A Fairway Woods at The Forest condominium has recently been worth about $245,000 to $395,000, depending mostly on its floor plan. The Southwest Florida MLS counts 9 Fairway Woods closings in the 12 months to September 23, 2026 at a median of $350,000, and 12 closings over 24 months at a median of $365,000.

Fairway Woods is 118 condominium units in three recorded sections and three county floor plans of 1,782, 1,937 and 2,962 heated square feet, so what your unit is worth comes down to which plan you own and what has been done to it. Over the 12 months to September 23, 2026, the two two-bedroom sales closed at $245,000 and $262,000, the three three-bedroom sales at a median of $325,000 (from $265,000 to $350,000), and the four four-bedroom sales at a median of $380,000, the mean of the middle pair $375,000 and $385,000, on a range of $370,000 to $395,000. Fewer than ten sales sit in any plan in a year, so we list them rather than lean on one average.
A median of $350,000 describes the neighborhood, not your unit. The four-bedroom plan is 1,180 square feet larger than the two-bedroom plan on the county roll, and in 2026 it has sold for roughly $110,000 to $150,000 more, by our arithmetic on the closed sales. A renovated two-bedroom unit and an original-condition four-bedroom unit are different products that happen to share a street name, Fairway Woods Drive.

These are the facts that decide most Fairway Woods prices, each drawn from the Southwest Florida MLS pulled September 23, 2026, the Lee County parcel roll and recorded sales, FEMA’s flood map or Florida statute, and each repeated with its source further down this page. Read them before you read any online estimate of your unit.
A Fairway Woods condominium is valued by starting from the closed sales of the same floor plan, placing the unit in its section and building, reconciling MLS and county square footage, grading condition and openings, reading the fee and flood file, adjusting older sales for time, and testing the result against the listings inside The Forest’s gates.

The first comparables are the sales of your plan. A two-bedroom unit on the county’s 1,782 square foot plan starts from its six MLS sales at that size over four years, $240,000 to $294,000, the latest $262,000 in May 2026. A four-bedroom unit on the 2,962 square foot plan starts from its eleven sales at that size, $360,000 to $595,000, with the 2026 sales at $370,000 to $395,000. The three-bedroom plan sits between them.
Fairway Woods is three recorded sections: Section I, buildings 1 to 6; Section II, buildings 7, 8, 9, 16, 17 and 18; and Section III, buildings 10 to 15. A unit number’s leading digit or digits are the building, never the floor, so unit 1705 is in building 17. The section tells us which association’s budget, rules and estoppel your buyer will read.
The Lee County parcel roll records three plans, 1,782, 1,937 and 2,962 heated square feet, and every unit carries one of them. Listing agents have entered other figures, 2,036, 2,123, 2,230 and 2,715 square feet, for units the county records at one of the three plans. We price from the county plan and report the MLS figure beside it, so your price per foot compares like with like.
After roughly 35 to 40 years of owner updates, finish is the largest variable inside a plan. Kitchens, baths, flooring and lighting separate the bottom of a plan’s range from the top. We grade finish against the Fairway Woods units that actually sold, not against a generic Fort Myers renovation index.
Every Fairway Woods building was finished between 1986 and 1991, before the first statewide Florida Building Code took effect on March 1, 2002. Replaced windows, sliding doors and shutters, with permits and a wind-mitigation report, answer a buyer’s first insurance question. Which openings belong to the owner and which to the association is set in each section’s declaration, so we read it before we credit anything.
The county flags a garage on all 118 units, so a garage is the Fairway Woods baseline rather than a premium. The name promises fairways, but which units look across a fairway, a lake or a neighbor’s building varies building by building, and the county roll gives no view code we would publish. We judge the outlook in person, sale by sale.
A buyer underwrites two association layers, the Fairway Woods I or Fairway Woods II condominium association and The Forest’s master association, and neither publishes its fee. Those facts are the same for every unit in a section, so they set the neighborhood’s level rather than your unit’s place in it, but a missing estoppel or budget at launch costs days on market.
Fairway Woods’ closed sales span a repricing. The four-bedroom plan sold at $495,000 in 2023, at a 2024 median of $425,000, and at a median of $380,000 in both 2025 and 2026. A 2023 or 2024 sale is not a 2026 comparable without a time adjustment, and the $595,000 four-bedroom sale of August 2024 was an outlier, not a floor.
On September 23, 2026 the MLS showed five Fairway Woods listings asking $310,000 to $339,000, none a four-bedroom unit, and one Waters Edge unit at $325,000. Your number has to make sense to a buyer standing in all six.
Fairway Woods condominiums sold nine times in the 12 months to September 23, 2026, at a Southwest Florida MLS median of $350,000, for $2,972,000 in closed volume. The range ran from $245,000 for a two-bedroom unit to $395,000 for a four-bedroom unit, at a median of $136.81 per square foot of living area.

