Recent Villages at Country Creek market record (Southwest Florida MLS, 12 months to September 29, 2026): 27 closed sales, $9,775,900 in closed volume, a $355,000 median sold price, $243.22 median price per square foot, 70 days median time on market and 94.7% median sold-to-final-list. In the last 12 months we tracked every one of the 27 closings, and we tracked all 135 that the MLS has recorded in this neighborhood in five years.
We publish no count of Villages homes that McGreevy and Comisar represented, because none is on file for this neighborhood, and we never present a public-record sale as ours. The career figures below are honors across Lee and Collier County, not a claim about one neighborhood.

Villages at Country Creek owners who want the short version of what their home is worth should know these ten facts, each sourced below. They are the same facts an appraiser, a buyer's agent and an insurance agent will use, so knowing them first puts you in control of the number.
Your Villages at Country Creek home is worth what recent closings of your size, bedroom count and street support: the 12-month median is $355,000 on 27 sales, but homes under 1,300 square feet closed at $275,000 and homes of 1,800 or more at $512,000. A valuation starts with your size band, not with the neighborhood median.
Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 29, 2026; Lee County Property Appraiser recorded sales through July 29, 2026)
| Living area (sq ft) | 12 months: closings | 12 months: median | Median $ per sq ft |
|---|---|---|---|
| Under 1,300 | 8 | $275,000 (small sample) | $222.77 |
| 1,300 to 1,499 | 8 | $352,500 (small sample) | $244.28 |
| 1,500 to 1,799 | 7 | $375,000 (small sample) | $239.16 |
| 1,800 and up | 4 | $512,000 (small sample) | $261.62 |
The 1,300 to 1,499 median of $352,500 is the mean of $350,000 and $355,000 because 8 is an even count, and the 1,800-and-up median of $512,000 is the mean of $499,000 and $525,000. Each row is a small sample, so read direction and not decimals.
The 27 closings in the last 12 months ran from $195,000 to $560,000. A single number hides that. We give you a floor, a target and a stretch, and the closings that support each, so you can see how far a feature, a street or a condition moves your home.
Size moves it most. Then bedrooms and the den, the street and plat unit, the flood status, the roof and condition, and the price you start at. The sections below take each in turn with the record behind it.
A free Villages at Country Creek home valuation takes about a minute to request and comes from Jesse McGreevy with the closings behind it. Use the valuation form on this page or call Jesse direct at (239) 898-6072. It is a written opinion built from your size, bedrooms and street, with your flood and estoppel questions beside it.

The closings that match your home with dates and prices, a per-square-foot analysis that never mixes sizes, the live competition with days on market, your position and the reasons, a net sheet and a recommended list range with a floor and a stretch. There is no cost and no obligation, and you may use it to decide whether to sell this season or next.

