Buying a home in Bella Firenze at Treviso Bay means buying one of 55 Lennar single-family pool homes on Firenze Circle and Firenze Drive inside gated Treviso Bay in Naples, with a TPC Treviso Bay golf membership attached to every lot by one recorded supplement, a Master Association estoppel, a fee stack the MLS understates and patience, because only three sold in the last year.
The full record of the neighborhood, the plat, the golf supplement, all 55 elevation certificates and the permit history, is on our Bella Firenze at Treviso Bay guide, which this buyer page sits beside, and the community around it is on our Treviso Bay community guide. This page is about the purchase: what to check, in what order, and what it costs to own. Owners on the other side of the table should read how we sell Bella Firenze at Treviso Bay homes or start with a free Bella Firenze at Treviso Bay home valuation. If you are searching for the best buyer’s agent for Bella Firenze at Treviso Bay in Naples, Florida, McGreevy and Comisar represents homebuyers across Naples, Estero, Bonita Springs, Fort Myers, Collier County and Lee County. Whether you are relocating, buying a seasonal home or moving up from a condominium, including in Treviso Bay, Lely Resort and the US 41 East corridor, our team provides honest market guidance, pre-market awareness, partner-level negotiation and a clear plan to help you buy confidently.
Bella Firenze is Lots 1 to 55 of the recorded plat of BELLA FIRENZE, Plat Book 53, Pages 68 to 70, built by Lennar in 2014 and 2015. Every home has its own pool and screen enclosure, and 54 have a spa. Treviso Bay around it is 1,431 units, all ages, gated, around the TPC Treviso Bay course, and 825 of those units carry golf membership; Bella Firenze supplies 55 of them.
Fifty homes sit on Firenze Circle, a loop around a 3.84-acre lake, from 9514 to 9642, and five on the short Firenze Drive spur, 9624 to 9640, all in ZIP 34113. The plans are Lennar’s Treviso Bay Classic Homes: one-story Napoli, Toscana, Bougainvillea II and Portofino plans of about 2,400 to 2,900 square feet, and two-story Napoli Grande and Toscana Grande plans of about 3,000 to 3,200, most with three-car garages.
Bella Firenze has no neighborhood association, no neighborhood clubhouse or satellite pool, no gate of its own beyond the Treviso Bay gatehouse, no golf frontage on any lot, and no nightly or weekly rentals. A buyer who wants a fairway out the back, a boat slip or a lock-and-leave condominium should look elsewhere in Treviso Bay, and we cover those neighborhoods too.
Bella Firenze buyers work with McGreevy and Comisar because a purchase here turns on documents a general agent rarely opens: the plat that fixes the lot and its view, the golf supplement that covers every lot, the county elevation certificate read against the 2024 map, the permit and approval record behind any addition, the Wentworth Estates CDD budget and the Master Association fee sheet. Jesse McGreevy and Marc Comisar are Top 1% Real Estate Agents Nationally Since 2008.
These are career figures across Lee and Collier County. As the leaders of Domain Realty Group, our team has closed over $2.5 billion in real estate; learn more at DomainRealtyGroup.com. If you are comparing teams, our guide to the best real estate agents in Naples sets them side by side on the public record.
Your agent should tell you which sales your offer is really competing with when the street trades three times a year, prove the golf membership from the recorded supplement, show you the full fee stack with the CDD line, read the elevation certificate against the current map with your insurance agent, and check every addition for its permit and approval. That is the job, and it is the job we do.
Marc Comisar runs the buy side in the field: tours through the Treviso Bay gate, the inspection, contractor quotes, the pool and roof questions and the walk-through. Jesse McGreevy runs the data, the documents and the Master Association and Golf Club paperwork. Reach Marc at (239) 287-5873 or Jesse at (239) 898-6072, and read more on our about McGreevy and Comisar page.
We track the Bella Firenze market for a buyer from two independent records: the Southwest Florida MLS for closings, listings, pendings and fee disclosures, and Collier County’s sales file, deed index and 2026 preliminary roll for every priced resale back to Lennar’s first deed in May 2014. Each figure on this page names its window and date, and each sale is listed rather than averaged.
Data updated: September 2026 (Southwest Florida MLS Matrix, Treviso Bay development, subdivision BELLA FIRENZE, pulled 23 Sep 2026; Collier County Property Appraiser 2026 preliminary roll and sales file; Collier County Clerk deed index)
In the last 12 months we tracked each of the three Bella Firenze closings in the MLS and matched it to its recorded Collier County deed, including the September 2026 sale recorded on September 16 at the same $2,225,000. We tracked all eight closings of the five-year pull the same way, every one of the 38 priced county resales since 2014, and all 55 of Lennar’s first sales.
Domain Realty, our brokerage, closed 658 transaction sides in Naples in the 60 months to October 5, 2026, $521.5 million in volume counted by side, per the Southwest Florida MLS pulled that day. McGreevy and Comisar are the #5 real estate team in Florida in the 2026 RealTrends rankings. A buyer needs the whole street’s record to judge a price, and the whole record is what follows.
Every Bella Firenze sale with its plan and lot, the same plans on Corso Bello and in Italia, the full fee stack, the home’s elevation certificate and permit history, and the Master Declaration’s rules, assembled before you tour, so that when the right home comes up, often without warning, you can write a clean offer inside days rather than weeks.
The Bella Firenze market is thin and softer than its 2024 peak: three MLS closings in the twelve months to September 23, 2026, at $2,050,000 to $2,250,000 and 92.9 to 96.9 percent of list, against 2024 closings of $2,525,000 to $2,675,000. On September 23, 2026 no home was active and one was pending, so a buyer here competes for whichever home comes up next.
