Sawgrass at The Strand is 29 golf-front single-family homes in one row on Persimmon Way, and only nine of them closed through the Southwest Florida MLS in the last five years, from $690,000 to $1,135,000. McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008, price a Sawgrass sale home by home, from that record.
This page is written for the owner who is thinking about selling. For the neighborhood itself, from the 1998 declaration and the replat to the flood test on every lot, the schools and the drive times, read our complete Sawgrass at The Strand neighborhood guide, which this seller guide sits beside, and for the fifteen neighborhoods behind the gate, our guide to The Strand in North Naples. Everything below answers one question: how to sell a Sawgrass home for the most money, with the fewest surprises, on a date you choose. Call Jesse direct at (239) 898-6072 whenever you want to talk it through.

Domain Realty, our brokerage, closed 658 transaction sides in Naples in the 60 months to October 5, 2026, $521.5 million in volume counted by side, per the Southwest Florida MLS pulled that day. McGreevy and Comisar are the #5 real estate team in Florida in the 2026 RealTrends rankings. We also show you the whole Sawgrass market. We tracked every one of its nine Southwest Florida MLS closings over five years, every recorded Sawgrass deed in the county's sales file back to the builder's first lot purchase in July 1997, and the one 2022 sale that was entered in the MLS only after it closed. Where this page walks through a sale in detail, it is a public record sale, labelled as one.
You get Jesse and Marc, not an assistant with a template. Jesse McGreevy runs pricing, data, marketing and the paperwork, which in Sawgrass means the Sawgrass at The Strand Homeowner's Association, its volunteer board, and The Strand's master association. Selling in Sawgrass at The Strand differs from a typical Naples resale in seven ways: you convey a fee-simple lot and a whole house on a street of only 29, the association paints while you own the roof, no approval is needed, signs follow the master's guidelines, two estoppels apply, the records say Pelican Strand Replat 2, and the board is volunteer-run.
Sawgrass is a Chapter 720 homeowners' association, not a condominium. Your buyer receives a deed to a platted lot of 0.19 to 0.23 acres, a median 0.20 acres on the county's 2026 roll, with a detached house on it, a pool at 25 of the 29 homes and a screened cage at 27. There is no condominium questionnaire for a lender, no building reserve study and no milestone inspection law that reaches a detached house. The whole neighborhood is one curving row facing east to Strand Boulevard, with every lanai looking west across the second hole of the club's Sabal nine.
Section 5.1 of the recorded Sawgrass declaration has the association provide "regular maintenance, including painting and repair of roof (excluding roof leaks and structural portions of the roof), gutters, down spouts, and exterior building surfaces," paid through the fee, along with the lawn and landscaping on every lot. Section 5.2 leaves "roof replacement" and other "non-routine or extraordinary maintenance" to the owner. A buyer's inspector and insurer therefore ask about your roof first, and the seller who has the re-roof permit and a wind mitigation report on the table before the first showing removes the biggest lever a buyer has. The painting clause is a selling point; we put it in the listing in the declaration's own words.
Section 10.3 of the declaration reads "There shall be no restrictions on transfers of Lots," and asks only that the association be notified. Your contract calendar belongs to you and your buyer, with no board interview and no approval window, which is a real advantage over the condominium neighborhoods a Strand buyer also tours, Mango Cay among them.
Section 7.7 of the declaration allows owners only a "For Sale" sign "which meets the approval of the Master Association guidelines." A buyer for your home therefore finds it online, through the MLS, or through an agent who already works The Strand's buyers, and we confirm the current sign standard before we order one.
Sawgrass owners belong to the Sawgrass association and to The Strand Master Property Owners Association. The declaration has the Sawgrass association "collect all assessments and other sums due the Master Association" and remit them, so by the recorded text your quarterly Sawgrass bill carries the master share. Neither association publishes its fee, so your buyer first sees the numbers on the two estoppel certificates, which is why we order both the day a contract is signed.
All 29 Sawgrass lots are described in county records as part of Pelican Strand Replat 2, "a Replat of Tract 4 of Pelican Strand," recorded in Plat Book 29, Pages 51 to 53, and one builder-era conveyance is even indexed to a misspelled "Sagrass at the Strand Inc." A buyer, appraiser or title examiner who searches only for "Sawgrass" can also land on the many other Florida neighborhoods and clubs with the same name. We put the plat explanation in the listing file so nobody confuses your home with another Sawgrass.
The master association's Sawgrass page lists a volunteer board and an association email rather than a management company, while the association's Sunbiz record moved its principal and mailing address to an office suite on Collier Center Way in April 2025. We confirm who issues the Sawgrass estoppel and resale documents on the day we list, so a closing date never waits on a mailbox.
These are the facts that set a Sawgrass at The Strand price in 2026, each drawn from the Southwest Florida MLS Matrix pull of September 26, 2026, the county's recorded sales and 2026 preliminary tax roll, and the recorded Sawgrass declaration, with the window and count beside every figure.
This seller guide runs from why a Sawgrass sale works the way it does, through the market, the sales that set your price, the comparison with Mango Cay, pricing, marketing and negotiation, to costs, disclosure, paperwork, flood, the buyer's carrying cost, the rules, timing, the sell-or-lease decision, reviews and the seller FAQ.
For a Sawgrass home priced to its own plan's record, yes. On September 26, 2026 no Sawgrass home was actively listed and one was pending with a contingency, against nine closings in five years and none in the last twelve months, so the next listing has the street almost to itself. The caution is pricing: the last two sales came in below the 2022 to 2024 band.
Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026)
The Southwest Florida MLS showed no active Sawgrass listing on the day we pulled it, and one pending sale with a contingency: a two-bedroom-plus-den, three-bath home of 2,286 square feet of MLS living area, listed at $960,000 after 133 days on the market. One home under contract out of 29 is 3.4% of the neighborhood. A buyer who wants a golf-front single-family home on Persimmon Way this winter has nothing else to choose from, and that is leverage a seller keeps only if the price sits inside the record.
No Sawgrass home closed from September 27, 2025 to September 26, 2026. The last closing was July 7, 2025, a three-bedroom home of 2,943 square feet at its full $824,900 list price after 3 days. A year with no closings is not a year with no demand: Sawgrass has only 29 homes, nine of them show no sale for value since 2013 or earlier in the county file, and the county's qualified sales also show no Sawgrass sale at all in 2009 or in 2019.
Across all of The Strand, 61 homes closed through the MLS in the last 12 months at a median of $610,000 (n=61, odd, an observed sale) and a median 51 days on market. The twelve detached-home sales among them closed at a median of $1,265,000 (n=12, even, the mean of $1,200,000 and $1,330,000) after a median 7 days, and none of the twelve was in Sawgrass. Detached homes in The Strand are moving quickly when they come up; Sawgrass simply has not offered one in a year.
Seasonal buyers tour Naples from December to April. Six of the 29 Sawgrass owners have a mailing address in another state on the 2026 roll, and the winter buyer pool is the deepest of the year. A Sawgrass home photographed, documented and listed in October or November is ready when they arrive. Three of the four Sawgrass sales that closed at full list in five years closed between November and April.
Your Sawgrass price starts with your plan, your position on Sabal hole 2, your roof and your paperwork, and the most-traded plan has recorded $875,000 to $1,025,000 since November 2023. Sawgrass at The Strand recorded nine Southwest Florida MLS closings in the 60 months to September 26, 2026, from $690,000 to $1,135,000, totaling $8,429,900. No window holds ten sales, so every closing is listed below and no Sawgrass median is offered as a market rate; your price comes from the sales of your own plan.
Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026)
Our rule is to lead with the first window that holds ten or more closings, because a median of fewer sales moves too much with a single house. Sawgrass never reaches ten: the 12-month window holds none, 24 months hold 2, 36 months hold 4 and 60 months hold 9. A median of nine sales on a street where plans run from about 2,200 to 3,200 square feet would mostly describe which plans happened to sell, so we show you all nine instead.

Source: Southwest Florida MLS Matrix, every Persimmon Way closing in The Strand from September 27, 2021 to September 26, 2026, pulled September 26, 2026. The June 2022 sale was a Sold Data Entry: it was entered in the MLS after it closed and was never marketed there, so it counts in the sales and the range but carries no sale-to-list ratio and no marketing period. The November 2023 and April 2024 rows are the same home, sold twice in five months.

Three a year at most, and none so far in 2026. On a street this small, the calendar-year count tells you how many owners chose to sell, not how strong demand was.
The county's recorded sales are a second, independent layer, and in Sawgrass they agree with the MLS exactly over the last five years. All nine MLS closings appear in the county file as qualified sales within days of their MLS close dates, and the county records no other qualified Sawgrass sale in the window, so no Sawgrass home changed hands for value off the market without the MLS seeing it. The county's 72-month window, the first county window with ten or more qualified sales, holds 12 sales to August 28, 2026 at a median of $887,500 (n=12, even, the mean of $875,000 and $900,000). The three extra sales are January to July 2021 closings at $515,000 to $665,000, which is why the longer county window sits below the recent MLS sales. We never mix the county's base-area square footage with the MLS's living area.
The Sawgrass sales that matter most are the three closings of the 2,286 square foot two-bedroom-plus-den plan since November 2023, at $980,000, $1,025,000 and $875,000, because that plan has traded more than any other on Persimmon Way and its buyers and their appraisers know the numbers. The larger homes have set the high but not the best price per foot.
Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026)
The same MLS living area, 2,286 square feet with two bedrooms, a den and two and a half baths, closed at $980,000 in November 2023 after 7 days, at $1,025,000 in April 2024 after 36 days, and at $875,000 in February 2025 after 74 days, 97.23% of its $899,900 list. The September 2026 pending sale is the same size, listed at $960,000. If you own this plan, those four numbers frame your price, and the most recent closing is the one a buyer's appraiser will read first.
Four Sawgrass sales in five years were larger homes: a three-bedroom-plus-den of 2,737 square feet at $1,000,000 in April 2022, a four-bedroom of 2,767 at $1,000,000 in November 2022, a four-bedroom-plus-den of 3,233 at $1,135,000 in April 2023, the five-year high, and a three-bedroom of 2,943 at $824,900 in July 2025. Their price per living square foot ran $280.29 to $365.36, below every two-bedroom-plus-den sale except the February 2023 one. Larger Sawgrass homes earn more dollars and fewer dollars per foot, and pricing a large plan at the small plan's per-foot rate overshoots.
This is a public record sale, and its chain is the neighborhood's price history in five lines. Sawgrass at the Strand, Inc. took the vacant lot at 5751 Persimmon Way for $55,200 in July 1997. The finished home was recorded at $360,000 in May 1998. It resold for $540,000 in September 2008, as prices were falling. In November 2023 it closed at $980,000, full list, after 7 days on the MLS, and five months later, on April 24, 2024, it closed again at its full $1,025,000 list price after 36 days. That is 2.8 times its 1998 price, and a 4.6% gain in five months. The lesson for a seller is that a well-presented Sawgrass home priced to its plan's own record can sell at full list twice in one season; the lesson from the next sale of the same plan, $875,000 ten months later, is that the record cuts both ways.
