Golf is building the course. Bob Wren, previously superintendent at Old Collier, is director of agronomy and will oversee grow in. The project is being designed as a Certified Audubon International Signature Sanctuary.
Pandion Club is golf only, 280 members, with no homes. Read that again, because in Southwest Florida it is close to unheard of.
Almost every private club in Lee and Collier County exists as the amenity core of a residential community. You buy the house, the membership comes with it or is available to you, and the club's economics are tied to the rooftops around it. Wildcat Run, Grandezza, West Bay Club, and Shadow Wood all work that way.
Pandion inverts it. The club has no houses to sell, so it has no reason to build density, and the Hoffmann organization has said explicitly that revitalizing the golf course instead of pursuing higher density development is part of the point.
For a Corkscrew Road homeowner, that is the whole story in one sentence: a 275 acre parcel that could have become several hundred more rooftops is instead being rebuilt as golf and habitat, by an owner with no housing to sell on it.
Two honest caveats on that, because I would rather you hear them from me. First, no conservation easement or deed restriction has been announced, so this is a business decision by the current owner rather than a permanent legal protection. The Audubon Signature Sanctuary designation is an environmental management program, not a development restriction. Second, the same 2022 deal included the neighboring Cottages at Old Corkscrew, which is residential. The club is golf only. The family's footprint on that stretch of road is not.
I want to be careful here, because this is where real estate marketing usually gets sloppy and starts promising numbers nobody can support. So let me start with the actual numbers, then separate what is established from what is reasonable inference.
We pulled this from the Southwest Florida MLS on August 2, 2026, covering the eight established communities closest to the club. Trailing twelve months of closed sales, against active inventory as of that date. As far as we can tell nobody else has published the corridor measured this way.

A few things jump out of that table.
The corridor traded $283 million in the last twelve months. Three hundred fifty eight homes closed inside those eight gates. This is not a quiet stretch of road that a golf club is going to put on the map. It is already one of the most active submarkets in Lee County, and Pandion is being built into the middle of it.
Supply is tight, at 3.8 months corridor wide. Six months is the rough line between a buyer's and a seller's market. The corridor is well under it, and two communities, The Preserve at Corkscrew at 1.7 months and Bella Terra at 1.9, are genuinely short of inventory. That is the context in which taking 275 acres permanently out of the development pipeline matters.
The spread across eight neighboring communities is enormous. Median closed price runs from $449,000 in Bella Terra to $1,500,000 in Corkscrew Estates, and price per square foot from $227 to $510. Anyone quoting you a single "Corkscrew Road" number is averaging across communities that have almost nothing to do with each other.
Active listings are priced well above what is closing. Median active list is $799,445 against a $645,000 median close. Some of that is mix, since the expensive communities carry more of the standing inventory. Some of it is sellers pricing ahead of the market, and at a median 82 days on market for active listings, the market is telling them so.
Method and caveats: Southwest Florida MLS, residential closed status, trailing 365 days as of August 2, 2026, filtered on development name across Bella Terra, WildBlue, RiverCreek, Corkscrew Shores, Wildcat Run, Tidewater, The Preserve at Corkscrew, and Corkscrew Estates. Months of supply is active listings divided by the trailing twelve month monthly sales pace. WildBlue and part of Corkscrew Estates carry Fort Myers mailing addresses despite sitting on the Corkscrew corridor, so they are included here on geography rather than postal city. New construction sold directly by builders without an MLS listing is not captured, which means true corridor volume is higher than $283 million, not lower.
What is established. Project leaders have stated that the investment could help stabilize property values in surrounding areas, reported by Gulfshore Business in February 2026. That is their claim, not mine, and it is in the record. What is independently true is the land use math: 275 acres in one of the fastest densifying corridors in Lee County is being rebuilt as golf and habitat rather than housing.
What is reasonable inference, and I will label it as inference. Three effects are worth watching, in order of confidence.
What would argue the other way. Construction traffic on Corkscrew Road through 2027 is a real short term negative for anyone living along it. A private club with 280 members generates almost no local commercial spillover, so this is not a Coconut Point style retail catalyst. And a golf only club with no homes means no new comparable sales inside the gates to lift the corridor's price per square foot directly. The value effect here is about scarcity and perception, not transactions.

If you already own on Corkscrew Road, this is good news that will take years to show up in a comp, and nothing about it should change your timing. If you are buying on the corridor and you are a golfer, understand clearly that buying near Pandion buys you proximity and not access, because access is a separate application to a club that will have 280 spots.
