McGreevy and Comisar, Brokered by Domain Realty

Updated September 2026 · By Jesse McGreevy and Marc Comisar, Domain Realty

Buying a home in Egret Cove at Olde Cypress means waiting for one of 18 detached golf-course homes on a single gated cul-de-sac, Olde Cove Way, inside the Olde Cypress community in North Naples, Florida 34119. Every lot backs onto the golf course, every home dates from 2000 to 2002 on the 2026 preliminary Collier County roll, and only two have sold through the Southwest Florida MLS in four years. This page is the purchase side of our Egret Cove at Olde Cypress neighborhood guide and of our wider Olde Cypress community guide: what these homes have sold for, what they cost to own, what to request before you are committed, and how we get you in front of the next one.

If you are still choosing an agent, our guide to the best real estate agents in Naples sets the city's teams side by side on the public record. If you already own on Olde Cove Way and want to sell before you buy again, start with how we sell homes in Egret Cove at Olde Cypress and a data-backed Egret Cove home valuation.

Call Marc Comisar at (239) 287-5873 or Jesse McGreevy at (239) 898-6072. We have been Top 1% Real Estate Agents Nationally Since 2008, and before you see a single house on Olde Cove Way we will show you every Egret Cove sale on the record since 2000 and what each one tells you about your offer.

What Does It Take to Buy a Home in Egret Cove at Olde Cypress, Naples?

Buying a home in Egret Cove at Olde Cypress, Naples, takes patience and preparation: 18 detached homes, two MLS closings in 48 months and none listed on September 26, 2026, so the buyer who is pre-approved, has read the documents and knows the county record is the one who gets the next home.

Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026; Collier County Property Appraiser recorded sales file dated 29 Aug 2026)

Everything below comes from recorded documents, the club's pages, the Collier County Property Appraiser, 2026 tax roll and recorded sales, the Southwest Florida MLS and FEMA; where the record stops, we name the document that holds the answer.

18 Detached Golf Homes on One Cul-de-Sac

Egret Cove at Olde Cypress is 18 single-family homes, platted as Olde Cypress Tract 9, on one street. Olde Cove Way branches off Olde Cypress Drive inside the gate and connects to nothing else, so there is no through traffic and no shared street with another neighborhood: an Olde Cove Way address is an Egret Cove address. Measured against the golf parcel on the county roll, all 18 lots touch the course, a 100 percent golf-adjacent count that only Terramar, Santa Rosa and Biscayne Place match among the nine Olde Cypress neighborhoods.

Two Associations and One Club on Every Deed

Every Egret Cove owner belongs to Egret Cove of Naples Homeowner's Association, Inc., which owns the neighborhood's road tract on the 2026 preliminary roll, and through it to the Olde Cypress Master Property Owners Association, one of nine neighborhood associations under one master. One quarterly invoice covers both layers. Social membership in The Club at Olde Cypress comes with the deed under Section 14.02 of the recorded 2019 declaration; golf is optional and bought separately.

A Chapter 720 Community, Not a Condominium

Egret Cove homes are fee simple lots governed by Chapter 720 of the Florida Statutes, the homeowners' association law. There are no condominiums behind the gate, so Chapter 718 resale rules and milestone inspections do not apply; the Section 720.401 disclosure summary and the Section 720.30851 estoppel certificate do.

Which Egret Cove Is This?

This page covers the 18 homes on Olde Cove Way inside the gated Olde Cypress community off Logan Boulevard North in Naples. It is not Egret Cove Neighborhood Association, Inc., an unrelated corporation elsewhere in Florida, and not any other Florida subdivision named Egret Cove. Nor is it Fairway Preserve at Olde Cypress, the 264-unit condominium off Immokalee Road, which carries the Olde Cypress name but sits outside the gate, has its own association and carries no club membership.

