Both are in the middle of a busier-than-usual fall, and the changes are worth knowing before you point out-of-town guests toward either one.
The story this season isn't a single new restaurant. It's that Coconut Point is quietly repositioning its tenant mix at the same time Hertz Arena stacks three touring acts into a three-week window. If you time it, you can do the mall openings and a show in the same evening without leaving Ben Hill Griffin Parkway.

Alba is worth a specific mention because it fills a slot that had cycled through four burger concepts in a decade. The menu leans Mediterranean-inspired: Smoked Salmon Eggs Benedict, Shakshuka, French Toast Crème Brûlée, Baklava. That is a very different bet than the fast-casual burger operators before it, and one that reads Coconut Point's afternoon-and-weekend traffic more honestly.
A junior anchor turnover is the tell. Christmas Tree Shops closed nationally. Bed Bath & Beyond closed nationally. Coconut Point could have chased another off-price home goods tenant into that box. Instead it landed a Nordstrom Rack, which pulls a different demographic and a different average ticket. The retailers moving in around it, Talbots taking a larger footprint, JET SET Pilates, Bonita Smoke Shop taking 6,600 square feet for a cigar lounge, all point the same direction: the mall is chasing the wallet that lives in Estero year-round, not the outlet shopper on a day trip from Fort Myers Beach.
For Bella Terra owners, the practical effect is that the errand loop keeps compressing. Nordstrom Rack, Loft, Talbots, a Pilates class, and a sit-down brunch at Alba are now all within a single parking stop instead of three. That is a quality-of-life detail that does not show up in a listing description but does show up in how often you find yourself driving to Naples for the same errand.
The fall concert schedule at 11000 Everblades Parkway is unusually dense. Three separate touring acts land inside a three-week window, all before Halloween.
Layer the Florida Everblades ECHL home schedule on top of that and there are more nights than not with cars headed east on Corkscrew after 6:30 pm. The one date to circle for the coming year is Jan 17, 2027, when Barry Manilow performs as part of a run billed as his Last Estero Concerts. Tickets that carry a "last" label at a mid-sized arena tend to move fast, and this is the closest mid-major venue to Bella Terra by a wide margin.

Parking at Hertz Arena is fully cashless. Prices run $10 to $30 depending on the event. For higher-demand shows, overflow parking opens on the northwest side of Miromar Outlets, the lot closest to the lake and I-75, with shuttles running for select events. Clear-bag policy applies at the door, and the ticket office is on the southeast side of the arena, opposite I-75, opening 90 minutes before showtime. Pass that along to anyone who has not been since it was Germain Arena and you will save them a lap around the building.
Here is the compressed version. Book brunch at Alba on a weekend before season traffic thickens. Stop by Casa Blu once it opens in November to see whether it holds the Amfora space better than the last two tenants did. Grab an early ticket for a Doobie Brothers or Ty Myers night if you have holiday guests coming through in October, and hold the Manilow date for January. Save the Nordstrom Rack visit for a weekday morning, because the grand opening crowd has thinned but the December weekend crowd has not arrived yet. That is the whole playbook, and it is entirely inside a five-mile circle drawn around the Bella Terra gatehouse.
