The purchase path for Shoreham at Stonebridge in North Naples: every MLS and county sale since 2021, the 2016 amendment, the FY2027 fee stack, the $18,399 at closing, flood and the Thornbrooke choice, from McGreevy and Comisar.
Updated September 2026 · By Jesse McGreevy and Marc Comisar, Domain Realty
Buying a home in Shoreham at Stonebridge means buying one of 32 fee-simple attached duplex villas, all on Leamington Lane, inside the gates of Stonebridge Country Club in unincorporated North Naples, Collier County, Florida 34109. You own the lot and the villa on it, yet under a 2016 recorded amendment the Stonebridge master association insures the buildings, paints them, keeps every lawn and replaces all 32 roofs at once. Club membership comes with the deed. For fiscal year 2027 the villa carries $22,160 a year in association charges, and an outside buyer brings $18,399 to the association at closing. This page is the step by step purchase path. For the full portrait of the street itself, read our Shoreham at Stonebridge neighborhood guide.

Buying a home in Shoreham at Stonebridge takes five things most Naples purchases do not: patience for a 32-villa street that sold six times on the MLS in five years, a close read of the 2016 villa amendment, the association’s insurance summary and roof reserve status, $18,399 budgeted for the association at closing, and a pool-or-no-pool decision made before you tour.

Everything below comes from the recorded Third Supplemental Declaration that created Shoreham in 1996 (Official Records Book 2137, Page 640), the 2016 Certificate of Amendment that rewrote its rules (Official Records Book 5289, Page 771), the Stonebridge master Declaration, the club’s fee schedules from FY2019 to FY2027, the Collier County Property Appraiser’s 2026 preliminary roll for all 32 villas, the Southwest Florida MLS and FEMA’s flood layers. Where the public record stops, this page says so and names the document that holds the answer.
Every Shoreham villa has a Leamington Lane address, and every Leamington Lane address is Shoreham. Thirty-two duplex villas make 16 two-villa buildings (our arithmetic). They are lots 100 to 131 of the Stonebridge Unit Three plat, recorded December 21, 1995 at Plat Book 26, Pages 10 to 13. The county carries each villa as its own parcel coded as a single-family residence, so you own the ground under your half of the building. Shoreham is the smallest of Stonebridge’s ten neighborhoods, two homes fewer than Manchester’s 34.
Shoreham is the only attached product among Stonebridge’s four fee-simple neighborhoods. The 2016 amendment restates it as “a single family Neighborhood of 32 attached duplex villas called Shoreham” and hands the association four jobs for all 32: lawn and landscape, irrigation, roof cleaning and exterior painting, and replacement of all roofs at once when the Shoreham Committee decides. The association also insures “all of the Shoreham insurable property,” all-risk including windstorm, with flood and liability coverage. The owner keeps the interior, roof repairs between replacements, a share of the party wall and a contents policy.
Shoreham has no neighborhood pool, clubhouse or recreation parcel; the club’s facilities serve all 799 Stonebridge homes. It has no separate homeowners association and no corporation of its own: Stonebridge Country Club Community Association, Inc. governs it directly, with an elected Shoreham Neighborhood Advisory Committee. It has no condominium declaration, so the condominium milestone-inspection and structural reserve study laws do not reach it. It has no age restriction, no community development district and no new construction: every villa is a resale built from 1996 to 2000.
Two name traps catch buyers. This Stonebridge is the gated club community in North Naples, ZIP 34109, not Stonebridge Golf and Country Club in Boca Raton, and on the Southwest Florida MLS it is a different development from the ones filed as Stonebridge North and Stonebridge South. This Shoreham is not Shoreham-by-Sea in England or Shoreham on Long Island, and a Florida corporate records search finds no Shoreham association tied to Stonebridge, because Shoreham has none.
Shoreham at Stonebridge buyers work with McGreevy and Comisar because the purchase turns on recorded facts a listing does not show: who insures the building, when all 32 roofs are due and what the reserve holds, what a shared party wall allows, what the club and the neighborhood charge, and how a street with six MLS closings in five years should be priced.

On Leamington Lane your agent should hand you, before you are committed: the master association estoppel, the association’s coverage summary and policy copies that Section 3.I of the 2016 amendment lets owners inspect, the status of the painting and roof replacement reserves, any planned User Assessment in writing, the villa’s pool and cage history, and the flood determination for the villa itself. Anything less leaves you pricing a villa you have not fully seen.
A Shoreham at Stonebridge buyer should know eight recorded facts before touring: the villa count and build years, the price record on both systems, what the association covers, the FY2027 carrying cost, the one-time charges, the thin resale pace, the flood position of the street and the rule that no owner may alter the party wall. Each is below with its source.
This Shoreham at Stonebridge buyer page runs in the order a purchase actually happens: the market and the price record, what the villas are, the 2016 amendment, the yearly cost and the one-time charges, membership, the steps and documents, flood, insurance, storms and taxes, the rules, the road work at the west gate, then how we find, negotiate and close. We track Shoreham at Stonebridge through two independent records rather than a portal: every Southwest Florida MLS closing in Stonebridge for the five years to September 26, 2026, assigned to Shoreham by street, and every qualified deed the Collier County Property Appraiser recorded on the 32 villas since January 2021. Both are published here, labeled and never blended.
Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026; Collier County Property Appraiser sales file, 29 Aug 2026)
We tracked all 190 Stonebridge closings in the Southwest Florida MLS from September 26, 2021 to September 26, 2026 and assigned each one to its neighborhood by street and house number; six are Shoreham villas. We tracked every recorded deed on the 32 villas since January 2021 as well: 31 deeds, of which 13 are qualified sales, the county’s own code for an arm’s-length market sale. And we tracked the owners: 16 of the 32 villas, exactly half, carry a homestead exemption on the 2026 preliminary roll.
Every figure on this page describes the Shoreham market, not McGreevy and Comisar. A buyer deciding what to offer on a pool villa needs the Leamington Lane record, not an agent’s scoreboard, and when we sit down with you we show the source line for every figure we use.
The two systems do not see the same sales. The county records deeds, including sales never marketed on the MLS; the MLS counts only homes listed through it. The county’s two qualified 2025 Shoreham sales, $690,000 and $699,000, do not appear among the MLS closings filed under the Stonebridge development in our five-year pull; whether they were sold privately or filed differently, the record does not say. That is one reason we watch the deed record and the neighbors, not only the listing feed.
A median of three sales is not a market. Our rule is to lead with the first MLS window holding ten or more closings, and Shoreham never gets there: 1 closing in 24 months, 3 in 36, 6 in 60. So instead of a headline median we list every Shoreham MLS closing, and we set beside them the county’s 13 qualified sales since January 2021, its first window with ten or more.
The Shoreham at Stonebridge market for buyers is thin and patient: six MLS closings in the 60 months to September 26, 2026, from $415,000 to $725,000, none since October 2024, and two villas listed on September 24, 2026 at $675,000 and $699,000. A buyer who is ready when the right villa lists has the advantage.

Southwest Florida MLS Matrix, every Stonebridge closing September 26, 2021 to September 26, 2026, retrieved September 26, 2026, assigned to Shoreham by street and house number (n=6). Sold-to-list divides the sold price by the final list price at close; none of the six was entered after the fact, so all six count toward it. Price per square foot is our arithmetic on MLS living area and is never compared with the county base-area figures further down. We publish no house numbers.

