Copper Oaks owners sell into a gated community of 292 homes where 16 homes closed on the Southwest Florida MLS in the last 12 months and only 3 were listed on October 21, 2026. This seller guide sits beside our full Copper Oaks community guide, which covers the district's bonds, the master plan, the flood record and the schools. Everything here answers one owner's question: how to sell a Copper Oaks single-family home or town villa for the most money, with the fewest surprises, on a timeline you control. If you are still comparing listing teams, our guide to the best real estate agents in Estero sets the options side by side on the public record.
This seller guide covers how to sell. The Copper Oaks valuation guide covers what your home is worth, and the Copper Oaks buyer guide shows what your buyer will weigh.
Selling elsewhere in the village, or comparing notes with a neighbor across town? Our guides to selling a home in Estero, selling a home in Meadows of Estero and selling a home in Lakes of Estero apply the same record-first method to those markets. Want a number first? Start with our free home valuation, and if you are also buying, our Estero buyer guide covers the purchase side.

Recent Copper Oaks market record (12 months to October 21, 2026): 16 closed sales · $5,890,500 in total volume · $343,000 median sold price · $169 median price per square foot of living area · a range of $270,000 to $580,000 · a median 72 days on market · a median 96.6% of list price · 3 active listings on October 21, 2026, asking $324,000 to $349,999, about 2.3 months of supply. We keep these numbers current from the MLS so your pricing conversation starts from fact, not guesswork.
For Copper Oaks sellers: professional photography, aerial and video, a documents file that answers the district, association and flood questions before a buyer asks, a regional buyer database, and discreet off-market options when a seller wants privacy.
Honors and recognition:
Those are career honors across Lee and Collier County. What we claim about Copper Oaks is narrower and checkable: we have read the district's adopted budgets, its engineer's reports and its bond documents, and every closed sale in the MLS and county record, and we bring all of it to your kitchen table.

Copper Oaks differs from most Estero sales in six ways: a small gate with two products in it, a community development district whose assessment is published to the cent, an association assessment that is not, no club or golf layer, a flood map that works parcel by parcel, and a fully built-out community where every sale is a resale.
Copper Oaks sits on 48.08 acres east of Three Oaks Parkway and holds 292 homes, 129 detached and 163 attached, behind one entrance [Source: Copper Oaks community guide]. The two products share an association, a district and an amenity set, and they sell differently: in the last 12 months the smaller homes closed at a median 57 days on market and the larger homes at a median 76 days. A buyer shopping a town villa is not shopping your detached home, and your price should reflect which pool you are in.
The Copper Oaks Community Development District publishes its adopted budget, and the fiscal year 2027 total is $1,352.67 for a single-family home and $1,314.67 for a town villa, each unchanged from the year before [Source: Copper Oaks CDD adopted budget, fiscal year 2027]. For a seller that is an advantage, because the number that scares buyers on a tax record can be explained with a document.
The Copper Oaks Homeowners' Association, managed by FirstService Residential, does not publish its assessment schedule, and we do not estimate it [Source: Copper Oaks Homeowners Association resident portal]. The current figure comes from the estoppel certificate, so a seller who orders it at listing controls the first conversation about monthly cost.
Copper Oaks has two heated pools, a clubhouse and poolhouse, two playgrounds, a basketball court, a fitness center with 24-hour resident access and walking paths, and no golf course, marina, restaurant or membership to buy or transfer [Source: Copper Oaks community guide]. Your listing sells a gated address with a knowable carrying cost, not a club.
FEMA's flood map reads Zone AE, a Special Flood Hazard Area, at every Copper Oaks point we checked (panel 12071C0583G, effective November 17, 2022), and the community is in Lee County evacuation Zone C; confirm the exact address with an elevation certificate [Source: Village of Estero, flood maps and zones]. A seller who prints the FEMA zone for the exact address answers the lender's first question before it is asked.
The district engineer confirmed in May 2021 that the project is built out [Source: First Supplemental Engineer's Report, May 13, 2021], and the county record shows no builder-direct sales in the last 12 months. You compete with other owners, and with the three homes listed today.

Copper Oaks is a workable place to sell right now for an owner who prices to the current record. In the 12 months to October 21, 2026, 16 homes closed at a $343,000 median, and 3 were listed that day, about 2.3 months of supply, a tight market for a 292-home community.

