Buying a home in Via Veneto at Treviso Bay means waiting for one of 47 fee-simple homes on Veneto Place and Veneto Lane to come up, then checking four things before you offer: whether it is a villa or a Lennar house, whether golf is recorded for its lot, which side of the 2024 flood line it sits on, and the full fee stack including the CDD line.
The full record of the neighborhood, every address with its plan, golf instrument and surveyed first floor, is on our Via Veneto at Treviso Bay guide, which this buyer page sits beside, and the community around it is on our Treviso Bay community guide. This page is about the purchase: what to check, in what order, and what it costs to own. Owners on the other side of the table should read how we sell Via Veneto at Treviso Bay homes or start with a free Via Veneto at Treviso Bay home valuation. If you are searching for the best buyer’s agent for Via Veneto at Treviso Bay in Naples, Florida, McGreevy and Comisar represents homebuyers across Naples, Estero, Bonita Springs, Fort Myers, Collier County and Lee County. Whether you are relocating, buying a seasonal home or moving up from a condominium, in Treviso Bay, Lely Resort or elsewhere along the US 41 East corridor, our team provides honest market guidance, early word on homes before they list, partner-level negotiation and a clear plan to help you buy confidently.
The VIA VENETO plat, recorded in 2006, holds 12 attached villas in six two-home buildings, built 2007 to 2009 by R&D Italia Villas, and 35 detached Lennar houses built 2012 to 2014 in three one-story plans: the Victoria (two bedrooms plus a den), the Sophia and the Isabella (three bedrooms plus a den). Every home sits on its own platted lot and is owned fee simple; none is a condominium.
Via Veneto is the first neighborhood inside Treviso Bay’s main gate on US 41 East, in Naples ZIP 34113. Every home is 0.03 to 0.17 miles in a straight line from the gatehouse, the Club Rilassare fitness, spa and pool campus is 0.13 to 0.33 miles away, and the main clubhouse and TPC Treviso Bay course are about a mile and a half south. Thirty of the 47 homes back onto a lake; none backs onto the golf course.
No private neighborhood pool, clubhouse or gatehouse of its own, no neighborhood dues, no condominium board and no approval of your purchase. It also does not have many sales: three in the last 12 months and none listed on September 23, 2026. A buyer who wants Via Veneto should be ready before a home appears.
Via Veneto at Treviso Bay buyers work with McGreevy and Comisar because a Via Veneto purchase turns on documents a general agent rarely opens: the golf supplement for the lot, the elevation certificate for the house, the 2006 declaration’s leasing cap, the county’s condominium label and the Wentworth Estates CDD budget. Jesse McGreevy and Marc Comisar are Top 1% Real Estate Agents Nationally Since 2008.
Those are career figures across Lee and Collier County. As the leaders of Domain Realty Group, our team has closed over $2.5 billion in real estate; learn more at DomainRealtyGroup.com. If you are comparing teams, our guide to the best real estate agents in Naples sets them side by side on the public record.
Your agent should tell you which product and plan your offer is really competing with, prove golf status from the recorded supplement rather than a listing remark, show you the full fee stack with the CDD line, read the 2006 declaration’s party-wall, insurance and leasing articles with you, and put the home’s elevation certificate in front of your insurance agent on day one.
Marc Comisar runs the buy side in the field: tours through the Treviso Bay gate, inspections, contractor quotes and the final walk-through. Jesse McGreevy runs the data, the documents and the Master Association and Golf Club paperwork. We track the Via Veneto at Treviso Bay market for a buyer from two independent records: the Southwest Florida MLS for closings, listings and fee disclosures, and Collier County’s recorded sales and 2026 preliminary roll for every sale back to the first lot sales of 2006. Each figure on this page names its window and its date.
Data updated: September 2026 (Southwest Florida MLS Matrix, Treviso Bay development, sub-condominium VIA VENETO, pulled 23 Sep 2026; Collier County Property Appraiser 2026 preliminary roll and recorded sales)
In the last 12 months we tracked all three Via Veneto closings in the MLS, and we tracked every one of the 15 resales of the last five years against the county’s recorded sales: each matches by parcel and date, and none was recorded off the MLS. We also tracked the 35 original Lennar closings from 2012 to 2014.
Domain Realty, our brokerage, closed 658 transaction sides in Naples in the 60 months to October 5, 2026, $521.5 million in volume counted by side, per the Southwest Florida MLS pulled that day. McGreevy and Comisar are the #5 real estate team in Florida in the 2026 RealTrends rankings.
The same-plan sales here and on Pavia’s Piacere Way, the golf supplement for the lot, the elevation certificate and flood footprint, the permit and roof history, the full fee stack and the declaration’s rules, assembled before you tour, so that when the right home appears you can write a clean offer in days.
The Via Veneto at Treviso Bay market for buyers is thin and has softened. The MLS showed no Via Veneto home for sale on September 23, 2026, the three sales of the prior year each closed 5.6 to 7.9 percent under list after 25 to 115 days, and the 2026 median of $1,075,000 sits 36.8 percent below the 2024 median on the same Lennar plans.
