Updated October 2026

New construction on Bonita Beach is not a subdivision of model homes: it is one new house at a time, built on a single Gulf-front or bay-side lot, and the 41 houses the county roll dates to 2020 through 2024 are among the largest and most valuable on the island. This is our guide to building or buying new on Bonita Beach, the Gulf-front strip of the City of Bonita Springs along Hickory Boulevard. Our Bonita Beach community guide covers the island; this page covers the lot, the permits, the coastal and flood rules, what new houses sell for and how McGreevy and Comisar represent a buyer before the first builder meeting.

The houses built in 2020 through 2024 carry a median of 4,580 square feet of county heated area against 2,717 for all Bonita Beach houses, and a median 2026 just value of $5,330,476. Over 60 months, recorded sales of houses built in 2015 or later had an $8,500,000 median. If you are comparing who should represent you, our guide to the best real estate agents on Bonita Beach sets out the questions we would ask ourselves.

Why McGreevy and Comisar Are the Best Realtor for Buying New Construction in Bonita Beach

McGreevy and Comisar are the best realtor for buying new construction on Bonita Beach because a new house here is bought on records most buyers never see: the lot's recorded sale history, its FEMA zone and base flood elevation, its position against the Coastal Construction Control Line, and the recorded prices of the island's new houses.

For this guide we tracked all 357 Bonita Beach houses on the county roll by year built, all 70 qualified house sales of the last 60 months by age and street, and all 12 vacant-lot sales of the last 24 months, and we read the builder-deposit, warranty and defect statutes on the Legislature's own site.

What a buyer's agent is for in new construction

On a new house the expensive mistakes are made early: paying a deposit before reading the escrow terms, buying a lot before checking its flood zone and coastal line, signing a builder's contract that leaves the warranty to a later document, or pricing a new house from older sales. We read those papers with you first.

Who you actually work with

Jesse and Marc handle their own buyers. Marc leads buyer representation and negotiation; Jesse leads listing and seller strategy, which matters if you are selling one home to build another. Jesse's direct line is (239) 898-6072 and Marc's is (239) 287-5873. Our office is at 24031 S Tamiami Trl #101, Bonita Springs, FL 34134.

Key Takeaways for a Bonita Beach New-Construction Buyer

  • It is one lot at a time. The 41 houses built in 2020 through 2024 stand on individual lots: 28 on Hickory Boulevard, 7 on McLaughlin Boulevard in Carolands, 3 on Forester Drive, 2 on Bay Road and 1 on Marimin Drive.
  • Few new houses are sold by a builder. Our county estimate counts 5 builder-direct sales out of 421 qualified Bonita Beach sales from 2021 to September 25, 2026; most new houses are built for the owner of the lot.
  • New sells high. Houses built in 2015 or later sold at an $8,500,000 median over 60 months, against $1,320,000 for houses built before 1990.
  • Lots are expensive. 12 vacant-lot sales in 24 months had a $1,337,500 median and reached $8,200,000 on Hickory Boulevard.
  • Two permit tracks on the Gulf. Gulf-front building needs the city's permit and, seaward of the Coastal Construction Control Line, a Florida DEP permit.
  • Deposits are protected unless you waive it. Florida requires deposits of up to 10 percent paid to a builder for a one-family house to be held in escrow unless the buyer waives that in writing (section 501.1375).
  • The defect clock is 7 years. A construction-defect suit must be filed within 7 years of the certificate of occupancy or completion (section 95.11).
  • Old houses are limited. Improvements over five years that reach 50 percent of a structure's value require the whole house to meet current flood rules (Ordinance 22-06).

Where Is Bonita Beach New Construction Being Built?

Bonita Beach new construction is being built inside the City of Bonita Springs on single lots, mostly on the Gulf side of Hickory Boulevard: of the 41 houses the county roll dates to 2020 through 2024, 28 are on Hickory Boulevard and 7 on McLaughlin Boulevard in Carolands, with the rest on Forester Drive, Bay Road and Marimin Drive.

