Buying a Villa Home at Vanderbilt Country Club means buying one of 120 detached, one-story houses of 1,746 to 1,974 square feet on lots of about 58 by 140 feet, inside a gated, owner-run golf club east of Collier Boulevard in Naples, Florida 34120. Full club membership comes with the deed, the association mows the lawn, and the owner carries the roof, the paint and the insurance. In 2026 a Villa Home pays $15,479.96 a year in dues and neighborhood fee, and a new buyer brings a $15,000 Resale Capital Contribution to closing. This page is the purchase path, dollar by dollar and document by document. For the neighborhood itself, its history, plans and full sales record, read our Villa Homes at Vanderbilt Country Club neighborhood guide.
If you are still choosing an agent, our guide to the best real estate agents in Naples sets the city’s teams side by side on the public record. Buying a Villa Home at Vanderbilt Country Club takes five things most Naples purchases do not: pricing from villa sales only, because Estate Homes share the same streets and sell far higher; a club budget of $16,679.96 a year; $15,500 due to the association at closing; a roof and window file on a 1998 to 2001 house; and speed, because villas priced right sell in days.

Everything below comes from the club’s 2026 fee sheet dated August 20, 2026, the Amended and Restated Master Declaration recorded at Official Records Book 5862, Page 3140 and its 2024 Certificate of Amendment, the club-hosted Worthington Communities floor plans and Community Site Plan, the Collier County Property Appraiser’s 2026 preliminary roll, the Southwest Florida MLS pulled September 26, 2026, FEMA’s flood layer tested at every villa address, and the school district’s address lookup. Where the public record stops, this page says so and names the document that holds the answer.
A Villa Home is fee simple: you own the house and its lot outright, with no shared walls and no condominium layer. The club’s own real estate page describes “The 120 detached villa homes,” and the county roll carries each as its own single-family parcel. There is no separate villa association; the Vanderbilt Community Association, Inc., the master association that owns the golf course and clubhouse, bills the Villa neighborhood its own fee under the recorded Master Declaration.
The 120 villas sit on three streets: 68 on the perimeter lots of Gleneagle Way, 35 on the single-family lots of Danbury Boulevard and 17 on Preswick Lane. Worthington Communities built them from 1998 to 2001 in five plans, the Andover II, Mayfield II, Augusta, Savannah and Camilla. The county roll shows a private pool on 77 of the 120, and in the last three years that single feature has been the clearest price split among the villas.
Villa Home buyers at Vanderbilt Country Club work with McGreevy and Comisar because the county record cannot tell a villa from an Estate Home on the same street, and the pricing mistake that follows is worth about $300,000. We sorted all 222 single-family parcels in the community into Villa and Estate before we priced a single sale on this page.

The Villa Homes at Vanderbilt Country Club reduce to eight facts a buyer should hold before the first tour. Each one is drawn from the club’s 2026 fee sheet, the recorded Master Declaration, the Collier County roll, the Southwest Florida MLS or FEMA’s flood layer, and each is expanded, with its source, further down this page.
We track the Villa Homes at Vanderbilt Country Club market through two independent records rather than a portal: Collier County’s recorded, qualified sales on the 120 villa parcels, and the Southwest Florida MLS split to the villas by address. Both are published here, labeled and never blended, and every figure names its window and its count.
Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026; Collier County Property Appraiser sales file, 29 Aug 2026)
We tracked every one of the 27 Villa Home sales the county recorded as qualified in the five years to August 29, 2026, and every Vanderbilt Country Club closing and listing on the Southwest Florida MLS in the twelve months to September 26, 2026. We placed each MLS row in its village by address, matching every single-family home to the county’s own building record for that house. Six of the eight single-family closings of the year were villas.
The county files every single-family house here on two recorded plats, and each plat carries both Villa and Estate Homes, often on facing sides of Gleneagle Way. We tested all 222 single-family parcels four ways: the county’s building class for the house, the club’s site plan read address by address, lot size and house size. The first two agree on all 222, which gives exactly 120 villas and 102 Estate Homes. A median that blends the two is wrong before it starts.
