A Jasmine Bay home is worth what the towers' own closed sales say it is worth, adjusted for its size, its tower and its condition. Jasmine Bay is 217 condominium residences in two towers inside the gated community of West Bay Club in Estero, and 18 of them closed in the Southwest Florida MLS in the last 12 months at a $701,250 median. This page shows how we turn that record into a number for one residence. The history, the recorded documents and the amenities sit in our Jasmine Bay neighborhood guide.
If you already know you are selling, our Jasmine Bay seller guide covers the listing, the costs and the paperwork, and the Jasmine Bay buyer guide shows what the person across the table reads before they make an offer. Owners who want to compare listing teams across the village can set us beside the others in our guide to the best real estate agents in Estero.
Two names need a word, because they invite mistakes. The Island at West Bay Club is a separate tower under construction in the same gates, and its prices do not value your residence. Owners in the other West Bay Club neighborhoods can use our West Bay Club home valuation guide. Indigo Isle at The Brooks is a different community from Indigo Shores at West Bay Club.
McGreevy and Comisar are the best realtor for valuing a Jasmine Bay condominium because we read the towers' own 64 recorded MLS closings, separate the sizes that price differently, and tell you plainly what the record cannot show. We are the #1 Team in Southwest Florida since 2012 and Top 1% nationally since 2008.
Jesse McGreevy and Marc Comisar run every valuation personally. We lead Domain Realty Group, and as the leaders of Domain Realty Group our team has closed over $2.5 billion in real estate across Southwest Florida. Our office is in Bonita Springs, a short drive south of the West Bay Club gate, and Estero is a market we work every week.
Recent Jasmine Bay market record (12 months to September 29, 2026): 18 MLS closings, a $701,250 median sold price (the mean of the middle pair, $700,000 and $702,500), a range of $525,000 to $1,440,000, $14,582,500 in total volume, a median of 142 days on market and a median 93.5% of final list price. Seven residences were for sale on September 29, 2026. Source: Southwest Florida MLS (Matrix), pulled September 29, 2026.
Domain Realty, our brokerage, closed 615 transaction sides in Estero in the 60 months to October 5, 2026, $352.2 million in volume counted by side, per the Southwest Florida MLS pulled that day. McGreevy and Comisar are the #5 real estate team in Florida in the 2026 RealTrends rankings. None is on file for this neighborhood, and we do not dress a public-record comparison up as our own deal. What we claim is narrower and checkable: we read the towers' posted rules, riders and packets, the state's condominium register, the county roll for all 217 parcels and every MLS closing on record since October 2021.
For Jasmine Bay owners: a written opinion of value, the closed sales behind it, the live competition, a fee stack and a net sheet. You also get an honest answer when the record is thin, which in a two-tower neighborhood it sometimes is.
Honors and recognition:

A Jasmine Bay condominium is worth a range, not a point: the typical residence closed at $701,250 in the last 12 months, the 1,766 and 2,150 square foot residences at $685,000 and the 2,342 square foot at $1,050,000. Your number depends on your size, your tower, your condition and what is competing with you today.
Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 29, 2026; Lee County Property Appraiser recorded sales through July 29, 2026)
The window that leads is the first with 10 or more closings, which is the last 12 months. The longer windows are history, and the gap between them is the news: the 12-month median is $223,750 below the 24-month median. Medians use the mean of the middle pair when the count is even, and the one sale entered in the MLS after closing is excluded.
| Window | MLS closings | Median sold | Median $ per MLS sq ft | Median days on market | Median sold-to-list |
|---|---|---|---|---|---|
| 12 months, first window with 10 or more | 18 | $701,250 (mean of $700,000 and $702,500) | $395.67 | 142 | 93.5% |
| 24 months | 25 | $925,000 | $405.64 | 94 | 92.6% |
| 36 months | 39 | $900,000 | $426.99 | 94 | 93.1% |
| 60 months | 64 | $910,000 (mean of $900,000 and $920,000) | $446.26 | 41 | 93.6% |
Three MLS sizes carry almost every Jasmine Bay sale. The 12-month samples are all under 10, so each median describes those closings and is not a market level, and we show the 60-month medians beside them for context.
