Updated October 2026 · Jesse McGreevy and Marc Comisar, Domain Realty · Values from Lee County Property Appraiser and Florida DOR recorded sales, index built 1 October 2026

What is a condominium home in Snook Harbor at Bonita Beach worth? This is McGreevy and Comisar’s valuation guide for the owners of the 3 attached townhouse-style homes at 25851 Hickory Blvd, a bay-side condominium inside Bonita Beach, the barrier-island strip of Bonita Springs, Florida. It is the three-home condominium on Little Hickory Island, not a marina, a fishing charter or any of the other businesses that share the Snook Harbor name.

Here is the short answer. In the 12 months to October 1, 2026 the county recorded no qualified sale at Snook Harbor, and in the last 60 months it recorded one: $1,950,000 on January 27, 2025, for a 2,182-square-foot home, or $893.68 per heated square foot. With fewer than ten sales in any window, we list every sale and publish no median of the six on file since 2001. That sale is 612 days old, the other two homes last sold in 2012 and 2009, and the county’s own value for the 2025 home is 69.6 percent of its price. Your home’s value starts with its size, condition and documents more than with any neighborhood number.

Read this guide beside our guide to selling your Snook Harbor condo if you are deciding whether to list, and our guide to buying a Snook Harbor condo if you are also buying. Every figure comes from recorded sales, the county roll, FEMA, the U.S. Geological Survey, the state’s filings and the Southwest Florida MLS. The MLS figures were pulled October 3, 2026 and sit beside the county record, labelled by source. McGreevy and Comisar have been Top 1% Real Estate Agents Nationally Since 2008, and our office is on South Tamiami Trail in Bonita Springs, in the same city as Snook Harbor.

What Is My Snook Harbor at Bonita Beach Condo Worth in 2026?

A Snook Harbor condo is worth what its own record and the nearest like sale support, adjusted for size, condition, flood zone and the state of the association’s documents. The county recorded one qualified sale in the last 60 months, $1,950,000 on January 27, 2025, so we show every sale and give no median of the six.

Data updated: October 2026 (Lee County Property Appraiser and Florida DOR recorded sales, index built 1 Oct 2026)

Every yardstick below carries its window and its number of sales. The county record leads because it counts every recorded, qualified deed, and the newest Snook Harbor sale in the county file is dated January 27, 2025.

Key Takeaways

These are the six facts about Snook Harbor condo values that matter most in October 2026, each drawn from the Lee County recorded sales and parcel roll, FEMA, the U.S. Geological Survey and the Florida Division of Corporations, and each explained in the section that covers it.

  • One qualified sale in 60 months. $1,950,000 on January 27, 2025, $893.68 per heated sq ft on 2,182 sq ft, and none in the last 12 months, per the county record.
  • Six qualified sales since October 2001. The record is complete from 2009 and partial before it, and no window up to 60 months reaches 10 sales, so every sale is listed.
  • A 117.9 percent gain on one home, a 20.8 percent loss on another. The 2,182-square-foot home went from $895,000 in 2012 to $1,950,000 in 2025, and the 2,056-square-foot home went from $884,000 in 2004 to $700,000 in 2012.
  • The county’s value is a floor. The 2026 just value of $1,357,427 is 69.6 percent of the one recent price.
  • Flood is a per-home question. FEMA maps the buildings in Zone AE with a base flood elevation of 11 feet, about 5.4 to 5.5 feet above the bare ground.
  • The association was inactive at Sunbiz on October 1, 2026. An administrative dissolution for a missed annual report was filed on September 25, 2026, and the cure is a filing.

A valuation built from 6 recorded sales and 3 homes

We tracked every one of the 6 Snook Harbor sales in the county record since 2001, and the latest recorded sale on each of the 3 homes. We read the county’s building layer for the four building records at 25851 Hickory Blvd, the county roll for each home’s heated area and 2026 just value, and the state’s corporate and condominium records for the association. We also queried FEMA’s flood map, the county’s evacuation and school layers and the U.S. Geological Survey’s Hurricane Ian marks for the building points. When an owner asks what a 2,056-square-foot home is worth, the answer starts with that home’s own 2012 sale and the 2004 sale before it, not a neighborhood median.

Why Does an Online Estimate Miss Snook Harbor Condo Values?

An online estimate misses Snook Harbor condo values because a model has one recent sale to learn from, cannot see whether a home has a pool, a dock or a roof replaced since 2001, and never reads the association’s filings. Treat an online estimate or any automated figure as a starting question, never as an answer.

Data updated: October 2026 (Lee County Property Appraiser and Florida DOR recorded sales, index built 1 Oct 2026)

A record too thin for a model

The county recorded 6 Snook Harbor sales in 25 years and 1 in the last 60 months. A model that averages the strip, or learns from the one 2025 sale, will treat three different homes as one product. In 2012 the 2,056-square-foot home sold at $340.47 per heated square foot in March and the 2,182-square-foot home at $410.17 in November, a difference of $69.70 a foot between neighbors nine months apart, and no model can tell you why.