Nine is an odd count, so the $350,000 median is an observed sale: the three-bedroom unit in building 13 in March 2026. By section, Section I had three closings at a median of $262,000, Section II two, at $325,000 and $395,000, and Section III four at a median of $360,000, the mean of $350,000 and $370,000. Four of the nine closed in February 2026, the heart of the season.
One of the nine closed at its final list price: the three-bedroom unit in building 7 at $325,000 in December 2025, after 287 days on market. The other eight closed between 92.98% and 98.59% of their final list prices. The record holds the final list price, not the original one, so a long market time can hide earlier reductions.
The 12 months before this window, September 24, 2024 to September 23, 2025, recorded only three closings, all four-bedroom units, at a median of $380,000 and 90.11% of list. Add them to the nine and the 24-month median rises to $365,000 while the 12-month median sits at $350,000. The mix of floor plans changed more than the market did.
Lee County’s recorded, qualified sales for the same three sections show 38 Fairway Woods sales from September 24, 2022 to June 25, 2026, the newest sale in the county file, at a median of $345,000. Matched to MLS closings by address, date and price, 7 of the 38 never appeared in the MLS. By section the county medians are $300,000 in Section I on 11 sales, $370,000 in Section II on 11, and $352,500 in Section III on 16. We read both records, because a seller who assumes the MLS shows every comparable can miss one.
A Fairway Woods condominium is worth what its floor plan supports: over the 48 months to September 23, 2026, four-bedroom units sold at a median of $390,000, three-bedroom units at $335,000 and two-bedroom units at $273,750. Floor plan, not section, is what separates Fairway Woods prices, so every valuation starts inside one plan.

Thirty-six units carry the county’s 1,782 square foot plan. Six MLS sales at 1,782 square feet of living area closed in four years, from $240,000 to $294,000, at a median of $261,000, the mean of $260,000 and $262,000. The two sales of the last 12 months were $245,000 in January 2026 and $262,000 in May 2026, the second after four days on market. The county’s 2026 median just value for the plan is about $207,300.
Thirty-six units carry the county’s 1,937 square foot plan. Four MLS sales at 1,937 square feet closed in four years at a median of $332,500, the mean of $325,000 and $340,000, from $265,000 to $370,000; the latest was $265,000 in February 2026. Some listings describe this plan as two bedrooms plus a den, and several entered a larger living area, so we match it by the county record first.
Forty-six units carry the county’s 2,962 square foot plan, 20 of them in the five eight-unit buildings, 1, 2, 13, 14 and 18. Eleven MLS sales at 2,962 square feet closed in four years at a median of $395,000 and $133.36 a foot, from $360,000 to $595,000. In 2026 the four sales ran $370,000 to $395,000. It is the most house inside the gates for the money, and the plan buyers negotiate hardest.
The MLS carries its own labels: two bedrooms plus a den, three bedrooms, townhouse, low-rise. The county records the 2,962 square foot plan at one story and the 1,782 and 1,937 plans at two stories, and the MLS files some four-bedroom units as townhouses and others as low-rise units. We report the county’s attributes exactly as recorded and draw no conclusion from them about which units are upstairs; we walk the unit.
The biggest plan is the cheapest per foot: $135.89 a foot for four-bedroom units over 48 months, against $146.47 for two-bedroom and $156.95 for three-bedroom units. A buyer pays for the unit, not the square foot, so the extra 1,180 square feet of the large plan adds much less than 1,180 times the small plan’s rate. That is why a community per-foot figure always misprices a Fairway Woods unit.
A Fairway Woods condominium sells at a similar level in all three sections once the floor plan is held constant. Over 48 months Section I sold at a median of $309,500, Section II at $360,000 and Section III at $352,500, and those gaps come mostly from which plans happened to sell, not from a premium for the section.

