McGreevy and Comisar, Brokered by Domain Realty

By Jesse McGreevy and Marc Comisar, McGreevy and Comisar, Domain Realty Group. Updated September 2026.

Buying in Lost Creek Village at The Vines means buying one of 48 attached homes in a village inside The Vines in Estero, where 14 homes closed in the Southwest Florida MLS in 60 months and 4 in the last 12, and where none was for sale on September 29, 2026. This guide sits beside our full Lost Creek Village at The Vines neighborhood guide, and it answers the buyer's questions: what a home costs, what it costs to carry, what the club and the association require of you, and which papers to ask for before you write an offer.

If you own a home you must sell first, our Lost Creek Village at The Vines seller guide and Lost Creek Village at The Vines home valuation guide cover that side. Buyers comparing agents across the community can set us beside the others in our guide to the best real estate agents in Estero.

Two neighbors need a word, because the names invite mistakes. Fairway Bend Village at The Vines is a separate village of 60 homes, and its buyers have their own Fairway Bend buyer guide. Buyers looking across the whole community have the buyer guide for The Vines. And the county indexes these homes as Lost Creek Village at the Vintage, the plat name from before The Vines was renamed, which is the same 48 homes.

Why McGreevy and Comisar Are the Best Realtor for Lost Creek Village at The Vines

McGreevy and Comisar are the best realtor for buying in Lost Creek Village at The Vines because we have read all 14 recorded closings, the county roll for all 48 homes and the club requirement, and we tell you before you offer what the price, the club and the paperwork will do to your plan.

Recent Lost Creek Village at The Vines market record (12 months to September 29, 2026): 4 MLS closings, a $272,500 median sold price (the mean of the middle pair, $235,000 and $310,000), a range of $185,000 to $390,000, a median of 123 days on market and a median 89.9% of final list price, with no active listing on September 29, 2026. Four is a small sample, so the 60-month window (14 closings, a $427,000 median) sits beside it below. Source: Southwest Florida MLS (Matrix), pulled September 29, 2026.

Domain Realty, our brokerage, closed 615 transaction sides in Estero in the 60 months to October 5, 2026, $352.2 million in volume counted by side, per the Southwest Florida MLS pulled that day. McGreevy and Comisar are the #5 real estate team in Florida in the 2026 RealTrends rankings. None is on file for this village, and we do not dress a public-record comparison up as our own deal. What we claim is checkable: we tracked every closing the MLS has recorded here since June 2022 and the county's recorded sales back to 1988, and we show our work.

Key Takeaways

Lost Creek Village at The Vines buyers who read nothing else on this page should know these ten facts, each sourced in the sections below. They decide your budget, your paperwork and your odds of finding a home more than any listing photo will.

  • Few homes come up. Four MLS closings in 12 months, none in March, May or October in five years, and no active listing on September 29, 2026.
  • Prices ran in two speeds. Nine closings from June 2022 to September 2024 had a $470,000 median at 98.1% of list; five since July 2025 have a $310,000 median at 88.8% of list.
  • You may have room to negotiate. The recent record shows homes closing well below the final list price, and the 12-month median was 89.9% of list.
  • The club is part of the price. Estero Country Club membership is required under section 8.28 of the master declaration, at a joining cost of $15,000 on the cheapest published tier plus about $6,406 a year.
  • It is an HOA, not a condominium. Chapter 720 applies, so the Section 720.401 disclosure summary is yours before you sign and there is no condominium questionnaire or milestone inspection.
  • The village and master fees are not public. Only the estoppel states them, so ask for it before you commit to a number.
  • Two plans, two price ranges. Two-bedroom homes of 1,689 to 1,835 heated square feet and three-bedroom homes of 2,164 to 2,428 do not share comparables.
  • Condition decides the price. Two homes of about 2,168 square feet closed 28 days apart in 2026, $205,000 apart.
  • In Lee County the seller customarily pays the owner's title policy and the documentary stamps, and you pay the lender's policy and your mortgage taxes. The contract controls.
  • Flood zone and storm risk are separate questions. FEMA maps the tested buildings as Zone X, and the county places The Vines in evacuation Zone B.

What Does It Take to Buy a Home in Lost Creek Village at The Vines?

Buying a home in Lost Creek Village at The Vines takes a written buyer agreement, a budget that includes the club, a search that reaches the few homes that list, an offer that reflects the recent record, an estoppel and disclosure review, inspections and a closing with a title company. Each step below is specific to this village.

Step One: Sign a Written Buyer Agreement and Set a Budget

Florida buyers sign a written agreement before an agent tours a home with them, and we state our fee in it in a specific, conspicuous amount. Then we build a budget that counts the $15,000 club joining cost and about $6,406 a year on the cheapest published tier, which a mortgage pre-approval will not show you.

Step Two: Decide Which Plan You Want

The county roll splits the 48 homes into 24 two-bedroom homes of 1,689 to 1,835 heated square feet and 24 three-bedroom homes of 2,164 to 2,428. The two plans have had different price histories, which we show below, and the plan is the first filter on any search.

