A Da Vinci Estates at Olde Cypress home is worth what the neighborhood's own estate sales support, adjusted for lot, view, size and finish. Over 36 months the Southwest Florida MLS recorded 12 Da Vinci Estates closings at a $2,387,500 median, from $1,660,000 to $2,990,000, and the latest twelve months recorded one sale, at $2,990,000.

MLS: Southwest Florida MLS Matrix, closed September 27, 2022 to September 26, 2026, each sale assigned to Da Vinci Estates by its street. County: Collier County Property Appraiser recorded qualified sales. Every figure here is a median, not a mean; samples under ten are labelled small, and a single sale is listed rather than turned into a median. The 36-month window leads because it is the first to reach ten closings.
This page covers the 60 detached estate homes of Da Vinci Estates at Olde Cypress in ZIP 34119, governed by Da Vinci Estates Homeowners' Association, Inc. and zoned as its own planned unit development beside the original Olde Cypress PUD. It is not any other Florida subdivision or building that borrows the Da Vinci name, it is not Lantana, whose land was once called Vita Tuscana, and it does not cover Fairway Preserve at Olde Cypress, the 264-unit condominium off Immokalee Road that sits outside the gate and is not part of the community.
The whole community sold 26 homes at a $1,105,000 median in the twelve months to September 26, 2026, a figure that blends $630,000 paired villas with the $2,990,000 Da Vinci Estates sale that topped the year. Da Vinci Estates sits at the top of that ladder on the largest lots behind the gate, so the community number is a reference point for your buyer, never your price.
McGreevy and Comisar value Da Vinci Estates at Olde Cypress homes from the public record, sale by sale, and show you that evidence instead of one automated number. Jesse McGreevy and Marc Comisar have been Top 1% Real Estate Agents Nationally Since 2008 and the #1 Team in Southwest Florida since 2012, and they write every valuation themselves.
These are career figures across Lee and Collier County. As the leaders of Domain Realty Group, our team has closed over $2.5 billion in real estate. If you are comparing agents before you ask anyone for a number, our guide to the best real estate agents in Naples compares the teams on the public record.
In the last 12 months Da Vinci Estates at Olde Cypress has seen one resale on the Southwest Florida MLS. Domain Realty, our brokerage, closed 658 transaction sides in Naples in the 60 months to October 5, 2026, $521.5 million in volume counted by side, per the Southwest Florida MLS pulled that day. McGreevy and Comisar are the #5 real estate team in Florida in the 2026 RealTrends rankings. Every sale described here is a public-record sale from the MLS or the county, labelled as one.
Jesse McGreevy writes the analysis: the comparable set, the adjustments, the price per square foot check and the recommended range. Marc Comisar walks the house when you want an in-person opinion, because in Da Vinci Estates the lot, the lake or preserve view and the finish level are what moved two Mona Lisa Boulevard homes of similar size more than $400,000 apart. Da Vinci Estates at Olde Cypress home values rest on 12 MLS closings in three years and 116 county-recorded qualified sales since 2002, on 60 estate lots built from 2002 to 2014. These eight points are what a Da Vinci Estates owner should know before asking anyone, including us, for a number.
A Da Vinci Estates at Olde Cypress home is valued in nine steps: confirm the street and lot, match living area and plan, price the lake, golf or preserve view, account for build era and condition, weigh the lot, read the flood file, price a buyer's carrying costs, adjust for time, and test against the live listing.

