The county recorded 8 qualified Sea Isles condo sales in the 60 months to 1 October 2026, from $395,000 to $833,000, and no shorter window reaches the ten sales our method needs for a median, so we list every sale. The median of these 8 sales is $610,000, but the three sales of the last 12 months were $395,000, $600,000 and $590,000. Every one of the 8 was a 1,427 square foot, two-bedroom home, so the spread comes from tower, floor, condition and timing and not from plan. The county’s own value for each of the 8 homes ran at a median 67.8 percent of its sale price, so the county figure is no guide to what a Sea Isles condo will sell for.

The newest sale in the county file is dated 7 August 2026, so any sale since then has not reached the record yet. The file holds 162 qualified Sea Isles sales since 1980, 53 of them in 2009 or later, the year from which the record is complete. We never use the 162 as a price signal: the other 109 are a partial record, and the file’s lowest price is $84,500, from 1980.

Sea Isles recorded 8 qualified sales in 60 months and 3 in the last 12. A single sale moves any average: the $833,000 sale of 10 December 2021 was $583.74 per heated square foot and the $395,000 sale of 22 November 2025 was $276.80, on the same plan, and the median is $427.47. As Top 1% Real Estate Agents Nationally Since 2008, we list the sales instead of averaging them.
The county’s qualified file has no Sea Isles sale dated 2022 or 2024. The parcel roll shows 4 transfers in 2022, from $640,000 to $1,850,000, that the file does not count as qualified sales, and an estimate built on the qualified file never sees them. We list every one in the sales section.
We value a Sea Isles condo in four steps: choose the recorded sales of its own tower and floor band, adjust for condition, garage, storm repairs and association costs, move the number for time, and test it against the roll transfers and what is for sale this week. The result is a range we can defend line by line.
We start with the first window that holds ten sales. At Sea Isles none does, so we use the widest, 60 months, name the window and the count beside every figure, and list the 8 sales. For a standard home, all 8 are comparables on plan, so the question is which are comparables on tower, floor and date, not which are the same size.
Buyers pay for a floor and outlook they like, a garage or assigned space, updated interiors and documents in order, and they discount for a higher carry. We adjust from paired sales and not from a formula. Two sales five days apart in December 2021, $833,000 in the 26131 tower and $630,000 in the 26171 tower, were $203,000 apart on the same plan. The record does not say why, and a pair of sales is not a schedule of premiums.
We weight the newest sales. The median of these 3 sales of the last 12 months is $590,000, against $610,000 for the median of these 8 over 60 months. Four of the 8 sales closed in December, and 28 of the 53 sales since 2009 closed from December to April, which fits a winter-season buyer pool, but with counts this small it is a pattern and not a rule.

The four qualified sales in the 26171 tower since October 2021 were $630,000 in December 2021, $750,000 in December 2023, $620,000 in April 2025 and $540,000 in September 2025. For a home there we would start from the two 2025 sales, $540,000 and $620,000, ask which floor and condition each had, move the range for what the home itself offers, and test it against the roll transfers. This shows the method, and it is not a valuation of any home.

Three of the 8 sales fell in the 12 months to 1 October 2026, all in the 26131 tower: $395,000 on 22 November 2025, $600,000 on 12 December 2025 and $590,000 on 7 August 2026. The median of these 3 sales is $590,000, or $413.45 per heated square foot. The $395,000 sale is the lowest of the 8 at $276.80 per heated square foot, and we do not know whether it reflects the home’s floor, its condition, a sale between related parties or a distressed sale. The record does not say.
The county’s parcel roll keeps the latest recorded sale of every parcel, and 12 of the 84 Sea Isles condo parcels have a latest sale dated on or after 1 September 2021. Seven of the 12 match a qualified sale above exactly. The other five are not in the qualified set: one same-day record at $34,000 on the date of the $833,000 qualified sale, which we read as a transfer record and not a price, and four transfers in 2022. The roll does not say why the county’s qualified file leaves out those four.

