McGreevy and Comisar, Brokered by Domain Realty

By Jesse McGreevy and Marc Comisar, McGreevy and Comisar, Domain Realty Group. Updated September 2026.

Buying in Wildcat Cove means choosing among 40 detached homes with private pools on one street inside the gated Wildcat Run club, and few come up: 5 closed in the Southwest Florida MLS in the 12 months to September 29, 2026, and 13 in five years. This guide sits beside our Wildcat Cove neighborhood guide and inside the Wildcat Run community guide, and it shows what a buyer pays, what a buyer must be approved for and what to ask before writing an offer.

Price is one question, so our Wildcat Cove home valuation guide shows how each plan has priced across cycles, and if you own a home to sell first, our Wildcat Cove seller's guide covers that side. If you are still choosing an agent, our guide to the best real estate agents in Estero sets the options side by side. For the wider club, see how we help buyers across Wildcat Run, and for the carriage-home condominium next door, see how we help buyers in Cypress Cove at Wildcat Run.

Buy Your Wildcat Cove Home with the #1 Team in Southwest Florida since 2012

If you're searching for the best realtor for Wildcat Cove in Wildcat Run, Estero, whether you're ready to buy your Wildcat Cove home or sell the one you own, McGreevy and Comisar is the team that delivers. We lead Domain Realty Group, the #1 real estate team in Southwest Florida since 2012, Top 1% Nationally since 2008, with over $2.5 billion sold as a team and $900 million in personal sales between Jesse and Marc.

Recent Wildcat Cove market record (12 months to September 29, 2026, Southwest Florida MLS): 5 closed resales (n = 5, a small sample) at a median of $499,000, a range of $371,000 to $545,000, a median of 123 days on market and a median sold-to-list ratio of 87.3%. One home was active on September 29, 2026, asking $625,000. We publish no count of Wildcat Cove purchases we represented, because none is on file for this neighborhood, and we do not dress up a public-record comparison as our own deal.

In the last 12 months we tracked every one of the 5 Wildcat Cove closings in the Southwest Florida MLS, and we tracked all 13 closings the MLS has recorded here since November 2021. Each one is listed below by month, price, bedrooms and area only.

For Wildcat Cove buyers: we pull the closings, the association records and the fee schedules before you offer, negotiate at the partner level, and handle the gate, the estoppels and the club application timeline so the closing date is realistic.

Key Takeaways

Wildcat Cove buyers who read nothing else on this page should know these eight facts, each sourced in the sections below. They decide what you pay, what you must be approved for and how long the purchase takes, and each is specific to this 40-home street off Wildcat Cove Circle.

  • Few homes, so read every sale. 13 MLS closings in 60 months, none in 2024, and 5 in the last 12 months.
  • 2026 is a negotiating market. All 5 closings in the last 12 months sold below final list, at a median 87.3% of list and a median 123 days.
  • One home is active. A 2,653 square foot three-bedroom at $625,000 after 124 days, against a $540,000 closing of the same plan in June 2026.
  • The club is required. One owner of each lot must hold a social membership, membership does not convey with the deed, and the fees are not published.
  • Three layers of fees. The master invoice was $3,710 for 2025; the Cove's quarterly dues and the club's dues are not published.
  • Chapter 720, not 718. The Section 720.401 summary gives you a 3-day cancellation right if it was not delivered before contract, and condominium milestone rules do not apply.
  • Age matters. Homes were built in 2000 to 2002, so the roof, air conditioning, pool equipment and cage are near replacement age unless replaced.
  • Exterior changes need approval. Even repainting in the same color needs design review, which runs 30 to 45 days.

What Does It Take to Buy a Home in Wildcat Cove?

Buying in Wildcat Cove takes a written buyer agreement with your agent, a price set from the closings, a contract with the homeowners' association disclosure, inspections of a 2000 to 2002 home and pool, three estoppels and an approved club membership application. The club application is the step buyers most often start too late.

A Written Agreement With Your Agent

Since August 17, 2024, a buyer's agent must have a written buyer-broker agreement in place before touring a home, stating the compensation and that it is negotiable. We review it with you before the first showing, and we explain what you pay if the seller offers nothing.

A Price Set From the Closings

With 13 closings in five years, we set your offer from the closings of the plan you want, read against the asking history and days on market. The 2026 closings came in 4 to 17 percent under final list, which gives you room that a 2022 buyer did not have.

A Contract With the Right Disclosures

The contract should carry the Section 720.401 disclosure summary before you sign, the Section 689.261 property tax disclosure and the Section 689.302 flood disclosure. We check each before an offer is final.

Inspections

A 2000 to 2002 home with a private pool warrants a full inspection, plus separate roof, air-conditioning and pool inspections, and a wind mitigation inspection if the insurer wants one.

Three Estoppels and the Club

The master association, the Cove's association and the club each issue paperwork, and the club's estoppel waits on your completed membership application. Start the application the day the contract is signed.

Closing

The closing agent prorates master, Cove and club dues to the closing date, and Florida property taxes, which are paid in arrears, are credited to you for the seller's days of ownership. Within 30 days of recording, the master declaration asks a new owner to send the deed and a sales information form.

How Do We Track the Wildcat Cove Market for a Buyer?

We track the Wildcat Cove market from three records: every closing in the Southwest Florida MLS, the Lee County Property Appraiser's 2026 roll and recorded sales, and the associations' own published documents. Because the neighborhood is tiny, we read each new listing and each new closing against the 13 already on file.

The MLS Record

We pulled every Wildcat Cove closing and active listing on September 29, 2026: 13 closings in 60 months, from $371,000 to $724,900, and one active at $625,000. The pull covers marketed resales, and sales entered after closing without marketing are listed but excluded from medians; none of the 13 here was.

The County Record

Lee County's qualified recorded sales cover more years: 48 qualified sales in all, 4 since September 29, 2025 at a $519,500 median, through July 29, 2026. County figures carry their own label and are never compared with MLS square-foot figures.

The Association Record

The county roll lists 40 residential parcels on lots 1 through 40. The Cove's association was incorporated in May 1999 and its declaration recorded in January 2000, and the master declaration was restated and recorded in 2015. We read what is public and say what is not.