The June 2022 sale of a 2,206 square foot two-bedroom-plus-den home at $900,000 was a Sold Data Entry: the agent entered it in the MLS after it closed, and it was never offered on the MLS. It counts in the sales and the range like any other. It does not count in sale-to-list or days on market, because there was no public marketing period to measure. If you want privacy, it is proof that a Sawgrass sale can happen quietly; if you want the most money, it is a reminder that a quiet sale gives up the competition a public listing creates.
The July 2025 sale, a three-bedroom home of 2,943 square feet at $824,900, is the lowest price per living square foot of the nine at $280.29, and it sold at full list in 3 days. The MLS record alone does not say why it was priced there; condition and updating are the usual reasons, and we check the permit history before using any sale as a comparable. A buyer's agent will cite this sale against a large Sawgrass plan, and we answer it with the permits, the roof date and the updates that separate your home from it.
A Sawgrass at The Strand buyer usually tours Mango Cay at The Strand too, because both are single-street neighborhoods of detached pool homes whose recorded documents put exterior upkeep in the association fee. Sawgrass sells larger, older golf-front homes on owned lots with no approval; Mango Cay sells newer condominium villas at lower prices. Neither has ten sales in five years.

Sources: the Sawgrass declaration and both Mango Cay declarations via the Collier County Clerk; the master association's Sawgrass page and Mango Cay page; the county's 2026 preliminary roll; Southwest Florida MLS Matrix, pulled September 26, 2026. Our Mango Cay at The Strand guide covers the condominium side in depth, and Mango Cay owners have their own guide to selling a home in Mango Cay at The Strand.
Mango Cay wins the buyer who wants a detached pool home behind The Strand's gate at the lowest entry price, a house built after the 2002 statewide code, and a fee that at Mango Cay II covers roofing. Its seven sales ran $499,000 to $715,000, and its one sale in the last year closed at $650,000 in May 2026. A Sawgrass listing that ignores this buyer's budget will meet them anyway, so we show them what the extra money buys.
Sawgrass wins on land, size and freedom: an owned lot, up to four bedrooms plus a den and more than 3,000 square feet, a fairway behind the lanai, no association approval to buy, sell or lease, no weight limit on a dog, and an association that still paints and patches the exterior. On a per-foot basis the two neighborhoods overlap, so a Sawgrass buyer is paying for more house on owned land, not a premium per foot. That is the sentence we put in front of every Mango Cay shopper who tours your home.
Two detached neighborhoods bracket Sawgrass on price. Ana's Place, the 32 pool homes on Ashford Lane, recorded 12 MLS closings in five years at a median of $979,500 (n=12, even, the mean of $979,000 and $980,000), and The Links at The Strand recorded 10 at a median of $1,167,500 (n=10, even). A Sawgrass home of the 2,286 square foot plan competes most directly with the Ana's Place two-bedroom-plus-den homes, and a large Sawgrass plan with The Links, so we price against both.
We price a Sawgrass at The Strand home from the closings of its own plan, then adjust for its position on Sabal hole 2 and the lake at the south end, the roof and its permit date, the pool, spa and cage, impact openings and interior updates, and the paperwork a buyer's lender and insurer will read. The neighborhood's range is a frame, never the answer.
The plan decides the comparable set. A 2,286 square foot two-bedroom-plus-den home is priced from that plan's $980,000, $1,025,000 and $875,000 closings and the $960,000 pending list price; a home of about 2,700 to 2,950 square feet from the $1,000,000 and $824,900 three-bedroom sales; a four-bedroom from the $1,000,000 and $1,135,000 sales. The MLS does not record which Sawgrass homes are one story and which are two, and the master association calls the homes "one and 2 story," so we confirm your layout before choosing comparables.
Every Sawgrass lanai faces west across the same golf hole, but the view is not the same at every lot. A home behind the tee, the fairway or the green reads differently to a buyer, the late sun lands differently on each cage, and the homes at the south end of the row also look toward a lake. We walk the row before we price.
On a house completed from 1997 to 2000, the roof's replacement date, the window and door protection, and the age of the air conditioning and pool equipment move a buyer's insurance quote, and the insurance quote moves the offer. A documented recent re-roof, impact openings and a current wind mitigation report support the top of the plan's range; original systems pull toward the bottom.
Some Sawgrass homes are one story and some two, per the master association, and a few have a side-entry golf cart garage. A one-story plan and a two-story plan of similar square footage attract different buyers, and the county's base area, which measures the footprint, runs well below the MLS living area on a two-story home. We match on layout as well as size.
Every Sawgrass price per foot on this page divides by the MLS living area, from $280.29 to $448.38 across the nine sales. The county roll's base area for the main building, 1,885 to 2,384 square feet with a median of 2,117, is a different measure, and a per-foot figure built on it is not comparable. A buyer who divides your price by the county's number will think your home is expensive; we put the right denominator in the listing.
The 2026 preliminary just values for the 29 Sawgrass homes run $620,810 to $839,764, with a median of $687,945, and every Sawgrass sale since 2022 closed above that median. The roll is an assessment figure built for taxation, and on Persimmon Way it has trailed every recent sale; it is not an appraisal and it is not your list price.