Step Three: Find the Few Homes That Come Up

With four closings in a year and no listing on September 29, 2026, we set alerts on the village and watch the neighboring villages for the same buyer. We tell you plainly when nothing fits.

Step Four: Offer From the Record

We write the offer from the closed sales for the plan, the list-to-sold ratio and the condition of the specific home, not from the list price alone. The record shows that the same asking price has produced a very different sale in 2023 and in 2026.

Step Five: Read the Documents and Inspect

The Section 720.401 disclosure summary comes before you sign, and the estoppel comes after contract. We read both, and we order a general inspection, a wind mitigation inspection and, for a home this age, a roof, air-conditioning and plumbing review.

Step Six: Close

The title company collects funds, records the deed and pays the parties. In Lee County the seller customarily pays the owner's title policy, and you pay the lender's policy and mortgage taxes if you finance. We walk you through the closing statement line by line.

What Is the Lost Creek Village at The Vines Market Like for Buyers Right Now?

The Lost Creek Village at The Vines market for buyers is thin and recently softer than it was: 4 closings in the last 12 months at a $272,500 median, 123 days on market and 89.9% of list, against 9 closings from June 2022 to September 2024 at $470,000 and 98.1%. Nothing was listed on September 29, 2026.

Medians use the mean of the middle pair when the count is even, and the 12-month and 24-month windows are small samples. The first window with ten or more closings is 60 months.

What the Two Speeds Mean for You

The nine closings from June 2022 to September 2024 had a $470,000 median, 19 days on market and 98.1% of list. The five since July 2025 have a $310,000 median, 165 days and 88.8% of list. A buyer who reads only the 60-month median will think the village costs $427,000, and a buyer who reads only the last year will think it costs $272,500. Neither is the whole picture.

What It Means for Leverage

Homes that have taken months to sell and closed at about 89 percent of list suggest that recent sellers have negotiated. That is a description of four and five sales, not a forecast, and a well-priced, well-kept home may still draw quick interest. We test each home against the closest sales before we advise an offer.

The County's Longer View

The county's qualified recorded sales, which run back to 1988, show a $236,000 median in 2020, $278,500 in 2021, $427,000 in 2022, $512,500 in 2023, $470,000 in 2024, $332,500 in 2025 and $310,000 in 2026 to July 29. The county file ends on July 29, 2026 and the MLS pull on September 29, so the two sets differ by design.

How the Village Sits Inside The Vines

Lost Creek is the oldest residential village inside the gates of The Vines, a community of five villages with one master association and one mandatory club. A buyer here reads the village's own record first and the community's second, because the master fees and the club apply to every village while the village association, the plan and the age apply only to Lost Creek. The community guide for The Vines holds the shared facts, such as the gate, the master rules and the evacuation zone, so this page stays on what is particular to the village. We read both when we advise an offer, and we tell you where the two records point in different directions.

What to Do With These Numbers

Use the medians to frame a budget and the individual closings to judge a home. A buyer with $300,000 to spend should expect to see three-bedroom homes that need work and, occasionally, a two-bedroom home in better order, and should ask for the estoppel and the club schedule before falling in love with either. A buyer with $450,000 or more is looking at the 2022 to 2024 prices, which the recent record has not matched, and should ask why a seller expects them. We answer both questions with the closed sales, never with an opinion alone.

What the List Shows a Buyer

Two homes of about 2,168 square feet closed 28 days apart in the summer of 2026 at $185,000 and $390,000. The table does not say why, and condition is the likely explanation, which is why we inspect before we offer. Four sales took more than 150 days. One closed above its list price, in June 2022, at $290,000 against $275,000.

The Year-by-Year Medians

The MLS medians by closing year are $427,000 in 2022 on 4 closings, $512,500 in 2023 on 2, $470,000 in 2024 on 3, $283,750 in 2025 on 2 and $310,000 in 2026 on 3 through September 29. Each year is a small sample, and we show the closings above so you can judge.

What Does a Lost Creek Village at The Vines Home Cost by Size and Bedrooms?

A Lost Creek Village at The Vines home costs about $462,000 at the 60-month median for the six two-bedroom sales and $361,250 for the eight three-bedroom sales, but the recent record reverses the order: the four three-bedroom sales since July 2025 had a $321,250 median and the single two-bedroom sale $235,000.

Price per Square Foot

The MLS median is $132.96 per square foot over 12 months and $207.88 over 60, and individual sales ran from $85 to $287. We calculate it from the MLS living area and never mix it with the county's heated area, which is lower for some homes. Treat it as a check on a price, not as a rule.

What to Budget by Plan

If you want the larger three-bedroom plan, the recent closings suggest a range of $185,000 to $390,000 depending on condition, and the 12-month median is a guide only. A smaller two-bedroom plan has one recent sale, so we pull the 2024 sales as a ceiling and the December 2025 sale as a floor and price the specific home.

What Is for Sale in Lost Creek Village at The Vines Today?

