This is the Sea Isles at 26131 and 26171 Hickory Blvd, Bonita Springs, Florida 34134. It is not Sea Isle Drive in Fort Myers, and it is not Sea Isle City, New Jersey, whose name shares most of the words.
The short version for a condo buyer is this. In the 60 months since October 2021 the county recorded 8 qualified Sea Isles sales, from $395,000 to $833,000, and the median of these 8 sales is $610,000. That is fewer than the 10 sales our method needs, so we list every sale and do not treat the median as a market price. The association has no public website, and no fee schedule, rental rules, pet rules, budget or special-assessment notice is published anywhere we could find. FEMA maps both towers in Zone AE at a base flood elevation of 11 feet, and a building dated 1980 owes the milestone inspection and reserve study that Florida law now requires. None of that is a reason to walk away, and all of it is a reason to read the documents before you offer.

Of the 84 homes, 80 are 1,427 heated square feet with two bedrooms and two baths, and four are 2,980 square foot penthouses with three bedrooms and three baths, so the price differences you will see come from floor, orientation, parking and condition rather than from plan. The county index was built October 1, 2026 from the property appraiser’s September 27, 2026 roll export. The roll keeps each unit’s last four sales with exact dates and the state sale files add every recorded sale from 2009 on, so the record is complete from 2009 and only partial before 2009.

Every row holds fewer than 10 sales, so read each median as the median of those 3, 5, 6 or 8 sales and not as a market signal. The 60-month median is the mean of the middle pair, $600,000 and $620,000, because 8 is an even count. All 8 sales are standard 1,427 square foot, two-bedroom, two-bath homes, and none is a penthouse.
Here is every qualified sale in the window, with the building address only. The $833,000 sale, at $583.74 per heated square foot, is the high of the whole county file since 1980, and the $395,000 sale, at $276.80, is the low of this window. Neither is a typical price.

Four of the eight sales are in the 26131 Hickory Blvd tower and four are in the 26171 tower. The median price per heated square foot of these 8 sales is $427.47, the mean of $420.46 and $434.48. The three sales dated since October 1, 2025 are $395,000, $600,000 and $590,000, and all three are in the 26131 tower.
Not often, and a buyer should plan for it. The table below counts qualified sales by calendar year since 2009, the years for which the county record is complete. It is a count of sales and states no price, and 2026 runs only through the newest recorded sale, August 7.

Those years add to 53 qualified sales since January 1, 2009, and we tracked every one of them, along with each of the 8 in the 60-month window by tower and size. The county file holds 162 qualified sales since February 1980, a count of what the file holds and not a claim of every sale ever made, and we do not use an all-history median to price any unit. No qualified sale is dated 2022 or 2024, because the roll shows transfers in 2022 that the county file does not code as qualified sales. Twelve sales in 2021 against four in 2025 shows how much thinner the market is than it was, and it means that a buyer who wants a particular floor in a particular tower may have to wait for it.
Information not available at time of publishing (checked 2026-10-01). That sentence covers every figure that comes from the Southwest Florida MLS for Sea Isles: closed-sale count and median from the MLS, days on market, sale-to-list ratio and negotiation room, active and pending listings, months of supply, list-price history and our own closings in the building. We are not estimating any of them from the county record, because the two sources measure different things.
The county roll also shows the latest recorded sale on each parcel, whether or not the state classed it as qualified. Five Sea Isles records dated since September 2021 are not in the qualified set, and we list them with no median, because they mix transfers the county file excludes and each parcel shows only its latest sale, so none is a comparable without the deed and the closing details.

