What Is My Foxfire Naples Home Worth?

A Foxfire home in Naples is worth what a buyer will pay against the closed sales in its own village: the 50 Foxfire MLS closings in the twelve months to August 11, 2026 ran from $202,000 to $1,250,000 at a $432,450 median, with village medians from $262,500 in Foxmoor to $625,000 in the single-family group.

Foxfire Golf and Country Club is a gated, bundled-golf community of 931 homes between Davis Boulevard and Radio Road in Naples, ZIP 34104; our Foxfire community guide covers the whole record. This page is for owners who want an honest number. Ready to list? Our Foxfire seller guide walks through pricing, marketing and closing, and our Foxfire buyer guide shows what your buyer is reading. Why One Foxfire Number Cannot Describe Your Home

Foxfire holds ten villages, from 843 square foot Foxmoor condominiums to single-family homes of more than 4,000 square feet (2026 state parcel roll). The $432,450 community median sits between them and describes almost no actual home.

What We Use Instead of an Automated Estimate

Your village’s closed sales, your size and floor plan, your view, your updates, your building’s condition and reserves, and the current competing listings. A partner reads them, not a model.

Standard and Special-Circumstance Sales, Kept Apart

Five of the 50 closings were special-circumstance sales (MLS status S SDE). They count in totals and medians and are excluded from days-on-market and sale-to-list figures. On the 45 standard sales the median sale-to-list ratio was 96.5 percent.

Why Should McGreevy and Comisar Value Your Foxfire Home?

McGreevy and Comisar should value your Foxfire home because they are Top 1% Real Estate Agents Nationally Since 2008, the #5 real estate team in Florida in the 2026 RealTrends rankings, with over $900 million in personal sales, and because they price Foxfire village by village rather than from one community figure.

The Record Behind Every Valuation We Write

  • Top 1% Real Estate Agents Nationally Since 2008
  • 5 Star Award for Customer Satisfaction for 21 Straight Years. Only 5 out of 21k+ Licensees (Gulfshore Life Magazine)
  • #1 Team in Southwest Florida since 2012

  • McGreevy and Comisar alone have over $900 million in Sales

Who Actually Writes Your Valuation

Jesse McGreevy, in Southwest Florida real estate since 2004, or Marc Comisar, his partner since 2008, both Top 1% Real Estate Agents Nationally Since 2008. Not an algorithm and not an assistant.

Why Bundled Golf Makes the Valuation Matter More

A Foxfire buyer pays for the club through the $8,590 master charge for fiscal 2025-26 and a $15,900 transfer fee as a new member (Foxfire fee schedule). A valuation that ignores the buyer’s full cost overprices; one that explains the club’s value underprices less.

The Three Pages That Work Together for a Foxfire Seller

This valuation page, our Foxfire seller guide and our Foxfire buyer guide, all built from the same record as the Foxfire community guide.

Why Does Our Valuation Beat an Online Automated Estimate?

Our Foxfire valuation beats an automated estimate because a model averages across ten villages with a more than $1 million price spread, cannot see a golf or lake view, a floor level or a renovation, and does not know the village fee, the reserves or the FEMA letter a buyer will read.

What an Automated Model Cannot See in Foxfire

  • Which village your home is in, when MLS names group buildings

  • The view across the course or a lake

  • Interior updates since 1984 to 1997 construction

  • Your village’s fee, reserves and any assessment

  • Your FEMA letter and elevation certificate

Where a Model and a Person Disagree Most

At the top and bottom of each village: a fully renovated Fox Haven unit on the water, or an original-condition Unit 1 home off the course.

What a McGreevy and Comisar Valuation Adds

A walk-through, a village-level comparable set, a view and condition adjustment, and a plan for the season, from partners who are Top 1% Real Estate Agents Nationally Since 2008.

How Do We Value Foxfire Homes?

We value a Foxfire home in ten steps: identify the village and plat, set the floor plan and size, price the view, price the updates, check the building’s age and code, read the flood file, price the fee stack, read the village rules, check the competition, and test the number against the village’s closed sales.

Step One: Identify the Village and Plat

Your legal description names your village: Foxfire Unit 1 or Unit 3, the Foxfire villas, Foxfire Condominium I or II, Fox Hollow, Fox Haven I to IV, Foxmoor I to IV, Foxwood I to III or Fox Club.

