McGreevy and Comisar are a Bonita Springs buyer’s team, and this is our buying plan for a home in Barefoot Bay in Bonita Springs, the nine single-family homes on Barefoot Bay Court that sit beside, not inside, Barefoot Beach. Our Barefoot Bay guide holds the full record, and this page turns it into steps for a buyer.
This is not the large Barefoot Bay community in Brevard County, which shares only the name. The court is zoned RSF-5, sits outside the Lely Barefoot Beach planned unit development and the Barefoot Beach guard gate, and opens onto Bonita Beach Road. Its owners belong to their own homeowners’ association under chapter 720 of the Florida Statutes, not a condominium association under chapter 718. The Barefoot Beach Master Association’s recorded 2011 bylaws do not list it as a member, and how its owners contribute to the road and gate next door is not documented in any paper we found.
Bonita Springs or Naples? The mailing address says Bonita Springs, ZIP 34134, but the court is in unincorporated Collier County, inside neither city, so Collier County sets taxes, flood rules, permits and schools. Southwest Florida MLS figures on this page are from the pull of October 3, 2026.
To buy a home in Barefoot Bay in 2026, start with the papers, not the price: confirm what the recorded declaration allows, plan 30 days for the association board to approve a sale, get flood and wind quotes for the exact address, and price from the county’s three qualified sales in five years, because that is the whole recent record.
Nine homes produce almost no sales record, so the work is in the documents.
These are the eight facts a Barefoot Bay buyer should know in October 2026, each explained in the section that covers it.
Each link below jumps to its part of this page.
McGreevy and Comisar are the buyer’s agents for Barefoot Bay because we read the recorded declaration and its amendments, the county’s sales file and the flood maps before we recommend a home, and we write down what we could not confirm. We lead Domain Realty Group.

Recent Barefoot Bay buyer track record (last 12 months): Domain Realty, our brokerage, closed 24 transaction sides in ZIP code 34134, the ZIP code Barefoot Beach shares, in the 12 months to October 5, 2026, for $24.0 million in volume counted by side, per the Southwest Florida MLS pulled that day, including a $7,560,000 buyer-side closing at The Ritz-Carlton Residences, Estero Bay in April 2026. McGreevy and Comisar are the #5 real estate team in Florida and the #1 real estate team in Bonita Springs in the 2026 RealTrends rankings. For Barefoot Bay itself, the Southwest Florida MLS, pulled October 3, 2026, shows 1 closing in the 12 months to that date.
We tracked every one of the 3 county-qualified Barefoot Bay sales in the last 60 months, every one of the 21 in the qualified record since 2003 and all 13 roll parcels on the court. Jesse and Marc carry over $900 million in personal sales, and their Domain Realty Group team over $2.5 Billion.

The county’s record shows 1 qualified Barefoot Bay sale in the last 12 months ($3,475,000 on November 26, 2025), 3 in the last 60 months from $1,950,000 to $3,475,000, and 21 since December 2003. With nine homes and so few recent deals, this page lists the sales one by one and quotes no median.
Data updated: October 2026 (Collier County Property Appraiser public data files, 2026 preliminary roll, sales through August 24, 2026)
County-qualified sales are an arm’s-length record of improved sales over $1,000, not MLS closings. The first window with 10 or more sales would lead, and none of the 12, 24, 36 or 60-month windows gets there.
| Window | Qualified sales | The sales |
|---|---|---|
| Last 12 months (since October 2025) | 1 | $3,475,000 |
| Last 24 months (since October 2024) | 1 | $3,475,000 |
| Last 36 months (since October 2023) | 2 | $3,100,000 and $3,475,000 |
| Last 60 months (since October 2021) | 3 | $1,950,000, $3,100,000 and $3,475,000 |
We tracked every one of the 21 qualified sales in the county’s all-history file, $795,000 to $3,475,000 since December 2003. It spans nearly 23 years, so we use it as no price signal and print no median.
