Selling a home in Silver Oak Village at The Vines means selling one of 64 detached golf villas into a village where the Southwest Florida MLS recorded 10 closings in the 36 months to September 29, 2026, at a $607,500 median. This seller guide sits beside our full Silver Oak Village at The Vines neighborhood guide, which covers the history, the documents and the daily life of the village, and it turns that record into a plan for one sale. The village sits inside The Vines, the gated community of 435 homes off US 41 in Estero, and every buyer you meet must join Estero Country Club.
If you are still choosing a listing agent, our guide to the best real estate agents in Estero lets you compare the options on the public record. If you want a number first, our Silver Oak Village at The Vines home valuation guide shows how a villa here is priced from the closings, and if you are also buying your next home, our Silver Oak Village at The Vines buyer guide covers the other side of the table. Owners of other Vines homes can start with our community-wide seller guide, Sell Your Home in The Vines.
McGreevy and Comisar are the best realtor for selling in Silver Oak Village at The Vines because we sell from the record: every MLS closing in the village for five years, the county roll parcel by parcel, and the association's own recorded documents. We are the #1 Team in Southwest Florida since 2012, and Top 1% of agents nationally since 2008.
Jesse McGreevy runs the pricing, the paperwork and the negotiation on every listing we take, and Marc Comisar runs the buyer side of our team, so your villa meets buyers who already have a plan for the club and the fee. As the leaders of Domain Realty Group, our team has closed over $2.5 billion in real estate across Southwest Florida. Jesse and Marc have over 45 years of combined direct real estate experience.
Recent Silver Oak Village record (12 months to September 29, 2026): 5 MLS closings at a $540,000 median (n = 5, a small sample), from $460,000 to $685,000, $2,880,000 in volume, a median 114 days on market and a median 97.8% of the final list price. The widest window with real depth is the 36 months to September 29, 2026: 10 closings at a $607,500 median. In the last 12 months we tracked every one of those 5 closings, and we tracked all 11 closings the MLS has recorded in the village in five years, going back to May 2023.
Domain Realty, our brokerage, closed 615 transaction sides in Estero in the 60 months to October 5, 2026, $352.2 million in volume counted by side, per the Southwest Florida MLS pulled that day. McGreevy and Comisar are the #5 real estate team in Florida in the 2026 RealTrends rankings. What we offer here is narrower and checkable: we have read the recorded declaration, the 2013 leasing amendment, the rules, the March 2025 annual-meeting budget and the club's public terms, and we bring all of it to your listing appointment.
Honors and recognition:
Those are career honors across Lee and Collier counties. The proof for your sale is the work: a price built sale by sale, the association papers in a folder before the first showing, and a buyer who has already been told what the club costs.

Selling in Silver Oak Village at The Vines is different because your buyer is buying three things at once: a detached villa, a village association and a mandatory club membership. The village is small, with 64 homes and 11 MLS closings in five years, so the record is thin and every paper you can hand a buyer early moves the price.
The village estoppel and rules come through Pegasus Property Management, the master documents through the Vines Community Association, and the club's terms through Estero Country Club's membership office. No single office holds all three, and a buyer's lender, insurer and own agent will each ask for a different one. We request them before the listing goes live.
Because the master declaration makes club membership a condition of owning a lot in The Vines, your buyer prices the home after pricing the club: $15,000 once at the Social tier and about $5,800 to $6,300 a year, against $93,859 in year one for full golf. A buyer who learns that late renegotiates. A buyer who learns it from your listing does not.
The recorded declaration puts roof repair on the owner, and every home was built between 1991 and 1998. Inspectors and insurers will ask how old the barrel tile is, whether it was replaced and whether a permit and a wind-mitigation form exist. We answer them in the listing package so the question does not arise for the first time after the inspection.
Silver Oak Village had 5 closings in the last 12 months, 7 in 24, 10 in 36 and 11 in 60, so a median is a description of a handful of sales. The record also moved: 2025 was fast and firm, and 2026 has been slower and softer. We price from the individual closings, never from a single median.
All 64 homes are detached, one story, with two baths and the same rule book for paint, roofs and doors, which makes the homes look alike from the street. Price still spreads widely, from $460,000 to $707,500 in 36 months, and the gap comes from condition, updates, roof age and position on the course, none of which the MLS tags.
Now is a workable time to sell in Silver Oak Village at The Vines if the ask follows the newest closings: on September 29, 2026 only 2 homes were active against 5 closings in 12 months, about 4.8 months of supply. But 2026 closings came slower and lower than 2025's, so an ask near 2025's prices will wait.
Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 29, 2026; windows named beside every figure)
Two Silver Oak Village homes were active on September 29, 2026: a two-bedroom, two-bath, 2,117 square foot home at $425,000 after 185 days and a three-bedroom, two-bath, 2,113 square foot home at $395,000 after 136 days. Two actives against 5 closings in 12 months is 4.8 months of supply, and against the 36-month pace of 10 sales it is 7.2 months (our arithmetic). Both asks sit below the lowest closing of the last five years, $460,000.
The 12-month median of 114 days on market is more than twice the 36-month median of 50 days. The three 2026 closings took 114, 117 and 228 days, while the four 2025 closings took 3, 7, 20 and 45 days. A seller who lists today is entering the slower pattern, and the plan should assume showings take weeks, not days.
The MLS median was $640,000 in 2023 (n = 2), $647,500 in 2024 (n = 2), $672,500 in 2025 (n = 4) and $535,000 in 2026 to September 29 (n = 3). County recorded sales agree in direction: $672,500 for 2025 and $535,000 for 2026 to July 29. These are small samples, so we read the direction and not a rate.
The two current listings are your visible competition, and they are priced to be seen: both ask less than any closing in five years and both have waited longer than the median closing took. A villa that comes to market in better condition, with its roof answered and its papers ready, can justify a different price from them, but only if the listing proves the difference.

