Babcock Ranch is one town served by two public school systems, and which one applies depends on the county your parcel sits in. A Charlotte County address is zoned to East Elementary, Punta Gorda Middle and Charlotte High in Punta Gorda, about 30 road miles away. A Lee County address, which today means TerraWalk or the newly platted Sawgrass Lakes, ranks schools in a Lee County choice lottery instead of being zoned. Inside the town, Babcock Neighborhood School and Babcock High School form a tuition-free public charter school for grades K-12 that admits by application and lottery, not by address. This guide sets out each path with its source and the date we checked it.

Babcock Ranch is served by Charlotte County Public Schools on the Charlotte side, by the School District of Lee County on the Lee side, and by one public charter school inside the town that any Florida student may apply to. Which of the three paths applies to a given home depends first on the county line, and the county line runs through the community. The Lee portion is 4,157 acres bounded by State Road 31, North River Road and the county line, and it carries an entitlement of 1,630 of the community's 19,500 planned homes.
Most Babcock Ranch homes are in unincorporated Charlotte County. Charlotte County zones students by address, so a Charlotte address has an assigned elementary, middle and high school. For Babcock Ranch those are East Elementary, Punta Gorda Middle and Charlotte High, covered in detail below.
The Lee County homes built so far are in TerraWalk at Babcock Ranch, postal city Alva, ZIP 33920. Lee County does not zone students to one school. The address sets a menu of schools, the family ranks them, and a lottery assigns seats. Our TerraWalk at Babcock Ranch guide covers that neighborhood in full.
Babcock Neighborhood School (kindergarten through grade 8) and Babcock High School (grades 9 through 12) share a campus at 43301 Cypress Parkway and one charter sponsored by the School Board of Charlotte County. They are tuition-free public schools of choice. A student from either county may apply.
One private school operates inside the town today, Primer Babcock Ranch, a K-8 microschool. Faith-based and independent schools are in Punta Gorda, Port Charlotte, North Fort Myers and Fort Myers, between about 15 and 25 road miles away. Early learning inside the town includes Bloom Academy at Cypress Commons.
A Charlotte County Babcock Ranch address is zoned to East Elementary School, Punta Gorda Middle School and Charlotte High School. We confirmed this on 31 October 2026 by entering the town-center address 43301 Cypress Parkway, ZIP 33982, into the Charlotte County Public Schools Boundary Locator, and the result matches the county's school attendance boundary maps, which draw all of east Charlotte County into those three zones.
East Elementary is at 27050 Fairway Drive, Punta Gorda, FL 33982, phone 941-575-5475. It serves pre-kindergarten through grade 5. The locator lists its 2026-27 start date as July 16, 2026, earlier than the August 10 start at the middle and high school. The district's 2026-27 capacity chart lists a programmatic capacity of 792 and 668 students enrolled, with the status "Closed K & 1", which means the school is not accepting reassignment requests from other zones into kindergarten and grade 1. A zoned resident should call the school to confirm placement.
Punta Gorda Middle is at 1001 Education Avenue, Punta Gorda, FL 33950, phone 941-575-5485, serving grades 6 through 8. The district chart shows a capacity of 1,260 and 1,134 students enrolled for 2026-27. The school's site lists International Baccalaureate and Cambridge AICE in its navigation, and a May 2026 report described the school entering IB candidacy.
Charlotte High, founded in 1926, is at 1250 Cooper Street, Punta Gorda, FL 33950, phone 941-575-5450. The district chart shows 1,860 students enrolled against a programmatic capacity of 1,760 for 2026-27. Its academic pathways are the Cambridge AICE Diploma, AP Capstone and dual enrollment through Florida SouthWestern State College or Charlotte Technical College, and its magnet programs are an Aerospace Academy with an on-campus hangar, Applied Robotics and Veterinary Assisting.
