Who are the best real estate agents in North Fort Myers, FL, on the public record in 2026?

McGreevy and Comisar of Domain Realty compared six North Fort Myers agent and team profiles, their own row included, on eight public, dated criteria, all read on October 20, 2026. On that record McGreevy and Comisar carry a RealTrends Verified figure of 241 sides and $157.57M for 2025, and their brokerage, Domain Realty, carries 259 Google reviews at 4.8.

By Jesse McGreevy and Marc Comisar, founding partners of McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008. Brokered by Domain Realty. Updated October 2026. Data date October 20, 2026. This page is the comparison companion to our North Fort Myers real estate guide.

This page is published by McGreevy and Comisar of Domain Realty; rankings reflect the criteria stated above on the data date shown.

Criteria and data date: Google Business Profile review count, Google rating, years licensed per the Florida DBPR licence record, brokerage of record per DBPR, office city per the Google Business Profile place page, team or solo, published production where RealTrends Verified published it, and the public record ids behind every cell. All read October 20, 2026. Selection rule: every real estate agent or team with a Google Business Profile whose place-page address city is North Fort Myers, FL carrying 50 or more reviews on the data date, plus any RealTrends Verified 2026 team based in North Fort Myers; when the rule produces fewer than six, the bar is lowered in stages, to 25 reviews and then to 10, and the page says so. That is what happened here. On October 15, 2026, the day the roster was drawn, no North Fort Myers-addressed profile in an agent or agency category carried 50 or more reviews, two carried 25 or more, and no RealTrends Verified 2026 team is based in North Fort Myers, so fewer than six profiles qualified at 50 and fewer than six at 25, and the floor came down to 10 reviews. At that floor the table holds five North Fort Myers profiles whose Florida DBPR record could be matched, plus the publisher's own row, which is addressed in Bonita Springs. A listing whose primary category is a marina, a mortgage broker, a mobile home park, an apartment rental agency, a housing development or a title company was set aside whatever its name suggested; seven North Fort Myers listings at 25 or more reviews were set aside on the category their search card showed. Two further North Fort Myers listings in an agency category, at 16 and 11 reviews, are not on the table because no Florida DBPR record could be matched to their names by name search, which is a limit of the name search and not a statement about either business. The roster rests on one Google local search read to its end on October 15, 2026, which returned 291 distinct listings, and every row was read again on October 20, 2026; the next section says exactly what was read.

Every cell in the table is a record, not an opinion. Names are printed as each Google Business Profile shows them, with two changes the page format requires: a comma stands where Google prints a spaced hyphen in two names, and the word and stands where Google prints an ampersand in one. Where a cell rests on a match, the cell states the basis; where a record shows no date, or a name search found no record, the cell says so. Not published means RealTrends Verified published no figure for that listing; it is not a statement about anyone's production. Nothing on this page characterises any agent or team other than McGreevy and Comisar; the table shows the public record and the reader does the reading.

How were the North Fort Myers agents on this list selected and compared?

McGreevy and Comisar selected the North Fort Myers roster by a selection rule written before the data was read, the kind used on their Fort Myers, Cape Coral, Estero, Bonita Springs, Naples and Punta Gorda pages, then compared every row on eight criteria on October 15, 2026. Every cell can be checked against a licence number or a Google listing.

Data updated: October 2026 (Google local results read October 15, 2026; Google Maps place pages, Florida DBPR licensee portal and RealTrends Verified 2026 read again October 20, 2026).

The yardstick. The selection rule is stated above the table. To apply it we read Google's local results for the search real estate agent North Fort Myers FL on October 15, 2026, to the end of Google's results: 15 pages of 20 result cards, 291 distinct listings. By the city in each card's directions link, 55 of them carried a North Fort Myers address, 102 a Fort Myers address, 86 had no street address because they are service-area listings, and the rest sat in Bonita Springs, Cape Coral, Estero, Naples, Lehigh Acres and a few other places. Of the 55 North Fort Myers listings, nine carried 25 or more reviews; seven were set aside on their card category and two, in an agent or agency category, were rostered. A second search, realtor North Fort Myers FL, was requested twice that day, at about 5:12 PM and again at 5:46 PM Eastern, and Google answered both times with its unusual-traffic page, so we stopped and did not retry; a profile that the one search did not return is not on this table. Listings addressed to Fort Myers whose place pages sit inside ZIP codes 33903 or 33917 are outside the rule, which goes by the city on the place page.

We opened the Google Maps place page of each rostered candidate and of the listings we considered for the floor, and read the primary category and the address there. We then pulled the Florida DBPR record behind every row. RealTrends Verified 2026 publishes team rankings by size class for Florida; we read every page of the small, medium, large, mega and enterprise lists, 1,790 team rows in all, and searched the city column for North Fort Myers. No team is based there.

What each criterion measures, and where it comes from.

  1. Google reviews. The count displayed on the listing's Google Business Profile on the data date. A count is a snapshot of one platform, which is why every count on this page is dated.
  2. Google rating. The star average Google displays beside the count. Google's help pages say the score is the average of all ratings published on Google for that place or business. Ratings are printed as Google shows them and are not commented on.
  3. Years licensed. The original licensure date on the Florida Department of Business and Professional Regulation record, counted in complete years to October 20, 2026. For an agency listing the corporation's own licence date is shown and labelled. One row is a team listing whose name did not match a DBPR record, and the cell says so.
  4. Brokerage of record. The employing broker or corporation shown on the DBPR record's Related License Information view. Where the name search returned no record, the cell says that and infers nothing.
  5. Office city. The city and ZIP code on the Google Business Profile place page, which is the criterion that puts a profile on the list. McGreevy and Comisar's cell names the headquarters in Bonita Springs, FL 34134 and the Fort Myers office at 8290 College Parkway, and the row is on the table as the publisher's row.
  6. Team or solo. Read from the listing's own name and category. A listing is described as it presents itself: a team, an agency or office listing, or a solo agent listing.
  7. Published production. Shown where RealTrends Verified published it for the 2025 sales year, cited to that publication. A city rank on RealTrends is a rank inside one team-size class, so every cell that prints a city rank names the class. RealTrends prints an average home price on each team profile, and the cell carries it.
  8. Public record ids. The DBPR licence numbers and the Google Maps listing id behind each row, so any cell can be checked again by anyone.

