Kinsale Golf Club Naples Is a Soave Development: What It Means for Nearby Homes

Kinsale Golf Club is a Soave Enterprises development. The club at the corner of Vanderbilt Drive and Wiggins Pass Road in North Naples was founded by Anthony Soave, the Detroit native behind Soave Enterprises, and its facilities are owned and operated by Kinsale Golf Club L.L.C., a Michigan limited liability company that is an affiliate of Soave. That is the same development group that built Kalea Bay, Moraya Bay, The Dunes, Regatta and The Vanderbilt. Kinsale sits directly east of Kalea Bay, and almost nobody has connected the two out loud.

I have sold real estate in this market since 2004 and I live in Estero. When a private club opens on 174 acres of previously undeveloped ground inside one of the tightest coastal corridors in Collier County, the question people actually ask me is not about the golf. It is: can I buy a house there, and what does this do to my property.

Here are both answers, sourced, plus the one thing several aggregator sites currently have flat wrong about this club.

Who Soave Enterprises is

Soave Enterprises was founded in 1961 by Anthony Soave in Detroit and grew into one of the largest multi state waste management and environmental services groups in the country. Today it holds a diversified portfolio the company reports at more than $1.8 billion in annual sales, spanning real estate, industrial services, facility management and hydroponic greenhouse operations. Along the way it has owned Chicago area Budweiser distributorships, Midwestern metals recycling, Kansas City Mercedes-Benz retailers, and Brambleton, a master planned community near Washington, D.C. that has ranked among the top planned developments in the country.

The Naples piece is not a side project. Soave Real Estate has been building here for more than 25 years, led by Anthony Soave with Richard Corace as President and COO. Corace was a founding partner in Signature Communities and has more than 25 years in the industry with over 5,000 homes and condominiums in Naples alone.

What Soave has already built in Naples

Kinsale's own site lists the group's previous developments. Verbatim, they are:

  • Kalea Bay
  • The Club at Kalea Bay
  • Moraya Bay
  • The Dunes
  • Regatta
  • The Vanderbilt
  • Multiple home sites in Pelican Bay

Look at that list on a map and the pattern is obvious. Every one of them sits in the North Naples coastal band between Vanderbilt Beach Road and Wiggins Pass, and most of them are within a few minutes of each other. Kinsale is not a departure. It is the same developer adding the one amenity that band did not have.

There is also a structural fingerprint worth knowing if you are buying into any of it. The Club at Kalea Bay is a Michigan for profit LLC owned by a developer affiliate, which owns the amenity facilities rather than the residents owning them. Kinsale is structured the same way and says so publicly on its own site. That is this developer's standard amenity ownership pattern, not a one off. Ask your agent to explain what it means for dues, control and future assessments before you sign anything, at either property.

What Gil Hanse and Jim Wagner built there

Soave hired Hanse Golf Course Design, the firm behind the restorations at Winged Foot, Merion, Oakland Hills and Los Angeles Country Club, and original designs including Castle Stuart, Streamsong Black and the Olympic course in Rio. Jim Wagner sat first chair on Kinsale.

The design brief was unusual. They were handed 174 flat acres with hard boundary edges, a preserved wetland through the middle, no natural landforms, and they had to fit parking and every amenity inside the same footprint. Their answer was to build strategy instead of terrain, leaning on the template holes C.B. Macdonald and Seth Raynor brought back from Scotland in the late 1800s. The scorecard names them outright: Redan at the 4th, Eden at the 6th, Biarritz at the 8th, Double Plateau at the 5th, Leven at the 7th, Postage Stamp at the 13th, Punchbowl at the 16th, Road at the 2nd, Maiden at the 17th.

It worked. Golfweek, Golf Digest, Links, Bloomberg and GolfPass all covered the debut, and GolfPass described standing on the property and seeing golf holes that would have looked at home next to Maidstone, Shinnecock Hills and the National Golf Links of America, with luxury condominium towers above the tree line. Those towers are Kalea Bay.