A Villages at Country Creek home is valued by choosing the recent closings that best match it, adjusting for the differences a buyer would pay for, and testing the result against the live listings. With 27 closings in 12 months and 9 active listings, the sample is thin, so method matters more than any average.
Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 29, 2026)
We start with the size band and the bedroom count, then narrow by street and plat unit. A 1,440 square foot three-bedroom is compared with closings between about 1,400 and 1,500 square feet, not with the four-bedroom estate homes or the 1,125 square foot two-bedrooms.
Asking prices are hopes and closings are facts. Only sold prices and days on market go into the number. The nine active listings are used to test it, not to build it.
Living area, the den, a pool, updates, a screen enclosure, a garage layout, the roof and the street. We could not isolate a golf-course or pool premium from 27 sales and do not publish one; we adjust from matched comparables and say how confident we are.
The MLS shows price, size and days, not condition, roof age or flood status. On the visit we note those and add them to the analysis, along with the assessment and estoppel questions a buyer will ask.
Nine homes were listed on September 29, 2026, from $219,000 to $475,000. If your number sits well above listings of your size that have waited 150 days, we say so.
You get a floor, a target and a stretch, a net sheet after costs and a plan for the estoppel and the roof papers. If the number disappoints you, we show what would move it and what it would cost.
Five closings in the last 12 months were within 15 square feet of 1,440 square feet.
| Sold | Bedrooms | Living area (sq ft) | Final list | Sold | Days on market | Sold over final list |
|---|---|---|---|---|---|---|
| May 2026 | 3 Bed | 1,442 | $398,000 | $370,000 | 145 | 93.0% |
| Apr 2026 | 3 Bed | 1,439 | $364,900 | $350,000 | 97 | 95.9% |
| Apr 2026 | 2+Den | 1,450 | $375,000 | $355,000 | 70 | 94.7% |
| Mar 2026 | 3 Bed | 1,443 | $395,000 | $395,000 | 3 | 100.0% |
| Jan 2026 | 2+Den | 1,436 | $375,000 | $350,000 | 18 | 93.3% |
They closed between $350,000 and $395,000 with a median of $355,000, in a range of 3 to 145 days. The one that sold at full list price did it in 3 days, and the others closed 4.1 to 7.0 percent below final list. That spread, $45,000 for homes within 14 square feet of each other, is why a valuation needs a range and a story, not a point.
Size sets the price of a Villages at Country Creek home more than any other feature: the 12-month median was $275,000 under 1,300 square feet and $512,000 at 1,800 or more, while the median price per square foot stayed between $222.77 and $261.62. Homes here run from 982 to 2,699 heated square feet, with a median of 1,446.
Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 29, 2026; Lee County Property Appraiser recorded sales through July 29, 2026)
Heated area on the 2026 roll is the reliable size measure. Of 624 Villages-profile parcels, 104 are under 1,300 square feet, 236 run 1,300 to 1,499, 175 run 1,500 to 1,799 and 109 are 1,800 or larger. The county's separate total-area field adds garage, lanai and enclosure, and it shows a 6,794 square foot building on one estate street that is not a home size.
The 12-month median is $243.22 per square foot on 27 sales, and the 24-month median is $245.00 on 52. By size band it is $222.77 under 1,300 square feet, $244.28 from 1,300 to 1,499, $239.16 from 1,500 to 1,799 and $261.62 at 1,800 and up. A rate that stable is useful only inside a size band, because a single neighborhood rate would misprice both ends.
Per-square-foot figures mix land, garage, lanai, updates and view into one number. A home with a large lot and an old kitchen and a smaller home with a new roof and a pool can share a rate and not a price. We use the rate to check a number, never to set it, and we never mix MLS square feet with the county's total-area field.
Over 60 months the size bands show the same ladder at higher prices: the under-1,300 band had a $295,000 median on 23 sales, the 1,300 to 1,499 band $386,500 on 44, the 1,500 to 1,799 band $471,500 on 46 and the 1,800-and-up band $526,500 on 22. Older sales came at the 2022 and 2023 peak, so read the five-year view as history.
The smallest common size, a 1,125 square foot two-bedroom, shows how flat a small plan can be while the neighborhood moves.
| Sold | Bedrooms | Living area (sq ft) | Final list | Sold | Days on market |
|---|---|---|---|---|---|
| Oct 2025 | 2 Bed | 1,125 | $299,900 | $275,000 | 47 |
| May 2025 | 2 Bed | 1,124 | $299,000 | $293,550 | 1 |
| Jan 2024 | 2 Bed | 1,125 | $299,900 | $289,000 | 54 |
| Oct 2023 | 2 Bed | 1,125 | $319,900 | $311,500 | 36 |
| Apr 2022 | 2 Bed | 1,125 | $265,000 | $290,000 | 2 |
The five closings ran from $275,000 to $311,500. On September 29, 2026, two homes of that size were listed at $219,000 and $239,000 after 18 and 21 days, both below the last closing of $275,000 in October 2025. We cannot see condition from the record, but the direction is clear: buyers are paying less for small plans than they did in 2023.
Bedrooms and the den change value in The Villages at Country Creek because the MLS records three categories that trade at different levels: two-bedroom homes closed at a $275,000 median in the last 12 months, two-bedroom-plus-den homes at $365,000 and three-bedroom homes at $360,000. Each is a small sample, and size explains part of the gap.
Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 29, 2026; Lee County Property Appraiser recorded sales through July 29, 2026)
The county roll counts 378 two-bedroom, 235 three-bedroom and 11 four-bedroom parcels. The MLS adds a "2 plus den" category, which is a two-bedroom the seller marketed with a flex room. Every one of the 135 MLS closings carries two full baths, so bathrooms do not separate homes in this neighborhood.
Over 24 months the 12 two-bedroom sales had a median of $294,275 (even, the mean of $293,550 and $295,000), the 20 two-bedroom-plus-den sales $371,200 (even, the mean of $370,400 and $372,000) and the 17 three-bedroom sales $406,000. The larger samples confirm the ladder: den homes sit between two- and three-bedroom homes.
A den adds usable space and often sits in a larger home, but it is a flex room the seller marketed without counting it as a bedroom. The MLS shows a $90,000 gap between two-bedroom and two-plus-den medians over 12 months, and much of that is size. We compare by living area first and the den second.
Three four-bedroom homes closed in five years: $485,900 in 2023, $499,000 in April 2026 and $560,000 in May 2026. With so few, we value a four-bedroom from the largest three-bedroom and three-plus-den closings and the estate streets, and we tell you the confidence is low.
Villages at Country Creek homes closed 27 times in the last 12 months to September 29, 2026 at a $355,000 median, $243.22 per square foot and 70 median days on market. This is the first window with 10 or more closings, so it is the recent comparison set for your valuation. The table below lists each sale.