Data updated: September 2026 (Southwest Florida MLS Matrix, closed 23 Sep 2021 to 23 Sep 2026 with actives and pendings, pulled 23 Sep 2026)
Closed | Address | Plan and MLS size | Sale price | Last list price | Sale-to-list | Days on market |
|---|---|---|---|---|---|---|
April 14, 2026 | 9238 Veneto Place | Victoria, 1,854 sq ft | $1,075,000 | $1,150,000 | 93.5% | 25 |
April 24, 2026 | 9218 Veneto Lane | Victoria, 1,854 sq ft | $1,050,000 | $1,140,000 | 92.1% | 114 |
July 20, 2026 | 9222 Veneto Lane | Sophia, 2,035 sq ft | $1,275,000 | $1,350,000 | 94.4% | 115 |
Three sales is too few for a median, so we list them. All three are 2014 Lennar houses on lake lots, golf-joined by recorded supplement.
Widening until the window holds ten sales takes 36 months: 10 resales from September 23, 2023 to September 23, 2026, a median of $1,412,500, a range of $1,050,000 to $1,750,000, a median of $687.80 per MLS square foot, a median sale-to-list of 99.1 percent and a median of 19.5 days on market on eight sales with a days figure. The five-year window holds 15 sales at a median of $1,400,000.
On September 23, 2026 the MLS showed no active and no pending Via Veneto listing. Next door, Pavia had one listing, a 2,249-square-foot Isabella-size house on Piacere Way asking $1,699,000, and Di Napoli had one active and one pending coach home. A buyer set on Via Veneto should expect to wait and to act quickly when a home appears.
From 2022 through 2025 the median Via Veneto sale closed at full list within a week, and three closed above list. The 2026 sales closed 5.6 to 7.9 percent under their last list price. That gives a prepared buyer room to negotiate, but only on a home that has already sat; a fresh, correctly priced listing will draw the other buyers who have been waiting.

Via Veneto homes cost what their own plan’s recent sales say: two Victorias at $1,050,000 and $1,075,000 in April 2026, a Sophia at $1,275,000 in July 2026, an Isabella at $1,695,000 in March 2025 and a villa at $1,450,000 in February 2025. The older a plan’s last sale, the more the price has to be adjusted to today.
Data updated: September 2026 (Southwest Florida MLS Matrix, pulled 23 Sep 2026; plan sizes from the Collier County Property Appraiser 2026 preliminary roll; Lennar archived plan pages)
Plan | Homes | County size | Bedrooms and baths | Lennar base price, November 2012 | MLS sales in 5 years |
|---|---|---|---|---|---|
Victoria | 15 | About 1,854 sq ft | 2 bedrooms plus den, 2 baths plus a pool bath | $419,990 | 7, from $1,050,000 to $1,750,000 |
Sophia | 10 | 2,035 sq ft | 3 bedrooms plus den, 3 baths | $439,990 | 4, from $965,000 to $1,650,000 |
Isabella | 10 | About 2,249 sq ft | 3 bedrooms plus den, 2 baths | $449,990 | 3, from $1,375,000 to $1,695,000 |
Attached villa half | 12 | 1,939 to 2,909 sq ft | Varies by building | Sold new 2006 to 2008 | 1, at $1,450,000 |
Every Lennar plan has a two-car garage, and the recorded supplemental declaration requires a garage for two to four cars. Plan names and bedroom counts come from Lennar’s archived pages and match the MLS records; county sizes are from the 2026 roll.
Each villa half sits on its own platted lot and shares a party wall, and in some buildings a roof, with the other half. The 2006 declaration splits repair of a shared wall or roof equally between the two owners, charges a negligent owner the whole cost and allows a lien for an unpaid share. Plan names and original feature sheets for the villas are not in any public record we could find, so a villa is judged house by house.
Thirteen homes back onto Via Veneto’s 3.21-acre lake, thirteen onto its 2.06-acre lake and four onto a Pavia lake; sixteen face Tract P-3, a 20.53-acre district tract the county classes as water; and 9234 Veneto Place is an interior lot. The median lot is about 0.21 acre, and the two largest, 9235 and 9230 Veneto Place, are replatted double lots of 24,829 and 23,522 square feet.
The county values every Via Veneto home in its condominium class, with the land at zero, on a fixed schedule: in 2026 a Victoria at $1,087,200 facing the P-3 tract or $1,102,200 on a lake, a Sophia at $1,186,750 or $1,201,750, and an Isabella at $1,304,450 or $1,319,450. The villas carry a median of $770,180. Those are tax values, not prices.
Lennar’s 35 houses closed new at a median of $544,500 from 2012 to 2014. For the eleven whose latest resale came in 2022 or later, the median gain is 142.5 percent. The 2024 yearly median was $1,700,000 on two sales; the 2026 median is $1,075,000 on three.

Buying a Via Veneto home takes nine steps: identify the product and lot, confirm golf status, price the full fee stack, write the offer, read the recorded documents, order the Master Association estoppel, file the resale application, inspect with the home’s record in hand, and bind insurance before closing. Most of the records involved are free and public.
Pull the county legal description, “VIA VENETO LOT” and a number, and match the lot to its product and plan. Portals often show the lot number as a unit number, such as 9295 Veneto Place #15; it is the lot, not a condominium unit.
Check the lot against the four Golf Club supplements recorded in 2012 and 2014. Lots 2, 9, 11, 36 and 47, the villas at 9205 Veneto Lane, 9284 Veneto Place, 9292 Veneto Place, 9242 Veneto Place and 9202 Veneto Lane, appear in none of them.