The jurisdiction test

Every Bonita Beach parcel we read on the roll carries the City of Bonita Springs taxing district, so the city's Community Development department issues the building permit and applies its floodplain rules. Gulf-front parcels also fall under the Florida Department of Environmental Protection's coastal construction program.

Hickory Boulevard, Gulf front

The Gulf-front lots on Hickory Boulevard carry most of the island's new houses and its highest prices. Construction there faces the Coastal Construction Control Line and, on some lots, the VE flood zone.

Carolands and the bay side

Carolands, on McLaughlin Boulevard, is the bay-side cluster with the most new houses. The bay-side streets sit mostly in Zone AE, though the Carolands point we queried read VE.

Zoning

The roll records 324 of the island's 357 houses under RS-1 single-family zoning; a few sit under other districts. Your survey and the city's zoning map settle the setbacks and height for the exact lot.

How Many Bonita Beach New Homes Sell Without Reaching the MLS?

On Bonita Beach, very few new houses are sold by a builder at all, so the question is less about the MLS than about who builds. Our county estimate counts 5 builder-direct sales among 421 qualified Bonita Beach sales from 2021 to September 25, 2026; most new houses are built for the person who already owns the lot.

Data updated: October 2026. Source: Lee County Property Appraiser recorded sales, qualified sales only, calendar 2021 to September 25, 2026, our analysis. Builder-direct is an estimate: the first qualified improved sale within about a year of the year built.

What this means for a buyer

In a builder-heavy Southwest Florida market such as Punta Gorda, about a third of recorded home sales in a year can come straight from builders, most never reaching the MLS. On Bonita Beach the pattern is different: a new house usually reaches the market only when its first owner resells, or when a builder finishes a spec house on a lot it bought. To see those opportunities early, a buyer needs an agent who watches the lot sales and the permits, not only the listings.

The 2026 record sale

The highest recorded Bonita Beach sale of the latest 12 months was a new house on Hickory Boulevard, recorded by the county at $14,079,525 on August 31, 2026. Our estimate classes it as a builder-direct sale. The MLS listing record for the same closing shows 6,386 square feet, no days on market, and a list price and sold price both of $14,900,525 (sold at list) (pulled October 27, 2026); the county records the deed consideration and the MLS records the reported closing price, so this page uses the deed figure.

What Do New Bonita Beach Houses Sell For?

New Bonita Beach houses sell for several times what older houses do: over the 60 months to September 25, 2026, the 23 recorded sales of houses built in 2015 or later had an $8,500,000 median, against $2,737,500 for houses built from 1990 to 2014 and $1,320,000 for houses built before 1990.

Data updated: October 2026. Source: Lee County Property Appraiser recorded sales, 70 qualified house sales, September 26, 2021 to September 25, 2026, our analysis.

Year builtRecorded sales, 60 monthsMedianLowHigh
2015 or later23$8,500,000$330,000$13,800,000
1990 to 201420$2,737,500$291,705$7,400,000
Before 199027$1,320,000$675,000$6,500,000

Hickory Boulevard new houses

The 19 sales of Hickory Boulevard houses built in 2015 or later had a $9,100,000 median. The lot and the Gulf frontage carry much of that price, which is why a new house on the bay side sells for far less.

Size

New houses are larger. The 41 built in 2020 through 2024 have a median 4,580 square feet of county heated area, ranging from 1,568 to 7,453, and 32 of them are two stories.

What Does a Bonita Beach Lot Cost?

A Bonita Beach building lot cost a median $1,337,500 on 12 recorded vacant-lot sales in the 24 months to September 25, 2026, with a range of $538,000 to $8,200,000. Gulf-front lots on Hickory Boulevard set the top of that range, and bay-side lots the bottom.

Data updated: October 2026. Source: Lee County Property Appraiser recorded vacant-land sales, our analysis.