We market a Sawgrass at The Strand home to the buyer who decides from a screen whether a fairway view and an owned lot are worth a tour: drone and golden-hour photography over Sabal hole 2, a listing that states the declaration's painting clause and the flood result correctly, and outreach to the agents and buyers already working The Strand before a sign ever matters.
A Sawgrass lanai faces west, so the pool deck takes the afternoon and evening sun and the best light on the fairway comes late in the day. We shoot the lanai, the cage and the hole at golden hour, fly the drone along the row to show the setting from Persimmon Way to the lake, and add cinematic video and professional interior photography. Out-of-state buyers decide from those images whether to book a flight.
The listing describes your home as a detached single-family home on its own lot, not a villa or a condominium; quotes the association's painting and exterior-maintenance duty under section 5.1 of the declaration; states the flood result for your address on both the effective and preliminary maps; gives the MLS living area, never the county base area; and names the roof replacement date and the wind mitigation features. Each of those lines answers a question a buyer's agent would otherwise ask after the showing.
Because signs are limited to those meeting the master association's guidelines, Sawgrass buyers rarely find a listing by driving past it, and the gate keeps casual traffic out anyway. We reach them through the MLS and its syndication, our qualified-buyer database, the agents who sold detached homes in The Strand over the last year, and buyers we are already advising on Ana's Place, The Links and Mango Cay.
Every showing passes The Strand's staffed main gatehouse, which sits less than a mile from Persimmon Way. We register showing agents with the gate, accompany showings when you prefer, and schedule around the course's maintenance hours and the late-afternoon light that sells the lanai.
Some Sawgrass owners prefer a quiet sale. The June 2022 sale entered in the MLS only after closing shows that a private Sawgrass sale is possible, and we can offer your home to a short list of qualified buyers first. We also tell you plainly what privacy costs: on a street with no active listing, public exposure is what creates competing offers.
We negotiate a Sawgrass at The Strand contract on every term, not just the price: the inspection period and repair limits on a 1997 to 2000 house, the appraisal with only nine five-year comparables, the insurance quote the buyer gets in week one, the closing date and the association documents. The recorded sales give us the evidence for each term.
Four of the eight marketed Sawgrass sales closed at full list and the other four at 90.99% to 97.23%, so the gap between asking and closing is where a seller's money is made or lost. A clean offer at a slightly lower price with a short inspection period, no financing contingency and your preferred closing date can be worth more to you than a higher price with soft terms, and we price each term in dollars before you sign.
Every Sawgrass home is more than 25 years old, so an inspector will report roof wear, aging air conditioning, pool equipment and original windows. We give buyers the roof permit, the wind mitigation report and the system invoices before the inspection, which narrows the request list, and we separate genuine defects from routine age when the request arrives. Exterior paint and routine roof repair are the association's duties under the declaration, which takes some of the sting out of an exterior repair request.
With no Sawgrass sale in the last twelve months, an appraiser reaches back to the 2024 and 2025 closings and sometimes to Ana's Place or The Links. We meet the appraiser with the plan-matched sales, the per-foot figures on the MLS living area, the county record and your home's improvement list, so the appraisal supports the price the buyer agreed to pay.
A buyer's homeowner's quote on a pre-2002 house can surprise them and reopen the price. We ask buyers to quote insurance in the first days of the inspection period, with your wind mitigation report and roof permit in hand, so any surprise surfaces while there is still time to solve it and not at the closing table.
Selling a Sawgrass at The Strand home costs the negotiated brokerage fee, Florida documentary stamp tax of $0.70 per $100 on the deed, two estoppel certificates, prorated taxes and assessments, and any credits you agree to. There is no CDD payoff. On an $875,000 sale, the last price of the most-traded plan, the deed stamps alone are $6,125.
Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026)
Florida charges documentary stamp tax on a deed at $0.70 per $100 of the price under Florida Statutes section 201.02, and in a Collier County resale the seller customarily pays it. The Florida Department of Revenue's documentary stamp tax page counts the price in units of $100, rounded up. On $875,000 that is 8,750 units at $0.70, or $6,125. On the $1,025,000 high of the 2,286 square foot plan it is $7,175; on the $1,135,000 five-year high, $7,945; on the last sale's $824,900, $5,774.30.
Florida's owner's title insurance premium is set by the state under Florida Administrative Code rule 69O-186.003, as the Florida Department of Financial Services title insurance overview explains. In Collier County the buyer customarily selects the closing agent and pays the owner's title policy. The contract always controls, and we never list the owner's policy as a Sawgrass seller cost unless your contract makes it one.
The Sawgrass association and The Strand master association each issue an estoppel certificate under section 720.30851. Since the 2024 amendments in House Bill 979, the cap for a current account is $299, with up to $119 more for a rush and $179 more on a delinquent account. The Sawgrass certificate should confirm that the master share rides inside the Sawgrass bill, as the declaration says it does.
The Strand has no community development district. None appears on the Florida Commerce Official List of Special Districts, Collier County's community development district layer shows none at Persimmon Way, and every Sawgrass bill on the 2026 preliminary roll carries $0 in non-ad valorem assessments. There is no bond balance to disclose or pay off.
Florida property taxes are paid in arrears, so at a closing before the November bill you credit the buyer for your days of ownership that year, the method the Florida Department of Revenue's property tax pages describe. The recorded declaration has Sawgrass assessments paid quarterly in advance, so the quarter you have prepaid is prorated back to you from the estoppel figures.
