A home in The Plantation is worth what homes in the same half, the same section and of a similar size, age and lot have recently recorded for in Lee County. The Plantation is a gated golf community of 1,834 homes on Treeline Avenue in Fort Myers, Florida, made of two separate associations, Somerset at The Plantation and Bridgetown at The Plantation, and our guide to The Plantation covers the club, the fee stack, the schools and the flood maps. This page is the pricing side of that guide. Jesse McGreevy and Marc Comisar, Top 1% Real Estate Agents Nationally Since 2008, value Plantation homes from the Lee County Property Appraiser's recorded sales, because two halves and five condominiums share one name and one community median describes none of them. In the 12 months to September 25, 2026 we tracked 108 Plantation closings in the Lee County record at a $562,500 median, from a $315,500 Bridgetown home on Glenhurst Street to a $1,180,000 Somerset home on Litchfield Lane.
The answer to "what is my Plantation home worth" starts with five questions: which half you own in (Somerset or Bridgetown), which recorded section your home sits in, how large and how old it is on the county roll, what the county's parcel service says about the lot (lake, golf course or no view class) and whether the home carries a pool, and which Arborwood Community Development District class shows on your tax bill. Every table below answers one of those questions from the public record.
The fastest way to learn what your Plantation home is worth is the address form on this page, which takes about sixty seconds and goes straight to Jesse McGreevy and Marc Comisar. We answer with the recorded sales for your half, section and street, your lot's view class, your CDD class and a written range, at no charge and with no obligation to list.
Type your Plantation address into the valuation form above this section and tell us whether you are selling this season, next year, or only want to know. A partner reviews it, not a call center. If you would rather start with the listing plan, read our guide to selling a home in The Plantation, or use our general free home valuation page. Call Jesse direct at (239) 898-6072. A written price range; the recorded sales we used, listed by street, date, year built and county heated area; the adjustments we made and why; your half, section and plat year; the Lee County Property Appraiser view class for your lot; the FY 2026/2027 Arborwood CDD class on your tax bill and whether the bond share on your lot has been paid off; the Bridgetown buyer fee or the Somerset documents that apply; the club's published status; and a seller net sheet at your likely price. If a figure on our sheet is wrong, you should be able to find it, and you can only do that with the file in hand.
First, the half: Somerset holds 731 single-family homes and all 220 condominium units, and Bridgetown holds 883 single-family homes and no condominiums. Second, the section: Somerset was recorded in eight single-family sections and five condominiums, Bridgetown in thirteen sections, and each traded at its own level in the last 12 months. Third, the home itself: county heated area runs from 1,637 to 3,936 square feet across Somerset's single-family homes, from 1,125 to 3,936 in Bridgetown and from 1,509 to 2,582 across the condominiums, and the homes were built from 2006 to 2021. Fourth, the lot: the county's parcel service gives each single-family lot a view class of lake, golf course or none, and its GIS layer flags pools. Fifth, the CDD class, because a buyer reads the district line on the Lee County tax bill as part of the yearly cost, and for FY 2026/2027 it runs from $89.45 to $1,779.04 depending on half, lot width and bond history. Only after those five do we adjust for finish, roof and mechanical age, and condition.
An automated estimate from a listing portal is generic: it blends Somerset estate streets with compact Bridgetown plats and coach-home condominiums, it cannot tell which association a home answers to, it cannot see the CDD class on the tax bill or the $2,000 fee a Bridgetown buyer pays at closing, and it cannot see why two homes of the same size on the same street sold $110,000 apart. Our Plantation valuation starts from the county's recorded deeds instead.
In the 12 months to September 25, 2026 we tracked 108 Plantation closings in the Lee County record, and as the leaders of Domain Realty Group, ranked the #5 real estate team in Florida (RealTrends 2026), our Domain Realty Group team has sold over $2.5 billion in real estate across 4,000+ transactions, so every Plantation valuation we write starts from recorded sales of the same half and section rather than from a model.
Data updated: October 2026 (Lee County Property Appraiser roll dated October 4, 2026; parcel view class and pool flag read October 28, 2026; Lee County recorded qualified sales through September 25, 2026, our analysis; Arborwood CDD FY 2026/2027 budget).
The community median of $562,500 over the 12 months to September 25, 2026 is the midpoint of 108 sales that run from $315,500 to $1,180,000. Inside that range sit separate markets. Somerset single-family homes recorded 39 sales at a $735,000 median. Bridgetown recorded 54 sales, all single-family, at a $520,000 median. The 220 condominium units, all inside Somerset, recorded 15 sales at a $445,000 median. A model that applies one community trend to all three will overprice a compact Bridgetown home and underprice a Somerset home on Chadsford Circle in the same month.
Chrasfield Chase in Somerset recorded four sales in the 12 months to September 25, 2026, every one a 2014 home of 1,912 heated square feet with three bedrooms, no view class on the county parcel service and a pool flag on the county GIS layer: $680,000 on December 2, 2025, $640,000 on December 19, 2025, $690,000 on March 16, 2026 and $580,000 on May 5, 2026. The county record cannot explain a $110,000 spread between four homes it describes the same way. Finish, condition, the roof, the pool and screen cage, and where each home sits on the street can, and those are the things an automated estimate never sees and we walk through with you.
Every Plantation home pays the Arborwood Community Development District through one line on the Lee County tax bill. For FY 2026/2027 the operations and maintenance piece is $89.45 per home in Bridgetown and $247.04 in Somerset, and the debt piece depends on the class the district assigned to the lot, set by lot width and then by how much of the Series 2018 bonds the lot's builder or owners prepaid. Totals run from $89.45 to $1,621.45 in Bridgetown and from $247.04 to $1,779.04 in Somerset (Arborwood CDD, August 3, 2026 hearing book). Two 55-foot Bridgetown lots on one street can pay $743.45 and $1,093.45 on that line, and no portal estimate carries the field.
Bridgetown charges a $2,000 Resale Reserve Fund Conveyance Fee on resales, paid by the buyer at closing into the association's reserve account, under Section 8.12 of the declaration, recorded January 7, 2025 as Instrument 2025000005220 (Bridgetown, Governing Documents). A buyer who adds that fee to the closing costs is weighing it against a Somerset home or a home in another community, so we price a Bridgetown home with the fee in the buyer's math from the start. Somerset's equivalent, if any, is not published.
Town Plantation, a rental community on Treeline Avenue, is a separate development and is not part of either association. Lee Plantation and Plantation Estates are mobile-home communities in ZIP 33908; Plantation Preserve and Plantation Pines are separate subdivisions in ZIP 33966; and a subdivision with the bare legal description SOMERSET sits in ZIP 33967 near San Carlos Park. The City of Plantation and a Plantation Golf and Country Club in Venice are in other counties. A model that matches on a name can blend any of them into a Plantation value. Every sale we use is matched by parcel to the Somerset and Bridgetown plats and the five condominiums in ZIP 33913, and we name the section beside the price.
We use the Southwest Florida MLS beside the county record for days on market, sale-to-list ratio and active inventory, which the county file cannot carry. For The Plantation, those measures: Information not available at time of publishing (checked 2026-10-28). The county record carries every recorded price, including any sale that never ran through a listing. If you are comparing the best real estate agents in Fort Myers, ask each one which record they price a Plantation home from, and ask to see the comparables by half, section, street and view class.
We value a Plantation home in ten passes: product, half, section and plat, street, county heated area, year built, lake or golf or neither, pool, the CDD class, and condition with the insurance file. Each pass narrows the comparable set until the recorded sales of your own half and section, on your own kind of lot, set the range for your Plantation home.
Data updated: October 2026 (Lee County Property Appraiser roll dated October 4, 2026; parcel service view class and GIS pool flag read October 28, 2026; Lee County recorded qualified sales through September 25, 2026, our analysis).
Source for every county figure on this page: Lee County Property Appraiser roll (October 4, 2026) and Lee County recorded qualified sales through September 25, 2026, our analysis. "12 months" means sales recorded September 26, 2025 to September 25, 2026. Builder-direct counts are an estimate: the first recorded sale of a new home. Price per square foot is per square foot of county heated area, the roll's measure, and is never set against an MLS living-area figure. Each cut uses the first window with ten or more sales, and a cut with fewer than ten is listed sale by sale or shown beside a longer window.