The part several websites have wrong: there is no real estate at Kinsale

At least one aggregator currently presents Kinsale as a bundled golf community with homes from roughly $350,000 to $1.4 million. That is wrong, and it is not a small error. Kinsale is a stand alone golf club with no residential component at all. Its own membership FAQ describes it as a true golf club whose amenities are strictly geared to the game: 18 holes, driving range, teaching area, short game area, putting green, and a deliberately minimalist clubhouse serving breakfast, lunch and beverages, with no dinner service anticipated.

A few more things the club publishes about itself that matter if you are evaluating it:

  • 250 members, hard cap. No more than 250 active dues paying members at any one time.
  • Application and approval. Membership is not automatic and is not tied to living anywhere in particular.
  • Refundable deposit. The first 250 members are entitled to a refund of the membership deposit actually paid, without interest, 30 years after joining.
  • Seasonal. Play from roughly early October to early June. The facilities close in summer for annual maintenance.
  • No published price. The club has never published an initiation figure. Anyone quoting you one online is guessing.

And a note on searching, because this one trips people constantly. There is a completely different Kinsale Golf Club in Powell, Ohio. Fee figures, reviews and membership PDFs that surface for a bare Kinsale search often belong to that club, not this one. If the result does not say Naples or Collier County, it is probably the wrong Kinsale.

So where do you buy if you want to be near Kinsale

Since you cannot buy inside the club, proximity is bought in the surrounding North Naples communities. Working outward from the corner of Vanderbilt Drive and Wiggins Pass Road, the relevant inventory sits in the Wiggins Pass and Vanderbilt Drive corridor, the Old 41 and Tamiami Trail edge just east, and the established golf and country club communities a few minutes inland.

The closest high profile address is Kalea Bay, immediately west, which is the same developer. Over the trailing twelve months through August 24, 2026, 22 Kalea Bay residences closed at a median of $3,877,500, ranging from $2,700,000 to $6,900,000, at a median 94.80 percent of list and a median 64 days on market. Worth saying plainly, because it is the single most common assumption we hear: owning at Kalea Bay does not get you into Kinsale. Nothing in Kinsale's published materials mentions Kalea Bay residency, and membership runs through its own application and approval process. Same developer, two separate entities, two separate decisions.

Further inland and south, buyers looking at this corridor usually also look at Audubon Country Club, Naples Park for the walk to Vanderbilt Beach, and Pelican Bay a little south. Our Naples market guide covers the whole city, and the Collier County hub has the wider picture.

What this actually does to North Naples values

Here is the honest read, labeled by how confident I am in it.

  1. Scarcity effect, high confidence. A Gil Hanse course in Collier County is a genuinely scarce asset, and 250 members is a small number against the population that would want in. That raises the ceiling on how the whole Wiggins Pass and Vanderbilt Drive band is perceived by buyers who are not from here.
  2. Perception effect, medium confidence. National golf press covering this corner of North Naples in 2024 and 2025 does more for out of state awareness than any listing photo will. That shows up in inquiry volume before it ever shows up in a comp.
  3. Membership adjacency, low confidence and genuinely unknown. Some of those 250 members will want to live near the club they just joined. Whether that becomes measurable demand in the neighboring communities is not something anyone can honestly claim to know yet.

What argues the other way. A golf only club with no homes inside produces no new comparable sales to lift price per square foot directly. Two hundred fifty seasonal members generate almost no local commercial spillover, so this is not a retail catalyst. And a club that closes for the summer is a six to eight month amenity, not a year round one. The value effect here is about scarcity and perception, not transactions.

What we still do not know

  • Membership cost. Never published. The FAQ on the club's site is dated June 27, 2022 and deliberately gives no figure.
  • Current availability. Whether the 250 spots are full, and whether there is a waitlist, is not public.
  • Any Kalea Bay preference. Nothing published mentions one. That is evidence of absence, not proof of it, and it is worth asking the club directly.
  • Whether the clubhouse expands. The published plan is deliberately minimal. Plans change.