Data updated: September 2026 (Southwest Florida MLS Matrix, Treviso Bay development, subdivision BELLA FIRENZE, closed 23 Sep 2025 to 23 Sep 2026 and 23 Sep 2021 to 23 Sep 2026, pulled 23 Sep 2026)
Closed | Address | Plan and MLS size | Backs onto | List price | Sale price | Sale-to-list | Days on market |
|---|---|---|---|---|---|---|---|
October 29, 2025 | 9555 Firenze Circle | Bougainvillea II, 2,818 sq ft | Interior lake | $2,207,700 | $2,050,000 | 92.9% | 14 |
March 25, 2026 | 9571 Firenze Circle | Napoli, 2,392 sq ft | Interior lake | $2,375,000 | $2,250,000 | 94.7% | 7 |
September 10, 2026 | 9630 Firenze Circle | Portofino-type, 2,983 sq ft | Perimeter lake | $2,295,000 | $2,225,000 | 96.9% | 47 |
Window: the 12 months to September 23, 2026. Three sales, $6,525,000 in total; too few for a median, so each is listed. Plans are our match of county building sizes to Lennar’s named homesites.
Nothing, as of September 23, 2026: the MLS showed no active Bella Firenze listing and one pending, a Toscana-plan home backing onto the preserve, listed at $2,250,000 and under contract after five days. That pace is typical. Four of the last eight Bella Firenze sales went under contract within a week, so a buyer who has done the homework before a home lists has the advantage.
The three latest sellers accepted $70,000 to $157,700 below their final list prices. That is room to negotiate, but it is room created by list prices above the last comparable sale, not by motivated sellers. A home priced at the latest closing tends to move within days; a home priced at the 2024 record gives you room and time.
The eight five-year closings ran from $2,050,000 to $2,675,000: two in May 2022 at or above list within two days, three in 2024 at $2,525,000 to $2,675,000, and the three above. Before May 2022, 30 priced resales from 2014 to 2021 closed at $725,000 to $1,199,900. The street re-rated once, in the spring of 2022, and has stayed above $2 million since.
Twenty-four of the 55 homes have never resold, and the county record averages about three priced resales a year since 2014, with none at all in 2023. If you want a specific plan on a specific kind of lot, expect to wait, and set up alerts on Corso Bello as well, because it is the only other Lennar single-family street in Treviso Bay with golf on every lot.
Bella Firenze homes cost from about $2,050,000 to $2,675,000 on the five-year record, and plan, stories, lot and condition decide where a home falls. The one-story Napoli, Toscana and Bougainvillea II are the common plans; the two-story Grandes and the expanded homes sit at the top. Lennar sold all 55 from $590,500 to $981,000 in 2014 and 2015.
Data updated: September 2026 (Lennar archived plan pages, 2012 to 2016; Collier County Property Appraiser 2026 preliminary roll and building file; Southwest Florida MLS Matrix, pulled 23 Sep 2026)
Plan | Lennar size | Stories | Bedrooms and baths | Garage | Homes by our match | Five-year MLS sales |
|---|---|---|---|---|---|---|
Napoli | 2,394 sq ft | 1 | 3 plus den, 2.5 | 3-car courtyard | 15 | $2,250,000 |
Toscana | 2,553 sq ft | 1 | 4, 3 | 3-car | 13 | $2,370,500, $2,525,000, $2,675,000 |
Bougainvillea II | 2,799 sq ft | 1 | 3 plus study, 3 | 2-car on the 2014 listing, oversized 3-car on the 2016 page | 13 | $2,590,000, $2,050,000 |
Napoli Grande | 3,025 sq ft | 2, bonus room and bath upstairs | 3 plus den, 2.5, plus bonus | 3-car courtyard | 6 | $2,600,000 |
Toscana Grande | 3,161 sq ft | 2 | 4, 3.5 | 3-car | 2 | none |
Portofino | 2,926 sq ft | 1 | 4, 3 | 3-car | 2 | $2,225,000, Portofino-type |
Four homes match no footprint and are larger or expanded. Plan counts are our match of county building sizes to seven homesites Lennar named by address in 2014; treat them as an informed reading.
Twenty-two lots back onto district preserve, 21 onto the 3.84-acre lake inside the circle, 9 onto two smaller perimeter lakes and 3 are corner or common-tract lots. No lot touches the golf course; the nearest course parcel is 409 to 893 meters from the lots. The county values lake lots above preserve lots on the same plan, while the recent preserve sales closed higher. Choose the view you want; the market has not settled which is worth more.
Lennar’s brochure sizes are air-conditioned living area. The county’s base area runs slightly larger, and its adjusted area, which weights the garage, lanai and entry, runs to 2,997 to 3,741 for the same plans. MLS listings use whichever figure the agent entered, so ask for the plan name and compare like with like before you trust a price per foot.
The 2026 preliminary roll values the 55 homes at a median of $1,403,785, from $1,242,985 to $2,042,754, down a median 17.3 percent from 2025, almost all of it in the land line. That median is 62 to 68 percent of the three latest sale prices. It is a tax figure, not a price, and your own bill will be reset from what you pay.
Lennar’s 55 first sales had a median of $768,700. Thirty resales from 2014 to 2021 closed between $725,000 and $1,199,900; every resale since May 2022 has closed between $2,050,000 and $2,675,000. The homes resold since 2022 closed 155.8 to 236.6 percent above their own Lennar prices.
With no active listing on September 23, 2026 and homes going under contract within days, the buyers who get the next Bella Firenze home are the ones who are ready before it lists. Call Marc Comisar at (239) 287-5873 or read how we represent buyers in Southwest Florida. If you own a home to sell first, start with a free home valuation or call Jesse at (239) 898-6072.
Buying a home in Bella Firenze takes nine steps: match your budget to a plan and a lot, price the full fee stack, write the offer, confirm the lot and the golf documents, order the Master Association estoppel, file the resale application, inspect with the permit and flood record in hand, bind homeowner’s and flood insurance, and close with the gate and member set-up.
Decide which plans and lot types fit how you will live: one story or two, preserve or lake, three-car garage or larger. At $2 million and up, a buyer who knows the plan and the lot can move within days when a home lists, which is how most recent sales have happened.