Source: Southwest Florida MLS (Matrix), closed residential sales inside Copper Oaks, pulled October 21, 2026 by McGreevy and Comisar; windows are counted back from that date, and the 12-month window already holds 10 or more closings. [Source: Copper Oaks community guide]
Every window has at least 15 closings, so each median rests on a real sample. The 60-month median of 22 days on market reflects the fast 2021 and 2022 market, when the oldest year block below shows a 6.5-day median, and it should not be read as a forecast.
On October 21, 2026, 3 Copper Oaks homes were listed for sale at a median asking price of $325,000, with asks from $324,000 to $349,999. Against 16 closings in 12 months, about 1.33 a month, that is about 2.3 months of supply by our arithmetic. Anything under six months is conventionally a seller's market, but a market this small swings on one listing.
Listed for sale Oct 21, 2026 | Beds and baths | Living area (sq ft) | Asking price | Days on market |
|---|---|---|---|---|
Active listing 1 | 3 bd, 2.5 ba | 1,777 | $324,000 | 73 |
Active listing 2 | 3 bd, 2.5 ba | 1,760 | $325,000 | 78 |
Active listing 3 | 3 bd, 2 ba | 1,434 | $349,999 | 234 |
The latest 12-month median of $343,000 sits below the $384,500 median of the year before and the $395,000 median two years back. Part of that is what sold: 7 of the latest 16 sales were homes of 1,800 square feet or less, and larger homes sold at a $390,000 median. A buyer's appraiser reads recent sales of your own size and product, not the community median, which is why the next sections split the record apart.
The honest read is that the market pays for condition and correct pricing. Of the 16 closings, 6 sold within 30 days and 7 took longer than 90 days, 3 sold below 95% of list and 2 sold at or above list. Waiting for 2022 prices to return is a forecast, not a plan. Pricing to the last six to twelve months of sales for your own size and product is a plan.

Over five years the larger homes sold at $411,500 and the smaller homes at $352,500. The per-square-foot gap is not the same in every window, which is a reason to price from closings in your own window and size, not from a single ratio.
The most useful Copper Oaks comparable is a sale of your own size in the last six to twelve months, and there are 16 of them since October 21, 2025. With fewer than 10 closings in any one size group, we list the individual sales below, with dates, sizes, prices and days on market, instead of quoting a median of a handful.

Three homes with the same 1,760 square feet sold in spring 2026: $290,000 after 57 days on March 9, $300,000 after 110 days on March 20 and $305,000 after 23 days on April 1. Two 1,596 square foot homes sold on May 1 and September 24 at $305,000 after 21 days and $270,000 after 153 days. The days on market swing far more than the price, and the pricing decision on day one is what separates them.
A 1,420 square foot home closed August 17, 2026 at $340,000 against a $329,000 list price after 19 days, and a 2,406 square foot home closed November 26, 2025 at $400,000 against a $395,000 list price after 370 days. One won on a fast, well-priced launch and the other after a long wait, and both are reminders that the record has room for either result.
The highest sale was $580,000 on January 16, 2026, a 4 bd, 2.5 ba home of 2,407 square feet, at 96.7% of list after 68 days. It is the top of a range in which the next-highest sale is $525,000, so a seller with a comparable home should price against the cluster of closings, not against the single top sale.
The 370-day sale above was the slowest. The next, a 1,777 square foot home, closed on July 23, 2026 at $290,000 after 339 days on the market, at 96.7% of list. A long listing does not always mean a wrong price, but it always means fewer buyers were reading the price as correct in the first weeks. We would rather you see this before you choose a list price.
If you want the comparable set for your own home, call Jesse direct at (239) 898-6072 or request a free home valuation. If you are buying, call Marc at (239) 287-5873 and read how we represent buyers in Estero.

Copper Oaks has the lowest price per square foot of the nine communities, at $169, and one of the smaller sample sizes, at 16 closings. A low ratio can reflect the size of the homes that sold rather than a discount. A buyer comparing Copper Oaks with Bella Terra or Rapallo is comparing different products, and your listing should say what your home offers that the others do not.
Buyers looking at Copper Oaks are usually weighing other gated Estero addresses at similar prices, and the community guide names Rookery Pointe, Bella Terra and Villagio for detached homes [Source: Copper Oaks community guide]. Our guides to Bella Terra, The Vines and Villagio show what your buyer sees next door.
Copper Oaks and Bella Terra both sell gated Estero homes without a golf membership, but Copper Oaks is a 292-home community with a published district assessment and a $343,000 median, while Bella Terra is a 1,899-home community with a $449,000 median. A Copper Oaks seller meets buyers who are also looking at Bella Terra.