Documents a model never reads

An automated estimate cannot see the association’s inactive corporate status, an unpublished budget, a reserve balance, the elevation certificate or the insurance premium a buyer will be quoted. Those are the items a buyer’s lender, insurer and attorney ask for, and they decide whether a price holds through the contract. As Top 1% Real Estate Agents Nationally Since 2008, we list every sale and every gap instead of hiding them behind one number.

How Do We Value a Snook Harbor Condo?

We value a Snook Harbor condo in five steps: start with the home’s own recorded sales, find the nearest like sale, test it against the strip, adjust for condition, flood zone, the pool and dock and the association’s documents, and state a range with its arithmetic. The result is a range we can defend line by line.

Data updated: October 2026 (Lee County Property Appraiser and Florida DOR recorded sales, index built 1 Oct 2026)

Step one: the home’s own record

Each of the three homes has a different history, so we start there. The 2,182-square-foot home sold on November 30, 2012 for $895,000 and on January 27, 2025 for $1,950,000. The 2,056-square-foot home sold in October 2001 for $730,000, in April 2004 for $884,000 and in March 2012 for $700,000. The 2,100-square-foot home has one qualified sale, $825,000 on May 29, 2009.

Step two: the nearest like sale

With one sale in 60 months, the nearest like sale is usually the 2025 sale, and it is a data point for one home of 2,182 square feet. A buyer’s appraiser will see it, and so will a buyer. We weigh it fully for a home of similar size and finish and discount it for a home that differs, and we say which.

Step three: the strip as a sense check

We compare the building with its neighbors, but we do not borrow their prices. Snook Harbor’s homes are 2,056 to 2,182 square feet, built in 2001, bay-side and attached, and nothing else on the strip is quite that. The strip table later on this page shows each association in its own window, and the Palm Bay Estates section sets Snook Harbor against its closest small bay-side neighbor.

Step four: adjust for what a buyer pays for

Buyers pay for size, condition, finish, a pool and a dock that are verified, a roof and windows with dates, an elevation certificate that helps, and an association whose filings and budget are in order. They discount for what they cannot see. We adjust from the home, the walk-through and the documents, not from a formula, and we say which adjustments the record cannot support.

Step five: a range, with the arithmetic shown

The result is a range plus a plan for the days on the market. The competition a buyer sees this week is a Southwest Florida MLS question: active listings, pending sales, months of supply and the days on market of recent sales. As of October 3, 2026 the Southwest Florida MLS shows no active and no pending Snook Harbor listing. There were no closings in 12 months to measure months of supply against, and the one closing in the last 60 months was on the market 121 days.

A worked example: why scaling the one recent sale by size is not enough

The simplest idea is to take the 2025 price per heated square foot and multiply it by a home’s size. At $893.68 a foot, a 2,056-square-foot home would be $1,837,397 and a 2,100-square-foot home $1,876,719. That is arithmetic, not a value, and the record shows why. In November 2012 the 2,182-square-foot home sold at $410.17 a foot, and the same scaling would have put the 2,056-square-foot home at $843,318. That home had actually sold nine months earlier for $700,000, so the scaling overstated it by 20.5 percent. Size matters, but condition, finish and timing moved the price per foot by more than size did.

What Did Snook Harbor Condos Sell For in the Last Five Years?

Over the last five years the county recorded one Snook Harbor condo sale, $1,950,000 on January 27, 2025, and none in the last 12 months. Since October 2001 it holds 6 qualified sales from $700,000 to $1,950,000. With fewer than ten sales in any window, we list every sale and publish no median of the six.

Data updated: October 2026 (Lee County Property Appraiser and Florida DOR recorded sales, index built 1 Oct 2026)

The county roll keeps each home’s last four sales with exact dates, and the state’s sale files add every recorded sale from 2009 on, so the record is complete from 2009 and partial before it. A count since 2009 is a complete count. A count of all recorded history is a count of what the file holds and never a claim that it holds every sale ever made. We widened the window as far as the record goes, and no window up to 60 months reached 10 qualified sales.

Builder-direct per the county file

The 2,056-square-foot home appears three times, the 2,182-square-foot home twice and the 2,100-square-foot home once. We do not publish an average or a median of these six, because it would blend prices from 2001 to 2012 with a price from 2025.

What the qualified file leaves out

Qualified Department of Revenue sales are a county record, not an MLS record. They exclude transfers the state does not treat as arm’s length, and they can lag a closing by weeks. The county roll carries one such deed: a $1,465,000 transfer dated October 5, 2001 that appears on two homes under one recorded instrument. One instrument on two parcels is consistent with a single conveyance of two homes, and we do not use the figure as a comparable. We did not pull the instrument, and that reading is ours, not a finding.