| MLS living area | Window | Closings | Median sold | Median $ per sq ft | Median days on market | Median sold-to-list |
|---|---|---|---|---|---|---|
| 1,766 sq ft | 12 months | 8 (small sample) | $685,000 (mean of $670,000 and $700,000) | $387.88 | 168.5 | 93.5% |
| 2,150 sq ft | 12 months | 5 (small sample) | $685,000 | $318.60 | 104 | 94.5% |
| 2,342 sq ft | 12 months | 5 (small sample) | $1,050,000 | $448.33 | 123 | 91.4% |
| 1,766 sq ft | 60 months | 18 | $851,000 (mean of $845,000 and $857,000) | $481.88 | 81.5 | 94.4% |
| 2,150 sq ft | 60 months | 19 | $900,000 | $418.60 | 45 | 93.5% |
| 2,342 sq ft | 60 months | 16 | $1,067,500 (mean of $1,050,000 and $1,085,000) | $455.81 | 44 | 90.5% |
| Other sizes | 60 months | 11 | $837,500 | $428.30 | 0 | 100.0% |
A tower median blends a $525,000 residence with a $1,440,000 one. If your residence is 2,150 square feet, the five closings at that size in 12 months ran from $535,000 to $930,000, and a value built from the tower's whole median would miss by tens of thousands of dollars in either direction. We start from the size cluster and use the tower median only as context.
The MLS pull carries no floor, view or finish fields, and the towers post no assessment. We therefore claim no per-floor premium, no view premium and no dues-adjusted value. When your residence's value depends on one of those, we measure it from your own comparables, and we say when we cannot.
A Jasmine Bay home is valued by the sales comparison approach: we select the closed sales that match your size, adjust for tower and condition, check the result against price per square foot and the live listings, and state a range. There is no formula. The closings supply the evidence and judgment supplies the adjustments.
The MLS marks 1,766, 2,150 and 2,342 square feet as the three main living areas, and they price differently. Eight residences at 1,766 square feet closed in 12 months, five at 2,150 and five at 2,342. We begin with the cluster that matches yours and widen only when it is thin.
Over 60 months the 1,766 square foot residences closed at an $851,000 median across 18 sales, the 2,150 at $900,000 across 19 and the 2,342 at $1,067,500 across 16. Because the record falls between 2022 and 2026, an older sale needs an adjustment for time, and a size's 60-month median overstates today.
Both towers closed in a similar range in the last 12 months, so a tower adjustment is small and unproven. Condition matters more. Permitted flooring that meets the declaration's sound-insulation rules, balcony tile over the required membrane and current air-conditioning work support a value. Unapproved work pulls one down, and we find out which before we state a number.
The 12-month median is $395.67 per MLS square foot for the tower, $387.88 at 1,766, $318.60 at 2,150 and $448.33 at 2,342. The 2,150 square foot residences price lowest per foot. We use the figure as a test after the comparables set the price, never as the method.
On September 29, 2026 seven residences were for sale from $539,000 to $2,299,900. A buyer who sees your residence will have seen two or three of them first, so a value that sits above a comparable active that has waited months is not a value a buyer will pay.
We give a recommended list price with a defensible range, and we say how many comparables stand behind it. With samples of 5 to 8, the honest range is wide, and a written opinion that hides that would be a worse one.
Eighteen Jasmine Bay condominiums closed in the Southwest Florida MLS in the 12 months to September 29, 2026, from $525,000 to $1,440,000, at a $701,250 median. Five closed at $1,000,000 or more and three closed under $600,000. Each sale is listed below by month, tower, price, bedrooms and area only.

Jasmine Bay has 217 residences on the county roll, 7 for sale on September 29, 2026, and 18 closings in the last 12 months at a $701,250 median. In a tower where an ask of $789,000 has waited 338 days, the owner who prices to the recent closings and has the paperwork in hand is the one who closes. The full history is in our Jasmine Bay neighborhood guide.

None of the 18 closed at or above its final list price. Nine closed between 90 and 95 percent of list and four between 95 and 100 percent. The median sold-to-list ratio is 93.5%, which is a median dollar gap of $52,000 (our arithmetic on the 18 sales). A valuation that lands at the recent asking prices is a valuation of the asks, not of the closings.

Value in a tower is also a matter of time. Two of the 18 closed within 30 days on market, three within 31 to 90 days, seven within 91 to 180 days and six took 181 days or more. A price at the median can mean about five months on market.

A 2,342 square foot North tower residence closed in May 2026 at $1,000,000 against a $1,249,000 final list, at 80.1%, after 3 days. A 2,342 square foot South tower residence closed in April 2026 at $1,440,000 against $1,495,000, at 96.3%. A 1,766 square foot South tower residence closed in July 2026 at $640,000 against $684,900. Same towers, same year, and a $800,000 spread, which is why size and the ask both matter.
Jasmine Bay values rose sharply into 2023 and have fallen since: the county's qualified-sale median was $607,500 in 2021, $1,070,000 in 2023 and $700,000 in 2026 to July 29. The MLS shows the same arc, with a fast 2022, a repriced 2023 and slower, lower closings in 2025 and 2026.
Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 29, 2026; Lee County Property Appraiser recorded sales through July 29, 2026)
Every year below counts MLS-marketed closings only. A year with several 2,342 square foot sales reads higher because of mix, and the 2025 median of $1,050,000 is such a year: five of its nine sales were 2,342 square foot residences at $1,050,000 to $1,235,000.
| Year | MLS closings | Median sold | Range | Median days on market | Median sold-to-list |
|---|---|---|---|---|---|
| 2021 (October and November) | 2 | $645,000 (mean of $600,000 and $690,000) | $600,000 to $690,000 | 0.5 | 101.1% |
| 2022 | 13 | $920,000 | $550,000 to $2,600,000 | 0 | 100.0% |
| 2023 | 10 | $1,022,500 (mean of $975,000 and $1,070,000) | $525,000 to $1,520,000 | 19 | 91.8% |
| 2024 | 17 | $900,000 | $725,000 to $1,200,000 | 73 | 92.9% |
| 2025 | 9 | $1,050,000 | $535,000 to $1,235,000 | 88 | 91.4% |
| 2026 to September 29 | 13 | $700,000 | $525,000 to $1,440,000 | 104 | 93.5% |
The county's qualified recorded sales cover more years than the MLS because they include sales that never went through the MLS. They are recorded deed prices flagged as qualified arm's-length sales, and we never compare them with MLS square-foot figures.
| Year | Qualified county sales | Median price |
|---|---|---|
| 2026 (to July 29) | 13 | $700,000 |
| 2025 | 9 | $1,050,000 |
| 2024 | 16 | $900,000 |
| 2023 | 11 | $1,070,000 |
| 2022 | 18 | $910,000 |
| 2021 | 26 | $607,500 |

| 2010 | 48 | $462,500 |
| 2009 | 36 | $505,000 |
From the 2021 median of $607,500 to the 2023 median of $1,070,000 is a 76 percent rise, and from $1,070,000 to $700,000 in 2026 is a 35 percent fall (our arithmetic). Since 2023 not one Jasmine Bay closing has reached its final list price, and all 11 that did in the 60-month record fell between October 2021 and October 2022. An owner who remembers the 2023 prices is remembering a peak, not a level.
A value built on your neighbor's 2023 sale will be too high today. We weight the last 12 months most heavily, because that window is the first with 10 or more closings and the nearest to what a buyer will pay, and we use earlier years to explain the trend and to adjust for time.
Size changes a Jasmine Bay value the most, then condition and approvals, then the ask and its timing. Tower and view are real questions, but the public record cannot price them, so we measure them from your comparables. The residence's position among the 64 closings tells us the rest.
The 12-month medians of $685,000, $685,000 and $1,050,000 for the three sizes show the ladder. Most of the price difference between the tower's cheapest and dearest closings is size. Five closings at $1,000,000 or more included four 2,342 square foot residences and one 1,766 square foot residence.
| Tower | Window | Closings | Median sold | Median days on market | Median sold-to-list |
|---|---|---|---|---|---|
| North | 12 months | 13 | $702,500 | 123 | 92.4% |
| South | 12 months | 5 (small sample) | $660,000 | 165 | 95.4% |
| North | 24 months | 16 | $875,000 (mean of $825,000 and $925,000) | 113.5 | 91.8% |
| South | 24 months | 9 (small sample) | $950,000 | 71 | 95.2% |
| North | 60 months | 35 | $920,000 | 63 | 92.6% |
| South | 60 months | 29 | $900,000 | 25 | 95.3% |
The two towers price alike in the 12-month window and differ in the longer ones. At 13 and 5 closings we cannot separate a tower effect from timing and size mix. The highest 12-month closing, $1,440,000 in April 2026, was in the South tower, and four of five 2,342 square foot sales were in the North.
We do not quote a per-floor premium because the record does not support one. If your residence sits high with an unobstructed bay-side view, we look for closings that match, and if none exist we say the premium is an opinion and not a measurement.
The 2025 contractor packet requires licensed and insured contractors and permits from the Village of Estero, and the North declaration excerpt sets sound-insulation rules for hard flooring. Finished work with permits supports a value. Work without them is a question a buyer's inspector will ask.
A residence with a tenant sells to a narrower pool. Leasing under the North declaration excerpt is limited to six leases a year of at least 30 days each, so a buyer who intends to rent has a known framework. We confirm the tenant's status and lease dates before valuing.
The lease rider refers to two assigned parking spaces per residence. A buyer asks which spaces and which storage convey, and a residence that cannot answer clearly loses negotiating ground. We confirm these in writing before we value.
Automated online estimates miss on Jasmine Bay because the neighborhood is one building type in three sizes with small, fast-changing samples, no finish or view data and a market that fell from its 2023 peak. A model cannot read the estoppel, the approvals or the ask that has sat 338 days. A written valuation can.
Eight, five and five closings by size in 12 months are not enough to train a dependable model, and a market that moved from $1,070,000 in 2023 to $700,000 in 2026 leaves any model that leans on older sales too high. We show the closings themselves so you can see the same thing we see.
