Giaveno at Treviso Bay is 180 golf-bundled Lennar condominiums in six four-story buildings on Giaveno Circle and Giaveno Court, and 13 of them closed in the last twelve months at a $480,000 median. McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008, price a Giaveno unit from its own plan, floor and building, with the recorded golf supplement in the file.
This page is written for the Giaveno owner. The full record of the neighborhood itself, the three condominiums, the golf supplements, the elevation certificates and the roof permits, is on our Giaveno at Treviso Bay guide, which this seller page sits beside, and the wider community is on our Treviso Bay community guide. Selling a Giaveno condominium differs from any other Treviso Bay sale in five ways: “Giaveno” is three recorded condominiums rather than one, golf membership runs with every unit by recorded supplement, condominium law sits under a homeowners association master, the MLS fee total leaves out a $2,288.83 district line, and every first floor sits a few inches below today’s flood elevation.
On the Collier County record, Giaveno is Terrace IV, Terrace V and Terrace VI at Treviso Bay, a Phase Condominium, each with 60 units in two 30-unit buildings and each with its own association, board, budget and estoppel. 9815 Giaveno Court and 9816 Giaveno Circle are Terrace IV, managed by Tropical Isles; 9820 and 9826 are Terrace V and 9830 and 9834 are Terrace VI, both managed by Resort Management. Your buyer’s first question is which one you are in.
Lennar recorded a supplemental golf declaration for each Giaveno condominium: OR 5047 PG 2219 for Terrace IV in 2014, and OR 5305 PG 2575 and PG 2581 for Terrace V and VI in 2016. The restated Golf Club declaration makes membership mandatory for every unit so submitted. Your buyer inherits the golf membership, pays the $7,500 Golf Club capital contribution at closing, and pays $5,350 a year for it. That is the single biggest reason Giaveno sells above Trevi next door.
Each Giaveno association is a Chapter 718 condominium, and the Treviso Bay Property Owners Master Association above them is a Chapter 720 homeowners association. A Giaveno seller therefore follows the condominium resale rules in Section 718.503 for the unit, and still needs the Master Association’s estoppel and resale application. Which disclosures each layer requires on your specific sale is a question for your closing agent or attorney.
The MLS “total recurring fees” field for Giaveno adds the condominium dues, the $7,420 master assessment, the $5,350 golf assessment and the $750 dining minimum, and stops. It leaves out the Wentworth Estates Community Development District line, $2,288.83 a year for fiscal 2027, because the district collects it on the county tax bill. A buyer who budgets from the MLS total is short by exactly that amount.
All six Giaveno buildings sit in FEMA Zone AE with a base flood elevation of 8.0 feet on the map effective February 8, 2024, and the county-filed elevation certificates put every first floor at 7.74 to 7.94 feet. The buildings cleared the 6.0 foot elevation in force when they were certified by 1.74 to 1.94 feet; the few-inch shortfall is the 2024 map revision. A buyer’s insurance agent will see it, so we show it first.
For a prepared Giaveno unit priced to its own plan and floor, yes. The Southwest Florida MLS counts 13 Giaveno closings in the twelve months to September 23, 2026, at a median of $480,000 and 95.2 percent of list, and six Giaveno listings were active that day with none pending, which is about 5.5 months of supply in a 180-unit neighborhood.
Data updated: September 2026 (Southwest Florida MLS Matrix, Treviso Bay development, sub-condominium GIAVENO, closed 23 Sep 2025 to 23 Sep 2026, pulled 23 Sep 2026; each closing matched to its recorded Collier County deed)
Thirteen sales clear our ten-sale bar for publishing a median, and a building this uniform deserves the detail anyway, so here they are one by one. The median is the seventh of thirteen, $480,000.

Window: the 12 months to September 23, 2026. Thirteen sales, total $6,557,500, range $450,000 to $600,000. The August sale was recorded in the MLS as a special-circumstance sale and carries no days on market, so the 54.5-day median is of twelve.
On September 23, 2026 the MLS showed six Giaveno listings, asking $489,000 to $525,000 with a median of $518,500, none pending, and a median of 170.5 days on market. A buyer shopping Giaveno this season compares your unit with those six, with the thirteen recorded sales and with Alberi Acqua next door. With the trailing sale-to-list at 95.2 percent, the median asking price implies a clearing level near $493,000, which is our arithmetic, not a forecast.
Giaveno’s twelve-month median sale closed at 95.2 percent of its final list price, down from 97.5 percent across the five-year record, and the lowest ratio in the window was 91.4 percent. Buyers negotiate, and in a neighborhood of three repeated floor plans they negotiate with the plan’s recent sales in hand. The two fastest sales, at 3 and 9 days, closed at 95.1 and 98.2 percent.
The Treviso Bay community recorded 82 closings in the same twelve months at a $570,000 median, with 28 active listings on September 23, 2026. That median mixes estate homes, coach homes and condominiums. A Giaveno unit should be priced against Giaveno first, then against the other two Terrace blocks, and only then against the community.
With six listings and thirteen sales a year, the price you open at decides the season. Giaveno condos recorded 57 closings in the Southwest Florida MLS in the five years to September 23, 2026, at a median of $535,000, $438.31 a square foot, 97.5 percent of list and 20 median days on market. The peak year was 2024 at a $578,700 median, and 2026 to date sits at $480,000, 17.1 percent below it.

