What Does It Take to Buy a Home in Sawgrass at The Strand?

Buying in Sawgrass at The Strand means waiting for one of 29 golf-front single-family homes on Persimmon Way to come up, then choosing on plan, position on Sabal hole 2 and roof. Nine sold through the MLS in five years, from $690,000 to $1,135,000; on September 26, 2026 none was for sale and one was pending.

This buyer guide sits beside our full Sawgrass at The Strand neighborhood guide, which covers the 1998 declaration, the replat, the flood test on every lot, the schools and the drive times, and our guide to The Strand in North Naples, which covers all fifteen neighborhoods behind the gate. This page answers the buyer's questions: which home, at what price, with which costs and rules, and how to be first when one lists. Call Marc at (239) 287-5873 whenever you are ready to start.

You Are Choosing One of 29 Homes on One Street

Sawgrass is one curving row of 29 detached homes, all on the same side of Persimmon Way, facing east toward Strand Boulevard with every lanai looking west across the second hole of the club's Sabal nine. It is the smallest neighborhood in The Strand by home count, and nine of its homes show no sale for value since 2013 or earlier in the county file. Choice is the scarce thing here, not information.

You Own the Lot and the House; the Association Paints

Sawgrass is a Chapter 720 homeowners' association, so you take title to a platted lot of 0.19 to 0.23 acres and the house on it. The recorded declaration has the association maintain your lawn and landscaping and provide regular exterior maintenance, "including painting and repair of roof (excluding roof leaks and structural portions of the roof), gutters, down spouts, and exterior building surfaces," through the fee. Roof replacement, the pool, the cage, the interior and the whole-house insurance policy are yours.

Two Associations and a Club

You join the Sawgrass at The Strand Homeowner's Association and, through it, The Strand Master Property Owners Association, whose share the Sawgrass association collects inside its quarterly bill by the recorded text. You also hold a mandatory Social membership in The Club at The Strand, $4,162 in dues for 2026 with no initiation fee for homeowners.

What Sawgrass Does Not Have

No neighborhood clubhouse or pool, no age restriction, no association approval to buy, no community development district, no condominium paperwork for your lender, and no published fee. Each absence matters to a buyer, and the last one is the reason we get the estoppel figures before you write an offer.

Why Do Sawgrass Buyers Work With McGreevy and Comisar?

Sawgrass at The Strand buyers work with McGreevy and Comisar because the right home is decided by records a listing does not show: the plan's recorded sales, the roof permit, the flood result for that lot, the declaration's painting clause and the fee on the estoppel. What We Tracked for This Page

We tracked every one of the nine Sawgrass MLS closings of the last five years, the one pending sale, every recorded Sawgrass deed in the county's sales file back to July 1997, the 2026 preliminary roll for all 29 homes, FEMA's effective and preliminary flood maps for every address point and every lot, and the recorded declaration. Domain Realty, our brokerage, closed 658 transaction sides in Naples in the 60 months to October 5, 2026, $521.5 million in volume counted by side, per the Southwest Florida MLS pulled that day. Key Takeaways for a Sawgrass Buyer

These are the facts a Sawgrass at The Strand buyer needs before touring, from the Southwest Florida MLS Matrix pull of September 26, 2026, the county's recorded sales and 2026 preliminary roll, FEMA's maps and the recorded declaration.

  • Supply is the constraint: 9 MLS closings in five years, none in the last 12 months, no active listing and one pending with a contingency on September 26, 2026.
  • Prices, listed: $690,000 to $1,135,000 over five years; no window reaches ten sales, so no Sawgrass median is quoted.
  • The common plan: 2,286 square feet, two bedrooms plus a den, closed at $980,000, $1,025,000 and $875,000 since November 2023; a fourth was pending at a $960,000 list.
  • Bigger costs more, but less per foot: larger homes closed at $280.29 to $365.36 per living square foot; the 2,286 square foot plan reached $448.38.
  • The fee does more: by the declaration it includes your lawn and regular exterior maintenance, including painting and roof repair short of replacement, plus the master share; its amount is not published.
  • The roof is yours to replace: on homes completed from 1997 to 2000, before the 2002 statewide code.
  • Flood: all 29 address points unshaded Zone X on the effective and preliminary maps; three southern lots touch Zone AE at the edge on the effective map only.
  • Rules: no approval to buy, 30-day minimum leases up to three a year, household cats and dogs with no weight limit, two pets per parcel under the master declaration.
  • Annual costs to plan for: the unpublished association fee, $4,162 club dues, taxes that reset to your price (non-homestead median $7,153.98 on the current roll) and a whole-house policy.