Why Thin Markets Reward Preparation

When a home comes up, a buyer who has already read the closings, asked for the estoppel and started the club inquiry can act in days. We set up a Wildcat Cove watch for buyers so you hear of a new listing as soon as it appears.

What Is the Wildcat Cove Market Like for Buyers Right Now?

The Wildcat Cove market favors buyers who are patient and prepared. The Southwest Florida MLS shows 5 closings in the 12 months to September 29, 2026 at a $499,000 median and 87.3% of list, one active listing at $625,000 after 124 days, and about 2.4 months of supply, which reflects how few homes come to market here.

Negotiating Room in the Record

Every one of the five closings in the last 12 months sold below its final list price, by about 4 to 17 percent, and none closed in under 48 days. Across 60 months, 8 of the 13 sold below the final list price, 2 sold at it and 3 sold above it, and all 3 above-list sales closed in 2021 and 2022. A 2026 buyer has more room than a 2022 buyer did.

The One Active Listing

On September 29, 2026 the MLS showed one Wildcat Cove active: a three-bedroom, three-bath, 2,653 square foot home listed at $625,000 with 124 days on market. The same plan closed at $540,000 in June 2026 after 114 days, so the ask is about 16 percent above that closing (our arithmetic). The 124 days say the ask, not the neighborhood, is the obstacle.

Months of Supply, Read Carefully

One active against 5 closings a year is about 2.4 months of supply (our arithmetic). In a 40-home neighborhood that number says little: it is how few homes come to market, not how easily they sell. The better measure is days on market and the gap between list and sold price.

The County Beside the MLS

Since September 29, 2025 the county file shows 4 qualified sales at a $519,500 median, against the MLS's 5 closings at $499,000 over 12 months. The county file ends July 29, 2026, so it lags, and each count carries its own label.

What Have Wildcat Cove Homes Sold For, Sale by Sale?

Wildcat Cove homes closed 13 times in the Southwest Florida MLS in the 60 months to September 29, 2026, from $371,000 to $724,900 at a $579,900 median. A neighborhood this small is read one sale at a time, so every closing is listed below by month, bedrooms, living area, price and days on market.

The 60-month window totals $7,483,015 in volume, with days on market from 2 to 193 and a mean of 54.8. The February 2022 row sold at 129.1 percent of its final list price in 2 days, an outlier; a final list price in the MLS can lag a bidding-war close, so we read that row as a peak marker, not a pricing rule.

The Price Path, Year by Year

Every year below is a small sample, so treat each median as a description.

2026 to September 295$499,000$371,000 to $545,00012387.3%

The pattern is a fast, above-list run in 2021 and 2022, a still-quick 2023, no sales in 2024, two quick closings in the first half of 2025 near $584,000 to $725,000, and a slower 2026 in which every sale closed below list. For a buyer, the trend is your leverage.

Recorded Sales by Year, County Record

The county's qualified recorded sales cover more years than the MLS, including the years before 2021, with their own label and denominator.

YearQualified county salesMedian price

20091$375,000

From a $359,750 median in 2020 to $689,500 in 2023 is a 92 percent rise, and from $689,500 to $519,500 in 2026 is a 25 percent fall (our arithmetic). No qualified sale is recorded for 2016 or 2024. Small counts move medians, so read the direction.

What Does a Wildcat Cove Home Cost by Size Band?

A Wildcat Cove home costs what its size band has recently closed at: the 2,145 to 2,167 square foot band closed from $371,000 to $545,000 in 2026, the 2,477 square foot home closed at $499,000, and the 2,653 square foot plan closed at $540,000. The county roll groups the 40 homes into four size bands.

Data updated: September 2026

The Four Bands on the Roll

The roll shows 19 parcels between 2,145 and 2,191 heated square feet, 5 between 2,357 and 2,409, 10 between 2,452 and 2,482 and 6 between 2,641 and 2,655. The roll counts 2 bedrooms on 24 parcels, 3 on 11 and 4 on 5, and 31 homes with two baths and 9 with three. The MLS adds den labels the roll does not carry, so count bedrooms from the plan.

What Each Band Has Closed At

The small band has seven MLS closings from $371,000 to $724,900; the four from 2022 to 2025 have a $704,500 median and the three from 2026 a $460,000 median. The mid band has three, at $440,500, $583,715 and $499,000. The large band has three, at $650,000, $579,900 and $540,000. No MLS closing in five years falls in the 2,357 to 2,409 band.

Same Plan, Different Cycle

The 2,166 square foot plan closed at $710,000 in February 2022, $680,000 in April 2023 and $545,000 in April 2026, a $165,000 or 23 percent drop from the first to the last (our arithmetic). The 2,653 and 2,655 square foot three-bedroom closed at $650,000 in April 2022, $579,900 in June 2022 and $540,000 in June 2026. A buyer should see the cycle before judging a listing price.

What the Band Does Not Tell You

Condition, updates, pool age and lease status differ from home to home, and the MLS does not tag renovation. We compare finishes in person and tell you when a difference is larger than the record can measure.

Wildcat Cove has 40 homes on the county roll and, on September 29, 2026, exactly one for sale, asking $625,000 after 124 days. Few homes come up here, so the buyer who has read the closings and started the club inquiry moves first.

How Do Wildcat Cove Prices Compare With the Other Wildcat Run Neighborhoods?

Wildcat Cove's $499,000 12-month median is above the carriage homes at $390,000 and the villas at $257,000, and below the estate section, where closings ran from $797,000 to $2,800,000 in the community hub's August 2026 pull. The Cove is the middle rung: a detached home and pool without an estate lot.

Choosing a Rung

The Cove suits a buyer who wants a detached home, a private pool and the Wildcat Run club address without an estate lot. The carriage homes suit a buyer who wants a lower price and a condominium that maintains the building, and the villas suit a buyer at the entry rung. The master invoice, the gate and the club requirement are the same across all three.

Wildcat Cove vs Cypress Cove at Wildcat Run: Which One Should You Buy In?