| Date | Price | Address | County base area (sq ft) | Per sq ft, base area | County adjusted area (sq ft) | Per sq ft, adjusted area |
|---|---|---|---|---|---|---|
| October 14, 2021 | $1,950,000 | 5324 Barefoot Bay Ct | 1,499 | $1,301 | 3,487 | $559 |
| January 31, 2024 | $3,100,000 | 5344 Barefoot Bay Ct | 1,807 | $1,716 | 4,621 | $671 |
| November 26, 2025 | $3,475,000 | 5332 Barefoot Bay Ct | 1,317 | $2,639 | 4,302 | $808 |
County base area is the roll’s measure of the largest building, not the MLS living area, and adjusted area adds garages, porches and other roofed space. These homes are tall and compact, so the measures differ by 2.3 to 3.3 times. Pick one measure for every comparison. Three sales are the whole record, not a trend.
The Southwest Florida MLS, pulled October 3, 2026, shows 1 Barefoot Bay closing in the 12 months to that date and 3 in the 60 months. Three sales are too few for a median, so we print each one: $3,475,000 on December 5, 2025, after 111 days on market against a final list price of $3,749,000; $3,100,000 on February 5, 2024, after 193 days against a final list price of $3,475,000; and $1,950,000 on October 15, 2021, after 29 days against a final list price of $1,975,000. MLS living area on the three ran from 3,487 to 5,323 square feet. No home was active or pending on October 3, 2026, so months of supply is zero, an indicative figure on 1 closing a year. The pull records the final list price only, so price changes are read listing by listing when we prepare an offer.
The 2026 preliminary just value is a tax valuation, not an appraisal or a price. Price divided by just value is $1,950,000 / $2,104,066 = 0.93 at 5324, $3,100,000 / $2,394,983 = 1.29 at 5344 and $3,475,000 / $2,099,621 = 1.66 at 5332, and three sales build no rule.
Five of the nine homes last sold more than five years before October 1, 2026, two have no qualified sale since 2009 (5336) or 2007 (5348), and 5320 has none on the county file, so a buyer’s nearest comparable is often a different house in a different year. Recorded deeds over $100,000 that the county did not mark qualified are a separate series and never fold into the one above. The file lists none for Barefoot Bay in the last 60 months and one in 2018. One qualified sale in 12 months against nine homes is 1 / 9 = 11.1 percent, and three in 60 months is 3 / 9 = 33.3 percent, about 6.7 percent a year. One sale moves the figure by 11 points, so we read the pace as slow and irregular, not as a trend.
The nine homes on Barefoot Bay Court differ by footprint, year and assessed value, so the right home depends on the need: the newest roll year is at 5340, the largest footprint at 5348, the most roofed area at 5352 and the smallest footprint at 5332.

Source: Collier County Property Appraiser, 2026 preliminary tax roll. The just values add to $21,932,529, and homestead, a proxy for full-time residency, covers 3 of 9 homes, or 33.3 percent.
The roll dates 5340 to 2017 and every other home to 2002 through 2006. It sold as a finished home in 2009, 2015 and 2020, so 2017 most likely reflects a rebuild or major renovation. We did not read the permit file, so ask the seller for the permit history.
Adjusted area is largest at 5352 (5,623 square feet) and 5348 (5,198), which carry the highest just values, and the lowest just value is $1,879,666 at 5328. Just value is a tax figure, not a price.
The roll carries no waterfront flag, and no recorded document we read says which lots, if any, touch the back bay, so we make no claim about frontage, seawalls or docks. A buyer paying for water should ask for the survey, any dock permit and the association’s written answer on boat storage. The declaration bars boats outside a garage.
Owning a home in Barefoot Bay costs the county tax bill, the owner’s insurance, the association’s assessment, and one-time approval, estoppel and closing items. No dollar assessment appears in any recorded document or public page we found, so the estoppel certificate is the route to that number.