Six sales describe six villas, not a trend. Read the table above sale by sale; the medians are here only so the windows can be compared with the rest of Stonebridge.
Four of the six Shoreham closings in 60 months sold at or near the final list price, and two did not. The February 2023 sale closed at $600,000 against a $675,000 final list, 88.89 percent, after 65 days; the July 2024 sale sat 186 days before closing at 97.69 percent. The April 2024 sale closed at its $710,000 list price with 0 days on market, and the October 2021 sale closed above list. On this street the room to negotiate belongs to the individual listing, not the neighborhood.
On September 24, 2026 the MLS showed two active Shoreham listings: one asking $699,000 for 1,620 square feet of MLS living area, 129 days on market, and one asking $675,000 for 1,632 square feet, 65 days on market. That is $431 and $414 per square foot of living area (our arithmetic), close to the $447 of the October 2024 sale on the same measure. Two of Stonebridge’s nine active listings that day were Shoreham villas, although the 32 villas are 4 percent of the community’s 799 homes. To browse live inventory, see the team’s Stonebridge homes for sale on DomainRealtyGroup.com.
With no MLS closing in the twelve months to September 24, 2026, the MLS pace gives no Shoreham figure. On the county’s pace, 13 qualified sales in about 67.6 months, two listings are about 10.4 months of supply (our arithmetic), against about 3.3 months for all of Stonebridge on the MLS pace. A buyer at Shoreham has time to read the documents; a seller has competition across the street.
Over 24 months to September 26, 2026, Stonebridge recorded 76 MLS closings with a median sold-to-list of 95.4 percent (n=75, one closing entered after the fact excluded) and a median 31 days on market. Fee-simple homes closed 19 times at a median $985,000 and 95.5 percent; condominiums 57 times at a median $466,000 and 95.3 percent. Shoreham’s single 24-month closing sold at 96.68 percent after 26 days (n=1), in line with the community, not ahead of it.

On the county record, Shoreham at Stonebridge villas sold 13 times in qualified sales from January 2021 through August 20, 2026, at a median of $590,000 (n=13, the seventh sale in price order) and a range of $298,000 to $725,000. The eight qualified sales since January 2023 ran $576,300 to $725,000, a median of $670,000 (n=8).

Source: Collier County Property Appraiser, 2026 preliminary tax roll and its qualified-sale flags, files dated August 29, 2026. Counting back year by year, Shoreham reaches ten qualified sales only when the window reaches January 2021, so that is the window we use.
The five 2021 sales predate the 2022 to 2024 reset in Naples prices, so the eight qualified sales since January 2023 tell the current story: a median of $670,000 (n=8, even: the mean of the middle pair, $650,000 and $690,000), a range of $576,300 to $725,000 and $5,240,300 in total (our sum). Both 2025 sales and both September 2026 asking prices sit inside that band.
County price per square foot divides the deed price by the roll’s base area; MLS price per square foot divides the sold price by the listing’s living area. They are different measures and never compared on this page. On the county’s measure, the latest qualified sale, $690,000 recorded September 5, 2025 on a villa of 1,612 base square feet, came to $428 per base square foot (n=1). On the MLS measure, the six 60-month closings ran $255 to $447 per living square foot (n=6).
The 2026 preliminary roll puts the median Shoreham just value at $553,160 (n=32, even: the mean of $552,160 and $554,161), range $503,986 to $621,810. Just value is a tax estimate, not a price: the latest sale, $690,000, was about 25 percent above the median just value. Taylor Woodrow’s original sales, April 1996 to March 2000, had a median first price of $196,700 on the county’s sales history.
The most recent Shoreham MLS closing, a public-record sale, closed on October 18, 2024 at $725,000 against a final list of $749,900, 96.68 percent, after 26 days on market, for 1,622 square feet of MLS living area. It is the highest Shoreham price on either record since 2021, and walking through it shows how a Shoreham purchase lands.
Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026; Collier County Property Appraiser sales file, 29 Aug 2026)
The villa sold $24,900 below its final list price (our arithmetic), at about $447 per square foot of MLS living area. The county records the same sale at $725,000 in 2024, the top of the 13-sale range of $298,000 to $725,000. We publish no house number for it.
It sold $15,000 above the April 2024 closing at $710,000, which took 0 days, and $148,712 above the July 2024 closing at $576,288, which took 186 days (our arithmetic). Three 2024 closings spanning $148,712 on nearly identical floor areas, 1,622 to 1,639 square feet of living area, tell a buyer that condition, pool and updates, not size, set the price on Leamington Lane.
At FY2027 rates, an outside buyer of that villa owes the association $18,399 at closing, about 2.5 percent of $725,000, and $22,160 a year in club and Shoreham charges (our arithmetic on the FY2027 schedule). The owner’s title policy at that price is about $3,700 on the Florida promulgated rate, a buyer cost by Collier County custom. None of those numbers appears in the list price.
The October 2024 buyer paid 96.68 percent of list after 26 days, close to Stonebridge’s 24-month median of 95.4 percent (n=75). A Shoreham villa priced inside the $576,300 to $725,000 band of the last eight county sales, with its pool history and the association’s reserve status in the file, is priced to the street. One priced above it is where negotiation room lives, and we would compare it line by line with this sale before writing.
For the recent Shoreham price band of about $576,000 to $725,000, a buyer gets a fee-simple villa of about 1,630 square feet of county base area on a lot of about 4,800 square feet, built from 1996 to 2000, with a private pool on 19 of the 32 villas and the exterior, roof replacement and building insurance handled by the association.
Data updated: September 2026 (Collier County Property Appraiser 2026 preliminary roll, files dated 29 Aug 2026)
Nine villas carry exactly 1,612 square feet of county base area and six carry 1,630, and the full range is only 1,612 to 1,760 (median 1,630, n=32), which points to two or three floor plans repeated down the street (our inference; no Taylor Woodrow plan brochure for Shoreham surfaced in the public record). The six MLS closings in 60 months listed 1,622 to 1,640 square feet of living area.
The county’s base area measures the residence. Its adjusted area, 1,976 to 2,103 square feet (median 2,010, n=32), weights in space such as a garage or covered lanai, and the gap of about 380 square feet on the median villa is consistent with an attached garage and lanai on most villas (our inference; the roll does not itemize them). The MLS living area is the listing agent’s figure. Compare per-foot prices only on the same measure.
Shoreham lots run 0.10 to 0.23 acre, median 0.11 acre (n=32), about 4,800 square feet, the smallest of Stonebridge’s four fee-simple neighborhoods, against 0.17 in Thornbrooke. The roll records 19 private pools, 5 spas and 29 screen enclosures. A Shoreham pool is a courtyard pool, and pool and non-pool villas are two different products. Because the association keeps every Shoreham lawn, a bigger lot means more green space, not more yard work.