The MLS pull carries none of them, so an automated estimate does not know whether your residence has new flooring, a renovated kitchen or an unobstructed view. We ask, walk the residence and adjust. Where the adjustment is a judgment, we say so in the written opinion.
The MLS records living area and the county records heated area, and in Jasmine Bay the MLS figures run 10 to 12 percent higher: 1,766, 2,150 and 2,342 square feet in the MLS correspond to 1,608, 1,924 and 2,099 heated square feet on the county roll. A price per square foot that mixes the two is wrong by that margin, and we never mix them.
They are free, fast and useful as a first look at direction. They are a poor guide to a number you will sign a listing agreement on, and in a neighborhood where the asks run $52,000 above the closings, the difference matters.
Jasmine Bay is a finished 2007 resale tower that trades at a $701,250 median, and The Island at West Bay Club is a 24-story, 86-residence tower under construction with eight listings from $2,699,000 to $10,099,000 and no closings. The Island tells you nothing about what a Jasmine Bay residence is worth today.

The asking price per square foot rows compare active listings only, and they use MLS living area, not county heated area. The Island's days on market read 333 for all eight listings, which is one entry date and not a measure of demand.
A comparable is a closed sale of a similar property. The Island has none, its asking prices are asks for a residence that has not been built, and its delivery estimate moved from the end of 2026 to mid-2027 between June 2024 and February 2026. An owner who reads an Island ask as a value is comparing a resale with a promise. See our Island valuation guide for the other side of this comparison.
The Island changes the buyer's choice, not your value. A buyer who wants a tower inside West Bay Club can choose between a built tower with 64 recorded closings and a new one with none. Jasmine Bay's case is the record, a building a buyer can walk through now and a price per square foot about a third of The Island's.
A buyer who wants a bay-side tower now, a documented record and the ability to inspect the residence fits Jasmine Bay. A buyer who wants new construction in the same gates fits The Island and accepts a pre-delivery timeline. We describe the property, not the people.
Jasmine Bay is West Bay Club's largest condominium neighborhood, with 217 residences against 92 at Indigo Shores, 64 at Turtle Pointe, 25 at Westlake Court and 19 at Turtle Pointe Cove, and it had the most resales in the last 12 months, 18 against 8 at Indigo Shores. That gives it the deepest record inside the gates.
Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 29, 2026; Lee County Property Appraiser recorded sales through July 29, 2026)
| Neighborhood | Units | Governing statute | Year built (county roll) | MLS closings, 12 months | 12-month median |
|---|---|---|---|---|---|
| Jasmine Bay | 217 | Chapter 718 | 2007 | 18 | $701,250 |
| Indigo Shores | 92 | Chapter 718 | 1999 to 2004 | 8 | $649,500 (small sample) |
| Turtle Pointe | 64 | Chapter 718 | 1999 to 2004 | 3 | $490,000 (small sample) |
| Westlake Court | 25 | Chapter 720 | 2016 to 2023 | 2 | $2,700,000 (small sample) |
| Turtle Pointe Cove | 19 | not resolved | 2003 to 2005 | 2 | $866,000 (small sample) |
| The Island at West Bay Club | 0 built (86 planned) | Chapter 718 | under construction | 0 | none |
Jasmine Bay's 18 closings are the only window in the table with 10 or more, so every other median describes those few sales and not a market level. Where the count is even, the median is the mean of the middle pair.
The $51,750 gap between Jasmine Bay's $701,250 median and Indigo Shores' $649,500 is the premium the record supports, on small samples, for a tower over a low-rise. Your buyer will look at Indigo Shores and Turtle Pointe because they are the nearest lower-priced condominiums in the gates, so a value above that premium needs a reason the buyer can see.
Westlake Court closed twice in 12 months at a $2,700,000 median, but its residences are villas built from 2016 to 2023 under a different chapter of Florida law. Turtle Pointe Cove closed twice at $866,000. Neither belongs in a Jasmine Bay valuation, and we use them only to describe the buyer's alternatives.
Seven Jasmine Bay residences were for sale on September 29, 2026 at a $699,900 median asking price, about 4.7 months of supply against the 18 closings of the last 12 months. Your buyer compares your residence with these seven, so a value has to hold up beside them.
Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 29, 2026; Lee County Property Appraiser recorded sales through July 29, 2026)
| Asking price | Beds and baths | MLS living area | Asking $ per sq ft | Days on market |
|---|---|---|---|---|
| $2,299,900 | 3 and den, 3 baths plus a half bath | 3,110 | $740 | 59 |
| $1,050,000 | 3 bed, 3 baths plus a half bath | 2,330 | $451 | 46 |

| $699,900 | 3 bed, 3 baths | 1,766 | $396 | 110 |
| $689,000 | 3 bed, 3 baths | 1,766 | $390 | 174 |
| $657,500 | 3 bed, 3 baths | 1,766 | $372 | 50 |
| $539,000 | 3 bed, 3 baths | 1,766 | $305 | 64 |
Four of the seven are 1,766 square foot residences asking $539,000 to $699,900, against a 12-month closed median of $685,000 for that size (n = 8). The $789,000 ask on a 2,150 square foot residence has sat 338 days, more than twice the 142-day median, and sits above the $685,000 median and the $930,000 top for that size in the last 12 months. The $2,299,900 ask is 60 percent above the highest Jasmine Bay closing in 12 months.
The closings landed a median of $52,000 under their final list prices, and the listing that has waited 338 days is the market's answer to an ask above the closings. We use the actives to see what you compete with and never to set the value.
The best time to have a Jasmine Bay home valued is before you commit to a listing date, ideally early in the season when buyers are in town: 34 of the 64 closings in 60 months fell in April, May and June, and only 6 in July, August and September. A valuation costs nothing and can be refreshed.

A closing in May reflects a contract signed weeks earlier, after the buyer's document review and the association's application. An owner who wants a May closing needs a valuation and a listing in the winter, which is also when the estoppel and the packet can be started without a rush.
With a market that fell from 2023 and a 12-month window with only 18 sales, a value is a snapshot. We refresh it when you are ready to list, when a comparable closes and when a new active lands near your size.
Owners ask for a value for estate planning, for a divorce, for insurance conversations or to decide whether to hold. We tell you the market range and the limits of the record, and for a formal appraisal, a Florida-certified appraiser is the right professional.
A Jasmine Bay buyer prices the purchase from the estoppel, which states the tower assessment, plus the $150 application fee, the lender's costs, insurance and taxes that reset on the sale. Because the towers publish no dues figure, the certificate decides whether a buyer will pay your number.
Jasmine Bay owners face four layers of cost: the master association that sits over both towers, the tower association, one-time charges at purchase such as the $150 application fee, and the Lee County tax bill. There is no community development district, so no bond assessment sits on the tax bill.
The towers post rules, applications, riders and packets, but no budget or assessment schedule that we could read. Secondary websites quote monthly ranges, and we treat those as unverified because we cannot trace them to the associations. The association's delivery sheet states that basic cable and internet are included in the West Bay Club fees, which a buyer should confirm.
Both towers sit in a FEMA special flood hazard area, zone AE, with a base flood elevation of 11 feet on the map effective November 17, 2022. A financed buyer will generally need flood coverage, and the Village of Estero's Community Rating System Class 6 gives a 20 percent discount on National Flood Insurance Program premiums. A buyer who gets a high insurance quote will ask for it in the price.
A purchase reassesses the property to market value in Florida. A buyer who reads the seller's tax bill as the new tax bill is misinformed, which is why Section 689.261 requires the property tax disclosure summary. We do not quote a Jasmine Bay tax figure because we have not pulled a parcel's tax bill.
Five Florida rules shape a Jasmine Bay sale: the Section 718.503 document package and 7-day cancellation right, the Section 718.116 estoppel, the flood disclosure under Section 689.302, the property tax disclosure under Section 689.261 and the structural integrity reserve study under Section 718.112. Each affects what a buyer will pay.
A resale contract must carry either an acknowledgment that the buyer received the documents more than 7 days before signing, excluding Saturdays, Sundays and legal holidays, or a clause that makes it voidable by written notice within 7 days after signing and receipt. A buyer who can cancel is a buyer who can renegotiate, so delivering the package with the listing protects your price.
The association must issue an estoppel certificate within 10 business days of a request. DBPR publishes the ceiling as $299 for a current account, with $119 added for delivery within 3 business days and $179 added when the account is delinquent. A certificate is effective for 30 days when hand delivered or sent electronically and 35 days when mailed.
A seller of residential real property must complete and provide a flood disclosure at or before the contract is signed, answering whether the seller knows of flooding, filed a flood claim or received flood assistance. An accurate answer protects you, and it is part of the value conversation because a buyer will price what the answers say.
Associations existing on July 1, 2022 had until December 31, 2025 to complete a structural integrity reserve study for a building three stories or taller. We could not query the state's reserve-study database and did not confirm either tower's filing, so we ask each tower for its study in writing. A buyer who finds a large reserve need will ask for it in the price.
We describe these rules as information, and your closing attorney or title company can confirm how they apply to your sale.
Seven things move a Jasmine Bay number before you list: the estoppel and documents file, permits and approvals, small repairs, the answer on parking, the lease status, the flood and storm file and the timing of your listing. Most cost little and make the price easier to hold at the first offer.