Budget $20,533.08 a year in community and district charges before property tax and insurance: the $7,420 Master assessment, $5,350 Golf assessment, $3,401 lawn line, $750 dining minimum and $3,612.08 in CDD assessments on the tax bill. Add homeowner’s and flood insurance and a tax bill reset to your price.
We price the offer from the latest same-plan and same-lot sales, write inspection, appraisal and insurance periods that fit a jumbo or cash purchase, and put the community charges and the estoppel cost where they belong in the contract.
Check that the lot number on the seller’s deed is between 1 and 55 of Plat Book 53, Page 68, and read the recorded golf supplement at Book 4949, Page 3423. Those two documents fix the golf membership and what the lot backs onto.
There is no neighborhood association, so one estoppel from the Treviso Bay Master Association covers the community charges: $299 on a 10-business-day turnaround, or $418 rushed, under the 2026 fee sheet. Ask that it show the Golf Club charges.
The Master Association’s resale application carries a $50 fee under the 2026 fee sheet. There is no right of first refusal and no neighborhood board approval; the application sets up your gate access, amenity cards and membership.
Inspect the roof, air conditioning, pool and cage, water heater and openings on a 2014 or 2015 house, with the county’s permit history and the elevation certificate in hand. For an expanded home, check the final permit, the architectural approval and any post-construction certificate.
Get homeowner’s and flood quotes inside the inspection period. Fifty-two homes are in Zone AE, so a federally backed loan requires flood insurance on them, and a Citizens policy now requires flood coverage too. A wind mitigation report on the state form can lower the wind premium.
At closing you pay the capital contributions and fees, and the Master Association sets up your account, gate credentials and amenity access; the Golf Club sets up your membership. In Collier County the buyer customarily chooses the closing agent and pays for the owner’s title policy.
The golf membership comes with every Bella Firenze lot by recorded document: Lennar’s Supplemental Declaration at Official Records Book 4949, Page 3423, recorded July 30, 2013, submits “Lots 1 through 55, Bella Firenze” to the Treviso Bay Golf Club Declaration. You become a mandatory member at closing, pay $5,350 a year and pay a $7,500 Golf Club capital contribution.
Data updated: September 2026 (recorded Golf Club Declaration and Bella Firenze supplement; Treviso Bay Master Association 2026 Annual Fee Sheet, revised 11 May 2026; Treviso Bay FAQ, 2025)
Instrument | Recorded | What it does |
|---|---|---|
Golf Club Declaration, Book 4774, Page 2841 | March 15, 2012 | Makes membership mandatory for any lot submitted to it |
Bella Firenze supplement, Book 4949, Page 3423 | July 30, 2013 | Submits Lots 1 through 55, while Lennar owned every lot |
Golf Club amendment, Book 4961, Page 2348 | September 3, 2013 | Adds the club’s lien rights |
Amended and restated Golf Club declaration, Book 5582, Page 3518 | December 19, 2018 | Lists the Bella Firenze supplement in its Exhibit A |
The Golf Club’s party index and the plat’s 389-instrument legal index contain no withdrawal, correction or later supplement touching Bella Firenze.
A membership here is a right to play and a bill to pay, not a view. No Bella Firenze lot touches the course, and the nearest course parcel is a median of 604 meters from the lots. If you want a fairway behind the house you need a different Treviso Bay street; if you want the membership with a preserve or lake view and no stray golf balls, you are in the right place.
Across Treviso Bay’s single-family streets golf was usually joined lot by lot, and some lots never joined. In Bella Firenze Lennar submitted all 55 lots at once, more than nine months before the first home sold. The Treviso Bay FAQ states that 825 properties are bundled with golf membership and that no additional golf memberships are available, so a lot with golf is the only way into the club.
The Golf Club’s 2026 charge is $5,350 a year, $3,850 in dues, $1,400 in reserves and $100 in capital, plus the $750 food and beverage minimum at the clubhouse. At closing you pay the Golf Club’s $7,500 capital contribution. MLS fee fields show the golf line rising from $3,758 on 2022 listings to $5,350 in 2026, as entered by listing agents.
Under the Golf Club Declaration the membership runs with the lot, so it passes with title and cannot be bought or sold separately. Treat any listing remark about “transferable” or “deeded” golf as marketing language, and rely on the recorded supplement and the estoppel instead.
A tenant uses the clubhouse, Club Rilassare and the pools only if you transfer the social membership, which the 2026 fee sheet prices from $400 for one month to $850 for a year, and the golf privileges transfer for another $250. While the membership is transferred, you use the facilities only as a guest.
TPC Treviso Bay is an Arthur Hills design in the TPC network, managed by Troon Privé. The clubhouse at 9800 Treviso Bay Boulevard is about half a mile from the median Bella Firenze lot, and Club Rilassare, the sports and spa campus at 9323 Treviso Bay Boulevard, about 0.8 miles.
You will pay $20,533.08 a year to own in Bella Firenze in 2026, about $1,711 a month, before property tax, insurance and utilities: $7,420 to the Master Association, $5,350 to the Golf Club, $3,401 for the lawn line, the $750 dining minimum and $3,612.08 to the Wentworth Estates CDD on the county tax bill. There are no neighborhood dues, because there is no neighborhood association.
Data updated: September 2026 (Treviso Bay Master Association 2026 Annual Fee Sheet, revised 11 May 2026; Wentworth Estates CDD FY2027 adopted budget, 14 May 2026; CDD parcel assessment roll, September 2018; Southwest Florida MLS fee fields)
The Master assessment is $7,420 in 2026: $5,523 for maintenance, $885 for the bulk cable and internet contract, $812 for reserves and $200 for the capital reserve. It covers the gate, the roads and common areas, the amenities and the architectural and rules enforcement that govern your home.
The Golf assessment is $5,350, $3,850 in dues, $1,400 in reserves and $100 in capital, and every membership carries a $750 annual food and beverage minimum at the clubhouse under the 2026 fee sheet.
The Master Association bills Bella Firenze’s lawn care as its own line, $3,401 in 2026, up from $3,097 in 2024 and $3,302 in 2025. The fee sheet does not publish what the lawn contract covers, so ask whether shrubs, trees and irrigation repairs are included before you assume they are.