Nine closed under $300,000, eleven between $300,000 and $399,999 and seven at $400,000 or more. Seven closed within 30 days of listing and nine took more than 90. Twenty-three sold below the final list price, two at it and two above. Seventeen of the 27 closed between March and June 2026.
Older Villages at Country Creek sales matter to your value as context, not as the number: the 25 closings between 12 and 24 months ago, from September 2024 to September 2025, ran from $258,000 to $535,000, and the 24-month median of $373,500 sits above the 12-month median of $355,000. Recent sales come first; these show the direction.

We use older sales when a recent size band has too few closings, and we mark the result a small sample. For a home under 1,300 square feet, the 12-month set has 8 sales and the 24-month set 12, so the older sales help. For a four-bedroom, five years of history hold only three sales, and we say that plainly.
A 2024 sale is not a 2026 sale. Medians fell from $436,500 in 2024 to $392,000 in 2025 and $360,000 in 2026 through September 29, so an older comparable is adjusted downward for the drift, and we show the adjustment.
Villages at Country Creek home values rose through 2022 and 2023, slid through 2024 and 2025 and are slower in 2026: the calendar-year median was $440,000 in 2022, $489,950 in 2023, $436,500 in 2024, $392,000 in 2025 and $360,000 in 2026 through September 29. Days on market rose from 6 to 81.

| 2026 to 9/29 | 22 | $360,000 (mean of $355,000 and $365,000) | 65.5 | 94.7% |
In 2022, 11 of 27 closings sold above the final list price and the median took 6 days; in 2023 sixteen of 34 closed at $500,000 or more; in 2026 one of 22 has. A valuation from 2023 memory is too high. A valuation that follows the last 12 months is defensible.
Lee County's qualified recorded sales show the longer arc: a $198,000 median in 2014, $474,500 in 2023 and $355,000 in 2026 through July 29.
| Recorded year | Qualified sales | Median price |

| 2026 to 7/29 | 27 | $355,000 |
| 2025 | 29 | $392,000 |

| 2010 | 16 | $185,000 |
| 2009 | 22 | $217,500 |
The run from 2014 to 2023 is a rise of about 140 percent, and the fall to 2026 is about 25 percent. Small counts move medians, so we describe direction and not a precise rate. Since September 29, 2025 the county file shows 36 qualified sales at a median of $350,000.
The 60-month median is $421,000 on 135 closings, the 36-month median $392,000 on 76, the 24-month median $373,500 on 52 and the 12-month median $355,000 on 27. The median falls as the window narrows, which is the same story as the price path told in four numbers.
Street and plat unit change a Villages at Country Creek home's value because the newest and largest homes cluster on a few streets: since January 2023 the county median was $525,000 on Rivers Ford and $312,500 on Blacksmith Forge. The differences follow size and year built, not the street name alone.

