Vivid Shores Is Preparing Its Next Homesite Release: What Buyers Should Know

Pulte is preparing to release its next phase of homesites at Vivid Shores in Bonita Springs, across both the Sapphire and Aqua Series, with South, Southwest, West, and East facing lake homesites. Pulte reports 62 homes sold since the community opened in February 2026. No release date has been announced, and that is the part worth acting on.

I got the note on August 1, 2026 from Randall Tyler Meek, the Pulte sales consultant at Vivid Shores, along with a current homesite map and a flyer on the one quick move-in home in the community. Everything below that is Pulte's is labeled as Pulte's. Everything that is my read is labeled as mine. That distinction matters more than usual here, because a builder's sales count and a builder's release timing are the two things buyers most often see repeated online as though they were public record.

What Pulte actually said

Three claims, in the builder's own framing:

  • 62 homes sold since the community opened a few months ago.
  • A next phase of homesites is being prepared for release in both the Sapphire and Aqua Series, described as some of the most sought-after waterfront opportunities in the community so far.
  • Premium exposures in that release include South, Southwest, West, and East facing homesites, with lake views across the range.

What Pulte did not say, and what nobody can tell you right now: when. There is no announced date, no phase name, and no published homesite list. I checked Pulte's own public website for Vivid Shores the same day and it carries no phase language, no release announcement, and no interest list. The release is moving through the sales consultant and the agent channel first, which is the normal sequence and also the reason waiting for a public announcement is a losing strategy.

Take the 62 for what it is

That figure is Pulte's internal count, given to agents, and I am publishing it attributed rather than as something I measured. New-construction builder contracts frequently never appear in the Southwest Florida MLS at all, so our multiple listing service will neither confirm nor contradict it. Any page that presents a builder's sales number as verified market data is telling you something it does not actually know.

Here is what the number is genuinely useful for. Vivid Shores opened in February 2026. Sixty-two sales over roughly six months is about ten a month, at price points that start in the mid $700,000s and run past $1.8 million. For a brand-new Bonita Springs community that is a healthy absorption pace, and it is the stated reason a next phase is being prepared at all. Directionally it tells you demand is real. It does not tell you what any individual home traded for, and I would not let anyone use it to pressure you.

Exposure is the decision, and almost nobody explains it

Of everything in that email, the exposure list is the part I would actually spend a buyer's attention on. I have lived in Southwest Florida since 2003 and sold here since 2004, and lot orientation is the variable that quietly determines whether people use the back of their house or avoid it.

On a lake, the four exposures Pulte named do genuinely different things:

  • West and Southwest. The sunset lands directly over the water off your lanai. This is the shot everybody pictures, it is what most buyers say they want before they tour, and it carries the highest premium as a direct result. The trade is real: afternoon sun and glare on the lanai through the summer. It is entirely manageable with lanai depth, screen selection, and shade, but it needs to be a design decision made up front rather than something discovered in July.
  • South. The most consistent light across the full year without taking the whole afternoon heat load. In practice this is the exposure that produces the largest number of days a pool and lanai are comfortable, which is why full-time residents often end up here after touring the western lots.
  • East. Morning sun on the water, shade on the lanai by mid-afternoon. This is the quiet favorite of anyone who swims early or has coffee out back, and it usually costs meaningfully less than the equivalent western lot. If your budget is doing real work, this is where the value is.

None of that appears on a floor plan, a price sheet, or a builder website. It is the kind of thing a buyer either learns from someone with no stake in which lot you pick, or learns after closing.

The lot is the bigger financial decision, not the house

The homesite map Pulte circulates to agents prints a premium on each individual lot. On the map dated August 1, 2026, those premiums run from roughly $70,000 at the low end to $739,000 at the top, with most of the community clustering between $100,000 and $325,000.

Sit with that spread for a second. The gap between an ordinary interior homesite and the best water lot at Vivid Shores is wider than the gap between two completely different Pulte floor plans. Neither builder publishes a premium schedule on its website, and premiums move as the best lots sell, so I am giving you the range rather than a figure against any specific numbered homesite, which would be stale by autumn and misleading to whoever reads it then.