Bella Terra has 119 closings a year against your 15, more listings to choose from and a higher median. A buyer who tours both sees a larger community with a club fee and a mandatory master layer, and a smaller one with a district assessment and no membership. Your listing should lead with what the table shows: a knowable district number, no golf or club layer and a gated address at a lower entry price.
Choose to position your home against Bella Terra if you sell a larger single-family home and want to show the buyer what the price difference buys. Position it as the smaller, quieter alternative if you sell a town villa. We describe homes and costs, never who should live where, and we let the buyer decide.
We price a Copper Oaks home from closed sales in your size group over the last 6 to 12 months, adjusted for condition, street and updates, then test the number against the live competition and the days on market of comparable homes. A single community median describes no actual home here, because the size range runs from 1,420 to 3,178 square feet.
The 12-month record splits at 1,800 square feet. Smaller homes closed at a $300,000 median across 7 sales, from $270,000 to $340,000, and larger homes at $390,000 across 9 sales, from $340,000 to $580,000 [Source: Copper Oaks community guide].

Kitchens, floors, roof age, impact glass, the lake or preserve view, the lot and the street all move the number. We measure each against the closing that most resembles your home, and we say plainly when the record does not contain a comparable.
The three homes listed on October 21, 2026 asked $324,000, $325,000 and $349,999, and one of them had been listed for 234 days. A buyer reading your price sees those three first, so we read them before we recommend a number.
The record ties price to time. Of the 16 closings, 6 sold within 30 days and 7 took over 90. We show you the price at which the record says your home sells in the first month, and what a higher price costs in weeks.
We market a Copper Oaks home with professional photography, video and drone work where the property warrants it, full MLS syndication, our regional buyer database and a listing that leads with the district assessment, the gate and the amenity set. Every listing carries the documents a buyer needs so the first showing does not end at a question.
We prepare the estoppel request, the district's adopted budget with the fiscal year 2027 assessment, the FEMA zone for your address and your roof and wind-mitigation documents before the first showing. A buyer who sees a documented carrying cost writes a cleaner offer.
The lakes, the slough running through the community, the pools and the clubhouse are part of the home's appeal, and we show them. Drone work is used where the lot and view justify it.
Copper Oaks buyers come from three places: local move-up and downsizing owners, seasonal buyers who want a gated lock-and-leave home, and investors comparing the lowest gated entry points in the village. We reach each through the MLS, our database and targeted digital campaigns. Any lease plans a buyer has must be checked against the recorded declaration, and we say so in the listing rather than promise a rental.
When a seller wants privacy, we can work off-market with qualified buyers first. Less exposure can mean a lower price, and we show both scenarios with numbers before you choose.
We negotiate every Copper Oaks offer ourselves, reading price, deposit, inspection terms, financing, closing date and any request for concessions against the sale-to-list record. In the last 12 months homes closed at a median 96.6% of list, so a typical negotiation moves a few percent, not a large discount.
A slightly lower price with a shorter inspection period, a larger deposit and a firm closing date can be worth more than a higher price with contingencies. We compare offers on net proceeds and risk.
Homes of this build era, 2005 to 2008 under the 2001 and 2004 editions of the Florida Building Code, often produce a repair list on roof, air conditioning and plumbing. A pre-listing inspection turns surprises into decisions you make on your own timeline.
Since August 17, 2024, offers of buyer agent compensation are not advertised in the MLS, and every commission is negotiable [Source: National Association of REALTORS, settlement FAQs]. Whether to offer anything toward the buyer's side is a separate decision we make with you.
Selling a Copper Oaks home costs the negotiated brokerage commission, Florida documentary stamp tax on the deed at $0.70 per $100 of price, the owner's title policy customarily paid by the seller in Lee County, the association estoppel certificate and prorated property taxes. At the $343,000 median, doc stamps are $2,401 and the promulgated title premium is $1,790.
Data updated: October 2026
Florida charges documentary stamp tax of $0.70 per $100 of consideration, or portion thereof, on a deed, and the seller customarily pays it on a Florida resale [Source: Florida Statutes 201.02] [Source: Florida Department of Revenue, documentary stamp tax]. At the $343,000 12-month median it is $2,401, and it appears on your closing statement as one line.
In Lee County, the seller customarily chooses the title company and pays for the buyer's owner's title policy, the reverse of the Collier County habit. The premium is promulgated by the state under Florida Administrative Code Rule 69O-186.003, so the base rate is the same at every title company, but the contract controls who pays [Source: Florida Administrative Code Rule 69O-186.003] [Source: Florida Department of Financial Services, title insurance overview]. A buyer relocating from Collier may assume the opposite, so we confirm the allocation in writing.
An estoppel certificate states what is owed on your home and any fees due at transfer. Florida caps the fee at a base of $250 when the account is current, $100 more for delivery within three business days and $150 more if the account is delinquent, adjusted every five years for inflation, and the certificate is valid for 30 days; Florida DBPR publishes the adjusted amounts as $299, $119 and $179, which the issuing association confirms [Source: Florida DBPR, Estoppel Certificate Fees] [Source: Florida Statutes 720.30851] [Source: HB 979 (2024) staff analysis]. The Copper Oaks association handles estoppel requests through its resident portal, and condominium-form estoppels issue under section 718.116 [Source: Florida Statutes 718.116]. We order early. Who pays is a contract term, and the Lee County custom is the seller.
Florida property tax is assessed on a calendar year and paid in arrears, so a seller closing before the bill is issued credits the buyer with the seller's share of the year, days owned divided by 365 times the annual tax, usually estimated from the prior year's bill [Source: Florida Department of Revenue, taxpayer information] [Source: Lee County Tax Collector, property taxes]. The community development district assessment sits on the same annual bill as a non-ad valorem line, so it prorates with the taxes.
Since August 17, 2024, offers of buyer broker compensation may not be advertised in the MLS, buyers sign written agreements with their own agents before touring, and every commission is negotiable and not set by law [Source: National Association of REALTORS, settlement FAQs] [Source: National Association of REALTORS, written buyer agreements]. What you negotiate with us is the listing side. Florida law also requires us to disclose the brokerage relationship [Source: Florida Statutes 475.278].