2022 | 18 | $547,000 | $447.81 |
2023 | 9 | $535,000 | $441.79 |

2025 | 7 | $515,000 | $418.02 |
2026, to September 23 | 11 | $480,000 | $397.82 |
The 2024 peak is confirmed separately by the county roll, where the eight qualified 2024 resales produce the same $578,700 median. Days on market have lengthened from roughly three weeks across the five years to roughly two months in the last twelve.
A seller who remembers a 2024 neighbor’s sale is remembering the top of the run. The market a Giaveno seller prices into in 2026 is the $450,000 to $600,000 band of the last thirteen sales, with a $480,000 median and slower absorption. Pricing to the 2024 number is the most common reason a Giaveno listing reaches 170 days.
All 180 original Lennar closings are on the county roll: median $250,350, range $219,000 to $321,000. Twenty-two of 157 qualified resales closed below their original price, every one of them between 2017 and 2021. Since 2022, 53 of 53 have closed above it, with a 2024 to 2026 median gain of 106.2 percent and the smallest gain 73.6 percent.
Resale window, qualified sales | Median change against that unit’s Lennar price | Resales below the original price |
|---|---|---|
2017 to 2019, 43 sales | +10.1% | 8 |
2020, 24 sales | +0.3% | 12 |
2021, 35 sales | +13.4% | 2 |
2022 to 2023, 26 sales | +122.2% | 0 |
2024 to 2026, 27 sales | +106.2% | 0 |
September 1, 2025 onward, 13 sales | +98.7% | 0 |
An owner who bought from Lennar in 2015 to 2017 waited about six years for the market to catch up, then roughly doubled. An owner who bought on resale between 2017 and 2021 has done better still in percentage terms. An owner who bought in 2022 to 2024 may be near or below their own purchase price today, and should know that before listing.
124 of the 180 Giaveno units, 68.9 percent, have resold at least once since Lennar, and 56 have never resold. Resale activity peaked in 2021, when 44 priced resales recorded, and has settled since 2023 at nine to thirteen priced resales a year, 5 to 7 percent of the units.
The recent Giaveno sales that matter most to your price are the ones in your plan, because every building repeats the same three Lennar plans in the same positions. A buyer’s agent and a buyer’s appraiser will line your unit up against the same-plan sales, then adjust for floor, building, roof status, condition and view.
Data updated: September 2026 (Southwest Florida MLS Matrix, pulled 23 Sep 2026; Collier County Property Appraiser recorded sales, qualified resales since January 2024)
Qualified resales since January 2024 by plan: the A plan, 1,194 county square feet, at a $504,000 median on five sales; the B plan, 1,232 square feet and the most common, at $520,000 on eighteen; and the C end unit, 1,408 square feet with two bedrooms plus a study, at $615,000 on four. In the last twelve MLS months B units closed from $450,000 to $540,000 and C units from $480,000 to $600,000.
On the five-year MLS record, median price per square foot runs $418.0 on the first floor, $418.0 on the second, $464.7 on the third and $454.5 on the fourth, so floors three and four trade about 8 to 11 percent above floors one and two. The second floor has been the weakest. The county’s own resale cut shows a smaller fourth-floor lift, so the direction is reliable and the exact premium is not.
Median price per county square foot on qualified resales since 2024 runs 9820 at $458.10, 9826 at $442.40, 9830 at $429.60, 9834 at $418.00, 9816 at $415.50 and 9815 at $393.70. By condominium, the twelve-month MLS medians were Terrace IV $480,000 on five sales, Terrace V $572,500 on three and Terrace VI $520,000 on five. Terrace IV also carries the highest 2026 condominium assessment of the three.
The highest Giaveno sale of the last twelve months was a second-floor C unit at 9820 Giaveno Circle, closed in August 2026 at $600,000, full asking price, or about $426 a county square foot. It sits in the building that has led on price per foot in every window we measured, and it was the largest plan. That is what the best-placed plan in the best-trading building has reached this year.
One C unit on the first floor of 9815 closed at $480,000 in May 2026, the same price as B units that spring. A buyer’s agent may cite it to pull a C price down. It sits in the lowest-trading building on the first floor, and we explain that in writing rather than let it set your number.
An appraiser for a financed buyer will reach for the most recent sales of the same plan in Giaveno, then in Alberi Acqua, which shares the same Lennar plans and golf status. We hand the appraiser the same-plan sales, your building’s roof permit and elevation certificate, and the recorded golf supplement, so the adjustments are made on documents.
Giaveno and Alberi Acqua are the only two golf-bundled Terrace condominium blocks in Treviso Bay, built from the same three Lennar plans, and almost every Giaveno buyer tours both. Giaveno offers newer buildings, four fresh roof permits and the shortest walk to the clubhouse; Alberi Acqua offers first floors at or above today’s flood elevation and a slightly higher trading level.
Data updated: September 2026 (Southwest Florida MLS, closed 23 Sep 2025 to 23 Sep 2026; Collier County Property Appraiser 2026 preliminary roll; recorded declarations and golf supplements; county-filed elevation certificates; Collier County permit files and milestone registry)

Distance to the clubhouse address point | 0.24 to 0.41 mi | 0.40 to 0.65 mi |
A buyer should choose Giaveno for the golf membership at the lowest price of entry, the shortest walk to the TPC clubhouse, newer buildings with later milestone deadlines, and re-roof permits already pulled on four of six buildings. A buyer should choose Alberi Acqua if flood margin matters more than age, since its surveyed first floors sit at or above today’s base flood elevation. A buyer who does not want golf will look at Trevi at Treviso Bay, where the same plans closed at a $407,500 median.
