By Jesse McGreevy and Marc Comisar, McGreevy and Comisar, Domain Realty Group. Updated September 2026.

Indigo Shores at West Bay Club is a 92-residence carriage-home condominium village inside the gates of West Bay Club in Estero, and 8 of its homes closed on the Southwest Florida MLS in the 12 months to September 29, 2026. This seller guide sits beside our full Indigo Shores at West Bay Club neighborhood guide, which covers the buildings, the fee structure, the flood map and every record we read, and beside our West Bay Club community guide. Everything on this page answers one owner's question: how to sell an Indigo Shores carriage home for the most money, with the fewest surprises, on a timeline you control.

If you want a number before you read further, start with our Indigo Shores home valuation guide and request a free home valuation. If you are also buying your next home, our Indigo Shores buyer guide covers the purchase side. Selling elsewhere inside the gates or across town? Where the public record stops, this page says so and names the document that would answer the question.

Why McGreevy and Comisar Are the Best Realtor for Indigo Shores

McGreevy and Comisar are the best realtor for an Indigo Shores seller because the case sits on the record: the #1 team in Southwest Florida since 2012, Top 1% nationally since 2008, over $900 million in personal sales, and a pricing file built from every Indigo Shores MLS closing, the county roll and the state's condominium register.

If you're searching for the best realtor for Indigo Shores in West Bay Club, Estero, McGreevy and Comisar is the team that delivers when you are ready to sell your Indigo Shores home. We lead Domain Realty Group, the #1 real estate team in Southwest Florida since 2012, with over $2.5 billion sold as a team and $900 million in personal sales between Jesse and Marc. Owners comparing the best real estate agents in Estero should ask each agent to price a specific Indigo Shores carriage home from its own recent closings, and we do that below in the open.

Recent Indigo Shores track record (last 12 months): In the 12 months to September 29, 2026, Indigo Shores recorded 8 resales in the Southwest Florida MLS (Matrix, pulled September 29, 2026), at a median of $649,500 (n = 8, the mean of the middle pair $649,000 and $650,000), a range of $599,000 to $885,000, $5,528,000 in total volume, a median of 59 days on market and a median sold-to-list ratio of 94.7%. Domain Realty, our brokerage, closed 615 transaction sides in Estero in the 60 months to October 5, 2026, $352.2 million in volume counted by side, per the Southwest Florida MLS pulled that day. McGreevy and Comisar are the #5 real estate team in Florida in the 2026 RealTrends rankings.

In the last 12 months we tracked every one of the 8 Indigo Shores closings in the Southwest Florida MLS, and we tracked all 29 closings the MLS has recorded here since October 2021. Each one is listed below by month, price, bedrooms and area only.

Honors and recognition:

  • Top 1% Real Estate Agents Nationally Since 2008
  • 5 Star Award for Customer Satisfaction for 21 Straight Years. Only 5 out of 21k+ Licensees (Gulfshore Life Magazine)
  • #1 Team in Southwest Florida since 2012
  • McGreevy and Comisar and their Domain Realty Group team have sold over $2.5 Billion in Real Estate
  • McGreevy and Comisar alone have over $900 million in Sales
  • Nationally Recognized Top Producing Realtors
  • Platinum Sales Production Award Winners

Those are career honors across Lee and Collier counties. What we claim about Indigo Shores is narrower and checkable: we read the state's corporate and condominium registers, the county's 2026 roll and recorded sales, the Village of Estero's permit report, the club's published membership terms and every MLS closing, and we bring that file to your kitchen table.

How We Work a Listing, and Who Actually Does It

You get Jesse and Marc, not an assistant with a template. Marc Comisar runs the field side: showings through the gate, buyer agent conversations, contractor coordination and the walk-throughs that let a seasonal owner sell without flying down. Jesse McGreevy runs pricing, data, marketing and the association and closing paperwork. Reach Jesse direct at (239) 898-6072 or Marc at (239) 287-5873.

Key Takeaways

Indigo Shores sellers who read nothing else on this page should know these ten facts, each sourced in the sections below. They decide your price, your paperwork and your timeline more than any listing photo will, and each is specific to this 92-home carriage-home village inside West Bay Club.

  • A village of 92 homes. The county's 2026 roll counts 92 residential parcels in 23 four-unit buildings built 1999 to 2004, and the state's condominium register also lists 92 units.
  • The record is deep for its size. 29 MLS closings since October 2021, 13 in the 24 months to September 29, 2026 at a $650,000 median (the first window with 10 or more closings), and 8 in the last 12 months at $649,500.
  • Two sizes, two price rungs. Over 24 months the seven smaller-group homes (2,293 MLS square feet or less) had a $640,000 median and the six larger-group homes (2,399 or more) an $805,000 median, so the first step is knowing which group your home is in.
  • List price is rarely sale price. 11 of the 13 closings in 24 months sold below final list, at a median of 95.1% of list.
  • Supply is thin. One Indigo Shores home was active on September 29, 2026, asking $779,900 after 228 days, about 1.5 months of supply at the 12-month pace.
  • One condominium association, plus a master. Your buyer will request the condominium estoppel and the master association's documents, and the manager on the association's February 2026 state filing is not the one our earlier rosters listed.
  • Chapter 718 governs the resale paperwork. Section 718.503 sets the documents you owe a buyer and Section 718.116 caps the estoppel fee.
  • In Lee County the seller customarily pays the owner's title policy and the $0.70 per $100 documentary stamp tax on the deed: at the $649,500 12-month median, $4,546.50 in doc stamps and about $3,322.50 for the policy.
  • Flood and storm history will be read. FEMA maps Zone AE at our test point on Indigo Bay Boulevard, and the Village's May 2024 permit report lists two Indigo Shores interior repair permits for hurricane damage.
  • Timing. In the last 12 months, closings fell in December and February through May, so a home photographed before the new year meets seasonal buyers first.