The Wentworth Estates CDD levies $1,499.21 for operations and maintenance and $2,112.87 for debt service on every Bella Firenze lot for fiscal 2027, collected with your county property tax. The district’s 2018 parcel roll classes all 55 lots as 75-foot lots, and its Series 2021 refunding bonds mature on May 1, 2037, so the debt line should end after roughly 11 more installments from fiscal 2027. That is our arithmetic; the district manager quotes the exact payoff.
Annual charge | Paid to | 2026 amount |
|---|---|---|
Master assessment | Treviso Bay Property Owners Master Association | $7,420.00 |
Golf assessment | Treviso Bay Golf Club | $5,350.00 |
Bella Firenze lawn line | Master Association | $3,401.00 |
District operations and maintenance | Wentworth Estates CDD, on the tax bill | $1,499.21 |
District debt service | Wentworth Estates CDD, on the tax bill | $2,112.87 |
Food and beverage minimum | Golf Club dining | $750.00 |
Total | $20,533.08 |
Bella Firenze MLS listings report “total recurring fees” of $16,171, which is exactly the Master, Golf and lawn lines, or $16,921 with the dining minimum. Neither includes the $3,612.08 on the tax bill. Five of the nine MLS fee records we checked also left the lawn line out. Budget from the fee sheet and the district budget, not the listing.
Read the recorded plat and golf supplement first, then the 2021 Master Declaration and the February 2025 Master Rules, then the Master Association estoppel with the Golf Club charges, then the county elevation certificate and the permit history for the home. There is no condominium document package and no neighborhood declaration, so those are the whole file.
The plat of BELLA FIRENZE, Plat Book 53, Pages 68 to 70, shows your lot and what it backs onto. The supplement at Book 4949, Page 3423 names Lots 1 through 55. Together they answer the two questions that matter most on this street before you spend money on an inspection.
The Second Amended and Restated Declaration for Treviso Bay, Book 5934, Page 2738, recorded April 26, 2021, is the rulebook: leasing in Section 5.3, guests in 5.2, architectural control in 5.9 to 5.13, pets in 5.14, vehicles in 5.15 and the capital contributions in Article 9. The February 2025 Master Rules add golf-cart storage, construction hours, traffic cameras and the annual roof-cleaning inspection.
The Master Association’s estoppel states what is owed on the home and should show the Golf Club charges. Read it for any unpaid balance, any pending assessment and the exact closing charges before the inspection period ends.
Section 720.401 of the Florida Statutes requires a homeowners association disclosure summary before a contract is signed and does not apply to associations regulated under Chapter 718. A Bella Firenze home is not a condominium, and the Treviso Bay Master Association is a Chapter 720 homeowners association. Your closing agent or attorney confirms how the section applies to your purchase and when you should receive the summary; this is information, not legal advice. The seller also owes you the CDD disclosure under Section 190.048 and a written flood disclosure under Section 689.302.
Everything above can be read inside a normal inspection period if it is requested on day one. We request the estoppel, the elevation certificate and the permit history the day the contract is signed, so you decide on documents rather than on a deadline.
Collier County’s permit files show 115 permits on 41 of the 55 Bella Firenze homes from January 2020 to August 2026, with $4.12 million in declared value, no roof permit on any home, 31 mechanical permits, 16 shutter and impact-opening permits on 14 homes and seven additions. Florida’s milestone inspections and reserve studies do not apply, because both reach only condominium and cooperative buildings.
Data updated: September 2026 (Collier County monthly issued-permit reports, January 2020 to August 2026, 78 files; Collier County Clerk notices of commencement; Florida Statutes 553.899 and 718.112)
Permit type | Count, January 2020 to August 2026 |
|---|---|
Mechanical, mostly air-conditioning replacements | 31 |
Electrical, including generators and solar | 18, plus revisions |
Gas | 16 |
Shutters, doors and windows | 16 on 14 homes |
Building additions | 7 |
Building alterations and remodels | 6 |
Roof | 0 |
The county does not publish June 2021 or December 2023, and its April 2024 file duplicates March, so those months are gaps. Unpermitted work never appears.
As far as the county record shows, the roofs are the original 2014 and 2015 Lennar concrete tile, 11 to 12 years old in 2026, and the Clerk’s index shows one roofing notice at a single lot in 2021. Insurers ask about roof age on every purchase, and the Master’s annual roof inspection checks appearance, not condition, so your inspector’s roof report and a wind mitigation report matter.
Seven homes took addition permits from 2021 to 2026: 9517, 9590, 9533, 9620, 9552, 9534 and 9638 Firenze Circle, with declared values from $111,000 to $805,951. Two, 9533 and 9620, added a second story and carry 2024 elevation certificates. For any expanded home, ask for the final permit, the architectural approval and, where required, the post-construction elevation certificate; five of the seven have no new certificate in the county index yet.
Section 553.899 sets milestone inspections for condominium and cooperative buildings of three or more habitable stories, and Section 718.112 requires reserve studies of condominium associations. A Bella Firenze home is neither. Reserves at the Master and Golf level, $812 and $1,400 a year in 2026, cover common property; the house itself is yours to maintain.
The county publishes monthly issued-permit reports and an elevation certificate index, and the Clerk’s official records hold notices of commencement back to 2014. We pull all three for the home you are buying and hand you the list with your inspection report.
Check the home’s zone on the FEMA map effective February 8, 2024 and its county elevation certificate, then get homeowner’s and flood quotes inside the inspection period. Fifty homes are in Zone AE at 8 feet, two in AE at 7 feet and three in Zone X, and every surveyed first floor, 8.14 to 9.39 feet NAVD88, is at or above today’s base flood elevation.