Your own net sheet uses your contract price, your tax bill and your closing date, and we build it with you before you sign a listing agreement. For the statewide breakdown of every line, see our guide to seller closing costs in Florida.
If you want a net sheet for your home, call Jesse direct at (239) 898-6072 or request a free home valuation. If you are buying, call Marc at (239) 287-5873 and read how we represent buyers in Estero.
A Copper Oaks seller supplies the section 720.401 homeowners association summary before the buyer signs, the property tax summary in section 689.261, the flood disclosure in section 689.302 and any known material defects. A town villa may fall under Chapter 718 instead, so the legal form of an attached home should be confirmed from the recorded declaration.
Section 720.401 sets four facts a seller should know. First, timing: the disclosure is due before the buyer executes the contract, not at closing. Second, who supplies it: on a resale, the owner who is not the developer. Third, the contract must carry the statute's voidability clause in conspicuous type. Fourth, if the disclosure was not provided, the buyer may cancel within 3 days after receiving it or before closing, whichever comes first, and that right cannot be waived and ends at closing [Source: Florida Statutes 720.401].
Section 720.401(2) says the summary does not apply to associations regulated under chapters 718, 719, 721 or 723. Copper Oaks is organized as a homeowners association, but our community guide says the legal form of the attached town villas should be confirmed from the recorded declaration rather than assumed. If a town villa is a condominium, the seller delivers the resale documents in section 718.503 instead [Source: Florida Statutes 718.503]. Which regime governs your home, and which forms your buyer needs, is a question for your closing agent or attorney. This is information, not legal advice.
We have not confirmed whether the recorded declaration for Copper Oaks restates the disclosure duty or the resale transfer terms, because we have not published a reading of it. It is recorded with the Lee County Clerk and the association provides current documents through the estoppel [Source: Lee County Clerk of Court]. The documented split is this: the seller owes the disclosure before contract, and the buyer receives the estoppel figure for the current assessment.
Section 689.261 requires that a buyer of residential property receive a property tax disclosure summary at or before contract, warning that the buyer should not rely on the seller's current taxes because a change of ownership can trigger reassessment [Source: Florida Statutes 689.261]. Copper Oaks carries a district assessment on the bill, which we point out to buyers.
Florida's residential flood disclosure requires a seller to give the buyer, at or before contract, answers on known flooding during ownership, flood insurance claims and federal assistance [Source: Florida Statutes 689.302]. Copper Oaks has lakes and a wetland slough, so the honest answers depend on your address.
Under Johnson v. Davis, 480 So. 2d 625 (Fla. 1985), a seller who knows of facts materially affecting a home's value that are not readily observable must disclose them [Source: Johnson v. Davis, Florida Supreme Court, 1985]. In Copper Oaks that means known leaks, roof or systems problems, storm damage and repairs, insurance claims, open permits and pending assessments you know about.
Nothing in this section is legal advice; confirm the forms with your closing agent or attorney. If you want your disclosure file assembled before you list, call Jesse direct at (239) 898-6072 or request a free home valuation. If you are buying, call Marc at (239) 287-5873 and read how we represent buyers in Estero.
A Copper Oaks buyer pays a community development district assessment of $1,352.67 a year for a single-family home or $1,314.67 for a town villa, an association assessment stated on the estoppel, and Lee County property tax and insurance, with no club fee, initiation fee or transfer membership. The district debt ends after the May 1, 2035 payment.
Data updated: October 2026

