Ponziane at Treviso Bay is 34 Lennar pool homes on Corso Bello Drive, every one golf-bundled by recorded supplement, and ten of them resold in the 24 months to September 23, 2026 at a $2,570,000 median. On that date not one was listed. McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008, price a Ponziane home from its own plan and lot.
This page is written for the Corso Bello Drive owner who is weighing a sale. The full record of the street, from the 2006 plat to every lot's elevation certificate, is on our Ponziane at Treviso Bay guide, which this seller page sits beside, and the wider community is on our Treviso Bay community guide. If you want a number first, start with a free Ponziane at Treviso Bay home valuation. If you plan to buy again inside Treviso Bay, read our Ponziane at Treviso Bay buyer guide. If you are thinking, "I need someone to sell my Ponziane home in Naples, Florida," McGreevy and Comisar helps homeowners price, market, negotiate and sell with a local strategy built for Naples, Estero, Bonita Springs, Fort Myers, Collier County and Lee County. Whether you are selling on Corso Bello Drive, on Lipari Court, on Montiano Drive, elsewhere in Treviso Bay, in Lely Resort or along the US 41 East corridor, our team provides local market guidance, professional listing exposure and a clear plan to help you sell confidently.
Jesse McGreevy and Marc Comisar have been Top 1% Real Estate Agents Nationally Since 2008 and the #1 Team in Southwest Florida since 2012, and they run a Ponziane listing themselves: the price, the file, the showings and the negotiation. If you are comparing listing agents before you choose, our guide to the best real estate agents in Naples sets the teams side by side on the public record: reviews, licence history and published production.
These are career figures across Lee and Collier County, and we label them that way rather than dress them up as a Corso Bello Drive statistic. As the leaders of Domain Realty Group, our team has closed over $2.5 billion in real estate. The wider team is at DomainRealtyGroup.com.
Domain Realty, our brokerage, closed 658 transaction sides in Naples in the 60 months to October 5, 2026, $521.5 million in volume counted by side, per the Southwest Florida MLS pulled that day. McGreevy and Comisar are the #5 real estate team in Florida in the 2026 RealTrends rankings. The MLS pull behind every figure here recorded the closings on Corso Bello Drive, not which office listed each one, so a count about us would be a claim we could not show you. What we can show you is the whole street: every sale in five years, matched to its recorded deed.
Marc Comisar handles the field: showings authorized at the Treviso Bay gatehouse, buyer agent calls, the pool and roof contractors, the inspection walk. Jesse McGreevy handles the pricing model, the marketing build and the paper: the two golf supplements, the Master Association estoppel, the CDD figures and the elevation certificate. Reach Jesse at (239) 898-6072 or Marc at (239) 287-5873, and read about the partnership on our about McGreevy and Comisar page.
Selling on Corso Bello Drive differs from every other Treviso Bay sale in six ways: one builder and two build years, four distinct lot positions, golf proven by two recorded pages, no neighborhood association, a 2006 covenant drafted for a different street, and first floors that sit within inches of today's 8-foot flood elevation.
Lennar built all 34 homes in 2016 and 2017 on the Lipari-Ponziane Block "B" Replat, recorded March 5, 2015 in Plat Book 58, Pages 17 to 18. The odd numbers, 9871 to 9939, are lots 1 to 18 on the south side; the even numbers, 9852 to 9934, are lots 19 to 34 on the golf side. A buyer is choosing among near-identical houses by lot position and plan, which is exactly how we price.
Lennar recorded a Golf Club supplement adding lots 1 to 33 on August 12, 2016 (OR Book 5303, Page 2692) and lot 34 on September 14, 2016 (OR Book 5313, Page 3677). Seven lots that had already closed were bound by owner joinders re-recorded on January 9, 2017. No Corso Bello lot has ever been withdrawn, so a Ponziane seller can document golf in two pages, which a Lipari Court seller often cannot.
A Florida Division of Corporations search for "Ponziane" or "Corso Bello" returns no association, and the 2021 restated Master Declaration treats Corso Bello as an unincorporated group of homes. There is no neighborhood board and no second set of dues. Your sale needs one estoppel, from the Treviso Bay Master Association, which also carries the Golf Club charges.
The original developer recorded a Ponziane neighborhood covenant in 2006 (OR Book 4149, Page 1158) for 20 estate homes of at least 4,500 square feet, with a limit of two leases per calendar year. Lennar replatted the 20 lots into 34 and built homes of about 2,800 to 3,700 square feet, and no recorded amendment of the covenant has been found. A careful buyer's attorney may ask about it.
The MLS "total recurring fees" figure on recent Ponziane listings, $17,003, adds the $7,420 Master assessment, the $3,483 Corso Bello lawn line, the $5,350 golf assessment and the $750 dining minimum. It omits $3,612.08 a year of Wentworth Estates CDD charges collected on the county tax bill. The true 2026 figure is $20,615.08 before tax and insurance.
Every home is in FEMA Zone AE with an 8-foot base flood elevation on the map effective February 8, 2024. Collier County holds a filed elevation certificate for 33 of the 34 homes: 20 first floors sit at or above 8 feet and 13 sit below it by 0.01 to 0.35 feet. A buyer's flood quote turns on that certificate, so we show it first.