The roll keeps only the latest sale per parcel, so a home that sold twice since September 2021 appears once. The $1,850,000 transfer is one of the four penthouses, at 2,980 square feet twice the standard home, and the same parcel shows an earlier $1,200,000 record dated 31 January 2022. Neither is a comparable for a standard 1,427 square foot home.
The three standard-home transfers of 2022 ran from $640,000 to $917,500, and the qualified sales of 2025 and 2026 ran from $395,000 to $620,000. That difference is a fact about two different sets of sales, not proof that values fell: the 2022 transfers sit outside the qualified file, we do not know their terms, and the roll does not give the floors or conditions. What it tells an owner is that a buyer’s appraiser may weigh a 2022 transfer, so we ask which sales an appraiser accepts before we quote a range.

A Sea Isles condo’s value follows tower, floor and condition more than plan, because 80 of the 84 homes share one 1,427 square foot, two-bedroom, two-bath layout. The 8 qualified sales since October 2021 split 4 and 4 between the two towers, and the four penthouses of 2,980 square feet are a separate market with no qualified sale since 1999.

Sea Isles has 84 condominiums in two towers, 42 at 26131 Hickory Blvd and 42 at 26171, and the county roll gives each parcel’s bedroom count and heated area. Each tower has ten numbered floors of four homes plus two penthouses. The roll’s year built is 1980 for every home.

The two towers are 73 meters apart by our calculation from the roll’s coordinates, and each holds 42 homes. The 8 qualified sales split evenly, and the medians of 4 sales each are close enough that we do not rank the towers.

The 26131 tower holds the three sales of the last 12 months and the highest and lowest prices of the 8. The 26171 tower’s four sales ran from $540,000 to $750,000. Four sales per tower cannot show a tower premium, and we compare your home with the closest like sale in its own tower first.
We read each home’s floor from the first digits of its unit number, which is an inference and not a published fact. The 3 sales on floors 8 to 10 all closed in December 2021 or December 2023, and the 4 on floors 4 to 6 all closed from April 2025 on, so floor and date are tangled together and the record cannot separate them.

We do not claim a floor premium from three, four and one sales across different years.
Sea Isles has four penthouses of 2,980 square feet with three bedrooms and three baths, two in each tower. The county file’s three penthouse sales are 1995, 1996 and 1999. The roll shows an October 2013 transfer of $1,112,500 and an April 2022 transfer of $1,850,000, $620.81 per heated square foot, neither in the qualified file. A penthouse is a comparable only for another penthouse, and a penthouse valuation starts with those transfers and a walk-through, not a median.
Nineteen of the 84 legal descriptions on the roll carry a garage number: 13 in the 26131 tower and 6 in the 26171 tower. The others may rely on assigned or covered parking that the roll does not record. A garage that conveys with a home is a value item, and a space assigned only by rule can be reassigned, so we read the declaration and price it separately.
Sea Isles condo prices in 2025 sat close to 2021 on the recorded sales: the median of these 4 sales of 2025 is $570,000, against $572,500 for the median of these 12 sales of 2021, 0.4 percent lower. With no sale in 2022 or 2024, read it as a description, not a trend.

The medians of 2009 to 2017 run from $387,500 to $530,000, and the medians of 2018 to 2021 from $518,750 to $572,500. The step from 2021 to 2025 rests on 12 sales against 4. The single 2023 sale, $750,000, is the second highest of the 60-month record and cannot stand for a year.
The cleanest test of value is the same home sold twice. Ten condos have 12 repeat pairs with both sales dated since 2009, the span over which the county record is complete. 10 of the 12 pairs ended above the first price and 2 ended below it. The median change was +40.2 percent, the mean of 37.8 and 42.5, over a median hold of 2.31 years, the mean of 2.25 and 2.37. A condo can appear in two pairs, and two did.

The two pairs below the first price were a home that went from $425,000 to $387,500 between 2009 and 2011, and one that went from $550,000 to $499,000 between 2013 and 2014, a hold of 0.27 years. The three holds of seven years or more, 7.34, 7.96 and 15.16 years, gained +47.2, +77.2 and +52.3 percent, a median of +52.3 percent. These are owners who sold, and the table is not a forecast.
One standard 1,427 square foot, two-bedroom Sea Isles condo in the 26131 tower has four recorded sales: $117,500 in June 1983, $425,000 on 17 August 2009, $387,500 on 9 June 2011 and $590,000 on 7 August 2026. The last two are 15.16 years and 52.3 percent apart, and the 2026 sale is the newest in the county file.