Data updated: October 2026 (Collier County Property Appraiser public data files, 2026 preliminary roll, sales through August 24, 2026)
| Cost layer | What the recorded documents say | Dollar figure |
|---|---|---|
| Regular assessment | Equal share per lot; pays for lawn and irrigation, the surface water system, conservation areas, common area insurance and association costs | Not published |
| Sale processing and lease transfer fees | Allowed up to the legal maximum by the 2023-recorded amendment | No amount in the instrument |
| Estoppel certificate | Capped by Florida Statute 720.30851, adjusted every five years | Confirm with the manager |
| Special assessments | The board may levy them, shared equally | None found in public sources |
| Master Association layer | Not on the 2011 member list; contribution to the road and gate not documented | Not documented |
| Owner’s insurance | Full replacement cost, association as additional insured | Premiums not published |
Association fee as entered in MLS listings: no Barefoot Bay home was listed in the Southwest Florida MLS on October 3, 2026. The 3 listings that closed in the 60 months to that date show a mandatory association fee of $3,300 quarterly, $13,200 a year, on the 2021 and 2024 sales and $3,500 quarterly, $14,000 a year, on the December 2025 sale, as entered by the listing agents, so the entries differ by listing and by year. The association budget and the estoppel certificate are the binding sources.
A lot’s share does not depend on its size or value. An unpaid assessment becomes a continuing lien once a claim of lien is recorded, and a new owner is jointly liable for sums unpaid before the transfer, which is why the estoppel matters. Our inference, labeled as ours, is that no Master Association assessment applies, because Barefoot Bay is not on the Master’s 2011 member list, but no document says how its owners contribute to the boulevard and guardhouse, so ask the manager in writing.
A Barefoot Bay buyer should read the recorded declaration and its three amendments, ask for the current budget, financial report and rules, and have the seller present the Florida Statute 720.401 disclosure summary before signing. The statute does not require delivery of the declaration, budget or rules, so a careful buyer asks for them.
| Instrument | Recorded | What it did |
|---|---|---|
| Declaration, OR 2754 PG 899 | December 2000 | Created the neighborhood and association, 46 pages |
| First Amendment, OR 3613 PG 1201 | July 26, 2004 | Rewrote residential-use and leasing sections |
| Second Amendment, OR 4054 PG 3365 | June 13, 2006 | Restored the text and added a phased resort-club section |
| Certificate of Amendment, OR 6205 PG 1993 | January 10, 2023 | Deleted the resort-club section; rewrote leasing, guests, pets, vehicles and transfers |
All four are public at the Collier County Clerk and linked under Downloadable Documents. The declaration says the neighborhood is not a condominium and not governed by chapter 718 except where a section is expressly borrowed.
The 2023 instrument is an 11-page redline that we read from a scanned image, so every rule we describe from it is our reading. The certificate reads, in our reading, as a members’ vote in May 2012, recorded January 10, 2023. We give no legal opinion on that gap, so put the question to a Florida real estate attorney and your title agent before you sign.
Ask for the declaration with every amendment, the rules, the budget, the latest financial report, the last two sets of minutes and the estoppel certificate, which Florida Statute 720.30851 requires within 10 business days of a written request. Under Florida Statute 720.401 the seller must present the disclosure summary before you sign, and only a buyer who was not given it first may cancel, by written notice within 3 days after receiving it or before closing, whichever occurs first. Ask for the seller’s flood disclosure under Florida Statute 689.302 too.
Every home needs an attached garage for two to four cars, and carports are banned. The board must approve in writing any material change to exterior color, roofing, fences, pools or landscaping, and for-sale signs. After damage, the owner must begin repair within 90 days and finish within nine months.
Florida’s milestone inspection and structural integrity reserve study rules cover condominium and cooperative buildings of three or more habitable stories, and the chapter 718 resale package applies to condominium units. Barefoot Bay is a chapter 720 single-family association, so none applies. The substitute is the budget, any reserve statement and the minutes.
Barefoot Bay owners may lease on written leases of at least 30 consecutive days, no more than three times in 12 months, with board approval of every lease, and tenants may not keep pets. A sale also needs board approval within 30 days, as we read the 2023-recorded amendment to the declaration.