The Plantation holds two products: 1,614 single-family homes on fee-simple lots and 220 condominium units in five condominiums, all inside Somerset, with no vacant residential lot on the 2026 roll. The two products trade on different scales, so we never price one against the other.
| Product | Homes | Window used | Sales | Median | Range | $ per heated sq ft |
|---|---|---|---|---|---|---|
| Single-family homes, both halves | 1,614 | 12 months | 93 | $610,000 | $315,500 to $1,180,000 | $287.33 |
| Condominium units (Somerset) | 220 | 12 months | 15 | $445,000 | $325,000 to $520,000 | $225.18 |
| All residential | 1,834 | 12 months | 108 | $562,500 | $315,500 to $1,180,000 | $275.63 |
Over the longer windows to September 25, 2026 the single-family median holds near $600,000: 182 sales at $597,500 over 24 months, 269 at $610,000 over 36 months and 498 at $630,000 over 60 months. The condominium median moved from $479,900 on 83 sales over 60 months to $455,000 on 39 over 36 months, $441,200 on 22 over 24 months and $445,000 on 15 over 12 months.
Once the product is set, the half is the biggest single step. Somerset and Bridgetown were platted, built and sold as separate neighborhoods with separate associations, managers and rule books, and the county record shows each trading at its own level.
| Half, 12 months to September 25, 2026 | Homes | Sales | Median | Range | $ per heated sq ft |
|---|---|---|---|---|---|
| Somerset single-family | 731 | 39 | $735,000 | $473,000 to $1,180,000 | $328.19 |
| Bridgetown (all single-family) | 883 | 54 | $520,000 | $315,500 to $885,000 | $270.14 |
| Somerset condominiums | 220 | 15 | $445,000 | $325,000 to $520,000 | $225.18 |
| Somerset, all homes | 951 | 54 | $665,000 | $325,000 to $1,180,000 | $298.17 |
Over 24 months Somerset single-family homes recorded 76 sales at a $749,950 median and Bridgetown 106 at $497,000; over 60 months Somerset single-family homes recorded 209 sales at $800,000 and Bridgetown 289 at $540,000. The gap between the halves is a mix of lot size, the course, product and section, not a premium a buyer can apply to one home, so we never move a Bridgetown value toward Somerset's median or the other way.
Inside each half the section is the next step. Each section was platted in its own year, built in its own years and sold to its own buyer.

| Remington Chase | 43 | 1 | $750,000 |
| Battersea Place | 58 | 1 | $485,000 |
Each section uses the first window in which it reaches ten sales, so the windows differ on purpose. New Market at Somerset's all-history figure mixes builder-era and resale years and is shown only because no shorter window reaches ten; its two sales in the 60 months to September 25, 2026 are the better guide. The Bridgetown rows add to 883 homes and 54 sales.
The street matters because sections hold several streets and lots differ along them. Street rows are thin, so rows with 3 to 8 sales print a median labelled thin and rows with one or two sales print the prices themselves.

Kingsmill Way shows how far apart homes on one street can sit and why the view class and the pool come next: three of its five sales were 2011 homes of 2,548 heated square feet with a pool flag, at $875,000 on a lake class lot in November 2025, $809,000 on a lot with no view class in January 2026 and $885,000 on a golf course class lot in May 2026. The other two were a 2010 home of 3,018 square feet at $1,160,000 and a 2012 home of 2,563 square feet at $735,000. Street is a starting point, never the price.
Size is the strongest single driver inside each half, and the bands differ by half because the homes do. We split Somerset's 731 single-family homes and Bridgetown's 883 into three size bands each from the county roll and read each band over its first window with ten sales.
| Somerset single-family, county heated area | Homes | Window used | Sales | Median | Range | $ per heated sq ft |
|---|---|---|---|---|---|---|
| Under 2,200 sq ft | 337 | 12 months | 18 | $610,000 | $473,000 to $719,900 | $310.06 |
| 2,200 to 2,799 sq ft | 254 | 12 months | 15 | $875,000 | $670,000 to $960,000 | $343.41 |
| 2,800 sq ft and up | 140 | 24 months | 16 | $1,097,500 | $840,000 to $1,235,000 | $326.81 |
| Bridgetown single-family, county heated area | Homes | Window used | Sales | Median | Range | $ per heated sq ft |
|---|---|---|---|---|---|---|
| Under 1,700 sq ft | 343 | 12 months | 21 | $395,000 | $315,500 to $510,000 | $253.12 |
| 1,700 to 2,399 sq ft | 302 | 12 months | 19 | $540,000 | $440,000 to $700,000 | $274.04 |
| 2,400 sq ft and up | 238 | 12 months | 14 | $762,500 | $610,000 to $885,000 | $271.76 |
In the 12 months to September 25, 2026 Somerset's top band recorded 6 sales at a $1,142,500 median, under ten, so we read it over 24 months. Those six were homes of 2,852 to 3,936 heated square feet: $1,180,000 on Litchfield Lane, $1,165,000 on Chadsford Circle, $1,160,000 on Kingsmill Way, $1,125,000 on Guildford Terrace, $920,000 on Sussex Street and $910,000 on Salisbury Court. Price per square foot does not fall steadily with size here: the middle Somerset band carries the highest figure because many of its homes sit on the estate streets.
Year built tells us the era, the building code edition and the age of the roof and systems. The Plantation was built in three waves, and the record shows that age alone does not set the price, because the oldest Somerset streets hold some of its largest homes.
| Somerset single-family, year built | Homes | Window used | Sales | Median | Range | $ per heated sq ft |
|---|---|---|---|---|---|---|
| 2006 to 2011 | 223 | 12 months | 14 | $797,500 | $473,000 to $1,160,000 | $311.28 |
| 2012 to 2016 | 328 | 12 months | 13 | $690,000 | $575,000 to $1,125,000 | $355.65 |
| 2017 to 2019 | 180 | 12 months | 12 | $790,000 | $535,000 to $1,180,000 | $325.39 |
| Bridgetown single-family, year built | Homes | Window used | Sales | Median | Range | $ per heated sq ft |
|---|---|---|---|---|---|---|
| 2007 to 2014 | 312 | 12 months | 18 | $530,000 | $332,000 to $825,000 | $258.66 |
| 2015 to 2018 | 295 | 12 months | 19 | $435,000 | $315,500 to $885,000 | $269.96 |
| 2019 to 2021 | 276 | 12 months | 17 | $575,000 | $410,000 to $835,000 | $275.61 |
Bridgetown's 2015 to 2018 median is the lowest of the three because the compact Clarendon Street plat, Glenhurst Street and Moorhouse Place were built in those years, not because a 2016 home is worth less than a 2010 one. We read year built inside a section, never across sections. What year built does change is the insurance file: Florida Building Code editions changed on March 15, 2012 (2010 code), June 30, 2015 (5th edition), December 31, 2017 (6th) and December 31, 2020 (7th), so a 2019 home and a 2009 home were permitted under different wind and envelope rules, and a buyer's insurer reads that.
The county recorded 108 Plantation sales in the 12 months to September 25, 2026, and the spread between a $315,500 Glenhurst Street home and a $1,180,000 Litchfield Lane home is the reason a one-number estimate fails here. The Lee County Property Appraiser assigns every single-family lot a land use description, and in The Plantation that description reads lake, golf course or plain single-family residential, which we call no view class. The split differs sharply by half, and the record lets us read each class over its own window.
| Half | Lake class | Golf course class | No view class | Other codes |
|---|---|---|---|---|
| Somerset single-family | 380 | 97 | 254 | 0 |
| Bridgetown single-family | 542 | 1 | 337 | 3 |
| View class, single-family | Homes | Window used | Sales | Median | Range | $ per heated sq ft |
|---|---|---|---|---|---|---|
| Somerset, lake | 380 | 12 months | 18 | $835,000 | $535,000 to $1,180,000 | $332.77 |
| Somerset, golf course | 97 | 36 months | 15 | $740,000 | $473,000 to $1,200,000 | $312.38 |
| Somerset, no view class | 254 | 12 months | 15 | $700,000 | $538,000 to $950,000 | $341.64 |
| Bridgetown, lake | 542 | 12 months | 39 | $510,000 | $315,500 to $885,000 | $273.19 |
| Bridgetown, no view class | 337 | 12 months | 15 | $530,000 | $350,000 to $825,000 | $263.47 |
Those medians are not a lake premium or a golf premium, and we do not publish one. In Somerset, 13 of the 15 golf course class sales in the 36 months to September 25, 2026 were on Simsbury Terrace, Surrey Place, Kingsmill Way and Milford Place, with homes built from 2008 to 2012, and 60 of the 97 golf course class homes are in Parcel Two; the class carries the section and the build era with it. In Bridgetown the lake class holds most of the compact Clarendon Street plat, so a Bridgetown lake median includes Glenhurst Street homes of 1,433 square feet. The six golf course class sales in Somerset in the 12 months were $473,000 and $740,000 in Parcel Two on Simsbury Terrace and Milford Place, $670,000, $682,000 and $800,000 on Surrey Place, and $885,000 on Kingsmill Way. The view class is the appraiser's label from the county parcel service; it is not a measured sightline, and two lake lots can look at very different water. The one Bridgetown home with the golf course class and the three with other codes are left out of the view cuts.