Enter the street address without city or state and the five-digit ZIP into the Charlotte County Public Schools Boundary Locator. The district's own wording is that the locator "is only a guide", so call the school it returns, or Student Services at (941) 255-0808, Option 3, before relying on it. Some listing and builder pages describe Babcock Neighborhood School as the "zoned" school; it is a charter school and charter schools are not zoned.
| School | Grades | Programmatic capacity | Enrolled 2026-27 | Chart status |

Babcock Neighborhood School and Babcock High School are one tuition-free public charter school for kindergarten through grade 12, run by the nonprofit Babcock Neighborhood School, Inc. and sponsored by the School Board of Charlotte County. Admission is by online application and, when applications exceed seats, a random lottery with stated preferences. The school does not provide transportation, and buying a home in Babcock Ranch does not guarantee a seat.
The school is operated by Babcock Neighborhood School, Inc., a Florida nonprofit (IRS 501(c)(3), EIN 37-1842600) doing business as Babcock High School. No management company is named on its governance page. Its auditors describe it as a charter school and component unit of the District School Board of Charlotte County, and the district receives a 5% administrative fee. The charter was first approved in September 2016, the K-8 school opened in August 2017 with grades K-6, and the two schools were consolidated into one K-12 charter effective July 1, 2022. The current term is 12 years, from July 1, 2022 to June 30, 2034.
The school day runs 8:00 a.m. to 3:00 p.m. K-8 drop-off starts at 7:30 a.m. and high school drop-off at 7:45 a.m. The 2026-27 calendar starts July 31, 2026, with fall break October 12 to 23, Thanksgiving break November 23 to 27, winter break December 21 to January 1, spring break March 22 to April 2, and a last day of June 11, 2027. That calendar differs from the Charlotte district calendar, which runs August 10, 2026 to May 28, 2027.
The federal count for 2024-25 is 1,053 students, with 65 teacher full-time equivalents and 16.2 students per teacher (National Center for Education Statistics). The district's 2026-27 capacity chart lists 1,250 enrolled against 1,225 capacity. The school's capacity is set each year with the sponsor, and its charter says it "shall not enroll students in excess of the physical capacity of the building." Growth has been steady: about 156 students in 2017-18, 355 in 2018-19, 789 in 2022-23 and 966 in 2023-24.
No. Living in Babcock Ranch gives an applicant a residency preference, not a seat. The admissions page read on 31 October 2026 says, "Open enrollment is currently closed, but a waitlist is pending should any spots open," and waitlists are rebuilt each year rather than carried over. Domain Realty Group, our team site, makes the same point on its Babcock Ranch community page: admission is by lottery, not by address.
The admissions page lists preferences for "siblings of students already admitted to or attending BNS" (usable once to first enroll a child), "children of BNS's board members, teachers, and staff" and "students who are children of active-duty military of any branch of the United States Armed Forces". It then targets "50% of its student stations to students living within the boundaries of the Babcock Ranch" district, and considers "those students living within a 4 mile radius from the School property lines." Applicants from outside Charlotte County are placed only after all Charlotte County applicants, and any remaining seats go by random lottery. The school's shorter FAQ wording is that enrollment is selected by lottery "with a preference for students in Charlotte County."
Applications go through the school's online lottery system, LotterEase, linked from the admissions page. The school's board sets the enrollment period each year and posts the dates online; no 2027-28 dates were published when we checked. Tours are booked by phone at 239-567-3043, and admissions questions go to the school office.
There is no tuition. For 2026-27 student breakfast is $2.50 and lunch $3.80, with reduced-price meals at $0.30 and $0.40. Uniforms are required, sold through Signature Threads in North Fort Myers. Trailcare before care (7:00 to 7:45 a.m.) is listed at $6 a day on a monthly package or $10 drop-in, and after care (3:00 to 5:30 p.m.) at $12 a day on a monthly package or $20 drop-in; the 2026-27 handbook prints different Trailcare prices, so confirm the current rate with the school. A high school parking permit and a golf-cart permit are $10 each.
The school's FAQ says, "Babcock Schools do not offer transportation." The campus is about 1 road mile from Founder's Square, so most students arrive by car, bike, scooter, golf cart or on foot. The K-5 car line runs through the PikMyKid app. Ride-hail drop-offs are not allowed on campus.
The school is accredited by Cognia (December 2023) and has been a Cambridge AICE International School since 2019. High school students can take AP courses, the AICE Diploma, and dual enrollment with Florida SouthWestern State College, Florida Gulf Coast University and Charlotte Technical College. The first Babcock High School class graduated in May 2024. Graduation requires 24 credits and an unweighted 2.0 GPA, the Florida standard.