Buy in Wildcat Cove for a detached home of 2,145 to 2,655 square feet with a private pool, at a $540,000 median on 7 MLS closings in 36 months. Buy in Cypress Cove at Wildcat Run for a lower-priced carriage home of 1,624 to 2,131 square feet in a condominium, at $395,000 on the same 7 closings.

Where the Two Differ Most for a Buyer

Price, size and what the dues cover. Over 36 months, Wildcat Cove closed 7 times at a $540,000 median while Cypress Cove closed 7 times at $395,000, a gap of $145,000 or about 37 percent, for homes about 480 square feet larger at the roll medians (our arithmetic). Cypress Cove's local dues cover more of the building, including exterior insurance and roofs, while the Cove's dues cover the landscape and the shared pool and leave the home to the owner.

The Price Per Square Foot Twist

Over 12 months the Cove's median per MLS square foot was $203.54 and Cypress Cove's was $239.37, so the smaller carriage homes cost more per square foot. Over 60 months the order reversed, $238.06 for the Cove and $215.36 for Cypress Cove. A 2026 buyer of a Cove home pays less per square foot than a Cypress Cove buyer, which was not true for the 2021 to 2025 buyer.

Turnover and Thin Data

Both medians rest on very few sales: 5 for the Cove and 4 for Cypress Cove in 12 months. We lead with the 36-month and 60-month windows for the comparison. The Cove's 123 median days on market against Cypress Cove's 30 is the clearest current difference: buyers are moving faster on the lower-priced carriage homes, though the two listed there have waited 112 and 217 days.

Who Should Choose Which

Choose Wildcat Cove if you want a detached home, your own pool and more square feet, and you accept the club membership and a maintenance list that is yours. Choose Cypress Cove at Wildcat Run if you want a lower price, a condominium that maintains the building and roof and a smaller home, and you accept condominium rules. The master invoice, the gate, the club requirement and the shared pool are identical. McGreevy and Comisar are Top 1% Real Estate Agents Nationally Since 2008, and we show both on one morning. Our Cypress Cove at Wildcat Run neighborhood guide covers its side in full.

What Are the Steps to Buy a Home in Wildcat Cove?

The steps to buy a home in Wildcat Cove are: sign a buyer agreement, get pre-approved, choose a band and a budget, tour with the gate arranged, write an offer from the closings, review the disclosures, inspect, collect three estoppels, finish the club application, then close. The club application and estoppels are the steps that differ from most Estero purchases.

Step 1: Sign a Written Buyer Agreement

The agreement states your agent's compensation, which is negotiable and not set by law, and what you pay if the seller offers nothing. We walk through every line before a tour.

Step 2: Get Pre-Approved

A lender reviews your finances and issues a pre-approval. Tell the lender the home is in a homeowners' association with mandatory club membership, so the monthly payment includes the dues you can see and you plan for the dues you cannot yet see.

Step 3: Choose a Band and a Budget

Decide which size band suits you, using the closings above, and set a budget that leaves room for the master invoice, the Cove's dues, the club's dues, tax and insurance. We show you each published figure and mark each unpublished one.

Step 4: Tour the Homes

Wildcat Run is gated, and showings follow the master's realtor rules on sign-in and access hours, which we handle. We tour Wildcat Cove beside Cypress Cove and the Village on one morning if you like.

Step 5: Write the Offer

We build your offer from the closings of your band, the listing's days on market and the sold-to-list pattern, with terms that cover the inspection period and the club timeline. In 2026 the closings sold at a median 87.3 percent of the final list.

Step 6: Receive the Disclosures

The seller provides the Section 720.401 summary before you sign, the tax disclosure and the flood disclosure. We confirm each is in the contract file before your deadline.

Step 7: Inspect

Order a general inspection and specialist inspections of the roof, air conditioning, pool and cage. Ask the seller for permits and design review approvals for any exterior work.

Step 8: Request the Estoppels and Start the Club Application

Ask the closing agent to request the master and Cove estoppels, and file your club membership application immediately, because the club's estoppel waits on it.

Step 9: Close

Sign, fund and record. Register for the gate system, buy transponders at $35 each and send the master the deed and sales information form within 30 days of recording.

How Does Club Membership Work for a Wildcat Cove Buyer?

Club membership for a Wildcat Cove buyer is required at the social level: the master declaration requires one owner of each lot to be a social member of Wildcat Run Country Club, membership does not convey with the deed, and the club approves applications. Golf is a separate optional membership, and the club does not publish its fees.

What Is Required

The declaration requires one owner of each lot to be a social member. The club's application says initiation fees, dues and any capital contributions are stated on a Schedule of Fees that is not posted publicly, and club dues for social and golf memberships are due September 30 per the residents' handbook.

What to Ask the Club in Writing

Ask the club for the current schedule of fees, the approval timeline, whether the seller's membership resigns or transfers and what the club's estoppel will cover. Get the answers in writing before you make an offer, because this is the largest cost we cannot quote.

Golf, Dining and Courts

The course is an 18-hole, par-72 Arnold Palmer signature design, created with Ed Seay, with six sets of tees from 4,342 to 6,912 yards and an $8 million renovation completed in summer 2023. The club lists four Har-Tru tennis courts, four pickleball courts, two bocce courts, a fitness and wellness center, a formal dining room and a casual Grill Room. Resident golf memberships are available, and non-resident golf has a waitlist.

The Cove Does Not Own the Club

The Cove owns no clubhouse and no courts. Its dues pay for landscaping, irrigation, management, tree trimming, monument signs and the Commons that runs the shared pool, so every club amenity comes with the club membership, not with the home.

Renting Does Not Waive the Requirement

If you plan to rent the home, the rental guidelines let an owner's privileges transfer to a tenant for a fee, and owner privileges are suspended while the tenant holds them. The required social membership stays with the lot.

What Do Florida's Disclosure Laws Give a Wildcat Cove Buyer?

Florida's disclosure laws give a Wildcat Cove buyer a Section 720.401 homeowners' association disclosure summary before the contract is signed, a Section 689.261 property tax disclosure, a Section 689.302 flood disclosure and protection against a seller's concealment of known material defects. The Cove is a Chapter 720 association, so condominium resale rights do not apply.