Step Two: Set the Floor Plan and Size

VillageLiving area, median (range), sq ft
Foxfire Unit 12,538 (2,020 to 4,314)
Foxfire Unit 31,877 (1,684 to 2,492)
Foxfire villas1,379 (1,349 to 1,496)
Foxfire Condominium I and II1,295 (1,295 to 1,509)
Fox Hollow1,295 (850 to 1,518)
Fox Haven I to IV1,068 (1,067 to 1,182)
Foxmoor I to IV1,051 (843 to 1,051)
Foxwood I to III1,106 (1,065 to 1,193)
Fox Club1,193 (924 to 1,343)

Source: Florida Department of Revenue 2026 statewide parcel roll (Florida DOR statewide cadastral). Median sold price per square foot (MLS living area) by village: Foxfire $410, Foxfire Villas $365, Fox Hollow $319, Fox Club $317, Fox Haven $276, Foxwood $264 and Foxmoor $237 (Southwest Florida MLS).

Step Three: Price the View

Course and lake frontage is the largest single adjustment. We compare with sales of the same exposure.

Step Four: Price the Updates

Kitchens, baths, flooring, impact windows and a newer roof separate the top of each village from the bottom.

Step Five: Build Year and Storm Hardening

Condominiums date from 1984 to 1987 and single-family homes from 1984 to 1997, before the 2002 Florida Building Code. A wind mitigation report shows the credits your home earns (Florida OIR wind mitigation resources).

Thinking of Selling in Foxfire Before Season?

Request a Foxfire home valuation now so we can price against the latest village sales. Call Jesse direct at (239) 898-6072. Buyers can Call Marc at (239) 287-5873.

What Records Do We Read Before We Price a Foxfire Home?

Before we price a Foxfire home we read the FEMA map and any FEMA letter for your building, your elevation certificate, the master fee schedule, your village’s budget, reserves and rules, and the leasing limits that shape investor demand, because each one changes what a buyer will pay.

Step Six: Read the Flood Letter and the Elevation Certificate

Every Foxfire address we tested is Zone X shaded on maps effective February 8, 2024, and FEMA has issued 42 letters for Foxfire lots and buildings (FEMA LOMC layer). The county holds 30 Foxfire elevation certificates (Collier County elevation certificates).

Step Seven: Price the Fee Stack Your Buyer Inherits

Master charge $8,590 a year (fiscal 2025-26), transfer fee $15,900 for a new member, the village fee for attached homes, and property tax at 10.6058 mills on millage code 0156 (Florida DOR). No CDD.

Step Eight: Read the Governance File

The master association owns the club; your village association, if any, controls your building’s insurance, reserves and approvals (Sunbiz N01142).

Step Nine: Read the Leasing and Pet Rules

A 30-day minimum lease applies everywhere; Fox Haven of Foxfire IV allows no more than four leases a year and bars tenant pets; Foxmoor I bars pets in leased units. Investor demand varies by village accordingly.

Step Ten: Test the Number Against the Village’s Closings

Finally we test the price against the village’s closed sales and the active competition: 15 Foxfire listings on October 22, 2026, 3.6 months of supply.

What Are Foxfire Homes Worth, Village by Village?

Foxfire homes in the last twelve months were worth about $202,000 to $330,000 in Foxmoor, $277,000 to $325,000 in Foxwood, $304,000 to $400,000 in Fox Haven, $342,500 to $550,000 in Fox Hollow, $492,500 to $575,000 in the villas and $475,000 to $1,250,000 in the single-family group, by Southwest Florida MLS closings.

Foxfire Unit 1 and Unit 3 Single-Family Homes

The MLS FOXFIRE group’s 15 sales had a $625,000 median; three closed above $1 million: $1,250,000, $1,150,000 and $1,017,500.

The Foxfire Villas

Five sales, $492,500 to $575,000, $512,500 median.

Fox Hollow

Nine sales, $342,500 to $550,000, $415,000 median; Fox Hollow’s larger plans, up to 1,518 square feet, lead the condominiums.

Fox Haven of Foxfire I to IV

Seven sales, $304,000 to $400,000, $325,000 median.

Foxwood of Foxfire I to III

Six sales, $277,000 to $325,000, $300,000 median.

Foxmoor of Foxfire I to IV

Six sales, $202,000 to $330,000, $262,500 median.

Fox Club

Two sales, $402,000 and $449,900, too few to read as a rate.

Foxfire Condominium I and II

The MLS groups some of these sales under the FOXFIRE name, so we price them from their own unit sales and from similar-size condominiums.

What Have Foxfire Homes Sold For Recently?

In the twelve months to August 11, 2026, Foxfire homes sold for $202,000 to $1,250,000, with 8 closings under $300,000, 13 from $300,000 to $399,999, 11 from $400,000 to $499,999, 15 from $500,000 to $749,999 and 3 at $1 million or more, by Southwest Florida MLS closings.