The Trailblazers field high school cross country, golf, volleyball, 11-man football, cheer, basketball, soccer, track and field, tennis, baseball and softball, plus a middle school program. The field house beside the high school is a 40,000 square foot building built to the ICC 500 storm-shelter standard, rated for 180 mph winds, and it served as a regional shelter during Hurricanes Ian and Milton.
Florida grades every public school A through F each July for the school year just finished. For the schools that serve Babcock Ranch, the most recent published grades are an A for Babcock Neighborhood School (2024-25), a B for East Elementary (2024-25), an A for Punta Gorda Middle (2025-26) and a B for Charlotte High (2024-25). On the Lee side, Gateway High earned an A for 2025-26 and the other East sub-zone 2 high schools earned C grades.

Charlotte County Public Schools earned an A for 2025-26, its first district A in 15 years, ranked 21st of Florida's 67 districts, with no D or F schools. For 2024-25 it was a B, a quarter of a percentage point from an A. The district reported a 91.6% graduation rate for the Class of 2025, the highest in its history.
The School District of Lee County earned a B for 2025-26, with 24 A schools, 29 B schools and no D or F schools, and its highest accountability point total in a decade. It was also a B for 2024-25.
A grade released in July 2026 is the grade for the 2025-26 school year. Babcock Neighborhood School's record shows why a single year is not a standing fact: A for 2017-18, C for 2018-19, B for 2021-22 and 2023-24, and A for 2024-25. Ratings on sites such as Niche and GreatSchools are third-party scores, not Florida state grades, and they often disagree with each other. Check the current grade on the Florida Department of Education report card before relying on any figure.
TerraWalk at Babcock Ranch is the Lee County neighborhood with homes today, and Sawgrass Lakes, a Toll Brothers and Pulte neighborhood platted in July 2026 with 220 lots and no homes sold as of 30 September 2026, is also on the Lee side. Every TerraWalk parcel is on the Lee County tax roll and none is on the Charlotte roll, and its postal address is Alva, ZIP 33920. Lee County addresses are not zoned to one school: the family ranks the schools in its choice zone and the district's lottery assigns seats. Verde, by Pulte, and Trails Edge, by Lennar, are in Charlotte County, not Lee.
DiVosta plans about 1,000 single-family homes and twin villas at TerraWalk. As of September 2026, 468 homesites were platted and 202 had closed to buyers, the first in April 2024. Our TerraWalk guide carries the plat and closing detail, our Sawgrass Lakes guide covers the newest Lee-side plat, and our Verde guide and Trails Edge guide cover two of the Charlotte-side neighborhoods.
The district's SchoolSite Locator returned the same zones at six TerraWalk points on 26 September 2026:
Enter your own address in the Lee County SchoolSite Locator; zones are set by address, and a different Lee parcel could return a different list.
The 2026-27 Student Enrollment Plan, approved December 1, 2025, orders the lottery as: exceptional student education and special programs; sibling preference; P1, the Safe-Walk Zone within 2 miles of the school; sibling guarantee; P2, from the end of P1 to about 5 miles for elementary and middle; then serious illness or death of a custodial parent, active-duty military orders, foster care relocation and court-ordered custody change. The district's guidance is that a school receiving a sibling or proximity preference should be ranked first, and that applying on the first day or the last day of the window gives the same chance.

Lee County buses elementary and middle students only to schools inside the student's own proximity zone, and not to students living within 2 miles of the school. Its plan states that families who need a bus "will always be guaranteed an available seat at a school with capacity in their proximity zone." High school service follows exclusive transportation zones, and all five East sub-zone 2 options list sub-zone 2 in their service area. We did not find a published bus route serving TerraWalk; ask Student Enrollment at (239) 337-8247.
Yes, by application. Florida law, section 1002.31, requires districts and charter schools to accept students from any Florida district into a school that has not reached capacity, without displacing resident students. The school's own admissions page targets half its seats to students living inside the Babcock Ranch district, which covers both counties, and places other out-of-county applicants after Charlotte County applicants. In the first application round in February 2017, Lee County residents filed 89 of 149 applications.
