More about Jesse McGreevy, Marc Comisar and our team on the McGreevy and Comisar about page.

McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008, value Barefoot Bay homes from the Collier County deed record, sale by sale, and this page answers one question honestly: what is my Barefoot Bay home worth? Our Barefoot Bay guide describes the nine single-family homes on Barefoot Bay Court, beside Barefoot Beach in unincorporated Collier County, Florida, with a Bonita Springs mailing address.

This is Barefoot Bay Court, not the large retirement community of the same name in Brevard County on Florida’s east coast. It is also outside the Barefoot Beach gate: the nine homes are zoned RSF-5, sit outside the planned unit development and belong to their own association under chapter 720 of the Florida Statutes, which is not a condominium.

The county has recorded 3 qualified sales of Barefoot Bay homes in the last 60 months, $1,950,000 on October 14, 2021, $3,100,000 on January 31, 2024 and $3,475,000 on November 26, 2025, and 1 in the last 12 months. With nine homes no median fits, so this page lists the sales and the roll home by home.

What Is My Barefoot Bay Home Worth in 2026?

A Barefoot Bay home is worth what the nearest like house on Barefoot Bay Court has recorded for recently, adjusted for size, age, condition, flood elevation and the association’s approval step. County records show 3 qualified sales in 60 months, from $1,950,000 to $3,475,000, so a valuation here compares houses, never averages.

Data updated: October 2026 (Collier County Property Appraiser public data files, 2026 preliminary roll, sales through August 24, 2026)

What the county record shows, by window

We count back from October 1, 2026 and test four windows for the first with 10 or more county-qualified sales. None reaches 10, so we print no median and list the sales instead.

WindowQualified salesSales in the window

24 months (since 2024-10)1$3,475,000

60 months (since 2021-10)3$1,950,000, $3,100,000 and $3,475,000

Source: Collier County Property Appraiser public data files, sale file through August 24, 2026. Qualified means the county coded the sale as an arm’s-length sale usable for valuation, and all 3 are resales. The record since December 2003 holds 21 qualified sales over nearly 23 years, so we use it for repeat sales and never as a price signal. Recorded but not qualified deeds are never folded in.

What the Southwest Florida MLS shows

The Southwest Florida MLS, pulled October 3, 2026, shows 1 Barefoot Bay closing in the 12 months to that date and 3 in the 60 months. Three sales are too few for a median price, so we print each one: $3,475,000 on December 5, 2025, after 111 days on market against a final list price of $3,749,000; $3,100,000 on February 5, 2024, after 193 days against a final list price of $3,475,000; and $1,950,000 on October 15, 2021, after 29 days against a final list price of $1,975,000. No Barefoot Bay home was active or pending on October 3, 2026, so months of supply is zero, an indicative figure on 1 closing a year.

Key Takeaways

These facts come from the Collier County deed and tax record, recorded documents, agencies and Florida law. Data updated: October 2026.

  • 3 qualified sales in 60 months and 1 in 12, from $1,950,000 to $3,475,000, the latest on November 26, 2025.
  • No median. No window of 12 to 60 months reaches 10 sales, so every sale is listed.
  • County base area is not living area. Base area runs 1,317 to 2,624 square feet and adjusted area 3,487 to 5,623, so price per square foot depends on the measure.
  • Just value is not a price. For the 3 sales, the 2026 just value ran from 60.4 to 107.9 percent of the price.
  • Repeat sales: 7 of 7 resale-to-resale pairs are higher, which is an observation, not a trend.
  • A sale needs board approval, with a 30-day review, as we read the 2023-recorded amendment.
  • Collier custom: the buyer customarily pays the owner’s title policy, and the seller pays deed stamps, $24,325 on $3,475,000.
  • Flood: every address we tested is in Zone AE at 10 or 11 feet.
  • No assessment figure is published; the budget and estoppel certificate give it.

Why Value Your Barefoot Bay Home With McGreevy and Comisar?

Value your Barefoot Bay home with McGreevy and Comisar because we read the deed record sale by sale, know the nine homes on Barefoot Bay Court and the association that governs them, and say plainly what a record this small cannot show. We are Top 1% Real Estate Agents Nationally Since 2008, and we prepare every valuation personally.

What we tracked first-hand here

We tracked every one of the 21 Barefoot Bay sales in the county’s qualified record since December 2003 and all 13 parcels on the court’s 2026 preliminary roll, and we read the recorded declaration and its three amendments. A Barefoot Beach specialist works from that record before quoting a number.

Our record behind this page

Domain Realty, our brokerage, closed 129 transaction sides in ZIP code 34134, the ZIP code Barefoot Beach shares, in the 60 months to October 5, 2026, for $90.2 million in volume counted by side, per the Southwest Florida MLS pulled that day, and McGreevy and Comisar alone have over $900 million in sales. The home whose public record we walk through below is a county-record example.

Get a free Barefoot Bay home valuation by entering your address in the valuation form on this page, calling Jesse direct at (239) 898-6072, or booking a walk-through. We send a range built from the nearest recorded sales on Barefoot Bay Court, not a ZIP-wide estimate, and a full pricing file after the walk-through.

