McGreevy and Comisar, Brokered by Domain Realty

By Jesse McGreevy and Marc Comisar, McGreevy and Comisar, Domain Realty Group. Updated October 2026.

Buying a condominium at Hammock Greens at Pelican Sound means choosing among four separate condominiums and two building types, then reading the paperwork that comes with a flat inside a bundled golf and river club. Our Hammock Greens at Pelican Sound neighborhood guide describes the buildings and the record; this page is the buyer's side: what a flat costs to buy and to carry, what Florida law gives you before you commit, and how we find and negotiate the right one. Hammock Greens sits inside Pelican Sound in Estero, Florida, ZIP 33928.

Hammock Greens is 98 condominium flats on Hammock Greens Lane, built in 1998 and 1999: Hammock Greens I, II and III are four-story elevator buildings of 22 flats each, and Hammock Greens IV is 32 flats in four two-story buildings with no elevator. Over the 12 months to September 29, 2026 the Southwest Florida MLS recorded two Hammock Greens closings, at $345,000 and $369,000, and on that date no flat was for sale. Over 60 months the MLS recorded 18 closings at a $457,500 median. It is the entry price into Pelican Sound's club, and it comes up rarely.

McGreevy and Comisar lead Domain Realty Group, the #1 real estate team in Southwest Florida since 2012, and we are Top 1% Real Estate Agents Nationally Since 2008. If you own a home you will sell first, read our Hammock Greens seller's guide for the selling side, and for a written opinion of what a flat is worth, our Hammock Greens home valuation guide. For every neighborhood in the community, start with our Pelican Sound buyer's guide.

Why McGreevy and Comisar Are the Best Realtor for Hammock Greens at Pelican Sound

McGreevy and Comisar are the best realtor for Hammock Greens at Pelican Sound because a buyer here needs the closings split by building type, the club and district charges added up, the flood map read for the building, and the condominium documents asked for before the offer. We do all four before you write a contract.

If you're searching for the best realtor for Hammock Greens at Pelican Sound in Pelican Sound, Estero, whether you're ready to buy your next home or sell your current one, McGreevy and Comisar is the team that delivers. In the last 12 months we tracked both Hammock Greens closings and every one of the 18 the MLS has recorded here since April 2022, and we checked the MLS on September 29, 2026 for active listings (there were none), matching each sale to its condominium, floor and recorded deed so you see what your building type actually costs.

Key Takeaways

These are the points a Hammock Greens at Pelican Sound buyer should carry into any showing, each one sourced later on this page from the Southwest Florida MLS, the Lee County record, the club's 2026 Fact Sheet, the River Ridge CDD budget, FEMA or the Florida Statutes.

  • Hammock Greens closed twice in the MLS in the 12 months to September 29, 2026, at $345,000 and $369,000, and no flat was for sale that day; over 60 months 18 closed at a $457,500 median.
  • Every owner pays the club's $11,495 annual assessment and about $1,209 a year in River Ridge CDD charges, about 3.6 percent of a $357,000 price, plus condominium dues that none of the four associations publishes.
  • At closing a first-time Pelican Sound buyer pays the club a $20,300 initiation fee; a repeat owner pays an $11,495 resale capital fee instead.
  • All four Hammock Greens associations are condominiums, so section 718.503 gives you the resale documents and a 7-day cancellation window, excluding weekends and legal holidays.
  • FEMA's current map shows Zone X, outside the special flood hazard area, at all seven Hammock Greens buildings, though Lee County puts them in evacuation Zone A.
  • Hammock Greens I, II and III are four-story buildings that reach 30 years in 2028 and 2029, so ask for the structural integrity reserve study and the milestone status before you offer.
  • Hammock Greens IV has no elevator and half its flats are three-bedroom; the three elevator buildings have six three-bedroom flats each.
  • Owners may register unaccompanied houseguests six times a year, the community standard, and leases run 30 days or longer with association approval.
  • Every building has carports, not garages.

What Does It Take to Buy a Home at Hammock Greens at Pelican Sound?

Buying a home at Hammock Greens at Pelican Sound takes seven steps: set the monthly budget, sign a written buyer agreement, choose an elevator building or a two-story flat, get pre-approved with a lender who checks the condominium, tour and offer, read the resale documents in the 7-day window, and win the association's approval before closing.

Step One: Set the All-In Monthly Budget

Start with the carry, not the price. Every Hammock Greens owner pays about $958 a month toward the club's $11,495 annual assessment and about $101 a month toward the River Ridge CDD, before the condominium dues, tax and insurance. We build the monthly number with you before we open a listing.