| Winterberry Way | 3 | 1988 | 1,641 | 2, median $507,000 (small sample) |
Street medians rest on small counts. Streets with fewer than 10 sales are small samples, and Old Oak Place's single $150,000 transfer is more likely a family or estate conveyance than a market sale, so we do not treat it as one.
| Plat unit | Villages-profile parcels | Built | Median heated sq ft | Bedrooms on the roll | Qualified county sales since 1/2023 |
|---|---|---|---|---|---|
| Unit 2 Replat | 195 | 1988 to 1995 (median 1989) | 1,379 (982 to 1,871) | 116 two, 79 three | 39, median $399,899 |

| Unit 5 (of 307 total) | 215 | 1996 to 2001 (median 1997) | 1,692 (1,292 to 2,699) | 127 two, 80 three, 8 four | 45, median $470,000 |
| Unit 6 (of 23 total) | 2 | 1999 | 1,370.5 | All two | 1, $362,000 (small sample) |
Unit 5 is the newest and largest ground and carries the estate streets. Unit 2 Replat is the oldest ground and carries the founding street. Units 4 and 6 are split with the Villas, so the counts are the Villages-profile share only.
A street median is a check on size and age. Rivers Ford homes have a median of 1,781 heated square feet and Blacksmith Forge homes 1,199.5, so most of the gap is size. Country Barn Drive mixes villas and single-family homes, so we never price a Country Barn home from a Country Barn average.
Butchers Holler carries 51 homes built 1988 to 1989, and Blacksmith Forge is the manor-home street with 82 homes built 1988 to 1995 and a median 1,200 square feet heated. The north branch of the Estero River runs behind Blacksmith Forge, which matters in the flood section below.
Rivers Ford, Coach House Lane and Lanthorn Way hold about 157 parcels of the newest, largest product, built 1996 to 2001, with median heated area of 1,781, 1,731 and 1,704 square feet. Rivers Ford sold 13 times at $525,000, Coach House Lane 12 times at $483,500 and Lanthorn Way 9 times at $508,000.
Online estimates miss on Villages at Country Creek homes because they average across sizes from 982 to 2,699 square feet and 12-month closings from $195,000 to $560,000, and the facts that move price, such as roof age, flood status and the estoppel, are not in a public data feed. Treat an estimate as a starting question.
It cannot see the roof permit, the wind mitigation credits, the air handler date, the condition of the kitchen and baths, the pool equipment, the screen enclosure, whether your street is in the Special Flood Hazard Area, or what the estoppel will say about a special assessment. Each can move a buyer's offer by more than the estimate's margin.
Only 27 homes closed in 12 months, and split into size bands the samples are 8, 8, 7 and 4. A model that leans on those few closings will swing with every sale. The $560,000 closing in May 2026 is 187 percent above the $195,000 closing in September 2026, in the same neighborhood, in the same year.
The county roll cannot split The Villages from The Villas, and Country Barn Drive mixes villas and single-family homes. A model that reads county records by subdivision name can blend a 1,293 square foot attached villa into a detached-home average. We separate them by hand.
We pull the closings that match, read the listing remarks and days on market, walk the home, gather the papers and adjust for what we see. Then we tell you the range and the reasons. That is slower than a website and closer to what a buyer's inspector, insurer and agent will do to your number.
A Villages at Country Creek home held a higher median than a Villas home in every window: $355,000 against $301,500 over 12 months, $373,500 against $329,900 over 24 and $392,000 against $347,500 over 36. The Villas are attached one-story villas of 1,293 to 1,412 square feet, so the gap reflects a detached product and a wider size range.