For a prepared Corso Bello Drive home priced inside the band the last sales set, yes. The MLS counts ten Ponziane closings in the 24 months to September 23, 2026 at a $2,570,000 median and 95.8 percent of list, and on that date no Ponziane home was for sale. The next listing faces no direct competition on the street.
Data updated: September 2026 (Southwest Florida MLS Matrix, Treviso Bay development, subdivision PONZIANE, closed September 23, 2024 to September 23, 2026, pulled September 23, 2026; each closing matched to its recorded Collier County deed where the deed had reached the county file)
Five sales in twelve months is too thin for a median, so we widen the window until it holds at least ten closings. The 24 months to September 23, 2026 is the first window that does: ten sales. Every median on this page names its window, and the twelve-month sales appear one by one rather than as a median.

Window: 24 months to September 23, 2026. Ten sales, total $25,878,888, range $2,200,000 to $2,865,000. The median, $2,570,000, is the mean of the two middle sales, $2,550,000 and $2,590,000. Lot position is from the county parcel map; bedrooms are as the listing agent entered them.
The five closings of the twelve months to September 23, 2026 are the first five rows above: 9852 at $2,865,000, 9923 at $2,500,000, 9911 at $2,550,000, 9871 at $2,590,000 and 9915 at $2,750,000, a total of $13,255,000. Five is not a market, so we list them and publish no twelve-month median. Four of the five went under contract in 20 days or fewer.
On September 23, 2026 the MLS showed no active Ponziane listing and no pending sale. Over 24 months the street absorbed ten homes, about one every ten weeks. The next seller does not compete with a neighbor's listing; the next seller competes with the ten recorded sales, with the Lennar plans in Bella Firenze and with The Peninsula across the course.
The 24-month median sale closed at 95.8 percent of its final asking price, from 88.5 percent at 9872 to 100.4 percent at 9899. The three homes that closed at or above 99 percent, 9899, 9871 and 9852, were listed inside the band the prior sales had set and went under contract in 2, 16 and 11 days.
Treviso Bay as a whole recorded 82 closings in the twelve months to September 23, 2026 at a $570,000 median, with 28 active listings that day. That figure blends Terrace and Veranda condominiums, coach homes and estate streets. A Ponziane home is priced against Corso Bello Drive first, then against the same Lennar plan elsewhere in Treviso Bay, and only then against the community.
With no Ponziane listing on the market and only ten sales in two years, your opening price sets the next comparable for the whole street. Ponziane homes recorded 12 MLS closings in the five years to September 23, 2026, at a median of $2,550,000, $837 a square foot, 95.8 percent of list and 20 median days on market across the eleven sales with a figure. One more resale, at $2,500,000 in 2023, was recorded with the county without an MLS listing.

No single year reaches ten sales, so the table lists the sales rather than yearly medians. The five-year median of $2,550,000 is the mean of the two middle sales, which are identical.
The county recorded 9919 Corso Bello Drive, lot 13, a direct-lake home of the 2,818-square-foot plan, at $2,500,000 on March 20, 2023 (OR Book 6227, Page 3327), with no MLS listing. Counting it with the twelve MLS sales leaves the five-year median unchanged at $2,550,000. We show it because a buyer's agent working from the MLS alone will not know it exists.
Resales from 2017 to April 2021 closed within about 17 percent of Lennar's original prices. Then the street moved: 9910 recorded at $1,888,000 and 9899 at $1,625,000 in July 2021, and every priced resale from 2023 onward has recorded between $2.2 million and $2.9 million. A seller who remembers a 2020 sale near $1.05 million is remembering a different market.
Lennar's 34 original sales ran from $882,000 to $1,191,500, a median of $1,021,650. The 15 homes with a recorded resale through August 29, 2026 sold, at their latest resale, for a median 135.1 percent above their Lennar price, a median gain of $1,465,200 after a median hold of 7.2 years. The eight recorded resales of 2024 onward gained a median 160.4 percent.
Home | Lennar price | Latest recorded or MLS resale | Change |
|---|---|---|---|
9899 Corso Bello Dr, lot 8 | $915,500 | $2,660,000, October 2024 | +190.6% |
9915 Corso Bello Dr, lot 12 | $1,085,000 | $2,750,000, September 2026 | +153.5% |
9911 Corso Bello Dr, lot 11 | $1,023,900 | $2,550,000, August 2026 | +149.0% |
9871 Corso Bello Dr, lot 1 | $1,059,800 | $2,590,000, September 2026 | +144.4% |
An owner who bought from Lennar in 2016 or 2017 and still holds has, on the recorded sales, roughly two and a half times the original price in reach. An owner who bought on resale in July 2021 bought at $1.6 million to $1.9 million and has still done well. An owner who bought in 2023 or 2024 at $2.4 million to $2.7 million should see the net sheet before listing.
Eighteen of the 34 homes have resold at least once since Lennar, and sixteen are still owned by their first buyer. That scarcity is the seller's advantage on Corso Bello Drive: a buyer who wants this street waits for one of 34 doors to open, and the well-documented listing is the one that converts the wait into a contract.
The sales that matter most are the ones of your own plan, then of your lot position, because Lennar repeated a few plans across 34 lots. A buyer's agent and a financed buyer's appraiser will line your home up against the same plan on Corso Bello Drive, then adjust for lot, condition, roof and pool work, and date of sale.
Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 23, 2026; Collier County Property Appraiser 2026 preliminary roll and recorded sales)
The one-story plan the county measures at 2,818 square feet of base area covers 20 of the 34 lots, and seven of them sold from 2023 to 2026 at $2,200,000 to $2,590,000. The two-story Lantana, 3,542 MLS square feet, sold at $2,475,000 and $2,865,000. The Laurel, 3,659 square feet, sold once at $2,750,000, and the one-story Camellia, 3,043 square feet, once at $2,500,000.
Sixteen lots back directly onto golf Tract GC-2, four look across a lake to the fairway, six back onto a district lake and eight back onto preserve. On the county's 2025 certified land values the ten water lots were valued at $95.00 a square foot against $73.00 for golf and preserve lots, a 30 percent step, with no separate premium for golf frontage.
Among the seven 2,818-square-foot homes sold since 2023, the two golf-side homes, 9880 and 9926, sold for the least, and the lake-then-golf lot at 9871 sold for the most. Two golf-side sales are too few to call a rule, but they are the reason we never add a golf premium to a Ponziane price by assumption.
The county permit files from January 2020 to August 2026 show two Corso Bello roofs replaced in 2023, at 9880 and 9939, standby generators at seven homes, impact openings or shutters at ten, and additions at 9864 (1,329 square feet) and 9927 (600 square feet). A buyer pays for documented work, so we put permits and dates in the file.
The highest Ponziane sale of the last 24 months was 9852 Corso Bello Drive, lot 19, a two-story Lantana of 3,542 MLS square feet with four bedrooms plus a den on a golf lot, closed in March 2026 at $2,865,000, 99.0 percent of its asking price, after 11 days on market. It shows what the largest plan on a golf lot reaches when priced inside the band.
9926 Corso Bello Drive, a golf-side 2,818-square-foot home, recorded at $2,425,000 in July 2024 as a special-circumstance MLS sale with no days on market, and the county coded the deed not qualified. A buyer's agent may cite it to pull a 2,818 price down. We explain it in writing before it can set your number.
An appraiser for a financed buyer will use the most recent Corso Bello Drive sales of your plan, then the same Lennar plan in Bella Firenze, then larger estate homes in The Peninsula. We hand the appraiser the same-plan sales, the recorded golf supplement, your elevation certificate and your permit history, so the adjustments rest on documents.
Ponziane and The Peninsula are Treviso Bay's two highest-priced single-family streets, and a buyer with $2.5 million to $3.5 million tours both. Ponziane offers golf on every lot by two recorded pages, a shorter walk to the clubhouse and its own resident gate; The Peninsula offers newer, larger homes behind an interior gate at about $500,000 more.
Data updated: September 2026 (Southwest Florida MLS Matrix, closed September 23, 2021 to September 23, 2026, pulled September 23, 2026; Collier County Property Appraiser roll; Treviso Bay 2026 fee sheet; recorded Golf Club supplements; Wentworth Estates CDD assessment rolls)

A buyer should choose Ponziane for a deeded golf membership documented in two pages, a one-story plan or a Lantana two-story at $2.2 million to $2.9 million, the shorter walk to the TPC clubhouse and a back gate to Southwest Boulevard. A buyer should choose The Peninsula for a newer, larger house and an interior gate, and should expect about $500,000 more at the five-year median and a higher lawn line.
Your listing is the value choice against The Peninsula, and your pitch is what The Peninsula cannot match at your price: golf on every lot without a lot-by-lot question, the clubhouse within about half a mile, the resident gate and a Lennar plan the appraiser can check against ten recent sales. Price inside the Corso Bello band, not halfway to Montiano.
McGreevy and Comisar price a Ponziane home against the recorded sales of the same Lennar plan on Corso Bello Drive, then adjust for lot position, condition, roof and pool work, permits and the date of each sale. With 34 homes, a handful of plans and four lot types, the address and lot number tell us most of what an automated estimate never reads.
The address gives the lot and the lot gives the view. 9871 to 9883 are lots 1 to 4, across a lake to the fairway; 9887 to 9915 are lots 5 to 12 on the preserve; 9919 to 9939 are lots 13 to 18 on a district lake; and the even numbers 9852 to 9934 are lots 19 to 34 on the golf course, with lot 34 the large corner.
Before we price we check five things in this order: the plan, from the county's measured size and the MLS living area; the lot position; the permit record, including roof, generator, impact openings and any addition; the elevation certificate's first-floor and A/C-pad elevations; and the Corso Bello sales of the same plan, then Bella Firenze's, then The Peninsula's.
Collier County's 2026 preliminary roll cut the median Corso Bello Drive just value by about 33 percent, to $1,537,214, while 2026 sales closed at $2.5 million to $2.9 million. The county has not published a reason and the figures are preliminary until certified. Any model that leans on the roll is starting a million dollars low.
A model cannot see whether your home is the Laurel with the outdoor winter kitchen or the 2,818 plan, whether the rear view is fairway, lake or preserve, whether the roof is 2017 original, whether a generator and impact glass were added, or how far you are from the golf maintenance compound at 9955. Each of those moves a Ponziane price.