Thirteen of the 17 Da Vinci Estates MLS closings since September 2022 were on Mona Lisa Boulevard, two on Leonardo Avenue and one each on Florentine Court and Renaissance Court. A court home is priced from Mona Lisa Boulevard comparables adjusted for the cul-de-sac position, so we start by placing your home on its recorded lot and its street before we choose a single comparable.
Section 10.2 of the Da Vinci Estates declaration sets a 3,000 square foot floor of air-conditioned living area, and the 17 MLS closings ran from 3,047 to 5,118 square feet with a median of 3,833. Ten of those 17 were listed as four bedrooms plus a den. We compare your home with sales of similar living area, bedroom count and den or office, then adjust from there.
Da Vinci Estates has the most varied outlook in Olde Cypress: 34 homes are lake-adjacent around the central lake inside the Mona Lisa Boulevard loop, 28 golf-adjacent and 24 preserve-adjacent, measured against the county roll's lake, golf and preserve parcels. Some lots touch more than one. A buyer pays for the outlook off the lanai, and we price it from the closest paired sales the record allows.
On the 2026 preliminary Collier County roll the 60 homes were built from 2002 to 2014, with a median year of 2005. The declaration requires color-through concrete or clay tile roofs, so roof age matters less than it would with shingle, but underlayment, impact openings, air conditioning, kitchens and baths are where condition shows up in price, and in the buyer's insurance quote.
Measured from Collier County parcel polygons, Da Vinci Estates lots run from 12,652 to 26,460 square feet with a median of 18,263, the largest median in Olde Cypress; the 2026 preliminary roll lists a median 0.38 acres. A deeper lot with room for a pool extension, measured against the 25-foot rear setback and any preserve re-vegetation border, carries a premium a buyer will pay for.
On FEMA's effective May 16, 2012 map, 12 of the 60 home footprints sit wholly in Zone AH and 35 partly; on the preliminary March 20, 2025 map, 59 of 60 fall wholly in Zone X unshaded. FEMA has issued three letters of map change on Da Vinci Estates property. A home with an elevation certificate and a letter on file is easier to finance and insure, and that is value.
Your buyer inherits a mandatory club social membership, a quarterly neighborhood invoice that includes the master share, a tax bill that resets after the sale, and the recorded $500 capital contribution and $300 transfer fee at closing. None of the association or club dues is published, so a buyer discounts uncertainty. Having the figures in writing removes that discount.
The county's calendar-year median for Da Vinci Estates rose from $1,325,800 in 2021 to $2,335,000 in 2022, then ran $1,950,000, $2,200,000 and $2,374,500 from 2023 to 2025. A 2023 sale is not a 2026 comparable without an adjustment, and we measure that adjustment from the neighborhood's own repeat sale and recent closings, not from a countywide index.
On September 26, 2026 one Da Vinci Estates home was active: a 5,538 square foot Mona Lisa Boulevard home asking $3,390,000 after 162 days, $400,000 above the highest MLS sale on record. A value opinion that ignores what a buyer can tour the same afternoon is a hope, not a price. We read that listing's history before we give you a range.
Da Vinci Estates at Olde Cypress homes sold for $1,330,000 to $2,990,000 across 17 Southwest Florida MLS closings from September 2022 to September 2026, and for $1,660,000 to $2,990,000 across the 12 closings of the last 36 months. The county recorded the same 12 sales over its 36 months to August 29, 2026.

Da Vinci Estates at Olde Cypress sold 12 homes in 36 months at a $2,387,500 median, and only one in the latest year, so your number has to come from the closest few sales, adjusted by hand. We tracked every one of the 17 Da Vinci Estates closings in the Southwest Florida MLS since September 2022, and read each one beside the county's deed record. This is a public-record sale, not a McGreevy and Comisar transaction. On January 30, 2026 a Mona Lisa Boulevard home of 3,833 square feet, with four bedrooms, four full baths and a half bath, closed at $2,990,000 against a $2,990,000 list price, and the Collier County Property Appraiser recorded the qualified sale on January 28, 2026 at the same price.
It was entered in the MLS after closing, so there is no public marketing period and no days on market. At $780.07 per square foot of living area it is the highest per-foot sale of the 17, about 23 percent above the 36-month median of $636.63. It says a finished, well-located Da Vinci Estates home can clear $2.9 million without a public listing period. It does not say $780 a foot is the neighborhood rate: four of the 12 sales in the 36-month window closed under $570.
The cleanest price signal in the record is a repeat sale. One 4,027 square foot Mona Lisa Boulevard home, four bedrooms plus a den, closed at $2,425,000 in November 2023 after 0 days on market, then again at $2,600,000 in April 2025 after 67 days, at 96.33 percent of a $2,699,000 list. That is $175,000, about 7.2 percent, in roughly seventeen months. It measures 2023 to 2025 movement better than any median.
In May 2024 a 3,404 square foot Mona Lisa Boulevard home sold at $2,200,000, or $646.30 a foot; a year later a 3,446 square foot home on the same street sold at $1,660,000, or $481.72, after eight days at 93.52 percent of list. Same street, same size, $540,000 apart. The record does not say why, and we will not guess, but in Da Vinci Estates the gap between two such sales is almost always lot, outlook and finish level, which is exactly what an in-person valuation measures.