A median of five or six sales is not a market. We lead with the first window that holds ten or more villa sales, which is the county’s 36 months, and we list every twelve-month MLS closing one by one rather than lean on its median. Wider MLS windows, 24, 36 and 60 months, were pulled on September 29, 2026 and sit beside the twelve-month figures, each labelled with its window and n.
The Villa Homes at Vanderbilt Country Club market is thin, steady and fast when priced right. Collier County recorded 15 qualified villa resales in the 36 months to August 29, 2026 at a $755,000 median (n = 15, odd), from $619,000 to $905,000; the MLS shows six villa closings in the last twelve months and one villa for sale.
Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026; Collier County Property Appraiser sales file, 29 Aug 2026)
Measure | County recorded, August 30, 2023 to August 29, 2026 |
|---|---|
Qualified villa resales | 15 |
Median price | $755,000 (n = 15, odd, an actual closing) |
Low and high | $619,000 and $905,000 |
Dollar volume | $11,407,000 |
Median price per square foot of county base area, house only | $382.64 |
Newest qualified villa sale in the file | April 2026 |
Source: Collier County Property Appraiser, 2026 preliminary roll, files dated August 29, 2026, qualified improved sales on the 120 parcels we classify as Villa Homes. Price per square foot uses the county’s base area of the house alone, never the MLS living area.
Window, ending August 29, 2026 | Villa sales | Median and parity | Range | Median $ per county base sq ft |
|---|---|---|---|---|
12 months | 5 | $755,000, odd | $690,000 to $779,000 | $376.00 |
24 months | 7 | $755,000, odd | $670,000 to $880,000 | $377.55 |
36 months, the leading window | 15 | $755,000, odd | $619,000 to $905,000 | $382.64 |
60 months | 27 | $749,000, odd | $510,000 to $905,000 | $382.64 |
The villa median has sat at $749,000 to $755,000 in every window from one year to five. For a buyer that is the most useful single fact on the page: villa values have held since the 2022 repricing, neither falling nor climbing, so an asking price well above that band has to be justified by pool, condition, view or updates.

MLS days on market and sale-to-list over 24, 36 or 60 months | Over wider windows the MLS shows 24 months, 8 closings, a $757,500 median, a median 30 days on market, 96.27 percent of final list price; 36 months, 15 closings, a $755,000 median, a median 35.5 days on market, 95.46 percent of final list price; 60 months, 28 closings, a $749,500 median, a median 31.5 days on market, 96.78 percent of final list price (Southwest Florida MLS, Matrix, Development Vanderbilt Country Club, closed September 26, 2021 to September 26, 2026, pulled September 29, 2026, Estate and Villa homes separated by address against the county roll). |
Six MLS closings is below the ten-sale threshold, so the county’s 36-month window leads. The two records differ in two rows: the $885,000 Gleneagle Way sale in January 2026 was recorded by the county but not flagged as a qualified sale, and the $545,000 Gleneagle Way sale closed on September 9, 2026, after the county file date.
Across all four Vanderbilt Country Club home types, blended, the same MLS pull shows 31 closings at a $528,000 median (n = 31, odd), a median 33.5 days on market and a 95.6% median sale-to-list ratio, with 8 homes for sale and about 3.1 months of supply. Those figures include 240 Waterford condominiums and 338 Wedgewood carriage homes and are never used on this page as a villa price.
On September 26, 2026 the MLS showed one villa for sale in the whole community: a Preswick Lane villa asking $709,000 after 147 days on market. The county record for that house shows a Villa Home built in 2000 with 1,882 square feet of county base area on an 11,462 square foot lot, one of the nine oversized villa lots, and no private pool on the 2026 roll. At $376.73 per square foot of county base area it asks almost exactly the twelve-month county villa median of $376.00, and its nearest comparables are the six no-pool villa sales of the last 36 months, $620,000 to $779,000, median $708,500.
The Villa Homes at Vanderbilt Country Club recorded 15 qualified resales in 36 months at a $755,000 median, and the villas that closed on the MLS this year took a median of 10 days. The buyer who gets the right villa is the one already financed, already holding the $15,500 closing figure and the $16,679.96 yearly budget, and already clear on the roof file to request.

