If you are buying in Palmira and you want to play golf, you will almost certainly be offered a Wait List membership rather than a full one. It costs $40,000 in 2026 against $100,000 for full golf, every dollar applies toward the full membership later, and as of August 2026 the club reports 33 people ahead of you in line. Whether that is a smart buy or an expensive holding pattern comes down to three things: how much golf you plan to play in season, how long you intend to own the home, and whether the specific house you are considering already carries a transferable membership.
A Palmira Wait List membership is worth it if you are a summer or shoulder-season golfer, or if you are confident you will own the home long enough to reach the top of a 33-person list. It is a poor fit if you are a January through April golfer who wants to play more than once a week, because that is precisely what the tier restricts. And it is unnecessary if you buy a home that already carries a transferable golf membership.
Here is the full 2026 ladder from the club's own membership brochure, so you can see the Wait List tier in context rather than in isolation. All annual dues are subject to 6.5% sales tax, and capital dues include a ten-year project and debt-service component.

Add the fees that catch people out. A private cart trail fee runs $2,400 per year if you own your cart, annual cart rental is $2,800, seasonal rental January through May is $2,100, and bag storage and a locker are $150 each per year. Member cart fees are $35 per person. Guest greens fees in season run $120 including cart, dropping to $60 from May through October.
So the honest first-year number for a Wait List member who owns a cart is roughly $40,000 up front plus about $9,500 in recurring dues, capital, food minimum and trail fee before tax. The comparable full-golf figure is $100,000 up front plus about $21,250.
This is where the decision is really made, and it is the part most buyers skip past. Under the 2026 Wait List terms you get unlimited golf from May through October, unlimited play in November, December and April after 1pm, and in January through March a single day of play per week after 2pm, booked by calling the pro shop after 9:30am that morning. You also get full social access, seven-day advance tee times, the range and practice areas, Men's and Ladies Days excluding trophy events, and Nine and Dine couples events.
Read that January through March line again, because it is the whole ballgame. One round a week, after 2pm, with same-day booking, during the exact four months most seasonal owners are actually in Bonita Springs. If your mental picture of Palmira is teeing off at 9am in February, the Wait List tier does not deliver it and no amount of money accelerates the queue.
As of August 2026 the club reports 33 people waiting for a full golf membership. Golf at Palmira is capped at 375 members, so movement up the list depends entirely on attrition from that fixed roster. The club does not publish a turnover rate, and we will not invent one. What we can tell you is that 33 is a real queue rather than a formality, and any buyer being told the wait is short should ask the membership office directly for the current position and the recent rate of movement before assuming anything.
That number is also the single best argument for the tier. Every year initiation has climbed, the lock-in provision looks better, because 100% of your $40,000 applies to a full membership at whatever price it is when your name comes up. Full-golf initiation has gone from about $50,000 in 2021 to $75,000 in 2022 to $100,000 in 2026. If that trajectory continues, locking in early is a hedge, not just a queue ticket.
The single Wait List category is being replaced on January 1, 2027 by two tiers, Member in Waiting Select and Member in Waiting Plus. Select pays roughly 50% of full golf dues. Plus pays roughly 75%, requires the initiation fee paid in full, and is capped at 10 members. Both offer more in-season access than today's Wait List.

Both new tiers include Men's and Ladies Days excluding trophy events, Nine and Dines, tournament play by exception only, year-round range and practice access, Green Team and PWGA participation for ladies, and reciprocal privileges from May 1 through October 31. Neither permits group play.
The practical takeaway is that Plus roughly doubles in-season access and moves tee times an hour earlier for about half again the dues, but demands the full initiation up front and only ten people can ever hold it at once. If in-season golf is why you are buying in Palmira, Plus is the tier to ask about, and ten slots will not last.
Most buyers compare Wait List against full golf. The more useful comparison is Wait List against Social, because for a genuine summer golfer the gap is smaller than the price suggests. A Social membership at $6,000 initiation and $3,061 dues includes unlimited golf from May 1 through October 31 with a fee, four-day advance tee times, summer reciprocals, and practice facility access after 11am in summer and after 1pm in season.
If you are in Ohio or Michigan from November through April and in Bonita Springs all summer, Social gets you most of the golf you will actually play for $34,000 less up front. The Wait List tier only pays for itself if you want the queue position, the seven-day tee times, the in-season round, and the full social access, or if you expect to convert to full golf.
Buy a home that already carries a transferable golf membership. The club is explicit that new memberships are non-transferable, but that some homes and founding members hold a transferability option governed by the club by-laws. If a home carries one, the buyer can assume it at closing subject to those by-laws and a transfer contribution, skipping both the queue and the six-figure initiation entirely.
This is a per-home question, not a community fact, and it is the single largest value swing on a golf-oriented Palmira listing. It is also the question a buyer is least likely to think to ask and a listing agent is least likely to have verified. That is why a Palmira home carrying a transferable membership is a genuinely differentiated listing, and why a non-golfer can buy here without subsidizing a course.
The club has described the 2027 dues structure as a share of full golf dues and has stated that Member in Waiting Plus requires initiation paid in full. It has not published 2027 initiation figures. Confirm current numbers with the membership office before relying on any figure, including ours.
Golf membership is the most expensive decision most Palmira buyers make after the house itself, and it is the one with the least public information attached to it.