The Section 720.401 Summary and the 3-Day Right

The summary must be given before you sign, by the parcel owner on a resale. It states that membership is mandatory, that recorded covenants govern use and that assessments are owed and may change. If it was not provided first, you may cancel by written notice within 3 days after receiving it or before closing, whichever comes first, and the right cannot be waived.

Why Not the Condominium Rules

Subsection 720.401(2) excludes associations under Chapters 718, 719, 721 and 723. Wildcat Cove is a homeowners association of detached houses, so the Section 720.401 summary applies to it, while condominium buyers at Cypress Cove or the Village receive a different resale set. This page is information, not legal advice; your closing agent or attorney confirms your package.

The Property Tax Disclosure

Section 689.261 requires a summary warning that you should not rely on the seller's current taxes, since a change of ownership can trigger reassessment. The Lee County Property Appraiser's 2026 roll and the Tax Collector's bill show the actual figures, and a first bill after a sale can differ from the seller's.

The Flood Disclosure

Section 689.302 requires the seller to give a flood disclosure at or before contract, covering known flood damage, insurance claims and disaster assistance, and stating that homeowners' policies do not cover flood. It is the seller's knowledge, not a map reading.

Material Defects

Under Johnson v. Davis, a Florida seller who knows of a fact that materially affects value and is not readily observable must disclose it, and an as-is clause does not remove that duty for a known latent defect. A death in a home is not a material fact that must be disclosed under Section 689.25.

No Milestone or Structural Reserve Study

Milestone inspections and structural integrity reserve studies apply to condominium buildings of three or more habitable stories under Sections 553.899 and 718.112. Wildcat Cove is detached homes on platted lots, so a buyer does not receive a milestone report from the Cove. Ask instead for the Cove's budget and reserve schedule, which Section 720.303 gives owners access to.

How Do the Estoppel Certificates and Association Approval Work in Wildcat Cove?

Three estoppels come with a Wildcat Cove purchase: the master association's, the Cove association's and the club's. Section 720.30851 requires an association to issue its estoppel within 10 business days of a written request, with capped fees, and the club's estoppel cannot be generated until your completed membership application is on file.

The Master Estoppel

The master association's manager lists $280 for its estoppel including a platform fee and a $100 rush charge. It states the master dues, any assessment and any amount owed on the home.

The Cove Estoppel

The Cove's manager, Pegasus Property Management, issues its estoppel. It is the only source for the current quarterly dues, any special assessment, any capital contribution the Cove charges at sale and any amount owed. Florida caps a current-account homeowners' association estoppel at $299.

The Club Estoppel

The club's estoppel waits on your application. Because the club and the two associations are separate bodies, a clean master estoppel does not clear the club.

Who Pays

In Lee County the seller customarily pays estoppels, though the contract controls. We confirm the contract says so, and we check each estoppel against the seller's disclosures.

Approval of Sales

We found no board approval requirement for a sale in the public master documents: the declaration asks a new owner to send the deed and a sales information form within 30 days of recording. Whether the Cove's own declaration adds a sale approval or a transfer charge is a question for Pegasus, and we ask it before you offer.

What Should You Inspect Before Buying in Wildcat Cove?

Before buying in Wildcat Cove, inspect the roof, air-conditioning system, pool, pool cage, water heater, electrical panel, windows and doors, and ask for the permits behind each. The homes were built in 2000 to 2002, so these systems are 20 to 25 years old unless replaced, and dates matter more than condition photographs.

Roof

The master declaration requires a conventional gable or hip roof covered with tile or another approved material, and a roof re-covered with tile cannot return to shingles. Ask for the roof date and any permits and design review approval.

Air Conditioning and Systems

A first air-conditioning system on a 2001-era home is likely at or past its expected life. Ask for service records, and have the inspector check the ducts, the air handler and the water heater.

Pool and Cage

Every Cove home has a private pool, so the equipment, surface, cage, screens and any leak history are the items to inspect. The roll does not carry a pool flag and the MLS does not tag pool condition, so verify each on the home you are buying.

Permits and Design Review

The Village of Estero's Community Development Department issues building permits, and the master's design review committee approves exterior changes separately. We did not read a permit list for any Wildcat Cove address, so we ask for both for any roof, air-conditioning, window, pool or cage work.

Wind Mitigation

A wind mitigation inspection on the state's uniform form records roof shape, roof covering, opening protection and roof-to-wall connections, and can earn insurance credits. With a 2001-era roof stock, the roof date is the first question an insurer asks.

What Not to Assume

Do not assume a view, a courtyard or a lot position from a listing photograph. The club says many Cove homes have lake, preserve and golf vistas and that the largest models are courtyard models; verify it on the lot.

How Do You Insure a Wildcat Cove Home?

You insure a Wildcat Cove home with a homeowners policy on the house, roof and pool, plus liability, and flood coverage if you want it, because the Cove's published dues do not mention a master policy on the structures. At a point we geocoded to the Wildcat Cove Circle range, FEMA showed Zone X, minimal flood hazard.

Homeowners Coverage

Because the homes are detached and the Cove's dues list does not mention building insurance, expect to carry a full policy on the home and its pool. Price wind, roof age and any mitigation credits before you offer, and ask the seller for the current policy and claims history.

Flood

A federally backed mortgage requires flood insurance in a special flood hazard area, which means zones starting with A or V. Zone X is outside it, so a lender does not require flood insurance on the map alone, although a lender or insurer may, and any owner can buy it. The Village of Estero says anywhere it rains, it can flood.

Hurricane History

Hurricane Ian made landfall in September 2022 as a Category 4 storm near Cayo Costa, and Hurricane Milton made landfall in October 2024 near Siesta Key as a Category 3, per the National Hurricane Center. Our community research describes Ian at Wildcat Run as a wind and tree event inland, not a surge event, but we hold no Wildcat Cove specific damage record and never say any home was undamaged.

Shutters

The design review rules allow mill-finish shutters only three days before a predicted hurricane and require them down within three days after, while shutters painted to match the home may stay up during the season.