Step Two: Sign a Written Buyer Agreement

Since August 17, 2024, buyers sign a written agreement with their own agent before touring, the agreement states the agent's compensation, and every commission is negotiable. We explain each term before you sign.

Step Three: Choose the Building Type That Fits

An elevator flat in Hammock Greens I, II or III, or a flat in a Hammock Greens IV two-story building with no elevator and more three-bedroom plans. The elevator buildings and Hammock Greens IV have sold in overlapping ranges, so the floor, bedrooms and condition set the price more than the name.

Step Four: Get Pre-Approved With a Condominium-Ready Lender

A condominium loan adds a project review. Fannie Mae's Selling Guide lists conditions that make a condominium project ineligible, so we ask your lender to check the Hammock Greens condominium before you offer.

Step Five: Tour, Compare and Offer

With no active Hammock Greens listing on September 29, 2026, we tour the flats that come up and the neighboring Island Sound II and Turnberry flats the same morning, then write an offer backed by the sales. Over 60 months the median Hammock Greens sale closed at 100.0% of list, and in 2026 at 96.7%.

Step Six: Read the Documents in the Window

Section 718.503 gives you the condominium's declaration, rules, budget, financial statement, the frequently asked questions document and the reserve information, and a 7-day window, excluding weekends and legal holidays, to cancel. We read them with you.

Step Seven: Association Approval and Closing

The club requires every member to hold a certificate of approval from the neighborhood association. Your Hammock Greens association, through Cambridge Management, approves you before closing, and the club's one-time charge is paid at closing.

What Is the Hammock Greens at Pelican Sound Market Like for Buyers Right Now?

The Hammock Greens at Pelican Sound market for buyers is quiet and scarce: two MLS closings in the 12 months to September 29, 2026, at $345,000 and $369,000, and no flat for sale that day. The 60-month record of 18 closings at a $457,500 median shows what the neighborhood has cost over a full cycle.

Data updated: October 2026 (Southwest Florida MLS Matrix, pulled September 29, 2026; Lee County Property Appraiser recorded sales through July 29, 2026)

Southwest Florida MLS Matrix, pulled September 29, 2026, closings to that date. Medians use the mean of the middle pair when n is even, and we name the pair. None of the 18 closings was entered after closing, so every one carries days on market.

Three-bedroom flats (MLS), matched to a deed3$500,000$480,000 to $531,900

Our arithmetic on the MLS rows grouped by the matching county deed. Every row is a small sample, and one May 2023 MLS row at $845,000 matches no Hammock Greens deed or plan; without it the 60-month median is $455,000 (n = 17).

Negotiating Room

Over 60 months five of 18 closed above the final list price, five at it and eight below. In 2026 one sale closed at full price after 3 days and one closed $24,000 under list after 108 days. The lesson for a buyer is that a flat priced to the evidence sells fast at list, and a flat priced to 2022 sits and then sells under list. We tell you which one you are looking at.

Supply: Nothing for Sale, and Why That Matters

On September 29, 2026 the MLS showed no active Hammock Greens listings, so months of supply cannot be computed. With two closings a year, a single new flat can be the whole market for months. Buyers who wait for a listing to appear on a portal are already behind; we set alerts and watch for flats before they list.

The County Record Beside the MLS

Lee County's qualified recorded sales cover more years than the MLS and include deeds that never appear as MLS closings. Since September 29, 2025 the county file shows 3 qualified Hammock Greens sales at a $369,000 median: the two MLS closings, and a ground-floor three-bedroom flat in Hammock Greens I recorded at $550,000 in May 2026 with no MLS closing. MLS and county figures are never mixed.

What Is for Sale at Hammock Greens at Pelican Sound Today?

Nothing was for sale at Hammock Greens at Pelican Sound on September 29, 2026: the MLS showed no active listing among the 98 flats. Listings change daily and arrive a few times a year, so the useful question for a buyer is how to be first when one does.

Every Active Listing on September 29, 2026

There was none. We do not publish live inventory on this page because it changes daily; call Marc at (239) 287-5873 for the current list, which we check every morning.

What the Neighbors' Asks Tell a Buyer

While Hammock Greens had no listing, Island Sound had 7 homes for sale at a $324,900 median list price, including six elevator flats from $297,900 to $439,000 in Island Sound II, whose buildings use the same three plan sizes as Hammock Greens I to III. A buyer who wants a Pelican Sound elevator flat today has more to see there than here.

Seeing New Listings First

Tell us your building type, floor, bedrooms and budget and we will alert you to every new Hammock Greens listing that fits, or set up a saved search through our site's property search account. Because the neighborhood is small, we also ask owners we know whether they are considering a sale.