Lennar sold the county's 2,818-square-foot plan on Corso Bello Drive at a $990,900 median in 2016 and 2017, in Siracusa at $804,800 in 2016 and in Bella Firenze at $826,600 in 2014 and 2015. The street carried a premium of about $186,000 from its first day. That history is why Bella Firenze sales are context for a Ponziane price, never the price.
With no Ponziane listing active on September 23, 2026, there is no neighbor's asking price to anchor against, which tempts sellers to test a high number. The record says not to: the four slow sales of the last 24 months all started well above where they closed, and 9910 took 314 days. We set a price that wins the first three weeks.
McGreevy and Comisar market a Ponziane home to the seasonal, golf-minded estate buyer who dominates the street, through professional photography, video and aerial capture, MLS exposure, direct agent outreach and a qualified-buyer database, with the recorded golf supplement, the fee stack, the elevation certificate and the permit history in the file before the first showing.
Data updated: September 2026 (Collier County Property Appraiser 2026 preliminary roll, homestead and owner mailing fields; Southwest Florida MLS Matrix, pulled September 23, 2026)
On the county's 2026 preliminary roll 13 of the 34 homes, 38 percent, carry a homestead exemption. By owner mailing address 17 are owned from Florida, five from New York, three from Pennsylvania, two each from New Jersey and Massachusetts, and one each from Connecticut, Indiana, Michigan and Ontario. Most Ponziane buyers arrive for the season, which sets the calendar and the channels.
A Ponziane buyer is buying the view from the lanai as much as the house. The photography follows the light on your rear view, the fairway on the even side, the lake or the preserve on the odd side, and the screened pool and spa. Aerial capture places the home half a mile or less from the TPC clubhouse, and video lets an out-of-state buyer walk the plan.
Every showing is pre-authorized at the main gatehouse, 9050 Treviso Bay Boulevard, and the Master Declaration's sign exhibit specifies a standard oval sign of 10 by 18 inches, dark green with white letters. A Ponziane listing sells through the MLS, syndication, direct outreach to the agents who work the US 41 East corridor and our database of buyers looking for a golf estate home.
Many Treviso Bay listings say "golf included." Ours attaches the recorded supplement for your lot and asks the Master Association estoppel to show the Golf Club charges. The 2025 Treviso Bay FAQ says the community's 825 golf memberships are all bundled and "There are NO additional Golf memberships available," so the recorded answer is part of what your buyer pays for.
Some Corso Bello owners want privacy, for an estate, a relocation or simply a quiet street. The county record shows one Ponziane sale since 2023 that never reached the MLS. We can market agent-to-agent first. The trade is exposure, and with no competing listing on the street we tell you honestly whether it costs you money.
Your buyer will meet the Master assessment, the Corso Bello lawn line, the golf assessment, the dining minimum and the CDD line on the tax bill. We put all five in the listing file with their sources from day one, so the fee conversation happens before the offer and not in underwriting.
McGreevy and Comisar negotiate a Ponziane contract at partner level, never through an assistant, and we build the Section 720.401 disclosure summary, the Master Association estoppel and resale application, the buyer's flood and wind quotes and the CDD figures into the contract dates, so none of them reopens the price late.
Jesse McGreevy or Marc Comisar handles every offer, counter and inspection response personally. With a 95.8 percent median sale-to-list over 24 months and sales as low as 88.5 percent of asking, the first counter sets the tone, and the buyer's agent on a $2.5 million contract has usually read the same ten sales we have.
Treviso Bay's Master Association is a Chapter 720 homeowners association, so the Section 720.401 disclosure summary belongs in the file before your buyer signs, not at closing. We prepare it with the listing, so the contract is signed with it attached and the buyer's cancellation right never comes into play.
A buyer's inspector on a 2016 or 2017 Lennar home looks first at roof age, A/C age, pool and spa equipment and, where present, the generator and its gas permit. Twenty of 33 surveyed A/C pads on the street sit below 8 feet, so a replacement may need to be raised. Knowing your equipment dates before listing removes an easy credit.
Flood and wind cost is the question that slows a Ponziane sale most. We give the buyer's agent your elevation certificate, roof date, wind-mitigation report and permit list at the first showing, so both quotes come back inside the inspection period rather than after it.
Selling a Ponziane home costs the negotiated commission, Florida documentary stamp tax on the deed at $0.70 per $100, the Master Association estoppel, a municipal lien search and prorated taxes and assessments. In Collier County the buyer customarily pays the owner's title policy, and the purchase contract allocates the $15,799 of one-time community charges.
Data updated: September 2026 (Florida Statutes 201.02 and 720.30851; Treviso Bay 2026 Annual Fee Sheet, revised May 11, 2026; Collier County Property Appraiser 2026 preliminary roll; Southwest Florida MLS Matrix, pulled September 23, 2026)
Florida charges $0.70 per $100 of consideration under Florida Statutes 201.02, and a Florida seller customarily pays it on a resale. At the 24-month Ponziane median of $2,570,000 that is $17,990. At the highest sale of the window, $2,865,000, it is $20,055. It is the largest fixed cost of selling after commission.
In Lee County the seller customarily chooses the closing agent and pays the owner's title policy; in Collier County the custom flips and the buyer customarily does. No statute fixes the allocation, so the contract controls, and a seller who last sold in Lee County should confirm it in writing.