Data updated: September 2026 (FEMA National Flood Hazard Layer, panel 12021C0603J effective 8 Feb 2024; FEMA preliminary panel 12021C0603K; Collier County elevation certificates for all 55 homes; Collier County 2026 Flood Protection Newsletter; Citizens Property Insurance)
Against today’s map, the 50 AE-8 homes clear the base flood elevation by 0.31 to 1.39 feet and the two AE-7 homes, 9514 and 9518 Firenze Circle, by 1.14 and 1.51 feet. Fifteen homes are at 9.0 feet or higher. The thinnest margins are 9608 at 0.31 feet, 9571 at 0.37 and 9542 at 0.40. On the same county certificates, Pavia Court has 8 of 11 first floors below the 8-foot line, Lipari 21 of 27 and Corso Bello 13.
Fifty-three of the 55 certificates were certified against the 2012 map, when the base flood elevation here was 6 feet, and Lennar’s first floors cleared it by 2.14 to 3.39 feet. The 2024 map raised the line to 8 feet on 50 homes and 7 feet on 2. Always compare the first floor with the current map, not the base-flood box printed on an older certificate.
On the 52 homes in Zone AE, a federally backed lender must require flood insurance. On 9634, 9638 and 9642 Firenze Circle, in Zone X, the federal requirement does not apply to the house, although part of each lot is in AE and the lender’s own determination decides. FEMA’s preliminary 2025 panel keeps every Bella Firenze home in the same zone, and no letter of map change has ever been issued on the street.
There is no association master policy and no shared building. You insure the whole house, the pool cage and everything inside with a homeowner’s policy that includes wind, plus a separate flood policy; the Master Association insures its own common areas. Collier County’s Class 5 standing in FEMA’s Community Rating System gives a 25 percent discount on National Flood Insurance Program premiums countywide.
Citizens Property Insurance now requires its personal residential policyholders to carry flood insurance, immediately in a Special Flood Hazard Area and on a phase-in for everyone else reaching all policies on January 1, 2027. A wind mitigation inspection on the state form credits roof-deck attachment, secondary water resistance and opening protection, and 14 Bella Firenze homes have filed shutter or impact-opening permits since 2020.
The county’s 2026 Flood Protection Newsletter sets new or replacement machinery at one foot above the base flood elevation, 9.0 feet on an AE-8 lot, and 42 of the 50 AE-8 homes have an original equipment pad below that, so a condenser replacement may need a raised stand. Ten garage slabs sit at 7.84 to 7.99 feet without flood openings, which is a rating question for your flood agent.
Every home was standing for Irma, Ian, Idalia, Helene and Milton, and the county files from 2020 to August 2026 show no permit described as storm, flood or damage repair on any of them. The nearest surveyed Ian high-water marks were 6.38 and 6.39 feet at the Henderson Creek boat ramp, 2.8 miles away. Every home is in hurricane Evacuation Zone A, and the nearest general shelter on the county’s list is Lely High School, 3.1 to 3.6 miles by road.
Your Bella Firenze property tax will be set by what you pay, not by the seller’s bill: the county reassesses at market value as of the January after a sale, and a seller’s homestead cap does not transfer. On the 2026 preliminary roll the median ad valorem figure across the 55 homes is $13,083.73, and the $3,612.08 district line appears on the same bill.
Data updated: September 2026 (Collier County Property Appraiser value history, 2021 to 2025 certified and 2026 preliminary; Florida Department of Revenue exemption rules; Wentworth Estates CDD FY2027 adopted budget)
Thirty-two of the 55 homes carry a homestead exemption, which caps the yearly rise in assessed value for the owner who holds it. The cap ends at the sale. The 2026 preliminary median value, $1,403,785, is 62 to 68 percent of the three latest sale prices, so a purchase at $2 million or more will reset the assessment well above what most sellers pay on.
Tax year | Median county value | Median land value |
|---|---|---|
2021 | $847,508 | $182,498 |
2022 | $1,115,090 | $362,245 |
2023 | $1,455,331 | $684,981 |
2024 | $1,490,654 | $841,579 |
2025 | $1,712,597 | $914,760 |
2026 preliminary | $1,403,785 | $633,929 |
The 2026 drop, a median 17.3 percent, came almost entirely in the land line and ran across Treviso Bay’s single-family streets. A preliminary value can change before the roll is certified.
If Bella Firenze will be your permanent residence, file for the homestead exemption with the Property Appraiser after closing. It reduces the taxable value and starts your own cap on future increases from your first assessed value.
The Wentworth Estates CDD’s $1,499.21 operations line and $2,112.87 debt line appear on your county tax bill alongside the county’s solid-waste assessment. Budget for the whole bill, not the ad valorem figure alone, and ask us for an estimate built on your price and the current millage.
The rules that decide whether a Bella Firenze home works for you all come from the 2021 restated Master Declaration and the February 2025 Master Rules, because no neighborhood declaration sits on top of them: three dogs or cats of any weight, 30-day minimum leases capped at four a year, architectural approval for exterior changes, garaged golf carts and boats, and guest registration.
Section 5.14 of the Master Declaration, Book 5934, Pages 2757 to 2758, allows up to three cats or dogs in total with no weight limit, bans pit bulls, pit bull mixes and other recognized aggressive breeds regardless of size, allows aquarium fish and two indoor birds, requires a leash of no more than six feet in the common areas, and keeps pets off the golf course. Any summary quoting a 30-pound limit is reading the superseded 2012 text.
Under Section 5.3, a home may be leased for at least 30 consecutive days, no more than four times in any 12-month period, with at least 30 days between one lease’s start and the next. Each lease goes to the Master Association at least 15 days before it starts, with $100 per adult applicant and a possible deposit of up to one month’s rent, and only the tenant, a spouse and their unmarried children may live in the home.
Cars park in the garage or on the driveway. Section 5.15 keeps commercial vehicles, boats, trailers and recreational vehicles out of sight in a garage, and the Master Rules require golf carts to be garaged. Most Bella Firenze plans have three-car garages, so the rule rarely bites, but a buyer with a boat should plan for it.