Your Giaveno listing competes with Alberi Acqua’s listings as much as with the other five Giaveno listings. Lead with what Alberi Acqua cannot offer: a 2025 or 2026 roof if your building has one, the clubhouse walk, and milestone deadlines a year or more later. Price inside the band an Alberi Acqua shopper can also reach, because the county values both blocks identically and the market separates them by only $20,000.
McGreevy and Comisar price a Giaveno condo against the recorded sales of the same Lennar plan, then adjust for floor, building, roof status, flood margin, condition and the fee stack your buyer will carry. Because every Giaveno building repeats the same three plans in the same positions, the unit number alone tells us most of what an automated estimate never reads.
A Giaveno unit number is four digits: the county building number, then the floor, then the position along the corridor. Unit 1245 is building 12, 9815 Giaveno Court, fourth floor, position 5. On floors one to three, positions 1 and 8 are C end units, positions 4 and 5 are A units and the rest are B units; on the fourth floor, positions 3 and 4 are A units and the rest are B. That is 36 C, 96 B and 48 A units across Giaveno.
Before we price a Giaveno unit we check five things in this order: the condominium and plan from the unit number; the building’s roof permit, or its absence; the building’s elevation certificate and the unit’s air-conditioning permit history; the condominium’s 2026 quarterly assessment, since Terrace IV’s runs higher; and the same-plan sales in Giaveno, then Alberi Acqua, then Trevi.
The county values every Giaveno building on an identical grid of plan and floor: on the 2026 preliminary roll a first-floor A unit is $402,380, each floor adds $5,000, and a third-floor C unit is $475,160. The all-unit median just value fell 8.1 percent on the year to $417,640. A model that leans on that grid cannot see a new roof, a renovated kitchen, a lake view or a Terrace IV assessment, and those separate a $450,000 sale from a $600,000 one.
The first is the plan, with the C end unit’s study and corner lanai. The second is the building, since 9820 has led every window and 9815 has trailed. The third is the roof: four buildings have 2025 or 2026 permits and two do not. The fourth is condition and view, which no public record surveys unit by unit. The fifth is the paperwork, because a unit with its golf supplement and elevation certificate in the file sells with fewer questions.
With six Giaveno listings asking $489,000 to $525,000 on September 23, 2026, and a 170.5-day median on market among them, the listings that are sitting are telling you where the ceiling is. We set a list price that wins the first thirty days against those six and against Alberi Acqua’s listings, because a Giaveno unit that sits past a season becomes the one buyers ask about rather than the one they tour.
McGreevy and Comisar market a Giaveno condo to the seasonal, golf-minded buyer who dominates the neighborhood, through professional photography, video and aerial capture, MLS exposure, agent outreach and a qualified-buyer database, with the recorded golf supplement, the fee stack and the building record packaged before the first showing through the Treviso Bay gate.
Data updated: September 2026 (Collier County Property Appraiser 2026 preliminary roll, homestead and owner mailing fields; Southwest Florida MLS Matrix, pulled 23 Sep 2026)
On Collier County’s preliminary 2026 roll, 31 of the 180 Giaveno units, 17.2 percent, carry a homestead exemption. By owner mailing address, 89 units are owned from Florida, 13 from Massachusetts, 12 from New York, 9 each from Illinois and Ontario, and 7 each from Ohio and New Jersey. Giaveno buyers are mostly seasonal, which sets both the marketing calendar and the channels.
The six buildings ring a small interior lake, with preserve and Rookery Bay reserve land on three sides and the golf course across Corso Bello Drive. The photography shows the lanai outlook at the right time of day, the Giaveno pool inside the loop at 9837 Giaveno Circle, and aerial capture that places the unit a quarter mile from the TPC clubhouse. Video lets a buyer who is still up north walk the plan before booking a flight.
Every showing is pre-authorized at the Treviso Bay gatehouse, and the Master Declaration restricts signs to the Master Association’s approved design, so a Giaveno listing is sold through the MLS, syndication, direct outreach to the agents who work the US 41 East corridor, and our own database of buyers looking for a golf-bundled condominium. Lockbox rules for the condominium buildings are not published; we confirm them with the manager before listing.
Every Giaveno listing says “golf included”. Ours attaches the recorded supplement for your condominium and asks the Master Association estoppel to show the Golf Club charges, which ends the question before a buyer’s title agent raises it. On Giaveno the claim is true; the listing should prove it.
Some Giaveno owners want quiet, for an estate, a health change or privacy in a 30-unit building. We can market a unit agent-to-agent before it reaches the MLS. The trade is exposure, and less exposure can mean a lower price, so we tell you honestly which way that trade lands for your unit.
A buyer will see the condominium dues, the master assessment, the golf assessment, the dining minimum and the CDD line on the tax bill. We put all five, with their sources, in the listing file from day one, so the fee conversation happens before a contract rather than during underwriting.
McGreevy and Comisar negotiate a Giaveno contract at partner level, never through an assistant, and we build the condominium document review, both estoppels, the Master Association resale application and the buyer’s insurance quote into the contract dates so that none of them becomes a late surprise that reopens the price.
Jesse McGreevy or Marc Comisar handles every offer, counter and inspection response personally. With thirteen Giaveno sales a year and a 95.2 percent median sale-to-list, the first counter sets the tone, and the buyer’s agent is often someone who has sold a Terrace unit before.
