What Does It Take to Buy a Home in Foxfire?

Buying a home in Foxfire, Naples takes choosing a village and price band first, budgeting for the full cost of bundled golf, an $8,590 master charge for fiscal 2025-26 and a $15,900 transfer fee as a new member, reading the village association’s documents and approval process, and checking the FEMA zone and building age for the specific home.

Foxfire Golf and Country Club is a gated, bundled-golf community of 931 homes and 27 Arthur Hills holes between Davis Boulevard and Radio Road in Naples, ZIP 34104; our Foxfire community guide covers every village and document. This page is for buyers. Call Marc at (239) 287-5873 for a personal Foxfire tour, and read how we represent buyers in Naples. For the citywide process, see our guide to buying a home in Naples. The Four Decisions That Shape a Foxfire Purchase

  • Village and product: single-family (Unit 1 or Unit 3), villa, or one of seven condominium groups.

  • Budget: the price plus the transfer fee, the master charge, the village fee, insurance and tax.

  • Rules: if you plan to lease or bring a pet, the village declaration decides.

  • The building: age, roof, windows, reserves and any inspection reports.

Who Foxfire Suits

Golfers who want a full club without an equity purchase, seasonal owners who value a 30-day minimum lease and no restaurant minimum, and families or downsizers who want A-rated zoned schools and a short drive to downtown.

What We Do Before You Tour

As Top 1% Real Estate Agents Nationally Since 2008, we prepare before the first showing. We pull every active listing and the last year’s closings in the villages you are considering, the village fee and rules for each, the FEMA zone and any FEMA letter, and the building’s age and inspection status, so a tour compares homes, not guesses.

Key Takeaways for a Foxfire Buyer

A Foxfire buyer gets bundled golf, a central Naples location and a wide price range, and takes on 1980s construction, a second association for attached homes and a mandatory club cost. These eight points come from the club, the county, FEMA and the Southwest Florida MLS.

  • 931 homes in ten villages, 227 single-family and 704 attached (Foxfire, Our Story).

  • Market: we tracked 50 closings at a $432,450 median, $202,000 to $1,250,000 (Southwest Florida MLS, Aug 11, 2025 to Aug 11, 2026).

  • Bundled golf: mandatory membership, no green fees for owners, carts from $16.25 (Foxfire fee schedule).

  • Year-one club cost: $8,590 master charge plus a $15,900 transfer fee for a new member (fiscal 2025-26).

  • No master approval; village associations may require one.

  • Flood: Zone X shaded at every sampled address on maps effective February 8, 2024 (FEMA National Flood Hazard Layer).

  • Schools: Shadowlawn Elementary, East Naples Middle and Naples High, all graded A for 2025-26.

  • Title custom: in Collier County the buyer customarily pays the owner’s title policy; the contract controls.

Condominium, Villa or Single-Family: Which Foxfire Home Should You Buy?

Which Foxfire home to buy depends on how you will use it: a condominium gives the lowest entry and the least upkeep but adds a village fee and stricter lease and pet rules, a villa adds a private entry at mid-range prices, and a single-family home gives the most space and answers only to the master association.

Condominium

Lowest price and exterior maintenance handled by the association; budget the village fee and read the reserves, insurance and any inspection reports.

Villa

Attached home with its own homeowners association, between condominium and single-family in price.

Single-Family

No second association; the owner insures and maintains the whole house. Roof age and wind mitigation drive insurance.

What Should You Ask for in the First Week of a Foxfire Contract?

In the first week of a Foxfire contract, ask for the village declaration, rules, budget, reserve study and any inspection reports, the master fee schedule, the estoppel figures, the elevation certificate and any FEMA letter, a wind mitigation report and a four-point inspection, and start the village application at once.