Read the Villas column as a small sample: 10 closings in 12 months is at the line for a stable median, and 2 active listings is too few for a supply figure to mean much. The Villas figures come from the same September 29, 2026 MLS pull.
| Window | Closings | Median sold | Middle pair (even n) | Median $/sq ft | Median DOM | Median sold / final list |

Your value is set against the product you own. A detached home near the size of a villa is a different product, and a buyer weighing both will compare the lot, the garage and the exterior maintenance. The 12-month gap is $53,500, and the median price per square foot is $243.22 against $211.68. If you own a villa, read what a Villas at Country Creek home is worth.
The same master association, golf course, five pools and five tennis courts, gates, Corkscrew Road, tax stack of 13.0214 mills and the same clubhouse project and lawsuit. For the whole community, see what a Country Creek home is worth.
Flood status, roof age and insurance change a Villages at Country Creek home's value because each changes what a buyer pays to own it. Of 987 tested parcels across Country Creek, 83.4 percent are in Zone X and 164 are in the Special Flood Hazard Area, and every home predates the 2002 building code.
| Street | Share of parcels in the Special Flood Hazard Area |
|---|---|
| Blacksmith Forge | 78.0% |
| Winterberry Way | 66.7% |
| Lanthorn Way | 54.5% |
| Rivers Ford | 51.6% |
| Andiron Place | 47.1% |
| Country Walk Way | 44.4% |
| Horse Hame Hollow | 4% |
| Coach House Lane | 2% |
| Country Barn Drive, Persimmon Place, Butchers Holler, Oxbow Bend, Sassafras Court, Bantams Roost, Apple Butter Lane | 0% |
The pattern follows the Estero River branch and the low ground behind the golf course. Blacksmith Forge, the entry-priced manor-home street, is also the most exposed, which is why its $312,500 county median must be read with the flood status of the specific parcel in mind.
A home in the hazard area with a federally backed mortgage must carry flood insurance, while a Zone X home usually does not. That difference changes the buyer's monthly cost and the price a buyer can pay. Thirty-four LOMA and LOMR determinations sit on file for the community, so a home may already have been removed from the hazard area by a survey. Ask for it.
The effective map is Letter of Map Revision 25-04-3811P, effective February 5, 2026, with base flood elevations of 13.7 to 15.0 feet NAVD88. All 987 tested parcels are in Lee County Evacuation Zone A. Hurricane Ian left USGS high-water marks of 10.77 to 10.83 feet near the community, 2.9 to 4.2 feet below the base flood elevation.
Homes built 1988 to 2001 predate the 2002 Florida Building Code. Insurers price by construction year and roof age, section 627.7011 lets them surcharge or decline older roofs, and 15 years is the common threshold. A wind mitigation inspection on Form OIR-B1-1802 documents the credits. A home with a permitted new roof and a clean form is worth more to a buyer than the same home without.
The Lee County average Citizens multiperil premium was $2,197 as of April 30, 2026, and Citizens phases in a flood requirement that applies fully on January 1, 2027. A buyer who relies on Citizens will price the flood add-on, so a hazard-area street carries a cost that a Zone X street does not.
In the hazard area, a renovation costing 50 percent or more of the building's value triggers the substantial-improvement rule. Median building value for a Villages home is $232,312, so the trigger is about $116,200. A buyer who plans a remodel on a hazard-area parcel will discount for it.
The clubhouse project and association fees affect a Villages at Country Creek home's value because a buyer prices them in: the master association is renovating under a phased $8 million plan, a special assessment for the clubhouse phase is under court challenge, and no regular assessment is published. The estoppel states the real numbers.
The master association keeps its budget and assessment schedule behind a members-only login, and three Villages associations set their own. Every portal dues figure lacks a source document. The master's 2025 Final Operating Budget totals $6,441,410, a figure recited in a Lee County public court record, which is $6,668 per home across 966 residences in gross expense, arithmetic and not the assessment.
Demolition began April 13, 2026, and dining and offices operate from temporary facilities. An owner filed case 26-CA-000387 on January 21, 2026, asking whether Section 5.1 of the Declaration required a membership vote for the special assessment. The amount and outcome are not public. Buyers will discount for uncertainty, and a seller with an estoppel in hand can answer it.
A master assessment, a Villages sub-association assessment, the county solid waste line of $366.39, taxes at 13.0214 mills, insurance and per-round golf fees. There is no CDD line. We do not add the unpublished layers into one all-in figure, because doing so would invent a number.
Golf is bundled with ownership and non-equity today, with no initiation fee, no membership certificate and no published resale capital fee. A member pays $25.00 for 18 holes on the May to October 2026 card. For a golfer that is a real benefit, but we could not isolate a golf-frontage premium from 27 sales.
A buyer of a Villages at Country Creek home prices in taxes of 13.0214 mills across 12 taxing authorities, a $366.39 solid waste assessment, the master and sub-association assessments, insurance and golf. Because the assessments are not published, a buyer's offer reflects the estoppel, which is why we order it before you list.