What the data date means. Every Google count, every DBPR record and every RealTrends figure in the table was read on the same day, October 20, 2026, so no row is compared on an older reading than another. Counts and ratings change, and the table is read again in full, on one day, at each refresh.

How to check any row yourself. Take a licence number from the last column and enter it on the DBPR portal under search by licence number; the record and its Related License Information view show the date and the employer the cell prints, and no account is needed. Take the Google Maps CID from the same column and open it as a Google Maps listing to see the name, the count and the rating as they stand today. They may have moved since October 15, 2026, which is the reason for dating them. For the row with a published figure, open the RealTrends Verified team profile listed in the Sources. That is three lookups for a row, and the same three work for the publisher's row.

How the table is ordered. By Google review count on the data date, highest first, because that is the criterion the selection rule and its floors use. No two rows carried the same count on October 20, 2026.

What is deliberately not on the table. No review text from any profile other than our own. No street address from a licence record. No licence status field for any row. No production figure that RealTrends has not published. No adjective about anyone.

What do Google review counts on the North Fort Myers table measure?

Google review counts on the North Fort Myers table are the number of reviews published on one Google listing on October 20, 2026, and the rating is Google's average of them. McGreevy and Comisar's profile carried 85 reviews at 4.9 that day, and Domain Realty, their brokerage, carried 259 reviews at 4.8 on its own profile.

Data updated: October 2026 (Google Maps place pages read October 20, 2026, about 10:00 AM Eastern; Google Business Profile Help read October 7, 2026).

McGreevy and Comisar hold 85 Google reviews at 4.9 on the data date, on one profile for the team, addressed at the headquarters at 24031 S Tamiami Trl #101, Bonita Springs, FL 34134. Domain Realty, the brokerage Jesse McGreevy co-founded, keeps a separate Google profile at the same address, and it carried 259 reviews at 4.8 on the same morning. The brokerage count is the brokerage's, not the team's, and it is not in the table, because the table's row is the team. On October 7, 2026 the two profiles carried 79 and 258, and on October 15, 2026 they carried 82 and 259, so the counts move, and that is why each one on this page carries a date.

Google explains the two numbers in its own help pages. On the score: "The review score is the average of all ratings published on Google for that place or business." On timing, Google says a new review can take up to two weeks to move the score. On what a review must be, Google says contributions must reflect a genuine experience, and it provides a way to flag a review that breaks its content policies.

Three things to read into a North Fort Myers count before comparing two of them. First, whose reviews it gathers: an agent, a team and a brokerage office can each hold a separate listing, and this table includes a team listing, agency and office listings and solo listings. Two rows on the table name the same brokerage of record, because an agent's listing and an office listing are separate profiles with separate counts. Second, how old the profile is: a count builds from the day a profile is created, not from the day anyone was licensed. Third, what it does not measure: a review count says nothing about how many homes anyone sold, how long anyone has been licensed, or which price tier a business works in.

Read the count next to the licence date, the brokerage and the published production, not on its own. If you want reviews you can read and not just count, the client review block further down this page quotes McGreevy and Comisar's own verified Google reviews, and no others.

How do you check a North Fort Myers agent's Florida licence, and how long have McGreevy and Comisar been licensed?

Any North Fort Myers agent's licence is checked on the Florida DBPR portal by name or by licence number. On that portal Jesse McGreevy holds Florida licence SL3101296, licensed November 4, 2004, and Marc Comisar holds Florida licence BK3060671, licensed September 25, 2003, which is 21 and 23 complete years on October 20, 2026.

Data updated: October 2026 (Florida DBPR licensee portal, records read October 20, 2026; the portal reported its data current as of October 20, 2026, 10:03 AM to 10:05 AM).

The Florida Department of Business and Professional Regulation publishes every real estate licence at myfloridalicense.com. The search form offers four routes: by name, by licence number, by city or county, and by licence type. A record shows the licence type and rank (Sales Associate, Broker Sales, Broker, or a real estate corporation), its status fields, the original licensure date and the expiry. Its Related License Information view names the employing brokerage with the date the relation began, or for a corporation its qualifying brokers.

Marc Comisar's record shows the rank Broker Sales, which is how the portal prints a broker associate. Section 475.01, Florida Statutes, defines the term: "'Broker associate' means a person who is qualified to be issued a license as a broker but who operates as a sales associate in the employ of another." Jesse McGreevy's record shows Sales Associate, which the same section defines as "a person who performs any act specified in the definition of 'broker,' but who performs such act under the direction, control, or management of another person." Both records name DomainRealty.com LLC, licence CQ1049052, as the employing brokerage: Marc Comisar since July 21, 2015 and Jesse McGreevy since July 24, 2015. The corporation itself was licensed July 10, 2015.

Two things we learned pulling the North Fort Myers records on October 15, 2026. The name search matches the registered legal name, so a nickname, a team name or a trade name can return nothing, or can return several people. A search that misses is a limit of the search, never a statement about a licensee: it is why one team on the table reads "could not be matched by name search" in its brokerage cell, and why two other North Fort Myers listings in an agency category are not on the table at all. Second, a corporation's date and a person's date are different facts, so agency rows are labelled as corporation dates. The table prints licence dates and brokerage for every row it can and prints status for none; status is read on the portal on the day it matters to you.

Licence tenure is a floor, not a ranking. A licence first issued in 2004 is twenty-one years old; the date does not show where those years were spent. Read the column next to published production, which is the one place on this page where closings appear, and they appear there because a third party published them.

What does brokerage of record mean on the North Fort Myers table, and why does it matter?

Brokerage of record on the North Fort Myers table is the employing broker or corporation named on each Florida DBPR licence record. Florida law has every sales associate work through one registered employer, and McGreevy and Comisar's brokerage of record is DomainRealty.com LLC, doing business as Domain Realty, licence CQ1049052, since July 2015.

Data updated: October 2026 (Florida DBPR licensee records and Related License Information views read October 15, 2026; sections 475.42 and 475.278, Florida Statutes, read October 7 and October 15, 2026; Florida Administrative Code Rule 61J2-10.026 as read September 7, 2026).

The statute is short on this point. Section 475.42(1)(b), Florida Statutes: "A person licensed as a sales associate may not operate as a broker or operate as a sales associate for any person not registered as her or his employer." Section 475.42(1)(d): "A sales associate may not collect any money in connection with any real estate brokerage transaction, whether as a commission, deposit, payment, rental, or otherwise, except in the name of the employer and with the express consent of the employer". So every agent on the North Fort Myers table works through one registered employer, money moves in that employer's name, and the DBPR relation view is where a reader confirms which employer it is. A corporation's licence is held through its qualifying broker or brokers.