What Is the Sawgrass Market Like for Buyers Right Now?

The Sawgrass at The Strand market for buyers is a waiting game: no closing from September 27, 2025 to September 26, 2026, no active listing on September 26, 2026, and one home pending with a contingency at a $960,000 list after 133 days. Nine homes closed through the MLS in five years, so the buyer who is ready first gets the next one.

Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026)

Five Years, Nine Sales

Three Sawgrass homes closed in 2022, three in 2023, one in 2024, two in 2025 and none so far in 2026. Prices ran from $690,000 in February 2023 to $1,135,000 in April 2023, and $8,429,900 changed hands across the nine sales. No window reaches ten closings, so we list every sale below instead of quoting a median.

The Last 12 Months

None. The two most recent sales were in 2025: a 2,286 square foot two-bedroom-plus-den home at $875,000 in February, 97.23% of its $899,900 list after 74 days, and a 2,943 square foot three-bedroom home at its full $824,900 list in July after 3 days. Meanwhile The Strand as a whole recorded 61 MLS closings at a median of $610,000 (n=61, odd), and its twelve detached sales closed at a median of $1,265,000 (n=12, even) after a median 7 days, none of them in Sawgrass.

What Is for Sale

Nothing active on September 26, 2026. The one pending sale, a 2,286 square foot home with two bedrooms, a den and three baths, was listed at $960,000. If it falls through, it returns to the market; if it closes, the street goes back to zero.

How to Be First When One Lists

Get pre-approved or document your funds now, decide which plan and which end of the row you want, have insurance quotes on a comparable pre-2002 home in hand, and let us watch the street. Sawgrass homes that were priced right have gone under contract in 3 and 7 days.

Which Sawgrass Home Should You Buy?

The Sawgrass at The Strand home to buy depends on how much house you need. Two-bedroom-plus-den homes of about 2,200 to 2,300 square feet are the most-traded; three-bedroom homes run about 2,740 to 2,940 square feet; four-bedroom homes about 2,770 to 3,230. Some are one story and some two, so the layout matters as much as the size.

The Sizes Compared

Group MLS sales, five years MLS living area Sold prices $ per living sq ft
2 bedrooms plus den 5 2,206 to 2,317 sq ft $690,000 to $1,025,000 $297.80 to $448.38
3 bedrooms, with or without a den 2 2,737 to 2,943 sq ft $824,900 and $1,000,000 $280.29 and $365.36
4 bedrooms, with or without a den 2 2,767 to 3,233 sq ft $1,000,000 and $1,135,000 $361.40 and $351.07

Southwest Florida MLS Matrix, every Persimmon Way closing in The Strand from September 27, 2021 to September 26, 2026, pulled September 26, 2026.

Who the Two-Bedroom-Plus-Den Homes Suit

A couple or a seasonal owner who wants a den for guests or an office, a pool and the fairway, without rooms to heat, cool and clean that nobody uses. The 2,286 square foot plan is the yardstick: $980,000, $1,025,000 and $875,000 in its last three sales, and another pending at a $960,000 list.

Who the Three- and Four-Bedroom Homes Suit

A full-time household, visiting family, or a buyer who wants the most house behind The Strand's gate short of the single-family streets. These homes have sold for less per foot than the smaller plan, which is good news for a buyer who needs the space: the 3,233 square foot four-bedroom-plus-den home closed at $351.07 a foot, and the 2,943 square foot three-bedroom at $280.29.

One Story or Two

The master association describes Sawgrass homes as "one and 2 story," and neither the MLS nor the county roll records which is which. If stairs matter to you now or later, we confirm the layout before you tour, and we read the county's base area, which measures the footprint, against the MLS living area to spot a second floor.