The declaration, bylaws, rules, budget, financial statement, insurance summary and most recent reserve study, with the estoppel ordered, tell a buyer the building is understood. A file that is ready raises the price a buyer will pay and shortens the cancellation window.
Gather invoices, permits and association approvals for flooring, balcony, kitchen, bath and air-conditioning work. Unpermitted or unapproved work is a fact a buyer's inspector will find, so we find it first.
Fresh paint, repaired hardware, clean grout and working appliances cost little. In a market where the typical residence closed $52,000 under its final list, a large remodel is a gamble on the ask, and we ask you to talk to us before you commit to work over a few thousand dollars.
Put the master insurance summary, your own premium, any flood policy, repair invoices and permits for storm work in one folder. A vendor's press release from February 2023 says one of the tower's main circuit breakers was ruined in the flooding after Hurricane Ian, and it is the vendor's account and not an independent record. Buyers will ask what was repaired and whether any assessment remains.
The last step is the one owners resist. Price to the closings for your size and not to the highest number you have heard, because none of the last 18 closings reached its final list price.
A Jasmine Bay seller nets the sale price less documentary stamps, the owner's title policy, the estoppel, commission, prorations and any loan payoff. At the $701,250 median the stamps are $4,909 and the promulgated owner's policy is about $3,581, leaving $692,461 before commission, payoff and prorations.
Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 29, 2026; Lee County Property Appraiser recorded sales through July 29, 2026)
The four prices below are recorded 12-month Jasmine Bay closings or their median. The title premium is our estimate from the promulgated schedule, and title companies may round differently.
| Sale price | Documentary stamps at $0.70 per $100 | Owner's title premium, promulgated estimate | Stamps and title together | Each 1% of price |
|---|---|---|---|---|
| $525,000 | $3,675.00 | $2,700.00 | $6,375.00 | $5,250.00 |
| $701,250 | $4,909.10 | $3,581.25 | $8,490.35 | $7,012.50 |
| $1,050,000 | $7,350.00 | $5,200.00 | $12,550.00 | $10,500.00 |
| $1,440,000 | $10,080.00 | $6,175.00 | $16,255.00 | $14,400.00 |
Florida's documentary stamp tax on a deed is $0.70 per $100 of consideration under Section 201.02 of the Florida Statutes. In Lee County the seller customarily pays it and the owner's title policy, and in neighboring Collier County the buyer customarily pays the policy. Nothing in the statutes sets this, and the contract controls.
Commissions are negotiable and there is no set rate. Since August 17, 2024 an offer of buyer-agent compensation cannot be displayed in the MLS, and a buyer's agent needs a written agreement with the buyer before touring. We explain our fee in the first meeting. Each 1 percent of the price is $7,012.50 at the median.
The net sheet shows what remains before commission, your loan payoff and prorations, because those depend on your agreement, your mortgage and your closing date. We complete the full sheet with you once we have the estoppel.

Renting a Jasmine Bay condominium is possible under the North declaration excerpt, which allows up to six leases a year of at least 30 days each with five days' notice to the association, but the record gives no rental income figure. We can compare the sale value with the rules, not with a rent we cannot source.
Under the North declaration excerpt and its amendment, leasing needs no association approval, but the association must receive notice at least five days before a lease begins. No lease may run under 30 days and no more than six leases, counting renewals, may commence in a calendar year. A lease of six months or less carries the tourist development tax. We did not read the South declaration in full, so we confirm its terms with the office.
The rider to lease sets a $1,500 deposit and bars tenant pets. Tenants and owners follow the same rules, and the owner remains responsible to the association.
We do not quote a rent or a rental yield because we have no sourced rental data for these towers. A reliable rent figure comes from a property manager's actual leases, and we would rather say so than estimate.
Start from the sale value, subtract the fixed costs and commission, and set that net beside your mortgage, your association assessment and your plans. If you intend to hold, the valuation also tells you whether to refinance or renovate first. We walk through the comparison with you and give you a straight answer.

If you are searching for a Jasmine Bay listing agent, or thinking, "What is my Jasmine Bay condo worth and who should sell it," you are valuing a neighborhood where the ask against the last 12 months of closings decides the result. In the last 12 months we tracked every one of the 18 Jasmine Bay closings in the MLS, and all 64 on record since October 2021. As the leaders of Domain Realty Group our team has closed over $2.5 billion in real estate, and Jesse McGreevy and Marc Comisar account for over $900 million in personal sales inside that number.

Against Jasmine Bay's own sales, by size. In 12 months eight 1,766 square foot residences closed at a $685,000 median, five 2,150 square foot at $685,000 and five 2,342 square foot at $1,050,000, all small samples.
The 12-month median is 142 days, with a range of 0 to 381. Thirteen of the 18 took more than 90 days, and a residence listed at $789,000 has waited 338 days.