Under Section 718.503 a Giaveno buyer may cancel within the statutory review period after signing and receiving the required condominium documents. We request the package from Tropical Isles or Resort Management the day you list, so it is delivered at contract and the clock starts at once.
A buyer’s inspector will price the owner’s items: under the declarations the air-conditioning equipment belongs to the unit, and 24 Giaveno air-conditioning replacement permits since 2023 show the original 2015 to 2017 condensers reaching the end of their lives. Every A/C pad sits below the county’s replacement elevation standard, so a replacement may need to be raised. Knowing your condenser’s age and permit before listing removes an easy credit.
Insurance questions slow Giaveno sales more than anything else. We give the buyer’s agent your building’s elevation certificate, its roof permit and the association’s insurance declarations at the first showing, so the HO-6 and flood quotes arrive inside the inspection period rather than after it.
Selling a Giaveno condominium costs the negotiated commission, Florida documentary stamp tax on the deed at $0.70 per $100, the condominium and master estoppel certificates, a municipal lien search, and prorated taxes and assessments. In Collier County the buyer customarily pays the owner’s title policy, and the buyer pays both $7,500 capital contributions under the 2026 fee sheet.
Data updated: September 2026 (Florida Statutes 201.02, 718.116 and 720.30851; Treviso Bay Master Association 2026 Annual Fee Sheet, revised 11 May 2026; Southwest Florida MLS Matrix, pulled 23 Sep 2026; Collier County Property Appraiser 2026 preliminary roll)
Florida charges $0.70 per $100 of consideration under Florida Statutes 201.02, and a Florida seller customarily pays it on a resale. At the Giaveno twelve-month MLS median of $480,000 that is 4,800 taxable units, or $3,360. At the five-year median of $535,000 it is $3,745. It is the largest fixed cost of selling after commission.
In Lee County the seller customarily chooses the closing agent and pays the owner’s title policy. In Collier County the custom flips and the buyer customarily chooses and pays. No statute fixes the allocation, so the contract controls, and a seller moving within Southwest Florida should confirm it in writing rather than assume the Lee County habit.
A Giaveno sale needs a condominium estoppel under Florida Statutes 718.116(8), from Tropical Isles for Terrace IV or Resort Management for Terrace V and VI, and a master estoppel from the Treviso Bay Master Association under Florida Statutes 720.30851. The 2026 fee sheet prices the master estoppel at $299, $418 for a rush and $179 more if the account is past due. Order both the week the contract is signed.
The 2026 fee sheet places the $7,500 Master Association capital contribution, the $7,500 Golf Club capital contribution, the $50 resale application, the $250 Rookery Bay Environmental Grant fee and the $200 post-closing set-up fee on the resale buyer. MLS transfer-fee fields for Giaveno usually show only the $7,500 master half, so we state all five correctly in the listing.
Since August 17, 2024, offers of buyer broker compensation cannot be advertised in the MLS, buyers sign written agreements with their own agents, and every commission is negotiable and not set by law. What you negotiate with us is the listing side; whether to offer anything toward the buyer’s agent is a separate decision we make together, off the MLS.

The proration line is 181 days of a $4,185.60 bill, the median 2026 preliminary tax figure across the 180 Giaveno units. Your own net sheet uses your price, your bill and your closing date, and we build it with you before you sign a listing agreement.
A Giaveno seller must give the buyer the condominium document package that Florida Statutes 718.503 requires, including the structural integrity reserve study and any milestone inspection summary, plus the property tax disclosure summary and any known material defect that is not readily observable. The master homeowners association layer raises a separate question your closing agent should answer.
Section 720.401 of the Florida Statutes requires a homeowners association disclosure summary before a contract is signed, and Section 720.401 does not apply to associations regulated under Chapter 718. Giaveno sits on both sides of that line: the Terrace associations are Chapter 718 condominiums, and the Treviso Bay Master Association is a Chapter 720 homeowners association. How the two regimes apply to your contract is for your closing agent or attorney to confirm. This is information, not legal advice.
The buyer receives the declaration of condominium, articles, bylaws and rules, the current budget and most recent financial report, the frequently asked questions and answers sheet, and, under the 2024 amendments, the structural integrity reserve study and any milestone inspection summary. The Giaveno budgets and studies are owner-portal documents, not public, so we request every item from the association before listing.
Section 718.503 gives a resale buyer a right to cancel within a set period after signing and receiving the required documents, excluding weekends and legal holidays. A package delivered late only lengthens the period in which the buyer can walk. Deliver at signing, and let your closing agent confirm the current statutory period on your contract form.
Florida Statutes 689.261 requires that a buyer of residential property receive a property tax disclosure summary warning not to rely on the seller’s current taxes. At Giaveno the 2026 preliminary tax figures run from $1,613.23 on a homesteaded unit to $4,942.61, with a $4,185.60 median, so the warning describes a real change in your buyer’s carrying cost.
Under Johnson v. Davis, a Florida seller who knows of facts materially affecting value that are not readily observable must disclose them. For a Giaveno unit that means prior leaks from above or below, insurance claims, unapproved alterations and any special assessment you know is levied or proposed. The elevation certificate and roof permit are public records, so we put them in the file rather than wait for a buyer to find them.
Collier County’s milestone registry lists every Giaveno building as “Not due”, with first inspections in 2039 to 2042 under the county’s 25-year saltwater rule, and all three associations appear in the state’s public lists of structural integrity reserve study filings. Four of the six buildings also carry 2025 or 2026 re-roof permits, which is the structural fact buyers ask about first.