The Series 2021 bonds, issued at $2,864,000 in May 2021, mature on May 1, 2035, and the outstanding balance was $1,976,000 after the May 2026 payment and falls to $1,782,000 after the May 2027 payment [Source: Supplemental Allocation Report, Series 2021 bonds]. Few Southwest Florida communities can tell a buyer the year the district debt disappears, and you can.
The district's own disclosure defines its services as drainage, dry retention area, landscaping and entry features, and it does not own the roads, pool, clubhouse or gate [Source: CDD Information, statutory disclosure]. Explain that in your listing and the tax line reads as documented, not alarming.
In Florida a change of ownership resets a homestead's assessed value to just value as of the next January 1, and the seller's Save Our Homes cap does not transfer with the home [Source: Florida Statutes 193.155]. Your current bill is not what a new owner will pay. Showing that math before the buyer's lender does builds trust.

Copper Oaks sits inland on Three Oaks Parkway, away from the Gulf and the Estero River, yet FEMA maps the homes we checked in Zone AE because of the interconnected lakes and the wetland slough. A seller who prints the FEMA zone, the evacuation zone and any elevation certificate for the exact address removes the first buyer question.
Data updated: October 2026
The Village of Estero separates flood zones, evacuation zones and storm surge zones, and notes that a home can be outside an evacuation zone and still be in a high-risk flood zone because of nearby ponds or streams [Source: Village of Estero, flood maps and zones]. Check all three for your address.
The Village of Estero holds a Class 6 Community Rating System rating, which gives a 20% discount on National Flood Insurance Program premiums [Source: Village of Estero, Community Rating System]. Our community guide notes that the community's founding documents date from Lee County in 2004, so the buyer should confirm which jurisdiction serves the specific parcel.
The Village of Estero agreed in January 2024 to buy the 68.5-acre parcel south of Copper Oaks for $15 million for stormwater ponds, and designated it not for commercial use [Source: Village of Estero, Council action of January 24, 2024]. It is a fact worth putting in your listing.
We do not publish a claim about what did or did not happen inside Copper Oaks during Hurricane Ian, because the parcel-level damage record is not something we have verified. Your own storm history is what the flood disclosure asks about.
The rules that matter to a Copper Oaks sale are set by the recorded declaration and the association's rules: leasing, architectural approval for exterior changes, pets, and the estoppel process. The association describes Copper Oaks as pet-friendly, and it does not publish the rest, so we read the declaration for each listing.
Leasing restrictions are set by the recorded declaration and its amendments, and they vary on minimum lease term, number of leases per year and association approval [Source: Copper Oaks community guide]. We do not print a lease rule for Copper Oaks because we have not published a reading of the declaration, and we tell every investor buyer to read it first.
Copper Oaks governs exterior changes through its declaration and an architectural review process, so paint, roofs, driveways, fences, landscaping and screen enclosures typically need approval before work begins. Unapproved work can surface at a sale, so the listing file should show approvals for anything visible from the street.
The association describes Copper Oaks as a community where pets are welcomed, and specific restrictions come from the declaration and rules [Source: Copper Oaks Homeowners Association resident portal]. Confirm any limit for your buyer.
The community is gated 24 hours a day, and guest and contractor access follow the association's rules [Source: Copper Oaks Homeowners Association resident portal]. Share the access rules with your buyer's inspector and appraiser so the closing schedule holds.
A Copper Oaks home took a median 72 days to sell in the 12 months to October 21, 2026, but the spread ran from 13 to 370 days. Of the 16 closings, 6 sold within 30 days and 7 took longer than 90, so price and presentation decide which group you join.
Data updated: October 2026
The fastest sale took 13 days and the slowest 370. The middle of the record is a median of 72 days, but a median hides a market where a well-priced home can sell in three weeks and a mispriced one waits most of a year. The 24-month median was 53 days, and the 36-month median 49.5.
A financed sale typically needs an inspection period, an appraisal, loan underwriting and title work, which together run 30 to 45 days after contract. A cash buyer can be faster. Ordering the estoppel and the district documents at listing removes the association from the critical path.
Across the last 60 months, April, May and June carried 24 of the 72 closings, and September added 8 more. A home that is photographed and documented by early January meets the spring buyers on their first tour [Source: Copper Oaks community guide].
The two fastest sales of the year, at 13 and 14 days, were a 1,974 square foot home at $350,000 and a 2,006 square foot home at $340,000. Both went under contract within about two weeks of listing.
Prepare a Copper Oaks home by fixing what an inspector will list, cleaning what a photograph will show, and gathering the documents a buyer will ask for: the estoppel, the district budget, roof and wind-mitigation reports, permits and architectural approvals. Targeted cosmetic work often returns its cost in this price range, and a full renovation rarely does.
Homes built from 2005 to 2008 often need attention to roof, air conditioning and plumbing; the 50 town villas built in 2019 are newer. A pre-listing inspection turns surprises into decisions you make on your own timeline.
Roof age drives insurability in Florida more than almost any other single factor. A current wind mitigation report lets a buyer price insurance accurately instead of guessing high, and homes of this era frequently carry credits that go unclaimed.
Gather the recorded declaration and any amendments, the association's rules, the district's fiscal year 2027 budget and the FEMA zone for your address, plus permits for any work you have done. We assemble the file with you.
Paint, floors, lighting, landscaping and the entry matter most in photographs. We walk the home and tell you which items pay for themselves and which do not.
Your Copper Oaks listing should say what the community documents: a gated address of 292 homes near Coconut Point, Miromar Outlets and Gulf Coast Town Center, two heated pools, a fitness center, playgrounds and walking paths, a district assessment that is published, and no membership to buy. It should not say anything we cannot source.
The gate, the pools, the fitness center, the district's published assessment and its 2035 debt end date are all in public documents. Lead with those.
There is no golf course, marina, tennis complex or restaurant. Buyers who want those are not your buyer, and saying so early saves showings.
Copper Oaks sits between Corkscrew Road and Koreshan Boulevard on the corridor that connects Estero's residential east side to US 41 and Interstate 75, and Copper Oaks reads the School District of Lee County's Elementary Zone Q, Middle Zone GG and High School South Sub-zone 2, and the closest schools by road are Three Oaks Elementary, Three Oaks Middle and Estero High [Source: School District of Lee County]. Lee County assigns students through a choice and proximity zone system, so we do not promise a school.
The Lee County Property Appraiser's recorded, qualified sales show 14 Copper Oaks sales in the 12 months to October 17, 2026, all resales: 7 detached homes at a $400,000 median ($340,000 to $580,000) and 7 town villas at a $300,000 median ($270,000 to $357,000). That is close to the 16 MLS closings, so the MLS record covers this community well.