As we read the amendment, an owner may not transfer a home by sale, gift, installment sale, lease-option or other title transfer without the board’s prior written approval. The owner gives notice with the contract, the board may ask for application information and an interview, and it must act within 30 days of the notice and information. A contract should make closing depend on approval and leave room for the review.
Without good cause, the association must within 30 days deliver an agreement for it or an approved purchaser to buy the home at the contract price or a price set by two appraisers, or the sale is deemed approved. With good cause, it has no duty to buy. The grounds are listed in the instrument, and an attorney should read them. Many single-family associations have no sale-approval right at all.
All leases must be written, with a 30-day minimum and no more than three in 12 months, and no rooms, subleases or transient lodging. The board approves every lease on 30 days’ notice, and silence for 30 days is deemed approval. Collier County separately registers vacation rentals under Ordinance 2021-45, and the association’s rule is stricter. Owners may keep a reasonable number of household pets, leashed or carried outside, and reptiles, amphibians, poultry and livestock are barred. As we read the amendment, tenants may not keep pets. An assistance animal request is a separate legal question. We found no record of how many homes are rented.
Every Barefoot Bay address we tested sits in a FEMA Special Flood Hazard Area, Zone AE with a base flood elevation of 10 or 11 feet NAVD88, in evacuation Zone A. No parcel is inside a Coastal Barrier Resources System unit on our reading, so federal flood insurance is available as mapped. We give no premium, because no source supports one.
Data updated: October 2026 (Collier County Property Appraiser public data files, 2026 preliminary roll, sales through August 24, 2026)
On October 1, 2026 we sent each address point to FEMA’s National Flood Hazard Layer and read back the zone, base flood elevation and map panel, then intersected the county’s building footprints with the flood polygons. The footprint shares are our reading of the public map layers, and the map panel and an elevation certificate control.
| Address | Zone and base flood elevation (ft NAVD88) | Building footprint by zone | Map panel, effective date |
|---|---|---|---|
| 5320 Barefoot Bay Ct | AE, 10 | AE 10 100% | 12021C0179J, 2024-02-08 |
| 5336 Barefoot Bay Ct | AE, 11 | AE 11 54%, AE 10 46% | 12021C0179J, 2024-02-08 |
| 5348 Barefoot Bay Ct | AE, 10 | AE 10 89%, AE 11 11% | 12021C0179J, 2024-02-08 |
Across all 13 roll parcels on the court, every parcel is in AE at 10 feet and 8 also touch an AE 11 band. None touches a V zone. A building in two zones is rated in the more hazardous one, so read the elevation certificate, not the point lookup. By our reading, the tested addresses sit seaward of the Limit of Moderate Wave Action, in what FEMA calls a Coastal A Zone, which is our geometry and not a mapped determination.
Collier County indexes 8 elevation certificate records for the court, which we did not open, so we state no floor elevation. The county’s floodmap search shows whether one is on file. FEMA’s preliminary Collier maps of March 20, 2025 are not the effective maps. The U.S. Geological Survey surveyed an Ian high-water mark of 11.76 feet NAVD88 inside Barefoot Beach, about 230 to 330 meters from the court by our arithmetic and roughly 1.8 feet above the mapped elevation there. It is not a measurement at the court, and we state no damage to any home.
Under Collier County’s floodplain ordinance, repair or improvement costing 50 percent or more of the building’s value as the county determines it, or repair of substantial damage, is a substantial improvement, and the building must then meet current standards, including a one-foot freeboard. Ask the county before you plan to enlarge or rebuild.
The declaration requires each owner to insure the home at full replacement cost and to name the association as additional insured. Unincorporated Collier County holds a Class 5 rating in FEMA’s Community Rating System, which the county says gives eligible federal flood policies a 25 percent discount. Citizens Property Insurance has eligibility limits under Florida Statute 627.351 and requires flood coverage with its wind policy in a special flood hazard area. Whether a home qualifies turns on replacement cost, not just value. Get wind, flood and private quotes for the exact address before your inspection period ends, and ask the seller for the roof age.