The $34,000 record carries the same date, December 10, 2021, as the $833,000 qualified sale on the same parcel, and we read the $833,000 as the price and the $34,000 as a same-day transfer. The $1,850,000 record is one of the four penthouses, which are twice the size of the standard home, and it is no guide to the other 80 standard units. The three standard-unit records of 2022, $640,000, $670,000 and $917,500, show that 2022 prices ran above every one of the 2025 and 2026 qualified sales, and the record does not say why.
One standard home in the 26131 tower is in the qualified record at $470,000 on December 23, 2013 and again at $833,000 on December 10, 2021, a gain of $363,000, or 77.2 percent, over eight years, and the complete record since 2009 shows no other sale of that home in between. Another 26131 home recorded $345,000 on July 12, 2002 and $395,000 on November 22, 2025, a gain of $50,000, or 14.5 percent, over more than 23 years, the lowest standard-unit price in the 60-month window.
Both are public-record sales, not ones of ours, and the county file does not say why either owner sold, what repairs were made or which floor the home was on. The same floor plan in the same tower recorded $395,000 and $833,000 within four years, and only a showing and the documents tell you which a given home resembles.
Six of Sea Isles’ 84 unit parcels show a latest recorded sale dated on or after September 28, 2022, the day Hurricane Ian made landfall, which is 7.1 percent of the complex. The roll figure is a floor, because a parcel that sold twice since Ian shows only its last sale.
A Sea Isles condo fits a buyer who wants a barrier-island address and a short walk to the Bonita Beach sand, who is comfortable that 80 of 84 homes share one 1,427 square foot plan, and who will read the documents before offering. Anyone who wants the bay behind the building suits it too.

On the Lee County roll, 80 of the 84 homes are 1,427 heated square feet with two bedrooms and two baths, 40 in each tower. All 8 qualified sales since October 2021 are this plan, from $395,000 to $833,000. With one plan, the choices that matter are tower, floor, orientation, whether the home has a garage or assigned parking, and condition, and two homes of the same size can sit hundreds of thousands of dollars apart on those factors. We pull the county’s latest sales for the same tower and the same floor band before we tour.
Each tower carries two penthouses of 2,980 heated square feet with three bedrooms and three baths, about 2.1 times the standard home. They are the only different homes in the complex, and none of the 8 qualified sales in the last 60 months is a penthouse. The county roll records one penthouse transfer of $1,850,000 in April 2022 and an earlier $1,200,000 record on the same parcel in January 2022. A penthouse is a comparable only for another penthouse, and with so few trades we would price one from the documents, the view and the condition and not from a pattern.
Nineteen of Sea Isles’ 84 unit legal descriptions on the county roll carry a garage number: 13 at 26131 Hickory Blvd and 6 at 26171. That does not mean only 19 homes have garages. It means 19 legal descriptions say so, and the others may rely on assigned or covered parking that the roll does not record. Garage numbers 11, 13, 14 and 19 appear in both towers, so the numbering is either separate by tower or reused, and we cannot tell which from the roll.
Ask the manager whether each home has an assigned space, whether a garage is deeded with the unit or only assigned by rule, and whether garages can be sold or leased separately. The declaration and the recorded plat answer it, and the estoppel certificate shows any fee tied to a space.
The unit numbers run from floor 1 to floor 10 with a penthouse level above, four homes per floor in each tower. The county records every parcel as bay side, and whether a given home sees the Gulf from an upper floor depends on its floor and corner, which neither the roll nor the state record states. Check any view in person at the right time of day.
What a Sea Isles condo costs to own is not published: we found no association website, budget or letter, the state’s condominium record carries no fee data, and we will not repeat a figure from a listing site. The price, the association assessment, property tax, insurance and closing costs each have a different payer and a different document.