Before the MLS

When an owner is thinking of selling, we can sometimes show a flat before it is public. That is not guaranteed, but it is the reason a buyer in a 98-flat neighborhood is better off with an agent who works the community every week.

What Have Hammock Greens at Pelican Sound Condos Sold For?

Hammock Greens at Pelican Sound condos have sold for $345,000 to $845,000 in the MLS over 60 months, with most flats closing between $425,000 and $500,000 and the two 2026 sales at $345,000 and $369,000. Every one of the 18 closings is listed below by month, building, floor, bedrooms and size.

2026 to September 292$357,000 (mean of $345,000 and $369,000)96.7%55.5

Every year is a small sample. The direction is still visible: from 2022 to 2024 Hammock Greens held a median between about $455,000 and $467,000 while sold-to-list ratios fell from above 100 percent to about 95 percent, and the two 2026 sales are the lowest MLS prices in the record.

The Long View From the County

The county's qualified recorded sales begin in 1999, with 109 on file through July 29, 2026. The county median was $173,500 in 2012, $220,400 in 2019, $272,700 in 2021 and $454,500 in 2022, and it held near $455,000 to $460,000 through 2024. From 2019 to 2022 it roughly doubled. A buyer reading that history should know that the jump has not been repeated in the 2026 sales.

Elevator Flat or Two-Story Flat: Which Hammock Greens at Pelican Sound Building Type Fits You?

Hammock Greens at Pelican Sound offers two building types: 66 flats in the four-story, elevator buildings of Hammock Greens I, II and III, and 32 flats in the two-story, no-elevator buildings of Hammock Greens IV. Both have carports, not garages, and both sit in the same flood zone and the same club.

The Three Elevator Buildings

Hammock Greens I, II and III each hold 22 flats in a four-story building with an elevator, built in 1998 and 1999. Their heated sizes on the county roll are 1,207, 1,258 and 1,375 square feet, and each building has six three-bedroom flats. Over 60 months 13 MLS closings matched to these three condominiums at a $455,000 median, from $369,000 to $500,000. Each is its own condominium with its own association.

Hammock Greens IV's Two-Story Buildings

Hammock Greens IV is 32 flats in four two-story buildings with no elevator, and about half of them have three bedrooms. Over 60 months four MLS closings matched to it, at $345,000, $449,900, $500,000 and $531,900, a $474,950 median (mean of $449,900 and $500,000). Four sales is a small sample, but it includes both the lowest MLS price in the record and the highest three-bedroom price.

Ground Floor or Upper Floor

In the elevator buildings every floor is reached by lift, so the stair question matters less than it does in Hammock Greens IV. In the two-story buildings an upper flat means a flight of stairs with groceries. The ground-floor elevator flats in the record closed at $449,900, $455,000 and $460,000. The only ground-floor Hammock Greens IV flat in the record was a three-bedroom at $500,000, and the lowest sale in the record was an upper flat there at $345,000.

Two Bedrooms or Three

Two bedrooms are the bulk of the market: 13 of the 18 MLS closings were two-bedroom flats at a $454,500 median. Three-bedroom flats that match a county deed closed at $480,000 to $531,900, a $500,000 median on three sales, and a county-only sale of a ground-floor three-bedroom in Hammock Greens I recorded $550,000 in May 2026. Three-bedroom flats are scarcer, so patience pays more there.

Our Advice in One Line

If you want the lowest entry and can climb stairs, watch Hammock Greens IV; if you want a lift and an easier resale to the next buyer, choose an elevator building; and in either case read the reserve study before you offer, because the elevator buildings reach their 30-year milestone in 2028 and 2029.

Hammock Greens at Pelican Sound vs Island Sound: Which Should You Buy In?

Choose Hammock Greens at Pelican Sound for the older, smaller condominium neighborhood mapped in flood Zone X, with six houseguest registrations a year and almost nothing for sale; choose Island Sound for younger buildings, garaged coach homes, more listings and the most resale choice, in Zone AE. Our Island Sound buyer's guide covers that side.

Where They Differ Most for a Buyer

The flood map, the guest rule and the supply. A Hammock Greens flat is in Zone X at all seven buildings and an Island Sound point we checked is in Zone AE, which brings mortgage flood insurance. Hammock Greens owners register unaccompanied houseguests six times a year, against two at Island Sound. And Island Sound had seven homes for sale on September 29, 2026 against none here.

Where They Match

The elevator flats and the club. Hammock Greens I to III and Island Sound II use the same three heated plan sizes in four-story buildings with elevators and carports, and the club, the gate, the $11,495 assessment and the one-time club charges are identical.