Key Takeaways for an Egret Cove Buyer

The key takeaways for an Egret Cove at Olde Cypress buyer in Naples are the product, the thin price record, the wait, the club, the flood file and the tax reset. Each figure below carries its window and count, and each is explained in the sections that follow.

  • 18 detached homes on one cul-de-sac, Olde Cove Way, all backing onto the golf course, under a Chapter 720 association, with no CDD.
  • 2 MLS closings in 48 months: $1,025,000 (March 2023) and $1,200,000 (October 2023), a small sample.
  • No closing in the last 24 months and nothing active or pending on September 26, 2026.
  • 49 qualified county sales since 2000, a $640,000 ten-year median on 11 sales, and none in 36 months.
  • Every home dates from 2000 to 2002, so roof, openings and the wind mitigation report set the insurance quote.
  • Effective 2012 flood map: 3 footprints wholly in Zone AH, 7 partly, 8 in Zone X; two FEMA letters; the preliminary 2025 map, not yet effective, shows all 18 in Zone X.
  • Owners' median 2026 preliminary tax bill is $4,952, with 16 of 18 homesteaded, so a buyer's bill will usually be higher.
  • Assigned schools: Laurel Oak Elementary, Oakridge Middle and Aubrey Rogers High.

What Is the Egret Cove at Olde Cypress Market Like for Buyers Right Now?

The Egret Cove at Olde Cypress market for buyers is a waiting market: two MLS closings in the 48 months to September 26, 2026, at $1,025,000 and $1,200,000, none in the last 24 months, and no Egret Cove home listed or pending on that date. Two sales are too few for a median, so we list both.

Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026; Collier County Property Appraiser recorded sales file dated 29 Aug 2026)

The MLS pull covered Development OLDE CYPRESS and SANTA ROSA AT OLDE CYPRESS, closed September 27, 2022 to September 26, 2026, with each sale assigned to its neighborhood by street against the county roll. No window from 12 to 48 months reaches ten Egret Cove closings, so this page lists every sale instead of leading with a median, then uses the county recorded-sales history as the long view.

Every figure is a median of per-sale ratios, not a ratio of totals. The 48-month volume was $2,225,000, and one of the two sales closed at or above its final list price.

What Is for Sale on Olde Cove Way Right Now

On September 26, 2026 the Southwest Florida MLS showed no Egret Cove home active and none pending. Olde Cypress as a whole had 5 actives and 1 pending, about 2.3 months of supply, none on Olde Cove Way. For the live Olde Cypress list, see the inventory on DomainRealtyGroup.com, our team's listings site, and ask Marc about Egret Cove owners who may sell before they list.

The Most Recent Public Sale, Walked Through

This is a public-record sale from the Southwest Florida MLS, not a McGreevy and Comisar transaction. On October 19, 2023 a three-bedroom-plus-den home of 2,966 living square feet on Olde Cove Way closed at $1,200,000, the highest Egret Cove price in the MLS window. It sold at 96.00 percent of a reduced $1,250,000 final list after 99 days. Seven months earlier a four-bedroom home of the same reported size sold at its full $1,025,000 list in 41 days. The lesson: condition and the specific fairway view moved the price $175,000 on identical square footage, so compare houses, not bedroom counts.

What 98 Percent of List Means for Your Offer

The 48-month median sold-to-list of 98.00 percent rests on two sales, so treat it as a hint. One seller got full price in six weeks; the other gave up 4 percent from a reduced list after 99 days. Across Olde Cypress the 12-month median was 97.52 percent of list on 26 closings, about $27,600 on a $1,112,500 home. An Egret Cove seller with no competing listing has more leverage than that; a seller whose home has waited has less.

How Have Egret Cove at Olde Cypress Prices Moved Since 2000?

Egret Cove at Olde Cypress prices, on the Collier County recorded-sales record, rose from a $438,750 median on the first two sales in 2000 to a single $1,025,000 sale in 2023. The county file holds 49 qualified Egret Cove sales since 2000, a $515,900 median across all 26 years, and a $640,000 median on 11 sales over the last ten years.