Under Florida Statute 718.503 the seller must furnish the current annual budget, and under Florida Statute 718.111 the association must keep its financial records open to owners. For a pair of ten-story towers, read the budget for these lines:
We found no public special assessment notice, board letter or budget for Sea Isles, so we cannot state whether any has been levied since Hurricane Ian or is pending, and absence is not evidence that none exists. Florida Statute 718.116 requires a special assessment notice to state its purpose, and the 2025 condominium law, House Bill 913, adds assessment records to the seller’s package. A buyer’s attorney should confirm the current text.
Ask whether any special assessment is authorized, pending or being paid in installments, what each was for, whether it is per unit or by share, and whether the seller or the buyer pays the installments that fall after closing. Ask whether a loan was taken, because a loan repayment can sit in the regular assessment, and whether the structural integrity reserve study recommended reserve contributions that will raise the assessment. A buyer who closes becomes jointly and severally liable with the seller for assessments that came due before closing, which is why closing agents insist on a current estoppel.
Check the statutory document package first: the declaration, articles, bylaws and rules, the annual financial statement and budget, the milestone inspection summary, the structural integrity reserve study or a statement that none is complete, and the frequently asked questions document. Sea Isles’ papers are not public, so the seller’s package and the estoppel certificate are the route.
Florida gives condominium buyers a statutory right to the association’s governing documents, and the seller pays to produce them. Under Florida Statute 718.503, the seller must give the buyer the package above, including the frequently asked questions document described in Florida Statute 718.504. For Sea Isles, ask for three things first:
Under the statute’s standard contract language, a buyer can cancel within 7 days, excluding Saturdays, Sundays and legal holidays, after signing and receiving the documents, unless the buyer already had them more than 7 days before signing. The right ends at closing. Delivering the package before the contract starts that clock early, which is why we ask for it before the offer where the seller will agree.
An estoppel certificate is the association’s written statement of what a unit owes. Florida Statute 718.116 requires an association to issue it within 10 business days of a written or electronic request, and a certificate is effective for 30 days if delivered by hand or e-mail and 35 days if mailed. The fee is up to $299 for the certificate, up to $119 more for an expedited request and up to $179 more where the account is delinquent, the statute’s $250, $100 and $150 base amounts as adjusted for inflation and published by the Florida DBPR in its estoppel certificate fee schedule. The seller customarily requests and pays for it, and the contract controls.
The certificate is where a Sea Isles buyer will see any capital contribution or transfer fee, any right of first refusal or board approval requirement, the status of every assessment and the insurance contacts. Because Sea Isles’ declaration and rules are not public, the estoppel is the first place those terms will show.
Sea Isles’ public record has four quirks, and a title agent should clear each one.
Florida Statute 553.899 requires a milestone inspection for a condominium building of three or more habitable stories by December 31 of the year the building reaches 30 years, counted from its certificate of occupancy, and a building that reached 30 before July 1, 2022 had to complete its initial inspection before December 31, 2024. Sea Isles’ homes are dated 1980 on the county roll, so the 30-year point was 2010. Florida Statute 718.112 requires a structural integrity reserve study at least every 10 years for each building of three or more habitable stories, and House Bill 913 moved the existing-association deadline to December 31, 2025.
Those dates tell you that Sea Isles owed the inspection and the study if its towers meet the three-story test, which ten numbered floors comfortably do. They do not tell you that either tower passed or failed, and we assert neither. The certificate of occupancy, the statutory starting point, is not public, and the state’s interactive SIRS reporting page would not render in our browser tool on October 1, 2026, so we could not search it for Sea Isles. A row in that database would show only that a form was received, not that a study is complete or funded.
Ask the manager for the milestone inspection summary, the Phase 1 and any Phase 2 report for each tower, the reserve study, the current budget’s reserve line and any special assessment the study triggered. The state’s condominium inspection resources explain the rules.
Sea Isles’ rental rules, pet rules and sale-approval requirements are not published, so we cannot state a minimum lease term, a rental cap, a weight limit or an approval process. Each one lives in the declaration or the rules, and the estoppel certificate and the manager are how a buyer confirms them before offering.
Nothing we read states a Sea Isles minimum lease length, a limit on how many homes may be rented or whether a lease needs board approval. Rental terms on third-party listing sites are not attributable to the association, and we do not repeat them. Separately, Florida Statute 509.242 defines a vacation rental to include a condominium unit rented to guests more than three times in a calendar year for periods of less than 30 days or one calendar month, or advertised that way, and such a unit needs a license from the state’s hotels and restaurants division. The license does not create a right to rent that the declaration denies.
Lee County levies a tourist development tax on rentals of six months or less, at 5 percent according to the Department of Revenue’s tourist development tax rate sheet. The City of Bonita Springs runs a rental permit program, and as we read the City’s page, condominiums of more than six units are exempt from the City permit. Sea Isles has 84 units, and a buyer should confirm the current rule with the City before relying on it.
Ask the manager for the pet section of the rules, including any weight, count or breed limit, where pets may be walked and whether tenants may keep pets. An assistance animal is not a pet under federal fair housing law, and the U.S. Department of Housing and Urban Development explains the rules on its assistance animals page. A buyer who relies on an assistance animal should raise it with the association through the process in the rules.
Dog rules on the public beaches near Sea Isles are set by Lee County Parks and the City, not by the association. When we re-read the county’s Bonita Beach Park and Little Hickory Island Park pages on October 1, 2026, both said “No pets allowed.”