What the Southwest Florida MLS shows

The Southwest Florida MLS is where closed-sale counts, days on market, sale-to-list ratios, active listings and months of supply live. Pulled October 3, 2026, it shows 1 Snook Harbor closing in the 60 months to that date and none in the last 12 months: $1,950,000 on January 27, 2025, which is 97.5% of its final list price of $1,999,000, after 121 days on market. One sale is too few for a median, so we state its own figures. No Snook Harbor home was active or pending on October 3, 2026, and there were no closings in 12 months to measure months of supply against.

What Is a Snook Harbor Condo Worth by Building, Floor, Size and Plan?

Snook Harbor is one building of three attached townhouse-style homes, so there are no floors to stack and no plan menu: value follows each home’s size and condition. The three homes are 2,056, 2,100 and 2,182 heated square feet, and only the largest has sold in the last 14 years.

Data updated: October 2026 (Lee County Property Appraiser and Florida DOR recorded sales, index built 1 Oct 2026)

The county roll shows heated area, the latest recorded sale and the 2026 just value for each home. We label the homes by size, and we list each home’s own latest sale and no median, because each parcel shows only its latest sale on the roll.

The three homes total 6,338 heated square feet, a mean of 2,112.7 per home and a median of 2,100, and the spread from smallest to largest is 126 square feet. The closest comparison on the strip is Palm Bay Estates, where the largest home is 1,444 square feet, 612 square feet smaller than Snook Harbor’s smallest.

Size is the only plan variable on the record

The county’s sales file lists 3 bedrooms for every recorded sale and its parcel layer lists 3 bedrooms for each home, so the record gives no bedroom split. It lists 2.0 baths in the sales file and 2.5 in the parcel layer, and we treat the half bath as unconfirmed until we see a floor plan. Heated size is the one measurable difference, and the record shows that it explains only part of the price.

One story or two? The records disagree

The county’s condominium parent record and its parcel layer say one story, and its three home footprints say two. Every reading is under three. We do not know which count is closest to the building’s form, and a home built in this flood zone in 2001 may stand on a raised or elevated lower level, so we do not read “two” as two floors of living space until we see plans or an elevation certificate.

Pool, dock and parking: what the roll shows

The county’s parcel layer sets a pool flag and a boat dock flag to yes on all three homes and carries no garage or carport flag. A flag does not say whether a pool is private or shared, whether each home has its own slip or who owns and maintains the structure. Those are declaration and plat questions, and a buyer who is paying for a dock should see the instrument that conveys it.

Are Snook Harbor Values Rising or Falling?

The record cannot say. Between November 30, 2012 and January 27, 2025 the county recorded no qualified Snook Harbor sale, so the direction rests on two sales of one home 12.16 years apart, $895,000 and $1,950,000, and on one fall of 20.8 percent on another home between 2004 and 2012.

The two owner-to-owner pairs point in opposite directions: one home lost 20.8 percent across the 2004 to 2012 downturn and another gained 117.9 percent from 2012 to 2025. Two pairs describe two homes, so read them as cases and not a rate. The price per heated square foot of the 2,182-square-foot home rose from $410.17 to $893.68, a factor of about 2.18.

What the direction is, and is not

The honest reading is that the one home that traded at both ends of 2012 to 2025 more than doubled in price, that two of the three homes have no sale after 2012, and that a buyer will price those two off the 2025 sale and an appraiser’s adjustments. A strong 2025 price is not a guarantee for the next sale, and a 2012 price is not a floor.

One Condo’s Public Record

One Snook Harbor condo’s public record shows how far a price can move: the 2,182-square-foot, three-bedroom home built in 2001 sold for $895,000 on November 30, 2012 and for $1,950,000 on January 27, 2025, up $1,055,000 or 117.9 percent over 12.16 years. The county file explains neither price.

We chose this home because it is the only Snook Harbor home with a sale in the last 60 months and the only one with two recorded qualified sales since 2009. We use the building address, 25851 Hickory Blvd, and leave out the owners and every identifier.

The home is an attached townhouse-style home of 2,182 heated square feet with three bedrooms, built in 2001 on the county roll, on the bay side of Hickory Blvd. The county’s 2026 just value for it is $1,357,427, which is 69.6 percent of the $1,950,000 it last sold for, a gap of $592,573.

What Moves a Snook Harbor Condo’s Value Up or Down?

A Snook Harbor condo’s value moves with its size and condition, the pool and dock the county file flags, the elevation certificate and flood insurance cost, the roof and windows, the state of the association’s filings and the buyer’s ability to finance a three-home project. The record measures size; the rest we adjust from a walk-through and the documents.