Commission is negotiable and set in your listing agreement; there is no standard rate. Since the National Association of REALTORS settlement practice changes of August 17, 2024, offers of compensation to a buyer's agent are not advertised on the MLS, and buyers sign a written agreement with their own agent before touring, per NAR's settlement FAQs and its guide to written buyer agreements. Whether you offer anything toward the buyer's agent is your decision.

The $875,000 figure is the February 2025 sale of the most-traded plan, used for arithmetic only; it is not a Sawgrass median and not a value for your home. A closing agent's settlement statement is the only final number, and we prepare an estimated net sheet for your own price and contract before you sign anything. Call Jesse direct at (239) 898-6072.
A Sawgrass at The Strand seller owes the buyer the homeowners' association disclosure summary under section 720.401, known material defects under Florida's common-law duty, a property tax disclosure summary and the flood disclosure under section 689.302. Sawgrass is a Chapter 720 community under a Chapter 720 master, so no condominium resale package applies.
Section 720.401 requires a disclosure summary before the contract in a community where association membership is mandatory, telling the buyer that membership is required, that recorded covenants govern the use of the property and that assessments are owed and may change. In Sawgrass the buyer joins the Sawgrass association and, through it, The Strand master association. If the summary is not delivered before the contract is signed, the buyer may cancel, so we prepare it at listing.
Florida's Supreme Court held in Johnson v. Davis that a seller who knows of facts materially affecting value that are not readily observable must disclose them, and an "as is" contract does not remove that duty. On a Sawgrass home that usually means roof leaks and repairs, pool or cage damage, plumbing and air conditioning history on a house completed in the late 1990s, and any exterior change made without the master association's written approval.
Section 689.261 requires a property tax disclosure summary at or before the contract, warning the buyer not to rely on your taxes. In Sawgrass the warning is concrete: on the 2026 preliminary roll the median tax is $3,917.14 on the 18 homesteaded homes and $7,153.98 on the 11 without the exemption, and a buyer's assessment resets toward the purchase price.
Section 689.302 requires a residential seller to disclose flood insurance claims, federal flood assistance and known flood damage on the prescribed form. Every Sawgrass address point sits in unshaded Zone X, but the form asks about claims and damage, not zones, so answer it from your own records.
If a tenant occupies your home, disclose the lease, the rent, the deposit and the end date. Section 10.4 of the declaration requires every lease to be in writing with a copy delivered to the board, for no less than 30 days and no more than three times a year, with no subleasing and no room rentals, so your buyer's agent will check the lease against those limits.
A Sawgrass at The Strand seller should gather the recorded declaration, the association's adopted budget and current quarterly invoice, the roof permit and a wind mitigation report, the pool and cage records, the master association's approvals for exterior work, and any lease, before the first showing, and confirm who issues the Sawgrass estoppel.
The Sawgrass declaration is public at the Collier County Clerk, and the Clerk's official records search finds the further Sawgrass instrument indexed November 30, 1999 at O.R. 2615, Page 1938, which a title search should read. The adopted budget, the current quarterly invoice and any special assessment adopted or under discussion are not public; a Florida homeowners' association must make its budget and records available to members under section 720.303.
The re-roof date and permit, which Collier County's permit history search can confirm by address; a wind mitigation report on the OIR-B1-1802 form your buyer's insurer reads; the pool, heater and cage permits; any impact window or shutter permits; and, for the three southern lots in particular, an elevation certificate, which Collier County explains in its Building Bulletin 21.
Air conditioning, water heater and pool equipment invoices; the master association Construction Committee's written approval for any roof material change, cage, fence, generator pad or window replacement under section 6.1 of the declaration; any lease; the record of the association's last exterior painting of your home; and the quarterly assessment receipts that show your account is current.
Flood helps a Sawgrass at The Strand sale: all 29 Persimmon Way address points sit in unshaded Zone X on FEMA's effective and preliminary maps. Home age is the harder conversation, because every Sawgrass home was completed from 1997 to 2000, before the statewide building code, and a buyer's insurer prices the roof and openings.
We ran every Persimmon Way address point through FEMA's National Flood Hazard Layer on September 29, 2026: 29 of 29 in Zone X, "Area of Minimal Flood Hazard," all on FIRM panel 12021C0211H, effective May 16, 2012. FEMA's preliminary layer puts all 29 in unshaded Zone X as well. Most of The Strand reads Zone X, but on the effective map parts of The Links, Turnberry Woods, Eden and the single-family streets read Zone AH, so a clean Sawgrass result is a fact worth stating in the listing.
An address point sits near the street, and a Sawgrass backyard runs toward the fairway and the lake, so we also tested all 29 lot polygons. On the effective map the edges of three lots, the three southernmost on the street nearest the lake, touch a Zone AE area, covering about 3% to 7% of each lot at its edge; on the preliminary map none do. A lot edge is not a building footprint, and a lender's flood determination or an elevation certificate decides the zone for a specific home. If you own one of those three, we gather the determination before listing.
Collier County's hurricane evacuation zone layer places Persimmon Way in Evacuation Zone D, called after Zones A, B and C, and the National Hurricane Center's storm surge risk maps show no surge at a Persimmon Way test point in Category 1, 2 or 3 scenarios. In Hurricane Ian in 2022 the severe impacts in North Naples were confined to the immediate coastline, per the National Hurricane Center's report. In Hurricane Irma in 2017 a station near Immokalee Road recorded a 112 mph gust, per the National Weather Service's Irma report, which is why wind, not water, is the storm risk a Sawgrass buyer prices.