What Makes Selling in Indigo Shores Different?

Selling in Indigo Shores differs from a typical Estero sale in six ways: two associations hold documents you owe, a separate equity club owns the golf, two home sizes share one village, buyers will read the flood zone and storm repairs, the buildings are 22 to 27 years old, and a rival village offers more choice.

One Condominium Association, Plus the Master

Indigo Shores at West Bay Club Condominium Association, Inc. is its own Florida not-for-profit corporation, filed December 7, 1999, with a recorded declaration dated January 14, 2000. Above it sits West Bay Club Community Association, Inc., the master association filed February 20, 1998, which runs the community roads, gates and common areas. A buyer of your home receives two sets of documents, and you order both.

A Club That Does Not Come With the Deed

The Pete and P.B. Dye golf course belongs to The West Bay Golf Club, Inc., a separate equity club. Owning an Indigo Shores home gives a buyer the community's residential amenities and the right to apply for a membership, not a membership itself. The club's own FAQ says a membership may be transferred only by a Premier member with the sale of a home, so the first question to settle is whether your home carries one.

Two Sizes, Two Price Rungs

The roll says 46 ground-level homes at 1,901 heated square feet and 46 upper-level homes at 2,399. The MLS reports living areas from 1,901 to 2,981. A buyer compares your home with closings in its own size group, and those groups sit at roughly $640,000 and $805,000 over 24 months.

Flood Zone and Storm History

At our test point on Indigo Bay Boulevard the FEMA map shows Zone AE with a base flood elevation of 11 feet. The Village of Estero's May 2024 permit report lists two Indigo Shores permits for interior repairs from hurricane damage. Neither fact is a verdict on your home, and both are questions a buyer will ask.

Buildings From 1999 to 2004

The roll's year-built field gives one building in 1999, six in 2000, ten in 2001, two in 2002 and four in 2004. A roof, air handler and window set that is 22 to 27 years old is a pricing conversation, and a receipt for any replacement is worth more than a paragraph of description.

A Rival Village With More Choice

Turtle Pointe at West Bay Club, the other carriage-home condominium village, had 8 active listings on September 29, 2026 against Indigo Shores' one. Buyers who want a lower entry price have choice next door, and your price has to explain why your home is worth more.

Is Now a Good Time to Sell in Indigo Shores?

Now is a workable time to sell in Indigo Shores for a home priced to its own recent closings: one home was active on September 29, 2026 against 8 closings in the last 12 months, about 1.5 months of supply, while a median sold-to-list of 94.7% shows buyers still negotiate below the asking price.

Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 29, 2026; Lee County Property Appraiser recorded sales through July 29, 2026)

MLS figures use MLS living area and MLS-marketed closings, every one of the 29 closings below was marketed through the MLS, and medians use the mean of the middle pair when the count is even. Sold-to-list means sold price over final list price.

The Four Windows

WindowMLS closingsMedian soldMedian $ per MLS sq ftMedian days on marketMedian sold-to-list
12 months8 (small sample)$649,500 (mean of $649,000 and $650,000)$286.405994.7%
24 months, first window with 10 or more13$650,000$290.784195.1%
36 months18$675,000 (mean of $650,000 and $700,000)$293.214494.7%
60 months29$695,000$303.403396.4%

The 24-month window totals $9,290,500 in volume, with prices from $599,000 to $950,000 and days on market from 0 to 162. Eleven of its 13 closings sold below the final list price and two sold at it.

Months of Supply

One active listing against 8 closings in 12 months is about 1.5 months of supply, our arithmetic from the two counts. It is a low number because few homes come to market, and it does not mean an overpriced home sells easily: the one active home has waited 228 days at $779,900.

What the Record Means for Your List Price

Across the 12-month window the median final list price was $687,000 and the median sold price $649,500, and the median per-sale gap between final ask and sale was $34,950. A seller who lists at the price they hope for, and not at the price the closings support, tends to join the 105, 155 and 162 day group instead of the 0 to 41 day group.

Ready to Sell in Indigo Shores? Talk to Jesse and Marc

Ready to sell in Indigo Shores means one conversation: Jesse prices your home from the closings in its own size group, names the association and club paperwork to order first, and tells you honestly whether to list now or wait. The first conversation is free, confidential and carries no obligation.

Ready to Sell Your Indigo Shores Home? Talk to the Team That Tracked All 29 Closings

Indigo Shores at West Bay Club has 92 carriage homes in 23 buildings on the county roll and, on September 29, 2026, exactly one home for sale, asking $779,900 after 228 days. In a village where 13 homes closed in 24 months at a $650,000 median, the owner who prices to the recent closings and has the paperwork ready is the one who closes.

The Price Path, Year by Year

Every row is a small sample of MLS-marketed closings, so read each median as a description, and remember that the mix of larger and smaller homes moves it.

YearMLS closingsMedian soldRangeMedian days on marketMedian sold-to-list
2021 (October only)2$707,500 (mean of the middle pair)$695,000 to $720,0001.5101.5%

2026 to September 297$649,000$599,000 to $885,0007795.1%

The 2025 median of $775,000 leaned on four larger-group sales among six, and the 2026 median of $649,000 leaned on five smaller-group sales among seven. The roughly 16 percent drop from 2025 to 2026 is real in the record and partly a mix effect.

Smaller Homes vs Larger Homes

Homes of 2,293 MLS square feet or less, which we call the smaller group, and homes of 2,399 or more, the larger group, are our reading of the MLS record and not an association plan sheet. Median MLS price per square foot barely differs between them over 24 months, $291 against $293, so the gap in price is size, not a premium per foot.