No Lost Creek Village at The Vines home was listed in the MLS on September 29, 2026, so a buyer who wants this village has to watch for one to come up. Fairway Bend Village at The Vines, the nearest alternative inside the gates, had five homes listed from $345,000 to $395,000.

Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 29, 2026)

How We Watch for a Lost Creek Listing

We set an alert on the village by plan and size so you hear about a listing the day it posts. Because a village of 48 homes may list only a few homes a year, we also tell you when a neighboring listing is a fair substitute and when it is not.

What Fairway Bend's Listings Show a Buyer

The five Fairway Bend homes have days on market from 11 to 421, and their median list price is $379,000. They are newer, built 1991 to 1996, and smaller at a 1,737 square foot roll median. They are a reference point and an alternative, and they are compared with Lost Creek in the decision table below.

When No Home Is Listed

A quiet day in the listings is not proof of high demand. With four closings in a year and a 123-day median on market, a home that does list may sit. We would rather show you the record and let you decide how much to wait.

How Do Lost Creek Village at The Vines Prices Compare With the Other Villages at The Vines?

Lost Creek Village at The Vines has the lowest 12-month median of the five villages at The Vines, $272,500 on 4 closings, and the third-lowest 60-month median, $427,000 on 14, while its roll median of 2,000 heated square feet is second only to Silver Oak's 2,113. The ladder tracks build year and finish more than size.

What the Ladder Means for a Buyer

A buyer pays the least at Grand Palm and Lost Creek, more at Southwind and Fairway Bend, and the most at Silver Oak. Silver Oak's homes are only slightly larger than Lost Creek's at the roll median yet sold for nearly twice the price at the 12-month median, which leaves age, condition and updates as the variables that matter. Lost Creek buys the most heated square feet per dollar, and the buyer pays for that in age.

Grand Palm and Southwind are condominiums under Chapter 718, so their buyers receive a condominium questionnaire, face milestone and reserve rules and own a share of a building. Lost Creek, Fairway Bend and Silver Oak are homeowners' associations under Chapter 720 and their homes sit on their own lots. A buyer comparing price alone across the two forms is comparing different things.

Lost Creek Village at The Vines vs Fairway Bend Village at The Vines: Which One Should You Buy In?

Lost Creek Village at The Vines fits a buyer who wants the lowest entry price, larger three-bedroom plans and a village pool and accepts a 1986 to 1989 build, while Fairway Bend Village at The Vines fits a buyer who wants a 1991 to 1996 home with a firmer price history and pays about $65,500 more at the 60-month median.

Who Should Choose Lost Creek

Choose Lost Creek Village at The Vines if the entry price matters most, if you want the larger three-bedroom plan of 2,164 to 2,428 heated square feet, if you like a smaller association of 48 homes with its own pool and spa and if you are prepared to check the roof, air-conditioning and interior of an older home. Recent closings show a wide spread, so the condition of the specific home decides the price.

Who Should Choose Fairway Bend

Choose Fairway Bend Village at The Vines if you prefer a newer build, faster sales and prices that held in a $455,000 to $515,000 band since 2024. Fairway Bend has 5 homes for sale against Lost Creek's none, which means more choice today, and its buyers have their own Fairway Bend buyer guide.

What Both Share

Both villages are Chapter 720 homeowners' associations of attached homes inside the same gates, with the same master association, the same mandatory Estero Country Club membership and the same evacuation Zone B. Neither is a condominium, so neither has a condominium milestone inspection.

How We Would Price the Choice

At the 60-month medians the two villages are $65,500 apart in price and $75.82 apart per square foot, and the sold-to-list gap of 3.3 points suggests Fairway Bend sellers concede less. For an undecided buyer we pull the exact closings at both villages and compare like for like, bedroom count against bedroom count. For the whole community, see our buyer guide for The Vines.

What Does Florida Law Give a Lost Creek Village at The Vines Buyer Before Contract?

Florida law gives a Lost Creek Village at The Vines buyer the Section 720.401 homeowners' association disclosure summary before contract, the Section 689.261 tax disclosure and the Section 689.302 flood disclosure, and it gives the association 10 business days to issue an estoppel certificate after request under Section 720.30851. A condominium questionnaire does not apply.

The Disclosure Summary and the Cancellation Right

Section 720.401 requires the seller to give the summary before you sign, and a buyer who did not get it first may cancel within 3 days after receiving it or before closing, whichever comes first. The right cannot be waived, and we check that the contract carries the summary.

The Estoppel Clock and Fee

Under Section 720.30851 the association issues the certificate within 10 business days of a request, and it is valid for 30 days if delivered electronically and 35 days otherwise. The statute text caps a current-account fee at $250, adjusted for inflation every five years, and our shared cost research shows $299 as the indexed figure. The contract says who pays.

The Tax and Flood Disclosures

Section 689.261 warns you that the seller's current tax bill is not a guide to yours, because a sale can reset the assessed value. Section 689.302 requires the seller to disclose flood history at or before contract. We ask for the seller's disclosure and compare it with the FEMA map.