Add the Master assessment, the golf assessment if the lot is joined, the right lawn line, the dining minimum and the Wentworth Estates CDD line on the tax bill. For 2026 that is $19,200.10 for a golf-joined house and $13,321.10 for a non-golf villa.
We price the offer from the same plan’s sales here and on Piacere Way, adjusted for lot, flood footprint, roof and condition, and we allocate the capital contributions in the contract rather than leave them to the closing table.
Read the 2006 builder’s declaration, the Master developer’s supplemental declaration and its two amendments, the 2021 Master Declaration and the Golf Club Declaration with the supplement for your lot. We point you to the articles that matter: party walls, insurance, leasing, pets, vehicles and architecture.
There is one estoppel, from the Treviso Bay Master Association, $299 or $418 rushed in 2026. It shows the Master, golf and lawn charges and any balance due, and confirms the golf status of the home.
You file the Master’s buyer resale application and pay its $50 fee. The association does not approve your purchase and holds no right of first refusal, because the builder’s declaration places no restriction on the sale of lots.
Your inspector should see the permit history, the roof age, the air-conditioning pad height against the county’s 8-foot replacement rule and, for a villa, the shared wall and roof. Order a wind mitigation inspection and a four-point inspection inside the inspection period.
Bind a single-family homeowner’s policy and, where the house touches Zone AE or your insurer requires it, flood coverage, then close. The Master Association’s $200 post-closing set-up fee is one of the community charges on your closing statement.
Golf membership at Via Veneto runs with the lot, by recorded document, for 42 of the 47 homes. Four Golf Club supplemental declarations recorded from 2012 to 2014 joined those lots to the Treviso Bay Golf Club, which makes membership and its $5,350 yearly assessment mandatory for their owners; five villas were never joined and carry neither.
Recorded | Official Records | Via Veneto lots joined |
|---|---|---|
August 1, 2012 | OR 4822 PG 1407 | Lots 1 and 17, two villas |
November 8, 2012 | OR 4853 PG 1215, with joinder OR 4853 PG 1219 | 28 lots: 3 to 8, 10, 12 to 16, 18 to 29, 31, 32, 34 and 35 |
July 15, 2014 | OR 5057 PG 3712 | Lots 38, 39, 42 and 43, and replatted Lots 30A and 30B and 33A and 33B |
August 21, 2014 | OR 5069 PG 1879 | Lots 37, 40, 41, 44, 45 and 46 |
Each joinder binds the lot to the Golf Declaration as a covenant running with the land, so a buyer takes title subject to it. The 2014 supplement treats each replatted double lot as one lot with one membership. The count: all 35 Lennar houses and seven villas.
9205 Veneto Lane, 9284 Veneto Place, 9292 Veneto Place, 9242 Veneto Place and 9202 Veneto Lane appear in no golf instrument. All five were sold to their first owners in 2006 to 2008, before the Golf Club Declaration existed. The MLS agrees on the one that sold recently: 9292 Veneto Place showed a mandatory club fee of $0 in February 2025. Whether the club will join a non-golf villa today, and at what price, is not published; ask the club before you buy on that assumption.
On a golf-joined home the 2026 fee sheet charges $5,350 a year, made up of $3,850 in dues, $1,400 in reserves and $100 in capital, plus a $7,500 Golf Club capital contribution at purchase. MLS records on Via Veneto sales show the golf figure rising from $3,580 in 2021 to $5,350 in 2026, 24.1 percent of that since 2024.
Every Via Veneto owner is a member of the Treviso Bay Property Owners Master Association, with the clubhouse and its dining, Club Rilassare’s pools, spa, salon and fitness center, the tennis, pickleball and bocce courts and the satellite pools. A non-golf owner does not play the course as a member and does not pay the golf assessment.
A tenant who wants the amenities needs a social transfer, priced at $400 to $850 by lease term on the 2026 fee sheet, and a golf-joined owner may add a golf transfer for $250. While privileges are transferred, the owner uses the facilities only as a guest.
The TPC Treviso Bay course is an Arthur Hills design managed by Troon. Course, tee-time and membership detail are on the TPC Treviso Bay golf pages and in our Treviso Bay community guide.
You will pay about $19,200 a year in 2026 community charges to own a golf-joined Via Veneto house: $7,420 to the Master Association, $5,350 to the Golf Club, $2,527 for lawn care, a $750 dining minimum and $3,153.10 in Wentworth Estates CDD assessments on the tax bill. A non-golf villa runs about $13,321. Property tax and insurance come on top.
Data updated: September 2026 (Treviso Bay Master Association 2026 Annual Fee Sheet, revised 11 May 2026; Wentworth Estates CDD FY2027 adopted budget)
The $7,420 Master assessment covers maintenance ($5,523), the bulk cable and internet contract ($885), reserves ($812) and a capital reserve ($200). An owner who chooses internet-only service pays $362 on that line instead of $885. Via Veneto has no neighborhood dues: its own association merged into the Master on March 14, 2013.
On the 42 golf-joined homes, the $5,350 golf assessment is mandatory. On the five non-golf villas it does not apply.
The Master bills lawn care by neighborhood: $2,527 for “Via Veneto” and $1,998 for “Via Veneto Villas,” the lowest lawn line in Treviso Bay. The fee sheet does not list which addresses pay which, so confirm yours on the estoppel. Every owner also carries a $750 yearly food and beverage minimum at the club.