Data updated: September 2026 (Collier County milestone registry and Milestone Buildings by Year list, January 2026; Collier County monthly building permit reports, January 2020 to August 2026; Florida DBPR SIRS filing lists)
Building | Condominium | Next milestone inspection | Re-roof permit | Declared value | County permit status |
|---|---|---|---|---|---|
12, 9815 Giaveno Ct | Terrace IV | 2040 | July 2025 | $168,160.63 | Finaled |
13, 9816 Giaveno Cir | Terrace IV | 2040 | None through August 2026 | None | None |
14, 9820 Giaveno Cir | Terrace V | 2039 | March 2025 | $156,016.55 | Finaled |
15, 9826 Giaveno Cir | Terrace V | 2041 | None through August 2026 | None | None |
16, 9830 Giaveno Cir | Terrace VI | 2041 | June 2025 | $170,161 | Inspections commenced |
17, 9834 Giaveno Cir | Terrace VI | 2042 | March 2026 | $240,360 | Issued |
All four permits went to MooreCorp Roofing under association permits, $734,698 declared in total, every one after Hurricanes Helene and Milton.
Put it in the listing. 9815, 9820, 9830 and 9834 have county re-roof permits, and a new roof matters to a buyer’s insurer and to the wind-mitigation inspection. Ask the association for the roof scope and warranty so we can document it; the county file carries no scope field and does not name the material or the funding.
9816 and 9826 show no re-roof permit through August 2026 while their sister buildings have one. Expect the question. Ask the board for the roof’s condition, plan and funding, and whether any special assessment is contemplated, so we can answer it cleanly before a buyer’s agent asks it in the inspection period.
Section 718.112 required associations with buildings of three or more habitable stories to complete a structural integrity reserve study, with a December 31, 2025 deadline after the 2025 changes. Terrace IV, V and VI all appear in the state’s list of filings made in July 2025 and after. The lists show names only; the studies and any funding plan go to your buyer in the resale package, so request them now.
The county records 9820’s certificate of occupancy as October 13, 2014, although its elevation certificate is dated August 17, 2015 and Lennar’s first closings there came in August 2015. The October 2014 date matches its building permit month. Until the county corrects it, 2039 is the deadline it will enforce, and a seller in 9820 should know that before a buyer’s lender asks.
The flood zone shapes the Giaveno buyer pool rather than capping the price: all six buildings sit in FEMA Zone AE with an 8.0 foot base flood elevation on the map effective February 8, 2024, every first floor is 0.06 to 0.26 feet below it, and a financed buyer needs flood coverage, so the sellers who hand over the elevation certificate first are the ones who keep deals together.
Data updated: September 2026 (FEMA National Flood Hazard Layer, panel 12021C0603J effective 8 Feb 2024; FEMA preliminary panel 12021C0603K; county-filed elevation certificates; Collier County 2026 Flood Protection Newsletter)
Building | Top of first floor | A/C pads | Against the 2012 elevation of 6.0 ft | Against today’s 8.0 ft |
|---|---|---|---|---|
9815 Giaveno Ct | 7.84 ft | 7.59 ft | +1.84 ft | -0.16 ft |
9816 Giaveno Cir | 7.74 ft | 7.22 ft | +1.74 ft | -0.26 ft |
9820 Giaveno Cir | 7.84 ft | 7.27 ft | +1.84 ft | -0.16 ft |
9826 Giaveno Cir | 7.94 ft | 7.74 ft | +1.94 ft | -0.06 ft |
9830 Giaveno Cir | 7.94 ft | 7.79 ft | +1.94 ft | -0.06 ft |
9834 Giaveno Cir | 7.84 ft | 7.74 ft | +1.84 ft | -0.16 ft |
FEMA’s preliminary 2025 panel 12021C0603K leaves Giaveno in Zone AE at 8 feet, so the preliminary map does not change the picture. No building straddles a zone line and no letter of map change applies to any Giaveno building. Re-check at closing.
Section 15.3 of the recorded Terrace VI declaration requires the association to insure the building at full replacement value, with flood and windstorm coverage at the board’s election, and Section 15.9 makes the owner insure the interior finishes, fixtures, appliances, air conditioning, water heater and contents, naming the association as an additional insured. Collier County’s Community Rating System Class 5 gives a 25 percent discount on eligible flood premiums.
Put your building’s elevation certificate, the association’s master policy and flood declarations, your own HO-6 policy and your roof permit in the listing file. A buyer’s agent who can get a flood and wind quote on day one keeps the buyer inside the review period with confidence rather than doubt.
No Giaveno building has a structural, concrete or flood-repair permit on the county record from 2020 to August 2026; the only building-level work is the four re-roofs. The nearest surveyed Hurricane Ian marks were 6.38 and 6.39 feet at Henderson Creek, 2.14 miles away. No high-water mark was surveyed at Giaveno itself, so we never claim the buildings stayed dry.
A Giaveno buyer will pay about $20,190 to $21,200 a year in association, golf and district charges before property tax and insurance, depending on the condominium, plus the $750 dining minimum. Terrace IV runs highest because its 2026 condominium assessment is $1,535 a quarter against $1,283 for Terrace V and $1,295 for Terrace VI.
