Big things are coming to the heart of Bonita Springs. After sitting vacant for more than two decades, a city-owned site along the Imperial River is finally getting a new lease on life. Thanks to a partnership between Barron Collier Companies and Capreit, the long-anticipated Imperial 41 mixed-use development is officially underway.
Located off Old 41 Road, directly across from the beloved Wonder Gardens, Imperial 41 will bring both vibrancy and function to downtown Bonita Springs. The thoughtfully designed project will include:
120 luxury apartment homes
19,000 square feet of commercial space across two buildings
Public parks and amenities designed to encourage community interaction and outdoor enjoyment
Blending Residential, Retail, and Recreation
The south building will feature a dynamic layout with retail and commercial spaces on the ground floor and residential units above, fostering a true live-work-play environment. The site design, led by RG Architects, includes a wealth of community-friendly features:
Two public parks
Restrooms for park-goers
Bike racks to promote eco-friendly transportation
A cozy fire pit
Public parking to support both residents and visitors
A kayak dock, creating direct access to enjoy the Imperial River
Project Timeline and Management
The first phase of construction is already in motion, with work on the seawall currently underway. Vertical construction is expected to begin in Fall 2025, with full completion slated for early 2027.
Barron Collier Companies will take the lead on commercial leasing
Capreit will oversee residential property management, ensuring a seamless living experience for future residents