Source: Collier County Property Appraiser recorded qualified sales, data file dated August 29, 2026, improved sales over $100,000 flagged as qualified. The county records the deed date, which usually falls a day or a few days before the MLS closing date, and it recorded the April 2025 sale at $2,599,000 where the MLS shows $2,600,000; we never add the two records together. The table runs from 2022; the ten-year file holds 46 qualified sales, from $900,000 in 2017 to $2,990,000 in 2026.
Price per square foot tells a Da Vinci Estates at Olde Cypress owner where a home sits inside the neighborhood's range, not what it is worth. Over 36 months the MLS median was $636.63 per square foot of living area (n=12), and the per-sale figures ran from $447.36 to $780.07, a spread of more than $330 a foot.
Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026; Collier County Property Appraiser recorded sales file dated 29 Aug 2026)
Across all 17 MLS closings since September 2022 the per-foot figure ran from $359.07, a 3,704 square foot home that sold in one day in July 2023, to $780.07 in January 2026, with a 48-month median of $568.97. Narrow the window to 24 months and the median rises to $627.62; to 36 months, $636.63. The rise is real, but so is the spread inside any one year.
Every per-foot figure on this page divides the sold price by MLS living area, the air-conditioned space the listing reports. The county roll records a building base area that includes garages and covered areas, so a county figure per square foot is always lower and never comparable. We do not mix the two, and a valuation that does will understate your home.
The two largest homes sold in the record, 5,118 square feet on Florentine Court and 4,806 on Mona Lisa Boulevard, closed at $381.01 and $447.36 a foot, two of the three lowest figures of the 17. Buyers pay for the lot, the outlook and the finish first and for extra rooms second, so per-foot value falls as size rises. The one active listing, at 5,538 square feet, asks $612.13 a foot, below the 36-month median for the same reason.
Use it as a check, not a method. Multiply your living area by the 36-month median for a starting figure, then move toward the per-foot number of the recent sale your home most resembles on lot, view, plan and condition. Above 4,500 square feet, expect to land below the median per foot.

Da Vinci Estates at Olde Cypress homes took a median 15.5 days to sell (n=10) and closed at a median 96.13 percent of final list across the 12 MLS closings of the 36 months to September 26, 2026. Four of the 12 closed at or above list; the other eight gave up from about 2 to 10 percent.
Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026; Collier County Property Appraiser recorded sales file dated 29 Aug 2026)
A 96.13 percent median means the typical Da Vinci Estates buyer in the last three years negotiated a little under 4 percent off the final list, about $92,000 at the $2,387,500 median. The four sales at or above list were a Renaissance Court home at 101.07 percent after 27 days, a Mona Lisa Boulevard home at 100 percent after 4 days, and the two sales entered after closing. The deepest discounts, 89.77 and 90.86 percent, both came on homes listed near or above $2,400,000.
Over 48 months the median was 15 days (n=15), and over 36 months 15.5 (n=10). Two homes went under contract the day they listed, and two others waited 266 and 269 days. A Da Vinci Estates home is either priced to the evidence and sells in about two weeks, or it waits months and gives up more when it finally sells.
With one active listing against 12 closings in 36 months, four a year, Da Vinci Estates holds about 3.0 months of supply at its three-year pace. The one competitor asks $400,000 above the highest recorded sale, which makes a well-priced second listing look like value.
| Neighborhood or community, same MLS pull | Active on September 26, 2026 | Closings and pace | Months of supply | Median sold to list |

Price to the closest recent sales, not to the active listing and not to the January 2026 record. The Da Vinci Estates homes that sold at or near list did it inside four weeks; the homes that started high sat for months and closed at 91 to 93 percent. Launch at the number the evidence supports, in the season, with the paperwork ready.