What we need from you

Your house number, the year built, any rebuild or renovation with dates and permits, your roof, windows and doors, any elevation certificate or survey, and any exterior change the association approved.

What you get back

  • A value range built from the nearest like homes on the court, each with its date, price, base and adjusted area and Official Records reference.
  • The flood, approval and document facts a buyer will weigh, and a list of papers to gather before you list.

No obligation

A valuation is not a listing agreement. Why Does an Online Estimate Miss Barefoot Bay Values Near Barefoot Beach?

An online estimate misses Barefoot Bay values because a formula needs many comparable sales and this court has 3 in five years, because county base area is not living area, and because no formula reads the board’s 30-day sale review, a 2017 rebuild date or an elevation certificate. Nine homes give it very little to learn from.

Three sales in five years leave a formula little to read

The three sales were $1,950,000 for a house with 1,499 square feet of base area, $3,100,000 for 1,807 and $3,475,000 for 1,317. The smallest base area sold for the most, which a formula built on base area would not predict.

Base area is not living area

The county’s base area for the nine homes runs from 1,317 to 2,624 square feet. It is the roll’s measure of the largest building on the parcel, not the living area on a listing. The Southwest Florida MLS, pulled October 3, 2026, carries living area for the 3 homes that closed in the 60 months to that date: 3,487, 4,840 and 5,323 square feet. Beside the base area we show the county’s adjusted area, which adds garages, porches and other roofed space.

The county’s qualified flag leaves out whole years

The county recorded no qualified sale of a Barefoot Bay home in 2022, 2023 or 2026 through August 24. The county file lists no recorded but not qualified deed over $100,000 from 2019 through August 24, 2026, and one in 2018 that it does not itemize. The flag is thin in some years, so a missing deed is not proof that none was recorded, and we never average the two series together.

A formula cannot read the approval step or the elevation

The recorded 2023 amendment, as we read it, makes a sale subject to the board’s written approval with a 30-day review. The roll dates one house to 2017 although it sold as a finished home in 2009 and 2015, and Collier County indexes 8 elevation certificates for the court that a buyer’s insurer will ask about.

How Do We Value a Barefoot Bay Home?

We value a Barefoot Bay home by finding the nearest like house in the county record, putting base area and adjusted area side by side, reading the sale price and the county’s just value together, and adjusting for condition, age and flood position at a walk-through. We show the range and the sales behind it.

Step one: find the nearest like house

With nine homes on one court the nearest comparable is a specific house. We start with similar adjusted area and year built, then check the sale date, because five of the nine homes last sold more than five years ago and two have no qualified sale since 2009 or 2007.

Step two: use two measures of size and read the just value

The two measures differ by about 2.3 to 3.3 times on the three recent sales, so we state both and rely on neither alone. Beside each comparable we list the 2026 just value as a share of its price, which ran from 60.4 to 107.9 percent. The just value starts the conversation and never ends it.

Step three: adjust at the walk-through, then test the competition

The county file carries no view, water access, renovation or condition. The homes listed or pending against yours: on October 3, 2026 the Southwest Florida MLS showed no active and no pending Barefoot Bay listing. The pull records each listing’s final list price and days on market, and price changes, views and condition are read listing by listing when we prepare a valuation. We bring the current Southwest Florida MLS competition to your appointment.

What Did Barefoot Bay Homes Near Barefoot Beach Sell For in the Last Five Years?

Barefoot Bay homes recorded 3 qualified sales in the five years to August 24, 2026, from $1,950,000 to $3,475,000, and 1 in the last 12 months. With nine homes and few recent deals, each sale is a different house, so we list all three with both measures of size rather than quote a median that would mislead.

Data updated: October 2026 (Collier County Property Appraiser public data files, 2026 preliminary roll, sales through August 24, 2026)

The 3 qualified sales since October 1, 2021

Every qualified sale in the 60-month window is listed here. County base area is the roll’s measure of the largest building on the parcel and is not living area, and adjusted area adds garages, porches and other roofed space.

Source: Collier County Property Appraiser public data files, sale file through August 24, 2026. The three sales total $8,525,000, and the median of these 3 sales is $3,100,000, the middle sale and not a market price. The Southwest Florida MLS, pulled October 3, 2026, also shows 3 Barefoot Bay closings in the 60 months to that date: $1,950,000, $3,100,000 and $3,475,000, after 29, 193 and 111 days on market, against final list prices of $1,975,000, $3,475,000 and $3,749,000. The two sources count and date sales differently.

The five-year record, year by year

The window holds 1 sale recorded in the last three months of 2021, none in 2022 or 2023, 1 in 2024, 1 in 2025 and none in 2026 through August 24. The gaps are gaps in the county’s qualified record and not proof of a pause in deeds, so we draw no conclusion about pace. As arithmetic only, 3 sales against nine homes is 33.3 percent over five years, about 6.7 percent a year.