The brokerage also explains how a team is allowed to advertise. Florida Administrative Code Rule 61J2-10.026, Team or Group Advertising, has the registered brokerage name appear in a team's advertising, which is why every mention of the team on this page reads McGreevy and Comisar, Domain Realty. Domain Realty was co-founded by Jesse McGreevy in 2015 and is the brokerage behind Domain Realty Group, the #1 real estate team in Southwest Florida since 2012.

The table prints the DBPR name of each brokerage, not the name on the sign, so a reader can see which listings answer to the same employer. Two rows on this table, an agent's listing and an office listing, answer to the same corporation, CQ1046242. The DBPR relation view also shows the date a relation began. Both McGreevy and Comisar records show Domain Realty as the employer since July 2015, the month the brokerage was licensed.

Brokerage of record is not the same thing as whose side an agent is on. Section 475.278, Florida Statutes, sets the default: "It shall be presumed that all licensees are operating as transaction brokers" unless a single agent or no brokerage relationship is established in writing. Ask any North Fort Myers agent, McGreevy and Comisar included, which relationship is on offer, and get the answer in writing before you list or tour.

What does published production mean on the North Fort Myers table, and why is RealTrends the source?

Published production on the North Fort Myers table means a closed-sides and dollar-volume figure that RealTrends Verified published for the 2025 sales year. McGreevy and Comisar's published figure is 241 sides and $157.57M at an average home price of $653.8K. A cell reading Not published means RealTrends published nothing for that listing, not that nothing was sold.

Data updated: October 2026 (RealTrends Verified 2026 program, ranking pages read October 15, 2026 and the McGreevy and Comisar team profile read again October 20, 2026, based on 2025 sales data; rankings FAQ as read September 7, 2026).

RealTrends Verified ranks agents and teams from production for the prior calendar year. Its pages read October 15, 2026 print the 2026 program, a program release date of June 5, 2026 and the words "based on data from the previous calendar year", and each team profile prints "Based On 2025 Sales Data" and a size class: small, medium, large or mega. The program is submission-based, so an agent or team that did not submit is absent, and absence is not a statement about production. RealTrends has no North Fort Myers city page; its Florida team lists hold 1,236 small teams, 309 medium, 142 large, 78 mega and 25 enterprise teams, and none of the 1,790 rows names North Fort Myers as its city. That is why no other row on this table carries a RealTrends figure.

For McGreevy and Comisar, Domain Realty, the profile prints 241 sides and $157.57M in 2025 at an average home price of $653.8K, as a large team: 1 by volume and 1 by sides among Bonita Springs large teams, 11 by volume and 5 by sides in Florida, and 129 by volume and 131 by sides nationally. That is the record behind the honor line #5 real estate team in Florida (RealTrends 2026), and it sits beside the older one, Top 1% Real Estate Agents Nationally Since 2008. A RealTrends entry is ranked in the city the team names as its base, which is why McGreevy and Comisar rank in Bonita Springs and appear on this North Fort Myers page as the publisher's row.

An MLS record would be more complete, but it is not public. A seller interviewing agents can ask each one for a closed-sales report of their own business, and McGreevy and Comisar provide theirs on request. What a page like this cannot do is publish another agent's private MLS production and call it a ranking, so it does not.

Is it better to hire a team or a solo agent in North Fort Myers?

Neither structure is better on the record in North Fort Myers. A Florida team has no licence of its own: it is individually licensed people advertising under one brokerage, and the table shows a team listing, agency and office listings and solo listings. McGreevy and Comisar operate as a team under Domain Realty, a RealTrends Verified large team.

Data updated: October 2026 (Florida Administrative Code Rule 61J2-10.026, version list read October 7, 2026, rule text as read September 7, 2026; RealTrends Verified 2026 team profile read October 15, 2026).

Rule 61J2-10.026 of the Florida Administrative Code is titled Team or Group Advertising, and its current version took effect November 1, 2021. As we read the rule on September 7, 2026, a team's advertising must carry the registered brokerage name, and the team name may not appear in larger type than the brokerage name. A team has no licence of its own, so the licence cells for a team row on the table are the licences of named people, and the brokerage column is the team's legal home.

What a team changes is coverage. A solo agent is one licence, one phone and one calendar. A team can show a home the afternoon a buyer calls from out of state, keep a listing's marketing running while the lead agent is at a closing, and keep a file moving while a flood zone, a permit history and a governing-document request are all being worked at once. What a team does not change is who is accountable: every associate on a team works through the same registered employer.

The question to ask any team is who handles your file. At McGreevy and Comisar the answer is the two names on the page, and the appointment is with Jesse McGreevy or Marc Comisar. Behind that row are over 45 years of combined direct experience between Jesse McGreevy and Marc Comisar. The team they lead, Domain Realty Group, is the #1 real estate team in Southwest Florida since 2012, with 4,000+ transactions.

The question to ask a solo agent is what happens when they are unavailable, and the question to ask about an office listing is which of its associates you will work with. Each has a good answer when the agent is good. The table lets you weigh every structure on the same record.

Which agent fits which kind of move in North Fort Myers?

The North Fort Myers table is read by the criterion that matters to the move, not as a single ranking. McGreevy and Comisar's own record on those criteria is 241 published sides, 21 and 23 years licensed, a team structure, and offices in Bonita Springs and Fort Myers serving North Fort Myers.

Data updated: October 2026 (RealTrends Verified 2026 profile and Florida DBPR records read October 20, 2026; Lee County recorded sales through September 25, 2026; county roll dated October 4, 2026).

A site-built single-family home. Lee County recorded 1,004 single-family sales in ZIP codes 33903 and 33917 in the 12 months to September 25, 2026 at a $319,900 median, 741 of them in ZIP code 33917. Ask which comparables an agent would use, and whether each is a resale or a builder's first sale, because the two price differently. Our North Fort Myers guide sets out the pricing method by ZIP code and home type, and our home valuation page prices a specific address. Call Jesse direct at (239) 898-6072.

A condominium. The county recorded 148 condominium sales at a $149,500 median, 105 of them in ZIP code 33903, and 105 sold under $200,000. Ask how an agent reads an association's budget, reserves and inspection reports, and ask to see condominium closings in their own closed-sales report.