Years not shown (2006, 2007, 2012, 2016, 2019, 2022, 2024, 2025 and 2026 to date) have no qualified Egret Cove sale in the file. Every year is a small sample.

What the Long View Tells a Buyer

Three things. Turnover is rare: 18 sales in the build years 2000 to 2002, about 1.6 a year from 2003 to 2021, and one since. The 2021 and 2023 sales sit well above anything recorded before 2020, so the old record prices nothing today. And the 42 months since the February 2023 recording (our arithmetic) is the longest gap in the series, so expect the next seller to price from the 2023 pair and nearby detached golf homes.

Where the MLS and the County Record Disagree

The county's $1,025,000 recording of February 13, 2023 matches the $1,025,000 MLS closing of March 1, 2023 by price. The $1,200,000 MLS closing of October 2023 has no matching qualified sale in the county file, for a reason the data we hold cannot show, so the MLS pair is the better guide to recent prices.

How Does Egret Cove Compare With the Other Olde Cypress Neighborhoods?

Egret Cove at Olde Cypress ties Strada Bella as the second-smallest of the nine Olde Cypress neighborhoods, has the second-lowest median just value and the highest homestead share at 88.9 percent, and has the thinnest recent record of any detached neighborhood except Strada Bella and Biscayne Place: two MLS closings in 48 months.

The Nearest Detached Comparables

Egret Cove's two MLS sales sit between Santorini's 48-month median of $645,000 and Terramar's $1,400,000, which makes it the lowest-priced detached, fully golf-adjacent street in the gate on the recent evidence. When an Egret Cove home lists, the seller and the appraiser will reach for the nearest detached golf homes: Terramar at Olde Cypress on Terramar Drive and Terramar Court, and the Lone Pine Lane plat inside Units One, Two and Three at Olde Cypress, which the county roll values just below Egret Cove. Buyers who want the same full-golf exposure on a small street at a higher tier look at Strada Bella at Olde Cypress and Santa Rosa at Olde Cypress; buyers who want newer construction look at Lantana at Olde Cypress. Our Olde Cypress buyer guide covers all nine neighborhoods from the buyer's side.

What Does It Cost to Own an Egret Cove Home Every Year?

Owning an Egret Cove at Olde Cypress home each year costs one quarterly invoice from the Egret Cove association that includes the master share, mandatory club social dues, any golf you choose, property taxes at the 2025 rate of 9.5058 mills, a homeowners policy and any flood policy your lender requires. The association and club amounts are not published.

What the Quarterly Invoice Covers

The master association's About page says the invoice pays the neighborhood's own costs plus the owner's master share, and covers the common grounds and basic exterior landscaping of each home; for Egret Cove it also carries the Olde Cove Way road tract. Sections 8.03 and 8.04 give every lot the same master share. Ask for both budgets and reserves during your inspection period.

The Mortgage at Today's Rates

Freddie Mac's Primary Mortgage Market Survey put the 30-year fixed rate at 7.03 percent as of September 24, 2026. At that rate, a $1,112,500 home, the midpoint of the two 2023 Egret Cove sales, with 20 percent down, an $890,000 loan, carries principal and interest of about $5,939 a month (our arithmetic), before taxes, insurance, the quarterly invoice and club dues. Your lender's quote replaces this illustration, and a loan of that size is above the conforming limit, so ask your lender how jumbo pricing applies.

What Should You Know About a 2000 to 2002 Egret Cove Home Before You Buy?

A 2000 to 2002 Egret Cove at Olde Cypress home is a detached golf home of about 3,000 living square feet on a lot with a median of 0.255 acre, built before or at the start of the first statewide Florida Building Code, so its roof date, openings and permit history decide the insurance quote and much of the negotiation.