The county GIS layer flags a pool on 575 of Somerset's 731 single-family homes and 426 of Bridgetown's 883 (as read October 11, 2026; the October 28, 2026 read flags 576 and 429, and the pool rows below use the October 28 parcel lists). A pool is a feature buyers in Southwest Florida price, and the record shows a wide gap between homes with and without one, but pool homes here are also larger on average, so the gap is size and pool together.
| Pool flag, single-family | Window used | Sales | Median | Range | $ per heated sq ft |
|---|---|---|---|---|---|
| Somerset, pool | 12 months | 31 | $809,000 | $575,000 to $1,180,000 | $343.41 |
| Somerset, no pool | 24 months | 18 | $557,500 | $473,000 to $1,200,000 | $272.20 |
| Bridgetown, pool | 12 months | 33 | $595,000 | $355,750 to $885,000 | $275.61 |
| Bridgetown, no pool | 12 months | 21 | $425,000 | $315,500 to $750,000 | $247.73 |
The cleanest comparison in the 12 months is on Laughton Circle in Bridgetown's Phase One: two 2007 homes of 2,153 heated square feet, both two-bedroom and both on lake class lots, recorded $440,000 without a pool flag in October 2025 and $595,000 with one in June 2026. Eight months, condition and finish sit inside that $155,000 too, so we use it as a reason to look closely, not as a pool value. Somerset's no-pool homes recorded 8 sales in the 12 months, under ten, at a $540,000 median, which is why the table reads them over 24 months.
The CDD class moves value at the margin, because a buyer compares the yearly carrying cost of two similar homes. The class is set by lot width and the lot's bond history, not by the section name, so we read it from your tax bill.
| FY 2026/2027 Arborwood CDD, gross per home | Bridgetown | Somerset |
|---|---|---|
| Operations and maintenance only (bond share paid off) | $89.45 | $247.04 |
| Lowest class carrying debt | $577.45 (42 ft (1)) | $745.04 (multifamily (1)) |
| 55-foot classes | $743.45 to $1,093.45 | $901.04 to $1,523.04 |
| 67-foot classes | $885.45 to $1,537.45 | $1,043.04 to $1,695.04 |
| 75-foot classes | $1,263.45 to $1,621.45 | $1,136.04 to $1,779.04 |
| Condominium (multifamily) classes | none built | $745.04 to $1,695.04 |
The full class tables are in our guide to The Plantation and in the district's own budget. The labels are the budget's: Bridgetown's budget carries two classes it labels multifamily, MF (2) at $1,365.45 and MF (3) at $1,094.45, although the roll codes every Bridgetown home single-family. The Series 2018 A-1 bonds ($24,465,000 original par, average interest rate 3.02 percent, $16,360,000 outstanding January 1, 2026) and A-2 bonds ($8,740,000 original par, average interest rate 4.65 percent, $5,670,000 outstanding) mature in May 2036, and the operations part of the line continues after that (Arborwood CDD, August 3, 2026 hearing book). A lot whose bond share is paid off is a feature we put in the listing: a Bridgetown home at $89.45 carries $654.00 a year less on that line than a neighbor in class 55 ft (1) at $743.45.
The county record carries price, size, year, lot and pool flag, but not the kitchen, the flooring or the roof. Those are where two otherwise identical Plantation homes separate, as the four Chrasfield Chase sales show, and they are what a buyer's inspector and insurer will write up.
We look for a renovated kitchen and baths, flooring, impact windows and doors or shutters, the pool and screen cage, an outdoor kitchen, a generator, the age of the roof and air conditioning, and permits for any of it. Florida law bars an insurer from refusing or non-renewing a home solely because its roof is under 15 years old, and for an older roof an inspection showing at least five years of useful life remaining prevents refusal on age alone (Florida Statutes s. 627.7011). Citizens requires a four-point inspection on applications for homes more than 20 years old, which now reaches The Plantation's first homes from 2006 (Citizens, Inspections), and wind mitigation inspections done on or after April 1, 2026 must use form OIR-B1-1802 Rev. 04/26. A seller with a recent roof and a current wind mitigation report gives a buyer an easier insurance quote, and that shows up in the offer. Roof ages and permits are not in the county sales file, so we ask you for yours.
The flood file helps a Plantation seller. All 42 points FEMA's National Flood Hazard Layer was queried at, the ten interior points plus 32 lake-edge, golf-edge and condominium lots, are Zone X, an area of minimal flood hazard, with no base flood elevation, and the FIRM panels 12071C0434F and 12071C0445F, effective August 28, 2008, contain no special flood hazard areas (FEMA National Flood Hazard Layer). FEMA's pending Lee County revision, scheduled to take effect March 2, 2027, does not change the panels or zones here. The City of Fort Myers holds Community Rating System Class 6, worth 10 percent off NFIP premiums for Zone X homes, every tested point is in Lee County Evacuation Zone D, and the design wind speed is 160 mph. Citizens requires flood coverage on wind-covering personal residential policies outside the special flood hazard area at Coverage A of $400,000 or more from January 1, 2026, and on all such policies from January 1, 2027; condominium unit-owner policies are exempt (Citizens, flood insurance requirement). A Zone X flood quote in the listing file lets a buyer price with confidence.
A Somerset single-family home is valued against the 39 Somerset single-family sales of the 12 months to September 25, 2026, at a $735,000 median and $328.19 per heated square foot, and then against its own section: Chadsford Circle and Parcel Three at the top, Parcel Two and Parcel Five in the middle, and Epping Way, the compact section, at the entry.
Data updated: October 2026 (Lee County Property Appraiser roll dated October 4, 2026; Lee County recorded qualified sales through September 25, 2026, our analysis).
Somerset's 731 single-family homes recorded 39 sales in the 12 months to September 25, 2026, from $473,000 to $1,180,000, and every one was a resale; the last builder-direct year in Somerset was 2019 (an estimate). By price band, one sale fell between $400,000 and $500,000, 20 between $500,000 and $750,000, 14 between $750,000 and $1,000,000 and 4 at $1,000,000 and up. The four million-dollar sales were Litchfield Lane at $1,180,000, Chadsford Circle at $1,165,000, Kingsmill Way at $1,160,000 and Guildford Terrace at $1,125,000, every one a four-bedroom home of 3,018 to 3,936 heated square feet with a pool flag.
The top of Somerset is a handful of streets spread across several sections rather than one enclave. Chadsford Circle, the whole of Parcel Four-A, recorded 11 sales at a $945,000 median over 36 months and 4 at a thin $915,000 in the 12 months: $950,000 and $1,165,000 in December 2025 for 2018 homes of 2,488 and 3,077 square feet, $645,000 in June 2026 for a 2015 home of 1,912, and $880,000 the same month for a 2019 home of 2,488. Gladstone Way in Parcel Three sold twice, at $950,000 and $960,000, for 2012 and 2013 homes of about 2,550 to 2,570 square feet, and Salisbury Court in Parcel Two twice, at $910,000 and $925,000, for 2008 homes of 3,193 and 2,408. An estate-street home is priced against the estate streets and the longer windows, never against the community median.
Somerset recorded seven sales of 2014 and 2015 homes of exactly 1,912 heated square feet in the 12 months to September 25, 2026, which makes them the closest thing in The Plantation to a controlled comparison: four on Chrasfield Chase at $580,000 to $690,000, two on Merriweather Court at $680,000 and $719,900, and one on Chadsford Circle at $645,000, the only one of the seven on a lake class lot. Every one carried a pool flag and three bedrooms. If you own a home of that size in Somerset, those seven sales set your range before any adjustment, and condition decides where in it you land.