Which Recent Indigo Shores Sales Matter Most to Your Price?

The Indigo Shores sales that matter most to your price are the ones in your size group from the last 12 months: five smaller-group homes closed at $599,000 to $650,000 and three larger-group homes at $700,000, $775,000 and $885,000. Older sales describe history, and the 2023 peak is not today's buyer.

In the last 12 months we tracked 8 closings, from $599,000 to $885,000, with $5,528,000 in volume. Eight is a small sample, so the median of $649,500 describes eight sales and does not forecast a ninth.

A Public-Record Sale, Walked Through: March 2026

This is a public-record sale, and it is the only Indigo Shores sale in the record that closed at full list price in the last 12 months. In March 2026 a three-bedroom-plus-den, three-bath, 2,748 square foot home closed at $885,000, listed at $885,000, in zero days on market. It is $185,000 above the May 2026 sale of a home with the same label and area, which closed at $700,000 after 155 days against a $799,000 list. The same address group produced both ends of the range, which tells a seller that condition, finish and pricing discipline matter more than the building.

Three Questions to Ask of Any Comparable

Ask whether the comparable is in your size group, whether it closed in the last 12 months, and whether its asking history looks like a price reset or a first-day sale. A 0 day sale at list, like March 2026, says the ask was right. A 155 day sale at 87.6 percent of list, like May 2026, says the first ask was not.

What Do County Recorded Sales Add to the Indigo Shores Picture?

Lee County's qualified recorded sales add the long view the MLS cannot: 149 arm's-length sales in Indigo Shores since 2000, on 79 of its 92 parcels, with a $649,000 median in 2026 to July 29 and a $775,000 median in 2025. County figures are recorded deed prices the county flags as qualified.

Reading the Rows

Since September 29, 2025 the county file shows 8 qualified sales at a $649,500 median, the same count and median as the MLS 12-month window. For 2023 through 2026 the county and MLS counts and medians match year for year. The county file has no qualified sale for 2022, although the MLS recorded three closings that year, so we lean on the MLS for 2022. No qualified rows exist for 2005 through 2008.

What the Long View Tells a Seller

The county median rose about 86 percent from $400,000 in 2016 to $742,000 in 2023, and about 42 percent from $545,000 in 2020 to $775,000 in 2025, then fell about 16 percent to $649,000 in 2026. If you bought in 2023 or 2025, your recorded price may sit above today's market, and recorded price is history, not an ask.

Indigo Shores vs Turtle Pointe at West Bay Club: Which Buyer Will Your Home Meet?

Indigo Shores sellers meet the same buyers as Turtle Pointe at West Bay Club, and the difference is price and choice: over 36 months Indigo Shores closed 18 times at a $675,000 median against Turtle Pointe's 10 at $495,000, while Turtle Pointe had 8 active listings on September 29, 2026 against Indigo Shores' one.

What the Comparison Means for Your Price

A buyer who wants the lowest entry price to West Bay Club's carriage homes has eight Turtle Pointe listings to tour, asking $429,900 to $675,000, and will compare them with yours. Your advantage is size: a median of 2,150 heated square feet on the roll against 1,829. Turtle Pointe's 36-month median price per MLS square foot is slightly higher, $301.92 against $293.21, so the price gap is size and not a premium per foot. Price your home so a buyer can see what the extra space costs, and we show both villages on one morning.

Turtle Pointe's Thin Data Helps You

Turtle Pointe's 12-month median of $490,000 rests on three sales, and its 24-month median of $600,000 on five, so its closings describe a slow market with a long list of choices. Indigo Shores, with one active home and a deeper record, lets a correctly priced home set its own terms.

How Does Indigo Shores Compare With the Other West Bay Club Villages?

Indigo Shores is the second-largest built village in our West Bay Club benchmark after Jasmine Bay's two towers, with 92 carriage homes and a $649,500 median on 8 MLS closings in 12 months. Only Jasmine Bay closed more in the same window, and the smaller villages closed two or three each.

Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 29, 2026)

Turtle Pointe Cove19 on the rollAssociation regime unresolved2003 to 20052 (small sample)$866,000

Jasmine Bay's $701,250 median is within about 8 percent of Indigo Shores' $649,500, for a tower residence instead of a carriage home, so some of your buyers will be weighing the two. The villas at Westlake Court and Turtle Pointe Cove sit at higher prices on very few sales, so we do not use them as comparables for an Indigo Shores home. The Island at West Bay Club, a pre-construction tower asking from about $2.7 million, has no closed sales and is not a comparable either. The hub's West Bay Club community guide covers the single-family neighborhoods.

How Do We Price an Indigo Shores Home?

We price an Indigo Shores home from the closings in its own size group, then adjust for level, condition, systems, asking history and the paperwork a buyer will read. The 12-month window is the anchor, the 24-month window the check, and the single active listing the warning about what an unsupported ask costs.

Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 29, 2026)

Step One: Size Group and Level

Start with living area. A home of 2,293 square feet or less is compared with the smaller group, whose 12-month closings ran $599,000 to $650,000, and a home of 2,399 or more with the larger group at $700,000 to $885,000. The roll suggests the smaller plans are the ground-level homes and the larger plans the upper level, but public records cannot tie an MLS size to a level, so we confirm the level, entry and plan on site.

Step Two: Condition and Systems

Two 2,060 square foot homes with the same bedroom and bath label closed in April 2026 at $599,000 and $650,000, in 77 and 38 days. The MLS does not tag renovation, so we read the difference as condition, finish and pricing discipline, and we compare finishes on the day. A buyer pricing a 1999 to 2004 building reads roof age, air handler age and window type before the kitchen.