Two Gleneagle Way villas each recorded two qualified sales inside the 36 months. One sold for $835,000 in July 2024 and $880,000 in April 2025, up 5.4% in eight months; the other sold for $620,000 in August 2024 and $690,000 in October 2025, up 11.3% in fourteen months (our arithmetic on the county rows). The same house before and after takes plan, lot and street out of the comparison, and it shows what updates and timing can be worth.
A recent Villa Home sale at Vanderbilt Country Club, the April 2026 Preswick Lane closing, shows the villa market in one transaction: listed at $775,000, under contract within seven days, closed at $755,000, 97.4% of the final list price, and recorded by the county as a qualified sale at the exact 36-month villa median.
Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026; Collier County Property Appraiser sales file, 29 Aug 2026)
The county’s 2026 preliminary roll shows a Villa Home on Preswick Lane with 2,008 square feet of county base area, larger than any of the five builder plans, which usually means a room addition or a measuring difference, and no private pool on the roll. The MLS listing carried the same 2,008 square feet of living area. At $755,000 it sold for $376.00 per square foot of county base area.
The MLS shows a final list price of $775,000, seven days on market and a closing on April 21, 2026 at $755,000, a $20,000 reduction from asking, 2.6% of the price. Seven days says the house was priced inside the villa record; the discount says the buyer still negotiated. Neither figure is unusual for a villa in 2026: three of the five villas with a recorded days on market sold within ten days.
That $755,000 is the median of the 15 qualified villa sales of the last 36 months, the eighth of fifteen, and the twelve-month county median as well. It sold for $80,000 less than the $835,000 median of the pool villas and $46,500 more than the $708,500 median of the no-pool villas, a reminder that size, street and condition move a no-pool villa too.
A correctly priced villa sells in about a week and closes a few percent under asking. The widest discount of the year, the September 2026 Gleneagle Way sale at 87.2% of a $624,900 list price, shows the other side: a villa priced or presented out of step with the record gives back the difference at the closing table. Your offer should be written from the fifteen sales, not from the list price.
The right Villa Home at Vanderbilt Country Club is decided by three choices made in order: the street, because Gleneagle Way, Danbury Boulevard and Preswick Lane live differently; the plan, because the five Worthington layouts trade a third bedroom against a den or lanai; and the pool, which 77 of the 120 villas have and 43 do not.

Danbury Boulevard, single-family lots | 35 | 16 (45.7%) | Around holes 12 and 13, on the stretch that also carries Wedgewood buildings |
Preswick Lane | 17 | 8 (47.1%) | The short street off the members-only back gate on Collier Boulevard, near holes 13 and 14 |

The inner lots of Gleneagle Way, Allendale Court and Northhampton Court are Estate Homes, so “Gleneagle Way” in a listing does not on its own tell you which product you are looking at.

Villa sales, 36 months to August 29, 2026 | Sales | Sold prices | Median and parity |
|---|---|---|---|
Villa with a private pool on the 2026 roll | 9 | $619,000 to $905,000 | $835,000, odd |
Villa without a private pool | 6 | $620,000 to $779,000 | $708,500, even, the mean of $702,000 and $715,000 |
Pool villas sold about $126,500 higher at the median, our arithmetic on the county rows. Nine and six sales are handfuls, and pool, condition, view and remodeling travel together, so read it as a direction. Twenty-two villa pools were added after the houses were built, eight of them since 2022, so a no-pool villa is an Architectural Review application and a permit away, not a fixed limit.
A Villa Home at Vanderbilt Country Club costs $15,479.96 a year in 2026 to the Vanderbilt Community Association, $13,159 in master dues plus the $2,320.96 Villa Home Neighborhood Fee, before a $1,200 food and beverage minimum, two assessments that run with the house, property tax at 10.5058 mills and the owner’s own insurance. There is no CDD.

With the minimum | $16,679.96 |
Source: the VCA 2026 fee sheet dated August 20, 2026. The totals are our addition of the published lines.
The fee sheet defines the Villa fee in one line: “Covers property management and residential landscaping.” It does not pay for the roof, exterior paint, pest control, water, sewer, trash or building insurance. Those items sit inside the Waterford and Wedgewood condominium fees, which is why they run $4,915.44 to $5,278.40; the villa owner pays them directly, so compare total cost of ownership, not the fee line.