Parcel Four-B on Epping Way holds 55 homes with a median of 1,862 heated square feet on lots of about 8,200 square feet (an approximation from the county GIS layer). Over the 36 months to September 25, 2026 it recorded 13 sales at a $635,000 median, from $535,000 to $786,000, at $351.80 per heated square foot. In the 12 months it recorded three, all 2017 homes on lake class lots: $660,000 for 2,011 square feet with a pool flag, $535,000 for 1,862 without one and $550,000 for 2,176 without one. An Epping Way home's 36-month range, $535,000 to $786,000, overlaps the Bridgetown plats that sell in the $500,000s, so we read both halves' sales when we price one.
Parcel Two is Somerset's largest section, 202 homes, and the only Somerset section that reached ten sales in the 12 months: 14 at a $737,500 median, from $473,000 to $1,160,000, at $292.69 per heated square foot. It holds 60 of Somerset's 97 golf course class homes, and 186 of its 202 homes were built from 2008 to 2012, on Kingsmill Way, Simsbury Terrace, Corcoran Place, Surrey Place, Milford Place and Salisbury Court. The original plat, 62 homes recorded in 2005, recorded 15 sales at a $795,000 median over 60 months and two in the 12 months, $795,000 for a 2007 Milford Place home of 2,563 square feet on a lake class lot and $809,000 for a 2011 Kingsmill Way home of 2,548.
Parcel Five, 106 homes on Sussex Street, Lonsdale Terrace and Litchfield Lane recorded in 2015, holds many of Somerset's newest homes, built to 2019. It recorded 16 sales at a $795,000 median over 24 months and 6 in the 12 months at a $790,000 median: on Sussex Street, $538,000, $580,000, $700,000, $880,000 and $920,000 for homes of 2,010 to 2,852 square feet, and on Litchfield Lane the 12-month high of $1,180,000 for a 2017 home of 3,936 square feet. The range on one street, $538,000 to $920,000, is size and pool, and it is why we never price a Parcel Five home from the section median.
| Year | Somerset single-family: sales, median | Builder-direct (estimate) |
|---|---|---|
| 2019 | 89, $460,000 | 43 |
| 2020 | 83, $460,000 | 0 |
| 2021 | 76, $612,500 | 0 |
| 2022 | 48, $855,000 | 0 |
| 2023 | 33, $820,000 | 0 |
| 2024 | 45, $740,000 | 0 |
| 2025 | 40, $732,400 | 0 |
| 2026 (to September 25) | 25, $740,000 | 0 |
The Somerset single-family median peaked at $855,000 in 2022 and has held between $732,400 and $740,000 since 2024. Those medians move with the mix of streets that sold in a given year as much as with prices, so we read them as a range the market has held, not as a trend line to apply to one home.
We start with the section and its first window with ten sales, narrow to homes within about 300 heated square feet and the same bedroom count, separate lake, golf course and no-view lots, then separate pool from no pool, and only then read the street. For a Chadsford Circle home of 2,488 square feet on a lake lot, that leaves a handful of sales: $950,000 and $880,000 on Chadsford Circle itself, $880,000 and $850,000 on Sussex Street and Hadley Court without a view class, and the 2025 golf course sale on Chrasfield Chase at $920,000 outside the 12 months. Your finish, roof and screen cage then place you inside that set.
A Bridgetown home is valued against Bridgetown's 54 sales of the 12 months to September 25, 2026, at a $520,000 median and $270.14 per heated square foot, and then against its own plat family, because Bridgetown runs from compact two-bedroom homes of about 1,433 square feet to homes of 2,488 square feet and up on Thurston Chase.
Data updated: October 2026 (Lee County Property Appraiser roll dated October 4, 2026; Lee County recorded qualified sales through September 25, 2026, our analysis).
Bridgetown's 883 single-family homes recorded 54 sales in the 12 months to September 25, 2026, from $315,500 to $885,000, all resales; the last builder-direct year in Bridgetown was 2021 (83 closings, an estimate). By price band, 11 sales fell between $300,000 and $400,000, 13 between $400,000 and $500,000, 21 between $500,000 and $750,000 and 9 between $750,000 and $1,000,000. Over 24 months Bridgetown recorded 106 sales at $497,000 and over 36 months 153 at $525,000.
The compact tier is the Clarendon Street plat (Clarendon Street, Glenhurst Street and Moorhouse Place), Westmoreland, Phase Four and Avingston Terrace, with median lots of about 6,800 to 7,300 square feet (an approximation from the county GIS layer). The Clarendon Street plat recorded 11 sales at a $375,000 median in the 12 months to September 25, 2026, from $315,500 to $460,000, at $263.47 per heated square foot, and 21 at the same $375,000 over 24 months. Glenhurst Street alone recorded eight. Avingston Terrace, 36 homes that are all 1,553 square feet with two bedrooms on the roll, recorded three at $332,000, $350,000 and $365,000. Westmoreland Way, built in 2021, recorded three at $410,000, $457,500 and $466,900 for homes of 1,355 to 1,582 square feet.
Five of Glenhurst Street's eight sales and one on Moorhouse Place in the 12 months were homes of 1,433 heated square feet with two bedrooms, built from 2015 to 2018, and they recorded from $315,500 to $460,000. The two lowest, $315,500 and $355,000, were 2015 homes on lake class lots without a pool flag that recorded the same day in November 2025. The two highest, $435,000 and $460,000, were 2017 and 2018 homes on lake class lots with a pool flag. In between sat $395,000 for a 2017 home with a pool flag and no view class, and $425,000 on Moorhouse Place for a 2017 home on a lake class lot without one. For a compact Bridgetown home, the pool, the build year and condition move the price more than the street does.
The original phases, 389 homes on the "Bridgetown at" legal, recorded 21 sales at a $595,000 median in the 12 months to September 25, 2026, from $350,000 to $885,000, at $270.16 per heated square foot, and 43 at the same $595,000 over 24 months. Inside them Castlereagh Street and Dixon Drive in Phase Three carried the top: $885,000 and $825,000 for 2015 four-bedroom homes of about 2,490 square feet on lake class lots with a pool flag, and $745,000 and $680,000 for 2014 homes of about 2,510. Stonington Avenue in Phase Two recorded $740,000 and $800,000, and Bradbury Way and Highgrove Place in Phase One $825,000 and $795,000 for homes of 3,018 and 3,035 square feet. At the other end of the phases, a 2011 Suffield Street home of 1,540 square feet recorded $350,000.
Thurston Chase is Bridgetown's top lot tier, 23 homes on median lots near 11,650 square feet, every one 2,488 square feet or larger. It recorded three sales in the 12 months: $750,000 and $610,000 for 2020 and 2019 homes of 2,488 square feet on lake class lots, the first with a pool flag and the second without, and $775,000 for a 2019 home of 2,912 with a pool flag. Remington Chase recorded one, $750,000 for a 2021 home of 2,852 square feet on Tiverton Trace, and Maitland Way recorded $835,000 for a 2021 home of 2,488 with a pool flag. A large Bridgetown plan sells into the low end of Somerset's range, so its buyer is often comparing both halves.
| Year | Bridgetown: sales, median | Builder-direct (estimate) |
|---|---|---|
| 2019 | 131, $372,234 | 94 |
| 2020 | 158, $371,125 | 98 |
| 2021 | 162, $447,722 | 83 |
| 2022 | 55, $595,000 | 0 |
| 2023 | 59, $558,000 | 0 |
| 2024 | 46, $572,500 | 0 |
| 2025 | 50, $435,000 | 0 |
| 2026 (to September 25) | 47, $530,000 | 0 |
Bridgetown's 2025 median of $435,000 needs a caution: 19 of its 50 sales that year were in the compact plats, a heavier share than in 2024, so the drop from $572,500 is a change in mix, not a price cut a seller can apply to one home (our analysis of the county record). Read the plat family and the size band before you read a calendar median.
Because the Bridgetown buyer pays the $2,000 Resale Reserve Fund Conveyance Fee at closing, a buyer comparing a Bridgetown home with a Somerset home or a home in Arborwood Preserve adds it to the cash needed to close. On a $520,000 purchase it is about 0.4 percent of the price. It rarely moves a price on its own, but in a close negotiation it is a number the buyer will raise, so we disclose it in the listing and account for it in the counter, not at the estoppel. The recorded exemptions, which include transfers between Bridgetown lots, inheritance and estate-planning transfers without a change of occupancy, matter if your buyer already owns in Bridgetown.