Check the Floor Plan, Not Just the Square Footage

Two homes of 2,286 square feet can live very differently depending on whether the den is open or closed, where the primary suite sits and how the lanai connects to the kitchen. We get the floor plan for any Sawgrass home before you fly in.

What Do Sawgrass Homes Cost to Buy?

Sawgrass at The Strand homes cost $690,000 to $1,135,000 across the nine MLS sales of the last five years, and the two most recent closed at $875,000 and $824,900 in 2025. Because no window holds ten sales, the fair price for a specific home comes from its own plan's sales, not a neighborhood median.

The June 2022 sale was a Sold Data Entry, entered in the MLS after closing and never marketed there, and it counts in the range but not in sale-to-list or days on market.

What a Fair Offer Looks Like

Four of the eight marketed sales closed at full list and four at 90.99% to 97.23% of list. The homes that sold at full price sold fast, in 3, 7, 36 and 66 days; the homes that gave ground had been listed above what buyers would pay and sat 19 to 133 days. A fair offer is one tied to the plan's recent sales and the home's roof and condition, and we write it with those numbers attached.

The County's Version of the Same Market

The county's recorded sales agree with the MLS: all nine closings appear as qualified sales, and no off-market Sawgrass sale was recorded in the five years. The county's 72-month window holds 12 qualified sales at a median of $887,500 (n=12, even, the mean of $875,000 and $900,000), including three 2021 sales at $515,000 to $665,000. We never compare the county's base-area square footage with the MLS living area.

Which Spot on the Row Fits You?

Every Sawgrass at The Strand home backs onto Sabal hole 2, so the choice on the row is about what part of the hole you face, how far the tee or green sits from your lanai, whether the lake at the south end is in view, and how you feel about golf-course living. Lot sizes differ only slightly, 0.19 to 0.23 acres.

One Row Facing East, Lanais Facing West

The homes face east toward Persimmon Way and Strand Boulevard, and the lanais face west over the fairway, so the pool deck gets the afternoon and evening sun. That is a sunset view in winter and a hot deck in August, and a cage and a lanai fan matter more here than on an east-facing lot.

Golf-Front Living, Honestly

The view comes with errant balls, early mowers and the course's maintenance schedule, and the declaration requires every lawn to be kept to the pavement edge and to the waterline of any lake. Sabal is the nine the club calls "our signature course," with a slope rating of 155 from the Black tees on the Florida State Golf Association's record. We walk you behind the cage at the hours you would actually use it.

Lot Sizes

Lots run 0.19 to 0.23 acres, a median of 0.20 on the 2026 roll, about six acres for the 29 homes together. Lot size barely separates Sawgrass homes; the view and the house do.

The South End and the Lake

The homes at the south end of the row also look toward a lake, which many buyers love. On FEMA's effective map the edges of the three southernmost lots touch a Zone AE area, though every address point is Zone X and the preliminary map shows no Special Flood Hazard Area on any lot. We get the lender's flood determination for those three before you commit.

Closer to the Gate, Closer to I-75

Sawgrass is less than a mile from The Strand's main gatehouse and the clubhouse is "not more than a half mile away," per the master association, which is convenient. The row also sits roughly 500 feet west of the nearest I-75 travel lane by our aerial measurement, with Strand Boulevard and a golf hole between, and FDOT's widening starts from fall 2026. Visit at the evening rush and on a weekend morning before you decide.

Sawgrass at The Strand vs Mango Cay at The Strand: Which Should You Buy?

Choose Sawgrass at The Strand for an owned lot, a fairway view, more space and no association approval; choose Mango Cay at The Strand for a newer, smaller detached pool villa held as a condominium unit at a lower price. Sawgrass's nine five-year sales ran $690,000 to $1,135,000; Mango Cay's seven ran $499,000 to $715,000.

Choose Sawgrass If

You want to own the land, a fairway behind the lanai, room for three or four bedrooms, no association approval to buy, sell or lease, a large dog, and an association that still paints and patches the exterior. Accept an older house, a roof you will replace, a whole-house insurance policy and an unpublished fee.

Choose Mango Cay If

You want a detached pool home behind The Strand's gate at a lower price, built after the 2002 code, with roofing in the fee at Mango Cay II. Accept condominium approvals, a one-year minimum lease at Mango Cay II, a 30-pound pet limit and smaller plans. Read our Mango Cay at The Strand guide and our guide to buying a home in Mango Cay at The Strand.