The Wentworth Estates CDD classes every Via Veneto home as a 50-foot lot, the smallest single-family class in Treviso Bay, and bills $1,499.21 for operations and $1,653.89 for bond debt in fiscal 2027, collected on the county tax bill. The Series 2021 bonds are scheduled to retire with their final payments in 2037, about $18,193 of debt assessment remaining per lot from fiscal 2027 unless prepaid.
Line | Golf-joined house (42 homes) | Non-golf villa (5 homes) |
|---|---|---|
Master Association assessment | $7,420.00 | $7,420.00 |
Golf Club assessment | $5,350.00 | $0 |
Lawn care | $2,527.00 | $1,998.00 |
Food and beverage minimum | $750.00 | $750.00 |
Wentworth Estates CDD, operations | $1,499.21 | $1,499.21 |
Wentworth Estates CDD, bond debt | $1,653.89 | $1,653.89 |
Total, 2026 | $19,200.10, about $1,600 a month | $13,321.10, about $1,110 a month |
The MLS “total recurring fees” field on the 2026 sales reads $16,047, which is the four association lines and nothing else. The Master Association’s own FAQ says the CDD assessment is on your annual tax bill from Collier County, which is why a listing that quotes only the MLS figure understates your carrying cost by $3,153.10.
Read the 2006 Declaration of Covenants for Via Veneto at Treviso Bay first, then the Master developer’s supplemental declaration and its two amendments, the 2021 Master Declaration, the golf supplement for your lot and the Master Association estoppel. Together they settle ownership, insurance duties, leasing, pets, building rules, golf and what you owe.
Recorded at OR 4112 PG 2280, this 50-page instrument runs for 50 years from 2006 and can be amended by two thirds of the voting interests. It defines an owner as the holder of fee simple title to a lot, sets the party-wall and shared-roof rules, requires each owner to insure the home at full replacement value, caps leasing at two leases a year and places no restriction on the sale of lots.
The Master developer’s supplement, OR 4112 PG 2226, sets setbacks, tile roofs with a minimum 4:12 pitch, a 35-foot height limit above base flood elevation, uniform mailboxes, a two-to-four-car garage and protection for oaks and larger trees. Its 2006 First Amendment requires gas appliances; its 2009 Second Amendment allowed detached homes of 1,800 to 4,500 square feet, which made the Lennar houses possible.
The Second Amended and Restated Declaration for Treviso Bay, OR 5934 PG 2738, lists “Veneto, Veneto Lane and Veneto Place” as a neighborhood the Master governs directly, sets the Master’s leasing rules and the three-pet limit, and is the source of every Master assessment.
Is the home a villa or a Lennar house, and if a villa, what is the history of the shared wall and roof? Which lawn line does it pay? How old are the roof, the air conditioner and the water heater? Is the air-conditioning pad at or above 8 feet if the house is in Zone AE? Is there a pool, and when were its equipment and cage permitted? Is a lease in place? What claims or repairs does the seller know of?
Florida Statutes 720.401 requires a homeowners association disclosure summary before you sign a contract for a parcel in a community with a mandatory homeowners association, and gives you a right to cancel within three days after receiving a summary delivered late, or before closing, whichever comes first. The section does not apply to associations governed by Chapter 718, the condominium statute. Many Treviso Bay neighborhoods are condominiums under a Chapter 720 master; Via Veneto is not, and its only association is the Chapter 720 Master. Ask your closing agent or attorney how the rule applies to your contract; this is information, not legal advice.
Your contract should carry the community development district disclosure that Florida Statutes 190.048 requires, and you should receive the property tax disclosure summary under Florida Statutes 689.261, which warns you not to rely on the seller’s current taxes.
You check a Via Veneto home’s flood zone by reading its elevation certificate, all 47 of which are on file with Collier County, and by overlaying the house footprint on FEMA’s map effective February 8, 2024. No first floor is below the 7-foot base flood elevation, and 20 homes, including every villa, sit entirely outside the special flood hazard area.
Data updated: September 2026 (FEMA National Flood Hazard Layer; Collier County elevation certificate index and all 47 certificates, read 23 Sep 2026)
Footprint on the current FEMA map | Homes | Which homes |
|---|---|---|
75 to 100 percent in Zone AE, 7 ft | 22 | Veneto Place 9225 to 9267 on both sides, except the villas at 9242 and 9246, and Veneto Lane 9210 to 9222 |
Shaded Zone X with an AE clip of 1 to 21 percent | 5 | 9209 and 9215 Veneto Lane; 9271, 9275 and 9283 Veneto Place |
Entirely shaded Zone X | 20 | All 12 villas, the south loop of Veneto Place from 9268 to 9300, and 9279 Veneto Place |
FEMA’s preliminary panel issued March 20, 2025 reproduces the same split, so no change is pending.
Lennar first floors run 8.00 to 8.99 feet above the NAVD 1988 datum, median 8.32; villa first floors run 8.64 to 9.60 feet, median 9.32. In Zone AE the margins over the base flood elevation run from 1.00 foot, at 9235 Veneto Place, to 1.99 feet. When these homes were built, every one was certified in Zone AE with a 6-foot base flood elevation; the 2024 map moved the line in both directions.