The charter campus is about 1 road mile from Founder's Square, while the Charlotte zoned schools in Punta Gorda are about 30 road miles and 40 to 52 minutes away with no traffic. Every route off the community starts on State Road 31. The Lee County options are closer than Punta Gorda: Riverdale High is 9.3 miles from Founder's Square and River Hall Elementary 10.8.

Method: road routing on OpenStreetMap data (OSRM driving profile), run 31 October 2026. Minutes assume free-flowing traffic with no school-zone slowdowns, signals or drop-off lines, so treat them as minimums. Tucker's Cove and TerraWalk are street-level start points and can be off by up to about a mile.
The routes to East Elementary, Punta Gorda Middle and Charlotte High run south on State Road 31, west on State Road 78 (Bayshore Road) for about 3 miles, then north on Interstate 75 for 17 to 20 miles. The Lee options are reached by State Road 31 south to State Road 80 (Palm Beach Boulevard), North River Road east for the Alva campus, or Interstate 75 for Gateway.
Charlotte County provides bus service to the assigned school for students who live more than 2 miles from it, measured by road, and states that a student at a school of choice "is not entitled to school board transportation to that school." The district's transportation pages do not mention Babcock Ranch or name a route; families confirm stops through the district's bus stop lookup or the Where's the Bus app. The charter school provides no buses. An autonomous shuttle pilot ran Friday morning trips to the school in 2018; we found no evidence that it runs today.
The Florida Department of Transportation project 442027-2 is building a new four-lane State Road 31 east of the current road from State Road 78 to Horseshoe Road and Lake Babcock Drive: 4.91 miles, $85 million, with roundabouts and two shared-use paths, under construction since mid-2024 and estimated to finish in spring to mid 2027. Lake Babcock Drive closed at State Road 31 on March 16, 2026, with a detour through Cypress Parkway, Greenway Boulevard and Saw Palmetto Parkway.
Yes. A Charlotte County student can request reassignment to any district school that is not at capacity, and Florida's controlled open enrollment law lets a family apply to a public school in another Florida district that has space. In every case transportation to a school of choice is the family's responsibility, and resident students cannot be displaced by students from outside the district.
For the current school year, parents may submit an Application for Student Reassignment during any month, but only to a school "not at capacity enrollment"; the District Hardship Committee reviews requests. Kindergarten families may request reassignment during Kindergarten Round-up in April and May. High school transfers must follow Florida High School Athletic Association rules for student athletes.
For 2027-28 the district says, "The January Controlled Open Enrollment Window is the only time Student Reassignment Notification forms are accepted." If requests exceed seats, a random lottery runs in the first two weeks of February, with preference for children of current or former U.S. military members. A student placed this way stays on that school's roster through its highest grade. Transportation is provided only for students in a specialized academic magnet program.
A TerraWalk student can apply to a Charlotte County school through Charlotte's Out-of-County application, and a Charlotte student can apply to a Lee County school under the same state law, each subject to capacity. Lee County's waiver rules treat a family moving into Lee from another Florida county as new to the district.
Register with the district that covers your parcel, at the school or through the district portal, and bring proof of residence, proof of age, a Florida immunization certificate and a recent school-entry physical. Both districts require a child entering kindergarten to be 5 years old on or before September 1, and neither accepts a driver's license as proof of address.
A parent or guardian must accompany a student under 18, and registration is by appointment at the school. Charlotte County Public Schools: (941) 255-0808.
Lee County asks for a parent photo ID, the Home Language Survey, a birth certificate, a health exam within 12 months, the DH 680 certificate and one proof of address. A family still under contract can use a mortgage acceptance letter with closing within 30 days of attendance, or, for a home under construction, a mortgage acceptance letter plus a builder letter showing completion within 30 days. Registration and choice applications run through the FOCUS Parent Portal.

Primer's page shows admissions open for its Babcock Ranch campus, with tuition between $0 and $6,752 based on household income, covering instruction, materials and technology; a one-time enrollment fee, uniforms and aftercare are extra. Primer says it helps families secure state scholarships. The developer's own education page names Primer as the town's private school option.