Sources: Lee County Property Appraiser parcel roll, qualified sales for the 305 parcels whose legal begins COPPER OAKS, read October 17, 2026 (newest qualified sale September 2026); Southwest Florida MLS (Matrix), pulled October 21, 2026. The two sources use different windows and different sale records, so their counts differ.
The county file ran through July 23, 2026, while the MLS pull ran through September 24, so the county's 12-month window ends two months earlier. The county excludes sales that are not qualified arm's-length transactions. Both point the same way.
None of the county's recorded sales were the first sale of a new home, which fits the district engineer's finding that the community is built out. That is the resale seller's advantage: no builder is discounting a new home next door.

In a community where homes sold for as little as $270,000 and as much as $580,000 in one year, and homes of the same 1,760 square feet sold after 23 days and after 110, the price decides the sale. We would rather you see the evidence and the number before you commit to anything.

Copper Oaks sellers get the strongest results by listing with McGreevy and Comisar of Domain Realty, the #1 team in Southwest Florida since 2012, because a 292-home gated community with two products and a district assessment rewards size-group pricing and a documents file ready on day one. Only 3 homes were listed on October 21, 2026.

If you are searching for the best Copper Oaks listing agent, or thinking, "I need to sell my home in Copper Oaks," here is the short version of everything above. We place your home in its own size group's record of closed sales. We build the documents file (estoppel, district budget, flood zone, roof and wind reports) before the first showing. We market to the buyers who actually buy here, and we negotiate every offer ourselves, through the inspection period and the closing table.

List before the new year if you can. Our tabulation of the MLS record shows 24 of the 72 closings in the last 60 months in April, May and June [Source: Copper Oaks community guide]. A home that is photographed, documented and live by early January meets the first spring buyers on the first tour, not the fifth.
In the last 12 months the homes of 1,800 square feet or less had a $170 median per square foot and the larger homes $168, per the MLS record. In total dollars the larger homes sell higher. A view, a renovation or a quiet location is how a smaller home closes the gap.
Read the closed sales in your size range, then compare your list price with them. Three 1,760 square foot homes sold within a month of each other in spring 2026, after 57, 110 and 23 days. Reprice to the right rung, complete the documents file and refresh the photos before you assume the market is the problem.
We recommend it. A homeowners association seller owes the section 720.401 summary before the buyer signs, and a condominium seller owes the section 718.503 documents at the seller's expense, so ordering at listing starts the buyer's review clock on day one [Source: Florida Statutes 718.503].
Yes. An estate, a health change or a tenant in place is often better handled through direct agent outreach and our own buyer database before, or instead of, a public launch. Less exposure can mean a lower price, and we will show you both scenarios with numbers before you choose.