24 months12$1,337,500$538,000$8,200,000

What sets a lot's price

Frontage, depth, the side of the road, the flood zone and base flood elevation, the lot's position against the Coastal Construction Control Line and any existing house all matter. A lot with an older house is often priced as a lot.

The lot buyer's documents

Ask for the survey, the elevation certificate if a house stands on it, any DEP permit history, the title commitment and the seller's flood disclosure (section 689.302).

Who Builds on Bonita Beach, and How Do You Check Them?

Bonita Beach houses are built by custom builders working for a lot owner and by spec builders who buy a lot, build and sell. We do not list builders by name here, because no builder roster for the island is published by a public source; instead we check each builder's licence, permits and finished houses with you.

Custom builds

Most of the island's new houses are custom builds: the owner holds the lot, hires an architect and a builder, and takes the permit risk and the schedule. A buyer's agent helps you buy the right lot and read the builder's contract.

Spec houses

A spec builder buys a lot, builds without a buyer and sells on completion or during construction. Spec houses are where most builder-direct sales come from, and the 2026 record sale fits that pattern.

Checking a builder

Look the builder up on the Department of Business and Professional Regulation's licence search, ask for permits on houses it has finished on the island through the city's permit portal, and read its contract, deposit terms and warranty before you sign.

Do You Need Your Own Agent to Buy New Construction on Bonita Beach?

Yes, if you want someone whose only job is your side. A builder's salesperson and contract represent the builder. Your own agent compares the house or the lot with recorded sales, reads the deposit, warranty and change-order terms, and negotiates price, finishes and the closing date.

Before the first meeting

Many builders set their cooperation policy at the first visit. Bring your agent to the first meeting, or tell the builder in writing before you visit that you are represented.

On a lot purchase

A lot is a resale purchase with its own risks: the flood zone, the coastal line, any old house and its demolition. We compare it with the 12 lot sales of the last 24 months.

Compensation

Under the NAR settlement practice changes, you sign a written agreement with your agent before touring, and compensation is negotiable. A builder or a lot seller may agree to pay some or all of it.

What Permits Does a New Bonita Beach House Need?

A new Bonita Beach house needs a City of Bonita Springs building permit, a floodplain review against the city's flood ordinance and, on Gulf-front lots seaward of the Coastal Construction Control Line, a permit from the Florida Department of Environmental Protection. Impact fees are charged at permitting.

The city building permit

The City of Bonita Springs Community Development department issues building permits through its online Permit Portal and publishes a permit fee schedule. Its staff review flood zone and building elevation requirements for each lot.

The DEP coastal permit

Florida DEP's coastal construction program regulates "structures and activities that can cause beach erosion, destabilize dunes, damage upland properties or interfere with public access," and applies special siting and design criteria seaward of the line. Ask DEP early: its permits also protect sea turtles and dune plants.

Floodplain and VE-zone certificates

In a VE zone the city requires a FEMA VE Zone Building Certificate, and every new house needs an elevation certificate. Copies of existing certificates can be found through the city's elevation certificate search.

Impact fees

The city publishes an impact fee calculator for new construction, and the Lee County commission took up impact fee amendments at its February 3, 2026 meeting. Run the calculator for your plan, or ask us to.

How Does the Flood Zone Shape a New Bonita Beach House?

The flood zone decides how high and on what kind of foundation a new Bonita Beach house is built. Of the ten Bonita Beach parcels we queried on FEMA's map, eight read Zone AE with base flood elevations of 10 to 12 feet and two read Zone VE at 12 and 13 feet.

Data updated: October 2026. Source: FEMA National Flood Hazard Layer, queried October 17, 2026.

Sample pointZoneBase flood elevation
Gulf-side house lot, north-middleVE13 ft
Carolands, McLaughlin BlvdVE12 ft
Gulf-side house lot, south-middleAE11 ft
Bay-side house lots, three pointsAE11 ft
Kinleyland, Kings KewAE10 ft

AE zone

In an AE zone the lowest floor sits at or above the elevation the city's ordinance requires, and enclosed areas below are limited to parking, access and storage.