Source: Collier County Property Appraiser recorded qualified sales, data file dated August 29, 2026 (116 sales since 2002; newest recording in the file community-wide May 22, 2026). Every year is a small sample, so read the direction, not any one year.
The 2022 median of $2,335,000 was about 76 percent above 2021's $1,325,800, on four sales that year, three of them at $2,320,000 or more. Nothing in the recorded documents changed; the market did. What matters for a 2026 valuation is that the four years since have not given the gain back: 2023 ran $1,950,000, 2024 $2,200,000 and 2025 $2,374,500.
The county file holds one 2026 Da Vinci Estates sale through its date, the $2,990,000 January recording. That is the highest qualified sale in the neighborhood's history, but a single sale is listed, never turned into a median or a trend line. The 36-month county median of $2,387,500 on 12 sales is the figure a buyer's appraiser will weigh.
A Da Vinci Estates owner who bought before 2021 is sitting on a large gain, and a buyer's lender will look for the recent sales to support the price, not the owner's basis. The long view says the neighborhood's current level has held for four years; the short view says it rests on a handful of sales a year, so the next listing sets the next comparable. Price it carefully.

Da Vinci Estates at Olde Cypress sits at the top of all nine Olde Cypress neighborhoods on recorded price, with a 36-month MLS median of $2,387,500 on 12 closings, and has the largest median lot. It is the only neighborhood whose median clears $2 million, and the one place in Olde Cypress where estate homes actually trade.

Sources: Southwest Florida MLS Matrix, retrieved September 26, 2026, closings September 27, 2023 to September 26, 2026, each sale assigned to its neighborhood by street; Collier County Property Appraiser recorded qualified sales, data file dated August 29, 2026; 2026 preliminary Collier County roll. Units One, Two and Three just value is the range of the three unit medians.
The whole community recorded 26 MLS closings at a $1,105,000 median, a median $472.75 per living square foot, a median 97.52 percent of list and a median 29 days (n=24) in the twelve months to September 26, 2026; the county recorded 24 qualified sales at a $1,142,500 median in the twelve months to August 29, 2026. Da Vinci Estates' one sale in that year was the community's top, and its 36-month per-foot median of $636.63 sits about $164 above the community's twelve-month figure. The windows differ, so read that gap as direction only.
Biscayne Place, eight golf-front homes with the highest median just value in the community, and Strada Bella, 18 homes on one court, had one MLS closing between them in three years. Their owners are often priced partly against Da Vinci Estates, which makes every Da Vinci Estates sale a reference for 26 other estate homes too. Our guides to Biscayne Place at Olde Cypress and Strada Bella at Olde Cypress hold their thin records, and Santa Rosa at Olde Cypress is the next step down the price ladder.
A Da Vinci Estates at Olde Cypress buyer will very likely also tour Lantana at Olde Cypress, the other neighborhood zoned in its own PUD behind the same gate. Da Vinci Estates is 60 larger estate homes from the 2000s at a $2,387,500 36-month median; Lantana is 122 newer homes built 2013 to 2016 at $1,335,000.

Lantana has twice the homes, a price near half, and houses a decade newer, so it turns over faster: eight MLS closings in the latest twelve months against one in Da Vinci Estates, at a median 98.68 percent of list and 9 days. A Lantana seller has fresh comparables every season; a Da Vinci Estates seller prices from fewer, more individual sales, and needs the paperwork and the pricing logic in writing to hold a buyer's confidence.
The buyer who crosses from Lantana to Da Vinci Estates pays about 1.8 times the price for about 1.8 times the lot, and about $105 more per living square foot at the 36-month medians. That premium holds when your listing shows what Lantana cannot: the lot, the outlook, the Mediterranean covenant and a favorable preliminary flood map. Owners on the other side can read our Lantana at Olde Cypress home valuation.