A coach-home condominium at The Plantation is valued against the 15 condominium sales of the 12 months to September 25, 2026, at a $445,000 median and $225.18 per heated square foot, and then against its own condominium and floor plan, because the 220 units in five condominiums run from 1,509 to 2,582 heated square feet.
Data updated: October 2026 (Lee County Property Appraiser roll dated October 4, 2026; Lee County recorded qualified sales through September 25, 2026, our analysis).
| Window to September 25, 2026 | Sales | Median | Low | High |
|---|---|---|---|---|
| 12 months | 15 | $445,000 | $325,000 | $520,000 |
| 24 months | 22 | $441,200 | $325,000 | $520,000 |
| 36 months | 39 | $455,000 | $325,000 | $575,000 |
| 60 months | 83 | $479,900 | $312,000 | $650,000 |
By calendar year the condominium median was $525,000 in 2022, $499,500 in 2023, $469,000 in 2024, $443,750 in 2025 and $431,000 in 2026 to September 25, on 10 to 23 sales a year. That is a steadier decline than the single-family record shows, and we tell a condominium seller so plainly.
Glastonbury at The Plantation is the largest condominium, 108 units on Glastonbury Circle with buildings from 2011 to 2018, units of 1,550 to 2,065 square feet, median 1,808, with two or three bedrooms. It recorded 7 sales in the 12 months to September 25, 2026 at a $431,000 median, from $345,000 to $465,000, so we read it over 24 months: 13 sales at the same $431,000 median, from $345,000 to $515,000, at $257.42 per heated square foot. In the 12 months its two-bedroom units of 1,550 square feet recorded $345,000, $400,000, $431,000, $431,000 and $442,500, and its three-bedroom units of 2,065 square feet recorded $465,000 twice. The county roll uses the wording "Glastonbury at Somerset" on eight units, so a buyer searching the records should try both names.
The three smaller condominiums trade too rarely to read one at a time, so we read them together: 8 sales in the 12 months to September 25, 2026 at a $455,000 median, and 15 over 36 months at $450,000 and $223.33 per heated square foot. In the 12 months Antigua I on Glastonbury Circle recorded $450,000, $490,000 and $520,000, Barbados I on New Market Street $470,000, and the Islands on Pennington Place $325,000, $337,000, $445,000 and $460,000. Over 36 months Barbados I recorded 5 sales at $455,000, Islands I 5 at $445,000 and Antigua I 3 at $490,000.
| Condominium units, county heated area | Units | Window used | Sales | Median | Range | $ per heated sq ft |
|---|---|---|---|---|---|---|
| Under 1,900 sq ft | 98 | 24 months | 12 | $399,500 | $325,000 to $442,500 | $257.74 |
| 1,900 sq ft and up | 122 | 24 months | 10 | $467,500 | $445,000 to $520,000 | $225.18 |
The larger plans sell for more and for less per square foot, the usual pattern. In the 12 months the under-1,900 group recorded 7 sales at a $400,000 median and the 1,900-and-up group 8 at $465,000, both under ten, which is why the table reads 24 months.
Each condominium is built as two-story, four-unit buildings, with two ground-floor and two second-floor homes; the county GIS layer shows 110 units at story 1 and 110 at story 2. A ground-floor unit and a second-floor unit in the same building differ on stairs, privacy, outdoor space and what the unit-owner policy must cover, and they are priced separately. The county sales file does not carry the floor, so we read it from the unit and its plan before we name a range.
A coach-home buyer reads the condominium association's adopted budget and reserve schedule, its certificate of insurance and its rules, and the estoppel certificate, capped at $299 plus the expedite and delinquency charges; whether condominium owners are also billed by the Somerset association is stated in documents we could not read, so the title company asks both. Florida's SIRS and milestone inspection laws apply to condominium buildings of three habitable stories or more, and The Plantation's condominium buildings are two stories (Florida Statutes s. 553.899). A condominium listing with the budget, reserves and insurance certificate in the file sells faster than one where the buyer has to ask.
Homes of the same county heated area sell for different prices in Somerset and in Bridgetown, and the clearest case in the 12 months to September 25, 2026 is homes of 2,488 square feet: four Somerset sales from $850,000 to $950,000 against three Bridgetown sales from $610,000 to $835,000.
Data updated: October 2026 (Lee County recorded qualified sales through September 25, 2026, our analysis).
The roll records 2,488 square feet often in The Plantation; it matches the base size of one of Pulte's 2019 Bridgetown designs, a match by size only, so we never tell a buyer a specific home is a specific plan without the permit or the original contract. In the 12 months the Somerset sales of that size were $950,000 (2018, Chadsford Circle, lake class, pool flag), $880,000 (2019, Chadsford Circle, lake class, pool flag), $880,000 (2017, Sussex Street, no view class, pool flag) and $850,000 (2016, Hadley Court, no view class, pool flag). The Bridgetown sales were $835,000 (2021, Maitland Way, lake class, pool flag), $750,000 (2020, Thurston Chase, lake class, pool flag) and $610,000 (2019, Thurston Chase, lake class, no pool flag).
Two 12-month sales were homes of 2,852 square feet: $920,000 for a 2018 Somerset home on Sussex Street with a pool flag and no view class, and $750,000 for a 2021 Bridgetown home on Tiverton Trace in Remington Chase on a lake class lot without a pool flag. Two sales are not a market, and the pool flag differs, but the direction matches the 2,488 square foot set.
The record shows Somerset selling higher at the same size, and the reasons are documented rather than measured: Somerset holds the course and The Great House clubhouse, and its compact section starts at lots of about 8,200 square feet where Bridgetown's compact tier sits at about 6,800 to 7,300 (approximations from the county GIS layer). It also shows overlap: Bridgetown's best large homes sell above Somerset's smallest. We do not publish a Somerset premium as a percentage. We show a buyer the matching sales in each half and let the comparables speak, and if you own a large Bridgetown home we price it against both.
A Plantation resale competes with no new construction inside the gates: the county record shows no builder-direct sale since 2021 (an estimate), every one of the 108 sales in the 12 months to September 25, 2026 was a resale, and the 2026 roll shows no vacant residential lot in either half.
Data updated: October 2026 (Lee County Property Appraiser roll dated October 4, 2026; Lee County recorded qualified sales through September 25, 2026, our analysis).
The county record shows 137 builder-direct closings in 2019, 98 in 2020 and 83 in 2021, then none from 2022 (estimates). Somerset's last builder-direct year was 2019 and Bridgetown's was 2021, after Pulte released the final Bridgetown homesites, "nearly 70", in August 2020 (Naples Daily News, August 29, 2020). A buyer in The Plantation today is buying from an owner, so your disclosures, estoppel certificates and maintenance record carry the weight a builder warranty once did.
With no builder inventory inside the gates, your competition is the other Plantation listings of your half, section and size, and new construction outside the gates. A buyer who wants new will look beyond The Plantation; a buyer who wants an established lot, a known CDD class, a mature landscape, the course and a closing date stays inside. Our job in pricing is to show that buyer what your roof, windows, air conditioning, pool and finish add against the other resales, not against a model home.
Because The Plantation was built over fifteen years, two resales of the same size can sit under different code editions and carry different roof ages. On the county GIS layer, 411 single-family homes were built from 2006 to 2011, 612 from 2012 to 2016 and 580 from 2017 to 2021, so original roofs in the first group are past 15 years. That is not a discount we apply by formula; it is a question we answer with the roof permit, the wind mitigation report and an insurance quote, because those documents decide whether the age shows up in the offer.
Plantation values over the 60 months to September 25, 2026 rose to a 2022 peak and have eased since, with the community median at $649,750 in 2022 and $550,000 in 2026 through September 25, while sales volume fell from 256 recorded sales in 2021, when builders were still closing, to 102 to 126 a year since 2022. The window ladder, the bands and the calendar years show the shape.