VE zone

In a VE zone, where waves are part of the hazard, FEMA's coastal construction guidance calls for open foundations such as piles or columns and breakaway walls below the elevated floor. The city's VE certificate documents the design.

Why height pays

The City of Bonita Springs notes that flood premiums fall by nearly half for each foot a building sits above the base flood elevation, so building higher than the minimum can lower the cost of owning the house for as long as you own it.

Renovate or Tear Down: How Does the 50 Percent Rule Work on Bonita Beach?

The 50 percent rule decides how far you can improve an older Bonita Beach house before it must meet current flood rules: the city counts improvement and repair costs over five years, and once they reach 50 percent of the structure's market value the work is a substantial improvement and the whole house must comply (Ordinance 22-06).

What it means for an older house

The county roll dates 132 of the island's 357 houses to before 1990. Many sit below today's flood elevations, so a large renovation can trigger elevation or rebuilding. That is why older houses on good lots often sell as teardowns.

Before you buy an older house

Ask for the permit history of the last five years, an elevation certificate, and the structure's value on the county roll. The city's flood information page states that repairs and improvements equal to or above 50 percent must bring the building into compliance, which may mean elevating the house or its equipment.

What Protects a New-Construction Buyer Under Florida Law?

Florida protects a new-construction buyer in four main ways: deposits of up to 10 percent paid to a builder must be escrowed unless you waive that in writing, the builder's written warranty and contract set your repair rights, a defect claim requires notice and a chance to repair first, and a defect suit must be filed within 7 years.

Deposit escrow, section 501.1375

For a one-family residence, any deposit "up to 10 percent of the purchase price" paid to a builder goes into escrow "unless waived in writing by the buyer", and the contract must carry the legend "THIS RIGHT MAY BE WAIVED, IN WRITING, BY THE BUYER." Read that paragraph before you sign.

Warranties

Read the builder's written warranty before you sign the contract, not at closing. Florida law bars implied-warranty claims for off-site improvements such as roads and drainage, while leaving claims under the contract, in tort and under statutes intact (section 553.835).

Notice and opportunity to repair, Chapter 558

Before suing a builder over a construction defect, a homeowner must serve a written notice of claim at least 60 days before filing, and the builder must respond in writing within 45 days (section 558.004).

The 7-year clock, section 95.11

An action founded on the design or construction of an improvement must be commenced within 7 years after the certificate of occupancy or completion is issued, or abandonment, whichever is earliest.

How Do You Finance a Lot and a New Build on Bonita Beach?

You finance a Bonita Beach build in two stages: a lot purchase, often in cash or with a land loan, then a construction loan that converts to a permanent mortgage when the house is finished. Freddie Mac's 30-year fixed average was 7.40 percent on October 15, 2026; construction and jumbo terms are set lender by lender.

Data updated: October 2026. Source: Freddie Mac Primary Mortgage Market Survey, October 15, 2026.

The lot

Land loans usually need a larger down payment than a house loan. If you plan to hold a lot before building, ask the lender about the time limit to begin construction.

The construction loan

A construction loan pays the builder in draws as work is inspected. The lender reviews the builder, the plans, the budget and the insurance before closing.

Mortgage taxes

Florida charges documentary stamp tax on the mortgage note at 35 cents per $100 (section 201.08) and intangible tax of 2 mills on the loan (section 199.133), on the construction loan and again on any new permanent loan.

How Does Insurance Work on a New Bonita Beach House?

A new Bonita Beach house is insured for wind, flood and liability, and a builder's risk policy covers it during construction. Elevation above the base flood elevation and the current wind code usually make a new house cheaper to insure than an older house of the same size.

Builder's risk and flood during construction

Confirm who carries builder's risk and flood coverage while the house is going up, and from what date your own policies start.