Roof, Openings and the 2002 Code

Every Egret Cove home was permitted before, or right at, the start of the first statewide Florida Building Code on March 1, 2002. Three documents decide its insurance quote: the re-roof permit, the opening-protection record and the wind mitigation report on the state's Uniform Mitigation Verification Inspection Form. The current code sets a 160 mph design wind speed here, so replacement openings generally must be impact-rated or shuttered.

Lots, the Golf Edge and What You Can Change

On the 2026 preliminary roll the median Egret Cove lot is 0.255 acre, from 0.18 to 0.61 acre. The course behind every lot is private club land, not common area: Section 14.01 of the restated declaration says the club property "is not a part of the Property." Anything at the rear lot line needs the survey and two architectural approvals. The records we hold give no reliable pool or garage count, so confirm both on the house you tour.

How Does Club Membership Work When You Buy in Egret Cove?

Club membership for an Egret Cove at Olde Cypress buyer works in two tiers: social membership is mandatory and automatic when you acquire the home, under Section 14.02 of the recorded 2019 declaration, while Full Golf and Associate Golf are optional purchases. The club is non-equity and privately owned, so you buy privileges, not a share.

Mandatory and Automatic by Covenant

"By acquisition of a Parcel, each Owner automatically becomes a social member of The Club at Olde Cypress," with dues "as promulgated by The Club ... from time to time," under Section 14.02 of the 2019 Amended and Restated Declaration.

Who Owns the Club

The club describes itself as non-equity and privately owned by the Stock family of companies, and Section 14.03 gives owners no equity, voting or ownership interest. The course land converted from a 1998 Stock family partnership into Olde Cypress Development, LLC on July 24, 2026, a change of form, not a sale. The club's equity versus non-equity explainer sums the model up as "Not subject to assessment fees; Non transferable; No ownership; Easy to resign when desired."

What Social Membership Includes

Social members use the clubhouse and dining, four clay tennis courts, two pickleball courts, three bocce courts, the fitness center and the pool; golf is available only as a golf member's guest. The clubhouse reopened in early March 2026 after a $16 million renovation funded by Stock with no member assessment, per the club's renovation page.

Adding Golf

The course behind every Egret Cove lanai is an 18-hole, par 72 P.B. Dye design built in 1999, running from 6,711 yards down to 4,132 on the club scorecard. The club offers Full Golf and Associate Golf, the latter with limited golf from November through April and unlimited golf from May through October, per its membership page; as of September 2026 both are open to residents and non-residents. Initiation and dues are not published; third-party figures online conflict widely, from roughly $45,000 to $175,000 for golf initiation, and none is club-published, so we quote none as a price. Get the current figures in writing from the membership office at (239) 596-4797 and make them part of your contract review.

What Are the Steps to Buy a Home in Egret Cove at Olde Cypress?

Buying in Egret Cove at Olde Cypress runs in nine steps: get ready before a home lists, price it against every Egret Cove sale and the nearest detached comparables, budget the carrying costs, read the documents, check the building's flood position, write the offer with the right calendar, collect the disclosure summary and estoppel, clear inspections and insurance, and close.

Step 1: Get Ready Before a Home Lists

Sign the written buyer agreement required since August 17, 2024, get a pre-approval sized to a $1,000,000-plus purchase, and set an alert for Olde Cove Way.

Step 2: Price It Against Every Egret Cove Sale

Use both 2023 MLS closings, the recorded sales and the nearest detached golf homes on Terramar Drive, Terramar Court and Lone Pine Lane, matched on view, layout and condition.

Step 3: Budget the Carrying Costs

Add the quarterly invoice, club social dues, any golf, taxes on your price and insurance for a 2000 to 2002 home.

Step 4: Read the Egret Cove and Master Documents

The Egret Cove amended documents (OR 4466 PG 1002) can add rules stricter than the master declaration's; read both before you go firm.

Step 5: Check the Building's Flood Position

Get the elevation certificate and any FEMA letter for the address, and let your lender run its determination on the building.