Under the federal agencies’ flood insurance guidance, mandatory flood insurance applies to a building if any part of it is in the special flood hazard area. That covers 27 Via Veneto homes on a federally backed mortgage and leaves 20 outside it; the smallest clips, at 9283 Veneto Place and 9215 Veneto Lane, could go either way on a lender’s determination. Ask your lender for its determination on the house footprint, not the lot.
There is no master policy. The 2006 declaration requires each owner to insure the home against all risks at 100 percent of full replacement value, to name the association as additional insured on the hazard and flood policies, and to begin repairs within 30 days of an insurance settlement and finish within six months. On a villa, the two owners share repair of a common wall or roof equally. Expect a single-family homeowner’s policy, not a condominium unit-owner’s policy.
Citizens Property Insurance requires flood coverage on every personal residential wind policy from January 1, 2027, and exempts condominium unit-owner policies, which Via Veneto homes are not. Collier County’s Community Rating System Class 5 gives a 25 percent discount on National Flood Insurance Program policies. The villas were permitted around 2006 and the Lennar houses from late 2011 to 2014, which places them in different building-code eras for wind mitigation credits; order a wind mitigation inspection early.
Collier County requires replacement mechanical equipment in a flood zone at least one foot above the base flood elevation, 8.0 feet here. Nine homes have their lowest machinery at 7.50 to 7.97 feet, and seven of them are in Zone AE: 9218 and 9222 Veneto Lane and 9226, 9235, 9243, 9262 and 9263 Veneto Place. On those homes, replacing the condenser may mean raising the pad.
Every Via Veneto home was standing for Irma, Ian, Idalia, Helene and Milton. No U.S. Geological Survey high-water mark was surveyed on either street; the nearest Irma mark, about a mile away, was 3.36 feet. All 47 homes are in Collier County hurricane evacuation Zone A, and the nearest county potential shelter on the 2024 list is Lely High School, 2.2 to 2.4 miles away. The county’s building-code wind maps put the design wind speed at 166 mph for an ordinary home.
Collier County’s monthly permit reports show 79 permits on Via Veneto homes from January 2020 to August 2026, most of them owner upgrades: air conditioning, shutters, windows, generators and a few remodels. Only one villa building has been re-roofed in that period, so most roofs you will see are the original tile roofs, now 12 to 19 years old.
The only roof permits since 2020 are for villa building A, 9201 and 9205 Veneto Lane: two permits in July 2020, $51,375 each, one shared roof permitted as two halves. No Lennar house has a roof permit since 2020, so unless a roof was replaced earlier, a Lennar roof dates from 2012 to 2014. Roof age drives insurability, so ask for the roof’s history and a roof-condition report.
Twenty-nine air-conditioning permits, thirteen for shutters, doors, windows and storm protection, eleven electrical, ten gas for generators and gas lines, six building, four screen-cage, two plumbing, one pool and one fence. The Clerk’s index also shows 16 owner-filed notices of commencement for hurricane protection from 2015 to 2025, so owner-installed shutters are common here.
Collier County’s monthly building permit reports and its CityView portal carry the permit history for any address, and the county’s elevation certificate index links each home’s certificate. We pull both for every home we show, and our guide links every certificate address by address.
Property taxes after you buy at Via Veneto start from the county’s value, not the seller’s bill. The median 2026 preliminary tax figure is $9,950 across all 47 homes and $10,618 for the 27 without a homestead exemption, and the Wentworth Estates CDD line of $3,153.10 is billed on the same notice on top of that.
Data updated: September 2026 (Collier County Property Appraiser 2026 preliminary roll)
A seller who has homesteaded for years pays tax on a capped value. Your bill resets at purchase, and Florida Statutes 689.261 requires that you be warned of that before you sign.
The county values Via Veneto homes in its condominium class on a fixed schedule, which raises the value of a Lennar house above the same plan in Pavia: a non-homestead Isabella here carries a median value of $1,304,450 and tax of $11,767, against $1,102,094 and $10,050 on Piacere Way. Villas, by contrast, carry a median value of $770,180, a tax advantage for a villa buyer.
If the home will be your permanent Florida residence, you can apply for the homestead exemption and the Save Our Homes assessment cap through the Florida Department of Revenue’s program, administered locally by the Property Appraiser. Twenty of the 47 Via Veneto homes carry a homestead exemption today.
The CDD assessment arrives on the county tax notice but is not part of the tax figures above. Budget both.
Six recorded rules decide whether a Via Veneto home fits your plans: a cap of two leases a year, up to three cats or dogs with no weight limit, gas appliances by recorded amendment, vehicle and golf-cart rules, architectural review of every exterior change, and no age restriction. Check each against how you will use the home.
The builder’s declaration bars leases shorter than 30 days and allows no more than two leases a year, and bars subleasing without board approval, renting rooms and transient tenants. The 2021 Master Declaration alone would allow four leases in twelve months with a $100 application per adult, but the neighborhood’s stricter cap applies. If you plan to rent seasonally, plan around two tenancies a year.
Under section 5.14 of the 2021 Master Declaration you may keep up to three cats or dogs in total, with no weight limit, plus fish and two indoor birds. Pit bulls, pit bull mixes and other recognized aggressive breeds are banned regardless of size, pets must be leashed on six feet or less in common areas, and pets are not allowed on the golf course.