What the Sales Tell a Seller

In the last 12 months we tracked more Foxfire closings from April to June than in any other quarter. Spring is when most Foxfire homes close, and the village sets the band. Price inside your band, adjusted for view and condition.

How Long Do Foxfire Homes Take to Sell, and How Close to Asking?

Foxfire homes sold at a median 26 days on market and a 96.5 percent median sale-to-list ratio, both measured on the 45 standard sales with special-circumstance sales excluded (Southwest Florida MLS).

What the Speed Numbers Mean for Pricing

A home priced inside its village band sells in the normal season window; one priced off the community median waits.

How Do Foxfire Values Compare With Nearby Naples Communities?

Foxfire values compare favorably for a buyer who wants bundled golf near downtown: Foxfire’s annual master charge was $8,590 for fiscal 2025-26 against $12,674 to $15,148 in 2025 at Naples Lakes Country Club, the other association-owned bundled club in east Naples, whose homes are newer.

What the Comparison Means for a Foxfire Seller

A lower annual cost is a selling point you can quantify for a buyer comparing the two clubs.

How Does the Club Affect Your Foxfire Home Value?

The club supports every Foxfire value: the association owns the 27-hole course and clubhouse, owners pay no green fees, and the 2024 improvements to irrigation, fairways, fitness, the pool and the Grille Room are already paid for, so a buyer gets a reinvested club without an equity purchase.

What the 2024 Improvements Mean for Your Price

New irrigation, re-grassed fairways, a new fitness center, a Halfway House, a revitalized pool and patio, an updated Grille Room, enhanced tennis and new bocce courts (Foxfire, Our Story).

Who Pays for the Club

Every owner, through the master charge’s maintenance and two capital funds.

What Does It Cost to Sell a Foxfire Home, and What Will Your Buyer Price In?

Selling a Foxfire home typically costs the listing commission, deed stamps at $0.70 per $100 ($3,027.50 on the $432,450 median), estoppel certificates and prorations; your buyer prices in the $15,900 transfer fee, the $8,590 master charge, the village fee, insurance and tax. In Collier County the buyer customarily pays the owner’s title policy.

What a Collier County Seller Customarily Pays

The listing commission, deed documentary stamps, estoppel certificates, any payoff and recording fees, and prorated taxes and assessments; the contract controls.

What Your Buyer Will Carry Every Year

The master charge, the village fee for attached homes, property tax at 10.6058 mills before exemptions, and insurance.

Insurance and Flood Coverage a Buyer Will Quote

Wind is the larger cost on a 1980s home; flood cover in Zone X is optional. Collier County’s CRS Class 5 gives eligible flood policies a 25 percent discount (FEMA CRS).

Frequently Asked Questions: Seller Edition

The FOXFIRE group’s 15 sales had a $625,000 median, from $475,000 to $1,250,000.

Does a golf view add value?

Yes; it is the largest single adjustment in most Foxfire valuations.

Do updates add value?

Yes, when they match what buyers in your village pay for.

Does the transfer fee lower my value?

Buyers include the $15,900 fee in their total cost, so it affects what they will pay.

Does the master charge affect value?

Buyers compare total annual cost; Foxfire’s $8,590 for fiscal 2025-26 is the same for every home.

Does my village fee affect value?

Yes; a lower fee or strong reserves can support a higher price.

Does a special assessment affect value?

Yes; buyers price it in. Disclose it and decide whether to pay or credit it.

Does my FEMA letter add value?

It documents your building above the old flood elevation, which reassures buyers and insurers.

Does my flood zone affect value?

Every sampled Foxfire address is Zone X shaded on the 2024 maps; check your own address.

Do schools affect Foxfire values?

All three zoned schools are graded A for 2025-26, which supports family demand.

Does the drive to downtown add value?

Foxfire is 8.8 free-flow minutes from Fifth Avenue South (OSRM, October 2026), which buyers who work or shop downtown value.

How are Foxfire values changing?

The 12 closings dated in 2025 had a $487,500 median and the 38 dated in 2026 a $401,000 median; the product mix differs, so read that as mix, not a trend (our arithmetic on Southwest Florida MLS rows).

When should I get a valuation?

Before you decide to list, and again before season if you wait.

Can I get a valuation without listing?

Yes. Confidential conversations welcome.

Who pays the owner’s title policy when I sell?

In Collier County the buyer customarily pays it; the contract controls.