Data updated: October 2026 (Lee County Property Appraiser and Florida DOR recorded sales, index built 1 Oct 2026)

Size, position and condition

Heated area runs from 2,056 to 2,182 square feet, and the 2012 pair shows that size alone does not set the price per foot. Condition, finish, kitchens, baths, storm protection and exterior maintenance move a home within the building’s narrow band. The county file carries none of them, so an owner’s dated list of work is worth more than any adjustment we could make from public data.

Flood zone and the elevation certificate

On October 1, 2026 we queried FEMA’s National Flood Hazard Layer at the three building footprints, the common-element parcel and the roll’s point. Each returned Zone AE with a base flood elevation of 11.0 feet on the NAVD88 datum, on Lee County’s panel 12071C0651G, effective November 17, 2022. Lee County’s evacuation map returned Zone A. The U.S. Geological Survey’s elevation service puts bare ground at 5.46 to 5.60 feet at those points, so the base flood elevation sits about 5.4 to 5.5 feet above the ground. That does not tell you where a home’s living floor sits, because a home can stand on a raised slab, stem wall or fill. We found no elevation certificate for any Snook Harbor building, and it is the single most useful flood document to ask for.

What Hurricane Ian left on the record

The U.S. Geological Survey surveyed three excellent-quality high-water marks within 605 meters of the buildings, at 11.3 to 11.7 feet above the datum. Against Snook Harbor’s bare ground, that implies roughly 5.7 to 6.2 feet of water, by our arithmetic from neighbors’ marks and not a measurement at the buildings. The National Hurricane Center’s report puts maximum inundation at 8 to 12 feet above ground in Bonita Beach. No Snook Harbor document describes the buildings’ own damage, so we do not assert that any home took water or that it did not. Under Florida Statute 689.302 a seller discloses flood history, and a buyer who gets the answers in writing has what a lender and an insurer will ask for.

The City’s rules after damage

The City of Bonita Springs treats the design flood elevation as the base flood elevation plus one foot, which for Snook Harbor points to 12 feet NAVD88, and it requires a building with damage costing 50 percent or more of its pre-damage market value to be brought to that elevation. Whether any Snook Harbor structure received a substantial damage determination is not published. The City’s EnerGov portal lets anyone search permits by address, and open permits can complicate a lender’s review and an insurer’s inspection.

Does the Association’s Inactive Status Change a Snook Harbor Condominium’s Value?

It can, and the record cannot measure how much. On October 1, 2026 the Florida Division of Corporations showed Snook Harbor Condominium Association, Inc. as inactive after an administrative dissolution for a missed annual report was filed on September 25, 2026. The cure is a filing, and a buyer’s lender and attorney will ask for it.

Data updated: October 2026 (Florida Division of Corporations, Division of Florida Condominiums public records and Lee County Property Appraiser, checked 1 Oct 2026)

What the state records say

The corporate record shows a Florida not-for-profit corporation filed on March 19, 2001, with one event, an administrative dissolution for the annual report, filed September 25, 2026. Annual reports were filed every year from 2002 through 2025, 24 in all, and the state’s list shows no 2026 report. Separately, the Division of Florida Condominiums still lists the project as approved and recorded, with the annual fee of $12 billed from 2022 to 2026 and nothing due.

What the statutes say, in plain terms

Under Florida Statutes 617.1420 and 617.1421, failing to file the annual report by the third Friday in September is a ground for dissolution, and the dissolution takes effect on the fourth Friday, which in 2026 was September 25. A dissolved corporation continues its existence but may not carry on activities except those appropriate to winding up. Under Florida Statute 617.1422 it can apply for reinstatement by filing a reinstatement form or a current annual report with all fees owed. The ground the state records is an unfiled administrative report, not a finding about the buildings, the money or the owners.

How it can reach a price

The association issues the estoppel certificate, carries the master insurance and speaks for the building to a lender. A buyer’s attorney may ask who signs an estoppel for an association whose status is inactive, a lender reviewing the project may ask for evidence of good standing, and an insurer may ask at renewal. We have not confirmed what any specific lender requires for Snook Harbor. Whether an inactive association can levy assessments or sign contracts for a particular purpose is a legal question for a Florida attorney, and we are real estate agents, not lawyers.

What a seller should do before listing

Ask the association’s registered agent whether the 2026 annual report or a reinstatement has been filed, talk to a Florida attorney, and print the updated Sunbiz page for your listing file. In a three-owner association the cure is within a small group’s power, and we cannot say whether it has been done. A status that is fixed before the first showing takes the item off the buyer’s list.

How Do Fees, Reserves, Assessments and Insurance Affect Snook Harbor Condo Value?

Fees affect value because a buyer prices the whole carry, not only the mortgage payment. Snook Harbor’s assessment and what it covers are not published, the only dollar figure on the public record is the state’s $12 annual fee for 3 homes, and insurance in a Zone AE bay-side building can matter more than the property tax.