Many Copper Oaks owners are seasonal or live out of the area. We coordinate the home on site, work with your attorney and keep you informed at every step.
Copper Oaks specialists matter because the facts that decide a sale here live in documents, not in a listing feed: a district assessment with a bond end date, an association fee that appears only on the estoppel, two products with different timelines, an unconfirmed legal form for the attached homes and a flood map that works by parcel.
Jesse McGreevy is a licensed Florida REALTOR and Sales Associate with Domain Realty, a co-founder of the brokerage, and one half of McGreevy and Comisar. A general agent may price a town villa off the community median, list the association fee as a number from a directory, describe the district assessment as a red flag, quote a flood zone for the whole community, or forget that an attached home's legal form changes the disclosure. None of those mistakes is exotic, and each one costs a seller time or money.

Copper Oaks sellers often buy again in Southwest Florida, sometimes trading a town villa for a detached home or the reverse. We run both sides as one plan, including the timing of two closings and the Save Our Homes portability claim that can carry accumulated tax savings to your next Florida homestead.
Florida's portability rule lets a homestead owner who establishes a new Florida homestead within the statutory window transfer the difference between just value and capped assessed value, up to $500,000, to the new home [Source: Florida Statutes 193.155] [Source: Florida Department of Revenue, PT-112 portability guide]. The January 1 test matters, because homestead status is fixed on that date each year. We sequence both closings around it.
Some owners move from a town villa to a single-family home for more space, or the reverse. Both sale and purchase run through the same association and estoppel process, which makes a same-community move simpler than it sounds.
If your next home is a golf community, a newer house or a condominium, our guide to buying a home in Estero walks through the contract, inspection and approval steps.