Step 6: Write the Offer With the Right Calendar

Size the inspection period to the documents from two associations and the club, and give the appraisal contingency room on a thin comparable set.

Step 7: Collect the Disclosure Summary and the Estoppel

The seller owes the Chapter 720 disclosure summary before you sign; the estoppel states the assessment and any transfer charge.

Step 8: Clear Inspections, Insurance and the Appraisal

Order a full inspection, a four-point and a wind mitigation report, and bind insurance early.

Step 9: Close, Record and Enroll

Close, record, file for homestead by March 1 of the next year if it is your primary residence, and enroll with the club and the gate.

Which Documents Should an Egret Cove Buyer Request?

An Egret Cove at Olde Cypress buyer should request the Chapter 720 disclosure summary before signing, the Egret Cove amended governing documents, the recorded 2019 master declaration, both budgets with reserves, the estoppel certificate, the club's written dues and golf figures, the leasing amendment, the elevation certificate and any FEMA letter, the permit history and the seller's disclosures.

The HOA Disclosure Summary Comes Before You Sign

Under Florida Statutes 720.401, a prospective parcel owner "must be presented a disclosure summary before executing the contract for sale," and on a resale the seller supplies it. If it is not delivered, you may void the contract "within 3 days after receipt of the disclosure summary or prior to closing, whichever occurs first," and that right cannot be waived. On Olde Cove Way two associations apply and the club membership is a covenant too, so a complete summary names all three obligations.

Who Owes What, From the Buyer's Side

The same transaction, seen from our Egret Cove seller page, reads identically: the seller owes the disclosure summary before contract; the master association may collect a working capital contribution at the transfer of title under Section 8.13, in a Board-set amount we could not locate publicly; and who pays it is settled in the contract. The estoppel states the figure.

The Estoppel Certificate

Under Florida Statutes 720.30851, the association's estoppel states the regular assessment, its frequency, what is paid through, any balance, whether a special assessment has been adopted, and any capital contribution or transfer fee due at closing. Because the Egret Cove invoice includes the master share, confirm the certificate covers both layers, and ask for the master association's figure separately if it does not.

What Flood Zone Is Egret Cove at Olde Cypress In?

Egret Cove at Olde Cypress sits on FEMA maps effective May 16, 2012 that place 3 of its 18 home footprints wholly in Zone AH, shallow ponding, 7 partly and 8 wholly in Zone X. Two FEMA letters remove single homes from the flood hazard area, and the March 20, 2025 preliminary map shows all 18 in Zone X but is not effective.

"Wholly" means at least 99 percent of a building footprint; "partly" means any overlap, even a lanai corner.

The Effective 2012 Map on Olde Cove Way

Neighborhood Homes Footprint wholly in Zone AH Partly Wholly in Zone X Nearest base flood elevation lines, ft NAVD88
Egret Cove 18 3 7 8 12.0
Santorini Villas 55 32 7 16 13.0 to 13.5
Terramar 55 7 31 17 11.5 to 12.5
Unit Three, Lone Pine Lane 55 29 14 12 12.5 to 13.0

Source: FEMA National Flood Hazard Layer overlaid on Collier County footprint and parcel layers, September 23, 2026. Egret Cove, with Unit One, has the largest share of homes clear of Zone AH on the effective map among the original Olde Cypress PUD neighborhoods. Every FEMA letter we read for Olde Cypress streets names the flooding source as "PONDING/OVERLAND FLOW," rainfall rather than the Gulf; there is no Zone VE or Coastal High Hazard Area.

Two FEMA Letters on Olde Cove Way

FEMA's letter-of-map-change layer records two Letters of Map Amendment for Olde Cove Way homes, each reading "Structure removed": LOMA 12-04-7634A, issued October 9, 2012, and LOMA 14-04-9458A, issued August 20, 2014, for a lot the map graphic paints wholly in Zone AH. A letter covers only the building it names; if the house you like is not one of them, the letter next door is not your answer.