Data updated: September 2026 (Treviso Bay Master Association 2026 Annual Fee Sheet, revised 11 May 2026; Wentworth Estates CDD FY2027 adopted budget, 14 May 2026; 2026 Giaveno MLS listings for condominium dues)
Annual line | Terrace IV | Terrace V | Terrace VI |
|---|---|---|---|
Condominium association, per 2026 MLS listings | $6,140 | $5,132 | $5,180 |
Master Association | $7,420 | $7,420 | $7,420 |
Golf Association | $5,350 | $5,350 | $5,350 |
Wentworth Estates CDD, operations and maintenance | $1,499.21 | $1,499.21 | $1,499.21 |
Wentworth Estates CDD, debt service | $789.62 | $789.62 | $789.62 |
Subtotal, fees and district | $21,198.83 | $20,190.83 | $20,238.83 |
Food and beverage minimum | $750 | $750 | $750 |
The condominium dues are agent-entered MLS figures, consistent across 2026 listings; the associations do not publish their budgets, and the condominium estoppel is the binding figure for a specific unit on a specific date.
Terrace IV’s quarterly assessment rose from the $725 to $786 range that all three Giaveno condominiums showed in 2021 and 2022 to $1,535 in 2026, while Terrace V’s fell from 2025 to 2026, the only Terrace association in Giaveno or Trevi to do so. No public record states the reason for Terrace IV’s increase. A Terrace IV seller should get the board’s explanation in writing, because a buyer comparing 9815 with 9820 will ask.
The Wentworth Estates CDD assesses $1,499.21 for operations and $789.62 for debt service on each Giaveno unit for fiscal 2027, collected on the Collier County tax bill, and the declarations state that the homestead exemption does not apply to it. The refunding bonds amortize to November 1, 2037, after which the debt line should fall away.
The 2026 preliminary roll puts the median Giaveno tax figure at $4,185.60, from $1,613.23 on a homesteaded unit to $4,942.61. Florida’s Save Our Homes cap holds down a long-held homestead, so a homesteaded seller’s bill says little about the buyer’s. Preliminary figures change when the roll is certified.
The Giaveno rules that affect a sale are the Master Association’s resale application, the leasing limits a tenant-occupied sale must respect, the pet caps a buyer inherits, the post-tension slab and flooring rules a renovator will read, and the grill and vehicle restrictions, all set by the recorded Terrace IV, V and VI declarations and the 2021 restated Master Declaration.
The Terrace IV and Terrace VI declarations contain no right of first refusal and no clause requiring the condominium board to approve a sale, and the Terrace V declaration follows the same Lennar template, although we have not read every page of it. The Master Association’s resale application, with its $50 fee, is still required, so we file it the week the contract is signed.
Every Giaveno lease must run at least 30 days, the Master Declaration allows no more than four leases in any 12-month period, and Terrace IV’s own declaration adds a cap of four per calendar year. A buyer who inherits an approved lease takes the unit subject to it, and it counts toward those limits. Many Giaveno sellers time a sale for the end of a seasonal lease.
The 2021 restated Master Declaration allows up to three cats or dogs with no weight limit, but the stricter condominium rule governs inside Giaveno: two cats or dogs per unit in every building, each under 25 pounds in Terrace IV, with pit bulls and other aggressive breeds banned. Tell buyers with a larger dog which building fits, because the rule decides the sale for them.
Section 18.14 of the declarations discloses post-tensioned slabs and bars any penetration into them, which rules out anchored ceiling fans and recessed lights. Section 18.19 allows hard flooring above the ground floor only in foyers and bathrooms unless the board approves sound-deadening underlayment. If your upper-floor unit has tile or wood, find the approval letter before listing.
Barbecue grills are prohibited anywhere on the condominium, bicycles are kept inside the unit, and only non-commercial vehicles may use the exterior parking, since Giaveno has no garages. Each unit conveys one assigned covered parking space and one assigned storage room as limited common elements that cannot be sold separately.
A Giaveno sale took a median of 54.5 days on market in the twelve months to September 23, 2026, with individual sales from 3 to 131 days, plus a contract period that covers the condominium document review, both estoppels, the Master Association resale application and the buyer’s insurance. The six active listings that day had a 170.5-day median, which shows what price does to time.
Data updated: September 2026 (Southwest Florida MLS Matrix, pulled 23 Sep 2026)
With 17.2 percent of units homesteaded and owners mailing tax bills from New England, New York, the Midwest and Ontario, Giaveno’s buyers are mostly seasonal. A listing live by November meets the January-to-April buyer pool while it is in Naples, and leaves time for the paperwork before spring closings.
Valuation and document request in week one; photography and video in week two; listing live in week three; contract, condominium document delivery and the review period; the Master Association application filed at once; both estoppels ordered on the first business day; inspection and insurance quotes inside the inspection period; closing and the buyer’s gate and member set-up.
Most Giaveno owners sell from out of state. Marc handles showings, contractors and inspections in person, Jesse handles the paperwork and the associations, and the title company arranges a mail-away closing. The gate needs every showing pre-authorized, which we manage for you.
You get a free Giaveno at Treviso Bay home valuation by requesting one online or calling Jesse McGreevy at (239) 898-6072. The valuation is a written opinion of value built from the recorded sales of your plan, adjusted for your floor, building, roof status and condition, with your buyer’s fee stack beside it. There is no cost and no obligation to list.