Data updated: October 2026 (Lee County Property Appraiser roll dated October 4, 2026; Lee County recorded qualified sales through September 25, 2026, our analysis).
| Window to September 25, 2026 | From | Sales | Median | Low | High |
|---|---|---|---|---|---|
| 12 months | September 26, 2025 | 108 | $562,500 | $315,500 | $1,180,000 |
| 24 months | September 26, 2024 | 204 | $575,000 | $315,000 | $1,235,000 |
| 36 months | September 26, 2023 | 308 | $582,500 | $315,000 | $1,257,500 |

| All recorded history | December 5, 2006 | 3,115 | $401,089 | $75,893 | $1,352,000 |
The medians step down from $595,000 over 60 months to $562,500 over 12 months. The highest recorded Plantation sale, $1,352,000, falls inside the 60-month window; the 12-month high is $1,180,000.
| Band, all residential, 12 months to September 25, 2026 | All | Somerset single-family | Bridgetown | Condominiums |
|---|---|---|---|---|
| $300,000 to $400,000 | 14 | 0 | 11 | 3 |
| $400,000 to $500,000 | 25 | 1 | 13 | 11 |
| $500,000 to $750,000 | 42 | 20 | 21 | 1 |
| $750,000 to $1,000,000 | 23 | 14 | 9 | 0 |
| $1,000,000 and up | 4 | 4 | 0 | 0 |
Every sale under $400,000 was a Bridgetown home or a condominium unit, and every sale at $1,000,000 and up was a Somerset home. The two halves overlap across the middle bands, where a large Bridgetown home and a smaller Somerset home can sell for the same price.
| Product, 12 months to September 25, 2026 | $ per heated sq ft |
|---|---|
| Somerset single-family | $328.19 |
| Somerset, all homes | $298.17 |
| Single-family, both halves | $287.33 |
| All residential | $275.63 |
| Bridgetown | $270.14 |
| Condominiums | $225.18 |
Every figure is per square foot of county heated area. A single community figure blends all of them, so we price from the half, section and size band.
| Year | All residential: sales, median | Single-family: sales, median | Condominiums: sales, median | Builder-direct (estimate) |
|---|---|---|---|---|
| 2019 | 236, $380,000 | 220, $391,222 | 16, $283,750 | 137 |
| 2020 | 274, $375,929 | 241, $398,945 | 33, $282,000 | 98 |
| 2021 | 256, $477,312 | 238, $489,950 | 18, $332,500 | 83 |
| 2022 | 126, $649,750 | 103, $702,000 | 23, $525,000 | 0 |
| 2023 | 110, $599,350 | 92, $665,000 | 18, $499,500 | 0 |
| 2024 | 106, $612,500 | 91, $639,000 | 15, $469,000 | 0 |
| 2025 | 102, $545,000 | 90, $585,000 | 12, $443,750 | 0 |
| 2026 (to September 25) | 82, $550,000 | 72, $590,000 | 10, $431,000 | 0 |
Read the early rows with care: 2019 to 2021 mixed builder closings with resales, so the medians blend two markets. The single-family median rose from $489,950 in 2021 to $702,000 in 2022, and has eased to $585,000 in 2025 and $590,000 in 2026 to September 25.
On the county record, Plantation prices in 2026 to September 25 are below the 2022 peak, and the size of the change depends on the product. The single-family median was $702,000 in 2022 and $590,000 in 2026 to date, with 2026 steady against 2025's $585,000. Somerset single-family homes have held between $732,400 and $740,000 since 2024 after $855,000 in 2022. Bridgetown recorded $530,000 in 2026 after a mix-driven $435,000 in 2025. Condominiums show the steadiest decline, from $525,000 in 2022 to $431,000 in 2026 to date. We price from the recent sales of your half, section and size band, and we tell you which way that group has moved.
Days on market, sale-to-list ratio, active inventory and months of supply for The Plantation: Information not available at time of publishing (checked 2026-10-28). Those measures live only in the MLS, and we add them with their own window when we pull them. With 108 recorded sales in 12 months across 1,834 homes, about 6 percent of the community recorded a sale, so in a thin section such as Thurston Chase or New Market a single new listing can be the only comparable on the market.
| Community, 12 months to September 25, 2026 | Basis | Sales | Median | Single-family median | $ per heated sq ft |
|---|---|---|---|---|---|
| The Plantation | 1,834 homes (1,614 single-family, 220 condominium) | 108 | $562,500 | $610,000 (93 sales) | $275.63 |
| Arborwood Preserve | 786 parcels (550 single-family, 236 condominium) | 47 | $495,000 | $565,000 (31 sales) | $238.37 |
| Pelican Preserve | 1,598 parcels (908 single-family, 690 condominium) | 107 | $410,500 | $444,000 (56 sales) | $234.17 |
| Paseo | 1,143 parcels (396 single-family, 747 condominium) | 67 | $373,500 | $675,000 (24 sales) | $232.29 |
The neighbors are measured on the same county basis, so the comparison is fair as far as it goes, but each basis covers only the parcels named. The Plantation's residential median leads the four because only 15 of its 108 sales were condominiums. See our guides to Pelican Preserve, whose club The Plantation's club calls its sister club, and Paseo for what each holds.
The Plantation and Arborwood Preserve share the Arborwood development, its CDD and Treeline Avenue, and they price differently: in the 12 months to September 25, 2026 Plantation single-family homes recorded 93 sales at a $610,000 median and $287.33 per heated square foot, while Arborwood Preserve's single-family homes recorded 31 sales at $565,000 and $274.03.

Arborwood Preserve figures come from the same county basis and the district budget; for the rest of what it holds, see our Arborwood Preserve guide.
A buyer touring both communities in a day sees a higher single-family median at The Plantation, $45,000 above Arborwood Preserve's on the same county basis, a wider range of homes, the course inside the gates and older build years, with recorded sales beginning in 2006 rather than 2016. A Plantation seller answers the age question with the roof, windows and systems file, and answers the golf question with the club's own published status, so the buyer weighs what The Plantation has rather than what is newer next door.
Somerset homes on the estate streets price against each other first and have no close match in Arborwood Preserve, whose 12-month high was $975,000. Bridgetown's middle plats and Somerset's Epping Way price most directly against Arborwood Preserve's single-family homes, at a $565,000 median. The Somerset condominiums price against Arborwood Preserve's condominiums and against Pelican Preserve and Paseo, whose 43 condominium sales recorded a $330,000 median in the 12 months to September 25, 2026.
A Plantation buyer adds five costs to your price before making an offer: the Arborwood CDD line on the Lee County tax bill, property tax at the district 090 millage, the City of Fort Myers fire, solid waste and stormwater lines, the association assessment and, for a condominium, the condominium assessment, plus the $2,000 Bridgetown fee at closing and the club if they join. Each one is a number the buyer will ask you for, so we put them in the listing file.

At the final 2026 rate of 16.9702 mills (Lee County Property Appraiser, 2026 Taxing District Millage Book, district 090), every $100,000 of taxable value carries $1,697.02 a year in ad valorem tax, before the CDD line and the City's non-ad valorem lines, $46.68 more than at the 2025 rate of 16.5034. The City's move from 6.5000 to 6.9000 mills accounts for $40.00 of that per $100,000 of taxable value. In Florida a sale resets the assessed value of a homestead to just value the following January 1, so your buyer's tax bill will not carry your Save Our Homes cap (Florida Statutes s. 193.155). Buyers receive the property tax disclosure summary under section 689.261, which warns them of exactly that (Florida Statutes s. 689.261). Paid in November, the whole bill, CDD line included, earns the statutory 4 percent early-payment discount (Florida Statutes s. 197.162); a Bridgetown CDD line of $743.45 becomes $713.71.
Membership at The Plantation Golf and Country Club is by application to the club, which Heritage Golf Group has owned and operated since October 2025 and which is separate from both associations. The club publishes two categories, Full Golf and Social, and on October 11, 2026 its home page carried "Golf Waiting List memberships being accepted with playing access at local and travel clubs" (The Plantation Golf and Country Club). It does not publish initiation, dues, a food minimum or capital assessments. Bridgetown's recorded declaration conveys no club membership or golf right; Somerset's declaration was not available to read, so we do not say whether any Somerset lot carries a club obligation. Before we list a Somerset home we ask you whether you hold a membership, which category and whether the club's plan lets anything pass to a buyer, and we say only what the club's documents support.
The debt part of your CDD line can be paid off early, and the per-lot amount comes from the district manager's prepayment letter; per-lot payoff amounts are not published. A payoff ends only the debt part: the operations part, $89.45 in Bridgetown and $247.04 in Somerset for FY 2026/2027, continues every year. Whether to pay off before a sale is arithmetic: a buyer sees a lower yearly line, and you pay the payoff from your proceeds. We run both versions on your net sheet, and we tell the buyer which class your lot is in.
The association's estoppel certificate, and for a condominium unit the condominium association's; the most recent Lee County tax bill with the CDD line; the district's prepayment letter if the bond share is to be paid off; the club's current terms if membership matters to the buyer; any architectural approvals for a pool, screen cage, generator or shutters; the roof age and permit; a wind mitigation report; and a flood quote. Having them ready before the first showing shortens the time between an offer and a contract.