Sea Isles’ sale-approval requirement, application process, right of first refusal, transfer fee and capital contribution are not published. The estoppel certificate is where they would appear, because Florida Statute 718.116 requires it to state any capital contribution or transfer fee, any right of first refusal or board approval requirement, and the insurance contacts. Request it early in the contract period so approvals do not delay closing.
FEMA’s flood map places both Sea Isles towers in Zone AE with a base flood elevation of 11 feet NAVD88 on panel 12071C0651G, effective November 17, 2022, and Lee County’s evacuation map puts them in Zone A. What condo insurance costs at Sea Isles is not published, so the association’s insurance summary and your own quote are the route.
On October 1, 2026 we queried FEMA’s National Flood Hazard Layer at three points: the 26131 tower, the 26171 tower and the common-element parcel. All three returned Zone AE, a base flood elevation of 11.0 feet, the coastal floodplain subtype and the panel above. Lee County’s evacuation zone map service returned evacuation Zone A and storm surge zone 1 for the tower points, and the City-limits layer returned the City of Bonita Springs, which is the governing community. FEMA’s flood map is a regulatory map, and it does not say whether a particular home is above or below the base flood elevation.
The federal elevation service, the USGS National Map, put the ground at 3.94 feet at the 26131 tower and 4.46 feet at 26171, so the base flood elevation sits 7.1 and 6.5 feet above bare ground at each. The common-element point read 2.09 feet, which tells us the grounds are lower than the towers’ footprints.
The City of Bonita Springs treats the design flood elevation as the base flood elevation plus one foot, according to its substantial damage and substantial improvement notice. For Sea Isles that points to 12 feet NAVD88. A building that sustains damage costing 50 percent or more of its pre-damage market value must be brought to that elevation, and the City’s Flood Hazard Reduction ordinance 22-05 sets the floodplain development rules. Whether the City made a substantial damage determination for either Sea Isles tower is not published.
Condominium buildings can buy a residential condominium building policy under the National Flood Insurance Program. FEMA’s summary of coverage puts the building limit at the lesser of replacement cost or $250,000 times the number of units, with a coinsurance penalty when coverage is below the required share. For 84 units the arithmetic ceiling is $21,000,000, which is no more than about $167 per square foot of Sea Isles’ 126,080 heated square feet of unit area, and less per square foot of total building area. Sea Isles’ flood policy, limit and carrier are not published, so ask the manager for the declarations page.
Sea Isles’ wind and flood carriers, deductibles and premiums are not published. The context is a market that moved sharply. Florida’s Office of Insurance Regulation data shows the statewide average premium per commercial residential condominium-association policy was $72,570 at the end of June 2022, $147,381 at the end of June 2024 and $135,100 at the end of June 2026, which are our sums from the OIR quarterly data. Citizens’ 2026 rate filing took effect for policies on or after July 1, 2026 with average increases of 7.7 percent for commercial residential multiperil and 14.1 percent for wind-only. Statewide averages say nothing about one association, and one association can hold several policies.
The Florida Chief Financial Officer’s My Safe Florida Condo program offers eligible associations wind-mitigation inspections and grants, and we did not find whether Sea Isles applied. Owners typically carry an HO-6 policy and consider flood coverage for contents. We print no Sea Isles premium because no cited source gives one, and we help you get a quote for the exact home.
Sea Isles has published no association letter about Hurricane Ian damage, repairs or costs, and no City substantial-damage determination for either tower is public, so the permit record is the buyer’s best evidence. Search the unit’s address in the City’s EnerGov portal and ask the seller to close every open permit before closing.
Nothing. We found no association website, no board letter and no press report quoting a Sea Isles officer. Silence is not evidence of light damage or of heavy damage. Hurricane Ian struck southwest Florida on September 28, 2022. The nearest surveyed high-water mark in the U.S. Geological Survey’s flood event database, 73 meters from the 26131 tower, reads 11.7 feet NAVD88 and 5.23 feet above ground. Two marks at 26235 Hickory Blvd, the Bay Harbor Club tower next door, read 11.3 feet (5.0 feet above ground) and 12.2 feet (5.95 feet above ground). We cannot say how deep the water was inside any Sea Isles home, whether the lower floors or garages flooded, or what was damaged, because no document we read says.
Published surge numbers differ, and we print them with their sources. The National Hurricane Center’s Hurricane Ian report says maximum inundation of 8 to 12 feet above ground occurred in Estero, Bonita Beach, Bonita Springs and North Naples, and the City of Bonita Springs’ Ian progress report says the City experienced “over 12+ feet of storm surge.” These are different measures at different places, and none is a gauge reading at Sea Isles.
The City runs a self-service portal, EnerGov, where permits can be searched by address, and its Hurricane Ian permitting page and post-storm permitting guide describe the post-storm process. For any home you plan to buy, search the address, look for work after September 2022, and ask whether every final inspection is on file.
A Sea Isles condo can be bought with a mortgage or with cash, and a lender reviews the condominium project as well as the buyer. The budget, reserves, insurance and special assessments will be questioned, and lenders generally require flood insurance on federally backed loans in Zone AE, so ask the manager early for the declarations page.
Lenders typically ask about the budget, reserves, insurance, special assessments, delinquencies and litigation, and a 1980 project whose milestone and reserve study status is not public draws more questions. Condominium projects with storm exposure, assessments or insurance questions can narrow the pool of financed buyers, which is one more reason to get the project’s documents before you commit. We do not name a lender on this page, and your own lender’s rules decide what it will fund.
Property tax on a Sea Isles condo resets to market value after a sale, so never carry the seller’s bill forward. At the $610,000 median of the 8 recorded sales, one mill of tax is $610.00 before exemptions, and the seller customarily pays $4,270.00 of deed stamps.