The range, and what sets it

The lowest sale, $1,950,000 at 5324, was a house with 1,499 square feet of base area. The highest, $3,475,000 at 5332, was the house with the smallest base area on the court, 1,317 square feet, and 4,302 of adjusted area. Each end is a single sale and not a price to expect for a different house.

What Is a Barefoot Bay Home Worth by Street, Size and Position?

A Barefoot Bay home’s county just value runs from $1,879,666 at 5328 Barefoot Bay Ct to $3,418,192 at 5352, with a median of $2,407,512 across the nine homes. Size, age, position and condition each move the number, and the record is too thin to separate them, so the roll is a starting range and not a price.

Data updated: October 2026 (Collier County Property Appraiser public data files, 2026 preliminary roll, sales through August 24, 2026)

Street: one private court

Barefoot Bay has one street, Barefoot Bay Court, with house numbers 5320 through 5352 on the Bonita Beach Road address grid, nine improved homes and four small non-home parcels (three common tracts and the road, $100 each). There are no buildings, floors or stacks, so the useful splits are size, age and position.

The nine just values add to $21,932,529. Older sales predate today’s roll by years, so the last column compares two different dates and is not a gain or a loss. Eight homes have a qualified sale on record, and 5320 has none.

Size, by adjusted area

The roll’s just value rises with adjusted area, but the three recent sales do not follow it. Median means the middle of the band’s homes, or the average of the middle two where a band holds an even number.

Source: Collier County Property Appraiser public data files, 2026 preliminary roll and qualified sales October 1, 2021 to August 24, 2026. The roll values are the county’s valuation and not sale prices, and the highest recent price was paid for a house in the smallest band.

Age and position

Roll years built are two homes in 2002, two in 2003, one each in 2004 and 2005, two in 2006 and one in 2017, the rebuild-or-renovation date we discuss below. The county roll carries no waterfront flag, and no recorded document we read says which lots touch the back bay, so we state no frontage premium. On our reading of the public map layers, all 13 roll parcels are in FEMA Zone AE at 10 feet NAVD88 and 8 also touch an 11 foot band.

What the record cannot split

The county file cannot tell us a house’s view, water access, bedroom count, renovation or living area, or which end of the court a lot sits on. The Southwest Florida MLS, pulled October 3, 2026, carries bedroom and bath counts and living area, 3,487 to 5,323 square feet, for the 3 homes that closed in the 60 months to that date. Views, water access and renovation are read listing by listing when we prepare a valuation. A walk-through turns a county range into a price.

Are Barefoot Bay Values Rising or Falling?

The county record cannot say whether Barefoot Bay values are rising or falling. The three qualified sales in 60 months climbed from $1,950,000 to $3,475,000, but they are three different houses, and 2022, 2023 and 2026 to date recorded none. Repeat sales of the same house show 7 of 7 resale-to-resale pairs higher, an observation and not a trend.

Data updated: October 2026 (Collier County Property Appraiser public data files, 2026 preliminary roll, sales through August 24, 2026)

Qualified resales by period

We group the 15 qualified resales on the record by period and show counts and ranges only, because no period reaches 10 sales and the houses differ. The six builder-direct deeds are left out, and so is the March 2004 trio explained below.

PeriodQualified resalesLowestHighest
2007 to 20104$1,350,000$3,000,000

Source: Collier County Property Appraiser public data files, qualified sales through August 24, 2026. The periods hold 4, 3, 6 and 2 resales, which add to 15. No qualified sale was recorded in 2006, 2008, 2011, 2012, 2014, 2016, 2017, 2018, 2022 or 2023, so each period describes a few houses and not the market.

Repeat sales of the same house

Ten pairs of consecutive qualified sales of the same finished house exist on the county record. Seven run from one resale to the next, and all seven are higher, by 5.9 to 104.4 percent. Three start at a builder-direct deed, and one of those is higher and two are lower. The three $795,000 deeds recorded on March 1, 2004 for 5332, 5336 and 5340 are the same price on the same day, which we read as sales of land and not of finished homes, so we leave them out.

Source: Collier County Property Appraiser public data files, qualified sales through August 24, 2026; percentages are the change in recorded price and the years are counted from recording dates. The 5340 pair for 2015 to 2020 spans a roll year built of 2017, and the two lower pairs start at builder-direct deeds recorded in 2005 and 2007, so none of these is a like-for-like gain.

What we do not conclude

Seven resale pairs are not a market, the pairs end in different years, and a house that was rebuilt between two sales is a different house. We state no direction, premium or annual rate of change for Barefoot Bay. The Southwest Florida MLS, pulled October 3, 2026, shows 3 closings in the 60 months to that date, 1 of them in the last 12 months, too few for a median days on market or sale-to-list ratio: they sold after 29, 193 and 111 days, at $1,950,000, $3,100,000 and $3,475,000 against final list prices of $1,975,000, $3,475,000 and $3,749,000. With no active listing on October 3, 2026, months of supply is zero, an indicative figure on 1 closing a year. The pull records the final list price only, so list-price changes are read listing by listing.