What you net from a Plantation sale starts with two Lee County seller customs: the seller customarily pays the documentary stamp tax on the deed, $0.70 per $100 or fraction of the price, and the owner's title insurance policy at the state's promulgated rate. The contract controls who pays what, and the table below runs both at Plantation price points from the county record.
Data updated: October 2026 (Florida documentary stamp rate and promulgated title rates; price points from Lee County recorded qualified sales through September 25, 2026, our analysis).
| Sale price (basis) | Doc stamps | Owner's title (est.) | One estoppel (cap) | Fixed total |
|---|---|---|---|---|
| $375,000 (Clarendon Street plat 12-month median) | $2,625.00 | $1,950.00 | $299 | $4,874.00 |
| $431,000 (Glastonbury 24-month median) | $3,017.00 | $2,230.00 | $299 | $5,546.00 |
| $445,000 (condominium 12-month median) | $3,115.00 | $2,300.00 | $299 | $5,714.00 |
| $520,000 (Bridgetown 12-month median) | $3,640.00 | $2,675.00 | $299 | $6,614.00 |
| $562,500 (community 12-month median) | $3,937.50 | $2,887.50 | $299 | $7,124.00 |
| $610,000 (single-family 12-month median) | $4,270.00 | $3,125.00 | $299 | $7,694.00 |
| $735,000 (Somerset single-family 12-month median) | $5,145.00 | $3,750.00 | $299 | $9,194.00 |
| $875,000 (Somerset 2,200 to 2,799 sq ft median) | $6,125.00 | $4,450.00 | $299 | $10,874.00 |
| $1,142,500 (Somerset 2,800 sq ft and up, 12-month median) | $7,997.50 | $5,431.25 | $299 | $13,727.75 |
| $1,180,000 (12-month high) | $8,260.00 | $5,525.00 | $299 | $14,084.00 |
How a row is built, using the $1,142,500 row: doc stamps are 11,425 x $0.70 = $7,997.50. The title premium is $575.00 on the first $100,000 ($5.75 per $1,000), $4,500.00 on the next $900,000 ($5.00 per $1,000) and $356.25 on the $142,500 above $1 million ($2.50 per $1,000), for $5,431.25. The rule counts any fraction of $100 of liability as a full $100. Across the ten rows the fixed costs run about 1.2 to 1.3 percent of the price. Title figures are estimates: rounding, reissue credits and endorsements vary by title company (Florida Department of Revenue, documentary stamp tax; Rule 69O-186.003).
Add the association estoppel certificate, capped by Florida law at $299, plus $119 if expedited and up to $179 if the account is delinquent (Florida Statutes s. 720.30851; Florida Statutes s. 718.116). A condominium seller may need one from the condominium association and one from Somerset. Property taxes, CDD line included, are prorated at closing, customarily on the current year's taxes with the 4 percent maximum discount, using the prior year's bill when the current bill has not been issued. As a worked example only, a home with an assumed taxable value of $400,000 at the final 2026 rate of 16.9702 mills carries $6,788.08 of ad valorem tax; at the 4 percent discount that is $6,516.56, and a seller's share for January 1 to June 30 (181 days) is about $3,231.50. On a Bridgetown sale the buyer pays the $2,000 conveyance fee, not you. The real estate commission is negotiated between you and your broker, and we print no rate.
For a Plantation single-family home in Somerset or Bridgetown, section 720.401 of the Florida Statutes requires the seller in a resale to give the buyer the homeowners' association disclosure summary before the contract is signed, and a contract without it is voidable by the buyer within 3 days after receiving the summary or before closing, whichever comes first (Florida Statutes s. 720.401). That section does not apply to associations under chapter 718, which governs the five condominiums, where the resale disclosure runs under section 718.503 instead (Florida Statutes s. 718.503). A condominium unit here sits under a condominium association and, depending on documents we could not read, possibly Somerset's association too, so ask your closing agent or attorney which documents your contract needs. This is general information, not legal advice. Section 190.048 requires a CDD disclosure in the contract for the initial sale of a parcel in a district (Florida Statutes s. 190.048), every Florida seller must also disclose known facts that materially affect value and are not readily observable, under Johnson v. Davis, and section 689.302 adds a written flood disclosure that the seller gives at or before the contract on every residential sale (Florida Statutes s. 689.302).
A free in-person comparative market analysis is the most accurate Plantation valuation short of an appraisal, and it costs nothing. One of us walks the home, reads the half, section, view class, pool, CDD class, upgrades and paperwork, then returns a written range with the recorded comparables and a net sheet for your Plantation home.
Call Jesse McGreevy at (239) 898-6072 or Marc Comisar at (239) 287-5873, or request a visit through the free Plantation valuation form and we will schedule around you, including a video walkthrough if you are out of state. Bridgetown runs on access codes and guest passes, so we register the visit in advance, and for Somerset we confirm the association's access procedure first. Our office is at 24031 S Tamiami Trl #101, Bonita Springs, FL 34134, and our Fort Myers office is at 8290 College Parkway, Unit 201, Fort Myers, FL 33919. You are working with Top 1% Real Estate Agents Nationally Since 2008.
The lot and its view, the position on the street, the pool and screen cage, upgrades over builder standard, the roof, windows and shutters, the air conditioning, any flood quote and wind mitigation report, the CDD class on your tax bill and whether the bond share was paid off, the club membership status if you hold one, and the architectural approvals for anything you added. For a coach home we also ask for the condominium association's budget, reserve schedule, insurance certificate and rules.

The most common Plantation valuation question is what a home is worth today, and the county record answers it half by half: 108 recorded sales in the 12 months to September 25, 2026 at a $562,500 median, with Somerset single-family homes at $735,000, Bridgetown at $520,000 and the condominiums at $445,000. The questions below cover pricing, sections, lots, fees, flood and the sale.
It is worth what homes of the same half, section, size and lot have recently recorded for. In the 12 months to September 25, 2026, Somerset single-family homes recorded a $735,000 median, Bridgetown $520,000 and the condominiums $445,000. Inside each, the section, size band, view class and pool narrow the range. Ask for a free valuation and we send the matching sales.
The Lee County record shows a $562,500 median across 108 recorded sales in the 12 months to September 25, 2026, from $315,500 to $1,180,000. Single-family homes alone recorded 93 sales at a $610,000 median. Over 24 months the community median was $575,000 on 204 sales, and over 60 months $595,000 on 581.
The county recorded 108 qualified sales in the 12 months to September 25, 2026: 39 Somerset single-family homes, 54 Bridgetown homes and 15 condominium units. Every one was a resale; the county record shows no builder-direct sale (an estimate) since 2021. With 1,834 homes, that is about 6 percent of the community in a year.
Somerset single-family homes recorded 39 sales at a $735,000 median in the 12 months to September 25, 2026, from $473,000 to $1,180,000, at $328.19 per heated square foot. By size, homes under 2,200 square feet recorded a $610,000 median, 2,200 to 2,799 square feet $875,000, and 2,800 and up $1,097,500 over 24 months. Your section sets the rest.
Bridgetown recorded 54 sales at a $520,000 median in the 12 months to September 25, 2026, from $315,500 to $885,000, at $270.14 per heated square foot. Homes under 1,700 square feet recorded a $395,000 median, 1,700 to 2,399 square feet $540,000, and 2,400 and up $762,500. The compact Clarendon Street plat recorded a $375,000 median.
Glastonbury at The Plantation recorded 7 sales in the 12 months to September 25, 2026 at a $431,000 median, under ten, so we read 24 months: 13 sales at a $431,000 median, from $345,000 to $515,000, at $257.42 per heated square foot. Its two-bedroom units of 1,550 square feet recorded $345,000 to $442,500 in the 12 months.
Read together, the three smaller condominiums recorded 8 sales at a $455,000 median in the 12 months to September 25, 2026, and 15 at $450,000 over 36 months, at $223.33 per heated square foot. In the 12 months Antigua I recorded $450,000 to $520,000, Barbados I $470,000 and the Islands $325,000 to $460,000. Floor and plan set the rest.
Per square foot of county heated area, The Plantation recorded $275.63 across all 108 sales in the 12 months to September 25, 2026: Somerset single-family $328.19, Bridgetown $270.14 and the condominiums $225.18. County heated area usually differs from a listing's living area, so never set these against an MLS price per square foot; compare halves and products with them.