A manufactured home or a cooperative share. The county recorded 283 manufactured-home sales on owned land at a $118,000 median and 97 cooperative sales at $119,900, and a titled home on a rented park lot or a cooperative share does not move the way a deeded house does. Read the section on parks and cooperatives below first, and ask an agent how many of these sales they have closed.

A new home or a lot. Read the section on new homes below first. Ask which fire district the address is in, what the flood zone requires, and whether the certificate of occupancy is issued. The builders and communities with first sales in the county record are named in the new-homes section below, and one master-planned community is read in detail in our Brightwater guide.

A relocation from out of state. A relocating buyer needs three things explained before the first showing: Florida's transaction-broker default under section 475.278, the written buyer agreement that Florida Realtors says is required before a tour since August 2024 (an industry rule, not a statute), and the seller's flood disclosure under section 689.302. Start with our buyer consultation page.

A sale that has to be priced right the first time. A North Fort Myers home is priced against its own type, its ZIP code and its frontage, not against a citywide median. The method is on our North Fort Myers guide, and our home valuation page prices a specific address.

For every row on the table the same criteria apply and the same public records are the place to check. Pick the criterion that matters to your move, read down that column, and then interview the agents whose records fit.

What is the North Fort Myers housing market doing in 2026 on the county record?

Lee County recorded 1,152 single-family and condominium sales in ZIP codes 33903 and 33917 in the 12 months to September 25, 2026, at a median of $309,994: 1,004 single-family homes at $319,900 and 148 condominiums at $149,500. The median was 3.1 percent below the prior 12 months, and the lower count reflects county coding of new homes.

Data updated: October 2026 (Lee County recorded sales through September 25, 2026; county roll dated October 4, 2026; read October 15, 2026).

The 12 months are September 26, 2025 to September 25, 2026, ending on the newest qualified sale in the county file. For this page we tracked every qualified sale the county recorded in two ZIP codes. The figures are qualified recorded sales of improved single-family and condominium parcels in ZIP codes 33903 and 33917. North Fort Myers is not a city with a boundary the county file can filter on, so this page says ZIP codes 33903 and 33917, and the ZIP codes take in the separate census-designated places of Lochmoor Waterway Estates and Suncoast Estates, which carry North Fort Myers addresses. ZIP code 33918 holds post-office boxes and is left out. The range of the 1,152 sales runs from $17,000 to $3,000,000. The median price per square foot of county heated area was $188.66 across 790 sales; that is the county roll's heated area and is not comparable with an MLS living-area figure.

Against the prior 12 months, ending September 25, 2025, the count of single-family and condominium sales fell from 1,373 to 1,152 (down 16.1 percent) and the median from $320,000 to $309,994 (down 3.1 percent). Most of the count change is a record-keeping lag. The county roll dated October 4, 2026 still codes the parcels behind 220 recorded improved sales in the latest 12 months, at a $338,950 median, as vacant residential land, so those new-home closings are in neither the single-family nor the all-homes count. Counting them, single-family sales were 1,224 against 1,240 in the prior 12 months, down 1.3 percent, at a $323,995 median against $332,250. We infer, and have not verified, that those parcels are newly built homes the appraiser has not yet re-coded; the prior-year window shows no such lag.

ZIP code 33917 holds 741 of the 1,004 single-family sales (73.8 percent) and 304 of the 360 estimated builder-direct sales, because the newest communities are there; ZIP code 33903 carries the larger share of the condominium sales, 105 of 148. A citywide median describes neither well, which is the practical reason the agent you interview should show comparables from the same ZIP code and the same kind of home.

By price band, 191 of the 1,152 sales recorded under $200,000 (16.6 percent), 335 from $200,000 to $300,000 (29.1 percent), 349 from $300,000 to $400,000 (30.3 percent), 162 from $400,000 to $500,000, 84 from $500,000 to $750,000, 19 from $750,000 to $1,000,000 and 12 at $1,000,000 and up. Under $300,000 that is 526 of the 1,152, or 45.7 percent.

The recorded median rose from $195,000 in 2019 to $335,000 in 2024, up 71.8 percent, and stood at $315,000 in 2025, 6.0 percent below the 2024 level. The 2026 row is a part year and is not compared with a full year as a count; it also leaves out new-home closings on parcels the county roll still codes as vacant land.

Matrix MLS adds the measures the county record does not carry. In the pull dated October 11, 2026, residential homes marketed on the MLS in ZIP codes 33903 and 33917 closed 1,249 times in the preceding 365 days, at a $282,000 median, after a median 60 days on market, at a median 95.7 percent of the final list price; the 17 sales entered on the MLS only after they closed are left out of the medians. On the pull date the MLS showed 616 active residential listings at a $259,700 median list price, which is 5.9 months of supply against the pace of the preceding 12 months.

The two records count different things: Matrix MLS shows 1,249 closed residential sales of every property type over 365 days to October 11, 2026, while the county record above counts 1,152 qualified sales of single-family homes and condominiums (Lee County use codes 01 and 04) over the 12 months to September 25, 2026. Each is labelled by its source and window, and the two are not added, subtracted or set side by side.

North Fort Myers vs Cape Coral: how do the two compare on the county record?

On the same county record for the same 12 months, North Fort Myers recorded 1,152 single-family and condominium sales at a $309,994 median, against 5,804 at a $365,000 median in the six Cape Coral ZIP codes. The North Fort Myers median was 15.1 percent lower, and its single-family median $60,100 lower.

Data updated: October 2026 (Lee County recorded sales through September 25, 2026, county roll dated October 4, 2026; North Fort Myers read October 15, 2026, Cape Coral figures as read October 7, 2026 for our Cape Coral comparison).

The differences are our arithmetic on the cited medians: $55,006 on all homes, $60,100 on single-family homes, $60,500 on condominiums and $25.96 a square foot, which is 12.1 percent. Cape Coral recorded 5.0 times as many sales. North Fort Myers also has two markets that stay out of its 1,152 and are read separately below: manufactured homes on owned land (283 sales at $118,000) and cooperative shares (97 sales at $119,900). The county record says nothing about which city suits a household; for that comparison between the two, see our best real estate agents in Cape Coral page, which is built the same way.

How do site-built homes, condominiums, manufactured homes and cooperatives differ in North Fort Myers?

North Fort Myers is a four-market city on the county record: site-built single-family homes at a $319,900 median across 1,004 sales, condominiums at $149,500 across 148, manufactured homes on owned land at $118,000 across 283, and cooperative shares at $119,900 across 97, in the 12 months to September 25, 2026.