The practical consequence: at this community, choose the lot first and the house second. Most buyers do it the other way around, fall for a plan, and then discover the lot that suits it is either gone or carries a premium they never budgeted. The one quick move-in home, and what it teaches

As of August 1, 2026 there is exactly one Pulte quick move-in home at Vivid Shores. It is the Brixton Grande on homesite 9, at 13106 Tidal View Terrace, priced at $1,456,999, with estimated completion between September and October 2026. It is 3,334 square feet, four bedrooms plus a flex room, four and a half baths, two-car garage. Pulte is advertising $20,000 toward closing costs when the buyer finances through Pulte Mortgage. Pricing is subject to change without notice, which is Pulte's own language and worth repeating.

Now the part that is useful even if you never look at that house. The Brixton Grande's published base price is $924,990. This one is $1,456,999. The roughly $532,000 difference is the homesite premium plus the finished options, and this home carries a custom pool and spa, an extended lanai, a zero-corner slider, a built-in kitchen configuration, a pool bath, plank flooring, and an outdoor kitchen pre-plumb.

That gap is the single most instructive number I can give you about Vivid Shores, because it is what a to-be-built home here actually costs once it is a finished house on a real lot instead of a base price on a brochure. When you are budgeting for the coming release, budget against that number, not against the advertised starting price.

Two things that changed on the builders' side this month

While verifying the above I checked both builders' current published information, and two things have moved since I last updated our Vivid Shores community page on July 1.

First, Pulte has added two floor plans. The Sapphire Series now carries nine plans rather than seven, with the Madeira Grande at $1,127,990 for 4,033 square feet and the Sanibel at $1,128,990 for 4,346 square feet, both with three-car garages. Pulte now publishes thirteen floor plans at Vivid Shores in total. A few prices ticked up too: the Sapphire Series now starts at $883,990 rather than $875,990, and the Aventura Grande moved to $1,098,990.

Second, on the STOCK Luxury Homes side, the designer-decorated models are now open and tourable: the Madison II by Pizzazz Interiors, the Sterling IV by Clive Daniel, the Margo IV by Boutique Interiors, and the Gardenia II by Soco Interiors. If you have been waiting to walk the higher-end product before deciding between the two builders, you can now do it in person.

Two new plans and three price changes in thirty-one days is a useful reminder about new construction generally: anything you read about a community that is more than a month old should be treated as a starting point rather than current fact. That includes this post, which is why we date everything and why we keep the community page current rather than letting it sit.

One honest caveat about the lake

Since I am asking you to trust the numbers above, here is one I will not vouch for. The two builders do not publish the same lake acreage. STOCK describes the main lake the amenity campus overlooks as a 117-acre lake. The homesite map Pulte circulated on August 1, 2026 labels that water "170+ Acres Boating Lake." The community developer separately describes roughly 500 acres of lakes across the whole property.

Those may be measuring different things, the single boatable lake against total water acreage. But 117 and 170 cannot both describe the same lake. Until the recorded plat or the district engineer's report settles it, treat every published lake figure for Vivid Shores, including the ones on our own community page, as marketing rather than survey. I would rather tell you that than quietly pick the bigger number.

What to do if you want a homesite in this release

Three steps, in this order.

One, get represented before you register. At Vivid Shores, as at essentially every builder community, whoever you register with on your first visit generally decides who represents you for the entire purchase. That decision is effectively permanent and most buyers make it accidentally, by walking in. The on-site sales professionals are good at their jobs, and their job is to represent Pulte or STOCK. In most builder transactions, having your own agent costs you nothing. Contact us first and we will make sure you are covered from your first step onto the property.

Two, settle your exposure and your dock question before you look at a price sheet. Those two constraints eliminate most of the inventory immediately. Not every lakefront lot at Vivid Shores can carry a private boat dock, and a dock-eligible lakefront homesite is the scarcest land in the community. It is far cheaper to narrow the list first than to fall in love with a lot that cannot do what you want.

Three, get pre-registered by name so you are on the list when the phase opens. There is no public announcement to watch for. Being on the list before the release is the entire advantage.