Source: Collier County Property Appraiser, 2026 preliminary roll, residence building records only. Every count is even, as two halves of a duplex would be. Taylor Woodrow’s first Shoreham sale was in April 1996 and its last in March 2000.
The county roll carries no bedroom or bathroom counts, the MLS extract behind this page recorded no room counts, and the roll does not itemize Shoreham garages, so this page states none of them. The recorded documents we read also do not state Shoreham’s roof material or the date of the last neighborhood-wide replacement. Every villa predates the Florida Building Code of March 1, 2002, so the roof reserve balance, the committee’s timetable and any recorded notice of commencement for a roofing contract are questions for the inspection period.
The 2016 Certificate of Amendment, recorded June 30, 2016 at Official Records Book 5289, Page 771, changes what a Shoreham buyer owns in practice: you hold fee title to a lot and villa, but the association insures, paints, landscapes and reroofs all 32 villas, funded from Shoreham reserves or an equal User Assessment, and the party wall can never be opened.
Data updated: September 2026 (Stonebridge Supplemental Declarations compilation, June 2020, retrieved 24 Sep 2026)
Under Section 3.C, the master association, “in coordination with the Shoreham Committee,” handles lawn and landscape on every Shoreham lot, irrigation through each lot’s system tied to the association’s central system, roof cleaning and exterior painting of walls, doors, exterior floors and the painted lanai and entry ceilings, and replacement of all roofs at once when the Shoreham Committee decides. Section 3.I adds property insurance on “all of the Shoreham insurable property,” all-risk including windstorm, with flood coverage and liability.
The owner keeps everything inside the villa; roof repairs between replacements (“The Owner shall be responsible for repairing the dwelling’s roof”); a share of the party wall; insurance on contents and interior finishes; and improvements the owner or a prior owner added beyond the builder’s standard ones, such as a later pool cage (Sections 3.D and 3.I). An owner may not take over the association’s jobs, such as repainting a front door, without written approval from the Shoreham Committee and the Board.
The common walls between villas are party walls “for the perpetual benefit of” both owners. Uninsured repair after damage neither owner caused is split equally; damage from one owner’s negligence is that owner’s alone; an owner who will not pay a share can face a lien. A rebuilt wall goes back in the same place, size and like materials, with Architectural Review Committee approval. And the rule that shapes every renovation: “No Owner shall have the right to cut windows or other openings in the party wall, nor make any alterations, additions, or structural changes thereto.”
Every Shoreham duty in the amendment carries the same funding clause: Shoreham funds, “or by a User Assessment levied equally against all Units.” A neighborhood-wide reroof that the reserve does not fully cover can be billed to the 32 owners in equal shares. None appears in the club’s published schedules, which would not necessarily show one, so read the estoppel for assessments and ask the association in writing whether any is planned before your inspection period ends.
Owners elect a Shoreham Neighborhood Advisory Committee. The 2001 turnover minutes say the neighborhood committees “carry no power” over residents, but the 2016 amendment gave this one a defined role in roof, painting and exterior decisions. A buyer inherits collective decisions on paint color, roof timing and exterior changes, which is the trade for handing those jobs to the association.
A Shoreham at Stonebridge villa costs $22,160 a year in FY2027 association charges, October 1, 2026 to September 30, 2027: the $17,600 club-level charge every Stonebridge residence pays plus the $4,560 Shoreham neighborhood fee, $1,847 a month, before property tax, contents insurance, pool upkeep and utilities.
Data updated: September 2026 (Stonebridge FY2027 Rates and Fees schedule dated 2 Sep 2026, retrieved 24 Sep 2026; Collier County Property Appraiser 2026 preliminary roll, 29 Aug 2026)
| Line, FY2027 | Annual |
|---|---|
| Country Club Dues | $9,094 |
| Master Base Assessment (CAM) and Master Association Capital Reserves | $5,536 together ($2,667 and $2,869) |
| Clubhouse Renovation Fee | $1,920 |
| F&B Service Charge | $950 |
| Strategic Reserves (new in FY2027) | $100 |
| Total | $17,600 ($4,400 a quarter) |
The club’s two FY2027 documents label these two master lines oppositely: the fee schedule PDF lists the Master Base Assessment at $2,667 and Capital Reserves at $2,869, while the Cost of Ownership web page lists Capital Reserves at $2,667 and Master Association Fees at $2,869. Together they are $5,536 either way. FY2026, the prior year, was $16,680 in club-level charges, including $8,732 in country club dues, as the club published it before the FY2027 schedule replaced it. The $1,920 renovation fee repays the loan for the new Bistro, resort-style pool and golf course renovation; the club says the loan will be paid off in February 2035.
The FY2027 schedule says the $4,560 Shoreham fee, billed quarterly at $1,140, “includes limited P&C Ins. & Reserves,” and the club’s Cost of Ownership page says it includes “liability and flood insurance, roof and painting reserves.” Read beside the 2016 amendment, it funds landscaping and irrigation on every lot, the association’s property, flood and liability insurance on the villas, a painting and roof cleaning reserve and a roof replacement reserve. It is the highest of the four single-family fees (Thornbrooke $2,412, Manchester $2,916, Hawthorne Estates $3,420 for FY2027) and lower than every condominium fee ($5,300 to $7,800 for calendar 2026).
| Fiscal year | Shoreham fee (annual) | Club source |
|---|---|---|
| FY2019 | $3,300 | FY2019 detailed neighborhood fees |
| FY2020 | $3,300 | FY2020 cost of ownership page |
| FY2021 | $3,300 | FY2021 fee schedule |
| FY2022 | $3,392.04 | FY2022 fee schedule |
| FY2025, September 2024 schedule | $3,960 | FY2025 fee schedule |
| FY2025, April 2025 update | $4,560 | FY2025 updated schedule |