The Preliminary 2025 Map Is Not Effective

FEMA issued a new preliminary countywide map for Collier County on March 20, 2025, and on FEMA's preliminary flood hazard layer all 18 Egret Cove homes fall in Zone X. Collier County opened the 90-day appeal period on August 19, 2026, with the new map targeted for summer 2027. Until then the 2012 map, and any letter, govern lending. We never describe an Egret Cove home as outside a flood zone; we describe which map and which letter apply to it.

Your Flood Checklist Before You Go Firm

Get the elevation certificate, search the address on the FEMA Flood Map Service Center for a letter, let the lender run its determination on the building, and get a flood quote even where it is not required. The seller's flood disclosure under Florida Statutes 689.302 should reach you before you sign. For any rebuild or substantial improvement, Collier County's Building Bulletin 21 sets the lowest-floor rules.

What Will It Cost to Insure an Egret Cove Home?

No public agency publishes a homeowners or windstorm premium for Egret Cove at Olde Cypress, so we will not invent one. Flood is different: FEMA data shows a median single-family NFIP cost of $1,259 a year in ZIP 34119. The wind premium on a 2000 to 2002 Egret Cove home turns on the roof age, the openings and the roof-to-wall connections.

What Zone AH Means for a Mortgage

A federally backed or regulated mortgage on a building in Zone AH requires flood insurance; in Zone X it does not, though a lender may still ask. With 10 of 18 Egret Cove footprints wholly or partly in Zone AH on the effective map and two structure-removal letters on the street, the lender's determination on your building is the answer.

Wind and the Build Era

On a home built from 2000 to 2002, the items on the wind mitigation form carry the premium: roof covering and deck attachment, roof-to-wall connections, roof shape, and opening protection. A newer roof and impact openings earn credits; ask the seller for the permits that prove both.

The CRS Discount

Unincorporated Collier County is a Community Rating System Class 5 community, worth 25 percent off NFIP premiums inside the Special Flood Hazard Area and 10 percent outside it, applied automatically, per the county's 2026 flood protection newsletter.

How Much Will Property Taxes Be After You Buy in Egret Cove?

Property taxes after you buy an Egret Cove at Olde Cypress home will be set on your purchase-year just value at the 2025 rate of 9.5058 mills plus a garbage charge, with no CDD. Your bill will usually be higher than the seller's, because 16 of the 18 homes carry homestead caps a buyer does not inherit.

What Current Egret Cove Owners Pay

On the 2026 preliminary Collier County roll the median Egret Cove tax bill is $4,952, on a median just value of $828,724 (range $712,007 to $939,170). Sixteen of the 18 homes, 88.9 percent, carry a homestead exemption, the highest share of any Olde Cypress neighborhood; three owners have a mailing address in another state and none abroad. The roll describes ownership, not people.

What Your Bill Might Look Like

As a rough illustration only, $1,112,500 of taxable value at 9.5058 mills is about $10,575 a year before any exemption (our arithmetic), more than double the current median. A buyer who files for homestead will pay less than that; a buyer who does not will not. The certified 2026 bills issue in November 2026, and preliminary figures can move before certification.

The Property Tax Disclosure

Florida law requires that a buyer of residential property receive a property tax disclosure summary at or before signing, warning that the seller's taxes are not a reliable guide, per Florida Statutes 689.261. On Olde Cove Way that warning is not boilerplate.

Homestead and Portability

If the home will be your primary residence, file for homestead by March 1 of the year after you buy. If you are leaving another Florida homestead, you may be able to transfer part of its accumulated Save Our Homes benefit, within statutory limits, by filing with the new application.

Which Rules Decide Whether an Egret Cove Home Works for You?

The rules that decide whether an Egret Cove at Olde Cypress home fits are the master leasing limits, the overnight parking ban, the two-step architectural review, the lake and golf-edge rules and the pet rules, all in the recorded 2019 declaration or its leasing amendment, plus any stricter neighborhood rules in the Egret Cove documents.