Section I is the original Fairway Woods: 40 units in buildings 1 to 6, built in 1986 and 1987, with its own association, Fairway Woods at the Forest I Condominium Association Inc., and its own pool parcel at 16440 Fairway Woods Drive. Five of its eight MLS sales in 48 months were two-bedroom units, counting one listed as two bedrooms plus a den, which is why its median, $309,500, is the lowest of the three sections. Its median ground, 9.1 feet NAVD88, is the highest in The Forest.
Section II is 38 units in buildings 7, 8, 9, 16, 17 and 18, built 1988 to 1990, operated by Fairway Woods at the Forest II Condominium Association, Inc. It recorded the highest Fairway Woods sale of the period, a four-bedroom unit in building 17 at $595,000 in August 2024, and three of today’s five listings. Its county median, $370,000, is the highest of the three.
Section III is 40 units in buildings 10 to 15, built 1989 to 1991. Its own association merged into Section II’s in 1991, so a Section III owner belongs to Fairway Woods II and shares the recreation parcel and pool at 16220 Fairway Woods Drive. Section III has been the busiest section, 14 MLS closings in 48 months and four in the last 12 months at a median of $360,000.
The three sections share the same three floor plans, the same master association, the same FEMA panel and the same gates. What differs is the condominium association: Section I’s budget and rules against those of Fairway Woods II. A buyer reads the association’s documents, not the section number, so we value your unit on its plan first and adjust for the association file only when its budget, reserves or rules give a buyer a reason to.
Price per square foot at Fairway Woods is mostly a floor-plan index, because the largest plan always prices lowest per foot. Over the 48 months to September 23, 2026 the median was $143.48 a square foot of MLS living area on 31 sales; over the last 12 months it was $136.81 on 9 sales.

Over 48 months: $143.48 a foot, 31 sales, the median an observed sale. Over 24 months: $135.08, the mean of $133.36 and $136.81, on 12 sales. Over 12 months: $136.81 on 9 sales. The per-sale figures ran from $121.54, a four-bedroom unit in June 2025, to $200.88, the four-bedroom building 17 sale of August 2024. We compute each sale’s own ratio and take the median of those, never total dollars over total feet.
Two square-foot figures describe the same Fairway Woods unit, and they do not always agree. The county records three plans, 1,782, 1,937 and 2,962 heated square feet. MLS living area is entered by the listing agent, and several listings report 2,036, 2,123, 2,230 or 2,715 square feet for units the county records at one of the three plans. Every per-foot figure on this page uses MLS living area, because that is what a buyer’s agent and an appraiser see on the listing.
Place your unit among the sales of its own plan, read off the price per foot of its closest matches, and multiply by the plan’s square footage. That is a starting estimate, not a valuation, and the steps above adjust it for condition, openings, the document file and time.
Fairway Woods values have softened since 2023. The median price per square foot of living area fell from $167.12 in 2023 to $143.48 in 2024 and about $133 to $135 in 2025 and 2026, while the median sold price moved with the mix of plans that sold, from $340,000 in 2023 to $360,000 in 2026 to date.

The four-bedroom plan is the cleanest series, because it is one plan of 2,962 square feet on the county roll. It sold at $495,000 in 2023 (one sale), at a median of $425,000 in 2024 (four sales, the middle pair both $425,000, on a range of $379,000 to $595,000), at a median of $380,000 in 2025 (three sales) and at a median of $380,000 in 2026 (four sales, the mean of $375,000 and $385,000). The 2025 and 2026 sales sit together, which is the level a four-bedroom valuation starts from today.
The two-bedroom record mixes the county’s 1,782 square foot plan with listings that entered 2,123 square feet. On the MLS labels it sold at $294,000 and $370,000 in 2023, at a median of $273,750 in 2024 (six sales, the mean of $262,500 and $285,000), and at $245,000 and $262,000 in 2026. Both 2026 sales sit below the 2024 median.
One building 15 unit sold at $335,000 in September 2023 and again at $370,000 in February 2024, a 10.4 percent gain in five months by our arithmetic. It is the only repeat sale in the four-year MLS record, and it came at the top of the market, before the per-foot slide of 2024 and 2025.
No Fairway Woods MLS closing fell between September 24 and December 31, 2022, the weeks after Hurricane Ian; the first MLS closing in the window was January 10, 2023, at its full list price of $340,000. Lee County’s file does record two qualified Fairway Woods deeds in November and December 2022 that never appeared in the MLS. Without their terms we do not use them as comparables.
An owner who bought before 2023 still holds a gain on most plans, but the per-foot record says the 2023 level is not today’s level. The 2026 sales, $245,000 to $395,000, are the evidence a buyer’s appraiser will use, and a valuation that anchors on 2023 or on the $595,000 outlier invites a long market time.
Fairway Woods condominiums took a median of 34 days on market and sold at a median of 96.34% of list price in the 12 months to September 23, 2026, on 9 closings. Only one of the nine closed at its full final list price, and on September 23, 2026 five units were for sale, about 6.7 months of supply.