Choice and Negotiating Room

Island Sound gives a buyer choice, and its seven listed homes include six elevator flats asking $297,900 to $439,000. Hammock Greens gives a buyer less to choose from and less competition. A buyer who is patient can often see a Hammock Greens flat first, and a flat that has not sold in months is the one with room to negotiate.

Who Should Choose Which?

Choose Hammock Greens if you want the entry price into the club, a Zone X building and six guest registrations, and you accept a thin resale market and an earlier milestone cycle. Choose Island Sound if you want a garage, more listings to compare, or the youngest buildings in Pelican Sound. McGreevy and Comisar are Top 1% Real Estate Agents Nationally Since 2008, and we tour both on one morning.

The coach home neighborhoods, Edgewater, Southern Hills and Island Sound I, add a one-car garage and closed at 12-month medians of $515,000 to $585,000. A Hammock Greens flat costs less and trades the garage for a carport.

For a buyer whose priority is the club at the lowest entry price, the choice is between a Hammock Greens flat, an Island Sound II elevator flat and a Turnberry condo. We show all three the same morning so you can compare the carry, the building and the asking price side by side.

What Will You Pay Each Month to Own at Hammock Greens at Pelican Sound?

A Hammock Greens at Pelican Sound owner pays the club's $11,495 annual assessment, about $958 a month, the River Ridge CDD line of about $1,209 a year, condominium dues, tax, insurance and any mortgage. At the 7.28% Freddie Mac average of October 1, 2026, principal and interest on a $357,000 flat with 20% down is about $1,954 a month.

Data updated: October 2026 (Freddie Mac Primary Mortgage Market Survey, October 1, 2026; club 2026 Fact Sheet; River Ridge CDD FY2026 budget; Southwest Florida MLS medians pulled September 29, 2026)

Our arithmetic. An illustration, not a loan offer; your rate, condominium dues, taxes and insurance are extra and set the true total.

The Tax Reset

Under section 193.155 a change of ownership resets a homestead's assessed value to just value as of the next January 1, and a seller's Save Our Homes cap does not transfer with the home. Your first full tax bill can be higher than the seller's. Section 689.261 requires the seller to warn you of this at or before contract.

What the Assessment Covers

The club's Q and A says the assessment funds amenities, property management and replacement reserves, including cable TV and fiber-optic internet for every home, common-area maintenance and landscaping, security, pool maintenance and utilities.

Why the Carry Weighs More on a Flat

The club charges the same $11,495 on a $357,000 flat as on a $1.4 million home on Masters Circle. With the CDD line, that is about 3.6 percent of the $357,000 12-month median a year and about 2.8 percent of the $457,500 60-month median, before condominium dues. Budget the carry first, then the price.

What Are Buyer Closing Costs at Hammock Greens at Pelican Sound?

Buyer closing costs at Hammock Greens at Pelican Sound start with the club's one-time charge, $20,300 for a first-time Pelican Sound owner or $11,495 for a repeat owner, then the lender's charges, the mortgage taxes, recording, the lender's title policy and prepaids. In Lee County the seller customarily pays the deed stamps and the owner's title policy.

Data updated: October 2026 (club 2026 Fact Sheet; Florida Statutes and Department of Revenue rules; our arithmetic)

The Club's Charge at Closing

The 2026 Fact Sheet lists an initiation fee of $20,300 for owners new to Pelican Sound and a resale capital fee of $11,495 for owners who own or have owned in Pelican Sound, both at closing, and a $299 estoppel fee. Who pays the estoppel is a contract term. A first-time buyer's club cash at closing is $20,300, or $20,599 if the contract assigns the estoppel to the buyer, about 5.8 percent of a $357,000 price.

Taxes on a Mortgage

A new mortgage carries documentary stamp tax on the note of $0.35 per $100 and nonrecurring intangible tax of $0.002 per $1 on the mortgage, per the Department of Revenue. On a $285,600 loan that is about $1,000 and $571; on a $366,000 loan, about $1,281 and $732. Our arithmetic.

Recording and Title

The buyer customarily records the deed; section 28.24 sets recording at $10 for the first page and $8.50 for each additional page. A financing buyer pays for the lender's title policy. In Lee County the seller customarily pays the owner's title policy and chooses the closing agent; the contract controls.

Prepaids and Prorations

Your lender will collect insurance and tax escrows, and at closing the seller credits you for the days the seller owned the home that year, because Florida property tax is paid in arrears. The club, condominium and CDD charges are prorated to the closing date.