You receive the same-plan MLS and recorded sales with their dates and sources, the live competition in Giaveno and Alberi Acqua, the fee stack and CDD line your buyer will underwrite, your building’s roof, milestone and elevation record, and a recommended list price with a defensible range. In a neighborhood with six listings sitting a median of 170.5 days, the opening price decides the sale. We would rather you see the same-plan evidence and the number before you commit to anything, and many Giaveno owners use the valuation to decide whether to list this season, rent another season or wait.

★★★★★ “Not living in the area, Jesse made life easy for me when we decided to sell our condo. His attention to detail, patience, understanding, and tenacity in dealing with all the moving parts was truly impressive.” Eric Acra, verified Google review
Most Giaveno owners are not in Naples all year, and a Giaveno sale has more moving parts than most condominium sales: two estoppels, a Master Association application, a golf transfer and a gate that pre-authorizes every visitor.
★★★★★ “Their recommendation on pricing my unit was sound and proved prescient. I never questioned their integrity and found it easy to rely on their recommendations. I would work with them again in a heartbeat.” Charlie Carroll, verified Google review
In a neighborhood where the same three plans closed from $450,000 to $600,000 in one year, pricing judgment is the whole game.
★★★★★ “We had been on the market for several months with no offers. When we signed with Marc our house was sold in 2 weeks. He has a unique system for selling homes.” Sandra Decker, verified Google review
★★★★★ “Jesse was very professional, helpful and kept in touch with ideas and suggestions which developed into a sale. Highly recommend his company for their excellent follow through.” Donald Vogler, verified Google review
A Giaveno specialist matters because the facts that decide a Giaveno sale live in recorded documents and county files rather than a listing feed: the golf supplement for your condominium, the elevation certificate for your building, its roof permit, the CDD line the MLS omits, the Terrace IV assessment gap and the plan hidden in your unit number.

A general agent may price Giaveno off the Treviso Bay median, list the MLS fee total without the CDD line, write “golf included” without the recorded supplement, order the wrong management company’s estoppel, confuse a Giaveno B unit with a Trevi B unit, or learn about the elevation certificate from the buyer’s insurer. None of those errors is exotic, and each costs a seller time or money.
Most Treviso Bay sellers own estate homes, coach homes or Veranda condominiums, with different buyers and different paperwork. Our guide to selling a Treviso Bay home covers the whole community, and our Treviso Bay home valuation page prices every product in it. Giaveno sits at the golf-bundled entry point of that spectrum.
Many Giaveno sellers are also buyers, moving to a coach home or estate home inside Treviso Bay, to another Naples golf community, or to a smaller seasonal home. McGreevy and Comisar represent both sides of that move with one calendar, so the sale funds the purchase and the two closings do not collide in season.
We sequence the two contracts so the Giaveno estoppels and Master Association application clear before the purchase closing, or we write the purchase contingent on the sale where the market allows. Marc runs the buy side; Jesse runs the sale. Read how we represent buyers in Southwest Florida.
Some Giaveno owners trade up to a Veranda condominium with a garage or a single-family home, and others move within the Terrace blocks. Our guide to buying a home in Treviso Bay covers the whole community, and our Giaveno at Treviso Bay buyer guide covers the purchase side of this neighborhood in full.
These are the questions Giaveno at Treviso Bay owners ask before they list, answered from the recorded condominium and golf documents, the Master Association’s published fee sheet, Collier County’s files and the Southwest Florida MLS, each with its window and source.
Identify your condominium, Terrace IV, V or VI, request its document package, confirm your golf status on the Master Association estoppel, and price against Giaveno sales of your plan and floor. Then list with a team that files the Master Association application and both estoppels the week the contract is signed. Call Jesse McGreevy at (239) 898-6072.

The last twelve months of Giaveno sales ran from $450,000 to $600,000, median $480,000 and $397.82 a square foot. Your plan, floor, building and condition place you in that range; a free Giaveno at Treviso Bay home valuation gives you the number.
One hundred eighty, in six four-story buildings of 30 units each, recorded as Terrace IV, Terrace V and Terrace VI at Treviso Bay, a Phase Condominium.
Thirteen closed in the MLS in the twelve months to September 23, 2026, and 57 in five years. Since 2023 the county records nine to thirteen priced resales a year.
The twelve-month median was 54.5 days on market, from 3 to 131 days. The six active listings on September 23, 2026 had a median of 170.5 days, which shows what happens to an overpriced unit.
Balanced to slightly soft: six listings against thirteen sales a year is about 5.5 months of supply, the median sale closed at 95.2 percent of list, and the 2026 median is 17.1 percent below 2024. A prepared unit priced to its plan sells.
Because the county values every Giaveno building on the same plan-and-floor grid, a model cannot see your roof permit, your building’s trading history, your condition, your view or your condominium’s assessment, which move a Giaveno price by tens of thousands of dollars.
Yes. Since 2024 qualified resales of the C end unit carried a $615,000 median, against $520,000 for the B plan and $504,000 for the A plan. The C premium dates back to Lennar’s original prices.
On the five-year MLS record, third- and fourth-floor units sold about 8 to 11 percent higher per square foot than first- and second-floor units, and the second floor was consistently the weakest.
9820 Giaveno Circle has led on price per county square foot in every window we measured, $458.10 on qualified resales since 2024. 9815 has been the lowest at $393.70 since 2024.
Giaveno is golf-bundled by recorded supplement and Trevi is not, which explains most of Giaveno’s $72,500 premium over Trevi’s $407,500 median. Alberi Acqua is also golf-bundled and closed $20,000 higher; its first floors sit at or above today’s flood elevation, and no single cause is proven.