Citizens and the Private Market

Citizens Property Insurance publishes its flood coverage requirement, which buyers relying on the state insurer should read. We publish no Wildcat Cove premium because no public source does, and we send you to an insurance agent for a quote on the specific home.

What Will You Pay to Own a Wildcat Cove Home?

You will pay three layers to own a Wildcat Cove home: the master invoice, which was $3,710 for 2025, the Cove's quarterly dues and the club's social dues, plus insurance and tax. Only the master invoice is published with a dollar figure; the Cove's and the club's charges sit behind the manager's and the club's own schedules.

Data updated: September 2026

Layer 1: The Master Association

The club's FAQ lists 2025 master fees as $2,457 in dues plus $1,253 for bulk Comcast cable and internet, a $3,710 annual invoice, about $309 a month (our arithmetic). The Welcome Realtors packet lists 2024 fees of $2,450 plus $1,207, or $3,657, so the invoice rose $53 or about 1.4 percent. The master's February 2026 presentation reports no increase in 2026 fees and a new lower-cost Comcast contract, and dues are due by December 31.

What the Master Budget Shows

The presentation shows a 2026 budget of $1,691,090 in income, with $503,500 for grounds maintenance, $271,900 for security and the gatehouse, $498,500 for utilities, $98,190 for administration and $319,000 for reserves, up from $280,000 in 2025 and 2024. The 2025 preliminary result was $1,721,693 of income against $1,706,770 of expense. Those are the master's numbers, not the Cove's.

Layer 2: The Cove Association

Quarterly dues include landscaping, irrigation maintenance and equipment reserves, property management and legal fees, hardwood and palm tree trimming, monument sign care and the Commons dues for the shared pool. The amount is not published, and the Pegasus estoppel states it.

Layer 3: The Country Club

A social membership is required, and the club's schedule of fees is not posted. Golf is optional and separate.

Layer 4: Tax and Insurance

Lee County property tax is billed on the county's assessed value, which depends on exemptions and millage for the year, and a first bill after a sale can differ from the seller's. We do not quote a Wildcat Cove tax bill. We found no Community Development District for Wildcat Run in our community research, and a tax bill would show one.

What the Stack Looks Like

At a $499,000 price, the master invoice is about 0.74 percent of the price a year, or roughly $309 a month, and the Cove's dues, the club's dues, tax and insurance come on top. Because two of the layers are unpublished, we do not publish an all-in figure, and any number on a listing sheet without a source is an estimate.

What the Dues Do Not Include

The Cove's dues do not include golf, dining, the club's social dues, building or roof insurance, water and sewer, or the pool at any one home. There is no bundled-amenity model: a Cove owner pays the master invoice, the Cove's quarterly dues, the club's social dues and any golf dues, each to a different body.

What Are Buyer Closing Costs in Wildcat Cove?

Buyer closing costs in Wildcat Cove include the lender's title policy, recording of the deed and mortgage, Florida's documentary stamp and intangible taxes on a mortgage, prepaid items and the small association items. In Lee County the seller customarily pays the deed doc stamps and the owner's title policy, and the contract controls.

Data updated: September 2026

Who Customarily Pays What in Lee County

The buyer customarily pays the lender's title policy and the recording of the deed, and the mortgage costs. The seller customarily pays deed doc stamps at $0.70 per $100, the owner's title policy and the association estoppels. Florida law assigns neither, so the contract controls.

Mortgage Taxes, Worked Example

On a $499,000 purchase with a loan of $399,200 (80 percent, our example), documentary stamp tax on the note at $0.35 per $100 is $1,397.20, and the nonrecurring intangible tax at $0.002 per $1 is $798.40 (our arithmetic on the Department of Revenue rates). A cash buyer pays neither.

Recording Fees

Clerk recording fees are set by Section 28.24: $10.00 for the first page and $8.50 for each additional page. A typical deed therefore records for roughly $18.50 to $35.50, customarily paid by the buyer.

Property Tax Proration

Taxes are paid in arrears, so at a mid-year closing the seller credits you for the days the seller owned the home, and you pay the full bill in November. The title company usually estimates from the prior year's bill.

Association and Club Items

Known charges are small: transponders at $35 each, a Dwelling Live registration, the club's personal-information form and the deed and sales information form the master requires within 30 days of recording. The unknown ones are the club's initiation and any capital contribution, and any transfer charge in the Cove's declaration.

Inspections and Due Diligence

Budget for a general inspection, roof, air-conditioning and pool inspections, a wind mitigation inspection and a survey if the lender or you want one. These vary by provider, and we do not quote a price for them.

How Does Buyer Representation Work After the NAR Settlement?

Buyer representation after the NAR settlement means a written buyer-broker agreement before your agent tours a home with you, compensation that is stated and negotiable, and offers of buyer-agent compensation that can no longer appear on the MLS. The practice changes took effect August 17, 2024 and apply to every Wildcat Cove purchase.

The Written Agreement

The agreement must state a specific amount or rate of compensation and conspicuously state that broker compensation is fully negotiable and not set by law. We review it with you before the first showing.

Who Pays Your Agent

A seller may offer to pay or contribute toward the buyer's agent, off the MLS, and buyer concessions such as a contribution toward closing costs may still appear in the MLS. If the seller offers nothing, you pay the agreed compensation, and in a market where 2026 closings sold at 87.3 percent of list we negotiate it as part of the offer.

What We Do for the Fee

We track the closings, read the documents, arrange the gate and showings, negotiate the price and terms, manage the inspections, estoppels and club timeline and coordinate the closing. We explain each so you see what the compensation covers.

Can You Finance a Wildcat Cove Home?

Yes, you can finance a Wildcat Cove home with a conventional mortgage through a lender who accepts a homeowners' association property with mandatory club membership. The appraiser reads the same small set of closings we do, so we prepare the comparable sales in advance, and cash buyers simplify the timeline but not the club application.

Pre-Approval and Rates

The Freddie Mac Primary Mortgage Market Survey is the public benchmark for weekly average mortgage rates, and your lender's quote is what you pay. We do not quote a rate on this page, because it changes weekly.