The statewide Florida Building Code took effect March 1, 2002, after every Sawgrass home was completed, as the Florida Housing Finance Corporation's briefing summarizes. A Sawgrass home with a newer tile roof, impact-rated windows and doors or permitted shutters, and documented roof-to-wall connections insures very differently from one on its original openings, and a wind mitigation inspection under section 627.0629 documents those credits. Florida's condominium milestone-inspection law does not apply to a detached Sawgrass home.
A Sawgrass at The Strand buyer prices four layers into an offer: the Sawgrass association fee, unpublished but by its declaration covering lawn care, exterior painting and roof repair and the master share; the club's mandatory $4,162 Social dues for 2026; property taxes that reset after a sale; and a whole-house insurance policy, because the association insures only common areas.
Layer | What it is in Sawgrass | 2026 figure |
|---|---|---|
Sawgrass association fee | Billed quarterly in advance; covers common areas and the Persimmon Way roadway, the Buffer Areas, lawn and landscaping on every lot, regular exterior maintenance including painting and roof repair short of replacement, minor driveway repair, management, reserves and the master share | Not published; the estoppel certificate states it |
Club Social membership | Mandatory for every Strand homeowner, no initiation fee | $4,162 a year |
Property taxes | Reset toward the purchase price after a sale | Non-homestead median $7,153.98 on the 2026 preliminary roll (n=11, odd) |
Homeowner's insurance | Whole house, including windstorm; the association may ask to be an additional insured | Quoted by address |
Flood insurance | Optional in Zone X; the lender decides | Quoted by address |
CDD | None at The Strand | $0 |

A buyer who reads section 5.1 learns that the Sawgrass fee buys exterior painting, routine roof repair, gutters and downspouts, and the lawn, which most detached Strand neighborhoods leave to the owner. For scale only, the separate Single Family Homes association in The Strand publishes a 2026 assessment of $1,525 a quarter for different duties; it is not a Sawgrass number. We present the Sawgrass fee's contents in the listing and the amount the moment the estoppel is in hand.
Florida's homestead assessment cap under section 193.155 resets after a sale, so a long-held homestead bill of $3,000 to $4,000 says nothing about your buyer's. Across all 29 homes the 2026 preliminary bills run $3,066.48 to $7,895.45. A buyer paying in the range of the recent sales who will not homestead should budget at or above the non-homestead median of $7,153.98; one who will can file for the exemption under section 196.031 by March 1 after taking title.
Sawgrass at The Strand's recorded rules widen the buyer pool more than most in The Strand: no age restriction, no association approval, leases of 30 days or more up to three times a year, household cats and dogs with no weight limit, and an eight-hour limit on trucks, boats and trailers outside the garage. Each rule is a line we put in the listing.
The Sawgrass declaration contains no housing-for-older-persons restriction, and its definition of a "Single Family" includes the owner's "children, parents, brothers, sisters, grandchildren." Every buyer is a potential buyer, and Persimmon Way is zoned to three Collier County public schools that earned an A from the state in 2024, 2025 and 2026.
Section 10.4 allows written leases of no less than 30 days, no more than three times a year, with no subleasing without board approval and no room rentals; the master declaration adds its own 30-day minimum. That suits a seasonal buyer who wants to lease for a month or a season while away, and rules out a nightly or weekly rental plan. No tenant pre-approval is written into the Sawgrass declaration.
The declaration allows "pets of a normal domesticated household type such as a cat or dog," leashed in common areas, with no weight limit and no breed list, and the master declaration caps a parcel at two domestic animals. A buyer with a large dog who has been turned away by a condominium's 30-pound rule, Mango Cay II's among them, is a Sawgrass buyer.
No boats, trucks, commercial vehicles, trailers or RVs may stay outside the garage for more than eight hours, garages may not be converted without board permission, and garage doors stay closed. A buyer with a work truck or a boat needs storage elsewhere; a buyer with a golf cart looks for one of the side-entry cart garages some homes have, per the master association.
The eight marketed Sawgrass at The Strand sales of the last five years took 3 to 133 days on the MLS, with four under a month and the September 2026 pending sale at 133 days. The list price, more than the season, decided which was which. A cash or financed closing usually adds 30 to 45 days after the contract.
Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026)
Sale | Days on market | Sold to list |
|---|---|---|
July 2025, 2,943 sq ft, $824,900 | 3 | 100.00% |
November 2023, 2,286 sq ft, $980,000 | 7 | 100.00% |
April 2022, 2,737 sq ft, $1,000,000 | 19 | 95.24% |
February 2023, 2,317 sq ft, $690,000 | 25 | 92.62% |
April 2024, 2,286 sq ft, $1,025,000 | 36 | 100.00% |
April 2023, 3,233 sq ft, $1,135,000 | 66 | 100.00% |
February 2025, 2,286 sq ft, $875,000 | 74 | 97.23% |
November 2022, 2,767 sq ft, $1,000,000 | 133 | 90.99% |
The June 2022 sale, entered after closing and not marketed on the MLS, has no days on market and is left out of this table.
The two fastest sales closed at full list, one in 3 days and one in 7. The slowest, the November 2022 four-bedroom, listed at $1,099,000 and closed at $1,000,000 after 133 days, 90.99% of list. The February 2025 sale of the 2,286 square foot plan listed at $899,900, closed at $875,000 after 74 days, and the same plan listed at $960,000 in 2026 was still pending after 133 days. The pattern is the usual one on a thin street: a price buyers accept on the first look sells in weeks, and a price above it waits and then gives back the difference.