One Barefoot Bay Home’s Public Record

One Barefoot Bay house, 5340 Barefoot Bay Ct, has four recorded qualified sales in the county file, from a land-priced deed in 2004 to a resale in 2020, the longest chain on the court and not the house of the most recent sale. It is a public record.

Reading the record

The first deed was recorded on the same day, at the same $795,000, as the deeds for 5332 and 5336, and the roll dates the house to 2017, so we read 2004 as a land sale. From the 2009 resale to the 2015 resale the recorded price rose 13.3 percent in 5.2 years, and from 2015 to 2020 it rose 5.9 percent in 4.9 years. The house sold as a finished home in 2009 and 2015 and carries a roll year built of 2017, which fits a rebuild or substantial renovation in between, our inference, so the 2020 buyer probably paid for a different house than the 2015 buyer did. We did not read the permit file.

How the roll sees it today

The county’s 2026 preliminary just value is $2,468,433, or 137.1 percent of the 2020 price, and its 2026 preliminary tax bill is $23,208.20 against a median of $22,635.42 across the nine homes. The house has the same 1,499 square feet of base area as 5324, but its adjusted area is 4,776 square feet against 3,487 at 5324, 1.37 times as much, which is why base area alone cannot value a house on this court.

What one chain does and does not show

The record does not show what the owner spent between sales, what the listing asked or how long it sat. The Southwest Florida MLS, pulled October 3, 2026, carries a final list price, days on market and living area for each of the 3 Barefoot Bay closings in the 60 months to that date; list-price changes and renovation are read listing by listing when we prepare a valuation. We use a chain like this to test our adjustments at a walk-through, never to set a price.

What Moves a Barefoot Bay Home’s Value Up or Down?

A Barefoot Bay home’s value moves with its adjusted area and age, any rebuild and its permits, its flood elevation and insurability, the association’s sale-approval and leasing rules, and any water access a survey can document. The county record is too thin to price any of these, so each is a walk-through question, not a premium to assume.

Size on two measures

Adjusted area separates the houses more than base area does, from 3,487 to 5,623 square feet against 1,317 to 2,624. We state no price per square foot as the right yardstick, because the three recent sales gave $1,301, $1,716 and $2,639 on base area and $559, $671 and $808 on adjusted area, and the order of the houses changes between the two.

Age, rebuilds and permits

Roll years run from 2002 to 2017 for the nine homes. Collier County’s permit portal covers 2011 to the present, with an older system for 1989 to 2011, and the county encourages a permit review at sale. A seller who brings the permit history, plans and contractor invoices removes the first question a buyer’s agent asks, especially for the house with the 2017 roll year.

Flood elevation and insurability

Every address we tested is in Zone AE, and Collier County indexes 8 elevation certificate records for the court, which we did not open, so we state no floor elevation. A buyer’s insurer and lender will ask for the zone, the base flood elevation and the floor elevation, and a current roof and wind-mitigation report. We give no premium figure, because we found no document that supports one.

The sale-approval step and the buyer pool

As we read the 2023-recorded amendment, a sale needs the board’s written approval after notice with the contract, and the board has 30 days to approve or disapprove. Leases must be written, run at least 30 consecutive days, occur no more than three times in 12 months and carry board approval, and tenants may not keep pets. Our inference, which we label as ours, is that these rules steer the home toward owner-occupant buyers, though we have no Southwest Florida MLS data to measure it.

Water access and docks

No recorded document or county record we read states which lots touch water, and the declaration bars structures including docks in water management areas without the written permission of the association and the developer. We therefore state no dock, seawall or frontage premium. A buyer paying for water access will ask for the survey, the plat, any dock permit and the association’s written answer on boat storage.

Condition and exterior approvals

Exterior color, roofing, fences, lighting and any new structure need the board’s prior written approval, and the board may refuse on purely aesthetic grounds. A house with approved, documented improvements is easier to value than one with undocumented work, and a seller should gather the board’s approvals along with the permits.

How Do Fees, Approvals, Assessments and Insurance Affect Barefoot Bay Value?

Fees, approvals, assessments and insurance affect Barefoot Bay value because a buyer prices the whole annual cost and the closing timeline. No assessment dollar figure appears in any recorded document we found, so we publish none: the declaration says what assessments cover, and the current budget and an estoppel certificate give the number.

Data updated: October 2026 (Collier County Property Appraiser public data files, 2026 preliminary roll, sales through August 24, 2026)

What the declaration says assessments cover

The recorded declaration makes these common expenses: lawn care and irrigation on every lot, the surface water management system, the conservation areas, the association’s property, liability and fidelity insurance, and its administration. Every annual and special assessment is shared equally, one-ninth per lot, whatever a house’s size or value. An unpaid assessment can become a lien on the lot once the association records a claim, and a buyer of the lot is jointly liable for sums unpaid before the transfer.

The estoppel certificate and the approval fees

Under Florida Statute 720.30851 the association must issue an estoppel certificate within 10 business days after a written request, and the fee is capped by statute and adjusted every five years, so check the current form before you budget. The 2023-recorded amendment also allows a processing fee for approving a sale and a transfer fee for each lease applicant, in amounts no higher than the law permits. No dollar amount appears in that instrument, and none appears here.