Step Three: Asking History

A home that has reduced its price, relisted or sat for months is a different comparable from one that sold in its first week. Of the 13 closings in 24 months, three took more than 90 days, and each sold at 87.6 to 94.3 percent of its final list. We price to avoid that path.

Step Four: The Live Competition

The only active Indigo Shores home asks $779,900 for 2,748 square feet after 228 days, which is $79,900, or 11.4 percent, above the May 2026 sale of a home with the same label and area. Turtle Pointe's eight actives, asking $429,900 to $675,000, are the other competition. We price against all nine.

Step Five: The Fee and Paperwork Layer

Two layers of dues sit on every Indigo Shores home and neither is published. A buyer who cannot see them discounts for uncertainty, so a seller who hands over the estoppel, budget and rules early protects the price. The association's documents section below lists what to order.

How Do We Market an Indigo Shores Home?

We market an Indigo Shores home with professional photography, video and drone where it helps, a qualified-buyer database, and copy that names the West Bay Club amenities a buyer can use, while we handle the gate procedure on every showing. The listing file leads with the facts a buyer asks about first.

Data updated: September 2026 (listing facts checked against the Southwest Florida MLS, pulled September 29, 2026)

Who Looks at a Carriage Home in West Bay Club

The public record supports three uses of an Indigo Shores home: a lock-and-leave seasonal base, a maintenance-free full-time home, and a way into West Bay Club at a price below the community's single-family homes. We describe the property and never the people who buy it, and we market to anyone who fits the home.

Photography, Video and Floor Plans

A two-level carriage home with a two-car garage photographs best when the plan is clear, so we include a floor plan and state the MLS living area only when a plan or measurement supports it. The roll shows 1,901 or 2,399 heated square feet and the MLS often shows more, so a figure above the roll needs a source.

The Documents and Membership File

Every listing we take carries an early file: the declaration, articles, bylaws, rules, current budget, any reserve information, the estoppel order, the master association's documents and a clear statement of whether a club membership conveys. Buyers who find the file ready tend to spend their energy on price instead of uncertainty.

Showings Through a Staffed Gate

West Bay Club is gated with a staffed gatehouse, and our hub research reports that open-house visitors and non-resident guests show photo ID. We arrange gate access for every showing and open house and follow the community's procedure.

Discreet and Off-Market Options

Some owners want a quiet sale. We can show a home to a qualified-buyer database before a public listing, and we explain what a private sale gives up in exposure before you choose it.

How Do We Negotiate an Indigo Shores Contract?

We negotiate an Indigo Shores contract personally, using the closed record, the document windows and the inspection as tools, and we explain each trade in price, credit and closing date before you accept. Partner-level negotiation means Jesse or Marc is on the phone, never an assistant.

Using the Document Windows

The resale contract must carry the Chapter 718 document clause, and a buyer who has the documents early has less reason to cancel late. We deliver the file at the start and ask the buyer's agent to confirm receipt in writing.

Inspection and the Age-of-Systems Question

A buyer of a 22 to 27 year old building will inspect the roof, air handlers, plumbing and windows. We review the inspection report with you the day it arrives, separate repairs from cosmetics and answer in writing.

The Insurance Quote

A buyer's insurance quote can move a deal, particularly where FEMA maps Zone AE. We ask buyers to get a quote early and we ask you for a current wind mitigation report if you have one, because it helps the quote.

Credits Versus Price Cuts

A credit and a price cut are not the same to a condominium buyer, because price sets the loan and credits sit in the closing statement. We show you both and the effect on your net.

The Closing Date and Association Approval

If the declaration requires approval of a sale, the approval time belongs in the contract date. We ask the manager for the procedure before we list so the closing date is realistic.

What Does It Cost to Sell an Indigo Shores Home? Seller Closing Costs at Today's Prices

A seller of an Indigo Shores home in Lee County customarily pays documentary stamps on the deed at $0.70 per $100, the owner's title policy, the estoppel certificate and a prorated share of property tax, and the contract controls. At the $649,500 12-month median, doc stamps are $4,546.50 and the promulgated owner's policy is about $3,322.50.

Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 29, 2026; Florida Statutes and the Florida Administrative Code as cited)

Five Price Points From the Record

Sale priceWhere it sits in the Indigo Shores recordDoc stamps at $0.70 per $100Owner's title policy (about)
$599,000The low of the 12-month window$4,193$3,070
$649,500The 12-month median$4,546.50$3,322.50
$700,000The May 2026 sale of a 2,748 square foot home$4,900$3,575
$779,900The current ask$5,459.30$3,974.50
$885,000The high of the 12-month window$6,195$4,500

These figures use Florida's statewide documentary stamp rate and the state's promulgated owner's policy premium, $5.75 per $1,000 up to $100,000 and $5.00 per $1,000 from $100,000 to $1,000,000. They exclude commission, mortgage payoff, the estoppel fee, the closing agent's fees and any association charge at sale. Title custom differs by county, and in Lee County the seller customarily pays the owner's policy, though the contract controls.

The Estoppel and Association Charges

Florida caps a standard estoppel certificate for a current account at $299, and the statute has the requestor pay the fee and requires the association to issue the certificate within 10 business days of a written request. In Lee County the seller customarily orders and pays it, and the certificate is valid for 30 days when hand delivered or emailed and 35 days by mail. Any capital contribution or transfer fee is set by the associations and should be requested with the estoppel.

Property Tax Proration

Florida property taxes are paid in arrears, so at a closing before the tax bill is paid the seller credits the buyer for the seller's days of ownership. The closing agent prorates using the prior year's bill, and association dues are prorated to the closing date.

Commission After the NAR Settlement

Commission is negotiable and set by the listing agreement, and since August 17, 2024 an offer of compensation to a buyer's agent can no longer be advertised on the MLS. We explain the structure on the valuation call and put it in writing before you list, so there is no number on this page because we do not guess yours.