For a residence priced to the recent closings the market is workable but slow: 7 actives against 18 closings a year is about 4.7 months of supply. Sellers who ask well above the recent closings should expect to wait.
Ask each team for its comparable set for your size and tower, its plan for the buyer application and the estoppel, and who will personally negotiate your offer. McGreevy and Comisar are the Top 1% Real Estate Agents Nationally Since 2008, and we publish the record.
McGreevy and Comisar is a top-reviewed Jasmine Bay listing agent, and the quotes below are genuine five-star Google reviews from sellers, reproduced in each reviewer's own words. We publish no aggregate score and no rating widget. Read the full set on our Google profile.
★★★★★ "Their recommendation on pricing my unit was sound and proved prescient. I never questioned their integrity and found it easy to rely on their recommendations. I would work with them again in a heartbeat." Verified Google review
The reviewer speaks to the part of a valuation that matters most: a pricing recommendation an owner can rely on. We put the closed sales beside the number so you can check it yourself.
★★★★★ "Jesse was very professional, helpful and kept in touch with ideas and suggestions which developed into a sale. Highly recommend his company for their excellent follow through." Verified Google review
A valuation is often the first conversation in a longer one, and the reviewer describes staying in touch and following through until the sale happened.
★★★★★ "Working with Jesse was easy, I was kept up to date on all feedback from showings and the many open houses. Highly recommend!" Verified Google review
Feedback from showings is also what tells an owner whether the value we stated is holding, and Jasmine Bay owners who live elsewhere for part of the year can get it by phone and email.
A Jasmine Bay specialist matters for a valuation because the number depends on things a generalist may not know: the 64 recorded closings, the three sizes, the three corporations, the Chapter 718 paperwork and a flood map that places both towers in zone AE. Jesse and Marc read each of those before your first meeting.

Three things: the towers' own 64 closings (a generalist reaches for the whole West Bay Club median), the difference between MLS living area and county heated area, and the fact that Jasmine Bay and The Island are different buildings with different buyers.
Jasmine Bay owners who are also buying can run both transactions with the same team: we time the sale and the purchase, coordinate two closings and keep the buyer application and the estoppel on their clocks. Call Marc at (239) 287-5873 and read how we represent buyers in Southwest Florida.
The buyer application and the estoppel are the two documents that move a closing date. When you are also buying, we schedule them first so the two closings can sit on the same week.
If you are moving from Jasmine Bay to another West Bay Club neighborhood, the associations each have their own approvals. Our Jasmine Bay buyer guide covers the buyer's side of these towers, and our West Bay Club buyer guide covers the rest of the community.
For a purchase outside the gates, our Estero buyer guide covers the village's neighborhoods and the closing costs of the buying side.
These are the questions owners ask most about what a condominium in Jasmine Bay at West Bay Club in Estero is worth, answered from the records cited below. Each answer names Jasmine Bay and points to the section with the detail. Where a record is not public, the answer says so.
Start from the 12-month median of $701,250 (n = 18) and adjust for size, tower and condition. The 1,766 and 2,150 square foot residences closed at $685,000 medians and the 2,342 at $1,050,000 in 12 months, all small samples. For a number on your residence, use the free home valuation or call Jesse direct at (239) 898-6072.
By the sales comparison approach: the closed sales of your size, adjusted for tower and condition, checked against price per square foot and the live listings. The method is in the section on how a Jasmine Bay home is valued, and the range is stated with the number of comparables behind it.
Eighteen closed in the 12 months to September 29, 2026, from $525,000 to $1,440,000. Five closed at $1,000,000 or more and three closed under $600,000. The market section lists each by month, tower, price and area.
Down from the 2023 peak. The county's qualified-sale median was $1,070,000 in 2023 and $700,000 in 2026 to July 29, and the 12-month MLS median sits $223,750 below the 24-month median.
The 12-month median is $395.67 per MLS square foot, with $387.88 at 1,766, $318.60 at 2,150 and $448.33 at 2,342 square feet. We use it as a check on a value and not as the method.
Yes, more than anything else. Three MLS sizes carry almost every sale, at 1,766, 2,150 and 2,342 square feet, and the 2,342 square foot residences closed at a $1,050,000 median against $685,000 for the other two in 12 months.
In the last 12 months the North tower closed at a $702,500 median (13 sales) and the South at $660,000 (5 sales). At those counts we cannot separate a tower effect from timing and size mix, so we quote both together.
We do not quote a per-floor or view premium, because the public record and the MLS pull carry no floor or view field. If your comparables show one, we measure it and say how many sales support it.
They measure different things. The county records heated area and the MLS records living area, and in Jasmine Bay the MLS figures of 1,766, 2,150 and 2,342 correspond to 1,608, 1,924 and 2,099 heated square feet. We do not mix the two.