If Sawgrass has nothing for sale when you are ready, the nearest alternatives are Ana's Place, 32 detached pool homes with a five-year MLS median of $979,500 (n=12, even), and The Links at The Strand, detached golf-front pool homes with a five-year median of $1,167,500 (n=10, even) and six sales in the last year. Our guide to buying a home in The Strand compares all fifteen neighborhoods.

What Will You Pay to Own a Sawgrass Home Every Year?

Owning a Sawgrass at The Strand home costs four layers a year: the Sawgrass association fee, which is not published but by the declaration covers your lawn, exterior painting, roof repair and the master share; $4,162 in mandatory club dues for 2026; property taxes reset to your price; and your own homeowner's policy, plus flood insurance if you choose it.

The Layers

Layer What it covers 2026 figure
Sawgrass association fee Persimmon Way roadway and common areas, Buffer Areas along Strand Boulevard, lawn and landscaping on your lot, regular exterior maintenance including painting and roof repair short of replacement, minor driveway repair, management, reserves, and the master association's share Not published; billed quarterly in advance
Club Social membership Mandatory; clubhouse, dining, racquets, pool and fitness access $4,162 a year, no initiation for homeowners
Property taxes Reset toward your price after purchase Non-homestead median $7,153.98 on the 2026 preliminary roll (n=11, odd)
Homeowner's insurance The whole house, including windstorm Quoted by address
Flood insurance Optional in Zone X Quoted by address
CDD None $0

Why the Fee Is Not on This Page

Neither the Sawgrass association nor the master association publishes its assessment, and we will not print a number no document supports. The current quarterly invoice from the seller, the adopted budget a Florida association must make available under section 720.303, and the estoppel certificate under section 720.30851 give you the figure; we gather them before you write an offer. For scale only, the separate Single Family Homes association in The Strand publishes $1,525 a quarter for 2026, with different duties.

What the Fee Covers, and What It Does Not

Covered by the recorded declaration: common areas, the roadway, the Buffer Areas, your lawn and landscaping, exterior painting and routine repair of the roof, gutters, downspouts and exterior surfaces, minor driveway repair, and the master share. Not covered: roof leaks, structural roof work and roof replacement, the pool, cage, decks and walkways, the front walk, the interior, broken glass and torn screens, and your insurance.

Estimating Your Tax Bill

Florida's homestead cap under section 193.155 resets after a sale, so the seller's bill does not predict yours. On the 2026 preliminary roll the homestead median is $3,917.14 (n=18, even) and the non-homestead median $7,153.98 (n=11, odd). If the home will be your permanent residence on January 1, file for the exemption under section 196.031 by March 1; the Collier County Tax Collector issues bills in November.

How Does the Mandatory Club Membership Work When You Buy in Sawgrass?

Every Sawgrass at The Strand buyer becomes a Social member of The Club at The Strand at closing, with no initiation fee for Strand homeowners and $4,162 in annual dues for 2026, per the club's brochure. Golf and Sport memberships are optional upgrades with their own initiation fees, and golf is never an association charge.

The 2026 Membership Schedule

Membership Initiation for a Strand homeowner 2026 annual dues
Social None; mandatory $4,162
Sport $40,000 $7,652
Single Golf $80,000 Scaled by age
Full or Family Golf $100,000 $15,861 at 56 and over

Source: The Club at The Strand 2026 Membership Brochure. The club advertises "NO Assessments, NO Capital Dues, NO Hidden Fees, NO Food and Beverage Minimums."

Golf on the Sabal Nine

The club's 27 holes are the Savannah, Sabal and Preserve nines, designed by Gordon G. Lewis, per the club's golf page. Sawgrass backs onto Sabal, and the Sawgrass declaration is explicit that the master assessment "does not include the Pelican Strand Golf Course which is governed by separate membership entities." Living on the hole does not make you a golf member.

Ask Before You Buy

Dues change each season, so read the current brochure before an offer, and ask the club about any waitlist for the golf tier you want. The clubhouse, which gained a $2.4 million lower-level renovation in 2022 per Club + Resort Business, is a short drive or cart ride from Persimmon Way.