Not a Condominium

Lost Creek's homes are fee-simple lots under a homeowners' association. Section 553.899 exempts four-family dwellings of three or fewer stories from the milestone inspection rules, and the reserve study rules sit in the condominium statute. Exempt does not mean funded, so you still read the budget, which Lost Creek does not publish.

How Do the Estoppel Certificate and Association Documents Work in Lost Creek Village at The Vines?

In Lost Creek Village at The Vines the estoppel certificate is the one document that states what you will owe, because neither the village nor the master association publishes its assessment. You request it after contract through the association's manager, it is issued within 10 business days, and it lists the assessment, amounts owed and any approval requirement.

What the Estoppel Should Tell You

Under Section 720.30851 it states the assessment and its due dates, any other amount owed, any capital contribution, resale or transfer fee, any open violation, any approval requirement or right of first refusal and any assessment scheduled to come due. We read it against the contract before the inspection period ends.

What Is Not Public

The village page publishes one document, the renters' rules. It does not post a declaration, bylaws, architectural standards, budget or minutes. The declaration and its amendments are recorded at the Lee County Clerk of Court, and the manager holds the current set. We ask for the set, the current budget and the last year of minutes as a matter of course.

Two Associations, Two Sets of Documents

You are a member of the village association and the master Vines Community Association. Ask for both estoppels and both sets of governing documents, and confirm whether the village requires board approval of a buyer, because the public record does not say. The master's architectural form and approval rules are written for Vintage Trace Circle homes, so ask how the village applies them.

Questions We Put in Writing

We ask in writing, not by phone, for the current assessment for each association, any special assessment approved or planned, the roof and exterior responsibility, the insurance the village carries, the lease and pet rules and whether the gate barcode transfers. Written answers go into the file you can rely on.

What Does the Mandatory Estero Country Club Membership Mean for a Lost Creek Village at The Vines Buyer?

Every buyer of a Lost Creek Village at The Vines home must join Estero Country Club, because section 8.28 of the master declaration makes membership a use restriction incident to ownership, and you choose the tier. On the cheapest published tier the joining cost is $15,000 and the annual cost is about $6,406. Golf is not required.

Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 29, 2026)

What Section 8.28 Says

A certificate of amendment adopted at a members' meeting on February 28, 2011 added section 8.28, which says a person or entity obtaining title to a lot must become a club member as a use restriction incident to ownership. It names corporations, partnerships and trusts, so buying through an entity does not avoid it. Owners who held title before 2011 are grandfathered.

The club's schedule file returned a not-found error when we tried it on September 30, 2026, so the figures are as read for our hub research. Confirm the current schedule in writing with the club before you rely on them.

How the Club Changes Your Price Math

At a $272,500 price the joining cost is 5.5 percent of the price and the annual cost 2.4 percent. At $185,000 they are 8.1 and 3.5 percent, and at $390,000 they are 3.8 and 1.6 percent. The cost bites hardest at the bottom of the range, so a buyer should count it as part of the price.

What the Club Is Not

Club dues are not an association assessment under the master declaration, so they never appear on an estoppel. The club is a separate corporation, and the village has no clubhouse, tennis court or fitness room of its own. Your village amenity is the pool and spa, and the club is the rest.

What Should You Inspect Before Buying in Lost Creek Village at The Vines?

Before buying in Lost Creek Village at The Vines you should inspect the roof, air-conditioning, plumbing, electrical, windows and wind-mitigation features, because the homes were built from 1986 to 1989 and two similar homes closed $205,000 apart in 2026. Ask which systems are original and which were permitted replacements.

The Roof

The roof's age and type decide insurance credits and your insurance quote, so ask for the permit and the date. Who maintains and replaces roofs is set by the village declaration and budget, which the association does not publish, so we ask in writing before you offer.

Air-Conditioning, Plumbing and Electrical

A system from the 1980s or early 1990s is either replaced under a permit or a question on the inspection. The Village of Estero's permit records show what was done, and we pull them. We ask for the age and brand of the air handler, the water heater and the panel.

Windows and Doors

Impact windows and doors, when present, help an insurance quote, and original windows may not. Ask for the permit and the product approval, and ask your insurer what it credits.

Pool, Spa and Common Areas

The village pool and spa are common areas, so you do not inspect them, but you should read the budget line that maintains them and ask about any planned repair. The estoppel states any assessment scheduled to come due.

The Wind Mitigation and the Four-Point Inspection

A wind mitigation inspection documents the roof shape, covering, deck attachment, opening protection and other features that insurers credit. A four-point inspection covers the roof, electrical, plumbing and air-conditioning and is often requested for an older home. Both are paid for by the buyer or as the contract says.

How Do You Insure a Lost Creek Village at The Vines Home?

You insure a Lost Creek Village at The Vines home with a homeowners policy for the interior and the structure parts the village does not insure, plus wind, and flood only if you choose or your lender requires it. FEMA maps the tested buildings as Zone X, which does not require flood insurance on the map alone.