Step Up For Students administers Florida's Tax Credit and Family Empowerment Scholarship for Educational Options awards, which pay tuition and fees at participating private schools, with any balance held in an education savings account. Any Florida resident eligible for public school can apply regardless of income; renewing students are funded first, then lower-income households. Step Up reports an average award of about $8,000. Each private school decides whether to accept the scholarship, so ask the school directly.
Bloom Academy at Cypress Commons, 17775 Commons Drive, is the licensed early learning center inside Babcock Ranch, open 7 a.m. to 5:45 p.m., and it offers Florida's free Voluntary Prekindergarten program for 2026-27 from August 10, 2026 to June 11, 2027. Charlotte County VPK is coordinated by the Early Learning Coalition of Florida's Heartland.
The Florida Department of Education released its 2025-26 VPK provider designations on August 14, 2026, and Bloom Academy's four Charlotte County programs, including Cypress Commons, were rated "Excellent", the highest of five levels. Statewide, 39% of programs earned Excellent. Search every licensed provider by address on the state's child care provider search.
Faith-based early learning nearby includes St. Charles Borromeo in Port Charlotte (PK3 and VPK) and Joyful Noise Learning Center in Punta Gorda. The developer describes Bloom's Babcock Ranch care as serving ages 6 weeks to 12 years; confirm current age groups and openings with Bloom at 239-599-5225.
Florida SouthWestern State College's Charlotte Campus at 26300 Airport Road in Punta Gorda is 29.6 road miles from Founder's Square, and Florida Gulf Coast University is 26.4 road miles south. FGCU also has a planned academic building inside Babcock Ranch, funded with $21.7 million in the 2025-26 state budget for phase one, with no construction date set.
The FSW Charlotte Campus opened in 1997 and is the college's largest campus at 204 acres. It hosts Florida SouthWestern Collegiate High School, a public charter where students can earn a high school diploma and an Associate in Arts degree together. The district lists its 2026-27 capacity at 415 with 379 enrolled.
FGCU's planned Academic Building 11 is a 125,000 square foot building in Babcock Ranch's MidTown on land donated by the developer, Kitson and Partners. Its total estimated cost is $89.8 million, and Kitson has pledged $3 million. Planned uses include undergraduate and graduate courses, workforce training and expanded dual enrollment for local high school students.
The Babcock charter school is expanding on its existing campus, financed by a $40.15 million bond issued August 22, 2024 for its expansion project and an arts building, and Lee County is building a new 2,000-seat high school in Alva for August 2027. We found no Charlotte County plan for a new traditional school in or near Babcock Ranch, and Charlotte County levies no school impact fee.
The community is entitled for 19,500 homes: 17,870 on the Charlotte side and 1,630 on the Lee side. Charlotte County counted 3,684 single-family certificates of occupancy in Babcock Ranch from March 2017 through August 2025, and the county's 2025 growth report projects about 4,100 more Babcock units from 2025 to 2030.
The school's audited statements list three revenue bonds: $12.73 million in March 2018 for the K-8 building, $14.95 million in August 2021 for the high school building, and $40.15 million in August 2024 for the expansion and arts building. Charlotte County's 2024 project lists include a 22,329 square foot addition at the K-8 building and a separate 4,068 square foot art building. The school has not published a new capacity figure.
Lee County's new high school at 21700 Tuckahoe Road, Alva, is planned for 2,000 students and scheduled to open in August 2027, with agri-technology and animal husbandry academies, funded by the half-cent sales tax Lee voters approved in 2018. Its attendance sub-zone was not published when we checked.
Charlotte County's comprehensive plan does not approve a plat or site plan until the school district verifies capacity, and it allows construction of a charter school facility in advance of the district's five-year work program as one form of mitigation. Charlotte County's impact fee schedule carries no school category, so no school impact fee is charged on a new Babcock Ranch home. For the recurring costs that are charged, see our guides to Babcock Ranch HOA fees and Babcock Ranch district assessments.
McGreevy and Comisar check the county line, the school path and the recorded costs on a Babcock Ranch home before an offer, because in this community the parcel number decides which school district, which tax bill and which district assessment apply. Our team has closed 4,000+ transactions across Southwest Florida. For this guide we tracked 202 retail closings at TerraWalk on the Lee County roll and confirmed a Charlotte address in the district locator ourselves, because a listing description is not where a school answer should come from.