Data updated: October 2026 (Lee County recorded sales through September 25, 2026, county roll dated October 4, 2026; Matrix MLS pull of October 11, 2026; read October 15, 2026).

Manufactured homes, cooperatives and condominiums together are 528 of the 1,532 residential sales in use codes 01, 02, 04 and 05 (34.5 percent, our arithmetic), and those four codes together recorded a $275,000 median. That figure is a mix of four different products and is not used as a price of a North Fort Myers home. By ZIP code the manufactured-home median was $115,000 in 33903 (85 sales) and $118,000 in 33917 (198 sales), and the cooperative median $119,900 in 33903 (59 sales) and $119,750 in 33917 (38 sales).

Over time the manufactured-home series on owned land moved from a $79,950 median in 2019 (402 sales) to $135,000 in 2024 (265 sales) and $118,000 in 2025 (280 sales); cooperative shares from $83,000 in 2019 (113 sales) to $123,900 in 2025 (93 sales); condominiums from $130,000 in 2019 (198 sales) to $141,750 in 2025 (144 sales). Manufactured homes sold more often in the latest 12 months than in the prior 12 (283 against 265, up 6.8 percent) at a median 1.7 percent lower.

What this means for the agent you hire: the type of home decides the paperwork, the financing and the comparables, long before the ZIP code does. An agent who works mostly one type may or may not have closed the others, which is a question for the listing interview and not something a table can answer.

Does canal, lake or river frontage change what a North Fort Myers home sells for?

Frontage shows up in the county's land-use code and in the price. In the 12 months to September 25, 2026, single-family homes coded canal by the Lee County Property Appraiser recorded a $410,000 median across 91 sales, lake-coded homes $350,000 across 96, and homes with no water or golf code $308,450 across 726; resale-only, the last group was $290,000.

Data updated: October 2026 (Lee County recorded sales through September 25, 2026; county roll dated October 4, 2026; Lee County Property Appraiser parcel layer FabricParcels, read October 15, 2026).

No water or golf code (residual)9,758726$308,450 (resale only: 366 sales at $290,000)$187.67

How the table was built. The Property Appraiser's parcel layer carries a land-use code for single-family frontage: 130 lake, 131 canal, 132 river, 133 creek, 135 drainage ditch and 140 golf course. We collected the parcels in each code, kept those in ZIP codes 33903 and 33917 that the county also codes as single family, and ran the county's recorded sales on each class. The classes are the appraiser's; the join is ours. The residual class is every other single-family parcel in the two ZIP codes, and it holds all of the estimated new-construction sales, 360 of its 726, which is why the resale-only comparison is the fairer one.

On the cited medians, a canal-coded home at $410,000 is 41.4 percent above the $290,000 resale median of the residual class, and a lake-coded home at $350,000 is 20.7 percent above it. Both are our arithmetic. The river-or-creek class has only 13 sales in the 12 months, which is thin, and its median is printed with the count beside it. Compared with the prior 12 months, canal-coded sales rose from 86 to 91 and the median from $374,000 to $410,000.

What the table is and is not. It is the appraiser's classification of the parcel, not a measurement of distance to water. It is not a salt-or-fresh flag and not a gulf-access flag: we looked for a parcel-level or canal-level attribute for salt or fresh water, gulf access or sailboat clearance in the Property Appraiser's published services, in its parcel layers and in a search of the county's public GIS listings, and found none. So this page prints no gulf-access or saltwater premium. The record that would hold it is a county canal and waterway inventory with, for each canal, salt or fresh, its connection to the Caloosahatchee River and the limiting fixed-bridge clearance; until one is read, an agent's claim of open-water access is a claim to ask them to document.

What should you ask a North Fort Myers agent about flood zones, elevation and the 50 percent rule?

Lee County holds a Community Rating System Class 5 rating, which FEMA's April 1, 2026 list shows with a 25 percent flood insurance discount; the county gives 25 percent in A, AE and V zones and 10 percent in zone X. Ask an agent about the zone, the elevation certificate, the permit history and the seller's flood disclosure.

Data updated: October 2026 (FEMA CRS Eligible Communities list, April 1, 2026 effective date; Lee County Division of Community Development flood and substantial improvement pages; Lee County Ordinance 22-30; FEMA National Flood Hazard Layer; section 689.302, Florida Statutes; all read October 15, 2026).

North Fort Myers is unincorporated, so the flood program is Lee County's. FEMA's CRS Eligible Communities list effective April 1, 2026 shows Lee County, NFIP community 125124, at Class 5, with an original effective date of October 1, 1991, a current effective date of October 1, 2007 and a 25 percent discount. The county's flood pages say Lee County's flood maps took effect November 17, 2022, that revised maps take effect March 2, 2027, and that the county's flood-zone lookup is linked from its flood page. The zone for one address is a lookup, not an opinion.

How much of the area is mapped as a flood hazard? Overlaying FEMA's National Flood Hazard Layer, queried October 15, 2026, on the Census polygons for the two ZIP codes, we found about 49 percent of their combined area, water included, in a special flood hazard area (A, AE, AH, AO or VE zones), 33.7 percent of ZIP code 33903 in the AE coastal floodplain and 36.4 percent of ZIP code 33917 in minimal-hazard zone X. That is our overlay of a federal layer, not a FEMA statistic, and a zone is set by the address, so the shares say only that a buyer should expect to read the zone, and not assume it.

The 50 percent rule decides what a repair or a remodel can cost before the whole building has to meet current flood rules. Lee County's page on improvements says permit review measures substantial damage or substantial improvement against the Property Appraiser's assessed value of the structure, with land excluded, and that an owner may engage a licensed appraiser for a depreciated value. Lee County Ordinance 22-30, adopted November 8, 2022, sets the rule at 50 percent of the structure's market value; the county page states no cumulative period for improvements and the ordinance text is ambiguous on it, so this page prints none. Ask a listing agent what the permit file shows and what value the test used. For manufactured homes in a flood hazard area the ordinance text, Section 6-493, reads lowest floor at or above base flood elevation plus one foot.

Florida also puts a flood form in front of every buyer. Section 689.302, Florida Statutes, Disclosure of flood risks to prospective purchaser, says: "A seller must complete and provide a flood disclosure to a purchaser of residential real property at or before the time the sales contract is executed." The form asks whether the seller has knowledge of flooding that damaged the property during the seller's ownership, has filed an insurance claim for flood damage, and has received assistance for flood damage. It covers the seller's own period of ownership, so an agent for a buyer should also ask for the permit history before that period.