The Golf Course Replacement Project assessment is $7,895 as a lump sum by July 1, 2027, or $437.50 a quarter from July 2027 to April 2032, 20 payments totaling $8,750, approved October 30, 2025 and August 20, 2026, with work set to begin in 2032. The Pickleball Project assessment is $678 per home, approved May 7, 2026, paid in a lump sum or at $56.50 a month from June 2026 to May 2027. The fee sheet says both “will remain the obligation of any successor owner,” so the estoppel tells you what is left to pay.
Take a buyer closing in late 2026 who pays the golf assessment as a lump sum. From the published lines: $15,000 Resale Capital Contribution, $500 processing fee, $15,479.96 in dues and Villa fee, the $1,200 minimum and $7,895 for the golf assessment comes to $40,074.96 over the first twelve months, before property tax, insurance, any unpaid pickleball balance and ordinary closing costs. In later years the same villa carries $16,679.96 in dues, fee and minimum at 2026 rates.
Layer | Amount | Period |
|---|---|---|
VCA dues plus Villa fee | $15,479.96 | per year, 2026 |
Food and beverage minimum | $1,200 | per calendar year |
Golf course replacement assessment | $7,895 lump sum, or $1,750 a year in quarterly installments | through April 2032 |
Pickleball assessment balance, if any | up to $678 | through May 2027 |
Property tax at the median villa just value, no exemption | about $6,189 | per year, illustrative |
Resale Capital Contribution and processing fee | $15,500 | once, at closing |
Homeowners, wind and flood insurance | not quoted here | per policy |
Club membership at Vanderbilt Country Club works the same for every Villa Home buyer: “At VCC, membership is mandatory and included with every residential purchase,” per the club. It attaches when your deed records, the master association owns the course and clubhouse, there is no equity to buy or refund, there is no waitlist, and owners pay no greens fees.
Data updated: September 2026 (VCA 2026 fee sheet dated 20 Aug 2026; club real estate page and 2024 Certificate of Amendment, read September 2026)
The fee sheet says the dues fund “operational costs of the Club, including the golf course expenses, Clubhouse, Activities Center, swimming pools, tennis courts, Fitness Center, street lighting, access control, cable television & internet, common grounds, landscaping, etc.” That list includes the staffed main gate and bulk cable television and internet, two costs a villa owner does not pay separately.
The 18-hole, par 72 Gordon Lewis course, redesigned by Kipp Schulties in 2015, runs through the villa streets on the front nine. Owners pay a member cart fee of $33 for 18 holes and $21 for 9. A private cart can live in the garage for the $2,200 annual trail fee, which the club allows only where the cart is stored in an attached garage, as every villa garage is.
Every member uses the main resort-style pool and spa, six lighted Har-Tru tennis courts, three lighted bocce courts and the 5,100 square foot Fitness Center, with no court fees. Members approved converting court 6 into four permanent pickleball courts on May 7, 2026, with construction scheduled for fall 2026. The clubhouse dining venues and Terrace Café sit against the $1,200 annual food and beverage minimum, and from May 1 to October 31 the club reciprocates with more than 40 area clubs.
Privileges go to up to two Owner’s Designees per residence under the 2024 Certificate of Amendment, with rules for couples, co-owners, trusts and entities, plus unmarried Dependents under 23 who live at home or attend school. A couple buying in their own names are both designees. A trust or entity buyer should read the amendment’s designee rules before choosing how to take title.
The steps to buy a Villa Home at Vanderbilt Country Club are: choose the street, plan and pool; get pre-approved and set alerts; price from villa sales only; read the fee sheet and Master Declaration; write the offer around the estoppel and insurance clocks; order the estoppel on day one; inspect and insure; register with Member Services; and close.
Data updated: September 2026 (club Prospective Owners page and VCA 2026 fee sheet, read September 2026; Florida Statutes 720.30851)
Decide between the Gleneagle Way perimeter, Danbury Boulevard and Preswick Lane, then between three bedrooms and two plus a den, then whether a pool is a must. On a 120-home neighborhood those three choices narrow the field to the handful of villas you would actually buy.
With one villa listed on September 26, 2026 and the year’s MLS closings taking a median of ten days, the next villa may be under contract within a week. A pre-approval or proof of funds and a saved search for the three villa streets put you first in line.