What the Map Says

FEMA's flood map shows Zone X at the mapped Lost Creek buildings, 33 of 49 building footprints in the 0.2 percent annual chance area and 16 in the minimal hazard area, on panel 12071C0579G effective November 17, 2022. Ground elevations run from 14.3 to 15.9 feet, and there is no Special Flood Hazard Area or base flood elevation at Lost Creek.

Zone X Is Not Zone B

The county maps all 320 buildings at The Vines in evacuation Zone B, a designation for emergency management that is separate from the flood map. Expect to be told to leave in a moderately strong storm even though the flood map shows Zone X. Look up the exact address on the state's Know Your Zone tool.

What Insurance Costs

Citizens Property Insurance's 2026 approved Lee County average for a standard homeowner policy is $3,039, down 8.5 percent, a county-wide average across all homes that does not price a 1986 to 1989 attached home. Your quote depends on roof age, wind features and what the village insures, so get quotes before your inspection period ends.

Flood Insurance Anyway

Anyone can buy flood insurance, and a lender may require it. The Village of Estero holds Community Rating System class 6, a 20 percent discount on National Flood Insurance Program premiums. We suggest a quote for any buyer who wants the protection, whatever the map says.

What Hurricane Ian Shows

The nearest U.S. Geological Survey high-water mark from Hurricane Ian, 1.19 miles from The Vines, crested at 11.1 feet, about three feet below the lowest Lost Creek ground elevation. That is a data point and not a promise, and storms differ.

What Will You Pay Each Month to Own a Lost Creek Village at The Vines Home?

Owning a Lost Creek Village at The Vines home costs about $1,989 a month in mortgage principal and interest plus club cost on a $272,500 purchase with 20 percent down at 7.03 percent, before property tax, insurance and the village and master assessments. Those three items are real costs that we state from the estoppel, not from guesses.

The 7.03 percent rate is Freddie Mac's Primary Mortgage Market Survey average for a 30-year fixed loan in the week of September 24, 2026, and the payments are our arithmetic. Your rate depends on your lender, your credit and your loan. The club line is $6,406 a year divided by 12.

What Is Not in the Table

Property tax, homeowner's insurance, the village assessment and the master assessment are not in the table. The village and master fees are not published, and we will not quote a number we cannot source. The county's median 2026 assessed value for the village is $230,330, but the tax bill on a sale can differ because Section 689.261 reminds buyers that a sale can reset the assessed value.

What 10 Percent Down Does

On a $272,500 purchase with 10 percent down, the loan is $245,250 and principal and interest at 7.03 percent is $1,636.60 a month, before any mortgage insurance that your lender may require. The down payment falls by $27,250 and the payment rises by $181.85 a month.

Fifteen-Year Comparison

Freddie Mac's 15-year average was 6.42 percent in the same week. On the $218,000 loan that is $1,889.44 a month, against $1,454.75 on the 30-year, which is a higher payment for less interest over time. We run both with you.

What Are Buyer Closing Costs in Lost Creek Village at The Vines?

Buyer closing costs in Lost Creek Village at The Vines are the lender's costs, the lender's title policy, recording fees and, on a financed purchase, stamp tax of 35 cents per $100 on the note and intangible tax of 2 mills, plus the $15,000 club joining cost. In Lee County the seller customarily pays the owner's policy and deed stamps.

The sum excludes the lender's fees, the lender's title policy, recording fees, the inspection, prepaid insurance and taxes, any association capital contribution and any estoppel fee, which vary with the loan and the contract. The recording fee under Section 28.24 for a two-to-four-page deed is roughly $18.50 to $35.50.

Who Pays What in Lee County

In Lee County the seller customarily pays the owner's title policy and the documentary stamps on the deed, at $0.70 per $100, and the buyer pays the lender's policy, the recording of the deed and the mortgage taxes. The contract controls, and in Collier County the custom differs, so we read your contract.

Ask for Seller Concessions

A seller may contribute toward your closing costs, and in the MLS a concession remains allowed. With homes that have sold at about 89 percent of list, a concession request is a reasonable part of an offer, and we price it against the closings.

How Does Buyer Representation Work After the NAR Settlement in Lost Creek Village at The Vines?

Since the NAR settlement, a Lost Creek Village at The Vines buyer signs a written buyer agreement before touring with an agent, and it states the agent's compensation as a specific amount or rate. Compensation is negotiable, offers of buyer-agent compensation can no longer be advertised on the MLS, and a seller may still choose to pay it.

What the Written Agreement Covers

It states the term, what we do, and our fee as a specific, conspicuous amount that cannot be open-ended. It cannot require you to pay more than the agreement states. We explain it in plain language before you sign, and you may ask us to adjust it.

Who Pays the Fee

A seller may offer to pay or contribute toward the buyer's agent, off the MLS, and a buyer may ask for it in an offer. The agreement says who covers any difference, and we explain that before you tour.