The 2006 First Amendment to the supplemental declaration requires a gas water heater, a gas range and gas piping for a dryer in every home, and any added pool heater, grill or fireplace must run on gas. Water and sewer come from Collier County, irrigation from the community’s non-potable line, and electricity from Florida Power and Light on individual meters.
Boats, trailers, recreational and commercial vehicles may not stay outside the garage for more than eight hours, and garage doors stay closed except when in use. Golf carts are garaged under the Master Rules, and converting a garage to living space needs board approval.
Every exterior change, from hurricane shutters to a pool cage, needs approval through the Master Association’s architectural review. The supplemental declaration requires tile roofs and bars removing oaks or trees four inches in diameter or larger.
Via Veneto is all-ages. No Via Veneto instrument carries age-restriction language, the declaration’s definition of a single family expressly includes children and grandchildren, and Treviso Bay is not a 55-plus community.
Via Veneto and Pavia’s Piacere Way are Treviso Bay’s two Lennar Executive Homes neighborhoods, with the same Victoria, Sophia and Isabella plans on lots of about a fifth of an acre, built in the same years. Choose Via Veneto for flood margin, a lake and the gate; choose Piacere Way for four leases a year and golf in the original declaration.

Pavia’s full record is on our Pavia at Treviso Bay guide. The Pavia plat also holds the eleven estate homes of Pavia Court, a different product; the comparison is with Piacere Way.
Choose Via Veneto if you want the shortest trip to the gate and US 41, a lake behind most houses, every first floor above today’s base flood elevation, or a villa, including five with no golf dues. Choose Piacere Way if you plan to lease more than twice a year, want golf written into the Golf Club Declaration’s original exhibit, or prefer a county valuation that separates land and house; check the flood line on the specific Piacere Way lot.
The twelve-month medians sit about $200,000 apart on three sales each, which is as much sample as signal. Compare plan with plan: a Via Veneto Victoria against a Piacere Way Victoria, adjusted for lot, flood footprint, golf and condition, and weigh the higher non-homestead tax on the Via Veneto side.
Many Via Veneto buyers also look at the coach homes of Di Napoli at Treviso Bay, whose seven sales in the same twelve months had the same $1,075,000 median. At that price Via Veneto buys a detached house on its own lot with no condominium association; Di Napoli buys an attached two-story condominium home, with a carrying cost our Di Napoli research put at about $23,100 a year.
Next door to Via Veneto’s northern edge is Tract FD-1, a 9.07-acre commercial parcel on Marc Anthony Way owned by Prima Partners LLC and under construction in 2026, and beyond it US 41 East. For a buyer looking at the north side of Veneto Place, it is the most important fact outside the house, and it is all in the public record.
From the Prima Partners parcel line, 9230 Veneto Place is 25 meters away, 9234 is 27, 9238 is 38, 9226 is 43, 9225 is 54 and the villas at 9242 and 9246 are 66. The farthest home, 9300 Veneto Place, is 313 meters away. The centerline of US 41 is about 233 meters from the closest house, and Treviso Bay Boulevard about 41 meters.
The Master Association granted Prima Partners a lift station connection easement over Via Veneto’s Tract C-5 in October 2024 and a 24-month construction easement in February 2026. County permit reports from January to June 2026 show fire lines, sprinkler systems and building revisions for multiple buildings filed as “Prima Auto Condos.” A December 2025 Hearing Examiner decision approved changes to buffers and setbacks on the tract, and a July 2026 FEMA map revision based on fill removed part of it from the flood zone. What the finished use will look and sound like from Veneto Place is not in the record; walk the north side at different hours before you buy there.
We find you the right Via Veneto home by matching your budget and plans to a product before a listing appears, watching all 47 addresses and the matching Pavia plans, and moving on the day a home comes up. With three sales a year and nothing listed in September 2026, preparation is the whole advantage.
A Victoria, a Sophia, an Isabella and a villa are four different purchases. We match your budget, bedroom count, golf plans and leasing plans to the right one, and to golf or non-golf status, before you tour anything.
Because the same Lennar plans sit on Piacere Way, a buyer who wants a Victoria or an Isabella inside the gate should watch both neighborhoods. We track both, and Di Napoli’s coach homes as a fallback.
Some Via Veneto owners would rather sell privately, especially with a tenant in place or a neighbor on the other side of a party wall. When we hear of a home before it lists, a buyer who is ready and documented gets the call first.
On a tour we look at what a listing will not tell you: which lake or tract the lot faces, the roof and its age, the air-conditioning pad height, the pool and its cage, the villa’s shared wall and roof, and, on the north side of Veneto Place, the construction next door.
We negotiate for you at Via Veneto from the same plan’s recorded sales, not the list price, and we use the roof, flood and fee record as leverage where it applies. The 2026 sales closed 5.6 to 7.9 percent under list, so there is room on a home that has sat, and little on a fresh one priced right.
We set your offer against the latest same-plan sales here and on Piacere Way, dated and adjusted, and show the seller’s agent the same evidence. A peak-market comparable from 2024 carries little weight in a 2026 negotiation, on either side.
An original roof, an older air conditioner, a pad below 8 feet on a house in Zone AE, or shutters that do not meet current standards each carry a cost a buyer’s insurer or inspector will price. We turn those findings into a credit or a price.