Sawgrass needs no association approval, so the contract-to-closing period is set by the buyer's financing, inspection and insurance, and by the two estoppel certificates, which a Florida association must deliver within the time limits of section 720.30851. We order both certificates the day the contract is signed.
Whether to sell, lease or hold a Sawgrass at The Strand home turns on your basis, your plans and the roof. Owners who bought before 2021 sit on large recorded gains, the declaration allows seasonal leasing up to three times a year, and holding means owning a house whose roof and openings will need money eventually. We lay out all three with numbers.
The county's qualified sales show Sawgrass first sales at a median of $330,100 from 1998 to 2000, a 2005 median of $683,900 on eight sales, a trough as low as $350,000 on a single 2011 sale, a 2020 median of $510,000 and a 2021 median of $600,000, against MLS closings of $690,000 to $1,135,000 since 2022. Most long-held owners have a large gain, and homestead owners should talk with a tax advisor about the federal exclusion before listing.
The declaration allows written leases of at least 30 days up to three times a year, so a seasonal lease is possible, with the lease copied to the board and the gate's transponders issued to approved renters. A lease does not suit every owner: the owner still carries the roof, the whole-house policy and the club dues, and a tenant in place narrows the buyer pool when you do sell.
Holding keeps your homestead cap and your fairway, and the association keeps painting the exterior. It also means facing the roof replacement, the insurance renewals on a pre-2002 house and the I-75 widening along The Strand's east edge, where FDOT's construction starts from fall 2026. If you expect to sell within a few years, the quiet street of September 2026 is a reason to look at the numbers now.

On a street where the same plan closed at $1,025,000 and then $875,000 ten months later, the price decides the sale. We would rather you see the evidence and the number before you commit to anything, and many Sawgrass owners use the valuation to decide whether to sell this season or next.

★★★★★ "We had been on the market for several months with no offers. When we signed with Marc our house was sold in 2 weeks. He has a unique system for selling homes." Verified Google review
The November 2022 Sawgrass sale took 133 days. The difference between a listing that sits and one that sells is usually the price, the presentation and the paperwork, in that order.
★★★★★ "Working with Jesse was easy, I was kept up to date on all feedback from showings and the many open houses. Highly recommend!" Verified Google review
With the gate between your home and every buyer, the feedback after each showing is how you know whether the price is working.
★★★★★ "Jesse and his team at Domain have taken care of me, my family and my friends for many years. They have listed and sold our properties, facilitated the purchase of our properties and arranged for rentals." Verified Google review
★★★★★ "Working with Jesse and his team was truly an amazing experience. From the very beginning, they were professional, attentive, and incredibly knowledgeable. They guided us through every step of the process with patience and clarity, always making sure we felt comfortable and informed with every decision." Verified Google review
A Sawgrass at The Strand specialist matters because the facts that decide this sale sit in recorded documents rather than in a listing feed: a 1998 declaration that puts exterior painting in the fee but the roof replacement on you, a Pelican Strand Replat 2 legal description, plans that price very differently per foot, a sale entered after closing, and three lots with an AE edge.

Pricing a four-bedroom home at the two-bedroom plan's price per foot, quoting a Sawgrass median that nine sales cannot support, listing the home as a villa, dividing the price by the county's base area, telling a buyer the roof is in the fee, quoting a flood zone for "Persimmon Way" without checking the three southern lots, ordering one estoppel instead of two, or confusing your home with one of the many other Florida neighborhoods named Sawgrass. Each one costs a seller time or money.
Sawgrass is one of fifteen neighborhoods behind The Strand's gate and the smallest by home count. Our guide to selling a home in The Strand covers the community-wide seller picture, and our Sawgrass at The Strand neighborhood guide covers every recorded fact about the 29 homes.
Many Sawgrass at The Strand sellers are buying their next Florida home in the same season, whether another home inside the gate, a smaller villa elsewhere in North Naples, or a home in Estero or Bonita Springs. We run both sides together, including the timing of two closings and, for the 18 homesteaded Sawgrass owners, the Save Our Homes portability claim.
Florida's portability rule lets a homestead owner who sells and establishes a new Florida homestead transfer some or all of the accumulated Save Our Homes benefit, within the time limits in the Department of Revenue's PT-112 portability guide. With 18 of Sawgrass's 29 homes homesteaded on the 2026 roll, this matters to most of our sellers. Call Marc at (239) 287-5873 or read how we represent buyers in Southwest Florida.
Some owners move within The Strand and keep the club, from a Sawgrass pool home to a carriage or coach home with no lawn or pool to keep, or from a two-bedroom plan to a larger one on the same street. If you are staying, our guide to buying a home in Sawgrass at The Strand shows how a buyer reads the same records you are selling with.
These are the questions Sawgrass at The Strand owners ask before they sell, each answered in a short paragraph from the Southwest Florida MLS Matrix pull of September 26, 2026, the county's recorded sales and 2026 preliminary roll, the recorded Sawgrass declaration and Florida law. Nothing here is tax or legal advice; confirm anything that affects your sale with your closing agent, attorney or CPA.
It depends first on your plan. The 2,286 square foot two-bedroom-plus-den plan closed at $980,000, $1,025,000 and $875,000 from November 2023 to February 2025; the larger homes closed at $824,900 to $1,135,000 over five years. A free Sawgrass home valuation narrows that to your address.
The last MLS closing was July 7, 2025: a three-bedroom home of 2,943 square feet at its full $824,900 list price after 3 days. No Sawgrass home closed from September 27, 2025 to September 26, 2026.