The check, in one line each: the zone and base flood elevation for the address on the county's lookup; the elevation certificate, if one is on file with the county; the permit file for any repair after Hurricane Ian made landfall on September 28, 2022; and the seller's section 689.302 form. No primary source we read prints a flood premium for a North Fort Myers address, so this page prints none. The premium is a quote from an insurance agent with the elevation certificate in hand.

Which fire district, utilities and taxes apply to a North Fort Myers address?

North Fort Myers addresses sit in one of two fire districts, North Fort Myers Fire Control and Rescue Service District or Bayshore Fire Protection and Rescue Service District, each levying 3.5 mills in the Lee County Property Appraiser's 2026 millage book. Water and sewer vary by street, and some areas have no water franchise.

Data updated: October 2026 (Lee County Property Appraiser 2026 Taxing District Millage Book printed October 9, 2026; district budget pages; Lee County GIS franchise layers; Lee County solid waste pages; all read October 15, 2026).

Fire districts. North Fort Myers is an unincorporated community, and two independent districts provide fire and rescue. In the 2026 millage book the districts coded 039 (North Fort Myers Fire) and 202 (Bayshore Fire) each levy 3.5000 mills and each total 14.3623 mills for a parcel with no extra unit, against 14.4125 in the 2025 book. We found no non-ad valorem fire assessment in either district's current budget pages; the millage book says it does not list non-ad valorem assessments, so the parcel's tax bill is the place to see them. County parcel records, as our North Fort Myers guide records, place Brightwater, North Brook, Bayshore Ranch and Stonehill Manor in the Bayshore district, so the district is a question for the address and not a guess from the community's name.

What the millage means in dollars. At the single-family median of $319,900, with a homestead exemption and the 2026 rates, the ad valorem tax comes to about $3,995; without a homestead, about $4,594. Both are our arithmetic and an illustration, not a bill: they assume the assessed value equals the sale price and leave out non-ad valorem lines. Ten lighting or sidewalk units add between 0.1800 and 1.7200 mills on parcels inside them.

Water and sewer. Overlaying Lee County's franchise layers on the two ZIP codes, Lee County Utilities holds the water franchise over about 90.7 percent of ZIP code 33903 and 42.5 percent of ZIP code 33917 by area, and Florida Governmental Utility Authority holds the wastewater franchise over 33.4 percent of 33903 and 44.4 percent of 33917. Large parts of 33917 show no water franchise, which points to private wells and, where there is no sewer, septic. That is our computation, and a franchise area is not proof that a main runs down a given street. Ask for the utility's confirmation for the address, and for a septic or well address ask for the permit and inspection records.

Solid waste. The county bills solid waste on the property tax bill as a non-ad valorem assessment. Service Area 5, which covers Pine Island and North Fort Myers, was $381.11 for fiscal year 2026; the county's rate study of September 8, 2026 shows $412.13 for fiscal year 2027, and we have not confirmed the adopted figure.

The questions for an agent on either side: which fire district is the address in, and what is the last tax bill's full list of lines? Is the home on county or private water, and on sewer or septic? Is the parcel inside a lighting or sidewalk unit? These are lookups. An agent who has the answers before the first showing saves a buyer and a seller the same week.

What should you ask when buying or selling in a mobile home park or a cooperative in North Fort Myers?

Buying or selling in a North Fort Myers mobile home park or resident-owned cooperative follows Florida's Chapter 723 or Chapter 719, not an ordinary deed sale. The 283 manufactured-home and 97 cooperative sales the county recorded in the 12 months to September 25, 2026 sit at medians of $118,000 and $119,900.

Data updated: October 2026 (Florida Statutes chapters 723 and 719, sections 723.012 and 719.103(12) read October 15, 2026; Lee County recorded sales through September 25, 2026).

Know which of three things is being sold. A home sold with its land moves by deed, like any house. A titled home on a rented park lot moves by a state title transfer, and the park's rules and the lot lease come with it. A cooperative share is a membership in the corporation that owns the land, with a proprietary lease of a site, and it moves by share certificate. Section 719.103(12), Florida Statutes, is the definition of a cooperative; Chapter 719 governs it and Chapter 723 governs mobile home park lot tenancies. The county's use code separates these on the roll: 02 for a mobile home on owned land, 05 for a cooperative. A titled home on a rented lot does not appear in the county's sale file, so its sale counts are not in this page's figures.

For a mobile home park under Chapter 723. Section 723.012 lists what the park's prospectus must say, and it requires the front cover to state that on delivery of the prospectus the rental agreement is voidable by the lessee for a period of 15 days; it also has the prospectus explain that lot rent is raised on at least 90 days' notice. A park's buyer-approval process is in its rules and in section 723.059, and the park association's right under section 723.071 is to buy the park within 45 days of a sale offer, not to buy individual homes. Ask the agent for the prospectus, the lot lease, the current lot rent and the park's rules before you write an offer.

For a cooperative under Chapter 719. The documents are the articles and bylaws, the proprietary lease, the rules and the share certificate. A right of first refusal, where there is one, sits in the proprietary lease, not in the statute. Section 719.503 requires the sale contract to carry a conspicuous legend on the buyer's right to cancel within a stated number of days after receiving the association's documents, 7 days excluding Saturdays, Sundays and legal holidays in one form of the legend and 15 days in another, so read the legend in your own contract. Ask for the association documents, the monthly assessment, the transfer or approval process and what the share certificate conveys.

Do not assume the same rules for both. The documents control, and the rules differ park by park and cooperative by cooperative. The State of Florida's Division of Florida Condominiums, Timeshares and Mobile Homes at the Department of Business and Professional Regulation oversees mobile home parks and cooperatives, and its published materials are the public starting point. We did not collect each North Fort Myers park's prospectus and approval rules for this page, so it prints none.

A listing agent in a North Fort Myers park or cooperative who cannot say which of the three is being sold, or where the approval rule is written, is giving you the answer to the interview.

How much do new homes and vacant lots compete with a North Fort Myers resale?

In the 12 months to September 25, 2026, Lee County recorded 1,004 single-family sales in ZIP codes 33903 and 33917, an estimated 360 of them a builder's first sale at a $318,000 median, against 644 resales at $320,000. Counting the 220 new homes still coded vacant, the estimate is 580 at $325,000.