Online estimates miss on Da Vinci Estates at Olde Cypress homes because the neighborhood produces about four MLS sales a year, the record-setting sales were entered after closing, and the lot, lake or preserve outlook, finish level and flood letter that move a Da Vinci Estates price are invisible in the data an automated model reads.
An automated model needs recent, similar sales, and Da Vinci Estates supplies about four a year across four streets. When the model runs short, it borrows from the rest of Olde Cypress, where the median is $1,105,000, or from nearby communities, and pulls a $2.4 million estate toward a $1.1 million average. That is the single largest source of error on this page's homes.
Two of the 12 sales in the 36-month window, at $2,700,000 and $2,990,000, were entered in the MLS after they closed, so no portal ever displayed them as active. A model can read the recorded price later, but it cannot see the home, its condition or how it was marketed, and it cannot tell whether a $780 a foot sale is a new neighborhood rate or one exceptional house.
A model sees bedrooms, baths, square feet and a lot size. It does not see whether the lanai faces the central lake, a fairway or a preserve, whether the kitchen was redone in 2022 or 2006, or whether the home has impact openings. Two 3,400 square foot homes on Mona Lisa Boulevard sold $540,000 apart; no model built on those four facts could explain it.
On the effective 2012 FEMA map most Da Vinci Estates footprints touch Zone AH; on the March 2025 preliminary map, not yet effective, 59 of 60 fall wholly in Zone X unshaded. Three homes carry FEMA letters removing them from the flood zone. A model that prices a flood insurance requirement it cannot verify will be wrong in one direction or the other.
Treat it as a question, not an answer. Ask which sales it used, whether they were in Da Vinci Estates, and whether it counted the January 2026 sale or the one active listing. Then ask for a written valuation that names every comparable. Treat a listing's "double gated" claim the same way: the master association's site map marks one gatehouse, on Treeline Drive.
A Da Vinci Estates at Olde Cypress buyer prices in the quarterly neighborhood invoice with the master share, mandatory club social dues, any golf they add, the $500 capital contribution and $300 transfer fee, a property tax bill that resets after purchase, and insurance on a large home. No association or club dues figure is published, so uncertainty costs you.
Social membership in The Club at Olde Cypress is mandatory under Section 12.2 of the Da Vinci Estates declaration and Section 14.02 of the 2019 Amended and Restated Declaration for Olde Cypress, with dues set by the club, which is privately owned and non-equity. The club publishes no dues or initiation; third-party figures circulating online conflict widely, from roughly $45,000 to $175,000 for golf initiation, and are not club-published. We get the membership office's written figures first, at (239) 596-4797.
The Da Vinci Estates association bills quarterly, including the owner's share of the master association, per the master association's About page, and each of the 60 lots pays an equal share of the neighborhood budget under Section 4.2. Neither amount is published outside the resident portal. The estoppel certificates under Florida Statutes 720.30851 state them, and a Da Vinci Estates sale needs the neighborhood figure and the master share.
The original declaration charged every purchaser a $500 capital contribution at transfer, and a Certificate of Amendment recorded August 15, 2005 at OR 3868, Page 0145 kept it and added a $300 transfer fee to the Da Vinci Estates association. The master declaration adds a working capital contribution under Section 8.13, whose current amount we did not locate. These are purchaser charges under the declarations; the contract controls.
On the 2026 preliminary Collier County roll, the median Da Vinci Estates tax bill is $13,698, and 44 of 60 homes carry a homestead exemption. A buyer does not keep your Save Our Homes cap. At the 2025 community rate of 9.5058 mills, the $1,657,416 median just value with no exemption comes to about $15,755, and a value reset near the $2,387,500 median sale would come to about $22,695 before any exemption.
There is no Community Development District on Olde Cypress tax bills, and the 2026 preliminary roll carries no non-ad valorem assessment on any of the 60 Da Vinci Estates parcels. The club states on its About Us page that it has no member assessments and no food and beverage minimum, and it funded its $16 million clubhouse renovation without a member assessment. Those are three costs your buyer will not have to price.
A Da Vinci Estates at Olde Cypress seller owes the buyer the Florida Statutes 720.401 homeowners association disclosure summary before the contract is signed, because the Da Vinci Estates association and the Olde Cypress master association are Chapter 720 associations. The seller also owes the flood disclosure, the property tax disclosure summary and known material facts.
Florida Statutes 720.401 requires that a prospective parcel owner "be presented a disclosure summary before executing the contract for sale," supplied on a resale by the parcel owner. The contract must carry the statutory voidability language, and if the summary is missing the buyer may cancel "within 3 days after receipt of the disclosure summary or prior to closing, whichever occurs first." That right cannot be waived.
The seller owes the disclosure summary before contract. The purchaser owes the recorded $500 capital contribution and $300 transfer fee to the Da Vinci Estates association and the master working capital contribution at transfer, in the amounts the estoppel certificates state. We did not find the Da Vinci Estates declaration restating the 720.401 duty, so we do not claim it does. This is information, not legal advice.
Section 8.9 of the Da Vinci Estates declaration states that the association is not a condominium association. There are no condominium buildings behind the Olde Cypress gate, so the Chapter 718 resale package, milestone inspections and structural reserve studies do not apply. Fairway Preserve at Olde Cypress, the 264-unit condominium off Immokalee Road, is outside the gate and outside the master association.
The flood disclosure under Florida Statutes 689.302 and the property tax disclosure summary under Florida Statutes 689.261 go with every residential sale. With 73.3 percent of Da Vinci Estates homes homesteaded, the gap between your bill and your buyer's first bill can be large, which is exactly what the tax summary warns about.
Under Johnson v. Davis, a Florida seller must disclose known facts that materially affect value and are not readily observable. In Da Vinci Estates that list usually includes any roof or water history, any unapproved exterior change, since Section 5 of the declaration requires written approval for any work that materially alters the exterior, and any open architectural matter.
Selling a Da Vinci Estates at Olde Cypress home in Collier County costs the negotiated commission, the deed's documentary stamp tax at $0.70 per $100, estoppel fees, the tax proration and settlement charges. In Collier County the buyer customarily pays the owner's title policy and chooses the closing agent, though the contract controls.