The disclosure summary a buyer must be presented

For a resale in this chapter 720 association, Florida Statute 720.401 requires the seller to present a disclosure summary before the buyer signs. A buyer who was not given it before signing may cancel by written notice within 3 days after receiving it or before closing, whichever occurs first. The statute does not require the seller to deliver the declaration, budget or rules, so careful buyers ask for them. The condominium resale statute does not apply, because the declaration states that Barefoot Bay is not a condominium.

Insurance, and why it moves value

The declaration requires each owner to insure the house at full replacement cost and to name the association as an additional insured. Under Florida Statute 627.351 Citizens Property Insurance does not cover a structure whose dwelling replacement cost is $700,000 or more, with a $1 million ceiling in counties where the Office of Insurance Regulation finds no reasonable competition. Citizens also requires flood coverage for a home inside a FEMA special flood hazard area, as every Barefoot Bay address we tested is. We cannot say whether any house qualifies, because replacement cost is not the county’s just value, and we give no premium figure.

Property tax, worked from the roll

The 2026 preliminary millage is 9.4020 mills on every parcel in the area, with no municipal levy. As an illustration for a non-homestead purchase at the median just value, before exemptions and non-ad valorem charges, $2,407,512 x 9.4020 / 1,000 = $22,635.43, against the county’s actual median 2026 preliminary bill of $22,635.42. Three homes carry a homestead exemption, 33.3 percent, and pay less than that arithmetic by $1,262.02 at 5324, $373.84 at 5332 and $4,920.76 at 5344. Under Florida Statute 193.155, homesteaded property is reassessed at just value as of January 1 of the year after a change of ownership, so a seller’s bill is not a forecast of a buyer’s.

Is the Property Appraiser’s Just Value the Same as Market Value?

No. The Collier County Property Appraiser’s just value is the county’s valuation for tax purposes as of January 1, and a sale price is what one buyer paid on one day. For Barefoot Bay’s 3 sales in 60 months the 2026 preliminary just value ran from 60.4 to 107.9 percent of the price.

Data updated: October 2026 (Collier County Property Appraiser public data files, 2026 preliminary roll, sales through August 24, 2026)

What the three recent sales show

For 5324 the 2026 preliminary just value of $2,104,066 is 107.9 percent of the $1,950,000 price paid in October 2021. For 5344 the just value of $2,394,983 is 77.3 percent of the $3,100,000 paid in January 2024, and for 5332 the just value of $2,099,621 is 60.4 percent of the $3,475,000 paid in November 2025. Two of the three sold well above the county’s number, the reason is not in the record, and three sales are too few to build a rule.

How to use the just value

Use it as a starting point for tax arithmetic, not as a ceiling or a floor on price. It is the same method county-wide, it is set once a year, and it does not see a house’s condition, any rebuild, a flood elevation or the approval step. Across all nine homes the just values run from $1,879,666 to $3,418,192, and the roll puts no value on the lots’ water access, because the county roll carries no waterfront flag for them.

Why homestead changes the bill and not the value

A homestead exemption lowers a tax bill and is a proxy for full-time residency, not a measure of price. Three of the nine homes carry it. The six homes without it pay the just value times 9.4020 mills to within a cent, so for those homes the roll’s tax bill is simple arithmetic. Your own bill depends on your exemptions, the final roll and any non-ad valorem charges.

Barefoot Bay vs Southport on the Bay: How Do the County Records Compare?

Barefoot Bay and Southport on the Bay are both single-family places with the Barefoot name, but Southport sits inside the Barefoot Beach gate with 100 homes and 29 qualified sales in 60 months, while Barefoot Bay sits outside it with nine homes and 3. That difference in record depth decides how a valuation is built in each.

The Southport median rests on 14 sales in 24 months and is the only median in the table. Each place’s lease terms and flood span come from its own audited guide.

Reading the two records together

The two records are different in kind. Southport’s 29 sales in 60 months give an appraiser a spread of comparable houses, while Barefoot Bay’s 3 give one nearest-house comparison at a time. The three Barefoot Bay prices overlap the lower part of Southport’s range, and the median just values are $2,407,512 and $2,603,340, but we state no premium or discount between the two places, because the samples are not alike and the houses differ.

Which record fits which owner

Use Southport’s record as context, never as a substitute, if you own on Barefoot Bay Court: the gate, the planned unit development and the larger sample belong to Southport. If you own in Southport, our Southport on the Bay home valuation page works from its own sales, and our Southport on the Bay guide covers its two associations and documents.

How Do Barefoot Bay Values Compare With the Rest of Barefoot Beach?

Barefoot Bay’s median 2026 just value of $2,407,512 sits above the Club’s and the Villas’ and below Southport’s, the Cottages’ and Bayfront Gardens’, and its 3 qualified sales in 60 months are fewer than any place’s except the Cottages and Barefoot Estates, at 1 each. Read each row with its own window and count.

What the table does and does not say

Only the Club, Southport and the all-residential row reach 10 sales within 60 months, so only they carry a median. The remaining places, Barefoot Bay among them, are valued sale by sale. What Will You Net When You Sell a Barefoot Bay Home?