The MLS figures come from the village's own MLS subdivision label, not from a county match, and the pull carries no sale entered after closing for this village, so every row below was marketed through the MLS. Medians use the mean of the middle pair when n is even, and sold-to-list means sold price over final list price.
| Window | MLS closings | Median sold | Median $ per MLS sq ft | Median days on market | Median sold-to-list |
|---|---|---|---|---|---|

| 60 months | 11 | $610,000 | $316.05 | 45 | 97.6% |
Eleven closings in five years is small enough to read sale by sale. Each row shows the month, the MLS label, living area, list price, sold price, ratio and days on market, with no address.

The county's qualified recorded sales reach back further than the MLS pull. They show a $295,000 median in 2019, $395,000 in 2021, $557,500 in 2022, $675,000 in 2023, $600,000 in 2024, $672,500 in 2025 and $535,000 in 2026 to July 29, with 3 to 9 sales a year. From 2019 to 2025 that is a rise of 128 percent, and from 2025 to 2026 a fall of 20 percent. Six of the 17 county sales recorded from January 2022 to July 2026 do not appear under the village's MLS label, so the MLS label understates the village's turnover, and we build comparisons from both records. County prices and MLS square-foot figures are never mixed.
The 36-month window totals $6,097,500 in volume and the 60-month window $6,772,500. At 10 sales in 36 months a typical year brings about three or four closings to a village of 64 homes, so any single seller's timing matters more than the village's average.
Silver Oak Village at The Vines has 64 detached homes, a village fee of $1,100 a quarter and, on September 29, 2026, exactly 2 homes for sale, both asking less than the lowest closing of the last five years. In a village where 10 homes closed in 36 months at a $607,500 median, the seller who prices to the newest closings and has the papers ready is the one who closes.

The Silver Oak Village sales that matter most to your price are the ones closest in size, condition and date to your home. Size alone does not sort them: in the 36 months to September 29, 2026 the five homes under 2,000 square feet had a $610,000 median and the five at 2,000 or more a $605,000 median.
Data updated: September 2026 (36 months to September 29, 2026, n = 10, small samples)
The 2,199 square foot homes that closed at $695,000 in September 2024 and $660,000 in October 2025 sit beside a 2,169 square foot home that closed at $460,000 in May 2026. The smaller 1,774 square foot home closed at $685,000 in 3 days. Over 36 months the median per square foot was $335.35 for the homes under 2,000 square feet and $292.55 for those at 2,000 or more (our arithmetic on the rows above), so smaller villas cost more per foot, as they do elsewhere.
The three 2026 closings, at 1,942, 2,169 and 2,214 square feet, sold for $540,000, $460,000 and $535,000. The four 2025 closings, at 1,774 to 2,199 square feet, sold for $610,000 to $707,500. A buyer's appraiser will weigh the 2026 closings first, and we expect a seller's comparable set to start there.
Nine of the 10 closings in 36 months sold below the final list price and one sold at it, and across the 10 the mean gap between final list and sold was $22,730 and the median gap $16,250 (our arithmetic). The 2026 closings opened at $575,000, $465,000 and $575,000 and closed at $540,000, $460,000 and $535,000, gaps of $35,000, $5,000 and $40,000. Only the May 2023 sale closed above its ask, at 103.8%.
Two closings took 3 and 7 days, in September 2025 and January 2025, at $685,000 and $707,500 with asks of $695,000 and $725,000. Both were smaller homes of 1,774 and 1,780 square feet. They show that a villa priced where buyers already wanted to buy can sell in a week, even in a thin village.
Four closings took 97 days or more: 97 days in December 2023, then 114, 117 and 228 days in 2026. Three of those four closed at 93.0% to 93.9% of list, which says the price came down during the listing. We use that pattern to set the first ask, because a listing that starts high and steps down spends its first weeks advertising a price that never happens.
Silver Oak Village at The Vines is the largest of The Vines' three single-family villages and the most expensive of them, with 64 homes, 5 MLS closings in 12 months and 11 in 60. Condominium villages Grand Palm and Southwind closed 8 and 6 times in 12 months, and Fairway Bend closed 2 times.
Data updated: September 2026 (MLS closings to September 29, 2026; windows named in the table)
| Village | Units | Regime | Built | MLS closings, 12 months | MLS closings, 60 months |
|---|---|---|---|---|---|
| Grand Palm Village at The Vines | 80 | Condominium, Chapter 718 | 1991 to 1995 | 8 | 16 |
| Southwind Village at The Vines | 84 | Condominium, Chapter 718 | 1995 to 2001 | 6 | 21 |