Leasing

No lease under 60 days and no more than four leasehold interests a year, whole home only, with a $100 application fee, a $1,000 refundable common area deposit and Board approval within 5 business days, or the application is deemed denied. Seasonal rental works; short-term vacation rental does not. Only two Egret Cove homes lack a homestead exemption on the 2026 preliminary roll, so leasing is rare on this street.

Parking and Golf Carts

No vehicle may be parked on Olde Cypress streets overnight, and no more than two cars in a driveway. On a cul-de-sac with no overflow parking, plan guests in season around the garage and driveway you are buying. Golf carts may use community streets under the master rules, and course carts stay on the course and cart paths (Section 9.31).

Architecture and the Golf Edge

Exterior changes need Egret Cove approval and then master approval under Article X. Walls and fences are capped at six feet unless approved, dog runs need approval, and swimming or wading in community lakes is not allowed. On a street where every rear yard faces a fairway, expect the review to look closely at anything that changes the view line.

Community Access and Open Houses

Outside public open house hours, Saturday and Sunday from noon to 5 p.m., buyers enter with an agent or the owner, or are phoned in by a homeowner, per the master association's community access procedures and its Realtors Information page. We arrange every Olde Cove Way showing with the gate in advance.

How Do We Find You the Right Egret Cove Home?

We find you the right Egret Cove at Olde Cypress home by being ready before it lists: a pre-approval, a comparable file and a documents checklist in hand, an alert on Olde Cove Way, and conversations with owners and agents. With 18 homes, 16 homesteaded and nothing listed on September 26, 2026, the next home may never reach the open market.

Pre-Market and Off-Market Access

On a street that trades about once every two years, a meaningful share of sales can start as a conversation. We track the neighborhood, talk to owners and agents, and bring you homes before they are listed when an owner is willing.

Set Up Custom Listing Alerts for Egret Cove

Weighing Other Olde Cypress Streets While You Wait

A buyer set on Olde Cypress should not wait for one street alone. The attached alternative at the entry price is Santorini Villas at Olde Cypress, and our Santorini Villas buyer guide walks that purchase through; the detached steps up are Terramar and the larger Units One, Two and Three.

How Do We Negotiate for You in Egret Cove at Olde Cypress?

We negotiate an Egret Cove at Olde Cypress purchase from the street's own recorded sales, the nearest detached comparables, the house's roof and flood documents and the costs the seller has not disclosed. With two MLS sales in 48 months, the negotiation is about evidence: whoever brings the better comparable file sets the price.

Price From the Egret Cove Record

We show you, before you offer, both 2023 MLS closings, all 11 recorded sales of the last ten years and the recent detached sales on Terramar Drive, Terramar Court and Lone Pine Lane, adjusted for view, layout and condition.

Use the Unknowns

If the seller cannot produce the club's current figures, the Egret Cove budget and reserves, the roof permit, the wind mitigation report or a flood letter, that uncertainty belongs in your price or your contingencies. We write the inspection period around getting those documents.

Inspection, Insurance and the Appraisal

A four-point and wind mitigation report on a 2000 to 2002 home, an original roof or missing impact protection are negotiable items, as credits or repairs. If the appraisal comes in short on a thin comparable set, that is a reason to renegotiate, not a surprise.

What Are Buyer Closing Costs on an Egret Cove Home?

Buyer closing costs on an Egret Cove at Olde Cypress home include, by Collier County custom, the owner's title policy and the closing agent's fees, plus lender charges, the note stamp tax at $0.35 per $100, the intangible tax at $0.002 per dollar, recording, inspections, survey, prepaids and any working capital contribution the contract assigns you.

The Two Mortgage Taxes

On an $890,000 loan, Florida's documentary stamp tax on the promissory note at $0.35 per $100 is $3,115, and the nonrecurring intangible tax at $0.002 per dollar is $1,780, per the Florida Department of Revenue. A cash buyer pays neither.