Since August 17, 2024, offers of buyer-broker compensation cannot appear on the MLS, and buyers sign a written agreement with their own agent before touring. Commission is negotiable and set by no law. A Da Vinci Estates seller decides separately whether to offer anything toward the buyer's agent, and we put that choice, and its effect on your buyer pool, in writing before you list.
At the median Da Vinci Estates bill of $13,698 on the 2026 preliminary roll, a closing on June 30 would credit the buyer about $6,793, or 181 days of 365, before any early-payment discount the closing agent applies.
Three of the 60 owner mailing addresses on the 2026 preliminary roll are outside the United States and six more are in other states. A seller who is a foreign person for federal tax purposes faces FIRPTA withholding on the gross price, so plan it with a tax adviser before listing, not at the closing table.
Four things move a Da Vinci Estates at Olde Cypress value before listing: the roof, openings and wind mitigation documented for insurance, the flood file with any FEMA letter, a clean architectural record, and the club and fee figures in writing, timed to the January to May season. Each removes a buyer's discount or widens the buyer pool.
With a median build year of 2005, most Da Vinci Estates homes are past their first twenty years. A buyer's insurer will ask for a four-point inspection and price the roof and openings from a wind mitigation form, and Collier County's 160 mph design wind speed makes impact openings the direction of the code. Documented upgrades are value; undocumented ones are a question.
An elevation certificate, any letter of map change for your address and a current flood quote answer the lender before the question stalls a contract. FEMA's three Da Vinci Estates letters, a 2014 LOMR-F and two 2021 LOMAs, each apply only to the property they name.
Exterior work in Da Vinci Estates clears the neighborhood's Architectural Advisory Board and then the master association. Copies of approvals for the pool, cage, summer kitchen, shutters or any color change turn a buyer's inspection question into a closed file.
A letter from the club with the current social dues, the association budget and the estoppel amounts turn three unknowns into three numbers. Eleven of the 17 Da Vinci Estates MLS closings since September 2022 landed from January through May, so a home that goes live in November or December meets the season's buyers as they arrive.

