The file holds 132 qualified Plantation House sales since 1986, 53 of them since January 2009, when the record becomes complete. The other 2 are one condo’s two deeds, recorded on 4 and 6 November 2025 at $90,000 each and coded 11 by the county, the code for a corrective, quit claim or tax deed or a transfer where no documentary stamps were paid. They are not market prices, and a model that reads every recorded amount as a sale would read them as two sales at about a third of the recent market.
The association publishes no fee schedule, rules or budget that we could find. Two condos that look the same on a portal can carry different assessments, reserves and insurance exposure, and the estimate cannot see them.

Four of the 48 condos sold in the last 12 months, 8.3 percent of the building, and 14 different condos sold in 60 months, 29.2 percent. Since January 2009 the record holds 53 qualified sales of 34 different condos, so a valuation rests on few comparable sales and has to say so.

The 721 square foot plan ran at the highest price per heated square foot, $492.37, the median of these 3 sales, against $447.96, the median of these 8 sales, for the 759 square foot plan and $416.67, the median of these 3 sales, for the 726 square foot plan. Groups of three are too small to call a premium. The 759 square foot plan sold for as little as $225,000 and as much as $450,000 within 60 months.

Floor 3 has the highest median, $360,000, the median of these 4 sales, and floor 1 the lowest, $307,500, the median of these 4 sales. But the highest sale, $450,000, and the lowest, $225,000, were both fourth-floor condos of 759 square feet, 26 months apart, so a floor effect cannot be separated from the date and we assign none.

FEMA maps the building in zone AE with a base flood elevation of 10 feet NAVD88, about 4.33 feet above the 5.67 feet of ground at the building. None of the 13 condos that sold in 2021 to 2024 has sold again in the file, so it shows no owner who bought at the peak and has since sold. That is a gap in the record and not a sign that none will lose.
The county keeps each condo’s last four sales, so earlier sales appear only where a condo sold again later. Six pairs begin before 2009, and 5 resold for less, by 10.4 to 38.1 percent, while one rose 14.0 percent. These are survivors of a partial record, not the market of the 2000s.