The Save Our Homes cap resets at sale. A seller with a $200,000 assessed value and a $355,000 market value will see the buyer taxed on something near the purchase price. Section 689.261 requires that a buyer be told not to rely on the seller's taxes.
Four Florida rules shape a Villages at Country Creek sale price: section 720.401's homeowners' association disclosure summary before contract, section 689.302's flood disclosure at or before contract, section 689.261's property tax summary and section 720.30851's estoppel certificate within 10 business days. Each gives the buyer information or a cancellation right that can move the price.
The Villages associations are Chapter 720 homeowners' associations. A prospective parcel owner must be presented a disclosure summary before executing the contract, and on a resale the parcel owner supplies it. If it was not provided before signing, the contract is voidable by written notice within 3 days after receipt or before closing, whichever comes first, and the right cannot be waived.
A seller must complete and provide a flood disclosure at or before the time the sales contract is executed. It asks about flooding that damaged the property during your ownership, any flood insurance claim and any assistance received, including from FEMA. A buyer who reads a yes will weigh it against the price.
A prospective purchaser of residential property must be presented a summary at or before the contract warning that the buyer should not rely on the seller's current taxes, because a change of ownership or improvements triggers reassessment. The seller provides it unless the contract includes it.
The association must issue the estoppel within 10 business days. It states the regular assessment, itemized assessments and special assessments, any capital contribution, resale or transfer fee, any open violation, whether board approval is required and whether a right of first refusal exists. The statute text states caps of $250, plus $100 if expedited and $150 more if delinquent, adjusted every five years; our seller-cost research carries $299, $119 and $179, so confirm the current amount at request.
Your closing agent or attorney confirms the forms for your contract. We describe the rules so your valuation includes what a buyer's advisers will ask.
Six things move a Villages at Country Creek number before you list: a documented roof, a wind mitigation form, the flood status and any LOMA, a clean estoppel, permits closed and a price started at the closings. None requires a renovation, and each answers a question a buyer would otherwise discount for.
A roof permit and a completed Form OIR-B1-1802 answer the first insurance question. If the roof is near or past 15 years, we help you compare a reroof against a credit.
Gather your claim history, any elevation certificate or LOMA and post-Ian repair permits. A hazard-area home with a LOMA is a different product from one without.
Order it at listing. It shows the assessment, any special assessment and every fee, and it is effective 30 days if hand-delivered or emailed and 35 days by mail.
Open or unpermitted work surfaces at inspection and can delay a closing. The association says completed architectural review forms are typically decided in two to three business days, so a cosmetic exterior change can be approved quickly before photographs.
Homes under 1,300 square feet closed at $275,000 and homes of 1,500 to 1,799 at $375,000; a renovation must fit inside that ladder to pay. We show you what similar updates earned in comparable closings before you spend.
A Villages at Country Creek seller at the $355,000 median would net about $339,228 without a buyer-agent offer or $330,353 with a 2.5 percent one, before any mortgage payoff and the property tax proration. At $275,000 the net would be about $262,388 and at $512,000 about $490,027 without an offer. These are estimates.