Why the Net Sheet Matters More Than the Price

A seller at $649,500 and a seller at $700,000 do not keep a fixed difference. Doc stamps, the owner's policy, the estoppel and proration all move with price, so we build the net sheet for your number before the ask is set. Get the free valuation and we include it.

What Must an Indigo Shores Seller Disclose Under Florida Law?

An Indigo Shores seller must give the buyer the condominium governing documents and financial information under Section 718.503, a property tax disclosure summary under Section 689.261, the flood disclosure Section 689.302 requires for residential property, and known material defects under the common law Johnson v. Davis duty. This is information, not legal advice.

The Condominium Resale Documents, Section 718.503

For a resale by an owner other than the developer, the statute has the seller provide, at the seller's expense, a current copy of the declaration, articles of incorporation, bylaws and rules, the most recent annual financial statement and budget, a frequently asked questions document and a governance form. The contract must carry one of two clauses: an acknowledgment that the buyer received the documents more than 7 days before signing, or a clause letting the buyer cancel within 7 days, excluding Saturdays, Sundays and legal holidays. The statute says a purported waiver of those rights has no effect.

Why Chapter 720 Is Not the Main Path Here

The homeowners' association disclosure summary in Section 720.401 does not apply to associations regulated under Chapter 718, and the Indigo Shores association is registered with the state as a condominium. The master association, per our hub research, is a homeowners-type association, so a master estoppel, if the master issues one, falls under Section 720.30851. Whether the master declaration requires anything more at resale is in recorded documents we have not read page by page, so we ask the master's manager and your closing agent.

The Property Tax Disclosure, Section 689.261

The statute has the seller give the prospective buyer a property tax disclosure summary at or before signing, in words that tell the buyer not to rely on the seller's current taxes as the amount the buyer may owe after purchase. It is usually built into the contract, and we check that it is.

The Flood Disclosure, Section 689.302

A seller of residential real property must provide a flood disclosure at or before the contract is signed, covering knowledge of flood damage during ownership, any flood insurance claims and any assistance received. The statute's text does not say in the part we read whether it reaches condominium units, so we provide it on every Indigo Shores listing and confirm the point with the closing attorney.

Known Material Defects

Under Johnson v. Davis, 480 So. 2d 625 (Fla. 1985), a seller who knows of facts materially affecting value that are not readily observable must disclose them, and an as-is clause does not erase that duty. If your home had hurricane repairs, say so, and have the scope and permits ready.

What Association and Club Paperwork Comes With an Indigo Shores Sale?

An Indigo Shores sale involves the condominium association's manager, the master association, and the club if a membership is involved. The manager on the association's February 3, 2026 state filing is Newell Property Management LLC in Naples, not the Guardian Property Management our earlier rosters listed, so confirm the current contact before you request anything.

The Condominium Association

The manager issues the estoppel, holds the budget and takes sale and lease applications. A request sent to a former manager loses days, and an estoppel is valid for a limited time, so the right contact matters at both ends of a sale. We confirm the manager against the state record on each transaction.

The Master Association

West Bay Club Community Association, Inc. collects an assessment for the community roads, gates and common areas. Our hub research gives reference points of roughly $2,125 to $3,642 a year for condominium owners across the community, varying by village, from third-party summaries. We treat that as a question to ask, not a fact about Indigo Shores.

The Golf Club and a Membership

A golf membership is separate from the home. The club's FAQ says the golf cap is 300 members, that memberships are family memberships and that a membership may be transferred only by a Premier member with the sale of a home. The club's public pages list no prices, so ask its membership office for the current schedule in writing.

Approval of Sales and Leases

Whether the board must approve a sale, what it charges and how long it takes are questions for the declaration, which we have not read. Ask the manager for the procedure and any application fee before you list.

How Do the Flood Zone, Hurricane Record and Insurance Affect Selling in Indigo Shores?

The flood zone, hurricane record and insurance affect an Indigo Shores sale because mortgage buyers are likely to be asked for flood insurance, and because the Village's May 2024 report shows two hurricane repair permits. FEMA maps Zone AE at our Indigo Bay Boulevard test point, a map reading and not a survey.

The Map Reading

FEMA's National Flood Hazard Layer returns Zone AE, coastal floodplain, with a base flood elevation of 11 feet at our test point on Indigo Bay Boulevard, on the panel effective November 17, 2022. Verify the exact building on FEMA's service before you rely on any zone, and have your building's flood determination ready for the lender.

The Permit Record

The Village's May 2024 permit report lists two Indigo Shores permits dated May 10, 2024 for interior repairs from hurricane damage, on Royal Shores Drive and Indigo Bay Boulevard. The descriptions do not say whether the damage was wind or water. A month's report does not describe the village's total repairs, and we do not say the whole village was damaged or undamaged.

The Master Policy and Your HO-6

The association's master policy covers the building structure and each owner carries an HO-6 policy for contents, finishes and loss assessment. Section 718.111 governs the association's insurance and Section 627.714 the owner's loss assessment coverage. Ask the manager for the master policy summary, the hurricane deductible and the claims history, because a buyer will.

The Flood Insurance Discount

The Village of Estero reported on November 21, 2024 that FEMA will maintain its Community Rating System class 6 and a 20 percent discount for National Flood Insurance Program policyholders in Estero. We publish no Indigo Shores premium because no public source does.

Do Milestone Inspections and Reserve Studies Apply to Indigo Shores?

Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more habitable stories, and Indigo Shores' buildings appear to be two levels, so the rules appear not to reach them. We treat that as a reading of the building layout and ask the association to confirm the story count in writing.