Because Corso Bello Drive has no neighborhood association, a Ponziane sale needs one estoppel certificate, from the Treviso Bay Master Association under Florida Statutes 720.30851, showing the Master, lawn and Golf Club charges. The 2026 fee sheet prices it at $299 for ten business days, $418 for three, and $179 more on an account that is past due.
The 2026 fee sheet lists six resale charges: a $7,500 Master Association capital contribution, a $7,500 Golf Club capital contribution, a $50 resale application, the $250 Rookery Bay environmental grant fee, the $299 estoppel and a $200 set-up fee, $15,799 in all. The contract decides who pays each, so settle it before the first offer arrives.
The Wentworth Estates CDD's Series 2021 debt is a lien on each lot. The district's December 2021 capital roll put it at $26,636.03 per Corso Bello lot, declining as the bonds amortize. A buyer may ask about paying it off; the current figure comes from the district manager, and we request it with the estoppel.
Since August 17, 2024, offers of buyer broker compensation cannot be advertised in the MLS, buyers sign written agreements with their own agents, and commission is negotiable and not set by law. What you negotiate with us is the listing side; whether to offer anything toward the buyer's agent is a separate decision we make together, off the MLS.

The proration line is 181 days of $15,367.50, the median 2026 preliminary ad valorem tax on Corso Bello Drive. Your own net sheet uses your price, your bill and your closing date, and we build it with you before you sign a listing agreement.
A Ponziane seller must give the buyer the Section 720.401 homeowners association disclosure summary before the contract is signed, the Section 689.261 property tax disclosure summary, and any known fact that materially affects value and is not readily observable. The Chapter 718 exclusion that complicates condominium sales in Treviso Bay does not reach a detached Corso Bello home.
Section 720.401 requires a disclosure summary before the contract for sale is executed; on a resale the owner supplies it; the contract must carry the statute's voidability clause in conspicuous type; and a buyer who does not receive it may cancel within 3 days after receipt or before closing, whichever comes first. Section 720.401 does not apply to associations regulated under Chapter 718, which is why Treviso Bay's Terrace and Veranda condominium sellers face a fork. A Ponziane home is not a condominium: its only associations are the Master Association and the Golf Club, both Chapter 720. Confirm how the statute applies to your contract with your closing agent or attorney; this is information, not legal advice.
Florida Statutes 689.261 requires that a buyer of residential property receive a summary warning not to rely on the seller's current taxes. On Corso Bello Drive the warning is real: 13 of 34 homes are homesteaded, and a homesteaded owner's capped value resets after a sale under Section 193.155.
Under Johnson v. Davis, a Florida seller who knows of facts materially affecting value that are not readily observable must disclose them. For a Ponziane home that means roof or lanai leaks, pool or spa equipment failures, insurance claims, unpermitted work and any assessment you know is levied or proposed. The elevation certificate and permits are public, so we put them in the file first.
Two recorded facts belong in the file rather than in a surprise: the CDD's Series 2021 lien and annual charges, and the 2006 Ponziane covenant with its 4,500-square-foot minimum and two-lease rule. How the covenant applies to the replatted lots is a question for a real estate attorney, not a finding that any home violates it.
The flood zone shapes the buyer's insurance budget rather than the price: every Corso Bello home is in FEMA Zone AE with an 8-foot base flood elevation, first floors run 7.65 to 8.61 feet on the county's certificates, and a financed buyer must carry flood insurance. The seller who hands over the certificate first keeps the deal moving.
Data updated: September 2026 (FEMA National Flood Hazard Layer, panel 12021C0603J effective February 8, 2024; FEMA preliminary panel 12021C0603K; Collier County elevation certificate index; USGS high-water marks)
Measure, feet NAVD88 | Corso Bello Drive, 33 certificates on file |
|---|---|
First-floor elevation, range | 7.65 to 8.61 |
First-floor elevation, median | 8.09 |
First floors at or above the 8-foot base flood elevation | 20 |
First floors below it | 13, by 0.01 to 0.35 ft |
A/C pads below 8 feet | 20 of 33 |
Highest floors on file | 9910 at 8.61, 9915 at 8.59, 9911 at 8.56 |
Lowest floor on file | 9872 at 7.65, on a 2022 re-survey |
Most certificates were prepared by Stantec for Lennar in 2015 to 2017, when the base flood elevation was 6 feet; the file for 9918 is indexed but does not open.
FEMA's preliminary panel 12021C0603K of March 2025 keeps every Corso Bello home in AE at 8 feet, so the next map does not change the picture. No letter of map revision applies anywhere on the street. We re-check the effective panel before closing.
Every Corso Bello home existed for Irma, Ian, Idalia, Helene and Milton. The nearest USGS marks, about two miles away at Henderson Creek, were 4.15 feet for Irma and 6.38 to 6.39 feet for Ian, and county permit files from 2020 to August 2026 show no storm, flood or structural repair permit on the street. No mark was surveyed on Corso Bello itself, so we never claim a home stayed dry.
Your elevation certificate, your homeowners and flood declarations, your wind-mitigation form, your roof date and any generator or impact-opening permits. Collier County's Community Rating System class gives a 25 percent discount on eligible National Flood Insurance Program premiums, and a buyer who can quote on day one stays confident through the inspection period.