The 2026 fee sheet charges the resale buyer a $7,500 Master Association capital contribution and, on a golf-joined home, a $7,500 Golf Club capital contribution. The contract can move them, and we raise them in the first offer.
The inspection period, the financing terms and any insurance contingency give you defined exits. We sequence them so the estoppel, the insurance quote and the inspection results arrive while your deposit is still protected.
Closing costs when you buy at Via Veneto include, under the 2026 fee sheet, $15,799 in community charges on a golf-joined house and $8,299 on a non-golf villa, plus, by Collier County custom, the owner’s title policy and settlement fee, your lender’s charges, prepaid insurance and prorations of tax, CDD and association charges.
Data updated: September 2026 (Treviso Bay Master Association 2026 Annual Fee Sheet, revised 11 May 2026)
One-time charge | Golf-joined house | Non-golf villa |
|---|---|---|
Master Association capital contribution | $7,500 | $7,500 |
Golf Club capital contribution | $7,500 | $0 |
Master resale application | $50 | $50 |
Rookery Bay Environmental Grant fee | $250 | $250 |
Estoppel certificate, where the contract assigns it to you | $299 | $299 |
Post-closing set-up fee | $200 | $200 |
Total | $15,799 | $8,299 |
The $250 Rookery Bay fee funds resource management at the Rookery Bay National Estuarine Research Reserve. Some data summaries show a “$3,750 transfer fee” for parts of Treviso Bay; it is not a charge on the fee sheet.
In Collier County the buyer customarily chooses the closing agent and pays for the owner’s title policy, the reverse of the Lee County custom. Florida sets title premiums by rule, so the rate is the same whichever title company you use. The contract controls the allocation.
Via Veneto homes are fee-simple single-family property, so the condominium project reviews that lenders run on Treviso Bay’s condominiums should not apply. If a lender’s system flags the county’s condominium label, the plat and the declaration answer it; we send both at the start.
Budget for the first year of a single-family homeowner’s policy and any flood premium at closing, and for prorated Master, golf, lawn, tax and CDD charges from the closing date. The estoppel states what is due to the association.
By custom the seller pays the documentary stamp tax on the deed at $0.70 per $100, $7,525 on a $1,075,000 sale, and any unpaid assessments shown on the estoppel. Those appear on the seller’s side of the closing statement.
Buyer’s agent compensation at Via Veneto at Treviso Bay in 2026 follows the NAR settlement rules in force since August 17, 2024: you sign a written agreement with your agent before touring, offers of compensation cannot be advertised in the MLS, and every commission is negotiable and not set by law.
Before we tour a Via Veneto home with you, we sign a written buyer agreement that says what we will do and how we are paid. It is short, and we go through it line by line.
A seller may offer to contribute toward your agent’s compensation, you may ask for it in your offer, or you may pay it yourself. We tell you plainly which approach suits the home and the seller before you write.
The same-plan sales, the golf proof from the Clerk’s record, the full fee stack with the CDD line, the declaration read with you, the elevation certificate and insurance quotes, the inspection priced against the home’s record, the Master Association paperwork and a closing that lands on time.
Life at Via Veneto is life at Treviso Bay’s front door: the gatehouse is 0.03 to 0.17 miles from every home, Club Rilassare’s pools, spa and fitness center are a quarter mile away, US 41 East is a minute’s drive, and the TPC Treviso Bay clubhouse is about a mile and a half south. Trash goes out for Monday and Thursday pickup.
Club Rilassare at 9323 Treviso Bay Boulevard is 0.13 to 0.33 miles from every Via Veneto home; the county records a 6,400-square-foot resort pool, a smaller pool, a spa and court slabs there. The main clubhouse at 9800 Treviso Bay Boulevard, 1.38 to 1.56 miles away, holds the club’s dining. The closest satellite pool is on Prima Way, about 50 meters west of the nearest Via Veneto home. There is no Via Veneto-only pool or clubhouse, and no marina anywhere in Treviso Bay.

Collier County Public Schools attendance-zone files for 2025-26 and 2026-27, queried at every Via Veneto address point; grades from the district’s 2025-2026 School and District Grades. Assignment can change, and the district’s Student Assignment office has the final word for any address.
Guests and vendors are authorized through the Master Association’s gate system. Veneto Place is in county collection District 1: garbage Monday and Thursday, recycling, yard waste and bulk items Monday. Cable and internet come through the Master’s bulk contract, water and sewer from Collier County, and electricity from Florida Power and Light.
Twenty of the 47 homes carry a Florida homestead exemption, so a little over half are second homes or rentals. Owner mailing addresses cluster in Florida, then Ontario, New Jersey, Massachusetts and Michigan. Via Veneto is all-ages.

A Via Veneto specialist matters when you buy because the price turns on product, plan and lot rather than size, golf lives in a recorded supplement rather than a listing remark, the true carrying cost includes a CDD line the MLS omits, and the county’s condominium label, the leasing cap and the flood line all sit in records a general agent rarely opens.

A general agent may send you to the condominium Via Veneto in Pelican Bay, treat the home as a condominium because the county does, accept “golf included” on a non-golf villa, budget from the MLS fee total without the CDD line, miss the two-leases-a-year cap, or let the Prima Partners project surface after closing. Each one costs a buyer money or a plan.