A 96.34% median says Fairway Woods buyers negotiate about four percent off a final list price, and in a neighborhood of three repeated plans they negotiate with the plan’s recent sales in hand. The four-bedroom plan negotiates hardest, a 48-month median of 94.21% of list, against 96.85% for two-bedroom and 98.59% for three-bedroom units. A four-bedroom list price has to start where the closed sales are.

The five ask a median of $325,000. The three-bedroom asks sit at or near the $325,000 median of the last 12 months’ three-bedroom sales. The two-bedroom listing asks $335,000 against two-bedroom closings of $245,000 and $262,000 in the same 12 months, and the building 3 unit on the list sold in August 2023 for $325,000 and is offered today at the same price.
Five listings against 9 closings in the last 12 months is about 6.7 months of supply, by our arithmetic. Against the slower 24-month pace, 12 sales in 24 months, the same five listings are about 10 months. By the usual rule of thumb, more than six months favors buyers, so Fairway Woods leans toward buyers on either measure, and pricing to the plan’s recent sales matters more than usual.
Four of the nine closings of the last 12 months fell in February 2026, and none closed between June and September 2026 after the May sale. A closing lags its contract by several weeks, so a Fairway Woods unit that is valued, prepared and listed by early January meets the largest pool of seasonal buyers.
Price to the band your plan can honestly reach, present the unit for the season, and have both estoppels and the association documents ordered before the first showing. In a market this thin, the right price at launch usually sells faster and nets more than a high price followed by reductions.
A Fairway Woods buyer most often compares Waters Edge at The Forest, the other large-unit condominium inside the gates. Fairway Woods offers more space for the money, a garage on every unit and the highest ground in The Forest; Waters Edge offers a smaller 36-unit neighborhood with one-story villas and sells closer to asking at a higher price per foot.

A buyer should choose Fairway Woods for the most interior space inside the gates for the money, a garage on every unit, a 2,962 square foot four-bedroom plan on 46 of its 118 units, and the highest ground in The Forest. A buyer should choose Waters Edge at The Forest for a one-story villa in a 36-unit neighborhood and is prepared to pay about $59 more per square foot of living area for it, by our arithmetic on the 48-month medians. Your Fairway Woods valuation has to sit where a Waters Edge shopper can say yes to the extra space.
Waters Edge’s two products are two markets. Over 48 months its units in the two-story buildings closed at $280,000 to $404,000, at a median of $325,000 on five sales, and its villas at $425,000 to $520,000 on six sales. A Fairway Woods four-bedroom unit, at $370,000 to $395,000 in 2026, sits between them: more space than any Waters Edge unit and less money than any Waters Edge villa.
Waters Edge closed at a median of 97.94% of list over 48 months, and its three sales of the last 12 months at a median of 99.05%, including a 2,222 square foot villa at its $425,000 list price with 0 days on market in May 2026. Fewer units and a scarcer one-story villa product explain most of it. Fairway Woods, with 118 units and five listings, gives buyers a choice, so its list prices have to be sharper.
Fairway Woods’ median ground, 8.5 to 9.1 feet by section, is 1.9 to 2.5 feet above Waters Edge’s 6.6 feet, and no Hurricane Ian high-water mark was surveyed at a Fairway Woods building, while one was surveyed about 2.9 feet above ground at a Waters Edge building. For a buyer whose first question is the flood file, that is the strongest line in a Fairway Woods listing.
Online estimates miss on Fairway Woods condominiums because they read 118 units under one MLS name, listing square footage that does not match the county’s three plans, unit numbers that look like floors, and a county roll that values each plan in a narrow band, while the price turns on plan, condition and the document file.