Inspection, Appraisal and Insurance Quotes

Budget for a home inspection, a wind mitigation report, the lender's appraisal and flood and HO-6 quotes during the inspection period. These vary by provider; we give you the names of providers our buyers have used and let you choose.

What Does Florida Law Give a Hammock Greens at Pelican Sound Buyer Before Contract?

Florida law gives a Hammock Greens at Pelican Sound buyer the condominium resale documents and a 7-day cancellation window under section 718.503, a property tax disclosure under section 689.261, a flood disclosure under section 689.302 at or before contract, and the seller's duty to disclose known material defects. This is information, not legal advice.

The Condominium Resale Package

On a resale, section 718.503 entitles you, at the seller's expense, to current copies of the declaration, articles, bylaws and rules, the latest financial statement and budget, the milestone inspection summary where one applies, the most recent structural integrity reserve study or a statement that none has been completed, and the frequently asked questions document, plus the state's governance form.

The 7-Day Window

The statute makes the contract voidable by you within 7 days, excluding Saturdays, Sundays and legal holidays, after the date of execution once the documents are delivered, unless the contract states you received them more than 7 such days before signing. Read the budget, the reserves, the rules and the insurance in that window.

Chapter 718, Not Chapter 720

Section 720.401's homeowners association disclosure summary says it does not apply to associations regulated under Chapter 718. All four Hammock Greens associations are condominiums, so expect the condominium package, not an HOA summary. Pelican Sound's master declaration and club rules also apply, and your closing agent or attorney confirms the forms.

The Property Tax Disclosure

Section 689.261 requires that you receive a property tax disclosure summary at or before contract, warning you not to rely on the seller's current taxes. The Hammock Greens bill also carries the River Ridge CDD line.

The Flood Disclosure

Section 689.302 requires the seller to give you a flood disclosure at or before contract, stating whether the seller knows of flood damage during ownership, has filed a flood insurance claim, or has received federal flood assistance.

Known Defects

Under the Florida Supreme Court's 1985 decision at 480 So. 2d 625, a seller who knows of facts materially affecting value that are not readily observable must disclose them. Your inspection is still your best protection.

How Do Association Approval, the Estoppel and Club Membership Work at Hammock Greens at Pelican Sound?

At Hammock Greens at Pelican Sound your condominium's association must issue a certificate of approval before you become a club member, the estoppel states the dues, assessments and amounts owed on the flat, and club membership comes with the deed: one family membership per home, ending when you sell.

The Certificate of Approval

The club's 2026 Fact Sheet makes a neighborhood association certificate of approval a condition of membership. The application, fee and any interview are set by your Hammock Greens association, through Cambridge Management; we build the time into your contract.

The Estoppel Certificate

The condominium association's estoppel under section 718.116 states the current dues, any special assessment and any amount owed. Florida caps the fee at $299 for a current account. Because none of the four associations publishes its dues, the estoppel is where you first see the exact number, so we ask for the current figure before you offer.

Membership Comes With Ownership

Per the 2026 Fact Sheet, membership is an exclusive right of Pelican Sound owners, a family membership dependent on ownership, and it terminates when the home is sold. The club counts 1,299 homes in one bundled membership type with access to all listed amenities.

What the Club Includes

Twenty-seven holes, eight Hydro-Grid tennis courts, 14 pickleball courts, five bocce courts, a fitness center, six pools and six spas, canoes and kayaks, a boat launch ramp, outdoor boat storage, a dog park and a boat shuttle to Lovers Key State Park, with four dining venues. Cart, storage and guest fees are extra.

What Should You Inspect Before Buying at Hammock Greens at Pelican Sound?

Before buying at Hammock Greens at Pelican Sound, inspect the flat's systems for their age in a 1998 or 1999 building, the permit history, the association's reserves, insurance and milestone status, and the flood facts for the exact building. A wind mitigation report and the master policy summary round out the file.

The Unit and Its Systems

A general home inspection covers the air conditioner, water heater, plumbing, electrical, appliances, kitchen and baths. In buildings that are 27 years old, ask for the age of each system and any replacement dates, and look for signs of past leaks.

The Permit History

The Village of Estero's Community Development Department issues building permits here. Its monthly reports show full interior remodels in the neighborhood: $145,000 in a third-floor Hammock Greens II flat in October 2021, $150,000 in a ground-floor Hammock Greens I flat in April 2022 and a $45,000 bath remodel in a Hammock Greens IV flat in May 2022. For any flat, ask which permits were pulled and whether each passed final inspection.