$1,135,000, for a four-bedroom-plus-den home of 3,233 square feet in April 2023, at full list after 66 days. The highest price per living square foot was $448.38, the 2,286 square foot plan's $1,025,000 sale in April 2024.
Because no MLS window reaches ten closings: 0 in 12 months, 2 in 24, 4 in 36 and 9 in 60. A median of so few sales mostly reflects which plans happened to sell, so we list every sale instead.
Three in 2022, three in 2023, one in 2024, two in 2025 and none in 2026 through September 26, on the MLS. Twenty-nine homes and long ownership keep the count low.
Four of the eight marketed sales in five years closed at full list; the other four closed at 90.99% to 97.23% of list. The June 2022 sale was entered after closing and has no list-price ratio.
On September 26, 2026 no other Sawgrass home was active, and one was pending with a contingency at a $960,000 list price. Your buyer will also look at Ana's Place, The Links and Mango Cay, so we price against those too.
No. The Strand's 12-month MLS median of $610,000 mixes condominiums, coach homes and detached homes. The twelve detached sales in The Strand closed at a median of $1,265,000 (n=12, even), none in Sawgrass. Your plan's own record is the yardstick.
No. The 2026 preliminary just values run $620,810 to $839,764 with a median of $687,945, and every Sawgrass sale since 2022 closed above that median.
Sawgrass was platted as Pelican Strand Replat 2, a replat of Tract 4 of Pelican Strand, in Plat Book 29, Pages 51 to 53, before the community took The Strand name in 1999. The name on your deed is correct, and we explain it in the listing file.
No. Section 10.3 of the declaration says "There shall be no restrictions on transfers of Lots" and asks only that the association be notified of the transfer.
Only one that meets the master association's guidelines, under section 7.7 of the declaration. We confirm the current standard before we order one.
Two: the Sawgrass association's and The Strand master association's, each under section 720.30851, with a $299 cap for a current account. The Sawgrass certificate should confirm that the master share rides inside the Sawgrass bill.
The association does, through whoever its board designates. The master association lists a volunteer board and an association email for Sawgrass, and the Sunbiz record moved the association's address to an office suite on Collier Center Way in April 2025, so we confirm the issuer on the day we list.
$0.70 per $100 of the price under section 201.02: $6,125 on $875,000, $7,175 on $1,025,000 and $7,945 on $1,135,000. The seller customarily pays them in Collier County.
In Collier County the buyer customarily pays for the owner's title policy and chooses the closing agent. The contract controls.
Not automatically. Get a roof inspection and a wind mitigation report first; if the roof will not insure, a buyer will price a replacement into the offer anyway, and a credit can be cleaner than a rushed re-roof. The association repairs roofs under the declaration, but replacement is yours.
Yes. Section 5.1 has the association provide regular exterior maintenance, including painting and roof repair short of leaks, structure and replacement, through the fee. We quote it in the listing, with the date of your home's last painting.
Usually only the things a buyer's inspector and insurer will flag: roof, openings, air conditioning and pool equipment. The July 2025 sale at $280.29 per foot shows how an older interior prices; the $448.38 per foot April 2024 sale shows the other end.
Yes, and the answer helps: all 29 Persimmon Way address points are unshaded Zone X on FEMA's effective and preliminary maps. On the effective map the edges of the three southernmost lots touch a Zone AE area; a lender's determination decides the home itself.
A lender does not require it for a home whose footprint is in Zone X. It is optional, usually inexpensive under FEMA's Risk Rating 2.0, and worth the buyer pricing.
Yes. Disclose the lease, which must be in writing, at least 30 days long and copied to the board under section 10.4, and decide with us whether to sell with the tenant in place or after the lease ends.
Yes. The Sawgrass declaration sets no weight limit or breed list for household cats and dogs, and the master declaration allows two animals per parcel.
Yes. Sawgrass is not age-restricted, and its declaration's definition of a single family names children and grandchildren.
$4,162 for the mandatory Social membership in 2026, with no initiation fee for Strand homeowners, per the club's 2026 Membership Brochure. Golf and Sport memberships are optional upgrades.
No. The Strand has no community development district, and every Sawgrass bill on the 2026 preliminary roll shows $0 in non-ad valorem assessments.
The eight marketed sales took 3 to 133 days on the MLS. A price inside your plan's record has sold in weeks; a price above it has waited months.
October or November, so the home is photographed and documented when the winter buyers arrive. Three of the four full-list Sawgrass sales in five years closed between November and April.
Sawgrass is owned land with no approval and larger homes; Mango Cay is condominium villas with approvals, smaller plans and lower prices, $499,000 to $715,000 across its seven five-year sales. The comparison table above sets them side by side.
Possibly, for buyers sensitive to highway sound. The Sawgrass row sits roughly 500 feet west of the nearest I-75 travel lane by our aerial measurement, and FDOT's widening starts from fall 2026. We schedule showings with that in mind and say so in the listing.
Commission is negotiable and set in the listing agreement; there is no standard rate. We explain every term before you sign.
Yes. The June 2022 Sawgrass sale was entered in the MLS only after closing. We will also tell you what a quiet sale gives up on a street with no competing listing.

Three Sawgrass records are not public and cannot be linked: the Sawgrass association's adopted budget and quarterly assessment, the master association's adopted budget and assessment, and any rules the Sawgrass board has adopted under the declaration. Each comes with the estoppel certificates or from the association itself, and we request them before a listing goes live or an offer is written.