These are the questions Da Vinci Estates at Olde Cypress owners ask when they want to know what their home is worth, answered from the public record for a Collier County owner, each in one short paragraph. They cover value, comparables, the club, fees, taxes and flood. Nothing here is an appraisal, or legal or tax advice.
Da Vinci Estates sold 12 homes through the MLS in 36 months at a $2,387,500 median, from $1,660,000 to $2,990,000. Your place in that range depends on lot, view, size and finish.
From Da Vinci Estates' own recorded and MLS sales, adjusted for lot, outlook, living area, openings and condition, and tested against the live listing. An in-person walkthrough closes the gap a desk estimate cannot.
About four sales a year, two recent sales entered after closing, and a price driven by view and finish that no feed records. Models borrow Olde Cypress sales that are half the price.
One MLS closing: a Mona Lisa Boulevard home at $2,990,000 on January 30, 2026, at full list price. One sale is a small sample, so we lead with 36 months.
$2,990,000, recorded by the county on January 28, 2026 and closed in the MLS on January 30, 2026, the highest qualified sale in the neighborhood's record since 2002.
A median $636.63 per square foot of living area over 36 months (n=12), with sales from $447.36 to $780.07. Larger homes land lower per foot.
A median 15.5 days on market over 36 months (n=10). Homes priced to the evidence sold in about two weeks; two overpriced homes waited 266 and 269 days.
One, on September 26, 2026: a 5,538 square foot Mona Lisa Boulevard home asking $3,390,000 after 162 days, with nothing pending.
A median 96.13 percent of final list over 36 months, with four of 12 at or above list and the deepest discount at 89.77 percent.
The record does not show it. County medians ran $1,950,000 in 2023, $2,200,000 in 2024 and $2,374,500 in 2025, and one home resold 7.2 percent higher after seventeen months.
No. The median 2026 preliminary just value is $1,657,416, well below the $2,387,500 36-month sale median. Just value is a tax figure, not a price.
Da Vinci Estates' 36-month median is $2,387,500 against Lantana's $1,335,000, and $636.63 per living square foot against $531.60, on lots about 1.8 times as large.
It is the top of the ladder: the only neighborhood with a median above $2 million, against a twelve-month Olde Cypress MLS median of $1,105,000 on 26 closings.
Yes. Thirty-four homes are lake-adjacent, 28 golf and 24 preserve, and outlook is one of the main reasons same-size homes here sold hundreds of thousands of dollars apart.
It affects your buyer's carrying cost. Social membership comes with the lot and golf is optional, but no dues are published, so written figures from the club remove a discount.
One quarterly invoice from the Da Vinci Estates association, including the master share. Neither amount is published outside the resident portal; the estoppel certificate states the current figure.
The purchaser, under the recorded declaration and its 2004 amendment: $500 and $300, payable to the Da Vinci Estates association at closing. The contract can allocate costs differently.
No. Olde Cypress has no Community Development District, and no Da Vinci Estates parcel carries a non-ad valorem assessment on the 2026 preliminary roll.
Usually higher. The median Da Vinci Estates bill is $13,698, and 44 of 60 homes are homesteaded; your buyer's bill resets on the new value without your Save Our Homes cap.
On the effective 2012 FEMA map, 12 footprints are wholly and 35 partly in Zone AH. On the March 2025 preliminary map, not yet effective, 59 of 60 are wholly Zone X unshaded.
Yes, for the home it names. FEMA issued a 2014 LOMR-F and two 2021 LOMAs on Da Vinci Estates property; a letter on file can remove a lender's flood insurance requirement.
Through insurance and condition. Homes were built from 2002 to 2014, median 2005, so roof underlayment, openings and systems should be documented before listing.
The Florida Statutes 720.401 disclosure summary, plus the flood disclosure, the property tax disclosure summary and known material facts. The 720.401 summary comes before signing, not at closing.
The recorded Da Vinci Estates declaration we read contains no approval requirement for a sale; the master association's application process applies to leases. You will need the estoppel certificates.
It is collected at the transfer of title under Section 8.13 of the master declaration, in a Board-set amount we did not find published; the estoppel certificate states it.
The deed stamp at $0.70 per $100, $16,712.50 at the 36-month median, plus commission, estoppel fees, the tax proration and settlement charges. In Collier County the buyer customarily pays the owner's title policy.
Eleven of the 17 MLS closings since September 2022 landed from January through May, so going live in November or December meets the season's buyers.
You can, subject to the lease, which must run at least 90 days under the neighborhood declaration. The buyer takes the home subject to the lease unless it ends before closing.