The Association's Records

Read the budget, the reserve schedule, the master insurance summary with its hurricane deductible, the roof age for your building and recent board minutes. In an elevator building, ask for the structural integrity reserve study, the milestone inspection status and the date the elevator was last modernized. These show whether a special assessment may be coming.

Windows, Doors and the Exterior

In a condominium the association controls the building exterior, windows, doors and common elements, and the club's Architectural Review Committee guidelines apply to exterior work. Ask whether any window, door or shutter work was approved, and by whom.

A Wind Mitigation Report

Florida requires insurers to offer discounts for qualifying wind-resistant features, documented on the state's uniform mitigation verification form under section 627.711. Order the report in the inspection period; it can lower your premium.

Flood Facts for the Exact Unit

FEMA's National Flood Hazard Layer, queried on October 7, 2026 at Lee County's own address points, returned Zone X outside the special flood hazard area at all seven Hammock Greens buildings, on panel 12071C0587G effective November 17, 2022. Lee County's evacuation layer puts the buildings in Zone A. Zone AE is mapped a short distance to the west and northwest, so ask your lender and insurer to check the exact building.

How Do You Insure a Hammock Greens at Pelican Sound Condo?

You insure a Hammock Greens at Pelican Sound condo with an HO-6 policy on the flat's interior, contents and loss assessment, beside the association's master policy on the building. Flood insurance is not required by a federally backed lender in Zone X, but it is available, and a lender may require it anyway.

The Master Policy and Your HO-6

Each association's master policy covers its buildings under section 718.111(11), and each owner carries an HO-6 policy. Section 627.714 sets a minimum of $2,000 of loss assessment coverage on a unit-owner policy. Ask for the master policy summary, the hurricane deductible and the roof age for the building.

Flood Insurance in Zone X

A federally backed mortgage requires flood insurance only in a special flood hazard area, which means zones starting with A or V. Flood insurance is still available outside it and is often priced lower, and the association's master flood coverage, if any, matters as much as your own. Citizens Property Insurance publishes its own flood coverage requirement for policyholders.

The Community Rating System Discount

The Village of Estero participates in FEMA's Community Rating System at Class 6, a 20 percent discount on National Flood Insurance Program premiums for policies in the special flood hazard area. Policies outside that area are priced differently, so ask your agent how the discount applies to a Zone X building.

Can You Finance a Hammock Greens at Pelican Sound Condo?

Yes, in most cases, but financing a Hammock Greens at Pelican Sound condo adds a project review: the lender looks at your condominium's budget, reserves, insurance and other conditions as well as at you. Fannie Mae's Selling Guide lists conditions that make a condominium project ineligible, so we ask your lender to check early.

Conventional, FHA, VA and Cash

Conventional loans typically require 3 to 20 percent down depending on the program and the buyer, and FHA and VA loans have their own condominium approval rules. Many buyers of entry-priced condominiums pay cash, which removes the project review but not the need to read the documents.

Why the Project Review Matters at Hammock Greens

Reserves, insurance, litigation, delinquencies and building safety items, including the milestone and reserve study rules for the three four-story buildings, can affect whether a lender will finance a flat. If a project fails a review, options narrow, so we ask the lender to check before you offer.

Down Payment Programs

Florida Housing Finance Corporation offers first mortgage and down payment assistance programs for eligible buyers. Eligibility depends on income, price and other limits, and on whether the program accepts a condominium; we send you the current rules.

Rates

Freddie Mac's Primary Mortgage Market Survey put the 30-year fixed average at 7.28% on October 1, 2026. Your own rate depends on your credit, down payment and loan type. The Consumer Financial Protection Bureau's homebuying tools help you compare offers.

How Does Buyer Representation Work at Hammock Greens at Pelican Sound After the NAR Settlement?

Buyer representation at Hammock Greens at Pelican Sound works under the NAR settlement practice changes of August 17, 2024: you sign a written agreement with your agent before touring, the agreement states the agent's compensation in a specific amount or rate, and that compensation is negotiable and not set by law.

The Written Agreement

The agreement must state the compensation conspicuously and say that it is fully negotiable. We walk you through every term before you sign, and we tell you when a seller has offered compensation off the MLS that may cover some or all of it.

Who Pays the Buyer's Agent

A seller may still offer to pay or contribute to the buyer's agent, off the MLS, and may offer concessions such as a closing-cost credit in the MLS. Where a seller does not, the agreement sets what you owe. We put it in writing at the start so there are no surprises at closing.

What You Get

At Hammock Greens that means a search split by building type and floor, the fee stack worked out, the documents read with you, the flood and permit questions asked, and an offer negotiated by Marc or Jesse personally.