The MLS carries all three Fairway Woods sections under one neighborhood name, and the county splits them into three recorded instruments. A model that averages the neighborhood blends a $245,000 two-bedroom sale with a $395,000 four-bedroom sale and describes neither unit.
A model divides by whatever square footage its source carries. At Fairway Woods, listings have entered 2,036, 2,123, 2,230 and 2,715 square feet for units the county records at 1,782, 1,937 or 2,962. The same unit can look expensive or cheap per foot depending on which figure a model picked up.
At Fairway Woods the leading digit or digits of a unit number are the building, so unit 1402 is in building 14, not on a fourteenth floor. Every Fairway Woods building is recorded at one and two stories. A model or a listing that reads a floor from the number is wrong, and a buyer who notices loses trust in the rest.
Lee County’s 2026 just values, a mass-appraisal figure set for taxation, run at medians of about $207,300 for the 1,782 square foot plan, $219,317 for the 1,937 plan and about $289,600 for the 2,962 plan. The 2026 sales of those plans ran $245,000 to $395,000. The roll is useful for comparing plans, not for pricing one unit.
A model cannot see replaced windows and a wind-mitigation report, a renovated kitchen, the outlook from a unit, the association’s budget and reserve schedule, or an estoppel with nothing owed. At Fairway Woods those are the difference between the top and the bottom of a plan’s range.
Treat it as the number a buyer may have seen, not as your value. If it is low, your valuation should show why, with your plan’s sales and your unit’s documents. If it is high, better to know before you list than after a season on the market.
A Fairway Woods buyer prices in two association assessments, the Fairway Woods I or Fairway Woods II condominium fee and The Forest’s master assessment, plus a Lee County tax bill that resets at sale, the San Carlos Park fire levy, private sewer and flood insurance. Neither Fairway Woods association and not the master association publishes its fee.

Each Fairway Woods association sets its own fee, which is not published; it appears in that association’s budget and resale estoppel certificate. The master association does not publish its assessment either; the amount appears in its annual budget and on the estoppel certificate issued with every resale. Florida caps each estoppel fee at $250 when nothing is delinquent, plus $100 for delivery within three business days and up to $150 more if the account is delinquent, under section 718.116 for the condominium and section 720.30851 for the master association.
Neighborhood associations’ special assessments are not published; buyers can find them in the association’s estoppel certificate and meeting minutes. A buyer reads the reserve schedule in the budget and asks the board for its roof and paving history, and a seller who has those in the file before listing removes a reason to discount.
Florida’s Save Our Homes cap resets to just value on a change of ownership under section 193.155, so a buyer’s tax bill will usually be higher than a long-time homesteaded seller’s. Forty-six of Fairway Woods’ 118 units carry a homestead exemption on the Lee County parcel roll. The bill also carries the San Carlos Park Fire Protection and Rescue Service District levy of 2.3590 mills for fiscal year 2025/26 and Lee County’s solid waste assessment; there is no community development district and no county MSTBU line.
Forest Utilities, Inc., a private utility, provides sewer service; its rates are not published online, so we ask every seller for twelve months of bills. The Forest is a non-bundled community: buying a home does not require joining the club, so a Fairway Woods buyer who does not join owes the club nothing, and no club value is built into a Fairway Woods price.
Documentary stamp tax on the deed is 70 cents per $100 of consideration under section 201.02. By our arithmetic it is $1,834 on a $262,000 two-bedroom sale, $2,450 at the $350,000 twelve-month median and $2,765 on a $395,000 four-bedroom sale. A single total assembled from guesses would look precise and be wrong for someone. No. Florida’s milestone structural inspections and structural integrity reserve studies apply to condominium buildings three or more stories in height, and Lee County records every Fairway Woods building at one and two stories. In The Forest, only Sparrowood’s three buildings reach three stories, so a Fairway Woods seller carries neither requirement into the sale.

Section 553.899 requires milestone structural inspections of condominium buildings three habitable stories or more in height, and section 718.112(2)(g) requires a structural integrity reserve study for the same class of building and states that it does not apply to buildings less than three stories in height.
Since those laws took effect, the first structural question a Florida condominium buyer asks is whether the building has passed its milestone inspection and whether its reserve study is funded. At Fairway Woods the honest answer is that neither applies, which removes a line of doubt that buyers of three-story condominiums elsewhere have to price.
Being outside the statutes does not make reserves optional. A buyer will still ask each Fairway Woods association for its current budget and reserve schedule, its most recent roof and paving work, its insurance declarations, and whether any special assessment is proposed or levied. Those documents show whether a building finished between 1986 and 1991 has been kept up.
The flood zone affects a Fairway Woods valuation at the neighborhood level: every unit sits in FEMA Zone AE with an 11-foot base flood elevation on panel 12071C0438H, effective November 17, 2022, so every financed buyer carries flood insurance. What sets Fairway Woods apart is ground, the highest in The Forest.