The FY2026 schedule is behind the member login, so we publish no FY2026 Shoreham figure. From FY2019 to FY2027 the Shoreham fee rose 38 percent, against 101 percent for the club-level charge (our arithmetic). Most of the increase came between FY2022 and April 2025; the club does not state why, and because the building insurance sits inside this fee, its premium is the first line to ask about in the members-only Shoreham budget.
| Item | Annual |
|---|---|
| Club-level charges, FY2027 | $17,600 |
| Shoreham neighborhood fee, FY2027 | $4,560 |
| Association total | $22,160 ($1,847 a month) |
| Median 2026 preliminary property tax on the current owners’ bills, for scale (n=32) | $4,379 |
| Association plus median tax | $26,539 |
Our arithmetic. Your own tax bill resets after purchase, as the tax section explains, and you add your contents insurance, pool upkeep, utilities and club usage. The club has said “Stonebridge does not have a CDD” every year from FY2019 to FY2027, and no master special assessment appears in its published schedules over those years.
A Thornbrooke owner pays a $2,412 neighborhood fee and insures, paints and reroofs a detached home alone; a Shoreham owner pays $2,148 more and hands those jobs to the association. Which costs less over time depends on the building premium and the roof cycle, neither of which is published, so the Shoreham budget and insurance summary are worth reading before you compare the two.
An outside buyer of a Shoreham at Stonebridge villa pays a one-time, non-refundable New Owner Capital Contribution of $17,500 to the association at closing on the FY2027 schedule, plus a $600 membership transfer fee and the $299 estoppel fee: $18,399 in all, about 2.7 percent of the $670,000 median of the eight county sales since 2023.
Data updated: September 2026 (Stonebridge FY2027 Rates and Fees schedule dated 2 Sep 2026, retrieved 24 Sep 2026)
| Charge (FY2027) | Amount |
|---|---|
| New Owner Capital Contribution, outside buyer | $17,500 |
| New Owner Capital Contribution, existing owner | $0 |
| Membership Transfer Fee | $600 |
| Estoppel Fee | $299 |
| Outside buyer’s cash to the association | $18,399 (our sum) |
The Declaration says the contribution “shall be made by the purchaser.” The transfer fee was $450 from FY2019 to FY2022 and $550 in FY2025; the estoppel fee was $250 from FY2021 through FY2025.
The club’s FY2027 fee schedule lists the existing-owner (internal) capital contribution as $0. Its Cost of Ownership page words the rule this way: current residents “do not pay a resale if they are a single home owner and purchase within one year of the sale of their previous home.” Buyers moving within Stonebridge, from a condominium to Shoreham for example, should confirm eligibility with the association’s Controller before contract.
Until April 2025 the contribution followed a formula in the Declaration, half of that year’s club dues and base assessment, which came to about $6,197 for an outside buyer in FY2025. The club announced a change effective April 25, 2025 (capped at $17,768), published $15,000 in May 2025, and lists $17,500 for FY2027. We have not located the recorded amendment to the Declaration that made the change.
Club membership comes with every Shoreham at Stonebridge deed and cannot be declined: “When you purchase a home in Stonebridge, you are automatically a member of the country club. There are no equity or deposits required to become a member,” the club says. The owners’ association that bills you owns the golf course and clubhouse.
Data updated: September 2026 (Stonebridge membership, golf and lifestyle pages and FY2027 schedule, retrieved 24 Sep 2026)
The golf course and clubhouse belong to the owners’ association: the county roll lists the association as owner of record, and the 1996 Fourth Supplemental Declaration required the developer to deed the club facilities to it before turnover. Every owner pays the same $17,600 in FY2027 club-level charges, golfer or not, and a Shoreham villa adds no amenity of its own; its fee buys services, not facilities.
The course plays par 71, 6,414 yards from Tee I down to 4,068 yards from Tee VI across six rated tee sets, with a 71.6 course rating and 136 slope from the back, per the club’s scorecard. Gene Bates laid it out; it opened in 1992 as the Southampton golf course, and Kipp Schulties redesigned it, with construction beginning April 3, 2023 and the club saying the redesign was completed in 2023. Water comes into play on 15 of the 18 holes. Members pay no green fees, only a $35 cart fee for 18 holes in FY2027.
The club’s racquet program is five Har-Tru tennis courts; no pickleball appears in the club’s published schedules, and Collier County’s Veterans Community Park, about 1.7 miles away, has 14 pickleball courts. The new Bistro and resort-style pool were open by spring 2024. The four venues are The Lounge, The Dining Room, The Veranda and The Bistro, and Stonebridge has no food-and-beverage minimum: every residence pays a $950 annual F&B service charge (FY2027) instead.
Stonebridge has gated entrances on Immokalee Road and Airport-Pulling Road North. The club advertises a 24-hour guarded gatehouse, and its FY2025 budget shows the Airport-Pulling Road gate staffed (management listed un-staffing it as a $75,000 savings option and kept it). The Declaration adds that the association “shall not in any way be considered an insurer or guarantor of security.” There is no marina or beach club.
Buying at Shoreham at Stonebridge runs in eight steps: decide pool or no pool, get pre-approved and set alerts, budget the $22,160 and the $18,399, request the insurance summary and reserve status, write the offer with the right calendar, order the estoppel on day one, clear inspections and insurance, then close and join the club.
Data updated: September 2026 (club real estate page and FY2027 schedule, retrieved 24 Sep 2026; FEMA National Flood Hazard Layer, queried 23 Sep 2026)
Nineteen of the 32 villas have a private pool and 13 do not, and on a lot of about 4,800 square feet the pool is most of the outdoor space. The county file does not flag which sales had pools, so the decision fixes your comparable set before it fixes your shortlist.
With six MLS closings in five years, the next Shoreham listing may be the only one for months. A pre-approval and a saved search let you act in the first days, and a lender told up front that the association insures the building will ask for its certificate of insurance early rather than late.
Put $22,160 a year and $18,399 at closing on paper before touring, then add a line for any User Assessment the estoppel or the Shoreham budget discloses. Ask the listing side for the seller’s current account statement, because the FY2026 schedule is members-only.
Section 3.I of the amendment makes a summary of the association’s coverage and copies of the policies “available for inspection by Owners or their authorized representatives upon request.” Ask the seller to request them, with the painting and roof replacement reserve balances and the committee’s roof timetable, as soon as your contract is signed.
Make the inspection period long enough for the estoppel, the insurance summary, the reserve answer and insurance quotes on your contents policy. Price against Shoreham’s own sales, the villa’s listing history and its condition rather than the asking price alone.
A Shoreham purchase needs one estoppel, from the master association, because Shoreham has no association of its own. It costs $299 for FY2027 and comes from the Controller’s office listed on the club’s real estate page; the Declaration requires it within 15 days. It covers the club charges, the Shoreham fee and any assessment.
Order a general inspection, a wind mitigation inspection on form OIR-B1-1802 and a four-point inspection if the carrier asks; every villa is 26 to 30 years old. Ask for the roof’s age from the association rather than the seller, and search the Clerk’s records for a notice of commencement on a neighborhood reroof.
Membership attaches at closing: the capital contribution and transfer fee are paid to the association in the amounts the estoppel states, and you become a member of the association that owns the club. Order your resident gate bar code ($15 plus 6 percent sales tax on the FY2027 schedule) and, as a new Collier County resident, pick up the county beach parking permit.
A Shoreham at Stonebridge buyer should request the master association estoppel, the §720.401 disclosure summary before signing, the master Declaration and the Shoreham supplement with its 2016 amendment, the association’s insurance summary and policies, the painting and roof reserve balances, and the seller’s pool, cage and roof repair history. Shoreham needs no condominium documents.
Data updated: September 2026 (Florida Statutes 720.303, 720.30851 and 720.401, current text, retrieved 23 Sep 2026; Stonebridge real estate page, retrieved 24 Sep 2026)
A Shoreham, Thornbrooke, Hawthorne Estates or Manchester purchase needs one estoppel, from Stonebridge Country Club Community Association, Inc.; a Stonebridge condominium purchase needs two. The master certificate should state the current quarterly club charges and the Shoreham fee, any unpaid balance, the capital contribution and transfer fee to be collected from you, whether you qualify as an existing owner, and any assessment in force. Under the Declaration a buyer is jointly and severally liable with the seller for unpaid assessments, so the estoppel is how you make sure the seller pays them at closing.
The master association is a Chapter 720 homeowners association, and Shoreham is one of its fee-simple neighborhoods. Section 720.401 requires a disclosure summary to be given to a prospective buyer before the contract is signed; if it is not, the buyer may void the contract by written notice within 3 days of receiving it or before closing, whichever comes first, and that right cannot be waived. That plainly reaches a Shoreham purchase.
Section 720.401(2) carves out associations regulated under Chapter 718, where disclosure runs under that chapter instead. The six Stonebridge condominiums are Chapter 718 associations inside the master, so a condominium buyer’s package runs under Section 718.503, with a condominium estoppel capped at $299 for a current account under Section 718.116(8), plus any expedite charge. None of that applies to Shoreham: no condominium declaration was ever recorded for it, and the amendment’s condominium-like duties do not create condominium units. Ask your closing attorney or title agent to confirm the documents for your contract. This is information, not legal advice.
Shoreham’s budget, reserves and insurance are master association records that Section 720.303 lets owners inspect. Before closing you are not yet an owner, so ask the seller to request them during your inspection period: the Shoreham budget line by line, the reserve balances, the insurance declarations with the hurricane deductible, and any Board or committee minutes that discuss the next reroof.