How Do We Find You the Right Hammock Greens at Pelican Sound Home?

We find you the right Hammock Greens at Pelican Sound home by starting with the building type and floor that fit your life and budget, then watching every new listing, hearing from owners before they list, and touring the neighboring Island Sound and Turnberry flats so you can judge each one against its competition.

Your Brief in One Conversation

Elevator building or two-story, ground or upper floor, two or three bedrooms, furnished or not, a lease in place or vacant, and the all-in monthly budget. With 98 flats in four condominiums, a clear brief narrows the field fast.

Watching the Market Daily

On September 29, 2026 Hammock Greens had no listings. We check every morning, so we know the day a flat comes up, its price changes and its days on market, and which sellers may negotiate.

Before the MLS

Hammock Greens owners call us when they are thinking of selling. When one fits your brief, we call you before it reaches the MLS, which matters most in a neighborhood that records one or two sales a year.

Touring Through the Gate

Pelican Sound is gated. The listing agent arranges gate access for each showing, and we schedule tours of Hammock Greens, Island Sound II and, if you like, Turnberry on one morning.

How Do We Negotiate for You at Hammock Greens at Pelican Sound?

We negotiate for you at Hammock Greens at Pelican Sound with the neighborhood's closings as evidence: over 60 months eight of 18 sold below the final list price, five at it and five above, and in 2026 the two sales closed at 100.0% and 93.5% of list. Those numbers set the opening offer.

The Opening Offer

We build it from the closings of your building type and floor, the time the flat has been listed, and its condition against the competition. The January 2026 elevator flat sold at full price in 3 days; the May 2026 two-story flat sat 108 days and closed $24,000 under its ask. We tell you which one you are looking at.

Inspection and Insurance Findings

When the inspection, the reserve study or the flood quote turns up a cost, we ask for a repair, a credit or a price change, whichever serves you best, and we keep the deal inside the 7-day document window and the inspection period.

The Club Charge as Leverage

Your $20,300 initiation fee, or $11,495 as a repeat owner, is real cash at closing, about 5.8 percent of a $357,000 price for a first-time buyer. We put it on the table when a seller weighs your offer against another.

Partner-Level, Every Time

Marc or Jesse negotiates your offer personally. Two Hammock Greens flats were listed at $369,000 in 2026 and closed $24,000 apart; the person negotiating for you needs to know why.

Which Hammock Greens at Pelican Sound Rules Decide Whether a Home Works for You?

Five rules decide whether a Hammock Greens at Pelican Sound flat works for you: leases need 30 days or more and association approval, unaccompanied houseguests are limited to six registrations a year, pet limits sit in each condominium's documents, the community is not age-restricted, and nightly rentals are not allowed under the club's rules.

Leasing

The club's 2026 Fact Sheet allows leases of 30 days or more with neighborhood association approval, a lessee and primary occupant at least 25, no pets for lessees except service animals, and an application filed 20 business days ahead. The club's lease application fee is $260. The condominium documents may set a longer minimum, so ask Cambridge Management.

Houseguests

Hammock Greens carries the community's standard allowance: six unaccompanied houseguest registrations a year, each valid for up to two weeks, at $100 plus tax per registration, registered five business days before arrival. Guests who visit with you are added to your gate guest list.

Pets

The pet rules for owners are set by the four Hammock Greens condominium documents, which are not published, and the four may differ. Ask Cambridge Management for the pet rule of your condominium in writing before you go under contract. Assistance animals are handled under federal fair housing rules.

Not a 55-Plus Community

Pelican Sound is not age-restricted. The club's family membership includes dependent children 24 and under, and the 25-year minimum applies only to the person who signs a lease and the primary occupant.

Short-Term Rentals

A stay shorter than 30 days is below the club's published minimum, so nightly and weekly rentals are not allowed under the club's rules.

What Is Daily Life Like at Hammock Greens at Pelican Sound?

Daily life at Hammock Greens at Pelican Sound runs through Pelican Sound's staffed gates and the club at 4569 Pelican Sound Boulevard: golf, racquet sports, pools, the river and the Lovers Key shuttle, with Coconut Point, a 24-hour emergency department and I-75 a short drive away. Building questions go to Cambridge Management.

The Club Week

Members book tee times 10 days ahead, and guest golf is restricted in the January to March season until after 12:30 p.m., per the 2026 Fact Sheet. Tennis guest play is restricted November through April until after noon. Boat storage is $625 a year plus tax and kayak storage $155.

Internet, Television and Services

The club's Q and A lists cable TV and fiber-optic internet for every home inside the annual assessment. Every Hammock Greens building has carports; how spaces are assigned, and trash and mail arrangements, are set by each condominium.

