Updated October 2026 · Jesse McGreevy and Marc Comisar, Domain Realty
To buy a Valencia Trails home in Naples well, confirm your household fits the recorded 55+ covenant, read the declaration, the current assessment and the lot’s flood file before you offer, and price from matched closed sales in the same plat and model. McGreevy and Comisar handle all of it for Valencia Trails buyers, led by Marc Comisar.
Valencia Trails is a GL Homes 55+ community of about 836 single-family homes on Immokalee Road in Naples, ZIP 34120, with a 43,000-square-foot clubhouse and no CDD; our full Valencia Trails community guide covers the plats, the fee stack and the flood file. To start, Call Marc at (239) 287-5873. If you own a home elsewhere and need to sell first, Call Jesse direct at (239) 898-6072 or read our Valencia Trails seller guide. McGreevy and Comisar are the #5 real estate team in Florida in the 2026 RealTrends rankings, Top 1% Real Estate Agents Nationally Since 2008, with over $900 million in personal sales, and lead Domain Realty Group, the #1 team in Southwest Florida since 2012. More about McGreevy and Comisar.
Domain Realty, our brokerage, closed 658 transaction sides in Naples in the 60 months to October 5, 2026, $521.5 million in volume counted by side, per the Southwest Florida MLS pulled that day.
Marc Comisar leads buyer representation; Jesse McGreevy prices and negotiates alongside him. Both have been Top 1% Real Estate Agents Nationally Since 2008, and both read the declaration and the flood file before you make an offer.
A home built from 2020 to 2025, an 11-acre clubhouse campus with six tennis courts, eight pickleball courts, five bocce courts, three pools and two spas (Peninsula Engineering, recreation site), a recorded 55+ community and a quarterly assessment, with no golf course and no club initiation fee.
Before buying in Valencia Trails you should know five things: the recorded 55+ covenant and its 20 percent allowance, the leasing limits, the assessment and $500 food and beverage allowance, the FEMA Zone AH map and the fill letters for Plats 2 to 4, and that GL Homes has finished building, so every purchase is a resale.
At least one occupant 55 or older in each home; the board may approve up to 20 percent of homes without one (recorded declaration). The federal Fair Housing Act’s housing-for-older-persons exemption is what allows the rule (U.S. Department of Housing and Urban Development). While that exemption applies, the declaration does not permit residents 19 or younger except for stays totaling up to 60 days per calendar year (recorded declaration).
A seven-month minimum lease, no more than once in any 12 months, and the tenant household must include someone 55 or older (same document). Valencia Trails is a poor fit for a short-term rental plan.
The recorded 2021 budget set $261 a month after a builder subsidy and the build-out estimate was $439, plus a $500 yearly food and beverage allowance (same document). Ask for the current budget and the estoppel before you sign.
FEMA’s 2012 map shows Zone AH at 55 of 60 sampled addresses (FEMA NFHL); a FEMA fill letter for a lot in Plats 2 to 4 can remove the lender’s flood requirement (FEMA LOMR-F list).
No community development district covers Valencia Trails, so no CDD line appears on the tax bill. There is no golf course; the private TwinEagles Club across the road has 36 holes and a mandatory membership (The TwinEagles Club, membership).
A Valencia Trails buyer’s decision turns on eight facts: the price range and median, the 55+ rule, the leasing rule, the assessment, the flood file, the clubhouse, the price bands and the location. Each is listed below with its source and date so you can check it before you tour.
Market: we tracked 33 Valencia Trails closings at a $924,900 median, $550,000 to $1,825,000 (Southwest Florida MLS, closed sales Aug 11, 2025 to Aug 11, 2026).
Price bands: 19 of the 33 closed between $750,000 and $999,999.
55+: recorded covenant, 20 percent allowance (recorded declaration).
Leasing: seven-month minimum, once in 12 months.
Fees: $261 a month (2021 budget), $439 build-out estimate, $500 food and beverage allowance; no CDD.
Flood: Zone AH at 55 of 60 sampled addresses; fill letters for Plats 2 to 4; evacuation Zone E.
Clubhouse: 43,000 square feet on an 11-acre site (Peninsula Engineering, recreation site).
Location: about 19 free-flow minutes to NCH North Naples Hospital, 23 to Mercato and 42 to RSW (OSRM routing, October 2026).