How Do You Finance a Sawgrass Home?

A Sawgrass at The Strand home is financed as a detached single-family house, so there is no condominium project review: the lender appraises the house, checks title, insurance and the flood determination, and lends on your credit. The thin sales record makes the appraisal the step to plan for.

A Single-Family Loan, Not a Condominium Review

Condominium buyers in The Strand, Mango Cay's included, face a lender's questionnaire about the association's reserves and budget. A Sawgrass loan does not. The lender will want a homeowner's policy sufficient to rebuild, which the declaration lets the association require anyway, and a flood determination for the home.

What Helps a Sawgrass Appraisal

With no Sawgrass sale in the last year, an appraiser reaches back to 2024 and 2025 sales and sometimes to Ana's Place or The Links. We give the appraiser the plan-matched sales, the per-foot figures on the MLS living area and the home's improvement list, so the appraisal supports the price you agreed.

Cash Buyers

A cash purchase removes the appraisal and lender timeline. On a street with no competing listing, a cash offer with a short inspection period is the strongest position when a Sawgrass home lists.

Rates

Mortgage rates move weekly; Freddie Mac publishes its Primary Mortgage Market Survey every Thursday. Get pre-approved before a home lists, because the next Sawgrass listing may be the only one this year.

What Are the Steps to Buy a Sawgrass Home?

Buying a Sawgrass at The Strand home takes nine steps, from a buyer consultation and pre-approval to the walkthrough and the gate transponders, and one step most Strand condominium buyers face is missing: there is no association approval. The contract, inspection, insurance, appraisal and two estoppel certificates set the timeline.

The Nine Steps

  1. A buyer consultation with Marc, and a written buyer agreement.
  2. Pre-approval or proof of funds.
  3. Watching the street, and touring the home the day it lists.
  4. A written offer built on the plan's recorded sales, the roof and the estoppel figures.
  5. Inspection, wind mitigation report and insurance quotes in the first days.
  6. The section 720.401 disclosure summary and the recorded declaration, read before the contract is final.
  7. Appraisal and loan approval, if financing.
  8. Two estoppel certificates and the title commitment.
  9. The final walkthrough, closing, and $20 gate transponders from the master association.

The Approval That Is Not There

Section 10.3 of the Sawgrass declaration reads "There shall be no restrictions on transfers of Lots," and asks only that the association be notified of the transfer. No interview, no application and no approval window, which can shorten a Sawgrass closing compared with a condominium purchase in The Strand.

Which Documents Should a Sawgrass Buyer Read Before Signing?

A Sawgrass at The Strand buyer should read the recorded 1998 declaration, have the title search report the further Sawgrass instrument recorded in November 1999 and any amendment, and receive the section 720.401 disclosure summary, the two estoppel certificates and the property tax disclosure before the contract is final.

The Recorded Declaration

The Declaration of Covenants, Conditions and Restrictions for Sawgrass at the Strand, recorded at Official Records Book 2389, Page 1291, sets the assessment, the exterior maintenance clause, the insurance requirements, architectural review, the use restrictions and the lease rules. It runs 30 years from recording, to 2028, then renews in ten-year terms unless owners of two-thirds of the lots record a change, and it can be amended by owners holding two-thirds of the voting interest.

The Clerk's index shows a further Sawgrass instrument recorded November 30, 1999 at O.R. 2615, Page 1938, which we did not read for this page, and we did not locate a recorded amendment to the declaration. Ask the title agent to list every recorded instrument, and search both "Sawgrass" and the misspelled "Sagrass" under which one builder-era conveyance is indexed; the Clerk's official records search finds them.

The Section 720.401 Disclosure Summary

Section 720.401 requires the seller to give you a disclosure summary before the contract, stating that association membership is mandatory, that recorded covenants govern use and that assessments are owed and may change. If you do not receive it before signing, you may cancel within the statute's window.

The Estoppel Certificates

Two certificates, one from the Sawgrass association and one from the master association, state the assessment, anything unpaid and any special assessment adopted, under section 720.30851. The Sawgrass certificate should confirm that the master share rides inside the Sawgrass bill, as the declaration says.