Sections 5.9 to 5.13 put shutters, window film, fences, landscaping, driveways and irrigation under the Master’s architectural review, require irrigation from the non-potable line, and bar private wells and artificial turf. The architectural design standards sit behind the owner portal; ask for them before you plan a pool rebuild, a cage, a generator or an addition.
Section 5.2 asks owners to register guests with the association in advance, allows two guests per bedroom, and caps overnight occupants at six when the owner is not in residence. A string of paying guests is a lease under the rules.
Bella Firenze and all of Treviso Bay are open to every age; the Master Declaration carries no housing-for-older-persons designation. Using a home as a public lodging establishment counts as a prohibited business use under the Master Declaration.
Bella Firenze and Ponziane, the 34 Corso Bello Drive homes, are Treviso Bay’s two Lennar single-family neighborhoods where every lot carries recorded golf. Buy Bella Firenze for a lower recent price, one-story plans under 3,000 square feet, preserve or lake views and a first floor above the flood line on every lot; buy Ponziane for newer, larger homes on bigger lots.

Choose Bella Firenze if you want recorded golf at the lower recent price, a one-story Lennar plan under 3,000 square feet, a preserve or lake view, no second covenant, and a street where no surveyed first floor sits below today’s flood line; there are also more homes to wait on, 55 against 34. Choose Ponziane at Treviso Bay if you want the newest Lennar single-family product in Treviso Bay and more house and lot, and you are comfortable reading a thinner or negative flood margin on some certificates.
Every Ponziane sale of the last twelve months, from $2,500,000 up, closed above every Bella Firenze sale of the period, but Bella Firenze’s 2024 closings, $2,525,000 to $2,675,000, sat inside Ponziane’s band. If your budget runs from $2.0 million to $2.9 million, watch both streets: between them they are the core of Treviso Bay’s golf-bundled Lennar single-family market.
If you want a smaller home, or a lower price than either golf street, look at the Piacere Way and Pavia Court homes in our Pavia at Treviso Bay guide, which trade from about $1.3 million; if you want more house, The Peninsula’s estate homes trade above $3 million. On Treviso Bay’s other single-family streets golf was joined lot by lot and some lots never joined, so check each lot’s status on the recorded documents.
McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008, find you the right Bella Firenze home by matching your budget and habits to a plan and a lot type before anything lists, watching Bella Firenze and Corso Bello together, working the pre-market and off-market conversations a 55-home street makes possible, and touring with the plat, the permit history and the elevation certificate in hand.
A one-story Napoli on the interior lake and a two-story Napoli Grande on the preserve are different purchases at different prices. We start with how you will live, one level or two, guests or grandchildren, pool and lanai orientation, and turn that into a short list of lots and plans, so the right home is obvious when it appears.
We set alerts on Bella Firenze and Corso Bello together, because a buyer who wants recorded golf on a Lennar single-family lot has only those two streets to choose from, and together they produced eight MLS sales in the last twelve months.
With three sales a year and homes going under contract within days, some Bella Firenze sales begin as conversations before a listing is public. We keep those conversations going for our buyers and tell you when a home may be coming, so you can see it early.
Every showing is pre-authorized at the Treviso Bay gatehouse at 9050 Treviso Bay Boulevard. On the tour we bring the plat, so you see the lot line, who owns the lake or preserve behind it and what sits next door, and we note the roof, pool equipment, cage and air-conditioning pad heights the certificate reports.
Call Marc Comisar at (239) 287-5873 or read how we represent buyers in Southwest Florida, and we will set up alerts for Bella Firenze and Corso Bello with the plans and lot types you care about, so a new listing reaches you the day it goes live.
As Top 1% Real Estate Agents Nationally Since 2008, we negotiate for a Bella Firenze buyer from the recorded sales rather than the list price, protect you through a jumbo appraisal that has few comparables to lean on, turn the roof, air-conditioning and pool findings into credits or repairs, use the flood certificate and insurance quotes as evidence, and keep your deposit protected by the contract dates.
We set the offer against the latest same-plan and same-lot sales: the Napoli at $2,250,000, the Bougainvillea II at $2,050,000 and the Portofino-type home at $2,225,000 in the last twelve months, and the 2024 Toscanas at $2,525,000 and $2,675,000 before them. A list price well above the latest comparable is where the recent 92.9 to 96.9 percent sale-to-list ratios came from.
At this price most buyers use jumbo financing or cash. A lender’s appraiser has eight five-year Bella Firenze sales to work with and may reach to Corso Bello or Italia. We give the appraiser the sale list, the plan match and the permits, and we write the appraisal terms so a short appraisal becomes a renegotiation rather than a lost deposit.
On a 2014 or 2015 house, the roof, the air conditioning, the pool pump and heater and the water heater may all be original. The county shows no roof permit on any Bella Firenze home since 2020 and 31 mechanical permits, mostly air-conditioning replacements. We price the remaining life of each original system into the inspection response.
Every first floor clears today’s base flood elevation, which usually helps the quote; where the margin is thin, or an equipment pad sits low, the quote shows it. We get your homeowner’s and flood quotes inside the inspection period so the numbers, not the fears, drive the negotiation.
We write the inspection, appraisal, financing and insurance periods to fit the documents you need to read, order the estoppel the day the contract is signed, and track every date, so your deposit is never at risk because a document arrived late.
A Bella Firenze resale buyer pays $15,799 in known community charges at closing under the 2026 fee sheet: a $7,500 Master Association capital contribution, a $7,500 Golf Club capital contribution, a $50 resale application, a $250 Rookery Bay Environmental Grant fee, a $299 estoppel and a $200 set-up fee. Title insurance, lender charges, insurance and prepaid items come on top.