We show one condo’s complete public record because it makes the method concrete. We give the tower address and the plan and not the unit number, because the pattern matters and not whose home it is.

The county roll keeps the last four recorded sales of each parcel, and this parcel shows exactly four, so no sale sits between the dates above. The 2009 purchase at $425,000 was followed by a sale at $387,500 1.81 years later, a loss of 8.8 percent. The 2011 price then rose to $590,000 in 2026, +52.3 percent over 15.16 years, about 2.81 percent a year. The 2026 sale is $413.45 per heated square foot, and the county’s just value for this home is $398,818, 67.6 percent of that price.
On this condo, a hold of 15 years gained and a hold of under two years starting in 2009 lost, which is a reminder that timing matters as much as the building. The record also tells a seller what to ask a buyer’s appraiser: which sales are you using, and how do you adjust for floor and condition?
Seven things move a Sea Isles condo’s value: tower and floor, a garage or assigned space, condition and updates, the assessment history and fee level, the flood and insurance position, the documents a buyer can read, and the age of a 1980 building. The sales record prices the first two only weakly, so we adjust the rest by hand.
With one plan, the choices that matter are tower, floor and corner. Two sales five days apart in December 2021 ran $203,000 apart on the same plan in different towers. The roll records every Sea Isles parcel as bay side. On a barrier island the upper floors of a tower can see over low buildings to the Gulf, but whether a given home does depends on its floor and its corner, and no record states a view, so we check it in person.
Nineteen legal descriptions carry a garage number, and a garage that conveys with a home adds value while a space assigned by rule does not. We ask the manager and read the declaration before we price it.
Buyers pay for updated interiors, working systems and closed permits, and they discount for work still to do. The City’s EnerGov permit portal lets anyone search permits by address, and an open permit can delay a closing, so a clean permit record helps price.
FEMA’s flood map places both towers in Zone AE with a base flood elevation of 11 feet on panel 12071C0651G, effective November 17, 2022, and Lee County’s evacuation map puts them in Zone A. The federal elevation service reads the ground at about 3.94 and 4.46 feet at the two towers, so the base flood elevation sits roughly 6.5 to 7 feet above bare ground. The map does not say whether a given home is above or below it.
The U.S. Geological Survey’s nearest surveyed Ian high-water mark, 73 meters from the 26131 tower, reads 11.7 feet NAVD88, 5.23 feet above ground. Sea Isles has published no association letter about its damage, repairs or costs, and silence is not evidence either way, so a buyer will ask for the claim history and the restoration scope. Six of the 84 parcels, 7.1 percent, show a latest recorded sale dated on or after 28 September 2022, the day Ian made landfall, which is a floor on turnover because a parcel that sold twice shows only its last sale.
All 84 homes are dated 1980 on the roll, so both towers passed 30 years in 2010. Under Florida law an initial milestone inspection was due before December 31, 2024 and a structural integrity reserve study by December 31, 2025 for buildings of three or more habitable stories. No Sea Isles result is public, and we assert none. A buyer will ask for both, so a seller who holds them starts ahead.
Sea Isles does not publish its fee schedule, budget or any special assessment notice that we could find, so a buyer prices fees from documents the seller must deliver: the budget, the estoppel certificate and the statutory package. We print no fee figure because none is attributable to the association, and we will not repeat one from a listing site.
The association has no public website that we could find, and the state’s condominium record carries no fee data. The table sets each item against the document that answers it.