We did not search the county permit file for Barefoot Bay Court, so we cannot say what permits exist since Hurricane Ian. The roll shows no home with a year built after 2017, and we found no recorded or government document of storm damage to any of the nine homes. Neither fact proves a home was untouched.
A year built is a roll field, not a permit record. On the Cottages elsewhere in Barefoot Beach the roll shows 2023 dates that we read, by inference, as post-Ian rebuilds, and this court shows nothing like that. Collier County’s permit portal covers 2011 to the present, with an older system for 1989 to 2011. Search the county permit history page by address, and ask the seller for repair invoices, roof and window permits and any claim history, especially for 5340, whose 2017 roll year sits beside sales in 2009, 2015 and 2020.
A buyer can finance a home in Barefoot Bay, and a lender will ask for the association’s papers, a flood determination, wind and flood insurance and an appraisal that compares very few recent sales. With three qualified sales in five years, the appraisal is the step most likely to need extra support from the buyer’s agent.
Lenders differ and we name none, but the file generally runs through the same items.
This is a single-family association, so there is no condominium questionnaire. At these prices a loan may exceed the conforming limit, which the lender sets each year, so ask early about loan type. A cash buyer skips the appraisal but not the board’s 30-day review.
A buyer should budget about $22,635 a year in county property tax on a home valued at the county median of $2,407,512, before exemptions, plus one-time closing costs. Florida’s deed tax on a $3,100,000 sale is $21,700, which Collier custom assigns to the seller, and a financed buyer adds state mortgage taxes.
Data updated: October 2026 (Collier County Property Appraiser public data files, 2026 preliminary roll, sales through August 24, 2026)
The 2026 preliminary millage is 9.4020 mills: 3.9293 county, 4.1470 school board and 1.3257 other taxing units, with no municipal levy. As an illustration for a non-homestead purchase at the median just value, before exemptions and non-ad valorem charges, $2,407,512 / 1,000 x 9.4020 = $22,635.43. The county’s actual median 2026 preliminary bill across the nine homes is $22,635.42, and the cent is rounding. The three homesteaded homes pay less because of the homestead exemption and the assessment cap, so a full-time resident should file for homestead after closing.
Section 193.155 assesses homestead property at just value as of January 1 of the year after a change of ownership, so a seller’s bill is not a forecast of yours. The home at 5344 Barefoot Bay Ct sold for $3,100,000 in January 2024 and carries a 2026 preliminary bill of $17,596.87 on a just value of $2,394,983. If the county’s valuation moved to the price, $3,100,000 / 1,000 x 9.4020 = $29,146.20, which is arithmetic, not a forecast.
In Collier County the buyer customarily pays the owner’s title policy and chooses the closing agent, and the seller customarily pays deed stamps, 70 cents per $100 under Florida Statute 201.02. The contract controls.
| Item | Arithmetic | $1,950,000 | $3,100,000 | $3,475,000 |
|---|---|---|---|---|
| Deed stamps, customarily the seller | price / 100 x $0.70 | $13,650 | $21,700 | $24,325 |
| Mortgage stamps, 80 percent loan, buyer | loan / 100 x $0.35 | $5,460 | $8,680 | $9,730 |
| Intangible tax, 80 percent loan, buyer | loan x 0.002 | $3,120 | $4,960 | $5,560 |
| Owner’s title policy and closing agent, buyer | rates not computed here | Not computed | Not computed | Not computed |
The loans are 80 percent of price: $1,560,000, $2,480,000 and $2,780,000. The mortgage taxes come from Florida Statute 201.08, 35 cents per $100 of debt, and Florida Statute 199.133, 2 mills per dollar of debt. These illustrate the statutes and are not a quote. A real closing statement also carries recording fees, lender charges, a survey, inspections, prorations, the estoppel fee and any board processing fee.
Since the National Association of Realtors settlement changes took effect on August 17, 2024, offers of compensation can no longer be published on an MLS, and a buyer and a buyer’s agent need a written agreement before touring a home. Compensation is set by agreement and is fully negotiable, not set by law or by the seller’s listing.