Data updated: September 2026 (Treviso Bay Master Association 2026 Annual Fee Sheet, revised 11 May 2026; 2021 Master Declaration, Article 9; Florida Administrative Code Rule 69O-186.003)
Charge | Paid to | Amount |
|---|---|---|
Master capital contribution | Master Association | $7,500 |
Golf Club capital contribution | Treviso Bay Golf Club | $7,500 |
Resale application | Master Association | $50 |
Rookery Bay Environmental Grant fee | Master Association, for the Rookery Bay reserve | $250 |
Estoppel certificate, 10 business days | Master Association | $299 ($418 rushed) |
Post-closing set-up | Master Association | $200 |
Total | $15,799 |
The capital contributions and the Rookery Bay fee rest on the 2021 Master Declaration, Sections 9.10, 9.11 and 9.13; the boards set the amounts. The MLS “transfer fee” field on Bella Firenze listings has shown $250, $4,000, $7,500 and $15,000 over five years, none of them a Bella Firenze fee; use the fee sheet.
Section 9.12 of the Master Declaration exempts certain transfers from the capital contribution, among them transfers to a spouse or children, into an owner’s trust or entity, between co-owners and to an institutional lender. Buying through your own LLC is still a purchase; the exemption covers an existing owner’s estate planning.
In Collier County the buyer customarily chooses the closing agent and pays for the owner’s title policy, the reverse of the Lee County custom. Florida’s title premiums are set by rule, so the premium on a given price is the same from any agent; the service is what differs.
Bella Firenze homes are fee-simple single-family houses, so there is no condominium project approval to clear. At this price most buyers use jumbo financing or pay cash. A lender will require flood insurance on the 52 homes in Zone AE and will order its own flood determination and appraisal.
Expect to prepay a year of homeowner’s and flood premiums at closing on a financed purchase, plus the lender’s escrow cushion for property tax, and prorations for the Master, lawn and Golf charges from the estoppel.
By custom the seller pays the Florida documentary stamp tax on the deed at $0.70 per $100, $15,575 on a $2,225,000 sale, and any unpaid assessments shown on the estoppel. The contract decides, and in a thin market any of it can be negotiated.
Buyer’s agent compensation in Bella Firenze in 2026 follows the NAR settlement rules in force since August 17, 2024: you sign a written agreement with your agent before touring, offers of compensation cannot be advertised in the MLS, and every commission is negotiable and not set by law.
Before we tour a Bella Firenze home with you, we sign a short written buyer agreement that states what we will do and how we are paid, and we walk through it line by line.
A seller may offer to contribute toward your agent’s compensation, you may ask for it in your offer, or you may pay it yourself. We tell you plainly which approach fits the home and the seller before you write.
Every Bella Firenze sale matched to its plan and lot, the golf proof from the recorded supplement, the full fee stack with the CDD line, the elevation certificate read against the current map, the permit and approval history, an inspection priced system by system, and a closing that lands on time.
Life in Bella Firenze runs around your own pool and a quiet loop with no through traffic, about half a mile from the TPC Treviso Bay clubhouse, 0.8 miles from Club Rilassare and 0.9 miles from the main gate on US 41 East. The zoned public schools are Manatee Elementary and Manatee Middle, both graded A, and Lely High, graded B.
Data updated: September 2026 (Collier County Public Schools 2025-26 and 2026-27 attendance zone files and 2025-2026 School and District Grades; Collier County GIS)
Measured from the center of each lot, the median Bella Firenze home is 812 meters from the clubhouse at 9800 Treviso Bay Boulevard, 1,272 meters from Club Rilassare at 9323 Treviso Bay Boulevard and 1,483 meters from the gatehouse at 9050 Treviso Bay Boulevard. The Firenze Drive homes are closest to the clubhouse; 9640 Firenze Drive is 608 meters away.
Level | School | 2025-26 grade | Drive from Bella Firenze |
|---|---|---|---|
Elementary | Manatee Elementary School | A | 6.15 to 6.60 miles |
Middle | Manatee Middle School | A | 6.11 to 6.56 miles |
High | Lely High School | B | 3.12 to 3.57 miles |
All 55 homes return the same three schools in the district’s zone files for 2025-26 and 2026-27. Zoning sets the default school; the district’s magnet and choice programs are open by application.
The district owns the preserves behind 22 lots, of about 17.5 and 21.3 acres, and the three lakes. The 12.24-acre remainder of the old future-development tract Bella Firenze was carved from is still vacant, owned by the Master Association, with no application on it in the county’s project records. Buyers of the nearest lots should ask the association what, if anything, is planned.
Electricity comes from Florida Power and Light, water and sewer from Collier County, irrigation from the non-potable line, and cable and internet from the Master Association’s bulk contract. Garbage is collected Monday and Thursday, and recycling, yard waste and bulk items Monday. The ZIP code is 34113, and every visitor is pre-authorized at the gatehouse.

A Bella Firenze specialist matters when you buy because the price turns on plan, lot and the latest two or three sales rather than on size, the golf membership lives in a recorded supplement rather than a listing remark, the true carrying cost includes a CDD line the MLS omits, and each home’s flood margin and addition record sit in county files a general agent rarely opens.

A general agent may price a Bella Firenze home off the Treviso Bay median, budget from the MLS fee total without the CDD line, confuse the street with the Peninsula’s “Firenze” model or with Firenze Way and Firenze Lane elsewhere in Naples, read an elevation certificate against the 2012 map, or miss that an addition has no approval letter. Each one costs a buyer money or a closing date.
For the rest of the community, our Treviso Bay guide covers every neighborhood, our Treviso Bay home valuation page prices every product in it, our Peninsula at Treviso Bay guide covers the estate homes, and our Naples guide covers the city around it.
These are the questions buyers ask most about Bella Firenze at Treviso Bay, answered from the recorded plat and golf documents, the 2021 Master Declaration, the Master Association’s fee sheet, the Wentworth Estates CDD budget, Collier County’s records, FEMA’s map and the Southwest Florida MLS, each with its window and source.
Fifty-five Lennar single-family pool homes on Lots 1 to 55 of the plat of BELLA FIRENZE, Plat Book 53, Pages 68 to 70, on Firenze Circle and Firenze Drive inside gated Treviso Bay in Naples, ZIP 34113, built in 2014 and 2015.