Price your offer against the 15 qualified villa sales of the last 36 months, split by pool, and the six MLS closings of the last twelve, never against a community-wide single-family figure that blends Estate Homes selling about $300,000 higher.
Plan for the $15,000 Resale Capital Contribution, the $500 processing fee, the golf course replacement and pickleball balances, and the owner’s maintenance duties in Article VI. There is no villa-level declaration; the Master Declaration and its 2024 amendment are the whole governing stack.
Build in the estoppel, which section 720.30851, Florida Statutes, requires within ten business days of a request, a four-point and wind mitigation inspection, a homeowners and wind quote, and a flood quote if you will insure with Citizens. Outside a loan closing, new flood coverage carries a 30-day waiting period.
Requests go to the club’s Director of Member Services, and the fee sheet sets the estoppel fee at $299. The estoppel shows the dues, the Villa fee and every assessment balance that will pass to you.
Complete a general inspection, a four-point, and a wind mitigation inspection on form OIR-B1-1802, and pull the Collier County permit history for the roof, windows, shutters and any pool or addition. Your insurer will ask for the roof year.
“The Vanderbilt Community Association, Inc. does not have an application process for purchases,” per the club’s Prospective Owners page. Return the Owner Information Form and a headshot of each Owner’s Designee to Member Services at least a week before closing.
The $15,000 contribution and the $500 processing fee are paid at closing, and membership attaches when the deed records. If a tenant is in residence, your club privileges wait until the lease ends.
A Villa Home buyer at Vanderbilt Country Club should request six documents: the estoppel certificate, the 2026 fee sheet, the Master Declaration and its 2024 amendment, the members-only Rules and Regulations and architectural standards, the seller’s permit and wind mitigation file, and the Chapter 720 disclosure summary the seller owes before you sign.
Data updated: September 2026 (VCA governing documents and fee sheet, read September 2026; Florida Statutes 720.401)
Document | What it tells a villa buyer | Where it is |
|---|---|---|
Estoppel certificate | Dues, Villa fee and assessment balances passing to you | Club Director of Member Services, $299 fee |
2026 fee sheet | Every recurring and one-time charge | Published by the club |
Amended and Restated Master Declaration | Owner maintenance, Architectural Review, leasing, pets, vehicles | Recorded at OR Book 5862, Page 3140; club PDF |
2024 Certificate of Amendment | Owner’s Designees, greens fees, the capital contribution and its exemptions | Recorded March 7, 2024; club PDF |
Rules and Regulations and architectural standards | Fence, color and material standards | Members-only; through the seller and the association |
Seller’s permit file and wind mitigation report | Roof year, opening protection, pool and additions | Seller; Collier County permit records |
Chapter 720 disclosure summary | The mandatory-association disclosure | Seller, before you sign |
Because the Villa Homes sit in a mandatory homeowners association under Chapter 720, the seller owes you the disclosure summary under section 720.401, Florida Statutes, and you have records rights under section 720.303 once you own. Chapter 718 does not apply: a detached villa is not a condominium unit, so there is no structural integrity reserve study, no milestone inspection and no condominium resale package.
The Villa Homes at Vanderbilt Country Club are all in FEMA Zone X, area of minimal flood hazard: every one of the 120 villa address points tested Zone X on the effective map of May 16, 2012, 79 on panel 12021C0218H and 41 on panel 12021C0410H, and FEMA’s 2025 preliminary maps change no zone in the community.
Data updated: September 2026 (FEMA National Flood Hazard Layer, queried 26 Sep 2026; Collier County site address points)
We tested the county’s primary address point for each of the 120 villas against FEMA’s National Flood Hazard Layer on September 26, 2026. All 120 returned Zone X. The few Zone AH points on the two single-family plats belong to association structures on common-area parcels, not to any Villa Home. A point test is not a lender’s determination; ask for the elevation certificate for the specific address if one exists.
Zone X means federal law does not require flood insurance on a federally backed mortgage. It does not mean a lender will not ask for it, and it does not mean the insurer will not: from January 1, 2027, Citizens Property Insurance requires flood coverage on every personal residential policy that includes wind.