Data updated: October 2026 (Lee County recorded sales through September 25, 2026; county roll dated October 4, 2026; Matrix MLS pull of October 11, 2026; read October 15, 2026).

The builder figures are estimates: the county record does not label a builder sale, so a sale is counted as a builder's first sale when it is the first qualified sale of a parcel whose year built is within a year of the sale, or is still blank on the roll. On the single-family code alone, the estimated builder-direct sales by calendar year ran 45 in 2019, 128 in 2020, 358 in 2021, 327 in 2022, 534 in 2023, 750 in 2024 and 626 in 2025. Adding the improved sales on parcels the roll still codes as vacant, 427 of 926 single-family sales in 2026 to September 25 were an estimated builder's first sale (46.1 percent), and in 2024 the share was 58.4 percent. The roll's names with the most recorded single-family and condominium sales over the 12 months, builder and resale sales together, were Crane Landing (169 sales), Magnolia Landing (85), Coral Bay (64), Del Webb (54), Herons Glen (52), Brightwater Phase (41) and Del Vera (40).

On the MLS side, the community the county record and the MLS both show at scale is Brightwater, a master-planned community in ZIP code 33917: 48 MLS closings in the 365 days to October 11, 2026 at a $385,000 median, 97.4 percent of the final list price after a median 67.5 days. For a new-construction closed count and median across the two ZIP codes: Information not available at time of publishing (checked 2026-10-15). Our Brightwater guide covers that community in detail.

Lots are their own market, and a small one. The county recorded 63 vacant residential lot sales in the two ZIP codes in the 12 months to September 25, 2026 at a $66,000 median, against 77 at $55,000 in the prior 12 months. By ZIP code that was 14 lot sales at $39,750 in 33903 and 49 at $75,000 in 33917; with 14 sales the 33903 figure is thin. The county roll carries 4,035 vacant residential parcels in the two ZIP codes, only 38 of which carry a water code, so a lot's price turns on its location, its utilities and its fire district more than on any citywide median.

What this means for a seller. In the communities where builders are selling, a buyer may be comparing your home with a new one, so a listing agent should arrive with both sets of comparables: the resales and the builder closings. What it means for a buyer of a new home or a lot: check the fire district, the flood zone and what it requires for elevation, the water and sewer status, and, for a home on a parcel the roll still codes as vacant, that the certificate of occupancy is issued.

What did McGreevy and Comisar measure for this North Fort Myers page?

McGreevy and Comisar built this North Fort Myers page from records read for it. We read the Google listings that one search returned on October 15, 2026, pulled the Florida DBPR licence record behind every row that evening, read every row again on October 20, 2026, and measured every recorded sale in ZIP codes 33903 and 33917.

Data updated: October 2026 (Google local results read October 15, 2026; Google Maps place pages and Florida DBPR records read October 20, 2026; Lee County recorded sales through September 25, 2026; county roll dated October 4, 2026; Matrix MLS pull of October 11, 2026; Lee County and FEMA pages read October 15, 2026).

We read 291 distinct Google listings for the search real estate agent North Fort Myers FL on October 15, 2026, opened the Google Maps pages of the candidate rows and of our own two profiles, and pulled the Florida DBPR licence record behind every row of the table the same evening; where a name search returned nothing or returned several records, the table says so in the cell. We scanned the 1,790 team rows on RealTrends Verified's Florida lists for the city of North Fort Myers and found none.

We tracked every recorded sale in ZIP codes 33903 and 33917 for the 12 months to September 25, 2026: 1,152 single-family and condominium sales at a median of $309,994. We tracked the same record ZIP code by ZIP code, and the median ran from $276,000 in 33903 to $315,000 in 33917. We ran the Property Appraiser's frontage classes against the same sales and measured 91 canal-coded single-family sales at a $410,000 median and 726 sales with no water or golf code at $308,450. We read Lee County's flood and improvement pages, FEMA's CRS list and the 2026 millage book before writing the questions above, and where a source printed no figure, such as a flood premium, a gulf-access flag or a park's approval rule, this page prints none.

That is the method we publish on our North Fort Myers guide: price against the home type, the ZIP code and the fire district, and read the records for the address. Our headquarters is in Bonita Springs, our Fort Myers office is at 8290 College Parkway, and a North Fort Myers appointment is with Jesse McGreevy or Marc Comisar, Top 1% Real Estate Agents Nationally Since 2008. The table is how you check us.

Frequently asked questions about choosing a real estate agent in North Fort Myers

How do I find the best real estate agent in North Fort Myers, Florida?

Start with the public record: the Florida DBPR licence lookup for the licence date and the brokerage, the Google Business Profile for dated reviews, and RealTrends Verified for published production. Then interview two or three agents whose records fit your move. McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008, built this page so the North Fort Myers record is in one place.

What questions should I ask a North Fort Myers real estate agent before hiring them?

The National Association of Realtors publishes consumer guides with ten questions for a buyer's agent and ten for a seller's agent. In North Fort Myers add four from the public record: which fire district is the address in, what is the flood zone and is there an elevation certificate, is the home on county water and sewer or on a well and septic, and, for a park or cooperative, where the approval rule is written.

How do I check a Florida real estate licence?

Go to the Florida Department of Business and Professional Regulation licence portal, search by name or by licence number, and open the record. It shows the licence type and rank, the original licensure date, the expiry and the employing brokerage under Related License Information. Jesse McGreevy is SL3101296 and Marc Comisar is BK3060671, both employed by DomainRealty.com LLC, licence CQ1049052.

What is the difference between a sales associate, a broker associate and a broker in Florida?

Under section 475.01, Florida Statutes, a sales associate performs real estate services under the direction, control or management of another person, and a broker associate is qualified to be licensed as a broker but operates as a sales associate in the employ of another. Marc Comisar is a broker associate and Jesse McGreevy a sales associate, both with Domain Realty.

What does brokerage of record mean on a Florida licence?

It is the registered employer named on the licence record. Under section 475.42, Florida Statutes, a sales associate may not work for anyone not registered as her or his employer and may not collect money in a transaction except in the employer's name. The DBPR Related License Information view shows the employer and the date the relation began.

What is a real estate team under Florida rules?