What the Laws Say

Senate Bill 4-D, passed in 2022 after the Surfside collapse, created statewide milestone inspections and structural integrity reserve studies for buildings of three or more habitable stories, and House Bill 913 in 2025 refined them. Section 553.899 is the milestone rule and Section 718.112 the reserve study duty.

Reserves Still Apply

Even where the three-story test is not met, Section 718.112 requires an association to budget for reserves for roof replacement, painting, pavement and other capital items unless the unit owners have properly waived or reduced them. For a 1999 to 2004 building, the roof and painting cycle is the number a buyer reads.

What to Put in the Listing File

Include a written statement of the story count from the manager, the current budget with its reserve lines and any reserve study the association has. If a study does not exist, say so plainly, so a buyer's attorney does not have to ask.

Which Indigo Shores Rules Affect a Sale?

Indigo Shores rules that affect a sale are the condominium declaration's leasing, pet and approval terms and the master association's architectural review, and none of them is published for Indigo Shores on a public site we could read. We found no age-restricted declaration for the village and describe the property, not who may live in it.

Rentals

Minimum lease terms, frequency limits and tenant screening are set by the declaration and rules. We publish no term for Indigo Shores. A buyer planning stays of less than a month should treat them as not permitted until the association says otherwise in writing.

Pets

The pet rule is not published for the village or the master association. West Bay Club has two dog parks at the Sports Park, but that is a community amenity and not a statement of the village's pet limits. Assistance animals are handled under federal fair housing rules.

Architectural Review

Our hub research reports that exterior changes require master association architectural review, and that each sub-association runs its own layer, so an owner should expect two approvals for exterior work. A seller with an unapproved change should resolve it before listing.

Age Restriction

We found no age-restricted declaration for Indigo Shores, and the club's own FAQ describes residents as families, semi-retired, retired and professionals. The declaration is the document that would state any restriction, and we have not read it.

How Long Does It Take to Sell an Indigo Shores Home?

An Indigo Shores home took a median of 41 days on market in the 24 months to September 29, 2026 and 59 days in the last 12 months, with a range of 0 to 162 days over 24 months. A correctly priced home sits at the short end, and the long tail is mostly homes that started high.

Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 29, 2026)

When Indigo Shores Homes Close

In the last 12 months closings fell in December 2025 (1) and February (1), March (1), April (2) and May (3) 2026, with none from June through November. Across the 60-month record April, May and June carried 13 of the 29 closings. That is a pattern in a small sample, not a rule, and it supports listing before the new year.

A Realistic Sequence

List, about 41 to 59 days to an accepted offer for a home priced to the record, the document and inspection windows, the estoppel and any association approval, then closing. Add time if a sale needs approval or if the buyer needs a flood policy before the lender will close.

Selling While You Are Up North

Many owners live elsewhere for part of the year. We coordinate showings, contractors, inspections and walk-throughs so you can sell without flying down, and we send the closing documents for remote signing where the closing agent allows it.

How Should You Prepare an Indigo Shores Home for Sale?

Prepare an Indigo Shores home by ordering the association documents first, fixing what an inspector will flag in a 22 to 27 year old building, refreshing what a buyer sees in the first minute, and gathering permits and receipts for roof, air conditioning, windows and any hurricane repair. Preparation costs less than a price reset.

The Pre-Listing Checklist

  • Order the condominium estoppel, budget, rules and master association documents.
  • Gather permits and receipts for the roof, air handlers, water heater, windows and doors.
  • Pull any wind mitigation report and flood determination for the building.
  • Confirm the garage, parking and storage arrangement for your unit.
  • Confirm whether a club membership conveys and in what form.

Fix, Refresh or Remodel?

Fix what an inspector will flag, refresh paint, lighting and floors, and remodel only when the closings justify it. We cannot measure renovation in the MLS for this village, so we compare finishes and do not promise a return.

Staging for the Buyer Who Is Actually Coming

A buyer of a carriage home is comparing it with a single-family home in the same gates, so the listing should show the plan, the garage and the lock-and-leave ease. Clear counters, open windows and a clean lanai or entry matter more than new furniture.

Indigo Shores' Recent Sales, by the Numbers

  • MLS closings, 24 months to September 29, 2026: 13, median $650,000, from $599,000 to $950,000.
  • Dollar volume, same window: $9,290,500.
  • 12 months: 8 closings, median $649,500 (small sample), $5,528,000 in volume.
  • Days on market, 24 months: median 41, range 0 to 162.
  • Sold-to-list, 24 months: median 95.1%.
  • County qualified sales since September 29, 2025: 8, median $649,500.

Selling in Indigo Shores Is Different in Six Ways

  • One association, plus the master. The condominium estoppel comes from the manager, and the master association has its own documents.
  • Two sizes, two markets. Smaller homes closed at a $640,000 median in 24 months and larger homes at $805,000.
  • The club does not transfer with the deed. A golf membership moves only when a Premier member transfers it with a home sale.
  • Ask against the recent closings. The home listed at $779,900 has waited 228 days.
  • Flood zone and repairs. Buyers will see Zone AE and two hurricane repair permits in the Village's 2024 report.
  • Documents first. The declaration, budget and rules should be ready before the first showing.

Is now a good time to sell an Indigo Shores home?

For a home priced to the recent closings the market is workable: one active against 8 closings a year is about 1.5 months of supply. A home asking well above recent closings should expect to wait (Southwest Florida MLS, September 29, 2026).

How do I price an Indigo Shores home?

Against Indigo Shores' own recent sales, by size. Five smaller-group homes closed in 12 months at $599,000 to $650,000, and three larger-group homes at $700,000 to $885,000.

How long will an Indigo Shores home take to sell?

The 24-month median is 41 days and the 12-month median is 59 days, with a range of 0 to 162 days in 24 months.

Do I need the association's approval to sell?