Insuring a Villa Home at Vanderbilt Country Club is the owner’s job from the roof down, because the $2,320.96 Villa fee includes no building insurance. The premium turns on four facts: the roof’s age and permit, the opening protection, the wind mitigation features documented on a pre-2002 house, and whether Citizens will write it. No villa premium is published here.
Data updated: September 2026 (Florida Statutes 627.0629, 627.351 and 627.7011; Citizens flood requirement; FEMA CRS list, April 2026)
Every villa was built from 1998 to 2001, before the statewide Florida Building Code took effect on March 1, 2002. On form OIR-B1-1802, a pre-2002 house cannot earn the building-code credit, but it can earn credits for a newer roof covering, roof deck attachment, roof-to-wall connections, hip roof shape, secondary water resistance and opening protection, each on what an inspector documents under section 627.0629. The roof permit and the shutter or impact-glass permit are the two documents that move the premium.
Section 627.7011 bars an insurer from refusing to write or renew “solely because of the age of the roof” under 15 years, and for older roofs requires it to accept an inspection showing five or more years of remaining life. Under section 627.351(6), a dwelling with a replacement cost of $700,000 or more is generally ineligible for Citizens; replacement cost is not the county’s just value, so eligibility is an address-level question.
From January 1, 2027, a Citizens-insured villa will need a flood policy. National Flood Insurance Program limits for a single-family home are $250,000 on the building and $100,000 on contents, and Collier County’s Community Rating System Class 5 gives NFIP policies a 25% discount. Get the flood quote inside your inspection period, not after it.
Property taxes after you buy a Villa Home at Vanderbilt Country Club follow your purchase, not the seller’s bill. The median 2026 preliminary villa tax bill is $5,299.62, pulled down by homestead exemptions on 68 of the 120 villas. At the 2025 rate of 10.5058 mills, every $100,000 of taxable value costs about $1,051 a year.
Data updated: September 2026 (Collier County Property Appraiser sales file, 29 Aug 2026; Florida Department of Revenue 2025 Collier millage table)
A seller’s homestead cap does not travel with the house: under section 193.155, Florida Statutes, the property is reassessed at just value as of January 1 after a change of ownership. The median 2026 preliminary just value for the villas is $589,114, and the twelve-month villa sale median of $755,000 sits about 28% above it. Florida’s property tax disclosure summary warns you not to rely on the seller’s taxes.
The median villa just value of $589,114 at 10.5058 mills with no exemption is about $6,189 a year. That is an illustration of the mechanism, not a quote for any house.
If the villa will be your permanent Florida residence on January 1, file for the homestead exemption under section 196.031 with the Collier County Property Appraiser by the deadline. A homestead caps future assessment increases under Save Our Homes, and if you are selling a Florida homestead to buy, portability may carry up to $500,000 of your accumulated benefit.
The Villa Homes rules that decide whether a house works for you are the leasing limits, 30 days to one year and no more than four leases a year with approval, the two-pet limit, the garage and cart rules, Architectural Review for any exterior change, and the rule that club privileges move to a tenant during a lease.
Data updated: September 2026 (Amended and Restated Master Declaration and club renter page, read September 2026)
A villa may be leased only as a whole house, for 30 days minimum, February excepted, and one year maximum, under section 10.2, with no more than four transfers of club rights a year under section 10.2.1 and prior written approval, deemed approved if not acted on within 30 days of a complete application. The Membership Transfer Administrative Fee is $600, or $900 if the application arrives less than 30 days before arrival. During a lease the owner’s club privileges move to the tenant, and the owner “may not be in residence.”
No more than two household pets under section 7.8, never for commercial breeding, and “ALL PETS MUST BE KEPT ON A LEASH WHEN NOT IN THE OWNER’S RESIDENCE.” No breed or weight limit appears in the Declaration. An assistance animal is handled under federal fair housing law and section 760.27, Florida Statutes, not as a pet.
No overnight street parking except as the Rules allow, one garage space must hold a vehicle under section 7.11.1, and golf carts only in an enclosed garage or approved space under section 7.10.3. There is no marina, dock or boat slip inside the gates.
We find you the right Villa Home at Vanderbilt Country Club by matching your street, plan and pool priorities to the 120 houses, watching the MLS for the next villa listing, reaching owners through our network when a quiet sale is possible, and touring with the roof, window and pool questions already in hand.
Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026; Collier County Property Appraiser sales file, 29 Aug 2026)
With five plans on three streets, the match is about street, bedroom count, lanai size, pool, roof age and updates. We narrow the neighborhood to the villas that fit, so you recognize the right one the day it lists.
On September 26, 2026 one villa was for sale, against six MLS closings a year. When supply is that thin, the next listing may be the only one for weeks, and a buyer with a saved search and a pre-approval acts in the first days.
The county roll shows 41 of the 120 villa owners mailing their tax bills outside Florida, and some owners prefer a quiet sale. When an owner in our network is considering a sale, we can introduce a qualified buyer before a public launch, always within the seller’s instructions.
Set up a saved search with alerts for Gleneagle Way, Danbury Boulevard and Preswick Lane through our site, and it will notify you when a matching villa lists. If you would rather we tune it to the plan and pool you want, call Marc at (239) 287-5873, or start from our buyer representation page for Southwest Florida.
We negotiate a Villa Home purchase on the record: the fifteen villa sales of the last 36 months split by pool, the six MLS closings of the last twelve, the listing’s own history, the roof and window file, the assessment balances on the estoppel and a contract calendar built around the inspection period. Villas closed at a median 96.3% of final list this year.
Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026; Collier County Property Appraiser sales file, 29 Aug 2026)
The six villa closings ran from 87.2% to 100% of final list, two at full price. A villa priced inside the record may need a clean, quick offer; one priced above it is where the room lives. We compare every asking price per square foot of county base area against the villa medians, never against MLS living area.
On a 25 to 28 year old house, the roof, air conditioning, water heater, electrical panel and window protection all show up in the inspection and the insurance quote. A wind mitigation report and a homeowners quote inside the inspection period turn condition into numbers.
The $15,000 Resale Capital Contribution is “the legal and personal obligation of the transferee” under section 5.2.5, so it is yours by the recorded document; a credit toward it is negotiation, not entitlement. The golf and pickleball balances pass with the house, and the estoppel shows exactly what remains, so we decide with you whether to ask the seller to pay them off or price them in.
Your deposit is protected by the contract’s contingencies and deadlines, and only if you act inside them. We diary every deadline and make sure the estoppel, the permit history, the wind mitigation report and the insurance quotes arrive before your deposit goes hard.
A Villa Home buyer at Vanderbilt Country Club pays ordinary Florida closing costs plus community items: the $15,000 Resale Capital Contribution, or $3,500 for a current owner buying another home inside, the $500 New Home Buyer Processing Fee, prorated dues and Villa fee, and whatever assessment balance the contract assigns to the buyer.
Data updated: September 2026 (VCA 2026 fee sheet dated 20 Aug 2026; Florida Statutes and Administrative Code, current text)
Florida is a promulgated-rate state for title insurance: the premium for a given policy amount is set by rule, Florida Administrative Code 69O-186.003, not by the individual title agent. In Collier County the buyer customarily chooses the closing agent and pays the owner’s policy, but custom is not law, and the contract controls.
Documentary stamp tax on the promissory note runs at $0.35 per $100 of the note, and the non-recurring intangible tax on a new mortgage at 2 mills. As an illustration, a $606,000 loan, 80% of the $757,500 MLS villa median, would carry about $2,121 in note stamps and $1,212 in intangible tax. Neither applies to a cash purchase. Recording is charged by the Collier County Clerk under section 28.24.
The estoppel carries a $299 fee; under the standard Florida Realtors and Florida Bar contract, association estoppel fees are generally a seller cost unless the contract says otherwise. Property taxes and the quarterly dues and Villa fee are prorated at closing.
Documentary stamp tax on the deed, $0.70 per $100 of consideration under section 201.02, is paid by the seller by Florida custom. If you are also selling, our page on selling a Villa Home at Vanderbilt Country Club runs the seller side in full.
Buyer representation changed on August 17, 2024. An agent who participates in a multiple listing service must have a written buyer agreement with you before touring a home, the agreement must state the agent’s compensation in a way you can objectively verify, and offers of compensation are no longer permitted on the MLS.