Every Fairway Woods parcel reads Zone AE, base flood elevation 11 feet NAVD88, inside the Special Flood Hazard Area, on FEMA’s National Flood Hazard Layer and on Lee County’s republished FIRM layer. All three sections are on one panel, 12071C0438H. The November 2022 revision raised the base flood elevation across The Forest by one foot, from 10 to 11 feet.
Fairway Woods’ median ground is 9.1 feet NAVD88 in Section I, 8.7 in Section II and 8.5 in Section III, per Lee County’s 2018 LiDAR spot elevations layer, the three highest readings of all 19 neighborhoods inside the gates. That is 1.9 to 2.5 feet below the base flood elevation by our arithmetic, the smallest gap in the community. Ground is a starting point for insurance, not a substitute for the building’s elevation certificate.
U.S. Geological Survey crews surveyed Hurricane Ian high-water marks of about 2.9 feet above ground at a Waters Edge condominium building inside The Forest, per the agency’s Short-Term Network record for Ian. No mark was surveyed at a Fairway Woods building, and no public record we reached says whether water entered any Fairway Woods unit. We do not treat listing descriptions of storm history as evidence, and neither should a buyer.
Under section 718.111(11), the association insures the condominium property under its master policy and each owner insures the interior, contents and improvements under a unit-owners policy. Unincorporated Lee County is a Class 5 community in FEMA’s Community Rating System, worth a 25 percent discount on eligible NFIP flood premiums. We publish no premium, because a premium quoted without the master policy and the elevation certificate is a guess.
Lee County applies FEMA’s substantial improvement and substantial damage rule in unincorporated Lee County, per the county’s substantial improvement page: work costing 50 percent or more of a building’s market value brings the structure under current flood rules. In a condominium that is the association’s concern for the building, which is one more reason buyers ask for the association’s insurance and reserve file.
Give buyers the association’s master policy declarations and your unit-owners policy early, ask the association whether the building has an elevation certificate, and have a wind-mitigation report on your unit’s openings. A buyer who can price flood and wind cover on day one discounts less for uncertainty.
A Fairway Woods seller owes every buyer Florida’s flood disclosure at or before contract, and, because Fairway Woods is a condominium, the section 718.503 resale documents: the declaration, articles, bylaws, rules, the latest financial information and the question-and-answer sheet. A missed delivery hands the buyer a cancellation right and a second chance to negotiate.

For a condominium resale, section 718.503 requires the seller to give the buyer the declaration, articles of incorporation, bylaws and rules, the association’s most recent year-end financial information and its frequently asked questions and answers document. If they are not delivered before signing, the buyer may cancel within the period the statute sets. Section 720.401 does not apply to an association regulated under Chapter 718; how the master association’s own disclosure is handled on a condominium resale is a question for your closing agent.
Every seller must complete and provide a flood disclosure at or before the time the sales contract is executed, under section 689.302. At Fairway Woods the zone is the same for every unit, so the disclosure is straightforward, and a seller who adds the building’s elevation certificate turns a required form into a selling point.
Section I’s Amended and Restated Articles, adopted April 29, 2024 and filed July 12, 2024, give its association the power “To approve or disapprove the transfer, leasing and occupancy of units, as provided in the Declaration.” We read the declaration’s approval procedure on day one and build it into the contract timeline, because an approval that runs late moves the closing date.
The items that move a Fairway Woods number before listing are the document file, the flood and wind paperwork, condition inside the plan’s range, association approval letters for past alterations, and timing for the season. None of them changes the plan you own; each of them changes where in the plan’s range your unit sells.

Order both estoppel certificates, both budgets with the reserve schedule, the insurance declarations and the declaration with every amendment before the first showing. Fees are not published at any layer at Fairway Woods, so the unit that answers the fee question on day one competes against units that cannot.
Ask the association for the building’s elevation certificate and commission a wind-mitigation report on your unit’s openings. Both feed straight into a buyer’s insurance quote, and both are documents rather than claims.
The closed sales say plan and finish together explain the spread inside each plan: the 2026 two-bedroom sales ran $245,000 to $262,000 and the four-bedroom sales $370,000 to $395,000. A renovation aimed at the top of your plan’s band usually pays; one aimed beyond it rarely does, because the next plan up sets the ceiling.
Alterations that touch the building, windows, doors, flooring over another unit or the exterior normally need association approval under the declaration and rules. Find the letters for any past work; a missing letter becomes a negotiation point.
Four of the nine closings of the last 12 months fell in February 2026. The master association’s 2022 emergency plan estimates The Forest’s population at about 1,000 year-round and about 2,000 in peak season, so a unit valued and prepared in the fall and listed by early January meets them at the right time.