Three owners share every bill

With three homes of 2,182, 2,056 and 2,100 heated square feet, an equal-share declaration gives each home 33.33 percent of the common expenses, and a heated-area formula would give 34.43, 32.44 and 33.13 percent. On a $100,000 project, equal shares are $33,333 each, and shares by heated area are $34,427, $32,439 and $33,133. Across 8 homes the same project is $12,500 each and across 60 homes $1,667. Those are illustrations, not Snook Harbor’s shares, which only the declaration states. A small association spreads a large repair thinly among few owners, and one unpaid share is a third of the budget.

The budget a buyer will ask for

Under Florida Statute 718.503 the seller must furnish the current annual budget. A buyer reads it for property and flood insurance, reserve contributions for the roof, paving, drainage, pool, seawall and any dock, utilities the association pays, management and accounting costs and any loan or special assessment installment. We found no budget, fee schedule or rules for Snook Harbor, so we give no dollar figure and use no listing-text fee.

Insurance and the market behind it

Snook Harbor’s carriers, deductibles and premiums are not published. The context is a market that moved sharply: Citizens’ 2026 rate filing took effect on July 1, 2026 with average increases of 7.7 percent for commercial residential multiperil and 14.1 percent for wind-only. Statewide averages say nothing about one association. FEMA’s summary of coverage puts the National Flood Insurance Program building limit for a residential condominium building at the lesser of replacement cost or $250,000 times the number of units, which for three units is $750,000, and whether Snook Harbor is written on that form is a question for its insurer. The City of Bonita Springs holds Community Rating System Class 5, a 25 percent discount on National Flood Insurance Program premiums, per FEMA’s notice of November 21, 2024 on the City’s page.

Is the Property Appraiser’s Value the Same as Market Value?

No. The county’s 2026 just value is a mass-appraisal figure for tax, not a price. For the 2,182-square-foot home it is $1,357,427, which is 69.6 percent of the $1,950,000 the home sold for in January 2025, and for the other two homes there is no recent sale to compare with. Use the county number as a floor.

Data updated: October 2026 (Lee County Property Appraiser and Florida DOR recorded sales, index built 1 Oct 2026)

Florida Statute 193.011 lists the factors a property appraiser must weigh in deriving just valuation, and none of them tells an appraiser to match a sale price. The county’s job is to value every parcel, not to price your home.

How to read the gap

The gap of $333,288 and $267,009 on the two homes that have not sold recently is consistent with an assessment cap, and the equal just and assessed values on the 2025 home are consistent with the reset that follows a sale. That is our reading and not a county statement. A buyer should not carry a seller’s tax bill forward, because a change of ownership resets a capped assessment to market value.

Snook Harbor vs Palm Bay Estates: Which Holds Its Value Better?

On the record, neither holds its value better, because each has fewer than ten sales in 60 months. Snook Harbor’s one recent sale is $1,950,000 and Palm Bay Estates’ two are $640,000 and $525,000, and the two condominiums differ in size, age, ground elevation and corporate status more than a price history can show.

Data updated: October 2026 (Lee County Property Appraiser and Florida DOR recorded sales, index built 1 Oct 2026)

Palm Bay Estates is the closest small bay-side neighbor: an eight-home condominium of four one-story buildings at 26773 Hickory Blvd, built in 1985, in the same FEMA zone. Owners there should read our Palm Bay Estates condo valuation guide, which values that building from its own sales. The two buildings’ windows each hold fewer than 10 sales, so we compare prices directionally and never as a ranking.

When Snook Harbor is the stronger value case

Snook Harbor is the stronger case if you value larger, newer homes, higher ground and a flagged pool and dock, and if you are comfortable doing the document work that a three-owner association with an inactive status requires. Its one 2025 price per square foot, $893.68, is well above Palm Bay Estates’ $556.52 and $371.02, and a buyer pays for that product.

When Palm Bay Estates is the stronger value case

Palm Bay Estates is the stronger case if you want a lower entry price, a current corporate record and a named manager, with eight owners sharing every repair instead of three. Read our Palm Bay Estates guide for its own audit.

How Do Snook Harbor Values Compare With the Rest of the Bonita Beach Strip?

Snook Harbor is the smallest and one of the newest of the 23 condominium associations on the Bonita Beach strip, and its one recent price, $1,950,000, is below only one recorded price in the table, $2,000,000 at Hickory Shores in March 2026. Each association is measured in its own window, so the table compares directionally.

Data updated: October 2026 (Lee County Property Appraiser and Florida DOR recorded sales, index built 1 Oct 2026)

Each row uses the first county window of 12, 24, 36 or 60 months that holds 10 or more qualified sales, with the window and the count beside every figure. Where no window reaches 10, the row is the last 60 months, and a median of fewer than 10 sales appears only as the median of those sales. The roster is 23 condominium associations; Bonita Resort and Club at 26101 Hickory Blvd, which is not in the state’s condominium registry, is not in it.