The last three MLS closings were $2,050,000, $2,250,000 and $2,225,000, and the five-year record runs from $2,050,000 to $2,675,000. Every resale since May 2022 has closed above $2 million.
On September 23, 2026 none was active and one was pending, a Toscana-plan home on the preserve listed at $2,250,000 and under contract after five days. Ask us for alerts, because homes here often go under contract within a week.
About three. The county record holds 38 priced resales from 2014 to September 2026, and 24 of the 55 homes have never resold.
Lennar’s Napoli, Toscana, Bougainvillea II and Portofino one-story plans and the two-story Napoli Grande and Toscana Grande, from about 2,394 to 3,161 square feet, matched from county building sizes.
Yes. Eleven homes carry a second floor on their elevation certificates: nine built that way and two, 9533 and 9620 Firenze Circle, raised in 2022 to 2024.
Yes. The county records a pool and a screen enclosure on all 55 homes and a spa on 54.
From 0.16 to 0.41 acres, with a median of 0.29 acres. The largest is 9640 Firenze Drive and the smallest 9638 Firenze Circle.
Yes. The recorded supplement at Book 4949, Page 3423 submits Lots 1 through 55 to the Treviso Bay Golf Club, so every home carries a mandatory membership: $5,350 a year and a $7,500 capital contribution at purchase.
No. Membership runs with every lot under the Golf Club Declaration and cannot be separated from title.
No. The nearest course parcel is 409 to 893 meters from the lots. Homes back onto district preserve, the interior lake or a perimeter lake.
There is no neighborhood association. The Master assessment is $7,420 and the Bella Firenze lawn line $3,401 in 2026, with the Golf assessment of $5,350 and a $750 dining minimum on top.
$20,533.08 in 2026 before property tax, insurance and utilities, including $3,612.08 in Wentworth Estates CDD assessments on the tax bill.
The MLS field adds only the Master, Golf and lawn lines, $16,171. The $3,612.08 district line is billed on the county tax bill, so listing agents leave it out.
Yes. The Wentworth Estates CDD levies $1,499.21 for operations and $2,112.87 for debt service on every lot for fiscal 2027. The debt line is tied to Series 2021 bonds that mature in 2037.
$15,799 in known community charges under the 2026 fee sheet, including $7,500 each to the Master Association and the Golf Club, plus title, lender, insurance and prepaid items.
There is no right of first refusal and no neighborhood board. You file the Master Association’s $50 resale application, and the association issues the estoppel and sets up your access.
Most homes are: 50 in Zone AE at 8 feet and 2 in AE at 7 feet on the February 2024 map, and 9634, 9638 and 9642 Firenze Circle in Zone X. Every surveyed first floor is at or above today’s base flood elevation.
On the 52 homes in Zone AE, a federally backed lender requires it, and a Citizens homeowner’s policy now requires flood coverage as well. On the Zone X homes the lender’s determination decides.
No public record of storm damage specific to Firenze Circle or Firenze Drive was found, and the county files show no storm or flood repair permit since 2020. No high-water mark was surveyed on the street, so we do not claim it stayed dry.
As far as the county record shows, yes: no roof permit on any home from January 2020 to August 2026. The concrete-tile roofs are 11 to 12 years old in 2026; get a roof inspection and a wind mitigation report.
Some do. Lennar’s 2014 Bella Firenze listings did not name impact windows, and 14 homes have filed shutter or impact-opening permits since 2020. Ask each seller what protection the home has.
No. Both apply only to condominium and cooperative buildings, and a Bella Firenze home is a detached single-family house.
Yes, for at least 30 consecutive days, no more than four times in any 12 months, with the lease submitted to the Master Association 15 days ahead and $100 per adult applicant.
Up to three cats or dogs in total with no weight limit under Section 5.14 of the Master Declaration; pit bulls and other recognized aggressive breeds are banned, and pets are not allowed on the golf course.
No. Treviso Bay is open to all ages, and neither the Master Declaration nor any neighborhood document carries a housing-for-older-persons designation.
With the Master Association’s architectural approval first, then county permits. Seven homes took addition permits from 2021 to 2026; large projects may trigger the county’s substantial-improvement flood rule.
Only inside the garage. Section 5.15 keeps boats, trailers and recreational vehicles out of sight in a garage, and the Master Rules require golf carts to be garaged.
Yes. Buying through your own entity is still a purchase, so the capital contributions apply; the Master Declaration’s exemptions cover an existing owner’s transfers, not a buyer’s.
Your bill will be set by your purchase price, not the seller’s, because a homestead cap does not transfer. The median 2026 preliminary ad valorem figure across the 55 homes is $13,083.73, before the $3,612.08 district line.
Manatee Elementary and Manatee Middle, both graded A, and Lely High, graded B, for every Bella Firenze address in the 2025-26 and 2026-27 zone files.
By Collier County custom the buyer usually chooses the closing agent and pays the owner’s title policy. The contract controls.
Yes. Since August 17, 2024, buyers sign a written agreement with their agent before touring, and every commission is negotiable.
Ponziane’s 34 Corso Bello homes are newer, larger and on bigger lots and sold from $2,500,000 to $2,865,000 in the last twelve months; Bella Firenze sold from $2,050,000 to $2,250,000, has no second covenant and has no first floor below today’s flood line.
No. The Peninsula’s “Firenze” was an Imperial Homes model on Montiano Drive. Every Bella Firenze home was built by Lennar. Firenze Way in Tuscany Reserve and Firenze Lane in VeronaWalk are also unrelated.
Decide on the plans and lot types that fit you, price the full fee stack, get pre-approved for a jumbo loan or confirm funds, and set up alerts for Bella Firenze and Corso Bello. Call Marc Comisar at (239) 287-5873 or Jesse McGreevy at (239) 898-6072.

McGreevy and Comisar represent buyers across Southwest Florida from an office in Bonita Springs, and Bella Firenze at Treviso Bay sits inside the Naples golf-community market they work every week. The first conversation costs nothing, and on a street where the right home may go under contract within days of listing, being ready before it appears is worth more than any negotiation later.