On the roll we downloaded on October 1, 2026, the appraiser’s just values for the 84 units run from $302,932 to $1,144,448 with a median of $407,024. Just value is a mass-appraisal estimate and not a price. It runs below most of the 2025 and 2026 recorded sales, and a change of ownership resets a capped assessment to market value. The roll at leepa.org shows each unit’s value and exemptions, and the units sit in the City of Bonita Springs and Bonita Springs Fire District taxing authorities. We do not publish a Sea Isles millage rate, because we did not confirm the taxing district’s current millage, and a made-up rate would mislead you. Each mill is $1 for every $1,000 of taxable value, so the table below shows the dollar value of one mill at three recorded prices.
The three prices are the low, the median of these 8 sales and the high of the 8 qualified sales in the 60 months since October 2021. The financed rows assume 20 percent down, which is our example and not a recommendation, and the rates are the Florida Department of Revenue’s published rates for mortgage documentary stamps, 35 cents per $100 of the amount secured, and the nonrecurring intangible tax, 2 mills on the amount secured. Deed stamps are $0.70 per $100 under Florida Statute 201.02.

The table omits the lender’s and owner’s title premiums, recording, appraisal, inspection, survey, prepaid insurance, tax and insurance escrow, prorations, any Sea Isles application or transfer fee and any special-assessment installment that falls after closing. In Lee County the seller customarily pays the owner’s title policy and chooses the closing agent, and the contract controls both. Your lender’s Loan Estimate and the title company’s settlement statement control every number, and we review them with you before you sign.
Since August 17, 2024, an MLS participant working with a buyer must sign a written agreement with the buyer before touring a home, in person or by live video, and the agreement must state the compensation as an objectively ascertainable amount or rate. That makes the fee a conversation you have before the first tour.