What the strip table says about Snook Harbor

Snook Harbor’s smallest home, 2,056 square feet, is larger than the largest home in 17 of the other 22 associations. The five with a larger top end are Sea Isles, Bay Harbor Club, Seascape, Hickory Shores and Solenzara, whose largest homes run from 2,117 to 3,962 square feet. Snook Harbor and Solenzara are also the only two associations whose homes are all built in 2000 or later, and Solenzara’s one recent sale, $1,500,000 on April 30, 2026, was for a 3,947-square-foot, four-bedroom home, or $380.04 per heated square foot, against Snook Harbor’s $893.68.

The only recorded price in the table above Snook Harbor’s $1,950,000 is $2,000,000, for a three-bedroom, 1,917-square-foot home at Hickory Shores Condo on March 16, 2026, which is $1,043.30 per heated square foot. If you own elsewhere in Bonita Springs, our Bonita Springs home valuation guide covers the city, and our Seascape and Sea Isles guides cover a Gulf-side and a bay-side neighbor in detail.

What Will You Net When You Sell?

At the $1,950,000 recorded price, a Snook Harbor seller would net about $1,824,626 before mortgage payoff if the listing offers buyer-agent compensation, 6.43 percent in costs, or about $1,873,376 without it, 3.93 percent. The estimate leaves out property tax proration, which depends on the tax bill and the closing date.

Data updated: October 2026 (Lee County Property Appraiser and Florida DOR recorded sales, index built 1 Oct 2026; commission, title and closing lines are our estimates)

The sheet is an illustration, not a quote, and it is not a forecast of your price: the only recent Snook Harbor sale is the 2025 sale. It assumes a 2.75 percent listing commission, an optional 2.5 percent buyer-agent compensation, Florida deed documentary stamps of $0.70 per $100, and an owner’s title policy at the state’s promulgated rate, which the Lee County seller customarily pays. Commissions are negotiable and there is no standard rate.

What is not in the sheet

The sheet leaves out your mortgage payoff, the property tax proration, repairs or credits negotiated in the inspection period, any assessment the association levies before closing and any tax on a gain. Property tax is paid in arrears, so at a closing before the bill is paid the seller credits the buyer for the seller’s days of ownership, and we do not show a figure because the tax bill is not in the record we hold. Under IRS Topic 701 a seller who owned and used the home as a main home for two of the last five years can generally exclude up to $250,000 of gain, or $500,000 on a joint return, and the rules have conditions your tax adviser should confirm.

It is worth what its own recorded sales and the nearest like sale support, adjusted for size, condition, flood zone and the association’s documents. The county recorded one sale in the last 60 months, $1,950,000 on January 27, 2025, for a 2,182-square-foot home, so start with your home’s size and ask for a walk-through valuation.

What is the median price of a Snook Harbor condo?

The only median we state is the single sale in the last 60 months, $1,950,000, because a median of fewer than 10 sales is only the median of those sales. We publish no median of the 6 sales since 2001, because they span 2001 to 2025 and would blend different markets.

What is the price per square foot at Snook Harbor?

The one sale in the last 60 months was $893.68 per heated square foot on 2,182 square feet in January 2025. The same home sold at $410.17 in November 2012, the 2,056-square-foot home at $340.47 in March 2012 and the 2,100-square-foot home at $392.86 in 2009. The price per foot varies by home and year.

When did a Snook Harbor condo last sell?

The county’s qualified file shows January 27, 2025, for $1,950,000, which is 612 days before October 1, 2026. The latest recorded sale on the other two homes is March 1, 2012 and May 29, 2009, and nothing is dated in the last 12 months.

How many Snook Harbor condos have sold in the last year?

None in the county’s qualified record: zero in the 12 months to October 1, 2026. The Southwest Florida MLS, pulled October 3, 2026, also shows no Snook Harbor closing in the 12 months to that date, and 1 in the last 60 months, at $1,950,000 on January 27, 2025. The two sources count sales differently.

Are there Snook Harbor condos for sale in Bonita Springs right now?

Active and pending listings come from the Southwest Florida MLS. On October 3, 2026 it showed no active and no pending Snook Harbor listing. The county file records only 6 sales since October 2001, so few homes come up for sale, and we run a current search for any owner or buyer who asks.

Are Snook Harbor values going up or down?

The record cannot say. The county recorded no qualified sale between November 30, 2012 and January 27, 2025, and two of the three homes have not sold since 2012 and 2009. The one home that sold in both periods rose 117.9 percent, and another fell 20.8 percent from 2004 to 2012.

How much has a Snook Harbor condo appreciated?

On the one owner-to-owner pair since 2012, the 2,182-square-foot home rose from $895,000 to $1,950,000, up 117.9 percent over 12.16 years, or about 6.6 percent a year compounded. One pair is a case and not a rate, and the record cannot say how much came from the market or from renovation.