After completion

Citizens does not cover a dwelling with a replacement cost of $700,000 or more (section 627.351), so most new Bonita Beach houses are insured in the private market. A lender requires flood insurance in a special flood hazard area; the NFIP prices each policy on the building's own risk, and the city's Community Rating System Class 5 brings a 25 percent discount on eligible NFIP policies.

New Construction vs Resale Homes on Bonita Beach: Which Should You Buy?

Choose new construction on Bonita Beach if you want current flood elevation, current wind code and your own plan, and the budget reaches the new-house market; choose a resale if you want a lower price, a faster move or a condominium. Over 60 months, new houses sold at an $8,500,000 median and pre-1990 houses at $1,320,000.

What Should You Check Before Your First Builder Meeting?

Before your first builder meeting on Bonita Beach, check the lot's flood zone and coastal line, the builder's licence and finished work, the deposit and warranty terms, and the recorded prices of new houses nearby. This is the checklist we run with every new-construction buyer.

  1. The lot: survey, FEMA zone and base flood elevation, Coastal Construction Control Line position, and any existing house.
  2. The builder: DBPR licence, permits on finished houses in the city's portal, and references from owners.
  3. The contract: deposit amount and escrow (section 501.1375), change orders, allowances, schedule and delays.
  4. The warranty: what it covers, for how long, and who handles claims.
  5. The price: recorded sales of new houses on the same side of the road.
  6. Insurance: builder's risk during construction and quotes for the finished house.
  7. Permits: who applies, and who pays the impact fees.
  8. Closing: certificate of occupancy, final survey, elevation certificate and the 7-year defect clock.

How Do Sea Turtle Rules Affect Building on Bonita Beach?

Sea turtle rules affect Gulf-front building through lighting and beach use: the City of Bonita Springs applies sea turtle season rules from May 1 to October 31, and DEP coastal permits address sea turtle protection. Plan exterior lighting and construction timing with both in mind.

Lighting

Choose fixtures and window tint that keep light off the beach during nesting season, and ask your builder to design for the city's rules from the start.

Construction timing

Work seaward of the coastal line during nesting season may carry DEP permit conditions. Ask before you schedule.

Frequently Asked Questions, Bonita Beach New Construction Buyer Edition

These are the questions Bonita Beach buyers ask us most about building or buying new, answered from the Lee County roll and recorded sales, FEMA's flood map and Florida law. For your own lot or house, call Marc at (239) 287-5873.

Data updated: October 2026 (Lee County roll of October 11, 2026 and recorded sales to September 25, 2026; FEMA National Flood Hazard Layer queried October 17, 2026).

Can you build a new house on Bonita Beach?

Yes. The county roll dates 41 Bonita Beach houses to 2020 through 2024, built on individual lots under City of Bonita Springs permits.

Where are new houses being built on Bonita Beach?

Mostly on Hickory Boulevard (28 of the 41 built in 2020 through 2024) and in Carolands on McLaughlin Boulevard (7).

How much is a Bonita Beach building lot?

12 vacant-lot sales in the 24 months to September 25, 2026 had a $1,337,500 median, from $538,000 to $8,200,000.

What does a new Bonita Beach house sell for?

Houses built in 2015 or later sold at an $8,500,000 median on 23 recorded sales in 60 months; on Hickory Boulevard, $9,100,000 on 19.

How big are new Bonita Beach houses?

The 41 built in 2020 through 2024 have a median 4,580 square feet of county heated area.

Are new Bonita Beach houses sold by builders?

Rarely. Our estimate counts 5 builder-direct sales among 421 qualified sales from 2021 to September 25, 2026.

Is new construction on Bonita Beach listed on the MLS?

Resales of new houses usually are; builder sales may or may not be. The 2026 record new-house closing appears in the MLS with no days on market.

Do I need my own agent to buy a new house or a lot?

We recommend it. The builder's salesperson and contract represent the builder; your agent represents you.

When should I bring my agent?