That depends on the condominium declaration, which we have not read. Ask the manager for the sale procedure and any application fee before you list.

Can I sell my Indigo Shores home with a tenant in it?

Generally yes, subject to the lease and the association's rules. The buyer takes the lease, and any tenant approval or transfer fee should be confirmed with both associations.

What Do Sellers Say About Working With McGreevy and Comisar?

McGreevy and Comisar is a top-reviewed Indigo Shores realtor on Google, and the quotes below are genuine five star reviews from sellers, reproduced in each reviewer's own words. We publish no aggregate score and no rating widget. Read the full set on the Google profile.

A Seller Who Sold After Months on the Market

★★★★★ "We had been on the market for several months with no offers. When we signed with Marc our house was sold in 2 weeks. He has a unique system for selling homes." Verified Google review

Indigo Shores has one home that has waited 228 days at its ask. A reset to the recent closings, with a fresh look at photos and condition, is what we do first when a home has sat.

A Seller Who Trusted the Pricing

★★★★★ "Their recommendation on pricing my unit was sound and proved prescient. I never questioned their integrity and found it easy to rely on their recommendations. I would work with them again in a heartbeat." Verified Google review

In a village with two price rungs, the recommendation on price is the whole engagement. We price from the closed record for your size group and explain each step.

A Seller Who Was Out of the Area

★★★★★ "Not living in the area, Jesse made life easy for me when we decided to sell our condo. His attention to detail, patience, understanding, and tenacity in dealing with all the moving parts was truly impressive." Verified Google review

Many owners here live elsewhere for part of the year. We coordinate the home, the showings and the closing so you do not have to be present.

Are You Also Buying Your Next Home in Southwest Florida?

Many Indigo Shores sellers are also buying, whether a larger home, a single-family home in the same gates or a move out of state, and we coordinate both sides of the move. Our Indigo Shores buyer guide explains how we represent buyers, and Marc Comisar leads that work.

Buying and Selling in the Same Season

Timing a sale and a purchase is a contract exercise: a closing-date contingency, a short rent-back or a bridge decision. Ask Marc at (239) 287-5873 how the sequence would run for you, and start with our buyer guide for this village.

Moving Within West Bay Club

Indigo Shores owners who want a larger or different home inside the gates can look at the single-family neighborhoods covered in our West Bay Club community guide. We compare the two sides of the move on one net sheet.

Frequently Asked Questions, Seller Edition: Selling a Home in Indigo Shores

These are the questions sellers ask most about selling an Indigo Shores home in Estero, answered from the recent closings and the public record. Each answer names Indigo Shores. For a number on your home, use the free home valuation or call Jesse direct at (239) 898-6072.

What is my Indigo Shores home worth?

Start from the 24-month median of $650,000 (n = 13) and adjust for size group, level, condition and asking history. The 12-month median is $649,500 (n = 8). For a number on your home, use the free home valuation or call Jesse direct at (239) 898-6072.

What have Indigo Shores homes sold for recently?

In the 12 months to September 29, 2026, eight Indigo Shores homes closed at $599,000, $630,000, $640,000, $649,000, $650,000, $700,000, $775,000 and $885,000. The lowest closed in April 2026 and the highest, a 2,748 square foot home, in March 2026.

Are online value estimates accurate for Indigo Shores?

Not reliably. With 8 to 13 closings a year in Indigo Shores, one sale moves an automated estimate, and the estimate cannot see size group, level, condition or the association paperwork. A sale-by-sale comparison from the MLS is better, and we show it in our valuation guide.

Does a larger plan change my Indigo Shores value?

Historically yes. Over 24 months the six larger-group Indigo Shores sales had a median of $805,000 against $640,000 for the seven smaller-group sales, and over 60 months $835,000 against $625,000. Both are small samples, so we price each home against its own size group.

Does a renovation add value to an Indigo Shores home?

The MLS does not tag renovation, so we cannot measure it in this village. Our reading is that condition explains part of the spread among similar Indigo Shores homes, for example $599,000 and $650,000 for two 2,060 square foot homes that closed in the same month. We compare finishes on the day.

How does my county sale history relate to what I can sell for?

The county's qualified Indigo Shores sales show a $775,000 median in 2025 and $649,000 in 2026, so a price you paid in 2023 or 2025 may sit above today's market. Recorded price is history, and current closings set the ask.

How long will my Indigo Shores home take to sell?

The 24-month median is 41 days and the 12-month median is 59 days, with a range of 0 to 162 days. The difference between quick and slow Indigo Shores sales is mostly price and size group.

How many homes are for sale at Indigo Shores?

One on September 29, 2026, asking $779,900 with 228 days on market. Against 8 closings a year that is about 1.5 months of supply, which is low, though the one listing has waited a long time at its ask.

When is the best time to list an Indigo Shores home?

Listing ahead of the winter season reaches seasonal buyers, and in the last 12 months Indigo Shores closings fell in December and February through May, with none from June through November. That is a pattern in eight sales, not a rule.

Does insurance affect what buyers pay for an Indigo Shores home?

Yes, indirectly. A buyer prices the HO-6 policy, the condominium fee that carries the master building policy and any flood insurance into what they will pay. A recent roof, clear reserve paperwork and the association's repair history make an Indigo Shores home easier to underwrite.

Will buyers ask about the flood zone at Indigo Shores?

Yes. At our test point on Indigo Bay Boulevard FEMA shows Zone AE, so a buyer with a mortgage is likely to be asked for flood insurance. Have the flood determination for your building ready, since the zone can differ by building.

Who is the best realtor to sell an Indigo Shores home?

McGreevy and Comisar are Top 1% Real Estate Agents Nationally Since 2008 and lead the #1 team in Southwest Florida since 2012. We price an Indigo Shores home from its own closings, which is why this page lists every one. Call Jesse at (239) 898-6072.