Tight. 3 homes were listed on October 21, 2026 against 16 closings in 12 months, about 2.3 months of supply, and anything under six months is conventionally a seller's market. A community this small can change with one listing, so we recheck before you price.
The median was 72 days on market across the 16 closings of the last 12 months, with a range from 13 to 370 days. Of those sales, 6 took 30 days or less and 7 took more than 90, and correct pricing on day one decides which group you join.
The median sold at 96.6% of the last list price over the last 12 months, based on the MLS record. 2 of the 16 closed at or above list and 4 closed below 95%, so the range is wide and the result depends on the starting price.
$580,000, for a 4 bd, 2.5 ba home of 2,407 square feet that closed on January 16, 2026 after 68 days on the market. The next highest was $525,000 for a 6 or more bd, 4 ba home of 3,178 square feet that closed on December 31, 2025.
Per the Southwest Florida MLS, 16 homes closed in the 12 months to October 21, 2026, for $5,890,500 in total volume at a $343,000 median. The Lee County record shows 14 qualified sales in the 12 months to October 17, 2026, at a $400,000 median for detached homes and $300,000 for town villas.
Smaller homes of 1,800 square feet or less closed at a $300,000 median in the last 12 months across 7 sales, with a median 57 days on market. Whether now is right depends on your plans, but the record shows fast sales at the right price and slow ones above it. We can show you where yours sits.
Larger homes over 1,800 square feet closed at a $390,000 median across 9 sales, with a median 76 days on market, so plan for a longer timeline than a smaller home. None of the three listings on October 21, 2026 was over 1,800 square feet, so a well-priced larger home would stand alone.
Against the closed sales in your own size group over the last 6 to 12 months, adjusted for condition, street and updates, then tested against the live listings. Blending single-family homes and town villas into one median produces a number that describes no actual home in the community.
Not when it is explained with the documents. The district's fiscal year 2027 assessment is $1,352.67 for a single-family home and $1,314.67 for a town villa, unchanged from the prior year, and the debt part ends after the May 1, 2035 payment. A documented assessment with a known end date reads better than an unexplained line.
Give your buyer the district assessment as a documented fact, along with the adopted budget, and follow the contract and the statutory disclosures your closing agent identifies. The district assessment appears on the annual tax bill as a non-ad valorem line. This is information, not legal advice.
Through the Copper Oaks Homeowners' Association, which operates a resident portal that handles estoppel requests and is managed by FirstService Residential. We order it at listing. Florida caps the fee, and the certificate is valid for 30 days, so the timing matters.
The main lines are the negotiated brokerage commission, the deed documentary stamp tax at $0.70 per $100, the owner's title policy that Lee County custom assigns to the seller, the estoppel fee and prorated property taxes. At the $343,000 median, doc stamps are $2,401 and the promulgated title premium is $1,790.
In Lee County the seller customarily pays the owner's title policy and chooses the closing agent, the reverse of the Collier County custom. The contract controls, so we confirm the allocation in writing before you sign.
It depends on the price band and the condition of the comparable homes. In a market where the median sale took 72 days, presentation affects both time and price. We walk the home and tell you which items pay for themselves and which do not, and we suggest an inspection first.
Sometimes. In this price range a full renovation rarely returns its cost, while targeted cosmetic work often does. We would rather look at your specific home against the closings than give you a rule.
Professional photography, video and drone work where warranted, full MLS syndication, our regional buyer database and targeted digital campaigns, with a documents file ready at the first showing. For sellers who need discretion, we can work off-market.
Yes. We maintain a qualified buyer database and can run a confidential process where circumstances call for it. Call Jesse direct at (239) 898-6072 to discuss it privately. Less exposure can mean a lower price, so we show you both scenarios with numbers.
Yes, and it is agreed in writing before we list. Commission is negotiable and not set by law, and since August 17, 2024 any offer of buyer agent compensation is not advertised in the MLS. What matters is the net figure at closing, which our net sheet shows.
Typically within days of our listing appointment, depending on photography scheduling and any preparation you choose to do. The estoppel and district documents are ordered at the same time so the file is ready for the first showing.
Size, buyer pool and timeline. In the last 12 months smaller homes closed at a $300,000 median and larger homes at $390,000, with median days on market of 57 and 76. The marketing approach differs accordingly.
The Village of Estero agreed in January 2024 to buy the 68.5 acres south of the community for $15 million for stormwater ponds and designated it not for commercial use. A permanent open-space buffer and funded flood mitigation next to a community are facts we put in the listing, without predicting a price effect.
The district debt assessment runs with the property on the annual tax bill and transfers to the buyer, unless an owner prepays it. Whether prepayment makes sense depends on your timing, and the district manager can quote a payoff. We model it with you before you decide.
The association assessment on the estoppel, the district assessment, the leasing rules in the declaration, the flood zone for the parcel, the age and permit history of the roof and the wind mitigation report. A seller who has those documents ready removes most of the friction.
Often yes, on homes built from 2005 to 2008. It converts surprises into decisions you make on your own timeline rather than concessions negotiated under pressure after a buyer's inspection.
Yes. Homes of this build era frequently carry credits that go unclaimed, and a current report lets a buyer price insurance accurately instead of guessing high. It is inexpensive and can change an insurance quote materially.
Directly, with the parcel-level FEMA zone, the evacuation zone and any elevation certificate. Buyers price uncertainty into offers, and removing it is worth more than avoiding the topic. Check your address at the FEMA Flood Map Service Center.
Across the last 60 months, April, May and June carried 24 of the 72 closings. With a listing that is documented and live by early January, you meet the spring buyers on the first tour. In a community this small, supply matters as much as the season.
The community carries an Estero address, and our community guide notes that the district's older documents were written when Lee County governed the area, before the Village incorporated on December 31, 2014. Because jurisdiction affects the flood insurance discount, confirm it for your parcel.
As many as you like. Ask each one what Copper Oaks homes of your size sold for last year, how long they took, what the district assessment is and who owes the section 720.401 disclosure. The answers separate the field quickly.
Yes. With our Domain Realty Group team we cover Estero, Bonita Springs, Naples, Fort Myers and the wider Southwest Florida market, including the communities in our guides to selling in Meadows of Estero and Lakes of Estero.
That is a conversation worth having. It is usually price, presentation, or the way the listing explained the district assessment, and all three are fixable. The record shows homes at the same size selling after 23 days and after 110, so the launch price matters. Call Jesse direct at (239) 898-6072.

Our community guide says to confirm the legal form of the attached town villas from the recorded declaration, and we have not published a reading of it. The answer decides whether the section 720.401 summary or the section 718.503 resale documents apply, so ask your closing agent or attorney.
Yes. We coordinate showings, inspections, contractors and the closing documents on site, and many Southwest Florida sales close with the owner signing remotely. Tell us your timeline and we will build the plan around it.
The recorded declaration and amendments, the association's rules, the estoppel, the district's fiscal year 2027 budget, your permits and architectural approvals, roof and wind mitigation reports, and the FEMA zone for your address. We help you assemble the file.
Our community guide does not state an age restriction, and we do not assume one. Confirm any restriction in the recorded declaration before you list or write a buyer's offer.