A Ponziane buyer will pay $20,615.08 a year in community charges for 2026 before property tax and insurance: $7,420 to the Master Association, the $3,483 Corso Bello lawn line, $5,350 to the Golf Association, the $750 dining minimum and $3,612.08 of Wentworth Estates CDD charges on the tax bill.
Data updated: September 2026 (Treviso Bay 2026 Annual Fee Sheet, revised May 11, 2026; Wentworth Estates CDD Fiscal Year 2027 adopted budget, May 14, 2026)
Annual line | Amount |
|---|---|
Master Association (maintenance $5,523, cable and internet $885, reserves $812, capital reserve $200) | $7,420.00 |
Corso Bello lawn line | $3,483.00 |
Golf Association (dues $3,850, reserves $1,400, capital $100) | $5,350.00 |
Food and beverage minimum | $750.00 |
Wentworth Estates CDD, operations and maintenance | $1,499.21 |
Wentworth Estates CDD, Series 2021 debt service, 75-foot lot class | $2,112.87 |
Total | $20,615.08 |
An owner may elect internet-only service at $362 instead of $885, which lowers the Master line by $523.
The fee sheet bills lawn care by neighborhood, and Corso Bello Drive is its own line: $3,493 in 2024, $3,382 in 2025 and $3,483 in 2026, under section 5.13 of the Master Declaration. Your buyer's lawn is maintained; a Lipari Court buyer's is not billed at all.
The district codes every Corso Bello lot as a 75-foot lot for its Series 2021 debt, $2,112.87 a year, against $3,006.43 for the 100-foot Lipari Court lots. The county's 2025 tax bills show a non-ad valorem charge of $3,873.99 on every Corso Bello home, the 2025 version of the same district charges.
The 2026 preliminary ad valorem median on Corso Bello Drive is $15,367.50, and 13 homes carry a homestead exemption. A buyer budgets from the new just value, not the seller's capped bill. The 2026 preliminary values fell about a third, so the buyer's first bill may be lower than the 2025 one; it is preliminary until certified.
The rules that affect a Ponziane sale are the Master Association's resale application, the leasing limits in both the Master Declaration and the 2006 covenant, the three-pet rule, the architectural approvals behind shutters and landscaping, and the covenant's 4,500-square-foot figure, all set by recorded documents rather than by a neighborhood board.
Neither the 2021 restated Master Declaration nor the 2006 Ponziane covenant carries a right of first refusal. The buyer files the Master Association's resale application, $50, before closing, and we file it the week the contract is signed.
The Master Declaration allows leases of at least 30 consecutive days, no more than four in any twelve months, with the lease filed 15 days ahead. The 2006 Ponziane covenant allows no more than two leases per calendar year and says it controls in a conflict. A buyer who takes a home subject to a seasonal lease inherits both limits.
Section 5.14 of the Master Declaration allows up to three dogs or cats in total with no weight limit, bans pit bulls and other recognized aggressive breeds, and keeps pets off the golf course. The Ponziane covenant adds no stricter rule, so a buyer with two large dogs can buy on Corso Bello Drive.
Storm shutters, awnings, fences, landscape changes and artificial turf need the Master Association's architectural approval under sections 5.9 to 5.13. If you added shutters, impact glass or a lanai change, find the approval letter before listing, because a buyer's attorney will ask for it.
Lennar amended Pavia Court's matching minimum from 4,500 to 4,000 square feet in 2012, but no amendment, release or termination of the Ponziane covenant has been found, and the homes measure 2,818 to 3,677 square feet on the MLS. We disclose the recorded fact and route the legal question to the buyer's attorney.
No. Florida's milestone inspection law, Section 553.899, reaches condominium and cooperative buildings of three or more habitable stories, and structural integrity reserve studies apply to condominium associations under Chapter 718. A Ponziane home is a detached single-family house, so neither applies, and there is no building-wide special assessment for structural repair to disclose.
Your buyer will ask for the home's own record instead: roof age, A/C age, pool equipment, the wind-mitigation form and the elevation certificate. Most Corso Bello roofs date from 2016 and 2017, and Florida insurers commonly re-underwrite roofs past 15 years, so a buyer will count forward from your roof date.
The county's monthly permit reports from January 2020 to August 2026 show roof replacements at 9880 ($92,494.50, June 2023) and 9939 ($93,100, September 2023), generators at 9868, 9871, 9875 and 9880 (2021), 9914 (2022), 9895 (2023) and 9903 (2025), and additions at 9864 and 9927. If your home appears there, the permit number goes in the listing.
Lipari Court is Block A of the same 2006 plat, 28 larger homes by several builders, and its owners have no separate seller page, so we cover it here with its own numbers. Four Lipari Court homes sold on the MLS in five years and two more recorded with the county only, too few for a median.

January 2022 | 9630 Lipari Ct, lot 12 | County record only | $1,550,000 | Not on MLS | Not on MLS |
Nineteen of the 28 Lipari Court lots were added to the Golf Club by owner joinders recorded from 2012 to 2015; nine, lots 1, 7, 13, 14, 18, 19, 21, 25 and 26, have no recorded golf filing. A Lipari seller needs the Golf Club charges on the estoppel before listing, and the listing must say what the record says.