| Estimated total with a buyer-agent offer | $19,487 | $24,647 | $34,773 |
| Estimated net with a buyer-agent offer | $255,513 | $330,353 | $477,227 |
The sale prices are the 12-month median and the medians of the under-1,300 and 1,800-plus size bands. Commission is a negotiated example, not a rate; the buyer-agent line is optional and off the MLS since the August 17, 2024 NAR settlement. Doc stamps are $0.70 per $100, and the owner's title premium is the promulgated schedule that applies in Lee County when the seller pays. The last cost line is an estimate that varies by title company.
The property tax proration, any mortgage payoff and any repair credits. The proration is the seller's days of ownership over 365 times the annual bill, so it varies with the closing date; on a $5,410.83 bill and a June 30 closing it is about $2,683.
The estoppel line uses the $299 cost-research figure for a current account. The statute text states a $250 cap, adjusted every five years, so confirm the current amount when you request the certificate.
You should sell a Villages at Country Creek home now if your reason to sell is personal and your price matches the closings, and consider waiting if you have no deadline and the home needs preparation. The 12-month median is $355,000 and 2026 is closing at $360,000 through September 29, below 2025's $392,000.

Carrying costs continue: taxes at 13.0214 mills, the master and sub-association assessments, insurance and upkeep. A home that sits also carries a stigma. We can show you what a six-month wait costs on your own numbers.
Larger homes held better, and the spring months produced 17 of the 27 closings in the last 12 months. A home listed in late winter after the papers are ready may meet a stronger buyer pool than one listed in the fall.
We give you the number, the range and the net, and you decide. If the answer is to wait, we tell you what to do in the meantime so the home is ready when you are.

No. A valuation is our written opinion built from closings and the facts of your home, for pricing a sale. An appraisal is a licensed appraiser's report, usually ordered by a lender. We tell you when your buyer's appraisal may differ and why.
Request it and Jesse follows up with a written opinion. If you want an in-person visit, Marc walks the home. There is no charge and no obligation.
Your address, your timeline and, if you have them, the roof permit, any wind mitigation form and any flood elevation certificate. You do not need to clean or stage for the visit.
Yes. We show the estimated costs at your price, including doc stamps, the owner's title policy customary in Lee County, the estoppel and a commission example, and the net before any mortgage payoff.
Yes. Attached villas have their own market: 10 closings at a $301,500 median in 12 months. See what a Villas at Country Creek home is worth.
Many owners request a valuation to plan. We keep it confidential and update it when you ask.

★★★★★ "Their recommendation on pricing my unit was sound and proved prescient. I never questioned their integrity and found it easy to rely on their recommendations. I would work with them again in a heartbeat." Verified Google review
A valuation is only as good as the pricing advice behind it, and advice that holds up after the sale is what an owner should look for.
★★★★★ "Jesse was very professional, helpful and kept in touch with ideas and suggestions which developed into a sale. Highly recommend his company for their excellent follow through." Verified Google review
Follow-through is the difference between a number and a closing, especially when an estoppel, an approval and an insurance quote run on different clocks.
★★★★★ "Marc was extremely helpful in the sale of our old home and getting our new home to the condition that we wanted it to make it ours. He has been available to us for every step of our journey, even after the transaction closed." Verified Google review