A Barefoot Bay seller at the $3,475,000 recorded price would see about $3,265,587 before mortgage payoff and the association’s estoppel and approval fees, with a 2.5 percent listing commission and a 2.5 percent buyer-agent offer, or $3,352,462 with no buyer-agent offer. Collier custom puts the deed stamps on the seller and the owner’s title policy on the buyer.

Two net sheets at recorded prices

The first price is the latest qualified sale, recorded November 26, 2025, and the second is the lowest in the 60-month window, recorded October 14, 2021. They are single sales and not medians. The commission lines are examples, because every commission is negotiated and we quote no set rate.

Net before payoff and estoppel, no buyer-agent offer$3,352,462$1,876,262

Source: Florida Statute 201.02 for the $0.70 per $100 deed tax, so $3,475,000 / $100 x $0.70 = $24,325 and $1,950,000 / $100 x $0.70 = $13,650. The proration uses the nine homes’ median 2026 preliminary tax bill, $22,635.42, for 180 of 365 days as an illustration, and your own bill will differ. The lien search is an estimate. The estoppel fee is capped by statute and the sale-approval processing fee is not published, so neither is included. Both sheets assume no mortgage.

Who pays what in Collier County

In Collier County the buyer customarily pays the owner’s title policy and chooses the closing agent, and the seller customarily pays documentary stamp tax on the deed. The contract controls both. Since August 17, 2024 any compensation you offer a buyer’s agent can no longer be posted on the Southwest Florida MLS, and commissions remain fully negotiable.

What the sheet leaves out

The sheet leaves out your payoff, the estoppel fee, any association approval fee, any repair credit and the federal tax on any gain. It also leaves out time: the board has 30 days to review a sale and the association has 10 business days to issue an estoppel certificate, so we build your own sheet, with those lines and that calendar, at your appointment. What Could We Not Verify for This Page?

We could not verify the items below from a recorded or government source, and we say so rather than fill the gap with a guess. Each carries the route to the answer, whether that is the association’s manager, the county or a walk-through with us. Data updated: October 2026.

What we read and queried first-hand

We tracked every one of the 21 Barefoot Bay sales in the county record and all 13 parcels on the court’s 2026 preliminary roll, and read the recorded declaration at Official Records Book 2754, Page 899 and its three amendments. On October 1, 2026 we queried FEMA’s National Flood Hazard Layer and the county’s map layers for addresses on the court. We did not enter any association portal, read any permit file or open the 8 elevation certificates the county indexes for the court.

What we could not verify

  • Southwest Florida MLS figures. The pull of October 3, 2026 shows 1 Barefoot Bay closing in the last 12 months and 3 in the last 60, at $1,950,000 to $3,475,000, after 29 to 193 days on market, with MLS living area of 3,487 to 5,323 square feet. No home was active or pending, so months of supply is zero, an indicative figure on 1 closing a year. Three sales are too few for a median price, so each sale’s own figures are printed above. The pull records the final list price only, so price changes, views and condition are read listing by listing when we prepare a valuation.
  • Association assessments, budget, reserves and fees. No dollar figure appears in any recorded document or public page we found. Route: the current budget, the most recent financial report and the estoppel certificate from the association’s manager, under Florida Statutes 720.303, 720.401 and 720.30851. The sale-approval processing fee and the lease transfer fee are not stated in the 2023 instrument either.
  • How, or whether, owners contribute to the Barefoot Beach boulevard and guardhouse. The Master Association’s 2011 bylaws do not list Barefoot Bay as a member. Our reading that no Master assessment applies is an inference. Route: the association’s manager, in writing.
  • The effective date of the 2023 amendment. The certificate reads, in our optical character recognition of the scan, as a vote in May 2012, recorded January 10, 2023. Route: a Florida real estate attorney and your title agent, reading the recorded image.
  • Which lots touch water, and any seawall, dock, depth or riparian right. No recorded document or county record we read says. Route: a current survey, the plat, any dock permit and the association’s written answer on boat storage.
  • Whether the court has an operating entrance gate. The declaration lists entrance gates among its examples of common areas. Route: look at the entrance and ask the manager.
  • Permit history, including the 2017 roll year at 5340 and any storm repair. We did not search the permit file. Route: the county permit portal by address and the seller’s records.
  • Floor elevations. The county indexes 8 elevation certificate records for the court, and we did not open them. Route: the county flood map search, the Flood Info Hotline or a Florida surveyor.
  • Insurance premiums and carrier terms. Not published or not verified. Route: an independent insurance agent.
  • What the March 2004 deeds were. The three $795,000 deeds are our reading as land sales, because the roll dates the houses 2004, 2006 and 2017. Route: the deeds in the Clerk’s Official Records.

Frequently Asked Questions, Barefoot Bay in Bonita Springs Home Value Edition

These answers come from the Collier County deed and tax record, recorded Barefoot Bay documents, federal, state and county agencies and Florida law. County figures lead, with Southwest Florida MLS figures from the pull of October 3, 2026 beside them. Call Jesse direct at (239) 898-6072 for a range on your own Barefoot Bay home.