The Property Tax Disclosure

Section 689.261 requires a summary warning you not to rely on the seller's taxes. In Sawgrass the homestead median on the current roll is $3,917.14; budget from your price, not that figure.

What Should a Sawgrass Buyer Check About the House?

A Sawgrass at The Strand buyer should check the roof first, then the pool, spa and cage, the air conditioning, water heater and windows on a house completed from 1997 to 2000, and the permits and master association approvals for every exterior change. Each item affects your insurance quote, your repair budget or your title.

The Roof

Terra cotta tile roofs, per the master association, are long-lived but heavy and costly to replace, and on a late-1990s house the original underlayment has almost certainly been replaced or is due. The association repairs roofs short of leaks and structure; replacement is yours. Get the re-roof permit date from Collier County's permit history search and a roof inspection.

Pool, Spa and Cage

Twenty-five of the 29 lots carry a pool on the county roll, 11 a spa and 27 a screen enclosure. The pool, "any pool enclosures, decks, patios and walkways" are the owner's to maintain under section 5.2, and the declaration requires gas tanks for pool heaters to be stored below ground. Have the pool equipment and the cage inspected separately.

Systems on a 1997 to 2000 House

A Sawgrass home completed in 1998 is 28 years old in 2026, so its air conditioning, water heater, pool equipment and windows have almost certainly been replaced at least once. The permits, not the listing remarks, tell you when.

Permits and Approvals

Section 6.1 of the declaration requires the master association Construction Committee's written approval before any exterior change, from a cage to a roof color, and the master board's 2025 agendas listed "ARC Sawgrass" items. Ask the seller for approvals for any visible change, and check the permit history for structural work.

What Flood Zone Is Sawgrass In, and What Will Insurance Cost?

Sawgrass at The Strand homes are in unshaded Zone X: all 29 Persimmon Way address points tested Zone X on FEMA's effective and preliminary maps on September 29, 2026. On the effective map the edges of the three southernmost lots touch a Zone AE area. Insurance cost turns on the roof, the openings and the wind mitigation report.

The Flood Facts

Test Effective map Preliminary map

Evacuation zone Zone D Zone D

Sources: FEMA's National Flood Hazard Layer and preliminary layer, queried September 29, 2026; Collier County's hurricane evacuation zone layer.

The Three Southern Lots

At those three lots the AE area covers about 3% to 7% of each lot, at the edge by the lake. A lot edge is not a building footprint; a lender's flood determination or an elevation certificate decides the home, and Collier County explains elevation certificates in its Building Bulletin 21. The preliminary map shows no Special Flood Hazard Area on any Sawgrass lot.

Flood Insurance in Zone X

A home whose footprint is in Zone X is not federally required to carry flood insurance, but it is usually inexpensive under FEMA's Risk Rating 2.0 and worth pricing, since the lake and fairway behind the row are where water collects. Unincorporated Collier County participates in FEMA's Community Rating System at Class 5, a 25% discount on National Flood Insurance Program premiums.

The Whole-House Policy the Declaration Requires

The association insures only the common areas. The declaration lets it require "all such policies be in an amount sufficient to finance the repair or replacement of the improvements," ask to be named an additional insured "under any hazard and flood insurance policies," and buy coverage and charge the owner if a policy lapses. Budget for a full homeowner's policy with windstorm.

Wind Mitigation

Every Sawgrass home was completed before the statewide Florida Building Code took effect on March 1, 2002. A wind mitigation inspection on the OIR-B1-1802 form documents roof shape, deck attachment, roof-to-wall connections and opening protection under section 627.0629, and Citizens' discounts page explains the credits. Get it during your inspection period, with quotes.

Which Sawgrass Rules Decide Whether a Home Works for You?

Sawgrass at The Strand's recorded rules are friendlier than most in The Strand: no age restriction, no approval to buy, leases of 30 days or more up to three times a year, household cats and dogs with no weight limit, and no trucks, boats or RVs outside the garage for more than eight hours. The master declaration adds its own 30-day lease minimum and a two-pet cap.