What We Do for the Fee

We search, tour, research the record, write the offer, negotiate, run the inspection and estoppel review and coordinate with the lender and title company through closing. Our approach to buyers is described on our buying page.

Why This Matters in a Small Village

In a village where a home may list a few times a year, the question who pays the buyer's agent can decide a close negotiation. We tell you early, in writing, and we factor it into the offer.

Can You Finance a Lost Creek Village at The Vines Home?

You can finance a Lost Creek Village at The Vines home with a conventional loan, and a cash purchase is also common for homes at this price. Freddie Mac's average 30-year fixed rate was 7.03 percent in the week of September 24, 2026. A lender will count the club dues and the association assessments in your debt ratios.

What a Lender Will Ask

A lender asks for the estoppel, the budget and proof of the association's insurance, and for a home in an HOA of attached homes it may apply project review depending on the loan program. We get the documents requested early so they do not delay your closing.

Flood and Insurance Requirements

Zone X does not require flood insurance on the map alone, but a lender may still ask for it, and it will require homeowner's insurance in force at closing. We get the quote before your inspection period ends.

Cash Buyers

A cash buyer still owes the club joining cost and the closing costs, but owes no note stamps or intangible tax. Cash can be a stronger offer in a village with few homes, and we say when a financed offer is competitive.

Choosing a Lender

We suggest you ask two or three lenders for a written estimate on the same day, and compare the rate, the points and the fees, not only the rate. We do not require you to use any lender, and you choose your lender and your title company.

How Do We Find You the Right Home in Lost Creek Village at The Vines?

We find you the right home in Lost Creek Village at The Vines by setting your plan, size, budget and timeline, watching the MLS for this village and its neighbors, touring the homes that fit, and reading the record and documents before you offer. We tell you when no home fits.

We start with whether you need two bedrooms or three and a den, the heated area you want, the budget after the club, and whether you want a home you can move into or one to update.

Watch the Whole Community

We track the five villages at The Vines and the nearby communities, so you see an alternative when the village you prefer has no home. A home in another village may fit your budget better, and we show the comparison.

Tour With the Right Questions

On a tour we look at the roof line and any patching, the age of the air-conditioning, windows, water stains, the floor plan, the golf or village setting and the parking. We photograph what we ask the inspector to check.

Keep You Out of a Bad Offer

If a home lists well above the recent record, we tell you and offer what the record supports. If the home is fairly priced, we move quickly.

How Do We Negotiate for You in Lost Creek Village at The Vines?

We negotiate for you in Lost Creek Village at The Vines from the closed sales, the recent list-to-sold gap and the condition of the specific home, and we push on price, closing costs, repairs and dates. With homes closing at about 89 percent of list recently, there may be room, but a fair price can still need a fast offer.

Price From the Record

We compare the asking price with the closest closings by plan, size and date, and we show you the list-to-sold ratio. Nine 2022 to 2024 sales closed at about 98 percent of list, and five since July 2025 at about 89 percent, so the right ratio depends on the home.

Terms That Matter

Beyond price, we negotiate the inspection period, repairs or credits, the estoppel timing, who pays the estoppel fee, who pays the buyer's agent, and the closing date. Because the estoppel is requested through the owner, the dates matter.

When the Inspection Finds Something

We ask for repairs, a credit or a price change, and we use written quotes. We tell you which issues are insurance problems and which are cosmetic, and we help you decide whether to cancel within your inspection period.

When Not to Negotiate

If a home is priced at the low end of the recent record and is in good condition, the best move may be a clean offer. We tell you what we would do and why.

Which Lost Creek Village at The Vines Rules Decide Whether a Home Works for You?

The Lost Creek Village at The Vines rules that decide whether a home works for you are the club requirement, the lease limits, the pet rules, the gate and parking rules and the exterior approval process. Some are published and some are not, so we ask in writing before you offer.

Leasing

The village's renters' rules set no minimum stay and no cap on the number of leases. The master's rule of two leases in 12 months with board approval at least 30 days before occupancy is headed as applying to single-family homes on Vintage Trace Circle only. A lessee gets a gate barcode only with a lease longer than 45 days, and the master bans transient use. Short-term rental is not a path here.

Pets

The master allows dogs, cats and birds, requires a leash or carrying outside the home and bans dog runs. The renters' rules add that dogs stay on a leash outside the home and never go on the golf course. The village does not publish a count, weight or breed limit, so ask. Assistance animals for a person with a disability are handled under federal and Florida fair housing law, not the pet policy.

Gate, Parking and Carts

The main gate is staffed 24 hours a day. Residents use a windshield barcode with no fee, renewed every 24 months. The speed limit is 23 miles per hour, no vehicle may be parked on the street overnight, and golf carts are street legal inside the gates with liability insurance and lights after dusk and must stay in the community.

Exterior Changes and Fines

Ask which approvals the village requires for exterior changes, and confirm the process in writing. Section 720.305 lets an association fine up to $100 per violation, daily for a continuing one, up to $1,000 in the aggregate unless the documents say otherwise, after 14 days' written notice and a hearing before a committee.