How much is my Barefoot Bay home worth?

It is worth what the nearest like house on Barefoot Bay Court recently recorded, adjusted for size, age, condition and flood position. The county shows 3 qualified sales in 60 months, from $1,950,000 to $3,475,000, and no median, so request a free valuation that compares your house with specific sales.

What is the median sale price in Barefoot Bay?

There is no median to quote. No window of 12, 24, 36 or 60 months holds 10 county-qualified Barefoot Bay sales, so we list them: $1,950,000 on October 14, 2021, $3,100,000 on January 31, 2024 and $3,475,000 on November 26, 2025. A median of three sales is the middle sale and not a market price.

Are Barefoot Bay home prices going up or down?

The county record cannot say. Qualified sales are few, none were recorded in 2022, 2023 or 2026 to date, and each sale is a different house. The 7 resale-to-resale pairs on record are all higher, but 7 pairs are an observation of those houses, not a market trend.

How many homes are in Barefoot Bay?

Nine. The 2026 preliminary roll shows nine improved single-family homes at 5320 to 5352 Barefoot Bay Court, plus four small non-home parcels valued at $100 each, three common tracts and the road. The recorded declaration allows up to nine lots, and the county roll agrees with that count.

How many homes sold in Barefoot Bay in the last year?

One qualified sale in the last 12 months, $3,475,000 on November 26, 2025, according to Collier County’s data files. The Southwest Florida MLS, pulled October 3, 2026, also shows 1 closing in the 12 months to that date, $3,475,000 on December 5, 2025. The two sources count and date sales differently. We list not-qualified deeds separately and never fold them in.

What is the price per square foot in Barefoot Bay?

On county base area the three sales in 60 months work out to $1,301, $1,716 and $2,639 per square foot, and on adjusted area to $559, $671 and $808. The two measures differ by about 2.3 to 3.3 times, so we compare houses using the same measure every time.

Is Barefoot Bay the same as Barefoot Beach?

No. Barefoot Bay is nine homes on a private court that opens onto Bonita Beach Road, zoned RSF-5 and outside the Barefoot Beach gate and planned unit development. Its association is its own, and the Barefoot Beach Master Association’s 2011 bylaws do not list it. Read our Barefoot Beach community page for the gated neighborhoods.

Is this the Barefoot Bay in Brevard County?

No. The bare name mostly returns a large retirement community in Brevard County on Florida’s east coast. This page covers Barefoot Bay Court, nine homes at 5320 to 5352 in unincorporated Collier County, next to the Barefoot Beach entrance. The two places share only a name.

Is Barefoot Bay in Bonita Springs or Naples?

Neither city. Barefoot Bay is in unincorporated Collier County, with a Bonita Springs, Florida 34134 mailing address, so Collier County taxes, schools and rules apply and no city levy does. Our Bonita Springs guide covers the market around it, and the mailing city and the county line are different things.

Does the board have to approve the sale of my Barefoot Bay home?

On our reading of the 2023-recorded amendment, yes. The owner gives the board notice with the purchase contract, and the board may require a credit history, references and an interview before it approves or disapproves within 30 days. Ask the association’s manager to confirm the process in writing, and have an attorney read the recorded image.

What are the association dues in Barefoot Bay?

No dollar figure is published in any recorded document or public page we found, so we state none. The declaration says assessments are shared equally, one-ninth per lot. The current budget and the estoppel certificate from the association’s manager give the number, and we request them before we price your home.

What do Barefoot Bay association assessments cover?

The recorded declaration lists lawn care and irrigation on every lot, the surface water management system, the conservation areas, the association’s property, liability and fidelity insurance and its administration. It lists no clubhouse, pool or beach club, and nothing from the Barefoot Beach Master Association or The Club at Barefoot Beach.

What flood zone is Barefoot Bay in?

Every address we tested is in FEMA Zone AE with a base flood elevation of 10 or 11 feet NAVD88 and no V zone, queried October 1, 2026 on panel 12021C0179J effective February 8, 2024. Collier County puts the court in evacuation Zone A. The county floodmap shows the zone for your address.

Does an elevation certificate affect my Barefoot Bay home’s value?

It can, because a buyer’s insurer and lender will ask for the floor elevation we do not state. Collier County indexes 8 elevation certificate records for the court, and the county floodmap search shows whether one is on file for your address. If none is, a Florida surveyor can prepare one before you list.

How does insurance affect Barefoot Bay home values?

The declaration requires full replacement-cost coverage, and Citizens Property Insurance has a replacement-cost ceiling under Florida Statute 627.351 that matters for houses of this value. We found no premium or deductible figure in any public record and publish none. A current roof age and wind-mitigation report are the first facts insurers and buyers ask for.

What property tax does a Barefoot Bay owner pay?

The 2026 preliminary millage is 9.4020 mills, with no city levy. At the nine homes’ median just value of $2,407,512 that illustrates to $22,635.43 before exemptions and non-ad valorem charges, against an actual median bill of $22,635.42. A homesteaded home pays less than that arithmetic.