The Appraisal

With 13 closings in five years, an appraiser has few comparable sales, and the six closings before May 2023 were at a $665,000 median against $499,000 for the last 12 months. A low appraisal is answered with the closings of your band, adjusted for condition, which we prepare in advance.

Dues in Your Payment

Lenders count association dues in your debt-to-income ratio. Ask your lender which dues it will count, and give it the estoppels, because the Cove's and the club's dues are not public.

Paying Cash

A cash buyer avoids the mortgage taxes and the appraisal, and the seller may value the certainty. The club application, the estoppels and the design review timeline still apply.

Consumer Resources

The Consumer Financial Protection Bureau's Owning a Home tools explain loan estimates and closing disclosures, and we recommend comparing loan estimates from more than one lender.

How Do We Find You the Right Home in Wildcat Cove?

We find you the right Wildcat Cove home by setting up a watch on the MLS, reading every new listing against the 13 closings on file, touring with the gate arranged and telling you honestly how a home sits in its band. With one home active today, we also look at adjacent Wildcat Run neighborhoods if you want.

The Watch

We set up a Wildcat Cove watch so you hear of a new listing as soon as it appears. In a 40-home neighborhood, a listing is an event, and the buyer who has already read the closings moves first.

Reading Each Listing

For each listing we check the plan against the roll, the ask against the closings and days on market, the roof, air-conditioning and pool dates and the documents the seller can provide.

Touring the Cove, the Carriage Homes and the Villas

If you are undecided between a detached home and a condominium, we tour Wildcat Cove, Cypress Cove at Wildcat Run and the Village in one morning so you compare them directly.

Looking Across Wildcat Run

If no Cove home fits, the estate section, where closings ran from $797,000 to $2,800,000 in the hub's August 2026 pull, and the other sections share the gate and the club. See the Wildcat Run community guide.

How Do We Negotiate for You in Wildcat Cove?

We negotiate for you in Wildcat Cove from the closings, not from the asking price: the 2026 sales closed at a median 87.3 percent of list, so a well-supported offer below ask is normal here. Price is one lever, and the inspection period, repairs, club timeline and closing date are the others.

The Offer Price

We compare the list price with the closings of the same band and with the days on market. A home listed near 2022 prices and waiting is the one where a supported offer below ask tends to be received.

Inspection Findings

On a 2001-era home, the roof, air conditioning and pool are the likely findings. Exterior repairs need design review, which takes 30 to 45 days, so we often negotiate a credit instead of a repair.

Terms That Protect You

We write the club application timeline, the estoppels, the disclosure summary and the closing date into the contract, so you are protected if the club, the Cove or the master is slow.

When to Walk Away

If an estoppel shows an unexpected assessment, the club schedule is higher than you can carry or the inspection finds a problem the seller will not address, walking away within your inspection period is an option, and we say so plainly.

Which Wildcat Run Rules Decide Whether a Wildcat Cove Home Works for You?

The Wildcat Run rules that decide whether a Wildcat Cove home works for you are the required club membership, the three-month minimum lease with approvals, the two-pet interpretation, the no-street-parking rule, the design review requirement for any exterior change and the gate procedures. Each comes from the master documents, and the Cove's declaration may add to them.

Leasing

The master declaration bars leases of less than three continuous calendar months and bars room rentals and transient tenants. Leases need approval first from the Cove and then from the master board, applied for at least 30 days ahead, with a $100 processing fee paid by the renter and a $40 background check per adult. A buyer who wants short-term or vacation rental income should not buy at Wildcat Run.

Pets

The master board has interpreted a reasonable number as a maximum of two pets per home. Pets must be leashed and attended outside the home, may not be walked on the golf course or cart paths, and cats must be confined to the home per the residents' handbook. Assistance animals for a person with a disability are handled under federal fair housing rules, per HUD. The Cove's declaration may be stricter, so ask Pegasus.

Parking, Vehicles and Golf Carts

There is no street parking: visitors park in the driveway, and overnight guests beyond the driveway's capacity use the community's asphalt lot. Only passenger vehicles may be parked overnight in driveways, trucks need master approval, and boats and RVs are garaged or stored off site. Electric golf carts are allowed with a community decal and stay in a garage overnight.

Exterior Changes

No exterior work, including repainting in the same color, roof replacement, landscaping changes and pool cage work, may begin without the design review committee's written approval, and Section 720.3035 requires architectural control to rest on written, consistently applied standards. The master's presentation describes a 30 to 45 day review.

The Gate and Access

The gate is staffed around the clock. Guests and vendors register through the Dwelling Live system, vehicle decals go on every vehicle including golf carts, and residents can buy transponders at $35 each.

Age Restrictions

Wildcat Cove is not a 55-plus community as far as the documents we read show; we found no housing-for-older-persons designation in the master documents or the club's materials. We describe the property, not who may live in it.

Is Wildcat Cove the Right Place for You to Buy?

Wildcat Cove is the right place to buy if you want a detached home with a private pool inside the Wildcat Run gate and you accept a required club membership, unpublished dues and a 2000 to 2002 home with a maintenance list of its own. It is the wrong place for short-term rental income.

What the Record Favors

A private pool on all 40 homes, detached single-family living without an estate lot, a small 40-home association, no condominium milestone or structural reserve rules, a published master invoice, a Zone X map reading at our test point and a member-owned club with a renovated Palmer course.

What to Weigh Carefully

The Cove's dues and the club's fees are not published, 2026 closed well below list, prices have eased from a $650,000 median in 2022 to $499,000 in 2026 on the MLS, the market is thin with no sales in 2024, and roofs, air conditioning and pool equipment on 2001-era homes may be near replacement.

Three Sets of Dues, Three Estoppels

You pay the master, the Cove and the club separately and receive an estoppel from each at purchase. That is the structural difference from a single-association community, and it is why a documents file matters here.

Seasonal and Year-Round Use

The record shows 2026 closings from March to September and a club calendar that is fullest in season. The documents allow leasing with approval for three months or more, which suits some seasonal owners; we describe the property and do not suggest who should live there.