A Valencia Trails home cost $550,000 to $1,825,000 in the 12 months to August 11, 2026, with a $924,900 median across 33 closings; more than half sold between $750,000 and $999,999, and the top five sales closed at $1,500,000 and above (Southwest Florida MLS).

A Valencia Trails resale is right for you if your household includes someone 55 or older, you want a newer home with a finished, staffed clubhouse and no initiation fee, you plan to live in the home rather than rent it short term, and you are comfortable with an inland Naples location about 32 minutes from Fifth Avenue South.
A resale comes with finished options, landscaping and window coverings. You move in at closing, and the clubhouse is open now.
Will a lake or preserve view matter to you? Do you need a home office or guest suite? Is walking distance to the clubhouse important? Those questions narrow the plats and models.
The listing agent represents the seller. Your own agent reads the declaration, the estoppel and the flood file for you and negotiates for you. Marc Comisar and Jesse McGreevy, Top 1% Real Estate Agents Nationally Since 2008, do that personally.
You will pay four annual layers to own a Valencia Trails home: the quarterly association assessment, the $500 food and beverage allowance, the Collier property tax bill, and homeowners, wind and flood insurance; there is no CDD layer, because no community development district covers Valencia Trails.
| Layer | Amount | Source |
|---|---|---|
| HOA assessment | $261 a month in the 2021 budget; $439 build-out estimate; current figure from the estoppel | recorded declaration |
| Food and beverage allowance | $500 a year | same document |
| CDD | none | Florida special district registry |
| Property tax | resets to your purchase price | Florida Department of Revenue |
| Flood insurance | required by lenders in Zone AH unless a FEMA letter removes the lot | FEMA |
A full-time Florida resident can claim the homestead exemption and the Save Our Homes cap after purchase (same Department of Revenue page). File by March 1 of the year after you buy.
The cost to buy a Valencia Trails home is your lender’s fees, the owner’s title policy (which the buyer customarily pays in Collier County, though the contract controls), the lender’s title policy, the mortgage taxes, inspections, the prorated assessment and property tax, and any association approval or transfer charge.
| Item | Customarily paid by |
|---|---|
| Owner’s title policy | buyer (Collier custom; the contract controls) |
| Lender’s title policy and mortgage taxes | buyer |
| Documentary stamp tax on the deed | seller |
| Assessment and property tax | prorated |
| Inspections, appraisal | buyer |
We help you buy in Valencia Trails by matching your household and wish list to plats and models, reading the declaration, estoppel and flood file for each home you consider, pricing your offer from matched closed sales, and managing the inspection, appraisal and association steps through closing.
We tell you which plats hold the models and lot types you want, and which homes are likely to come to market.
For each home, the elevation certificate, any FEMA fill letter, the estoppel and the wind-mitigation report.
Even in a 55+ community, school zoning matters for resale breadth and for households approved under the 20 percent allowance: Bear Creek Elementary, Oakridge Middle and Gulf Coast High, all A for 2025 to 2026 (CCPS 2026 Accountability Brief).
Valencia Trails or TwinEagles comes down to golf and age: Valencia Trails is a 55+ GL Homes community with a clubhouse included in the assessment and no initiation fee, and TwinEagles, across Immokalee Road, is a private golf club community with 36 holes, a mandatory deeded membership and initiation fees of $45,000 to $150,000.
| Factor | Valencia Trails | TwinEagles |
|---|---|---|
| Age rule | 55+ covenant (recorded) | no age rule on the club membership page |
| Golf | none | 36 holes |
| Membership | none; clubhouse is association property | mandatory, deeded |
| Initiation | none | $150,000 Golf, $60,000 Sports, $45,000 Social |
| 12-month closings | 33, $924,900 median | see our TwinEagles page |

These answers about Valencia Trails, Naples come from the recorded declaration and its budgets, FEMA and Collier County records, the state parcel roll, the engineer of record and the Southwest Florida MLS, each with its source and date; where a record is not public, the answer says so.
Valencia Trails is on the south side of Immokalee Road east of Collier Boulevard in ZIP 34120, across the road from TwinEagles; the NC Square site at Immokalee Road and Catawba Street sits at its entrance (Naples Press). From the community center it is about 23 free-flow minutes to Mercato and 32 to Fifth Avenue South (OSRM routing, October 2026).
GL Homes, through its affiliate Naples Associates IV, LLLP, the declarant on the recorded declaration (recorded declaration). GL describes itself as building in Florida “SINCE 1976” and as “the 8th largest private homebuilder in the U.S.” (GL Homes, about). Valencia is GL’s 55+ brand.