The association’s settlement FAQs say the agreement must state that compensation is not set by law and is fully negotiable, and its Written Buyer Agreements 101 page explains it. A buyer may ask a seller to pay the buyer’s agent as an offer term. This page describes the rules and does not replace the source.
Any agent should tell you in writing, before touring, how the agent is paid, by whom and what you owe if the seller does not pay. We put ours in the written agreement first, and our buyer representation page explains how we work. Ask any agent how long the agreement lasts and whether they have read the recorded declaration and 2023 amendment or only the listing.
Barefoot Bay is zoned for Naples Park Elementary School, North Naples Middle School and Aubrey Rogers High School in Collier County Public Schools for 2026-27, according to the district’s address locator, and all three earned an A from the Florida Department of Education for 2025-26. Boundaries change, so check the exact address.
We queried the district’s attendance zone locator for 5320 Barefoot Bay Ct on October 1, 2026, and it returned these three schools, as it did for every Barefoot Beach address we tested. The district stores the addresses under Bonita Springs, and a Bonita Springs mailing address does not put a home in Lee County schools, because districts follow county lines.
We estimated driving distances from 253 Barefoot Beach Blvd, an address inside the gate, not from the court: about 7.8 miles to the elementary school, 9.0 to the middle school and 9.2 to the high school. Re-measure from your address. The district’s bus lookup shows eligibility, and we found no stop or ride time for the court. We make no claim about quality beyond the state’s grades.
Daily life at Barefoot Bay runs through Bonita Beach Road: the court has no Barefoot Beach gate or boulevard, the county’s pay-to-park beaches are minutes away, a private beach club next door does not convey with a deed, and the storm route out is the road that serves the gated community.
The court opens directly onto Bonita Beach Road. The declaration lists entrance gates among its common area examples and says the association need not provide security, so we could not confirm a gate of the court’s own. The county’s Barefoot Beach Preserve is 342 acres, open from 8 a.m. to sunset, pay-to-park without a resident permit, with no dogs, and it reopened on November 24, 2023 after Ian. The Barefoot Beach Access sits 20 feet off Bonita Beach Road. The Club at Barefoot Beach is a separate private member club, capacity 425, with waitlist applications paused from June 1, 2026, and membership is not conveyed with any deed.
Estimates from 260 Barefoot Beach Blvd, without traffic: US 41 at Bonita Beach Road 3.2 miles, about 8 minutes; I-75 Exit 116 northbound ramp 6.7 miles, about 13 minutes; Southwest Florida International Airport 22.2 miles, about 33 minutes. The court is on Bonita Beach Road itself, so re-measure from your address.
Not confirmed: the water and sewer provider, natural gas, internet providers, the hauler’s collection days and the mail delivery unit. Ask the seller for recent bills.
Barefoot Bay and Southport on the Bay both offer single-family homes near Barefoot Beach, but Southport sits inside the gate with 100 homes and 29 qualified sales in 60 months, while Barefoot Bay sits outside it with nine homes, three sales and its own sale-approval step.

| Median 2026 preliminary tax bill | $22,635 | $19,827 | Southport for lower county tax on the median home |
| FEMA flood zone | AE, 10 to 11 ft | AE, 10 to 11 ft, one bay-side V sliver | Equal on class |
Southport’s leading window is the last 24 months, with 14 qualified sales and a median of $3,737,500. Barefoot Bay has no window that reaches 10 sales.
Choose Barefoot Bay if a small, newer set of homes with its own association matters more than a staffed gate, and you accept a board that approves sales and leases. Our team, Top 1% Real Estate Agents Nationally Since 2008, will say plainly that the thin sales record is the cost. Choose Southport for a staffed gate and a deeper comparable set. Read our Southport on the Bay guide and our Southport on the Bay buyer page.