Before the first builder meeting or lot showing, because many builders set their cooperation terms at the first visit.

Who issues building permits on Bonita Beach?

The City of Bonita Springs Community Development department, through its online Permit Portal.

Do I need a DEP permit?

Gulf-front construction seaward of the Coastal Construction Control Line needs a Florida DEP coastal permit as well as the city permit.

What is the Coastal Construction Control Line?

A line set by Florida DEP that marks where special siting and design criteria apply to protect the beach and dune system.

What flood zone will my lot be in?

Eight of ten Bonita Beach points we queried read AE, base flood elevations 10 to 12 feet; two read VE at 12 and 13 feet. The FIRM panel for your lot decides.

What is a VE zone?

A coastal high-hazard flood zone where waves are part of the risk. New houses there are built on open foundations with breakaway walls below the elevated floor.

How high must a new house sit?

The city's floodplain rules and the lot's FEMA zone set the required elevation. Ask Community Development for the lot's requirement.

What is the 50 percent rule?

Improvements over five years that reach 50 percent of a structure's market value require the house to meet current flood rules (Ordinance 22-06).

Should I renovate or tear down an older house?

Compare the renovation budget with the structure's value under the 50 percent rule, and the house's value with the lot's. Many older houses on good lots are priced as lots.

How many older houses are on Bonita Beach?

The county roll dates 132 of the island's 357 houses to before 1990.

Are builder deposits protected?

Deposits up to 10 percent of the price paid to a builder for a one-family house must be escrowed unless you waive that in writing (section 501.1375).

What warranty comes with a new house?

The builder's written warranty and contract set it. Read the warranty before you sign the contract.

How long do I have to bring a defect claim?

A construction-defect action must be filed within 7 years after the certificate of occupancy or completion (section 95.11).

What is a Chapter 558 notice?

The written notice of claim a homeowner serves at least 60 days before suing a builder; the builder responds within 45 days (section 558.004).

How do I check a builder's licence?

Use the Department of Business and Professional Regulation's licence search, and look up the builder's finished permits on the city's portal.

What impact fees apply?

The city publishes an impact fee calculator; amounts depend on the plan and the current schedule.

How do I finance a lot and a build?

Usually a lot purchase in cash or with a land loan, then a construction loan that converts to a permanent mortgage.

What are mortgage rates now?

Freddie Mac's 30-year fixed average was 7.40 percent on October 15, 2026.

Will Citizens insure a new beach house?

Not if the dwelling's replacement cost is $700,000 or more (section 627.351), which covers most new Bonita Beach houses.

Is a new house cheaper to insure?

Usually for its size, because it is built to current wind code and flood elevation. Get quotes before you finalize the plan.

What sea turtle rules apply?

The city's sea turtle season rules run May 1 to October 31, and DEP coastal permits address sea turtle protection.

Can I build a pool and a dock?

Pools are common on the island; a dock depends on permits and water depth on the bay side. Check both before you buy the lot.

Are there new condominium buildings on Bonita Beach?

We have not confirmed a new condominium project from a primary source; most Bonita Beach condominium buildings date to the 1970s and 1980s.

How do property taxes work on a new house?

The new house is assessed at market value once complete; the homestead exemption is available if it is your permanent residence by January 1.

What does the seller of a lot have to disclose?

Florida's flood disclosure applies to residential property sales (section 689.302), and sellers must disclose known material defects that are not readily observable.

How do I compare a new house with a resale?

On the record: over 60 months, new houses sold at an $8,500,000 median and pre-1990 houses at $1,320,000. We pull the comparables for your street.

What did Hurricane Ian change for building on Bonita Beach?

It accelerated rebuilding and made the 50 percent rule and current flood elevations central to every older-house purchase.

How long does it take to build on Bonita Beach?

It depends on design, permits and construction. Ask the builder for a written schedule and the contract's terms for delays.

How do I start?

Call Marc at (239) 287-5873 or request a consultation through the form on this page before your first builder meeting.