Yes, by recorded covenant: “at least one occupant in each Home in Valencia Trails must be at least fifty-five (55) years of age or older,” under the Fair Housing Act exemption for housing for older persons (recorded declaration). The board may approve under-55 households for up to 20 percent of homes.
Only within the board’s discretion. The declaration lets the board approve occupancy only by people under 55 for up to 20 percent of homes, based on criteria it sets, so that the community keeps its 55-and-older exemption (recorded declaration). A household with no one 55 or older should have a written board approval before it buys.
The recorded budget anticipated 836 homes, and the plats number lots 1 to 838 (recorded declaration; FEMA LOMR-F list). The 2026 county roll lists 827 single-family homes across the four plats (Florida statewide parcel roll).
About 563 acres, with 24 water-management lakes and more than 160 acres of conservation area, per the civil engineer (Peninsula Engineering). The 11-acre recreation site sits at its center.
Homes were built from 2020 to 2025: 6 in 2020, 96 in 2021, 166 in 2022, 266 in 2023, 270 in 2024 and 23 in 2025 on the 2026 county roll (Florida statewide parcel roll). The governing declaration was recorded on February 24, 2021 (recorded declaration).
Yes. GL Homes’ current list names Valencia Sky as its Naples 55+ community and no longer lists Valencia Trails (GL Homes). Every Valencia Trails purchase is now a resale.
Because Valencia Trails is not a PUD. It “lies within the Rural Fringe Mixed Use District” (recorded declaration), and its extent is its four recorded plats: Brentwood Lakes Plat One (Plat Book 67, Page 68) and Valencia Trails Naples Plats 2, 3 and 4.
It is the recorded plat of Valencia Trails’ first phase, lots 1 to 301. Exhibit A of the declaration describes the property as all of Brentwood Lakes Plat One, recorded in Plat Book 67 at Page 68 (recorded declaration), and the county roll still uses that legal name for those homes.
No. The project was first documented as “TwinEagles South,” with an initial declaration recorded March 16, 2020 and an association incorporated in 2019 under that name, before it was renamed Valencia Trails (recorded declaration). It has no tie to the TwinEagles club or its association.
The current amount is not published publicly. The recorded 2021 budget set $261 a month, $783 a quarter, after a builder subsidy, and the recorded build-out estimate was $439 a month, plus a $500 yearly food and beverage allowance (recorded declaration). The association’s estoppel certificate states the current figure.
Quarterly: “payable quarterly, in advance, on the first day of January, April, July and October of each year,” with the board able to switch to monthly (recorded declaration). The $500 food and beverage allowance is collected each January 1.
Operating costs (clubhouse staff, restaurant operation, gatehouse, common areas, lakes and preserves, administration) and a special service charge for basic house alarm monitoring, lawn and landscape maintenance, irrigation and mulch for every completed lot (recorded declaration).
No. Collier’s Community Development District layer returns no district at Valencia Trails and the declaration names none (Collier CDD layer).
A $500 annual assessment per household, collected on January 1 and credited to the household’s restaurant account; the unused balance “will not be refunded or carried over” (recorded declaration).
Yes. Gatehouses, gates and entry features are association property, and the build-out budget plans “the gatehouse being staffed 24 hours per day, 7 days per week at a future date,” with staffing at the board’s discretion (recorded declaration). Current gatehouse hours are not published.
43,000 square feet, on an 11-acre recreation site, per Peninsula Engineering (Peninsula Engineering, recreation site).
The build-out budget carries a restaurant operation line of $396,300 a year and a $500 household food and beverage allowance (recorded declaration). The operator and hours are set by the association.
Yes, eight pickleball courts, plus six tennis courts with a tennis pro shop and five bocce courts (Peninsula Engineering, recreation site).
Three swimming pools and two spas on the recreation site (same source).
No. There is no golf course or golf membership. The private TwinEagles Club across Immokalee Road has 36 holes and a mandatory membership for its own homeowners (The TwinEagles Club, membership).
No initiation fee appears in the recorded documents; the clubhouse is association property paid for through the quarterly assessment (recorded declaration).
Yes, within the recorded rules: a minimum lease of seven months, no more than one lease in any 12 months, the entire home only, and at least one occupant 55 or older (recorded declaration).