Barefoot Bay is the smallest single-family set in the Barefoot Beach area and the only one outside the gate, with 9 of the 635 homes on the county’s Barefoot Beach residential roll. Its three qualified sales in 60 months compare with 85 across all of Barefoot Beach residential.

Every sales cell counts the same 60 months, since October 2021. The last two tax medians cover 79 of 80 and 634 of 635 homes, because one homesteaded home shows a $0.00 bill. The contrast is structural: the Villas at Barefoot Beach and Barefoot Beach Club sit inside the gate under the Master Association, and Bayfront Gardens is a gated single-family set with two associations. Our Barefoot Beach buyer page compares them all.
Barefoot Bay offers nine newer single-family homes, one small association, a Bonita Beach Road address and no Master Association layer documented, and its costs are a thin sales record, board approval of sales and leases, a tenant pet ban and the same Zone AE flood class as its neighbors.
To see Barefoot Bay homes for sale, tell us your budget and timing, and we watch the Southwest Florida MLS for the nine homes and send each match with its recorded sales, flood data and documents to request. Active and pending listings, list prices and months of supply: on October 3, 2026 the Southwest Florida MLS showed no active and no pending Barefoot Bay listing, so there was no list price to report, and months of supply was zero, an indicative figure against 1 closing in the prior 12 months.

A seasonal owner at Barefoot Bay leaves a home empty for months in a coastal evacuation zone, so plan the storm routine, a caretaker, insurance, the leasing rules and the association paperwork before you leave. Collier County evacuates by zone, and the court sits in Zone A, the first zone ordered out.
Lease only within the three-lease cap and 30-day minimum, and remember the repair clock runs whether you are here or not. Florida title companies routinely close with remote online notarization or mail-away signing, and you should confirm wire instructions by phone, never from an email alone. Foreign buyers should plan with a cross-border tax adviser, since a future sale will generally face IRS FIRPTA withholding unless an exemption applies.

These are the questions buyers ask most about Barefoot Bay, answered from the recorded documents and county files cited on this page.
The county’s qualified record shows three sales in the last 60 months, at $1,950,000, $3,100,000 and $3,475,000. That is a record of nine homes, not a quote. Current asking prices: there are none, because no Barefoot Bay home was listed for sale in the Southwest Florida MLS on October 3, 2026. The MLS also shows 3 closings in the 60 months to that date, with final list prices of $1,975,000, $3,475,000 and $3,749,000; the two sources count sales differently.
No. It is nine single-family homes under a homeowners’ association governed by chapter 720 of the Florida Statutes, and the declaration says it is not a condominium and not subject to chapter 718 except where a section is expressly borrowed.
No. The bare phrase mostly returns a large retirement community in Brevard County on Florida’s east coast. This page covers the nine homes at 5320 to 5352 Barefoot Bay Court in Collier County, and the two places share only a name.
It is in unincorporated Collier County with a Bonita Springs mailing address, so county taxes apply and no city levy does, at 9.4020 mills for 2026 preliminary.
No. The court is outside the guard gate and opens onto Bonita Beach Road. We could not confirm whether the court has a gate of its own, so look at the entrance and ask the manager.
The Master’s recorded 2011 bylaws list eight member entities, and Barefoot Bay is not one. Our inference is that no Master assessment applies, but no document says how its owners contribute to the boulevard and gate, so ask the manager in writing.
No dollar figure is published in any document we found. The declaration says assessments pay for lawn and irrigation upkeep, the surface water system, conservation areas and common area insurance. The estoppel certificate gives the number.
As we read the 2023-recorded amendment, yes. The board may request application information and an interview, and it must act within 30 days, so put a closing condition and a 30-day review into the contract.
Without good cause, the association must within 30 days deliver an agreement for it or an approved purchaser to buy the home, or the sale is deemed approved. With good cause, it has no duty to buy.
Yes, within recorded limits: written leases of at least 30 consecutive days, no more than three in 12 months, board approval, no tenant pets and no more than two tenant vehicles. This is our reading of the 2023 amendment.