A team is a group of individually licensed people working under one brokerage and advertising under a shared name; it holds no licence of its own. Florida Administrative Code Rule 61J2-10.026, Team or Group Advertising, has the registered brokerage name appear in team advertising. McGreevy and Comisar advertise as McGreevy and Comisar, Domain Realty, for that reason.

Is a Florida real estate agent my agent by default?

No. Section 475.278, Florida Statutes, presumes every licensee is operating as a transaction broker unless a single agent or no brokerage relationship is established in writing. Under the same section, a transaction broker deals honestly and fairly and keeps limited confidentiality, and a single agent adds loyalty, obedience and full disclosure. Ask any North Fort Myers agent which relationship is offered, in writing.

What do Google review counts on a real estate agent's profile measure?

They count the reviews published on one Google listing, and the rating is Google's average of those ratings. An agent, a team and a brokerage office can each hold a separate listing with its own count. A count says nothing about closings or licence history, which is why this North Fort Myers page dates every count.

How is the North Fort Myers table ordered?

By Google review count on the data date, October 20, 2026, highest first. That is the criterion the selection rule and its floors use, and every row is placed by it. The rule, the staged floor of 50, 25 and then 10 reviews, and the reason the floor came down are stated above the table.

Why does the North Fort Myers table have six rows?

Because that is what the selection rule produced. On October 15, 2026 no North Fort Myers-addressed agent or agency profile carried 50 reviews, two carried 25, and no RealTrends Verified 2026 team is based in North Fort Myers, so the floor was lowered in stages to 10 reviews and the table holds the five profiles at that floor whose DBPR record could be matched, plus the publisher's own row. No profile from another city was added to fill the table.

How were property management, mortgage and rental businesses handled on the North Fort Myers list?

By one stated rule. A listing counted when the primary category on its Google Maps place page was real estate agent, real estate agency or real estate consultant. A listing whose category was a marina, mortgage broker, mobile home park, apartment rental agency, housing development, title company or another non-agent category was set aside. Seven North Fort Myers listings at 25 or more reviews were set aside on the category their search card showed.

What does published production mean on this page?

A closed-sides and dollar-volume figure that RealTrends Verified published for the 2025 sales year, printed with its team-size class. RealTrends is submission-based, so a cell reading Not published means RealTrends published nothing for that listing and is not a statement about production. McGreevy and Comisar's published figure is 241 sides and $157.57M, the #5 real estate team in Florida (RealTrends 2026).

How do real estate commissions work in Florida since August 2024?

Florida Realtors states it plainly: "Compensation is fully negotiable and not set by law." The same page says that since August 2024 compensation may not appear anywhere in the MLS, and a buyer's terms are set in a written buyer agreement. No primary source we read prints a typical Florida rate, so this North Fort Myers page prints none. Ask any agent for the terms in writing.

Do I need a written agreement before touring a North Fort Myers home with an agent?

Yes, when you work with a Realtor as a buyer, under the industry rules in force since August 2024 rather than a Florida statute. Florida Realtors says a written buyer agreement is required before a buyer tours a home, and that any compensation in the agreement must be stated in a way that can be determined, not left open-ended. Ask to read it before you sign.

Do I need a buyer's agent to purchase a home in North Fort Myers?

No Florida statute we read requires one. A Florida licensee is presumed to be a transaction broker unless a relationship is set in writing, so decide which you want before you tour. In North Fort Myers a buyer's agent reads the flood zone, the fire district, the utilities and the governing documents before the offer. McGreevy and Comisar represent North Fort Myers buyers under a written agreement.

Is North Fort Myers in a flood zone, and where do I look up an address?

Flood zones in North Fort Myers vary by address. Lee County's flood pages say owners in A, AE and V zones qualify for a 25 percent flood insurance discount and give 10 percent for the X zone, on maps effective November 17, 2022, with revised maps effective March 2, 2027. The county's flood page links its lookup for any address in unincorporated Lee County.

What does the 50 percent rule mean for a repair or an addition in North Fort Myers?

If the cost of an improvement or of repairing damage reaches 50 percent of the structure's market value, Lee County treats it as substantial and the building must meet current flood rules. Lee County's page says permit review uses the Property Appraiser's assessed value of the structure, land excluded. The county page states no cumulative period, so this page prints none.

Which fire district serves a North Fort Myers address?

Either North Fort Myers Fire Control and Rescue Service District or Bayshore Fire Protection and Rescue Service District. Each levies 3.5 mills in the Lee County Property Appraiser's 2026 millage book, and the district for one address appears on its tax bill and in the county's parcel records. We found no non-ad valorem fire assessment in either district's current budget pages.

Do all North Fort Myers homes have county water and sewer?

No. By our overlay of Lee County's franchise layers, Lee County Utilities holds the water franchise over about 90.7 percent of ZIP code 33903 and 42.5 percent of ZIP code 33917 by area, and large parts of 33917 show no water franchise, which points to wells and, without sewer, septic. A franchise area does not prove a main on a given street, so confirm the address with the utility.

What should I ask about buying in a mobile home park or a cooperative in North Fort Myers?

First, which of three things is being sold: a home with its land by deed, a titled home on a rented lot, or a cooperative share. For a park under Chapter 723, ask for the prospectus, the lot lease and the current lot rent. For a cooperative under Chapter 719, ask for the proprietary lease, the resale disclosure and the approval process. The documents control.

What is the median home price in North Fort Myers in 2026?

Lee County recorded 1,152 single-family and condominium sales in ZIP codes 33903 and 33917 in the 12 months to September 25, 2026, at a $309,994 median: $319,900 for 1,004 single-family homes and $149,500 for 148 condominiums. Manufactured homes on owned land recorded a $118,000 median across 283 sales. McGreevy and Comisar tracked those figures from the county record.

How much does a waterfront home sell for in North Fort Myers?

In the 12 months to September 25, 2026, single-family homes coded canal by the Lee County Property Appraiser recorded a $410,000 median across 91 sales, lake-coded homes $350,000 across 96, and homes with no water or golf code $308,450 across 726. These are the appraiser's frontage classes, not a gulf-access or salt-or-fresh measure, and no such premium is printed here.

How does this North Fort Myers page relate to the other comparisons?

Same method: a stated selection rule, public dated criteria and one data date for the whole table. McGreevy and Comisar publish a comparison of the same kind for Fort Myers, Cape Coral, Estero, Bonita Springs, Naples, Punta Gorda and Port Charlotte. North Fort Myers had no profile at 50 reviews on October 15, 2026, so the floor came down here.