An estoppel certificate is the association’s written statement of what a unit owes. Under Florida Statute 718.116 it is up to $299 for the certificate, up to $119 more for an expedited request and up to $179 more where the account is delinquent, the statute’s $250, $100 and $150 base amounts as adjusted for inflation and published by the Florida DBPR in its estoppel certificate fee schedule. The statute requires the certificate to state any capital contribution or transfer fee, any right of first refusal or board approval requirement and the insurance contacts. Because Sea Isles’ declaration and rules are not public, the estoppel is the first place those terms will show.
Florida’s Office of Insurance Regulation data shows the statewide average premium per commercial residential condominium-association policy was $72,570 at the end of June 2022, $147,381 at the end of June 2024 and $135,100 at the end of June 2026, our sums from the quarterly data. Citizens’ 2026 rate filing took effect for policies on or after July 1, 2026 with average increases of 7.7 percent for commercial residential multiperil and 14.1 percent for wind-only. Statewide averages say nothing about one association, and Sea Isles’ carrier, limit and premium are not published.
Condominium buildings can buy a residential condominium building policy under the National Flood Insurance Program. FEMA’s summary of coverage puts the building limit at the lesser of replacement cost or $250,000 times the number of units. For 84 units the arithmetic ceiling is $21,000,000, no more than about $167 per square foot of Sea Isles’ 126,080 heated square feet of unit area, and less per square foot of total building area. Sea Isles’ flood policy and limit are not published, so a buyer asks for the declarations page.
A higher carry lowers what a buyer will pay, and a clear assessment history and a funded reserve raise it. We adjust from paired sales and from the documents, and we do not turn one fee figure into a price rule. A seller who hands over the budget, the reserve study or its status, and the ledger, removes uncertainty a buyer would otherwise price as a discount.
No. The county’s just value for the 8 Sea Isles condos sold in the last 60 months ran from 54.5 to 84.8 percent of the sale price, a median of 67.8 percent, and 65.6 percent in aggregate. The county value is a tax-roll figure and not a market price, so do not price a Sea Isles condo from it.

Florida Statute 193.011 sets the factors a property appraiser weighs in a just valuation, and a market sale is one input among several. The table sets the county’s just value from its parcel roll of 27 September 2026 against each of the 8 recorded prices.

The median ratio is 67.8 percent, the mean of the middle pair, 67.6 and 68.0 percent. Summed, the eight county values, $3,253,109, are 65.6 percent of the eight prices, $4,958,000, a mean of $619,750 per sale. The $395,000 sale sits at 84.8 percent, closest to the county’s value, and the $833,000 sale at 56.9 percent.
The roll’s values generally rise with the floor. Reading each home’s floor from its unit number, the county’s median just value is $340,677 on the first floor and $472,722 on the tenth, 38.8 percent higher. That is a mass-appraisal schedule and not a market premium, but it shows how the county ranks floors, and we use it as a cross-check on our own floor adjustment.
Across all 84 homes the just value runs from $302,932 to $1,144,448 with a median of $407,024. The 80 standard homes run $302,932 to $511,036, a median of $404,180, and the four penthouses $990,300 to $1,144,448. A change of ownership resets a capped assessment to market value, so a buyer should not carry the seller’s tax bill forward, and the roll at the Lee County Property Appraiser shows each home’s value and exemptions.
On the recorded sales, Sea Isles held its 2021 level through 2025 while Bay Harbor Club did not: Sea Isles’ median price per heated square foot moved 0.4 percent lower, from $401.19 to $399.44, against 16.9 percent lower at Bay Harbor Club, from $496.69 to $412.64. Both rest on few sales, so the comparison is directional.

Bay Harbor Club is the closest comparable: bay-side twin towers on Hickory Blvd at 26225 and 26235, a few hundred feet from Sea Isles, 104 condominiums by the state record, built in 1983 and 1984 on the county roll, and also mapped in FEMA Zone AE with an 11-foot base flood elevation. The two differ in age, in size, in boating and in what is published. Bay Harbor Club reaches ten sales within 24 months and Sea Isles does not reach ten in 60, so we set both on the same 60-month window as well.

On the same 60-month window the two are close on price per heated square foot, $427.47 at Sea Isles on 8 sales and $427.51 at Bay Harbor Club on 15, and Bay Harbor Club’s higher top end, $1,350,000, reflects its larger homes. The difference is in the direction since 2021. Sea Isles’ median stayed within 0.4 percent while Bay Harbor Club’s price per heated square foot fell 16.9 percent, from a 2021 row of 11 sales to a 2025 row of 6.