Yes. Golf runs with the unit under your condominium’s recorded supplement, OR 5047 PG 2219 for Terrace IV and OR 5305 PG 2575 and PG 2581 for Terrace V and VI, so the buyer becomes the golf member at closing and pays the $7,500 Golf Club capital contribution.
Point the buyer and title agent to your condominium’s recorded supplement at the Collier County Clerk and have the Master Association estoppel show the Golf Club charges. Those two documents answer the question; a listing remark does not.
The resale buyer, under the 2026 fee sheet: $7,500 to the Master Association, $7,500 to the Golf Club, the $50 resale application, the $250 Rookery Bay fee and the $200 set-up fee. Any unpaid assessments on your estoppels come out of your proceeds.
The Terrace IV and Terrace VI declarations contain no sale approval and no right of first refusal, and Terrace V follows the same template. The Master Association’s resale application is still required.
Two: the condominium estoppel under Section 718.116(8), from Tropical Isles for Terrace IV or Resort Management for Terrace V and VI, and the Master Association estoppel, $299 or $418 for a rush under the 2026 fee sheet.
Under Florida Statutes 718.503: the declaration, articles, bylaws and rules, the budget and financial report, the frequently asked questions sheet, and the structural integrity reserve study and any milestone inspection summary. Request them from the association before you list.
Section 720.401 does not apply to associations regulated under Chapter 718, which your Terrace association is, but the Treviso Bay Master Association is a Chapter 720 association. Ask your closing agent or attorney how both regimes apply to your contract; this is information, not legal advice.
Collier County lists every Giaveno building as not due, with first inspections in 2039 to 2042. That is a cleaner answer than older four-story condominiums in Naples can give, and it belongs in your listing.
What the association’s records show, in writing. All three Giaveno associations appear in the state’s filing lists; the study and its funding plan go to your buyer in the resale package.
Put it in the listing with the permit number and the association’s scope and warranty. 9815, 9820, 9830 and 9834 have 2025 or 2026 re-roof permits.
It raises a question to answer before a buyer asks it. Ask the board for the roof’s condition, plan and funding for 9816 or 9826, and whether a special assessment is contemplated.
Yes. All six buildings are in FEMA Zone AE with an 8.0 foot base flood elevation on the map effective February 8, 2024, and every first floor is 7.74 to 7.94 feet.
Your building’s elevation certificate is a public record and a buyer’s insurer will see it. Florida sellers must disclose known facts that materially affect value that are not readily observable, so we include the certificate and explain the 2024 map change.
The negotiated commission, documentary stamp tax at $0.70 per $100, two estoppel fees, a municipal lien search, and prorated taxes and assessments. At the $480,000 twelve-month median the deed stamps are $3,360.
By Collier County custom the buyer usually chooses the closing agent and pays the owner’s title policy, the reverse of the Lee County custom. The contract controls.
Yes. Commission is not set by law. Since August 17, 2024, offers of buyer broker compensation cannot be advertised in the MLS, and buyers sign written agreements with their own agents.
Yes. The approved lease stays in force, the buyer takes the unit subject to it, and it counts toward the four-lease limits. Showings need the tenant’s cooperation.
It depends on your carrying cost, tax position and the market direction. A Giaveno owner pays about $20,190 to $21,200 a year before tax and insurance, and the 30-day minimum rules out nightly rental. We run both scenarios with you.
Yes. Seasonal buyers often like turnkey units, but furniture rarely returns its cost in the price. When furniture is part of the sale we list it on a separate inventory so the appraisal and the lender treat it correctly.
Your buyer lives under the same caps: two cats or dogs per unit, under 25 pounds each in Terrace IV, and no aggressive breeds. Tell buyers with a larger dog early.
If it is original, a buyer’s inspector will price it. Twenty-four Giaveno A/C replacement permits since 2023 show the 2015 to 2017 condensers aging out, and a replacement may need to be raised under the county’s standard.
For a Giaveno unit, yes: the air conditioning, water heater, appliances and interior finishes are the owner’s under the declaration, and a buyer’s inspector will price every one of them.
Very likely, if you hold a homestead exemption. The 2026 preliminary figures run from $1,613.23 on a homesteaded unit to $4,942.61, with a $4,185.60 median.
The Master Declaration restricts signs to the Master Association’s approved design, and each Giaveno association’s rules govern what may be placed on a building. We market through the MLS, outreach and gate-authorized showings.
Yes. Agent-to-agent marketing before the MLS suits an estate or a private sale. The trade is exposure, and we tell you which way it lands for your unit.
Possibly. Florida has no state personal income tax, so the exposure is federal, and a qualifying primary residence exclusion can shelter part of the gain. A second home does not qualify. Talk to your CPA before you sign.
The Foreign Investment in Real Property Tax Act generally requires the buyer to withhold part of the price when the seller is a foreign person, with reduced rates and exemptions in defined cases. Nine Giaveno units are owned from Ontario. Engage a CPA early.
Fall. Most Giaveno buyers are seasonal, and a listing live by November meets the January-to-April buyer pool with the documents and photography ready.

McGreevy and Comisar list and sell homes across Southwest Florida from an office in Bonita Springs, and Giaveno at Treviso Bay sits inside the Naples golf-community market they work every week. If you are weighing a sale on Giaveno Circle or Giaveno Court, the first conversation costs nothing and usually saves a seller more than any decision made later.