Not on the recorded terms we read. The 30-day minimum and the bar on transient occupants rule out shorter stays, and Collier County separately registers short rentals under Ordinance 2021-45.
Owners may keep a reasonable number of household pets, and reptiles, amphibians, poultry and livestock are barred. Tenants may not keep pets, as we read the amendment. An assistance animal request is a separate legal question.
Every address we tested is in FEMA Zone AE with a base flood elevation of 10 or 11 feet NAVD88 and no V zone, queried October 1, 2026, and Collier County places Barefoot Beach addresses in evacuation Zone A.
A federally regulated lender must require flood coverage on a mortgage in a special flood hazard area, and every address we tested is in one. Citizens also requires flood coverage with its wind policy there. We publish no premium, because no source supports one.
We found no address-level damage record for the court. The U.S. Geological Survey surveyed an Ian high-water mark of 11.76 feet inside Barefoot Beach. Ask the seller for repair and permit history.
If repairs or improvements cost 50 percent or more of the building’s value as the county determines it, or repair substantial damage, the building must meet current floodplain standards.
We found no public notice of one, and we do not say none exists. Ask for the budget, minutes and estoppel certificate before you offer.
The declaration bars boats outside a garage and bars docks in water management areas without written permission. No recorded document says which lots touch water, so confirm with a survey and the association.
The county’s Barefoot Beach Access and Preserve are public pay-to-park beaches. No document we read ties a membership in The Club at Barefoot Beach, a separate private member club, to a Barefoot Bay deed.
The board must approve in writing any material change to exterior color, roofing, structures, grading or landscaping, and the declaration requires uniform mailboxes and lamp posts.
Not confirmed. Bonita Springs Utilities does not serve Collier County, and Collier County Water-Sewer District is the likely provider, so ask the seller for a utility bill and the county for the service record.
On county base area, the three sales work out to $1,301, $1,716 and $2,639 per square foot, and on adjusted area to $559, $671 and $808, so use one measure throughout.
On our reading of the U.S. Fish and Wildlife Service layer on October 1, 2026, no Barefoot Bay parcel is inside a coastal barrier unit, so that system does not bar federal flood insurance. Confirm with an insurance agent.
The district’s locator returned Naples Park Elementary, North Naples Middle and Aubrey Rogers High for 2026-27 when we searched 5320 Barefoot Bay Ct. Zones change, so search your address yourself.
None on October 3, 2026. No Barefoot Bay home was listed for sale or under contract in the Southwest Florida MLS on that date. Call Marc at (239) 287-5873, and we will send each new listing with the recorded history of the home.
Ask for the declaration and all three amendments, the rules, the budget, the latest financial report, the minutes and the estoppel certificate, plus the seller’s disclosure summary, flood disclosure and permit history.
No. Those rules cover condominium and cooperative buildings of three or more habitable stories. Request the budget, any reserve statement and the minutes, and hire an inspector for the home itself.
The buyer customarily pays the owner’s title policy and chooses the closing agent, and the seller customarily pays the documentary stamp tax on the deed. The contract controls.
On a $3,100,000 purchase, deed stamps are $21,700, customarily paid by the seller. On an 80 percent loan of $2,480,000 a buyer adds $8,680 in mortgage stamps and $4,960 in intangible tax, plus title, recording and prorations.
The roll dates the home to 2017, yet it sold as a finished home in 2009, 2015 and 2020. A rebuild or major renovation fits, but we did not read the permit file, so ask the seller for the permit history.
A buyer and a buyer’s agent sign a written agreement before touring, and compensation is negotiable and not set by law. Ask any agent how they are paid and what you owe if the seller does not pay.
A Barefoot Beach specialist matters on a Barefoot Bay purchase because board approval, the recorded documents, flood insurance and a record of three sales decide whether the deal closes well. McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008, read the county’s sales and the declaration before we show you a home.

We could not verify the association’s assessment, budget, reserves, rules or minutes, because none is posted publicly. Southwest Florida MLS figures on this page are from the pull of October 3, 2026. Each item below names the document or route that answers it.