Size is the strongest single driver inside each half. In Bridgetown, homes under 1,700 square feet recorded a $395,000 median in the 12 months to September 25, 2026 and homes of 2,400 square feet and up $762,500. In Somerset, homes under 2,200 square feet recorded $610,000 and homes of 2,200 to 2,799 square feet $875,000. Bedrooms, view and pool travel with size.
The record does not support a lake premium we would publish. In Somerset, lake class homes recorded an $835,000 median in the 12 months to September 25, 2026 against $700,000 for no view class; in Bridgetown, lake class recorded $510,000 against $530,000. The class carries section and size with it, so we compare lake lots with lake lots inside one section.
Not on its own, on the county record. Somerset's 97 golf course class homes recorded a $740,000 median on 15 sales over 36 months, below Somerset's lake class, because 13 of those sales were on Simsbury Terrace, Surrey Place, Kingsmill Way and Milford Place, with homes built from 2008 to 2012. We price a golf course lot against other golf course lots of the same section and era.
Pool homes sell higher here, but they are also larger. In the 12 months to September 25, 2026, Bridgetown homes with a pool flag recorded a $595,000 median against $425,000 without; Somerset pool homes recorded $809,000. On Laughton Circle two 2,153 square foot homes on lake class lots recorded $440,000 without a pool flag and $595,000 with one, eight months apart.
Not by year alone. In Somerset, homes built 2006 to 2011 recorded a $797,500 median in the 12 months to September 25, 2026, above the 2012 to 2016 group at $690,000, because the oldest streets hold large homes. In Bridgetown the 2015 to 2018 group is lowest at $435,000 because the compact plats were built then. The roof and systems file matters more.
The 12-month high was $1,180,000, recorded April 23, 2026 for a 2017 Somerset home of 3,936 heated square feet with four bedrooms on Litchfield Lane in Parcel Five, on a lake class lot with a pool flag. Four sales cleared $1,000,000 in the 12 months to September 25, 2026, all in Somerset. The highest recorded sale in community history was $1,352,000.
Four 2014 homes of 1,912 heated square feet on Chrasfield Chase, all with three bedrooms, a pool flag and no view class, recorded $580,000 to $690,000 in the 12 months to September 25, 2026. The county record describes them the same way, so the spread is finish, condition, roof, screen cage and position. That is the part of a valuation only a walkthrough can price.
Prices are below the 2022 peak and steady in 2026. The single-family median was $702,000 in 2022, $585,000 in 2025 and $590,000 in 2026 to September 25. Somerset single-family homes have held between $732,400 and $740,000 since 2024. Condominiums eased from $525,000 in 2022 to $431,000 in 2026 to date. We tell you which way your group moved.
An automated estimate blends two halves, five condominiums and thirteen Bridgetown plats, and it cannot see the CDD class, the Bridgetown buyer fee, the club's status or the condition gap that separated four Chrasfield Chase homes by $110,000. It can be a starting point. We price from recorded sales of your half, section, size and lot instead, and show you every one.
The CDD line is a yearly carrying cost a buyer compares between homes. For FY 2026/2027 it runs from $89.45 to $1,621.45 in Bridgetown and $247.04 to $1,779.04 in Somerset, set by lot width and bond history. A lower class, or a bond share already paid off, is a feature we list. The Series 2018 bonds mature in May 2036.
Sometimes. A payoff lowers the buyer's yearly line to the operations part, $89.45 in Bridgetown or $247.04 in Somerset for FY 2026/2027, and you pay the payoff from your proceeds. The per-lot amount comes from the district manager's prepayment letter and is not published. We run your net sheet both ways before you decide.
Neither association publishes its assessment amount, and neither do the condominium associations. Bridgetown bills quarterly, on January 1, April 1, July 1 and October 1, shared equally by lot. The estoppel certificate states the real figure for your account, and Florida caps its fee at $299, plus $119 if expedited and up to $179 if the account is delinquent.
Rarely on its own. Bridgetown's $2,000 Resale Reserve Fund Conveyance Fee is paid by the buyer at closing, about 0.4 percent of a $520,000 price, under Section 8.12 recorded January 7, 2025. A buyer comparing communities adds it to the cash to close, so we disclose it in the listing and account for it in the negotiation, not at the estoppel.
Not by any record we could read. Membership is by application to The Plantation Golf and Country Club, owned by Heritage Golf Group and separate from both associations, and Bridgetown's declaration conveys no club right. Somerset's declaration was not available to read, so we ask you about your membership and say only what the club's documents support.
The club began re-grassing the course with Bimini Bermuda on April 1, 2026 and said it anticipated reopening in the fourth quarter of 2026. We cannot measure an effect on prices from the county record. For a golf-view listing we say what the club says, link its page, and use dated photographs of the view from before April 2026.
FEMA maps The Plantation in Zone X, an area of minimal flood hazard, at all 42 points tested, lake-edge and golf-edge lots included, on panels 12071C0434F and 12071C0445F, effective August 28, 2008. FEMA's pending revision, scheduled for March 2, 2027, does not change the panels or zones here. Every tested point is in Lee County Evacuation Zone D.
Federal rules do not require flood insurance for a federally backed loan in Zone X, though a lender may still ask for it. Citizens requires flood coverage on wind-covering personal residential policies at Coverage A of $400,000 or more from January 1, 2026, and on all such policies from January 1, 2027; condominium unit-owner policies are exempt. The City's CRS Class 6 gives 10 percent off.
Neither is required to sell, but both help a buyer insure. Citizens requires a four-point inspection on applications for homes more than 20 years old, which now reaches The Plantation's first homes from 2006, and wind mitigation inspections on or after April 1, 2026 must use form OIR-B1-1802 Rev. 04/26. A current report can lower your buyer's premium and firm up the offer.
No public damage record we searched names Somerset, Bridgetown or The Plantation for Ian, Helene or Milton. Zone D was not named in the evacuation orders for those storms. In the four Census block groups that contain The Plantation, OpenFEMA records two NFIP claims in the dataset's history, both from Hurricane Ian, both rated Zone X, both closed with $0 paid.
A sale resets a homestead's assessed value to just value the following January 1, so your buyer will not inherit your Save Our Homes cap. The final 2026 total for district 090 is 16.9702 mills, $1,697.02 per $100,000 of taxable value, against 16.5034 on the 2025 bill; it includes the City's adopted 6.9000 mills and appears on the November 2026 bill.
In Lee County the seller customarily pays doc stamps of $0.70 per $100 and the owner's title policy, so at the $562,500 community median those run $3,937.50 and about $2,887.50; with one $299 estoppel, $7,124.00. At $1,180,000 the same lines total $14,084.00. Commission is negotiated with your broker, and the contract controls who pays what.
A single-family seller gives the homeowners' association disclosure summary under s. 720.401 before the contract is signed; a condominium resale runs under s. 718.503 instead. Every residential seller gives the flood disclosure under s. 689.302 at or before the contract, and must disclose known facts that materially affect value. Your closing agent or attorney confirms the list.
Days on market for The Plantation: Information not available at time of publishing (checked 2026-10-28). That measure comes from the MLS, and we add it with its own window when we pull it. The county record shows 108 recorded sales in the 12 months to September 25, 2026, so there are recent comparables for most homes.
Sale-to-list ratio for The Plantation: Information not available at time of publishing (checked 2026-10-28). It comes from the MLS, not the county record. What the county record does show is the recorded price of every sale, which is what we use to set your range, then we read the MLS for how far list prices have sat from those recorded prices.
On the same county basis, Plantation single-family homes recorded a $610,000 median in the 12 months to September 25, 2026, $45,000 above Arborwood Preserve's $565,000, and The Plantation's residential median of $562,500 was $67,500 above Arborwood Preserve's $495,000. The Plantation has the course and a wider range; Arborwood Preserve's homes are younger.
Bridgetown's recorded declaration contains no age restriction, and we found no recorded age restriction for The Plantation in the documents we could read; Somerset's own declaration governs Somerset, and it was not available to read. The club's membership categories are the club's own pricing and access rules, not a community age restriction.
FDOT's I-75 at Daniels Parkway diverging diamond interchange began construction in January 2026 with completion around summer 2028, and Lee County's Treeline and Daniels intersection work began May 4, 2026. We cannot measure an effect on Plantation prices from the county record, and we tell buyers about the work, and the new services planned along Treeline, before they hear it elsewhere.