They are a poor guide to a number you will sign a listing agreement on. The samples are small, the MLS carries no finish or view data and the market has fallen from 2023, so an automated estimate cannot see what a written valuation can.
The 12-month median is 93.5%, which is a median dollar gap of $52,000 under the final list price. None of the 18 closings reached its final list price, and nine closed between 90 and 95 percent.
The 12-month median is 142 days, with a range of 0 to 381. Thirteen of the 18 took more than 90 days, so a value that assumes a quick sale is a value at a lower price.
No. The county median was $1,070,000 in 2023, and no Jasmine Bay closing since then has reached its final list price. A list price anchored to 2023 is likely to sit.
It changes the buyer's choice and not your value. The Island has no closings, its smallest ask of $2,699,000 is above Jasmine Bay's largest ask, and its delivery estimate moved from the end of 2026 to mid-2027.
Closed sales at your MLS living area in the last 12 months, then the same size over 60 months adjusted for time. We use actives only to see your competition, and we exclude The Island and the other West Bay Club neighborhoods.
Seven residences on September 29, 2026, from $539,000 to $2,299,900, at a $699,900 median ask. Four are 1,766 square foot residences, and one $789,000 listing has waited 338 days.
Yes, before you choose a listing date. Closings cluster in April, May and June, with 34 of 64 in those months, so a valuation in the winter gives time to prepare the estoppel and the file.
Yes. It is a written opinion of value with the closed sales behind it, there is no cost and there is no obligation to list. Request it on our valuation form or call Jesse at (239) 898-6072.
At the $701,250 median, documentary stamps are $4,909 and the owner's title premium is about $3,581, leaving about $692,461 before commission, payoff and prorations. The estoppel is up to $299 more, and the contract controls.
In Lee County the seller customarily pays the owner's title policy and the documentary stamp tax of $0.70 per $100. Nothing in the statutes sets this, and the contract controls.
DBPR publishes up to $299 for a current account, plus $119 for delivery within 3 business days and $179 when the account is delinquent. The association has 10 business days to deliver it.
The towers do not post an assessment, so we do not quote one. The estoppel states it, and a buyer will read that number before they decide.
The buyer completes a purchase application with a $150 non-refundable fee, and the new-owner packet is due at least two weeks before closing. The documents we read do not state a sale-approval requirement, and we ask the management office to confirm in writing.
Under Section 718.503 the buyer is entitled to the declaration, articles of incorporation, bylaws and rules, the annual financial statement and budget, the milestone summary and reserve study where they apply, and the governance form and questions-and-answers document.
If the contract uses the voidability clause, the buyer may cancel by written notice within 7 days after signing and receiving the documents, excluding weekends and legal holidays. The right ends at closing, and an acknowledgment of early delivery removes it.
Both towers are in FEMA zone AE, so a financed buyer will generally need flood coverage, and a buyer's insurance quote can move the price they offer. We put the insurance summary in the listing file.
They can. A vendor's February 2023 press release describes post-Ian damage to a main circuit breaker at one tower, and buyers will ask what was repaired and whether any assessment remains. We gather the invoices and permits before we list.
Under the North declaration excerpt, up to six leases a year of at least 30 days each, with five days' notice to the association. We have no sourced rent figure for the towers, so we cannot quote a yield.
Permitted and approved work that meets the declaration's flooring and balcony rules supports a value. The MLS carries no finish field, so we assess each improvement ourselves, and a large remodel is a gamble when the typical residence closes $52,000 under its list.
It narrows the pool of buyers. The buyer takes the lease, tenants may not keep pets and the rider requires a $1,500 deposit, so we confirm the tenant's status before valuing.
Yes. The valuation, the estoppel, the application and the packet can all be handled by phone, email and the management office, and closing documents can be signed remotely or by mail.
It does not state a floor or view premium we cannot support, the association's assessment or a rental yield. We say where the record is thin and we give a range, not a false point.

If you are thinking about selling here, a valuation is the place to begin. It starts with the size of your residence and where it sits among the 64 recorded closings. It continues with the estoppel, the condominium documents and the buyer's application. It ends with a fee stack stated in one line and a price the recent closings can defend.
Our team has closed more than 4,000 transactions across Southwest Florida. Since Jesse started in Southwest Florida real estate in 2004, we have represented buyers and sellers across Estero's gated communities. Every fact on this Jasmine Bay guide traces to a primary record below: the towers' own posted documents, Florida state and Lee County records, FEMA and federal sources, and the developer's own published materials. Market figures come from the Southwest Florida MLS Matrix pull described in the last four lines.
Jasmine Bay's key documents are published by the towers, the State of Florida, FEMA and the federal government; the table links each to its issuing authority. The recorded declarations of condominium are available through the Lee County Clerk's official records, and the estoppel through the association's manager.