According to the National Association of Realtors, the agreement must conspicuously disclose the compensation and how it is determined, state that the agent may not receive more than the amount agreed with you, and state in conspicuous language that broker commissions are not set by law and are fully negotiable. The School District of Lee County assigns elementary and middle schools through choice and proximity zones instead of simple attendance boundaries, so we do not name a zoned school for Sea Isles on this page. The district’s school locator, run against 26131 or 26171 Hickory Blvd, controls the answer for any specific home.
Open the district’s school zones page, which links to the school site locator, and enter the street address of the home. Run it for the current school year and again if the district approves a new enrollment plan, because the plan is revised annually. The district’s enrollment plan explains how choice and proximity zones work and which schools are open to requests from any zone.
In the 2024 to 2025 enrollment plan we read, the elementary schools listed for the proximity zone that holds Bonita Springs addresses include Bonita Springs, Pinewoods, San Carlos, Spring Creek and Three Oaks, with some barrier-island schools open on request. The plan does not state which zone a Hickory Blvd address falls in, so we infer the zone and do not rely on it, and the district page says the 2026 to 2027 plan was approved on December 1, 2025, which we did not read. We do not publish school grades or test scores, because a grade attaches to a school and not to a building. Ask us and we will run the address with you.
Daily life at Sea Isles means a bay-side tower on Hickory Blvd, a road crossing to the beach, the county’s public beach lots for guests and beach days, and City and county services for trash, water and roads. Several public lots changed their rules in September 2026, and we date every closure statement.
No association website confirms Sea Isles’ amenities, so none is verified. The best public description is our own earlier entry for the community, which is a marketing description and not a primary document. It listed two tennis courts, deeded beach access, a heated swimming pool, two barbecue grills, a shuffleboard court, a sunning deck and a private clubhouse with a full kitchen. The county roll supports parts of that without confirming it: it flags a pool on the unit parcels, and its common-element parcel carries a one-story structure of 1,600 heated square feet built in 1989.
Walk the grounds and ask the manager what is open and what was rebuilt after Hurricane Ian before you rely on any amenity. We do not list a dock, a marina, boat slips, a fitness room, a business center or guest suites for Sea Isles, because nothing we read supports them.
Hickory Blvd separates the towers from the beach, so access means crossing the road, and our earlier entry’s “deeded beach access” is not confirmed by any instrument we have read. Ask whether the access is a deeded easement recorded with the declaration, a path on association land or a right shared with neighbors, and who maintains it. The public lots matter for guests and for owners who want a different beach, and the Lee County Parks pages we re-read on October 1, 2026 said the following. The pages change, so check them again before you go.
The county’s annual beach parking pass is $60 under the unified payment system that started May 1, 2025, per the county’s payment-system notice.
The Lee County Department of Transportation closed the Big Hickory Pass Bridge on September 29, 2022 after Ian, in an update on its site, and we could not find a current status statement, so we do not claim a through route to Fort Myers Beach. Map routing from the north end of the strip, with no traffic, gives about 27 miles and 40 minutes to Southwest Florida International Airport, about 19 miles and 35 minutes to the Naples Pier, and about 8 miles and 16 minutes to Interstate 75 at Bonita Beach Road. Sea Isles sits about four-tenths of a mile south of the Seascape buildings, and the figures are routing estimates and not official numbers. The LeeTran bus system operates in the area, and Bonita Springs Utilities lists the City in its water and wastewater service area.
Buy Sea Isles if you want one uniform 1,427 square foot plan in a smaller 84-home project and will do the documents work, and buy Bay Harbor Club if you own a boat or want an association website and a published amenity list. They are bay-side twin towers in the same flood zone.