How will my Indigo Shores home be marketed?

With professional photography, video and drone where it helps, a qualified-buyer database, and copy that names the West Bay Club amenities an Indigo Shores buyer can use. We also handle the gate and showing procedure, and we lead with the documents a buyer will ask for.

Can I hold an open house at Indigo Shores?

West Bay Club is gated, and our hub research reports that open-house visitors show photo ID at the gate. We follow the community's process and arrange gate access for showings and open houses at your Indigo Shores home.

Can I sell my Indigo Shores home without a realtor?

You can, but you would handle pricing, both associations' resale paperwork, the gate procedure and the contract yourself. We recommend a pricing conversation with us first, with no obligation, so you know what the Indigo Shores closings support.

Do I need the association's approval to sell my Indigo Shores home?

That depends on the condominium declaration, which we have not read. Ask the Indigo Shores manager for the sale procedure and any application fee before you list, and build any approval time into the contract.

What documents must I give an Indigo Shores buyer?

The governing documents, budget, financial statement, frequently asked questions document and governance form that Section 718.503 lists, plus the estoppel. We request the declaration, rules and any reserve or repair paperwork before your Indigo Shores listing goes live.

Do I have to disclose SIRS and milestone status at Indigo Shores?

If the buildings are three or more habitable stories, the buyer is entitled to that information. Indigo Shores' buildings appear to be two levels, so ask the association for a written statement of the story count and of any reserve study, so a buyer's attorney does not have to.

How many estoppel certificates does an Indigo Shores sale need?

At least the condominium association's through its manager, and possibly a separate master association document. Confirm both requests are placed when the Indigo Shores contract is signed, since each certificate has a limited validity period.

What does an estoppel cost and who pays?

Florida caps a standard estoppel for a current account at $299, and in Lee County the seller customarily orders and pays it, though the contract controls. Rush and delinquent-account surcharges may apply to an Indigo Shores certificate.

Who pays any transfer fee or capital contribution, the seller or the buyer?

Neither Indigo Shores association publishes one that we found. If either charges a fee, the contract decides who pays and the estoppel should state it. We ask for both before we set your Indigo Shores price.

How are fees and taxes prorated at closing?

Condominium and master dues are prorated to the closing date, and Florida property taxes, paid in arrears, are credited to the buyer for the seller's days of ownership. The closing agent prepares the Indigo Shores numbers.

What are seller closing costs on an Indigo Shores sale?

In Lee County the seller customarily pays documentary stamps on the deed, $0.70 per $100, and the owner's title policy, plus the estoppel. At $649,500, doc stamps are $4,546.50 and the promulgated owner's policy is about $3,322.50, before commission and any payoff. The contract controls.

Can I sell my Indigo Shores home with a special assessment pending?

Yes, but it must be disclosed and the contract must say who pays. The estoppel states any assessment. We found no public record of an Indigo Shores special assessment, and we would want the board's notice and payment schedule before setting a price.

Should I rent my Indigo Shores home instead of selling?

It depends on rules that are not public. The lease term and approval rules decide the economics. Compare net rent, fees and tax against a sale at about $650,000, and ask the Indigo Shores manager in writing first.

Does my club membership transfer to my buyer?

Only if you hold a Premier membership, which the club's FAQ says may be transferred with the sale of a home. Owning an Indigo Shores home does not carry a golf membership by itself. Ask the membership office how a transfer works before you list.

Do I need a wind mitigation inspection before listing my Indigo Shores home?

It is not required to list, but the state's uniform mitigation verification form can earn a buyer insurance credits, and a current one is a selling point. For a 1999 to 2004 building, credits depend on the roof and openings, so ask your insurance agent.

Do I owe capital gains tax when I sell my Indigo Shores home?

It depends on your circumstances. The IRS allows a home-sale exclusion of up to $250,000, or $500,000 for joint filers, if you owned and used the home as your main home for at least two of the last five years. We are not tax advisors, so ask yours.

What if my Indigo Shores home has sat for 200 days?

The one active Indigo Shores listing has done that at $779,900. The last sale with the same label and area closed at $700,000, so a reset toward the recent closings is usually the answer, plus a review of photos and condition. Call Jesse at (239) 898-6072.

What price should I list at to sell in 60 days?

Near the recent closings for your size group. The eight 12-month Indigo Shores closings sold at a median of 94.7 percent of the final list, so a final ask about 5 percent above the price you would accept fits the pattern.

How should I state my square footage when I list?

Use the MLS living area that a plan or measurement supports, and be ready to explain a difference. The county roll shows 1,901 or 2,399 heated square feet for Indigo Shores, and the MLS often shows more, so a figure above the roll needs a source.

How does Indigo Shores compete with Turtle Pointe for buyers?

On size and price: Indigo Shores' 36-month median of $675,000 is $180,000 above Turtle Pointe at West Bay Club at $495,000, and Turtle Pointe has eight homes for sale against one. Buyers who want the larger plan come to Indigo Shores, and we price with both in view.

Is a sale entered after closing counted in these numbers?

No. Every one of the 29 Indigo Shores closings in the MLS record was marketed through the MLS, so none is excluded as a sale entered after closing. County sales are counted separately and never mixed with MLS figures.

Does the age of my Indigo Shores building matter to buyers?

Yes. The buildings date from 1999 to 2004, so roofs, air handlers and windows may be 22 to 27 years old unless replaced. A buyer or insurer will ask, and receipts and permits for replacements are the best answer.

Can I sell while I live out of state?

Yes. We coordinate showings through the gate, contractors, inspections and walk-throughs, and the closing agent can usually arrange remote signing. Many Indigo Shores owners sell from elsewhere, and the process is built for it.