How We Help You Decide

We show you the closings, the public documents and the unpublished items, tour Cypress Cove and the Village beside the Cove if you like, and tell you honestly which fits the facts you give us. Our Wildcat Cove neighborhood guide has the plat, the associations and the homes in depth.

We publish no aggregate score and no rating widget. Read the full set on the McGreevy and Comisar Google reviews profile.

A Buyer on Listening

★★★★★ "Marc is one of the most down to earth realtors that really listens to your needs and is exceptional at finding the right house." Verified Google review

In a neighborhood with one street and few listings, finding the right house starts with listening to what a buyer actually needs.

A Buyer on Market Knowledge

★★★★★ "Marc's knowledge of the Southwest Florida real estate market is unmatched. He took the time to understand exactly what I was looking for in a home and quickly identified properties that checked all my boxes." Verified Google review

Knowing the closings, the associations and the club is the market knowledge a Wildcat Cove buyer needs.

A Buyer Who Was Not Upsold

★★★★★ "Marc was great! He helped us find a place that matched our needs, without trying to upsell us into something too big. And he's helped us settle into the area. 100% recommendation!" Verified Google review

The Cove's homes fall into four size bands, and we help you choose the band that fits, not the largest one.

Get Your Personalized Wildcat Cove Buyer Consultation

A personalized Wildcat Cove buyer consultation starts with a short form or a call to Marc, and we return with the closings of the size band you want, the public and unpublished costs, the club timeline and any homes that fit. It carries no obligation, and few homes come up here, so the buyer who is prepared moves first.

Call Marc at (239) 287-5873 or read how we represent buyers. If you own a home to sell first, see our Wildcat Cove seller's guide or request a free home valuation.

What We Cover in the Consultation

The plan and band you want, the closings behind each, the three layers of fees, the club application and what to ask the Cove's manager. You leave with a written list of documents to request.

What to Bring

Your target budget, your timeline, your lender's pre-approval if you have one and any questions about the club. If you are selling first, bring the address so we can coordinate the two closings.

Why Does a Wildcat Cove Specialist Matter?

A Wildcat Cove specialist matters because the neighborhood's 13 closings in five years are too few for an average to mean anything, and because a purchase runs through three bodies and a club application. A specialist reads each closing, knows which document comes from whom and tells you what is not published.

Reading Thirteen Sales

With 13 closings, a generalist's average is an opinion. We read each sale, group them by plan and year and explain why a 2022 closing does not price a 2026 listing.

Knowing Which Document Comes From Whom

The master's manager, the Cove's manager and the club each hold part of the file. We send the requests on day one and do not guess at documents we have not read.

Saying What Is Not Public

The Cove's dues, the club's fees, the Cove declaration's clauses, permit histories and any special assessment are not public in the records we read. We mark each as unverified and tell you who holds the answer.

Is now a good time to sell a Wildcat Cove home?

For a home priced to the recent closings, the market is workable but slow: 2026 closings took a median of 123 days at 87.3% of list (Southwest Florida MLS, September 29, 2026).

How do I price a Wildcat Cove home?

Against Wildcat Cove's own recent sales, by plan. The 2,145 to 2,166 square foot plans closed from $371,000 to $545,000 in 2026, and the 2,653 square foot plan closed at $540,000 in June 2026.

How long will a Wildcat Cove home take to sell?

The 12-month median is 123 days and the 60-month median is 16, with a range of 2 to 193 days over five years.

Do I need an association's approval to sell in Wildcat Cove?

We found no board approval requirement for a sale in the master documents, and the Cove's declaration is the place to check. The club's estoppel needs a buyer's membership application.

Can I sell my Wildcat Cove home with a tenant in it?

Generally yes, subject to the lease and to master and Cove approval on file.

Frequently Asked Questions, Buyer Edition

These are the questions buyers ask most about Wildcat Cove homes for sale, HOA fees, club membership and living in Estero, answered from the records cited below. Each answer names Wildcat Cove and points to the section that holds the detail. Where a record is not public, the answer says so.

What is Wildcat Cove?

Wildcat Cove is a neighborhood of 40 detached single-family homes with private pools, built in 2000 to 2002 inside Wildcat Run Golf and Country Club, a gated community of about 450 homes in Estero, Florida. It has its own homeowners association and one street, Wildcat Cove Circle.

Is Wildcat Cove the same as Cypress Cove at Wildcat Run or Cypress Cove at Grandezza?

No. Wildcat Cove is the 40-home single-family neighborhood on Plat Book 66. Cypress Cove at Wildcat Run is the neighboring 44-home carriage-home condominium that shares a pool with the Cove by deed, and Cypress Cove at Grandezza is a different community. Wildcat Creek and Verdana Village are also unrelated.

Where is Wildcat Cove?

Wildcat Cove is inside the gated Wildcat Run community, whose club address is 20300 Country Club Drive, Estero, ZIP 33928, inland and east of I-75. The Cove's only street is Wildcat Cove Circle.

How many homes are in Wildcat Cove?

The Lee County 2026 roll carries 40 residential parcels, all single-family use, on lots 1 through 40, and the club and the master declaration's table of associations both give 40 homes. Three tracts hold common property.

What size are the homes for sale in Wildcat Cove?

The county roll records 2,145 to 2,655 heated square feet with a median of 2,360, and the club describes 2,160 to 2,656 square feet of air-conditioned living space. Confirm the size on the specific home before you compare prices.

How many bedrooms do Wildcat Cove homes have?

The roll shows 2 bedrooms on 24 parcels, 3 on 11 and 4 on 5, and the MLS adds den labels such as two plus den and three plus den. Count bedrooms from the plan, not the label.

Does every Wildcat Cove home have a private pool?

The club's local-association page says each of the 40 Wildcat Cove residences has its own private pool, and residents also have the community pool shared with Cypress Cove. The county roll does not carry a pool flag, so verify the pool, cage and equipment on the specific home.

When was Wildcat Cove built?

Between 2000 and 2002 per the county roll: five homes are dated 2000, thirty-three 2001 and two 2002. The homeowners association was incorporated in May 1999 and its declaration recorded in January 2000.

What Wildcat Cove homes are for sale right now?