Bay Harbor Club has 104 units by the state record and 103 on the county roll, in two towers at 26225 and 26235 Hickory Blvd, 52 built in 1983 and 51 in 1984 on the roll. Its association site lists a marina of 50 docks, a heated pool, two hot tubs, a clubhouse and racquet courts. By our calculation the two nearest points of the two complexes are about 140 meters apart.

Sea Isles is an 84-unit, 1980, bay-side condominium on a strip of 23 condominium associations, and its recorded sales are thinner than those of the larger buildings. Six other associations reach 10 qualified sales in a county window, while Sea Isles and most of the strip are listed sale by sale.

Sea Isles offers a bay-side, two-tower condominium with a spacious uniform floor plan, a short walk to the beach and recorded prices in a moderate range. Its costs are an undocumented fee schedule, an undocumented storm history and the flood, insurance and reserve pressures common to a 1980 building. Both columns are documented below.

A seasonal Sea Isles buyer owns a bay-side condo that sits empty for months, so plan the storm routine, the insurance and a trusted contact, and read the rental and approval rules first, because they are not published. Both towers are in evacuation Zone A, the first zone Lee County orders to leave.
Lee County Emergency Management orders evacuation by zone, and Zone A is the first of five surge zones, A through E, on the county’s evacuation page. Ask the manager for the storm plan, the shutter or impact-glass status, the elevator shutdown plan and the rule on vehicles and garages, and ask what the association requires of an absent owner. Sea Isles’ own storm plan is not published, and Bonita Beach Club’s unit-owner hurricane preparation document shows what a plan can say. Tell your insurer the unit will be unoccupied and set a water shut-off routine and a caretaker the manager knows.