Schools

The Village of Estero lists Pinewoods Elementary, Three Oaks Middle School and Estero High School for Estero. Lee County assigns by choice zone, so confirm options for the exact address with the district.

Is Hammock Greens at Pelican Sound the Right Place for You to Buy?

Hammock Greens at Pelican Sound is the right place to buy if you want Pelican Sound's bundled club at one of the lowest entry prices in the community, in a Zone X condominium, and you accept unpublished dues, a thin resale market and an earlier milestone cycle in the elevator buildings. The record below sets out both sides.

The Strengths

  • One of the lowest prices into Pelican Sound's club: a $357,000 12-month median and a $369,000 elevator flat in January 2026.
  • Flood Zone X at all seven buildings on FEMA's current map.
  • Six houseguest registrations a year, three times the Island Sound allowance.
  • Little competition, with no flat for sale on September 29, 2026.
  • Bundled club with no equity deposit, and fiber internet and cable inside the assessment.

The Trade-Offs

  • A high club cost relative to price: about 3.6 percent of the 12-month median a year with the CDD line.
  • Dues not published: only the estoppel states them.
  • A thin market: two MLS closings in 12 months, so a flat may take time to find and to resell.
  • The oldest four-story buildings in Pelican Sound, with milestone dates in 2028 and 2029.
  • No elevator in Hammock Greens IV, and carports instead of garages in every building.

Should I sell first or buy first?

Does selling first help my offer at Hammock Greens?

A buyer without a sale contingency writes a stronger offer, which matters when only one flat is for sale.

Yes, for 30 days or longer, with association approval, a $260 club application filed 20 business days ahead, and a lessee and primary occupant at least 25.

Are short-term rentals allowed at Hammock Greens?

No. A stay shorter than 30 days is below the club's published minimum, so nightly and weekly rentals are not allowed under the club's rules.

How many houseguest visits are allowed at Hammock Greens?

Six unaccompanied houseguest registrations a year, each valid for up to two weeks, at $100 plus tax each. Island Sound allows two.

Does Hammock Greens allow pets?

The limits are in each condominium's documents, which are not published. Ask Cambridge Management in writing before you go under contract. Lessees may not bring pets except service animals.

What flood zone is Hammock Greens in?

FEMA's current map shows Zone X, the 0.2 percent annual chance flood hazard, outside the special flood hazard area, at all seven buildings, as queried on October 7, 2026 at Lee County address points. Check the exact building before you buy.

Do I need flood insurance at Hammock Greens?

A federally backed mortgage does not require it in Zone X, but a lender may, and it is available. Ask for the association's master flood coverage, if any.

What evacuation zone is Hammock Greens in?

Lee County's layer returns Zone A at the Hammock Greens buildings we tested, the first zone ordered to leave for storm surge. It is a separate map from FEMA's flood map.

Did Hammock Greens flood in Hurricane Ian?

We found no Hammock Greens line items in the two Village of Estero permit reports that carry Pelican Sound's largest clusters of Ian repair permits, which are in Island Sound II. That is a search of two reports, not a statement that no flat was damaged, so ask the seller and the association.

What documents will I get before closing?

Under section 718.503 the declaration, bylaws and rules, the budget and financial statement, the frequently asked questions document and the reserve information, plus the tax, flood and estoppel disclosures.

How long do I have to cancel after signing?

Seven days, excluding Saturdays, Sundays and legal holidays, after execution once the documents are delivered, under section 718.503, unless you received them more than 7 such days before signing.

Does Hammock Greens need a milestone inspection or SIRS?

The three four-story buildings fall under both rules; their first milestone inspections are due by the end of 2028 (I) and 2029 (II, III) on the 30-year rule. Hammock Greens IV's two-story buildings are outside the three-story rules by their terms but must still budget reserves.

Can I get a mortgage on a Hammock Greens condo?

In most cases, after the lender reviews your condominium's budget, reserves, insurance and other conditions. Ask your lender to check before you offer.

How does Hammock Greens compare with Island Sound?

Hammock Greens is older, smaller and in Zone X, with six guest registrations and no listings. Island Sound is younger, in Zone AE, with two registrations and seven listings. See the decision table above.

Which schools serve Hammock Greens?

The Village of Estero lists Pinewoods Elementary, Three Oaks Middle and Estero High. Lee County assigns by choice zone, so confirm with the district.

How do buyer's agent fees work now?

Since August 17, 2024 you sign a written agreement stating the agent's compensation, which is negotiable. A seller may offer to pay it.