FEMA's 2014 and 2016 letters removed 19 Lipari Court homes from the flood zone under the 2012 map, and the 2024 map superseded both. Most surveyed Lipari floors now sit below 8 feet. A Lipari seller should hand over the elevation certificate early and never market a home as outside the flood zone on the strength of an old letter.
A Ponziane sale took a median of 18 days on market over the 24 months to September 23, 2026, with individual sales from 0 to 314 days, plus a contract period for the Master Association application, the estoppel, the buyer's inspection and flood and wind quotes. The spread between 0 and 314 days is almost entirely price.
Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 23, 2026; days on market as entered by the listing agent)
Twenty-one of the 34 homes carry no homestead exemption, and owners mail tax bills from New York, Pennsylvania, New Jersey, Massachusetts and beyond. The winter months bring the most showings, but the 24-month record shows fast closings in October, March, April, August and September too: a well-priced Corso Bello home does not have to wait for season.
Valuation, permit pull and certificate pull in week one; photography, video and aerials in week two; listing live in week three; contract with the Section 720.401 summary attached; the Master Association application filed at once; the estoppel ordered the first business day; inspection and insurance quotes inside the inspection period; closing and the buyer's gate and member set-up.
Most Ponziane owners sell from out of state. Marc handles showings, contractors and the inspection in person, Jesse handles the association, the club and the title company, and a mail-away closing is routine. The gate pre-authorizes every visitor, and we manage that list for you.

On a street where the last ten sales ran from $2.2 million to $2.9 million and the slow ones were the overpriced ones, the opening number decides the sale. We would rather you see the same-plan evidence first, and many Corso Bello owners use the valuation to decide whether to list this season or wait.

★★★★★ "We had been on the market for several months with no offers. When we signed with Marc our house was sold in 2 weeks. He has a unique system for selling homes." Sandra Decker, verified Google review
On Corso Bello Drive the gap between a two-day sale and a 314-day sale was the list price and the file behind it.
★★★★★ "Their recommendation on pricing my unit was sound and proved prescient. I never questioned their integrity and found it easy to rely on their recommendations. I would work with them again in a heartbeat." Charlie Carroll, verified Google review
★★★★★ "Jesse was very professional, helpful and kept in touch with ideas and suggestions which developed into a sale. Highly recommend his company for their excellent follow through." Donald Vogler, verified Google review
A Ponziane specialist matters because the facts that decide a Corso Bello sale sit in recorded documents and county files rather than a listing feed: the two 2016 golf supplements, the lot position behind your lanai, your plan's recorded sales, the CDD line the MLS omits, the 2006 covenant and the elevation certificate for your home.

A general agent may confuse Ponziane with The Peninsula, price off the Treviso Bay median, quote the MLS fee total without the CDD line, assume a golf-side premium the sales do not show, write "golf included" without the recorded supplement, or miss the 2023 sale that never reached the MLS. Each one costs a seller time or money.
Most Treviso Bay sellers own condominiums or coach homes, with different buyers and different paperwork. Our guide to selling a Treviso Bay home covers the whole community, and our Treviso Bay home valuation page prices every product in it. Ponziane sits at the top of that spectrum with The Peninsula.
Many Ponziane sellers are also buyers, moving across the course to The Peninsula, to a smaller home inside Treviso Bay, to another Naples golf community or back north. McGreevy and Comisar represent both sides of that move on one calendar, so the sale funds the purchase and the two closings do not collide in season.
We sequence the two contracts so your estoppel and the buyer's Master Association application clear before your purchase closes, or we write the purchase contingent on the sale where the market allows. Marc runs the buy side and Jesse the sale. Read how we represent buyers in Southwest Florida.
Some Corso Bello owners move to a larger Peninsula home and others downsize to a coach home or a Veranda condominium with the same club. Our guide to buying a home in Treviso Bay covers the whole community, and our Ponziane at Treviso Bay buyer guide covers the purchase side of this street.
These are the questions Corso Bello Drive owners ask before they list, answered from the recorded plats, covenants and golf supplements, the Master Association's fee sheet, the Wentworth Estates CDD budget, Collier County's files and the Southwest Florida MLS, each with its window and source.
Confirm your plan and lot position, pull your elevation certificate and permit history, order the Master Association estoppel showing the Golf Club charges, and price against Corso Bello sales of your plan. Then list with a team that attaches the golf supplement and the Section 720.401 summary from day one. Call Jesse McGreevy at (239) 898-6072.

The last ten Ponziane sales, over the 24 months to September 23, 2026, ran from $2,200,000 to $2,865,000 with a $2,570,000 median. Your plan, lot position, condition and upgrades place you in that range; a free Ponziane at Treviso Bay home valuation gives you the number.
Thirty-four, lots 1 to 34 of the Lipari-Ponziane Block "B" Replat on Corso Bello Drive, all built by Lennar in 2016 and 2017.
Ten closed on the MLS in the 24 months to September 23, 2026, five of them in the last twelve months, and twelve in five years. The county recorded one more sale in 2023 with no MLS listing.
The 24-month median was 18 days on market, from 0 to 314 days. Six of the ten went under contract in 20 days or fewer; the four slow sales were listed well above where they closed.