The beach is across the road, and Bay Harbor Club is the next condominium along the same side.
Sea Isles is in the City of Bonita Springs. The Lee County Property Appraiser’s roll lists every Sea Isles parcel under the City of Bonita Springs taxing district, and the county’s city-limits layer returned the City at a point in each tower when we queried it on October 1, 2026. City permits, code rules and flood regulations therefore apply to Sea Isles.
Sea Isles is an 84-unit condominium of two 42-unit towers, owned through Sea Isles Condominium Association of Bonita Beach, Inc., which Florida’s corporate registry shows as active since 1980. The county roll dates every unit to 1980, and 80 of the homes are 1,427 square feet with two bedrooms and two baths.
The State of Florida recorded the Sea Isles condominium on February 12, 1980, the association was incorporated on February 11, 1980, and the Lee County roll gives 1980 as the year built for all 84 unit parcels. The roll’s common-element parcel carries a smaller structure built in 1989. No certificate of occupancy for Sea Isles is public.
Sea Isles has 84 units, 42 in each tower, which matches the State of Florida’s project record. The county roll shows 83 unit parcels under the correct name because one home carries a misspelled legal description, plus one common-element parcel, so the 84 only reconciles once that home is found.
Homes come to market from time to time, and we can send current Sea Isles listings from the Southwest Florida MLS when you contact us. Information not available at time of publishing (checked 2026-10-01). We cannot state a live inventory count on this page, because that figure comes from the MLS. The county file shows only 1 qualified sale so far in 2026.
The county’s last 60 months hold 8 qualified Sea Isles sales, from $395,000 to $833,000, and the median of these 8 sales is $610,000. The three most recent are $395,000, $600,000 and $590,000. All 8 are the same 1,427 square foot plan, so floor, tower and condition explain the spread, and we price from the nearest like home.
The current Sea Isles assessment is not published. We found no association site, budget or letter, and the state’s condominium record does not carry fees. Ask the manager for the budget and the estoppel certificate, and treat any figure on a listing site as unverified until it appears on those documents.
We found no public special assessment notice for Sea Isles, so we cannot say whether one has been levied or is pending. Absence from public pages is not evidence that none exists. Ask the seller for every notice since 2022 and the unit’s ledger, which the statute lets a buyer see at the seller’s expense.
Sea Isles’ rental rules are not published, so we cannot state a minimum lease term or a cap. State law requires a license for vacation rentals of under 30 days more than three times a year, and Lee County levies a tourist tax. The declaration controls what the association allows, and the estoppel and rules will show it.
Sea Isles’ pet rules are not published. Assistance animals are protected under federal fair housing law regardless of a pet policy. Ask the association manager for the pet section of the rules, including any weight or count limit, and confirm before you make an offer. Lee County’s Bonita Beach Park and Little Hickory Island Park pages said “No pets allowed” on October 1, 2026.
Sea Isles is across Hickory Blvd from the beach, not on it. The county roll records every unit as bay side. Our earlier entry called it beach-front and described deeded beach access, which we could not verify. A buyer who wants sand out the door should look at the Gulf-side towers such as Seascape.
On the Lee County roll, 80 of the 84 Sea Isles units are 1,427 heated square feet with two bedrooms and two baths, and four penthouses are 2,980 square feet with three bedrooms and three baths. Our earlier entry gave a range of 1,200 to 1,600, which does not match the roll. Confirm any home’s size on the property record card.
Nineteen of Sea Isles’ 84 unit legal descriptions carry a garage number, 13 at 26131 Hickory Blvd and 6 at 26171, so those homes show a garage in the legal description. For every other home, ask the manager whether parking is assigned, deeded or a limited common element, and put the answer, with any recorded document, in your contract file.
We have no MLS split by tower. The 8 qualified sales since October 2021 divide four and four, and the three most recent are all in the 26131 tower, which is too small a sample to rank the towers. Both are ten numbered floors with penthouses above, so choose by floor, corner, parking, condition and the documents.
The four Sea Isles penthouses are 2,980 square feet, about twice the standard home, and none is among the 8 qualified sales since October 2021. The county roll records a $1,850,000 transfer on one penthouse at 26171 Hickory Blvd in April 2022. A penthouse is a comparable only for another penthouse, so we price one from its own record and condition.
FEMA’s flood map places both Sea Isles towers and the common-element parcel in Zone AE with a base flood elevation of 11 feet NAVD88, on panel 12071C0651G effective November 17, 2022, according to our October 1, 2026 query of the National Flood Hazard Layer. Lee County places them in evacuation Zone A.
We found no published water depth or damage report for Sea Isles itself. The nearest surveyed mark, 73 meters from the 26131 tower, reads 11.7 feet NAVD88 and 5.23 feet above ground, and the ground at the towers is about 4 feet NAVD88. Ask the manager for the insurance claim history and the restoration scope.
Safe is not a word we can promise, and we can make the risk measurable. For Sea Isles, read the budget, the reserve study, the insurance summary, every special assessment and the repair status, and compare the flood zone and the nearby Ian marks above. A buyer who has those documents can price the risk. A buyer who cannot get them should not guess.
Expensive and changing. Statewide average premiums per condominium-association policy were $72,570 in mid-2022, $147,381 in mid-2024 and $135,100 in mid-2026 in our sums of Florida’s Office of Insurance Regulation data. Sea Isles’ own policy, carrier and deductible are not published, so ask for the insurance summary and get an HO-6 quote for the exact home.
If each Sea Isles tower has three or more habitable stories, Florida law required an initial milestone inspection before December 31, 2024 and a structural integrity reserve study by December 31, 2025. The unit numbers show ten floors. No Sea Isles summary or study is public, and we do not assert that either passed or failed.
The Sea Isles association’s Florida corporate filing lists a management company as its registered agent, care of NextGen Community Management of Estero, and the state’s condominium extract lists an Estero address for the managing entity. Filings can lag, so ask for the manager’s name on the estoppel certificate.
We found no dock, slip or seawall recorded for Sea Isles on the county roll and no public document describing one. If a listing claims a slip, ask for the recorded document that conveys it and the state submerged-lands authorization. Bay Harbor Club next door publishes a marina of 50 docks on its association site.

Seascape is a Gulf-side, three-building, 136-unit condominium dated 1979 with a documented storm history, and its county 60-month window holds 10 qualified sales with a median of $592,500. Sea Isles is a bay-side, two-tower, 84-unit condominium dated 1980 with no published association documents, and its 60-month window holds 8 sales.