No Age Restriction

We found no age restriction. The master rules regulate children's pool supervision and golf cart driving age, which fits an all-ages community. We describe the homes and the rules, never who should live in them, and we serve every buyer under federal and Florida fair housing law.

Is Lost Creek Village at The Vines the Right Place for You to Buy?

Lost Creek Village at The Vines is right for a buyer who wants the lowest entry price at The Vines, a larger plan, a small association with a pool and spa and a golf-course setting, and who accepts a 1986 to 1989 build, a mandatory club and a thin record. It is a poor fit for a new home.

The Case For

  • Entry price. The lowest 12-month median of the five villages at The Vines, $272,500 on 4 closings.
  • Plan size. Three-bedroom plans of 2,164 to 2,428 heated square feet on the roll.
  • A small association. 48 homes with their own pool and spa.
  • Golf-course setting. The county codes 44 of 49 parcels as golf-course frontage.
  • Location. Just off US 41 with a staffed gate.

The Case Against

  • A mandatory club. $15,000 to join and about $6,406 a year on the cheapest published tier.
  • Age. Built 1986 to 1989, so roof, air-conditioning and plumbing need scrutiny.
  • A thin record. Four closings in a year and a wide price spread.
  • Unpublished fees. The village and master assessments appear only on the estoppel.
  • Evacuation Zone B. The whole community is in it.

Frequently Asked Questions, Buyer Edition

These are the questions buyers ask most about buying a home in Lost Creek Village at The Vines in Estero, answered from the records cited below. Each answer names the village and points to the section with the detail, and where a record is not public, the answer says so.

How much does a home in Lost Creek Village at The Vines cost?

The 12-month median is $272,500 on 4 closings, from $185,000 to $390,000, and the 60-month median is $427,000 on 14. Two speeds sit inside those numbers, and the plan and condition set the price of a particular home.

Is Lost Creek Village at The Vines a condominium?

No. It is a Chapter 720 homeowners' association of 48 fee-simple attached homes, so you receive the Section 720.401 disclosure summary and there is no condominium questionnaire. Grand Palm and Southwind at The Vines are condominiums.

Is Lost Creek Village at The Vines a 55+ community?

No. We found no age restriction in the master documents or the village's published rules. We describe the homes and the rules and never who should live in them.

Do I have to join Estero Country Club?

Yes. Section 8.28 of the master declaration requires every buyer of a lot in The Vines to become a club member, and you choose the tier. Golf is not required. The cheapest published tier costs $15,000 to join and about $6,406 a year.

What are the HOA fees in Lost Creek Village at The Vines?

Neither the village nor the master association publishes its assessment, so we do not quote one. The estoppel certificate states both, and we request it after contract and read it before your inspection period ends.

How many homes are in Lost Creek Village at The Vines?

The county roll shows 48 homes, 24 with two bedrooms and 24 with three, built from 1986 to 1989, with a median of 2,000 heated square feet. The county maps 49 parcels including the common element.

Are there homes for sale in Lost Creek Village at The Vines right now?

None was listed on September 29, 2026. We set an alert so you see one the day it posts, and we show you the nearby alternatives, including Fairway Bend's five listings.

How fast do Lost Creek Village at The Vines homes sell?

The 60-month median is 37.5 days, but the five closings since July 2025 have a 165-day median, and four of the 14 took more than 150 days. The early record was fast and the recent one slow.

Can I negotiate the price of a Lost Creek Village at The Vines home?

Often, in our reading. Recent closings were at about 89 percent of the final list price, but the 2022 to 2024 closings were at about 98 percent, so we judge each home against the closest sales.

What is the difference between Lost Creek and Fairway Bend at The Vines?

Lost Creek has 48 homes built 1986 to 1989 at a $427,000 60-month median, and Fairway Bend has 60 built 1991 to 1996 at $492,500. Both are Chapter 720 associations under the same master and club. The decision table above compares them.

Is Lost Creek Village at The Vines in a flood zone?

FEMA maps the tested buildings as Zone X on panel 12071C0579G, effective November 17, 2022, and a lender does not require flood insurance on the map alone. The whole community is in evacuation Zone B, which is a separate designation.

How much is homeowner's insurance in Lost Creek Village at The Vines?

We do not have a quote for the village. Citizens' 2026 approved Lee County average for a standard homeowner policy is $3,039, a county-wide average, and your quote depends on roof age, wind features and what the village insures.

Who maintains the roofs in Lost Creek Village at The Vines?

The village declaration and budget set that, and the association does not publish either. We ask the manager in writing before you offer, and the answer changes both your insurance and your reserves.

Can I rent out a Lost Creek Village at The Vines home?

The village's renters' rules set no minimum stay and no cap on leases, and the master bans transient use, so short-term rental is not a path. A gate barcode needs a lease longer than 45 days. Ask the manager about tenant approval.

Are pets allowed in Lost Creek Village at The Vines?