The Rules in One Table

Rule Sawgrass declaration Master layer
Age No age restriction; "Single Family" includes children and grandchildren Not a 55+ community
Approval to buy None; "no restrictions on transfers of Lots" Transponders issued to residents, members and approved renters

The Master Layer

Every Sawgrass owner is also bound by The Strand's master declaration at Official Records Book 2292, Page 1637, amended in April 2022 per the master association, which carries the master assessment, the community-wide 30-day minimum lease, the two-pet limit and the Construction Committee. Where the two documents differ, the Sawgrass declaration says "the more restrictive provision shall apply."

Does Sawgrass Work for a Seasonal or Second-Home Buyer?

Sawgrass at The Strand works for a seasonal buyer who wants the lawn and exterior paint handled while away and the option to lease for a month or a season up to three times a year. It is a street of mostly full-time owners: 18 of 29 homes carry a homestead exemption on the 2026 roll, and 6 owners have a mailing address in another state.

Who Owns Here

On the 2026 preliminary roll, 23 Sawgrass owners have a Florida mailing address and 6 an address in another state, about half The Strand's community-wide out-of-state share of 38.7%. Sawgrass is quieter in summer than a seasonal condominium building, and neighbors notice an empty house.

Leasing While You Are Away

Written leases of at least 30 days, no more than three times a year, a copy to the board, no subleasing without approval and no room rentals; the master association issues transponders to approved renters. Vacation renting by the night or week is not allowed.

Closing Up for Summer

The association's landscapers keep the lawn and the association handles exterior painting, so your summer list is the pool, the air conditioning and humidity settings, hurricane protection for the openings, and someone to check the house after a storm. Persimmon Way is in Evacuation Zone D, called only after Zones A, B and C.

What Schools, Healthcare and Drive Times Come With a Sawgrass Address?

What Is Changing Around Sawgrass That a Buyer Should Know?

Sawgrass at The Strand sits in a built-out zoning district with no new homes planned inside the gate. The changes are road projects on The Strand's east and south sides: FDOT's I-75 widening from fall 2026, a redesigned I-75 interchange at Immokalee Road from early 2027, and a planned Livingston Road flyover over Immokalee Road.

The Projects

FDOT's I-75 widening, project 452544-1, adds lanes along The Strand's east edge, where Sawgrass sits; project 454099-1 redesigns the Immokalee Road interchange; and Collier County awarded a design contract for the Livingston Road flyover on July 28, 2026, reported by Gulfshore Business. FDOT's 2025 count put I-75 at The Strand at 116,388 vehicles a day.

The Zoning Is Settled

The Pelican Strand PUD in Ordinance 02-57 caps The Strand at 1,160 homes and 35 feet of residential height, and Collier County's PUD Master List marks it built out. We found no pending rezoning of The Strand itself.

How Do We Find You the Right Sawgrass Home?

We find you the right Sawgrass at The Strand home by watching a 29-home street every day, preparing your file before a listing appears, reaching owners who may sell quietly, and touring for you by video when you are away. On a street that produced nine MLS sales in five years, readiness is the whole strategy.

Watching a 29-Home Street

We set an MLS alert for every Persimmon Way listing and status change, track the pending sale, and keep your criteria, plan, end of the row, pool, layout, ready to match. When a Sawgrass home lists, you hear about it the same day, with the plan's recorded sales attached.

Off-Market Possibilities

The June 2022 Sawgrass sale was entered in the MLS only after it closed, so private sales happen here. We hear from owners who are thinking about selling, and when one fits your search we can make an introduction before a listing exists.

Touring From Away

Marc tours for you on video, walks the lanai at the hour you would use it, checks the view down the hole and the distance to the tee or green, and sends the permit history and the flood result for that lot before you book a flight.

How Do We Negotiate for You in Sawgrass?

We negotiate a Sawgrass at The Strand purchase with the recorded sales of the home's plan, its roof and system ages, its flood determination and the estoppel figures, and on every term: price, inspection period, repairs or credits, appraisal, insurance and closing date. With nine five-year sales on the street, the evidence is specific and short.

First-Hand Block: A 2,286 Square Foot Home Bought at 97% of List

This is a public record sale. On February 14, 2025, the two-bedroom-plus-den home at 5795 Persimmon Way, 2,286 square feet of MLS living area, closed at $875,000 after 74 days on the market, 97.23% of its $899,900 list price. Ten months earlier a home of the same plan on the same street had closed at its full $1,025,000 list in 36 days. The February 2025 buyer paid $150,000 less than the April 2024 buyer for the same plan, after the listing had aged 74 days, and the September 2026 listing of the same size, at $960,000, had been on the market 133 days when it went pending. Time on market is leverage in Sawgrass; we track it for every listing.