Did anyone lose money selling at Snook Harbor?

On the record, yes. The 2,056-square-foot home sold for $884,000 in April 2004 and $700,000 in March 2012, down $184,000 or 20.8 percent, and its whole chain from the $730,000 builder-direct price in 2001 is down 4.1 percent. The record before 2009 is partial, and that is one home.

Is Snook Harbor’s recent price the highest on Bonita Beach?

Nearly. In our strip table only one recorded price is higher, $2,000,000 for a 1,917-square-foot home at Hickory Shores Condo on March 16, 2026. The buildings are different products, and each figure is one sale in its window, so it is a comparison of products and not a ranking.

Is a Snook Harbor condo worth more than one at Palm Bay Estates?

On price, yes: $1,950,000 on one sale against $640,000 and $525,000 on two. The Snook Harbor homes are larger and newer, and the buildings differ in elevation and corporate status. Fewer than 10 sales sit behind each side, so the comparison describes two products, not a market.

How accurate is an online estimate for a Snook Harbor condo?

Treat it as a starting question. A model has one sale in 60 months to learn from, cannot see a home’s condition, pool, dock or roof, and never reads the association’s filings. We compare a home with its own record and the nearest like sale, adjust for what a buyer pays for, and show the arithmetic.

Is the county’s just value my market value?

No. The county’s 2026 just value for the largest home is $1,357,427, which is 69.6 percent of its $1,950,000 sale in January 2025, and for the other two homes there is no recent sale to compare. Use it as a floor and a check, not as a value.

Does the association’s inactive status affect my condo’s value?

It can, and the record cannot measure how much. On October 1, 2026 the Florida Division of Corporations showed the association as inactive after an administrative dissolution for a missed annual report was filed on September 25, 2026. The cure is a filing, and a buyer’s lender and attorney will ask for it.

What should I do about the association’s status before I list?

Ask the association’s registered agent whether the 2026 annual report or a reinstatement has been filed, talk to a Florida attorney, and print the updated Sunbiz page for your listing file. Florida Statute 617.1422 describes the reinstatement route. We check the record again before the contract.

Can a buyer get a loan on a Snook Harbor condo?

A lender reviewing a condominium purchase looks at the project: the budget and reserves, delinquencies, litigation, the master insurance and, for a very small project, good standing. We have not confirmed what any specific lender requires for Snook Harbor, and a cash buyer’s attorney reads the same documents.

What are the HOA fees at Snook Harbor?

Not published. We found no association website, budget or rules, and we did not use fee figures from listing text. The estoppel certificate and the budget state the assessment, and the only dollar figure on the public record is the state’s $12 annual fee for 3 homes.

Has Snook Harbor levied a special assessment?

We found none in public records as of October 1, 2026. Notices are association documents, so the estoppel certificate, the budget and the minutes are where they would appear. Ask for every notice since 2022 with its stated purpose and payment schedule.

Who pays for the estoppel certificate, and how much can it cost?

The seller customarily orders it, and the contract controls. Under Florida Statute 718.116 the association may charge up to $299 for the certificate, up to $119 more for an expedited request and up to $179 more where the account is delinquent, the statute’s $250, $100 and $150 base amounts as adjusted for inflation and published by the Florida DBPR, and it must issue the certificate within 10 business days.

What documents must a seller give a Snook Harbor buyer?

The declaration, articles, bylaws and rules, the annual financial statement and budget, and the frequently asked questions document, at the seller’s expense under Florida Statute 718.503. If they were not delivered before signing, the statute gives the buyer 7 days, excluding Saturdays, Sundays and legal holidays, to cancel after receiving them.

Is Snook Harbor in a flood zone?

FEMA’s map shows the buildings in Zone AE with a base flood elevation of 11 feet NAVD88 on panel 12071C0651G, effective November 17, 2022, and Lee County’s map shows evacuation Zone A. Where a floor sits against that line depends on the elevation certificate, which we did not find.

Does the flood zone affect my condo’s value?

It affects what a buyer pays to carry the home. A lender requires flood insurance on a mortgage in a special flood hazard area, and the cost depends on elevation and the policy. One sale cannot measure a flood discount, so we ask for the elevation certificate and an insurance quote before we price.

How high was the water at Snook Harbor in Hurricane Ian?

No Snook Harbor document says. The U.S. Geological Survey’s three excellent marks within 605 meters were 11.3 to 11.7 feet above the datum, which implies roughly 5.7 to 6.2 feet above Snook Harbor’s bare ground, by our arithmetic. The National Hurricane Center put inundation at 8 to 12 feet above ground in Bonita Beach.

Does the milestone inspection or reserve study affect value?