Will my property tax bill change when I sell?

The buyer’s bill will not be yours. Under Florida Statute 193.155, homesteaded property is reassessed at just value as of January 1 of the year after a change of ownership. Three of the nine Barefoot Bay homes carry a homestead exemption, so a seller’s bill is not a forecast of a buyer’s.

What is the county’s just value of Barefoot Bay homes?

The 2026 preliminary just values run from $1,879,666 at 5328 to $3,418,192 at 5352, with a median of $2,407,512 and a total of $21,932,529 for the nine homes. Just value is the county’s valuation for tax purposes as of January 1, not a sale price and not an appraisal.

Why did a Barefoot Bay home sell for more than the county’s just value?

The record does not give the reason. For 5344 and 5332 the 2026 preliminary just value is 77.3 and 60.4 percent of the price, while for 5324 it is 107.9 percent. A just value does not see condition, a rebuild, flood elevation or the approval step, and three sales are too few to build a rule.

Are rentals allowed in Barefoot Bay, and do they affect value?

Yes, within recorded limits: written leases of at least 30 consecutive days, no more than three leases in 12 months, board approval of every lease and no tenant pets, as we read the 2023-recorded amendment. Vacation rentals and transient lodging are not permitted, which narrows the pool of buyers who want rental income.

Do docks or water access add value in Barefoot Bay?

We cannot say. The county roll carries no waterfront flag for these parcels, no recorded document we read states which lots touch water, and the declaration bars structures including docks in water management areas without written permission. We state no premium, and a buyer paying for water will ask for the survey and any permits.

How does a rebuild or renovation affect my Barefoot Bay home’s value?

It changes which comparable fits. One house carries a 2017 roll year although it sold as a finished home in 2009 and 2015, which fits a rebuild, our inference. Bring permits, plans and invoices, because an undocumented rebuild or renovation is harder for a buyer’s appraiser and insurer to credit.

What closing costs does a Barefoot Bay seller pay in Collier County?

By Collier County custom the seller pays documentary stamp tax on the deed, brokerage compensation as agreed, any sale-approval processing fee, the estoppel fee when the seller requests it and any lien payoffs, and the buyer pays the owner’s title policy. The contract controls. Our net sheet above shows the arithmetic at two recorded prices.

What happens if the board disapproves my buyer?

As we read the 2023 amendment, if the board disapproves a bona fide sale without good cause, the association must within 30 days deliver an agreement for the association or an approved purchaser to buy at the contract price or a fair appraised price. Have a Florida attorney read that text before you list.

Which Barefoot Bay sales will you use to value my home?

The nearest like house in the county record, usually one or two of the three sales in 60 months and, for age or size, an older sale from the 21 on record. We show each comparable with its date, price, county base and adjusted area and recording reference, and we say when it is a different house.

Should I sell my Barefoot Bay home now or wait?

We do not forecast prices. The facts are these: the newest qualified sale was November 2025 at $3,475,000, three homes have sold in 60 months, and Collier County’s preliminary flood maps are in a comment period that by our arithmetic ends around November 17, 2026. We would not time a sale on a map that is not in effect.

Will the new flood maps change my Barefoot Bay home’s value?

The preliminary Collier County flood maps issued March 20, 2025 are not effective. Our query of FEMA’s preliminary layer found the zone and base flood elevation identical to the effective 2024 values at every Barefoot Beach address point it could resolve, so we state no change. The effective panel and your elevation certificate control.

Is Barefoot Bay gated?

Not by the Barefoot Beach gate. The court is outside that gate and opens directly onto Bonita Beach Road. The declaration lists entrance gates among its examples of common areas, and we could not confirm whether the court has a gate of its own, so look at the entrance and ask the association’s manager.

Does a Barefoot Beach club membership transfer with a Barefoot Bay home?

No document we read ties a membership to a Barefoot Bay deed. The Club at Barefoot Beach is a separate private member club, and membership does not convey with a deed. Ask the club about availability, and tell no buyer that a membership is part of the sale unless the club confirms it.

Which schools serve Barefoot Bay?

The Collier County Public Schools locator returned Naples Park Elementary, North Naples Middle and Aubrey Rogers High for 2026-27 when we searched 5320 Barefoot Bay Ct on October 1, 2026. Zones change and the address is stored under Bonita Springs, so search your own address in the district’s zone map.

Why Does a Barefoot Beach Specialist Matter When You Value Your Home?

A Barefoot Beach specialist matters when you value your home because the area holds eight neighborhoods with very different records, one of them, Barefoot Bay, outside the gate, and a Barefoot Bay house is priced from its own court and not from a ZIP code. A specialist reads the documents, flood layers and roll before quoting a range.

McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008, read what the other side will read. A buyer’s agent, lender and insurer will read your estoppel certificate, your elevation certificate and the county roll, and a seller who has read them first sets a price that survives the contract period. Read our Barefoot Beach community page for the whole area, our Barefoot Bay guide for the court, and our Bonita Springs guide for the market around it.