Our Shoreham at Stonebridge test point on Leamington Lane maps in FEMA shaded Zone X, outside the 1 percent annual chance floodplain but inside the 0.2 percent area, on flood map panel 12021C0193J, effective February 8, 2024, and the association’s policy on the villas already includes flood coverage.
Data updated: September 2026 (FEMA National Flood Hazard Layer, queried 23 Sep 2026; USGS 3D Elevation Program, queried 23 Sep 2026; Collier County 2026 Floodplain Protection Newsletter)
On September 23, 2026 we geocoded a Leamington Lane address with the U.S. Census geocoder and queried FEMA’s National Flood Hazard Layer: shaded Zone X, not in the Special Flood Hazard Area. Shaded X is outside the “100-year” floodplain but inside the “500-year” area, so a federally backed lender does not normally require flood insurance, though it is not minimal hazard. USGS lidar reads 9.76 feet NAVD88 at street level there. Stonebridge’s Zone AE pockets are on Springberry Circle and Wexford Court in Hawthorne Estates and in part of Willow Bend, not on Leamington Lane.
FEMA’s panel line splits Stonebridge: Leamington Lane falls on the western panel, 12021C0193J, with Pondside Lane, while most of the community sits on 12021C0194J. A street point is not a footprint; the elevation certificate or a lender’s flood determination governs each villa.
From 1998 to 2008 the developer and owners obtained FEMA letters of map change for specific Stonebridge tracts, buildings and lots, and FEMA revalidated the list with the 2024 maps in letter 18-04-0009V. One entry, dated February 21, 2008, covers various lots in Stonebridge Units 3 and 5. Unit Three is Shoreham’s plat, so ask whether the villa’s lot is on it. No map revision applies to the community.
Call Collier County’s Flood Info Hotline, (239) 252-2942, for a flood determination on the address and a check for an elevation certificate on file. Ask the seller for the association’s flood coverage in the insurance summary. Decide with your agent whether to add flood cover for contents and finishes; Collier County’s Class 5 Community Rating System rating is worth 25 percent off eligible NFIP policies, and new NFIP policies usually take 30 days to start.
At Shoreham at Stonebridge the association insures the villas, all-risk including windstorm, with flood coverage and liability, under Section 3.I of the 2016 amendment, and each owner insures personal property and interior finishes. That split resembles a condominium’s, though Shoreham is fee simple, so the form of your own policy deserves an agent’s attention before you commit.
Data updated: September 2026 (Stonebridge Supplemental Declarations compilation, retrieved 24 Sep 2026; Citizens Property Insurance and My Safe Florida Home, retrieved 23 Sep 2026)
Section 3.I(1) requires “adequate property insurance covering all of the Shoreham insurable property,” including original improvements and like-kind replacements, on an all-risk form with windstorm, plus flood, premises liability with a cross-liability endorsement, and automobile liability for association business; the Board sets the amounts yearly with the Shoreham Committee. The premium is paid through the Shoreham fee, which is why the fee’s rise from $3,300 in FY2019 to $4,560 by April 2025 is worth asking about.
Section 3.I(2) makes the owner responsible for personal property and “all floor, wall and ceiling coverings, electrical fixtures, appliances, water heaters, water filters, built-in cabinets and countertops, and window treatments.” Some insurers write that coverage on a unit-owner style form; which form fits a fee-simple villa is a question for your insurance agent, with the association’s coverage summary in hand. Ask as well about loss assessment coverage, because a shortfall at the association can come back to owners as an equal User Assessment.
The owner is financially responsible for damage to improvements the owner or a prior owner installed that serve only that villa and were not builder standard. With 19 pools and 29 screen enclosures on the street, whether a pool and cage were original matters: by our reading, an added cage lost in a storm is the owner’s to insure. Ask the seller for that history before you go firm.
After a casualty the owner must start repairs within 90 days and finish within nine months, and proceeds on the association’s policy are distributed by each villa’s share of the damage. The association’s hurricane deductible, and how an uninsured deductible would be shared, are not stated in the text we read; ask for both.
Citizens’ flood requirement, which covers all its personal residential wind policies by January 1, 2027, exempts unit-owner policies and policies without windstorm, so the form of a Shoreham contents policy decides whether it applies. My Safe Florida Home offers hardening grants for homesteaded homes built before 2008 with an insured value of $700,000 or less, including attached homes of three stories or less on their own parcel; because the association insures the building and replaces the roofs, raise any grant work with the Shoreham Committee first.
Shoreham at Stonebridge sits on Stonebridge Country Club’s western side, about 2.3 miles in a straight line from the Gulf at the community’s west edge, on street ground of about 9.8 feet at our Leamington Lane test point. No surge flooding of Stonebridge is recorded in the federal storm reports for Ian, Helene or Milton, and the association insures the buildings against windstorm.
Data updated: September 2026 (National Hurricane Center and National Weather Service Miami storm reports; Florida Division of Emergency Management surge zones, queried 23 Sep 2026)
The Florida Division of Emergency Management’s surge planning zones return Category 2 at our Leamington Lane point: a planning model in which a worst-case Category 2 storm could push water onto this ground, not a forecast or a depth. Evacuation zones are set by Collier County. The state’s planning layer and a 2024 county order describe the area differently, so check your exact address in Collier County’s Know Your Zone lookup before relying on any zone letter. For Hurricane Ian in 2022, Collier’s mandatory evacuation covered only Zone A, the immediate coast west and south of US 41.
Every Shoreham villa was built after Hurricane Andrew but before Florida’s first statewide building code took effect on March 1, 2002. Stonebridge lies between the 160 and 170 mph lines on the Florida Building Code’s Risk Category II wind map, inside the wind-borne debris region, so new glazed openings need impact-rated products or approved shutters (our application of the published threshold). The club’s Hurricane Shutter Standards limit which shutters may stay up in season, and any new shutter or window on a Shoreham villa goes to the Architectural Review Committee first.
The National Hurricane Center wrote of Ian that in “Bonita and North Naples, the most severe impacts were contained to the immediate coastline.” No surge flooding of Stonebridge is recorded in the National Weather Service or National Hurricane Center storm reports for Ian (2022), Helene or Milton (2024). That describes the public record, not any single villa; the seller’s disclosure and the association’s claims history speak to a specific building.
Property taxes after you buy at Shoreham at Stonebridge will not look like the seller’s bill. The median preliminary 2026 bill on the 32 villas is $4,379 (n=32), but half the villas carry a homestead exemption and a capped assessment that does not transfer to a buyer, so your bill resets from the county’s new assessment.
Data updated: September 2026 (Collier County Property Appraiser 2026 preliminary roll, 29 Aug 2026; Collier County Tax Collector, retrieved 24 Sep 2026)
Florida’s Save Our Homes limitation caps annual increases in a homestead’s assessed value, and the cap resets when the home sells. A long-held Shoreham villa can therefore carry an assessed value well below the county’s $553,160 median just value (n=32), and a bill to match. The buyer’s first full bill is based on the assessment after the sale.
The 2026 preliminary roll applies 9.4020 mills to Stonebridge’s taxing area, about $940 for every $100,000 of taxable value (our arithmetic). A villa reassessed at $600,000 of taxable value before any exemption would owe about $5,641 a year; the homestead exemption, if you qualify, reduces taxable value by up to $50,000, with the second $25,000 not applying to school levies. These are illustrations, not a quote. Every Stonebridge parcel carries $0 in non-ad-valorem assessments, and bills mail in November with a 4 percent discount for November payment.
If you will make the villa your permanent Florida residence, apply for the homestead exemption with the Collier County Property Appraiser by the statutory deadline. A buyer leaving another Florida homestead may be able to carry some of its accumulated Save Our Homes benefit to the new home under the portability rules; ask the Property Appraiser’s office for your numbers before relying on them.
Stonebridge has no community development district and no special-district or MSTU assessment; every one of its roll parcels carries $0 in non-ad-valorem assessments on the 2026 preliminary roll. The only recurring charges on a Shoreham villa beyond the tax bill are the association’s.
The rules that decide whether a Shoreham at Stonebridge villa works for you are the master Declaration’s leasing limits, its pet and vehicle rules, Architectural Review Committee approval for any exterior change, the permanent party-wall rule in the 2016 amendment and the club’s bar on For Sale signs. Shoreham is not age-restricted.
Data updated: September 2026 (Stonebridge master Declaration, archived copy; Supplemental Declarations compilation and open house rules, retrieved 24 Sep 2026)
A Shoreham lease must be in writing, cover the whole villa, run at least 30 days, and be one of no more than four leases in a calendar year, with no subleasing without Board approval. That supports seasonal leasing, not nightly or weekly vacation rentals. We found no Shoreham-specific lease form or tenant rule in the club’s files or the recorded amendment, so ask the association office for any current package. An owner’s club rights “may be delegated to a lessee subject to compliance with the Rules and Regulations,” and tenants pay renter rates, for example $92 for 18 holes with a cart from January to April in FY2027.
Owners may keep dogs, cats and other usual household pets in a reasonable number the Board sets. Pets must be leashed outside the villa, owners must pick up after them, and pets are never allowed on the golf course. Clean-up violations carry fines up to $50 per occurrence and the Board can require removal of a nuisance pet. Unlike five of the condominiums, Shoreham has no tenant pet ban in the documents we read. The county’s Rover Run dog park at Veterans Community Park is about 1.7 miles from the clubhouse.