Title Insurance in Collier County

In Collier County the buyer customarily chooses the closing agent and pays the owner's title policy, the opposite of the Lee County custom; the contract controls. The premium is promulgated by the state, so it is the same at every title company, under Florida Administrative Code Rule 69O-186.003.

Association and Club Items

Florida caps a standard homeowners' association estoppel fee at $299 for a current account under Section 720.30851; who pays it is a contract term. The master working capital contribution under Section 8.13 is collected at transfer, and the contract decides who pays; the club may charge golf initiation if you join for golf.

How Does Buyer Representation Work After the NAR Settlement?

Since August 17, 2024, buyers in Egret Cove at Olde Cypress, as everywhere, sign a written agreement with their agent before touring, and that agreement states the agent's compensation, which is fully negotiable. Offers of compensation to buyer agents can no longer appear in the MLS, though a seller may still agree to pay part of it.

The Written Buyer Agreement

The agreement sets what we do for you, for how long and for what compensation, per the National Association of REALTORS guidance on written buyer agreements. Read it before the first tour, and ask us any question about it.

Who Pays the Buyer's Agent

Compensation is negotiable and not set by law. It may be paid by you, by the seller as a concession you negotiate, or by the listing brokerage where it offers to; the NAR settlement FAQ explains the rules. We tell you plainly how each approach changes your offer.

The Shared-Wall Question

The first split is structural. A Santorini villa shares a wall and a roofline with its neighbor, and its villa documents decide who maintains what; an Egret Cove home is detached, so the roof, the schedule and the insurance profile are yours alone. On Egret Cove that also means the whole roof bill is yours when a 2000 to 2002 roof comes due.

Who Should Choose Which

Choose Egret Cove for a detached home of about 3,000 square feet with a fairway behind every lot, no through traffic and lighter mapped flood exposure, and accept a far higher price, a rare resale and a 2000 to 2002 roof and openings file. Choose Santorini Villas for the lowest price into Olde Cypress and its club and a steady flow of resales, and accept a shared wall and shared roof decisions.

Is Egret Cove at Olde Cypress the Right Place for You to Buy?

Egret Cove at Olde Cypress is the right place for a buyer who wants a detached golf-course home on a quiet gated cul-de-sac in North Naples at one of Olde Cypress's lower price points, can wait for one of 18 homes to come up, and will confirm association, club and flood facts in writing rather than expect them published.

It Fits If

You want a fairway view guaranteed by the lot line, a street with no through traffic, about 3,000 square feet with a den and a club you will use at least socially, and you can move within days when the right home lists.

It Does Not Fit If

You must buy on a fixed date, want new construction or short-term rental income, or need every carrying cost published before you tour.

Why Does an Egret Cove Specialist Matter?

An Egret Cove at Olde Cypress specialist matters because the facts that decide this purchase live in documents and county records rather than a listing feed: a two-sale MLS record, a 26-year county history, a club membership that comes by covenant, costs nobody publishes, a flood map in transition and two FEMA letters that each cover one home.

What a General Agent Tends to Miss Here

Calling Egret Cove a villa enclave when the county footprints show 18 detached homes, pricing from the $515,900 all-history county median, quoting a club figure from a portal, repeating the old CDD claim, reading the preliminary flood map as effective, assuming a neighbor's FEMA letter covers your home, or treating Fairway Preserve as part of the gated community.

Should I sell my current home before I buy in Egret Cove?

On a street where a home may list once in two years, many buyers keep their current home until they are under contract here, and line up bridge financing or a quick sale plan in advance.

Can I transfer my Florida homestead benefit to an Egret Cove home?

Often yes, within statutory limits, by filing with the new homestead application; the timing around January 1 matters.

What happens to my club membership if I move within the gate?

Social membership follows the deed under the same covenant; ask the club about any golf category.

How do I price my current Egret Cove home before I buy another?