Data updated: September 2026 (National Association of REALTORS settlement pages, retrieved 26 Sep 2026)
The agreement must be signed before the tour, in person or by live virtual tour. It must state the amount or rate of compensation so that it is objectively ascertainable, prohibit the agent from receiving more than that from any source, and state conspicuously that broker fees are not set by law and are fully negotiable.
You do not need a written agreement to talk to an agent, to interview several, to ask about the Villa Homes or to visit an open house and speak to the host. The line is the tour.
Compensation to a buyer’s broker can still be negotiated, and a seller can still cover it or offer concessions, but that now happens in the transaction rather than in an MLS field, and the amount your agent may receive is capped by your agreement.
On a villa, representation earns its keep in the diligence: villa-only comparables in a county file that does not label villas, an estoppel with two assessment balances, a roof and window file on a pre-2002 house, and a Citizens flood rule that starts January 1, 2027. Read more about our team and our credentials before you decide.

Villa Homes vs Estate Homes is the decision most single-family buyers at Vanderbilt Country Club face, because the two share streets, plats, builder, age and governance. Choose a villa for a one-story house at a $755,000 24-month median and the lowest fee; choose an Estate Home for 2,223 to 2,931 square feet at a $1,075,000 median.

Sources: Collier County Property Appraiser 2026 preliminary roll and our classification of all 222 parcels; Southwest Florida MLS, pulled September 26, 2026; club floor plans; VCA 2026 fee sheet. Our Estate Homes at Vanderbilt Country Club guide covers the other side in the same depth.
Choose a Villa Home if you want single-family ownership inside the club for about $300,000 less, one easy level, the lowest dues and fee in the community, and two bedrooms and a den are enough. The per-foot price is only about 4% below an Estate Home’s, so the saving is in size, not in value per foot. Choose an Estate Home if you need a third or fourth bedroom plus a den, an 80-foot lot and a pool as standard; expect a higher fee and tax bill and even thinner sales. If an Estate Home is the better fit, our Estate Home buyer page for Vanderbilt Country Club runs that purchase path.
The villa owner pays $550.40 a year less in neighborhood fee, $15,479.96 against $16,030.36 in dues plus fee. Both pay the same $15,000 contribution, the same $1,200 minimum and the same two assessments, and both insure and roof their own house.
A Villa Home at Vanderbilt Country Club is the right place to buy if you want a detached one-story house with a garage for the car and the cart, inside a no-waitlist golf club, at the community’s lowest single-family price and fee, and you accept owning the roof and insurance on a 1998 to 2001 house.

A Villa Homes at Vanderbilt Country Club specialist matters because the facts that decide a purchase here, which Gleneagle Way houses are villas, what the pool is worth, the owner’s roof under section 6.1.1, the two assessments on the estoppel, the $15,000 contribution and the 2027 Citizens flood rule, live in documents a general Naples search never surfaces.

A villa for a one-story house at a $755,000 24-month median and the lowest fee; an Estate Home for more bedrooms and an 80-foot lot at a $1,075,000 median. The decision table above sets them side by side.

These Villa Homes at Vanderbilt Country Club questions come from buyers who also have a home to sell, in Florida, out of state or elsewhere inside the gates. Each answer is a single paragraph, and our Villa Homes seller page covers the selling side in full.
It depends on your financing and your tolerance for carrying two homes. With one villa listed and a ten-day median on the year’s closings, the right villa may appear and go before your sale closes, so many buyers arrange financing that lets them buy first. We model both sequences with you.
You can, but a sale contingency weakens an offer against a buyer without one, especially in a market this thin. If you need one, pair it with a firm timeline and strong proof of funds, and expect a seller to ask for a kick-out clause.
No. The 2026 fee sheet sets the contribution at $3,500 for a current owner buying another home inside, against $15,000 for a new buyer. Confirm your status with Member Services in writing before you contract.
Florida portability can move up to $500,000 of an existing Florida homestead’s accumulated Save Our Homes benefit to a new homestead established within the statutory window. Ask the Collier County Property Appraiser about your numbers before you rely on them.
Start with a free villa home valuation built from your own village’s recorded sales, then call Jesse direct at (239) 898-6072. The county medians run from about $334,500 at Waterford to $1,007,500 among the Estate Homes, so a community-wide figure says little about your home.