The master Declaration keeps commercial vehicles, recreational vehicles, boats and trailers inside a closed garage. There is no boat storage and no marina inside Stonebridge, because the Declaration makes the lakes aesthetic amenities only.
Any exterior, pool or landscaping change needs Architectural Review Committee approval under the master Declaration, and at Shoreham the committee and the Board also approve any change to surfaces the association maintains. No opening may ever be cut in the party wall. Interior renovation is the owner’s, with county permits.
The club’s open house rules bar “For Sale” signs on the home and in vehicles. The master Declaration contains no age restriction and Shoreham’s documents add none. Amending the Declaration takes 67 percent of the members, about 535 of 799 votes.
The biggest coming change for a Shoreham at Stonebridge buyer is on the community’s west edge, the side Leamington Lane sits on: Collier County plans to widen Airport-Pulling Road from four to six lanes past the west gate, a $42.0 million project the county expected to start in June 2026 and to last up to two years, with no noise wall.
Data updated: September 2026 (Collier County Airport Road widening handout, March 27, 2025, and comment responses; FDOT project pages, retrieved 23 Sep 2026)
The widening runs from Vanderbilt Beach Road to Immokalee Road along the whole west side of Stonebridge. Per the county’s 60 percent design handout, it costs $42.0 million, with a raised median and a 6-foot sidewalk on the Stonebridge side, and construction was “anticipated to begin in June 2026 and last up to two years.” The county’s responses to residents say its noise study found no barrier “cost reasonable and feasible,” so none will be built; a wall on a Shoreham lot would need Architectural Review Committee approval. Leamington Lane’s position on the Airport-Pulling side is our reading of the site plan.
Stonebridge itself is a closed-out planned unit development, so no builder will ever add homes inside the gates to compete with a Shoreham resale.
We find you the right Shoreham at Stonebridge villa by matching your must-haves, pool or no pool first, to the 32 villas on the roll, watching the MLS and the deed record for the next sale, reaching owners through our network when a quiet sale is possible, and touring with the roof, insurance and party-wall questions in hand.
Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026; Collier County Property Appraiser 2026 preliminary roll, 29 Aug 2026)
With 32 villas on two or three floor plans, the match is about pool, updates, lot size within 0.10 to 0.23 acre, and position on the street. We narrow Leamington Lane to the handful of villas that fit, so you recognise the right one the day it lists.
Thirteen qualified sales in about five and a half years means the next Shoreham listing may be the only one for months. A saved search and a pre-approval let you act in the first days; the April 2024 closing sold at its list price with 0 days on market.
Two of the last three qualified Shoreham sales on the county record do not appear among the MLS closings in our pull. When an owner in our network is considering a sale, we can introduce a qualified buyer before a public launch, always within the seller’s instructions.
Set up a saved search with alerts for Shoreham at Stonebridge through our site, and it will notify you when a matching villa lists. If you would rather we tune it, call Marc at (239) 287-5873, or start from our buyer resources for Southwest Florida.
On every tour we check whether the pool and cage were original, the roof’s condition between association replacements, the party wall and any shared-wall repairs, the window and door protection on a 1996 to 2000 villa, and the view from the lanai. We note what the association maintains and what you would.
We negotiate a Shoreham at Stonebridge purchase on the record: the six MLS closings and 13 county sales, the listing’s own history, the villa’s pool and condition, the roof reserve and any assessment on the horizon, and a contract calendar that fits the estoppel and the insurance summary. Shoreham’s six closings ran from 88.89 to 101.22 percent of list.
Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026; Collier County Property Appraiser sales file, 29 Aug 2026)
We price your offer against Shoreham’s own sales, pool against pool and non-pool against non-pool, and the listing’s full history, including any price changes. The two September 2026 listings at $675,000 and $699,000 sit inside the $576,300 to $725,000 band of the last eight county sales; a listing priced above that band is where negotiation room lives.
On a 26 to 30 year old villa, the air conditioning, water heater, electrical panel and window protection show up in the inspection and the insurance quote. At Shoreham two more items belong in the price conversation: a thin roof reserve with a reroof approaching, which points to an equal User Assessment, and an added pool cage that you would insure alone. We raise them in writing with the evidence attached.
A Shoreham contract runs on outside clocks: the master estoppel, which the Declaration gives the association 15 days to issue; the insurance summary and reserve answer; your contents policy quote; and the quarterly billing cycle. We write the dates around them so none becomes the seller’s leverage.
Your deposit is protected by the contract’s contingencies and deadlines, and only if you act inside them. We diary every deadline, deliver every notice in writing, and make sure the estoppel, the insurance summary and the reserve answer arrive before your deposit goes hard.
The county’s 2026 median just value of $553,160 (n=32) is a tax estimate, not a price, and the latest qualified sale recorded about 25 percent above it. If an appraisal comes in below contract, we go back to Shoreham’s recorded sales, not the tax roll, to decide whether to renegotiate, bridge the gap or walk.
A Shoreham at Stonebridge buyer pays ordinary Florida closing costs plus the association’s lines: $18,399 as an outside buyer, prorated club and Shoreham charges, the owner’s title policy that Collier County custom assigns to the buyer, and on a financed purchase the documentary stamp tax on the note and the intangible tax on the mortgage.
Data updated: September 2026 (Stonebridge FY2027 schedule, retrieved 24 Sep 2026; Florida Administrative Code Rule 69O-186.003; Florida Statutes 201.08 and 199.133, retrieved 23 Sep 2026)
Florida sets the owner’s title insurance premium by state rule, at $5.75 per $1,000 of coverage up to $100,000 and $5.00 per $1,000 from $100,000 to $1,000,000, so what varies between title companies is the settlement services around it. In Collier County the buyer customarily selects the closing agent and pays the owner’s policy, though every cost line is negotiable and the contract controls.
| Purchase price | Estimated owner’s policy premium, our arithmetic on the promulgated rate |
|---|---|
| $590,000, the 13-sale county median | about $3,025 |
| $670,000, the median of the eight county sales since 2023 | about $3,425 |
| $725,000, the October 2024 MLS closing | about $3,700 |
Estimates only; reissue credits and rounding change the figure, and the lender’s policy on a financed purchase is a separate buyer cost.
Documentary stamp tax on the note runs at $0.35 per $100 under Section 201.08, and the nonrecurring intangible tax on a new mortgage at 2 mills under Section 199.133; neither applies to a cash purchase. On a $536,000 loan, 80 percent of $670,000, that is about $1,876 and $1,072 (our arithmetic). The Collier County Clerk charges recording separately.
Property taxes are paid in arrears, so the seller credits you for their share of the current year, calculated on their bill, which is not a forecast of yours. The club-level charge and the Shoreham fee are billed quarterly, so the closing date decides which quarter is prorated between you; the estoppel states what the seller has paid and through what date.
Budget for a general inspection, a wind mitigation inspection and a four-point inspection where the carrier asks for one. A survey is worth ordering on a Shoreham lot before you plan a pool, cage or landscaping change that the Architectural Review Committee will review, because the neighbor’s wall and the setbacks decide what fits on about 4,800 square feet.
Florida documentary stamp tax on the deed, $0.70 per $100 of consideration, is customarily the seller’s, $4,690 on a $670,000 sale (our arithmetic). If you are also selling, our page on selling a Shoreham at Stonebridge home runs the seller side in full.
Buyer representation changed on August 17, 2024. An agent who participates in a multiple listing service must have a written buyer agreement with you before touring a home, the agreement must state the agent’s compensation in a way you can objectively verify, and offers of compensation are no longer permitted on the MLS.
Data updated: September 2026 (National Association of REALTORS settlement pages, retrieved 25 Sep 2026)
The agreement must be signed before the tour, in person or by live virtual tour. It must state the amount or rate of compensation so that it is objectively ascertainable, prohibit the agent from receiving more than that from any source, and state conspicuously that broker fees are not set by law and are fully negotiable.
You do not need a written agreement to talk to an agent, to interview several, to ask about Shoreham or to visit an open house and speak to the host. The line is the tour.
Compensation to a buyer’s broker can still be negotiated, and a seller can still cover it or offer concessions, but that now happens in the transaction rather than in an MLS field, and the amount your agent may receive is capped by your agreement.
At Shoreham, representation earns its keep in the diligence: an insurance summary you must ask for, reserve balances that are not published, a roof replacement that falls on all 32 villas at once, a party wall with permanent limits, a capital contribution that nearly tripled in 2025 and a street with six MLS closings in five years. Read more about our team and our credentials before you decide.
For the 2026-2027 school year, Collier County Public Schools zones Shoreham at Stonebridge addresses to Pelican Marsh Elementary, Pine Ridge Middle and Aubrey Rogers High School, all rated A by the Florida Department of Education in 2026, and NCH North Naples Hospital is about five minutes from the clubhouse off-peak.
Data updated: September 2026 (Collier County Public Schools zone database for zone year 2027 and 2026 Accountability Brief, retrieved 23 Sep 2026; OSRM drive times, measured Sep 2026)