For the rest of the community, our Treviso Bay guide covers every neighborhood, Bella Firenze at Treviso Bay is the next step up in single-family size, and our Naples guide covers the city around it.
These are the questions buyers ask most about Via Veneto at Treviso Bay, answered from the recorded plat, declarations and golf supplements, the Master Association’s fee sheet, the Wentworth Estates CDD budget, Collier County’s records, FEMA’s map and the Southwest Florida MLS, each with its window and its source named.
A neighborhood of 47 fee-simple homes on Veneto Place and Veneto Lane, just inside the main gate of Treviso Bay in Naples, ZIP 34113: 12 attached villas built 2007 to 2009 and 35 Lennar houses built 2012 to 2014.
No. The street named Via Veneto in Pelican Bay, ZIP 34108, belongs to a condominium with no connection to Treviso Bay. This Via Veneto has no street of that name; its homes are on Veneto Place and Veneto Lane.
The three sales of the 12 months to September 23, 2026 were $1,050,000, $1,075,000 and $1,275,000. Over 36 months the median was $1,412,500 on 10 resales.
None were active or pending on September 23, 2026. Ask Marc to set up an alert for Veneto Place and Veneto Lane.
It depends on how you will use the home. The Victoria has the most recent sales and the lowest 2026 prices; the Isabella is the largest Lennar plan; a non-golf villa has the lowest carrying cost. We match the plan to your budget and plans.
About 1,854 county square feet for a Victoria, 2,035 for a Sophia and about 2,249 for an Isabella; villa halves run 1,939 to 2,909.
Every Lennar plan has a two-car garage, and the recorded supplemental declaration requires a garage for two to four cars with automatic openers.
Many listings describe a private pool, but the county does not itemize pools here because it values the homes in its condominium class. Confirm the pool, its heater and its cage at the showing.
For 42 of the 47 homes, yes, by recorded supplement, and it is mandatory. The five villas at 9202 and 9205 Veneto Lane and 9242, 9284 and 9292 Veneto Place carry no golf membership.
Only one of the five non-golf villas. On every other home the membership runs with the lot.
The 2026 Master Association assessment is $7,420, the golf assessment $5,350 on golf-joined homes, lawn care $2,527 for houses or $1,998 for villas, and the dining minimum $750. There are no neighborhood dues.
About $19,200.10 for a golf-joined house and $13,321.10 for a non-golf villa in 2026 community charges, including the $3,153.10 CDD line, before property tax and insurance.
The MLS “total recurring fees” field, $16,047 on the 2026 sales, leaves out the Wentworth Estates CDD assessment collected on the county tax bill.
$15,799 in community charges on a golf-joined house under the 2026 fee sheet, or $8,299 on a non-golf villa, plus title, lender and insurance costs and prorations.
No. The builder’s declaration places no restriction on the sale of lots and grants no right of first refusal. You file the Master Association’s resale application and pay its $50 fee.
No. Every home is a platted, fee-simple lot. The county values the homes in its condominium class, which affects the tax value, not the ownership.
It should not, because there is no condominium declaration or association. If a lender’s system flags the county label, the plat and the declaration answer it.
Twenty-seven homes touch Zone AE with a 7-foot base flood elevation and twenty sit entirely in shaded Zone X on the map effective February 8, 2024.
On the 27 homes that touch Zone AE, a federally backed lender will require it. From January 1, 2027, Citizens requires flood coverage on every personal residential wind policy.
No. The lowest first floor is 8.00 feet against a 7-foot base flood elevation.
All-risks coverage on the home at 100 percent of full replacement value, with the association named as additional insured on the hazard and flood policies. There is no master policy.
Only villa building A has re-roofed since 2020. Unless replaced earlier, the Lennar roofs date from 2012 to 2014 and the other villa roofs from 2007 to 2009.
No. Those requirements apply to condominium and cooperative buildings of three or more stories.
Yes, for at least 30 days at a time and no more than twice a year, under the neighborhood’s recorded covenants.
Yes: up to three cats or dogs in total, with no weight limit. Pit bulls, pit bull mixes and other recognized aggressive breeds are banned.
No. Nothing in the Via Veneto record restricts age, and Treviso Bay is all-ages.
The median 2026 preliminary tax figure is $10,618 for homes without a homestead exemption and $9,950 across all 47, with the $3,153.10 CDD line on the same bill.
Because the county values Via Veneto homes in its condominium class. A non-homestead Isabella here carries a median tax of $11,767 against $10,050 on Piacere Way.
Manatee Elementary, Manatee Middle and Lely High School, for every address in the 2025-26 and 2026-27 attendance files.
A commercial project on the 9.07-acre Prima Partners tract on Marc Anthony Way, with permits for multiple buildings filed as “Prima Auto Condos” in 2026. The nearest homes are 25 to 27 meters from the parcel line.
By Collier County custom the buyer chooses the closing agent and pays for the owner’s title policy. The contract controls.
Yes. Since August 17, 2024 a written buyer agreement is required before touring, and compensation is negotiable.
Same Lennar plans on similar lots. Via Veneto offers more flood margin, a lake behind most homes and villas; Piacere Way offers four leases a year and golf in the original declaration.
At about $1,075,000, Via Veneto buys a detached house on its own lot with no condominium association; Di Napoli buys an attached two-story condominium home with a higher carrying cost.