“Only common domesticated household pets,” leashed outdoors; Pit Bulls, Rottweilers, Presa Canarios and dogs deemed dangerous are barred (recorded declaration). There is a dog park on the recreation site.
Parking is limited to the driveway, the garage and designated areas; no street, sidewalk or swale parking (recorded declaration). Read the vehicle section of the declaration before bringing a boat, trailer or RV.
Only with committee approval, and not between the front of the home and the street or on lake, drainage or buffer easements (recorded declaration).
FEMA’s 2012 map shows Zone AH at 55 of 60 sampled addresses (FEMA NFHL), but FEMA issued fill letters for Plats 2, 3 and 4 that remove the listed lots from the special flood hazard area (FEMA LOMR-F list). Check the letter and certificate for the home.
It depends on the lot. In Zone AH a lender requires it unless a FEMA letter removes the property; the plat letters cover many lots. Ask for the home’s LOMR-F and elevation certificate and get a quote.
Zone E at every address we sampled, with no Coastal High Hazard Area (Collier Hurricane Evacuation Zone layer).
Bear Creek Elementary, Oakridge Middle and Gulf Coast High, all A for 2025 to 2026 (CCPS 2026 Accountability Brief; CCPS Address_v3 lookup).
About 21.3 road miles and 36 free-flow minutes to the Naples Pier (OSRM routing from the community center, October 2026); season traffic adds time.
About 20.1 road miles and 32 free-flow minutes to Fifth Avenue South (same routing).
About 30.0 road miles and 42 free-flow minutes to Southwest Florida International Airport (same routing).
NCH North Naples Hospital, about 10.4 road miles and 19 free-flow minutes away, then Physicians Regional Pine Ridge at about 20 minutes (same routing).
We tracked a $924,900 median across 33 closings in the 12 months to August 11, 2026 (Southwest Florida MLS).
33, for $34,557,632 in volume; 19 of them closed between $750,000 and $999,999 (Southwest Florida MLS, Aug 11, 2025 to Aug 11, 2026).
$550,000 to $1,825,000 over the 12 months to August 11, 2026; five sales were $1,500,000 or more (Southwest Florida MLS).
Plat 3 (lots 406 to 581): a median county-roll living area of 3,465 square feet and a median 2026 just value of $1,044,191 (Florida statewide parcel roll).
The plan names are not in the public county record; the county roll shows assessed living areas from about 2,031 to 5,712 square feet (same source).
NC Square, at Immokalee Road and Catawba Street, approved for 129 owner-occupied homes and 50,000 square feet of commercial uses, with a gated path offered into the commercial section (Naples Press).
Residents have raised it repeatedly: in the NC Square hearings and in opposition to a 205-unit apartment proposal in 2025, “primarily due to traffic concerns” (Naples Daily News, February 24, 2025).
Valencia Trails is a 55+ community with a clubhouse in the assessment and no initiation; TwinEagles is a private golf club community whose 717 homes carry a mandatory membership with initiation of $45,000 to $150,000 (The TwinEagles Club, membership).
Both are GL Homes 55+ communities in Naples. Valencia Trails is finished and sells as resales; Valencia Sky is GL’s current Naples 55+ community (GL Homes). Compare age covenant, fees and location home by home.
No. Valencia Golf and Country Club is a separate golf community in Naples with its own association. Valencia Trails has no golf.
The association’s governing documents are distributed through its management company’s site (recorded declaration). The manager handles estoppels, architectural applications and owner accounts.
The build-out budget includes a hurricane preparation line of $10,000 a year and lake, preserve and tree-trimming lines (recorded declaration). Ask for the current budget and reserve schedule.
Yes. The declaration requires compliance with the Valencia Trails Wildfire Mitigation and Prevention Plan because the community lies in the Rural Fringe Mixed Use District beside preserves (recorded declaration).
Yes. In 2022 GL opened “Stay and Play” homes at Valencia Trails, three days and two nights “for just $99” (GL Homes, Stay and Play).
Yes. A buyer’s agent reads the declaration, the age and leasing rules, the estoppel and the FEMA letters for the lot, and negotiates from the plat’s closed sales. Call Marc at (239) 287-5873 and see how we represent buyers in Naples.
The Valencia Trails documents below are the official records a buyer or seller should read, each from the authority that publishes it: the recorded declaration with its budgets and rules, FEMA’s map and fill letters, the county’s elevation certificates and the state statutes that govern a homeowners association sale.