These are the questions Villages at Country Creek owners ask us about value, answered from the Southwest Florida MLS as pulled September 29, 2026, the county recorded sales and the association and state records. The purchase contract controls every cost, and we say where the record is silent.
Start with the 12-month median of $355,000 across 27 closings, then adjust for size, bedrooms, street, flood status, roof and condition. Homes under 1,300 square feet closed at a $275,000 median (n = 8) and homes of 1,800 or more at $512,000 (n = 4), each a small sample.
It is a defensible range, not a decimal. With 27 closings and size bands of 8, 8, 7 and 4, we present a floor, a target and a stretch and mark small samples. We add the facts the MLS cannot show, such as roof, flood status and estoppel.
$355,000 over the 12 months to September 29, 2026 on 27 closings. The 24-month median is $373,500 on 52, the 36-month median $392,000 on 76 and the 60-month median $421,000 on 135.
The 12-month median is $243.22 on 27 sales, and the 24-month median is $245.00 on 52. By size band it ranges from $222.77 to $261.62, so we use it to check a number and not to set it.
In the last 12 months three-bedroom homes closed at $360,000 (n = 8, mean of $350,000 and $370,000), two-bedroom homes at $275,000 (n = 7) and two-bedroom-plus-den homes at $365,000 (n = 9). Each is a small sample and size explains part of the gap.
Usually. In the last 12 months 23 of 27 sold below the final list price, 2 at it and 2 above, for a median sold-to-final-list of 94.7 percent and a median gap of $20,000.
Down from the 2023 peak. The calendar-year median was $489,950 in 2023 (n = 34), $436,500 in 2024 (n = 28), $392,000 in 2025 (n = 22) and $360,000 in 2026 through September 29 (n = 22).
County medians since January 2023 ran from $312,500 on Blacksmith Forge to $525,000 on Rivers Ford, but most of the gap is size and age. We use streets as a check on the size-based comparison.
About half of the single-family-coded parcels in Country Creek carry a golf frontage code, but we could not isolate a premium from 27 sales and do not publish one. A matched comparable on the same street is the best guide.
About 25 percent of those parcels have a private pool. We do not publish a pool premium for the Villages because the sample is too small to isolate one.
Yes. A hazard-area home with a federally backed mortgage needs flood insurance, and the cost affects what a buyer can pay. Blacksmith Forge has 78.0 percent of parcels in the Special Flood Hazard Area, while Country Barn Drive and Persimmon Place have none.
Yes. Insurers price roofs older than about 15 years harshly under section 627.7011, and every home predates the 2002 code. A roof permit and a wind mitigation form on OIR-B1-1802 help.
Buyers discount uncertainty. Demolition began April 13, 2026 on a phased $8 million plan, and case 26-CA-000387 asks whether the special assessment needed a membership vote. The amount and outcome are not public, so we show the estoppel.
No current figure is publicly sourceable. The master association and one of three Villages associations each levy an assessment, and the estoppel certificate states the exact numbers for your home.
The 2025 rate was 13.0214 mills across 12 authorities, plus a $366.39 solid waste line for single-family homes. There is no CDD.
The statute text states caps of $250, plus $100 if expedited and $150 more if delinquent, adjusted every five years. Our seller-cost research carries $299, $119 and $179. Confirm the current amount when you request it.
Up to 624 single-family homes on the county profile and no fewer than 481. The county codes attached villas as single-family, so the exact split cannot be read from the roll.
The Villages closed at a $355,000 12-month median on 27 sales and The Villas at $301,500 on 10, a $53,500 gap. The Villas are attached villas of 1,293 to 1,412 square feet on the roll.
Nine were active on September 29, 2026, from $219,000 to $475,000 with a median list of $360,000, about 4.0 months of supply at the 12-month pace.
The 12-month median is 70 days, with a range of 3 to 297. Seven of 27 closed within 30 days and nine took more than 90.
At $355,000 we estimate $339,228 without a buyer-agent offer and $330,353 with a 2.5 percent one, before mortgage payoff and the tax proration. The three net sheets above show $275,000 and $512,000 as well.
The seller customarily pays deed doc stamps at $0.70 per $100 and the owner's title policy, and the contract controls. At $355,000 that is $2,485 and about $1,850.
No. Commission is negotiable and there is no set rate. Since August 17, 2024 an offer of buyer-broker compensation cannot be advertised on the MLS, and a seller may offer it off the MLS.
Only where the closings pay, and check the 50 percent substantial-improvement rule first if you are in the hazard area. We show what comparable updates earned before you spend.
Yes, in the form section 689.302 prescribes at or before the time the contract is executed: knowledge of flooding, any claim and any assistance received.
Section 720.401 requires that the buyer be presented a disclosure summary before executing the contract, supplied by the owner on a resale. If it was not, the contract is voidable within 3 days after receipt or before closing, whichever comes first.
No age restriction appears in any first-party source we found. We describe the property and not who may live in it.
A lease requirement and tenant approval process exist, but the minimum term and frequency are not published. Ask the applicable management desk and get the answer in writing.
We use matched closings, walk the home and add the roof, flood and estoppel facts an online model cannot see. With homes from 982 to 2,699 square feet, a neighborhood average is the wrong yardstick.
We show the flood status beside the number, gather any LOMA or elevation certificate and show what the hazard-area cost does to a buyer's budget.
Yes. Owners who are out of state can request a valuation by phone or form, and we coordinate the estoppel, the association paperwork and the title company locally.