The master allows dogs, cats and birds, with leashes outside the home, and bans dog runs. The village does not publish a count, weight or breed limit, so ask. Assistance animals follow fair housing law.

What is the cost of the estoppel certificate?

The statute text caps a current-account fee at $250, adjusted for inflation every five years, and our shared research shows $299 as the indexed figure. The contract says who pays, and the certificate is issued within 10 business days.

Can I cancel after I sign the contract?

A buyer who did not receive the Section 720.401 disclosure summary before signing may cancel within 3 days after receiving it or before closing, whichever comes first, and the right cannot be waived. The inspection period in your contract is a separate right.

What closing costs will I pay in Lost Creek Village at The Vines?

On a financed purchase you pay the lender's costs, the lender's title policy, recording fees, note stamps of 35 cents per $100 and intangible tax of 2 mills, plus the $15,000 club joining cost. The seller customarily pays the owner's policy in Lee County.

What will my monthly payment be for a Lost Creek Village at The Vines home?

On a $272,500 purchase with 20 percent down at 7.03 percent, principal and interest is $1,454.75, and the club adds about $534 a month, before tax, insurance and assessments. Your rate and loan will differ.

Should I pay cash for a Lost Creek Village at The Vines home?

A cash buyer owes no note stamps or intangible tax and may make a stronger offer. Whether it is right depends on your finances, and we suggest you talk to your financial adviser as well as a lender.

What should I inspect in a Lost Creek Village at The Vines home?

The roof, air-conditioning, plumbing, electrical, windows and wind-mitigation features, because the homes date from 1986 to 1989. A four-point and a wind mitigation inspection are often requested by insurers.

Does Lost Creek Village at The Vines have a pool?

Yes. The village has its own community pool and spa, open dawn to dusk with no lifeguard, and it is the only village at The Vines with a spa. Other amenities belong to the club.

Is Lost Creek Village at The Vines gated?

The Vines has a staffed gate on US 41 open 24 hours, and no separate village gate is documented. Residents use a windshield barcode with no fee, renewed every 24 months.

What schools serve Lost Creek Village at The Vines?

Lost Creek Village at The Vines is in elementary Zone Q, middle Zone GG and high school South 2 on the district's 2026 to 2027 map, so Pinewoods Elementary, Three Oaks Middle and Estero High are among a family's ranked choices rather than assigned schools; confirm your address with the district's school locator. Confirm assignment for an address with the school district before you offer.

How far is Lost Creek Village at The Vines from the beach and the airport?

About 22 minutes to Bonita Beach Park and about 25 minutes to Southwest Florida International Airport, as free-flow drive times that do not include the gate.

How much do buyers pay their agent now?

It is negotiable and stated in a written agreement before we tour, as a specific amount or rate. A seller may offer to pay it off the MLS, and we explain how that affects your offer.

Does a buyer need a written agreement to tour Lost Creek Village at The Vines homes?

Yes. Since the NAR settlement a written buyer agreement is required before touring with an agent, and it must state the compensation. We explain it before you sign.

Is Lost Creek Village at The Vines a good investment?

We do not give investment advice or forecast prices. The record shows a fall from a $470,000 median in 2022 to 2024 to $310,000 since July 2025, and we show you every closing so you can judge.

Does Lost Creek Village at The Vines have a special assessment?

We found no public record of one, and the minutes are behind the owner portal. The estoppel must list any assessment scheduled to come due, so it is the document that answers the question.

What is the difference between Lost Creek Village at The Vines and Vintage?

The county indexes the homes as Lost Creek Village at the Vintage, the plat name from before The Vines was renamed. It is the same 48 homes, not a second development.

Frequently Asked Questions, Selling One Home to Buy in Lost Creek Village at The Vines

Buyers who own a home to sell before buying in Lost Creek Village at The Vines ask how to line up the two closings, what the sale will net and how to avoid owning two homes. The answers below cover the usual paths and point to the seller guide for the detail.

Should I sell first or buy first?

It depends on your finances and the pace of the market. With few Lost Creek homes listed, some buyers sell first and rent briefly, and others use a contingency. We map both for your price range.

Can I make an offer contingent on selling my home?

You can ask, and a seller in a village with few listings may prefer a clean offer. We tell you how a contingent offer is likely to be received against the recent record.

How do I know what my current home will net?

We prepare a net sheet with the commission, title, stamps and estoppel for your home. For a Lee County home the seller customarily pays the owner's title policy and $0.70 per $100 in documentary stamps, and the contract controls.

Can you sell my home and find my next one?

Yes. Jesse handles the listing and Marc the purchase, and we time the two closings. Start with a free home valuation and read our Lost Creek Village at The Vines seller guide if you own here.

What if my sale closes before I find a home?

We discuss a rent-back, a short-term lease or a longer closing with your buyer. Each has a cost, and we cost it for you.

Does selling before buying change my financing?

It can. A lender counts your current mortgage until the sale closes, so we talk to your lender early about the order of events.