| Pine Ridge Middle | 1515 Pine Ridge Rd, Naples 34109 | 6 to 8 | A every year 2022 to 2026 | 5.5 mi, about 11 min |

We checked a Leamington Lane address in the district’s zone database; confirm any address before relying on it. Aubrey Rogers High opened in August 2023, so older listing fields can carry a stale high school.

Measured from the clubhouse at 2100 Winding Oaks Way on the public OSRM router, free-flow; Leamington Lane is a short drive inside the gates, and January to April traffic adds time. For the city beyond the gates, see our Naples real estate guide.
A resident gate bar code costs $15 plus 6 percent sales tax (FY2027). Each villa has its own mailbox on the approved Shoreham standard, which the owner cleans and the committee arranges to paint. The association runs irrigation through the central system under Collier County’s watering rules: even addresses Tuesday, Thursday and Sunday, odd addresses Monday, Wednesday and Saturday, never 10 a.m. to 4 p.m.
Shoreham at Stonebridge and Thornbrooke at Stonebridge share the Stonebridge Unit Three plat and the same club, but they are different purchases. Shoreham is 32 attached villas whose association insures, paints and reroofs them for a $4,560 FY2027 fee; Thornbrooke is 107 detached homes whose owners do those jobs themselves for $2,412, at a higher price.

Sources: Southwest Florida MLS Matrix, every Stonebridge closing September 26, 2021 to September 26, 2026, assigned by street; Collier County Property Appraiser 2026 preliminary roll and qualified sales; the club’s FY2027 fee schedule; the 2016 Shoreham amendment; FEMA National Flood Hazard Layer. Thornbrooke’s 24-month MLS window is its first with ten or more closings; Shoreham has none.
Choose Shoreham at Stonebridge if you want to own land inside the gates for well under a Thornbrooke price, value a courtyard pool over a yard, and would rather pay a larger fee than manage your own building insurance, paint and reroofing. Choose Thornbrooke at Stonebridge if you want a detached home with no shared wall, a larger lot, a pool on nearly every home and control of your own roof and insurance, and will pay more for it; read our Thornbrooke at Stonebridge neighborhood guide and our guide to buying a home in Thornbrooke at Stonebridge. Thornbrooke is also the more liquid market: 12 MLS closings in 24 months to Shoreham’s one.
At FY2027 rates a Shoreham owner pays $2,148 more a year in association charges than a Thornbrooke owner, $22,160 against $20,012, and a Thornbrooke owner pays for building insurance, exterior paint and a roof alone. On median just value the Shoreham tax bill runs $1,254 lower, $4,379 against $5,633 (n=32 and n=107). Whether the villa’s higher fee or the house’s owner-paid exterior costs less over ten years turns on the building premium and the roof cycle, which is why we ask for the Shoreham insurance summary before you compare.
Shoreham at Stonebridge is the right place to buy if you want fee-simple land inside a bundled golf club at the lowest median fee-simple price in Stonebridge, a private pool on most villas and an association that insures, paints and reroofs, and you accept a shared wall, small lots, very few sales and costs that can arrive as equal assessments.

A personalized Shoreham at Stonebridge buyer consultation with McGreevy and Comisar is a working session, not a sales pitch. We will match your must-haves to the villas that fit, put the $22,160 a year and the $18,399 at closing on paper, list the insurance and reserve questions to send, and tell you honestly whether Shoreham fits how you live.
The consultation form sits near the top of this page. You can also call Jesse McGreevy direct at (239) 898-6072 or Marc Comisar at (239) 287-5873, or read how we represent buyers in Southwest Florida first. We have been Top 1% Real Estate Agents Nationally Since 2008.
Jesse McGreevy started in Southwest Florida real estate in October 2004, and the team launched in October 2008. He runs the data, marketing and systems side of the partnership, which is why this page is built on the recorded Shoreham documents, the club’s schedules, Collier County’s roll and sales, the Southwest Florida MLS and FEMA’s flood layers. Reach him at (239) 898-6072 or [email protected].
Marc Comisar runs the field side of the partnership: in the homes, at the inspections and at the closing table. For a Shoreham buyer that means the pool and cage history, the party wall, the glass on a 1996 to 2000 villa and the calendar that gets the estoppel and the insurance summary in hand before your deposit goes hard. Reach him at (239) 287-5873.
A Shoreham at Stonebridge specialist matters because the facts that decide a purchase here, the association’s insurance and all-at-once reroof under the 2016 amendment, the User Assessment clause, the party-wall rule, the $18,399 at closing, the western flood panel and a six-closing MLS record, live in recorded documents a general Naples search never surfaces. Missing one changes what you pay.

Shoreham at Stonebridge buyers ask the same questions before they tour, and the answers below come from the recorded Shoreham supplement and its 2016 amendment, the Stonebridge master Declaration, the club’s FY2027 schedule, Collier County’s 2026 roll and sales, FEMA’s maps and the Southwest Florida MLS, each in one paragraph. Nothing here is legal, tax or insurance advice.