On September 29, 2026 the Southwest Florida MLS showed one Wildcat Cove active: a three-bedroom, three-bath, 2,653 square foot home listed at $625,000 with 124 days on market. Call Marc at (239) 287-5873 for the live list, since one listing changes the picture.

How much does a Wildcat Cove home cost?

In the 12 months to September 29, 2026, 5 MLS closings ran from $371,000 to $545,000 at a $499,000 median. Over 60 months, 13 closings ran from $371,000 to $724,900 at a $579,900 median. Those are the homes that actually closed, not asking prices.

What is the price per square foot at Wildcat Cove?

The 12-month median is $203.54 per square foot of MLS living area, the 36-month median is $213.95 and the 60-month median is $238.06. County and MLS square-foot figures measure different things, so we never compare them.

Are Wildcat Cove prices going up or down?

Down from the peak. The MLS median was $650,000 in 2022 (n = 3), $689,500 in 2023 (n = 2), $654,307.50 in 2025 (n = 2) and $499,000 in 2026 to date (n = 5); county qualified sales show $689,500 in 2023 and $519,500 in 2026. Small samples describe direction, not a rate.

How long do Wildcat Cove homes take to sell?

The 60-month median is 16 days on market, but the 12-month median is 123 days, and the 2026 closings ranged from 48 to 193 days. Homes priced to the current market close; homes listed near 2022 prices wait.

What are the HOA fees at Wildcat Cove?

Three charges. The master association's 2025 invoice was $3,710 ($2,457 in dues plus $1,253 for bulk cable and internet), the Cove's own dues are quarterly and not published, and the club's social dues are not published. Ask for the Pegasus estoppel and the club schedule.

What does the master invoice cover at Wildcat Cove?

Roads, storm sewers, perimeter landscaping, lakes, irrigation, the entry and gatehouse, security and enforcement of the covenants, plus Comcast bulk cable and internet for the Wildcat Cove home, per the club's FAQ and the residents' handbook. It does not cover the golf course or clubhouse.

What do the Wildcat Cove association dues cover?

Landscaping, irrigation maintenance and equipment reserves, the management company and legal fees, hardwood and palm tree trimming, monument sign care and the Commons dues for the shared pool, per the club's local-association page. The published list does not mention roofs, insurance or water and sewer.

Do you have to join the country club to buy in Wildcat Cove?

Yes, at least at the social level. The master declaration requires one owner of each lot to be a social member of Wildcat Run Country Club, and the club approves applications. Golf is a separate optional membership. Membership does not convey automatically to a buyer.

How much is club membership at Wildcat Cove?

The club does not publish its fees. Its application says initiation fees, dues and any capital contributions are stated on a Schedule of Fees, and dues are due September 30. Ask the club's membership office for the current schedule in writing before you write an offer.

Is golf included with a Wildcat Cove home?

No. Golf is a separate optional membership, and the club says resident golf memberships are available and non-resident golf has a waitlist. The course is an 18-hole, par-72 Arnold Palmer signature design renovated for $8 million in 2023.

What do I pay at closing when I buy in Wildcat Cove?

Your usual lender and title costs, any charges in the Cove's declaration, the club's membership fees, and the small items the master requires: transponders at $35 each and the deed and sales information form within 30 days of recording. Ask Pegasus and the club for the exact figures.

Does Wildcat Cove have a CDD or special assessments?

Our community research found no Community Development District confirmed for Wildcat Run, and a tax bill would show one. We found no public record of a Wildcat Cove special assessment; the estoppel and minutes are where one would show.

What are property taxes on a Wildcat Cove home?

They depend on the Lee County assessment, exemptions and millage for the year. We do not quote a figure for Wildcat Cove. The Lee County Property Appraiser's 2026 roll and the Tax Collector's bill for the home show the number, and a first bill may differ from the seller's.

Is Wildcat Cove a 55+ community?

Not as far as the documents show. We found no housing-for-older-persons designation in the master documents or the club's materials. The master declaration's leasing section sets tenant eligibility rules, which are a leasing term and not a 55-plus restriction.

Can you rent out a Wildcat Cove home?

Yes with approval: the minimum lease is three months, the application goes in at least 30 days ahead, the Cove's association and then the master board approve, and occupancy before approval is prohibited. Fees include a $100 renter processing fee and $40 per adult for a background check.

Are short-term or vacation rentals allowed at Wildcat Cove?

No. The master declaration bars leases of less than three continuous calendar months and bars room rentals and transient tenants. A buyer who wants vacation rental income should not buy at Wildcat Cove.

Does Wildcat Cove allow pets?

The master board has interpreted a reasonable number as two pets per home, pets must be leashed and attended, and pets may not be walked on the golf course or cart paths. Cats must be confined to the home. The Cove's declaration may be stricter; ask Pegasus.

Is there a garage at Wildcat Cove?

Yes. The master declaration requires every residence in the community to have a garage of 500 to 1,000 square feet, so each Wildcat Cove home has one. Overnight parking in driveways is limited to passenger vehicles, and there is no street parking.

What flood zone is Wildcat Cove in?

At a point geocoded to the Wildcat Cove Circle address range, FEMA's flood hazard layer shows Zone X, area of minimal flood hazard, outside the special flood hazard area. That is a map reading for one point; check your exact address on FEMA's Flood Map Service Center.

Does Wildcat Cove need a milestone inspection or SIRS?

No. Milestone inspections and structural integrity reserve studies apply to condominium buildings of three or more habitable stories, and Wildcat Cove is a homeowners association of detached houses under Chapter 720. Ask instead for the Cove's budget and reserve schedule.

How does Wildcat Cove compare with Cypress Cove at Wildcat Run?

Wildcat Cove is detached and larger, at a $540,000 median over 36 months against $395,000 for Cypress Cove at Wildcat Run, whose condominium dues cover more of the building. They share a pool by deed. See the decision table above.

What should I ask before making an offer at Wildcat Cove?

Ask for the Pegasus estoppel, the Cove's declaration, budget and reserve schedule, the club's fee schedule and membership timeline, the roof, air-conditioning and pool equipment dates, permits, and design review approvals for any exterior work. Marc runs that list on every buyer's behalf.