None was active or pending on September 23, 2026, the date of our MLS pull. The next listing will be the only one on the street.
No. The 2021 restated Master Declaration lists Corso Bello and The Peninsula (Montiano) as separate neighborhoods, and they sit on separate plats. The Peninsula is 54 newer homes on Montiano Drive, Court and Place.
Not on the recent record. The county values water lots about 30 percent higher on land, and the two golf-side 2,818 homes that sold since 2023 were the two lowest of seven. We price by lot type from real sales, never by assumption.
Yes. The two Lantana sales reached $2,475,000 and $2,865,000, the Laurel $2,750,000 and the 2,818 plan $2,200,000 to $2,590,000. The plan sets the comparable set before anything else.
Point the buyer and the title agent to the recorded supplement, OR Book 5303, Page 2692 for lots 1 to 33 or OR Book 5313, Page 3677 for lot 34, and have the Master Association estoppel show the Golf Club charges.
Yes. Golf runs with the lot as a covenant under the Golf Club Declaration, so the buyer becomes the member at closing, and a $7,500 Golf Club capital contribution is due on the resale.
The contract decides. The 2026 fee sheet lists $15,799 in resale charges, including $7,500 to the Master Association and $7,500 to the Golf Club; agree the allocation before the first offer.
One, from the Treviso Bay Master Association, because there is no neighborhood association. It costs $299, or $418 for a three-day rush, under the 2026 fee sheet.
The Master Association and the Golf Club are Chapter 720 associations and your home is not a condominium, so the summary belongs in the file before the buyer signs. Confirm with your closing agent or attorney; this is information, not legal advice.
No. Both apply to condominium buildings. Your buyer will ask for the roof age, the A/C age, the wind-mitigation form and the elevation certificate instead.
Yes. Every Corso Bello home is in FEMA Zone AE with an 8-foot base flood elevation, and first floors on file run 7.65 to 8.61 feet.
Your elevation certificate is a public record and your buyer's insurer will read it. Florida sellers must disclose known facts that materially affect value and are not readily observable, so we include the certificate and explain the 2024 map change.
No storm, flood or structural repair permit appears on Corso Bello Drive in the county files from 2020 to August 2026, and the nearest Ian mark, two miles away, was below the street's first floors. No mark was surveyed on the street itself, so disclose what you know.
Commission as negotiated, documentary stamp tax at $0.70 per $100, the estoppel, a lien search and prorations. At the $2,570,000 median the deed stamps are $17,990.
By Collier County custom the buyer usually chooses the closing agent and pays the owner's policy, the reverse of Lee County. The contract controls.
Yes. Commission is not set by law. Since August 17, 2024, offers of buyer broker compensation cannot be advertised in the MLS, and buyers sign written agreements with their own agents.
It is a recorded lien and an annual charge on the tax bill, so we put the CDD figures in the file. Your buyer will pay $3,612.08 a year for fiscal 2027 on a Corso Bello lot.
Portal fee fields repeat whatever a listing agent typed, and most show one line of the stack. The recorded and published figures total $20,615.08 a year for 2026, including the CDD.
It should not set your price: the preliminary roll cut the median Corso Bello value by about a third while sales held at $2.5 million to $2.9 million. It will shape automated estimates, which is why we price from sales.
Yes. The buyer takes the home subject to the lease, and it counts toward the Master limit of four leases in twelve months and the covenant's two per calendar year.
Only the standard oval sign in the Master Declaration's sign exhibit, 10 by 18 inches, dark green with white letters.
For a 2016 or 2017 Lennar home, a pre-listing look at the roof, A/C, pool and spa equipment, and a current wind-mitigation form, usually pays for itself by removing easy credits.
Usually not; document it instead. Most roofs date from 2016 and 2017, and a buyer's insurer counts forward from that date. Two homes re-roofed in 2023. We show you the trade before you spend.
Documented work can: additions, impact glass, generators and pool work appear in the permit files and support a price. Undocumented work invites questions. We show which improvements the recent sales reflected.
The compound at 9955 and Gate House #2 at 9965 sit past the highest-numbered homes. Buyers near that end ask about weekday traffic, so we show the street on a weekday morning rather than let a buyer guess.
Seasonal buyers sometimes like turnkey homes, but furniture rarely returns its cost. When it is part of the sale we list it on a separate inventory so the appraisal and the lender treat it correctly.
Possibly. Florida has no state personal income tax, so the exposure is federal, and a qualifying primary residence exclusion can shelter part of a gain. A second home does not qualify. Talk to your CPA first.
The Foreign Investment in Real Property Tax Act generally requires the buyer to withhold part of the price when the seller is a foreign person, with reduced rates and exemptions in defined cases. Engage a CPA early.
Mostly, with its own numbers: Lipari Court sold four times on the MLS and twice off it in five years, from $1,550,000 to $3,450,000, and golf status there is lot by lot. See the Lipari Court section above.
Fall, to meet the January-to-April buyer while the file is ready, though fast closings have come in every season on this street when the price was right.

McGreevy and Comisar list and sell homes across Southwest Florida from an office in Bonita Springs, and Ponziane at Treviso Bay sits inside the Naples golf-community market they work every week. If you are weighing a sale on Corso Bello Drive, the first conversation costs nothing and usually saves a seller more than any decision made later.