Probably not as a legal matter, because every county reading of the building is under three stories and the statutes turn on three or more habitable stories. That is our inference, and the contract still carries a conspicuous statement for contracts signed after December 31, 2024, so read which form applies.

How does having only three owners affect value?

Three owners make decisions quickly and share every cost, so one unpaid share is a third of the budget and a $100,000 project is $33,333 each on an equal split. With two of three votes able to change most things, a buyer reads how directors are chosen and how a repair is approved.

How long will a Snook Harbor condo take to sell?

Days on market comes from the Southwest Florida MLS. Pulled October 3, 2026, it shows 1 Snook Harbor closing in the 60 months to that date, and that home was on the market 121 days before it closed on January 27, 2025. One sale is too few for a median, so we state its own figure, and we can give you the current figure for comparable homes when you ask for a valuation.

What is the best time of year to sell a Snook Harbor condo?

We cannot conclude one. The 6 recorded sales fell in October, April, May, March, November and January across 25 years, which does not show a season. The Southwest Florida MLS, pulled October 3, 2026, shows 1 Snook Harbor closing in the 60 months to that date, in January 2025, and one closing cannot show a season either. Readiness matters more: the association’s filing, the documents and a price tied to the record.

How much will I net when I sell?

At $1,950,000, the one recent recorded price, we estimate $1,824,626 before payoff with buyer-agent compensation and $1,873,376 without it, on costs of 6.43 and 3.93 percent. The estimate excludes property tax proration and assumes a negotiated commission, so ask for a sheet built on your price.

Do I owe capital gains tax when I sell?

It depends on your situation. Federal law generally allows an exclusion of gain on a main home you owned and used for two of the last five years, up to $250,000 for a single filer and $500,000 on a joint return, and other cases differ. Ask your tax adviser before you sign.

Is the county’s recorded price the same as the MLS price?

Not always. The county records the price from the deed or the documentary stamps, and its qualified file excludes transfers the state does not treat as arm’s length. The MLS reports the closing price the brokerage enters. They usually agree, and where they do not, we explain why.

Why did the largest home’s price per square foot more than double?

It went from $410.17 in November 2012 to $893.68 in January 2025, a factor of about 2.18. The record cannot say how much came from the market, a renovation, finish, a dock or the buyer’s circumstances, which is why we walk a home before we price it.

Which city is Snook Harbor in?

The City of Bonita Springs, according to the county’s map service, which lists FEMA community number 120680 for the building points. Bonita Beach is the barrier-island strip of Bonita Springs along Hickory Blvd, and the address is 25851 Hickory Blvd, Bonita Springs, FL 34134.

How many homes are at Snook Harbor?

Three, attached in a row at 25851 Hickory Blvd, per the state’s condominium record and the county’s building layer. The county roll carries four parcels: the three homes and a common-element parcel of about 0.28 acre that is not a home.

Why Does a Bonita Beach Condo Specialist Matter When You Value Your Home?

A Bonita Beach condo specialist knows which building, home size and recorded sale a condo belongs to, what the estoppel must say, what the flood map means house by house and whether the association is in good standing. Buyers pay for that clarity, and a valuation that reflects it holds up through the appraisal.

What a general agent tends to miss

A small condominium can fool an automated estimate in several ways: a home priced off a larger home’s sale, a sale from 2012 treated as today’s market, an association that is inactive on the state’s record, or a flood answer given from a map when the buyer’s insurer wants an elevation certificate. As Top 1% Real Estate Agents Nationally Since 2008, we build the valuation so those surprises do not reach the inspection.

The Bonita Beach context we value with

Our Bonita Beach community page covers the barrier-island strip along Hickory Blvd, and our Snook Harbor community guide covers the building, the record, the association and the storm history. If you own in another building on the strip, start from the Bonita Beach hub, and for city-wide context read our Bonita Springs home valuation guide.

If you are searching for the best agent to value your Snook Harbor condo, or asking what your Snook Harbor home can sell for, McGreevy and Comisar price from the recorded sales of your own building and the nearest like home. We tracked every one of the 6 Snook Harbor sales in the county record since 2001.

As Top 1% Real Estate Agents Nationally Since 2008 and the leaders of Domain Realty Group, our team has closed over $2.5 billion in real estate, and McGreevy and Comisar alone have over $900 million in personal sales. Snook Harbor recorded sales, last 60 months: 1 qualified county sale, $1,950,000 on January 27, 2025 for a 2,182-square-foot home, and none in the last 12 months, per Lee County Property Appraiser and Florida DOR recorded sales, index built 1 October 2026. Southwest Florida MLS closings and days on market for Snook Harbor: 1 closing in the 60 months to October 3, 2026, at $1,950,000 on January 27, 2025 after 121 days on market, and none in the last 12 months, pulled October 3, 2026. The county and the MLS count sales differently. Few Snook Harbor homes come up for sale in any year, so if you own one, make us your first call.