Price Is One Term of Several

Four of the eight marketed Sawgrass sales closed at full list. When a home is priced right, a clean offer with a short inspection period, proof of funds and a flexible closing date can win it at list against a buyer asking for credits, and we tell you which situation you are in.

Inspection Requests on a 1990s House

Every Sawgrass home was completed from 1997 to 2000, so the inspector will find age. We separate what the association maintains under section 5.1, exterior paint and routine roof repair, from what the owner must fix, and we ask for credits for roof replacement, openings and systems where the report supports them.

What Are Buyer Closing Costs in Sawgrass?

Buyer closing costs in Sawgrass at The Strand include, by Collier County custom, the owner's title insurance policy at Florida's promulgated rate, about $4,450 on an $875,000 purchase, plus recording, the lender's charges and taxes on any mortgage, inspections, a prorated quarter of the association fee, and $20 per gate transponder.

The Main Lines

Line, on an illustrative $875,000 purchase Who customarily pays in Collier County Amount or basis
Owner's title insurance policy Buyer, by Collier custom Promulgated rate: $5.75 per $1,000 to $100,000, then $5.00 per $1,000 to $1 million, about $4,450
Deed recording Buyer $10 for the first page and $8.50 for each additional page under section 28.24
Mortgage documentary stamp tax Buyer, if financing $0.35 per $100 of the loan; $2,450 on an 80% loan of $700,000
Nonrecurring intangible tax Buyer, if financing $0.002 per $1 of the loan; $1,400 on $700,000
Lender's title policy and lender fees Buyer, if financing Per the lender's estimate
Inspections and wind mitigation report Buyer Per inspector
Association fee proration Buyer credits the seller for the prepaid quarter From the estoppel figures
Property tax proration Seller credits the buyer Seller's days of ownership in the year
Gate transponders Buyer $20 each
Deed documentary stamps Seller, by custom Not a buyer cost

The $875,000 figure is the February 2025 sale of the most-traded plan, used for arithmetic only; it is not a Sawgrass median. Sources: Florida Administrative Code rule 69O-186.003; section 28.24; the Florida Department of Revenue's documentary stamp tax and nonrecurring intangible tax pages. The contract and the closing agent's statement control.

No CDD, and No Capital Contribution in the Declaration

The Strand has no community development district, and every Sawgrass bill on the 2026 preliminary roll shows $0 in non-ad valorem assessments. The recorded Sawgrass declaration sets no capital contribution of its own and its bylaws are not attached to it, so any transfer or capital charge adopted since, by either association, will appear on the estoppel certificates.

How Does Buyer Representation Work After the NAR Settlement?

Since the National Association of REALTORS practice changes of August 17, 2024, a Sawgrass at The Strand buyer signs a written agreement with a buyer's agent before touring, the agreement states the agent's compensation, and that compensation is negotiable. A seller may still offer to pay some or all of it as part of the deal.

What the Written Agreement Covers

The agreement names what we do for you, for how long, and what we are paid, in a specific amount or rate; NAR explains it in written buyer agreements 101 and its settlement FAQs. Offers of compensation from sellers no longer appear on the MLS.

How We Handle It

We explain the agreement in the first conversation, before any tour, and ask the seller's side about any compensation offer as part of every Sawgrass offer. Where a seller contributes, it reduces what you pay.

Why Does a Sawgrass Specialist Matter When You Buy?

A Sawgrass at The Strand specialist matters because the facts that decide this purchase are in recorded documents and county files: a declaration that puts exterior painting in the fee and roof replacement on you, nine sales too few for a median, per-foot prices that fall as plans grow, a flood edge on three lots, and a fee no one publishes.

Three Sawgrass records are not public and cannot be linked: the Sawgrass association's adopted budget and quarterly assessment, the master association's adopted budget and assessment, and any rules the Sawgrass board has adopted under the declaration. Each comes with the estoppel certificates or from the association itself, and we request them before a listing goes live or an offer is written.