A neighborhood of 32 fee-simple attached duplex villas on Leamington Lane inside Stonebridge Country Club, North Naples, ZIP 34109. Taylor Woodrow created it in 1996 and built the villas from 1996 to 2000, and a 2016 recorded amendment sets its maintenance and insurance rules.
On Leamington Lane, in the western strip of Stonebridge, which sits behind the corner of Immokalee Road and Airport-Pulling Road North with gated entrances on both roads. Every Leamington Lane address is a Shoreham villa.
Thirty-two, the smallest of Stonebridge’s ten neighborhoods: lots 100 to 131 of the Stonebridge Unit Three plat, forming 16 two-villa buildings by our arithmetic. Stonebridge has 799 residences in all.
Fee-simple homes: each owner holds title to a platted lot and the villa on it, coded by the county as a single-family residence. There is no condominium declaration; the 2016 amendment calls Shoreham “a single family Neighborhood of 32 attached duplex villas.”
A home sharing one wall with the home next door, two per building, each on its own lot. The shared wall is a recorded party wall: upkeep is shared, and no owner may cut openings in it or alter it.
The eight qualified county sales since January 2023 ran $576,300 to $725,000, median $670,000 (n=8). The two villas listed on September 24, 2026 asked $675,000 and $699,000.
October 18, 2024, at $725,000 against a final list of $749,900, after 26 days on market. No Shoreham villa closed on the MLS in the 24 months since, though the county recorded two qualified sales in 2025.
Shoreham’s six MLS closings in 60 months sold at 88.89 to 101.22 percent of final list, median 98.8 percent (n=6). Stonebridge’s 24-month median was 95.4 percent (n=75). The room belongs to the individual listing.
From 1,612 to 1,760 square feet of county base area, median 1,630 (n=32); the six MLS closings listed 1,622 to 1,640 square feet of living area. The roll carries no bedroom counts.
Nineteen of 32 do, per the county roll, with 5 spas and 29 screen enclosures. Pools are the owner’s to maintain, and one added after the builder’s standard improvements is the owner’s risk under the 2016 amendment.
From 0.10 to 0.23 acre, median 0.11 acre (n=32), about 4,800 square feet, the smallest of Stonebridge’s four fee-simple neighborhoods. The association maintains every Shoreham lawn.
The Shoreham fee is $4,560 for FY2027, billed at $1,140 a quarter by the master association, on top of $17,600 in club-level charges, $22,160 a year in all. It includes the association’s insurance on the villas and roof and painting reserves.
An outside buyer pays $18,399 on the FY2027 schedule: a $17,500 New Owner Capital Contribution, a $600 membership transfer fee and a $299 estoppel fee.
The FY2027 schedule lists $0 for an existing owner, and the club says current residents “do not pay a resale if they are a single home owner and purchase within one year of the sale of their previous home.” Confirm with the association’s Controller before contract.
Yes to both. Every Stonebridge owner is automatically a member with no equity or deposit and pays the same $17,600 FY2027 club-level charge whether or not they play. Members pay no green fees, only a $35 cart fee for 18 holes.
The association insures “all of the Shoreham insurable property,” all-risk including windstorm, with flood and liability, under Section 3.I of the 2016 amendment. Owners insure contents and interior finishes. Ask for the association’s coverage summary.
The association replaces all 32 roofs at once when the Shoreham Committee decides, from Shoreham roof reserves or an equal User Assessment. Between replacements, owners repair their own roofs.
Yes, by design: every Shoreham duty in the amendment is funded from Shoreham reserves or “a User Assessment levied equally against all Units.” None appears in the published schedules; read the estoppel and ask in writing.
The association, with the Shoreham Committee, cleans the roofs and paints exterior walls, doors, exterior floors and the lanai and entry ceilings. Owners may not repaint those surfaces without written approval.
Interior work is the owner’s, with county permits. Exterior changes, including windows and shutters, need Architectural Review Committee approval, and no opening may ever be cut in the party wall.
Possibly, with Architectural Review Committee approval under the master Declaration. On a 4,800 square foot lot the neighbor’s wall and setbacks shape what fits, and an added pool is your financial responsibility under the amendment.
Our Leamington Lane test point maps in FEMA shaded Zone X on panel 12021C0193J, effective February 8, 2024, outside the Special Flood Hazard Area, with street ground at 9.76 feet NAVD88.
The association’s policy on the villas includes flood coverage, and lenders do not normally require flood insurance in shaded Zone X. Flood cover for your contents and finishes is a question for your insurance agent.
No surge flooding of Stonebridge is recorded in the National Weather Service or National Hurricane Center storm reports for Ian (2022), Helene or Milton (2024). That is the record, not a guarantee for any villa; read the seller’s disclosure.
Evacuation zones are Collier County’s call, and the state’s layer and a 2024 county order describe the area differently, so check the address in Collier County’s Know Your Zone lookup. We publish no zone letter.
The median preliminary 2026 bill is $4,379 (n=32), but yours resets from the county’s assessment after the sale. At 9.4020 mills, each $100,000 of taxable value costs about $940 a year.
No. Every Stonebridge parcel carries $0 in non-ad-valorem assessments, and the club has stated every year from FY2019 to FY2027 that Stonebridge has no CDD.
No. Those laws, Sections 553.899 and 718.112, apply to condominium and cooperative buildings, and Shoreham is a fee-simple Chapter 720 neighborhood. It does keep named roof and painting reserves.
Pelican Marsh Elementary, Pine Ridge Middle and Aubrey Rogers High for 2026-2027, per the district’s zone database. All three earned an A from the state in 2026.
No. The Stonebridge master Declaration has no age restriction, and Shoreham’s documents add none.
Yes: the whole villa, in writing, at least 30 days, no more than four leases a calendar year, no subleasing without Board approval. We found no Shoreham-specific lease rule.
Yes. Dogs, cats and usual household pets in a reasonable number the Board sets, leashed outside, with clean-up required and no pets on the golf course. We found no Shoreham ban on tenants’ pets.
Only inside a closed garage: the master Declaration keeps commercial vehicles, recreational vehicles, boats and trailers garaged, and there is no marina or boat storage in Stonebridge.
Yes. Stonebridge has gated entrances on Immokalee Road and Airport-Pulling Road North, and the club advertises a 24-hour guarded gatehouse. A resident gate bar code costs $15 plus sales tax.
Yes, with an MLS agent: since August 17, 2024 a written buyer agreement stating the agent’s compensation must be signed before a tour. Talking to us about Shoreham needs no agreement.
You agree your agent’s compensation in the buyer agreement, and it is fully negotiable. A seller may still cover it or offer concessions, but that is negotiated in the transaction, not offered on the MLS.
Shoreham for the lowest fee-simple price, a courtyard pool and an association that insures and reroofs; Thornbrooke for a detached home, a bigger lot and control of your own roof. The decision table above sets them side by side.
An agent who has read the 2016 amendment and every Shoreham sale and will put the insurance, reserves, fees and flood facts on paper before you commit. McGreevy and Comisar are Top 1% Real Estate Agents Nationally Since 2008; call Marc at (239) 287-5873 or start with how we represent buyers.
These questions come from buyers who also have a home to sell, elsewhere in Florida, out of state or in another Stonebridge neighborhood, answered in one paragraph each from the club’s FY2027 schedule, Florida law and Shoreham’s own sales record. Our Shoreham at Stonebridge seller page covers the selling side in full.
It depends on your financing and your tolerance for carrying two homes. Shoreham lists rarely and the April 2024 closing sold with 0 days on market, so the right villa may appear before your sale closes, and many buyers arrange financing that lets them buy first. We model both sequences with you.
You can, but a sale contingency weakens an offer against a buyer without one. If you need one, pair it with a firm timeline, strong proof of funds and a clean inspection approach, and expect a seller to ask for a kick-out clause.
The FY2027 schedule lists the existing-owner contribution as $0, and the club’s Cost of Ownership page words the rule for a current resident who is “a single home owner” and buys “within one year of the sale of their previous home.” Confirm your eligibility with the association’s Controller in writing before you contract.
Florida portability can move some of an existing Florida homestead’s Save Our Homes benefit to a new homestead, subject to statutory limits and deadlines. It is administered by the Collier County Property Appraiser’s office, so ask that office about your numbers.
Start with a free Shoreham at Stonebridge home valuation built from the street’s own recorded sales, pool against pool, then call Jesse direct at (239) 898-6072.
Membership attaches to ownership, so it ends with the home you sell and begins with the home you buy. Line the two closings up so you are not without club privileges in between, and make sure the estoppel on your purchase reflects your existing-owner status.