The Document List

  • Village declaration, bylaws, rules and budget, and the documents the Condominium Act requires for a condominium resale (s. 718.503)

  • The HOA disclosure summary for the master (s. 720.401)

  • Reserve study and any milestone inspection for buildings three stories or taller (s. 553.899)

  • The flood disclosure (s. 689.302), elevation certificate and any FEMA letter

  • Wind mitigation report and four-point inspection

  • The master fee schedule (Foxfire fee schedule)

Inspections on a 1980s Home

Roof, electrical panel, plumbing supply lines, windows and air conditioning are the items insurers and inspectors focus on.

What Will It Cost to Own a Foxfire Home Each Year?

Owning a Foxfire home each year costs the $8,590 master charge for fiscal 2025-26, the village fee for any condominium or villa, property tax at 10.6058 mills before exemptions, insurance and cart fees if you golf, plus a one-time $15,900 transfer fee in the first year as a new member.

A Worked Example

A condominium at the county’s $346,340 median just value for Foxfire Condominium carries about $3,673 in tax at 10.6058 mills before exemptions; add the $8,590 master charge and the year-one total is about $12,263 plus the village fee and the $15,900 transfer fee. Arithmetic only; the tax collector’s bill governs.

What Rules Will You Live Under in Foxfire?

In Foxfire you live under the master association’s rules, a 30-day minimum lease, club access for tenants only by transfer, Architectural Review Committee approval and a fixed color chart for exterior changes, plus your village’s own declaration, which may limit leases, pets and signs.

Leasing

30 days minimum everywhere (master House Rule 3); Fox Haven IV adds board approval and a four-lease annual cap; Foxwood II’s 1986 declaration sets 30 days.

Pets

Foxwood II: one dog or cat, 30 pounds when fully mature. Foxmoor I: one small cat or dog up to 30 pounds, none in leased units. Fox Haven IV: one pet for owners, none for tenants.

Club Access for Tenants

Around Foxfire, building is small infill: the county’s Foxfire Supplemental Wells inside the gates for course irrigation, a multifamily site plan and a McDonald’s under review across Radio Road, and no funded widening of Davis Boulevard or Radio Road, both near peak-hour capacity in the county’s 2025 count.

The county awarded the $3,417,868 Foxfire Supplemental Wells contract on June 10, 2025 so the course has a separate irrigation source from the stormwater lakes (Collier CityView projects). Naples Airport is about 1.1 miles west.

Foxfire vs Naples Lakes Country Club: Which Should You Buy Into?

Foxfire and Naples Lakes Country Club are both association-owned bundled-golf clubs in east Naples; Foxfire offers lower entry prices, 27 holes, a shorter drive downtown and an $8,590 master charge, while Naples Lakes offers newer 2000s Toll Brothers homes and an 18-hole Palmer course at higher annual charges.

Is Foxfire the Right Place for You to Buy?

Foxfire is the right place to buy if you want a full golf club with no green fees at one of the lower entry prices in central Naples and are comfortable with 1980s construction; it is the wrong place if you never golf and resent a club cost, or if you need short-term rentals or a pet in a leased unit.

Choose Foxfire If

  • You golf often and want 27 holes without an equity purchase.

  • You want to be under ten minutes from downtown.

  • You want A-rated zoned schools.

Look Elsewhere If

  • You will not use the club at all.

  • You need leases under 30 days.

  • You want new construction.

How Do We Find You the Right Home in Foxfire?

We find you the right Foxfire home by narrowing to two or three villages that fit your budget and use, touring them side by side, reading each village’s fee and rules before you fall for a unit, and watching for new listings and private opportunities in those villages.

How Do We Negotiate for You in Foxfire?

We negotiate a Foxfire purchase by pricing from the village’s closed sales, using inspection and insurance findings on a 1980s home, settling who pays the $15,900 transfer fee in the offer, and protecting you with an association approval contingency that matches the village’s review period.

Price From the Village

We base the offer on the village’s closed sales, not the community median. Jesse and Marc, Top 1% Real Estate Agents Nationally Since 2008, handle every negotiation personally.

The Transfer Fee

The fee schedule sets the amount, not who pays, so it is part of the offer.

The Approval Contingency

Where the village approves buyers, we tie the closing date to its review period.