| Fairway Bend Village at The Vines | 60 | Homeowners' association, Chapter 720 | 1991 to 1996 | 2 | 13 |
| Lost Creek Village at The Vines | 48 | Homeowners' association, Chapter 720 | 1986 to 1989 | 4 | 14 |
Two villages are condominiums under Chapter 718, where a buyer takes the condominium documents under section 718.503 and the association insures the building. Silver Oak Village is a homeowners' association under Chapter 720, where the owner insures and maintains the villa, the buyer takes the section 720.401 disclosure summary, and the estoppel runs under section 720.30851. A Silver Oak seller competes for the buyer who wants a detached home and accepts the owner's responsibility that comes with it.
A buyer who looks at Silver Oak Village is often also looking at the attached villas of Fairway Bend, the condominiums of Grand Palm and Southwind, and the single-family homes of Lost Creek, all inside the same gate. The decision is usually about product and price, which is why the comparison with Fairway Bend below matters.
Silver Oak Village at The Vines offers a detached villa of 1,739 to 2,216 square feet at a $607,500 median on 10 MLS closings in 36 months; Fairway Bend Village at The Vines offers an attached one-story villa of 1,668 to 1,849 square feet at a $492,500 median on 13 closings in 60 months. Your buyer is choosing between them.

Fairway Bend's 5 actives against 2 closings in 12 months is 30.0 months of supply, so buyers shopping the lower price point have a long shelf of choices, while Silver Oak's 2 actives are 4.8 months. A Silver Oak seller is not competing with much inventory inside the village, but every Silver Oak buyer has Fairway Bend's lower prices as a fallback, a gap of $117,500 at the 60-month medians. We position the detached layout, the extra 350 square feet or more at the median and the third bedroom on 24 of 64 homes as what the price premium buys. McGreevy and Comisar are Top 1% Real Estate Agents Nationally Since 2008, and we can show both villages to a buyer in one morning.
The Silver Oak buyer is usually comparing a detached villa against an attached villa in the same gate and deciding whether a bigger home is worth about $117,500 more. Your listing should answer that question for them with the closings, not with adjectives. You can also compare the two sellers' guides: our Fairway Bend Village at The Vines seller guide shows how a neighbor's home is being positioned.

We price a Silver Oak Village at The Vines home from its own closings, sorted by size, date and condition, then adjust for the roof, the paint cycle, the club and the asks now competing with you. With 11 closings in five years, no median sets your price; the three or four closest sales do.
We start with the 2026 closings, because an appraiser and a buyer's agent will. The April 2026 sale at 2,214 square feet closed at $535,000 after 117 days, the May 2026 sale at 2,169 square feet at $460,000 after 228 days and the May 2026 sale at 1,942 square feet at $540,000 after 114 days. Then we add the four 2025 closings, which show the ceiling a well-prepared villa reached.
The MLS does not record renovation, roof age, air-conditioning age, hurricane protection or position on the course, but buyers weigh all five. We walk the home, photograph what has been replaced, collect the permits and set each item against the comparable closings. Our reading is that condition explains most of the spread between homes of similar size, but the MLS cannot prove it, so we say it as a reading.
The Lee County roll gives each villa's year built, heated area and bedroom count, and six of the 17 county-recorded sales since January 2022 never appeared under the MLS label. We read the roll so a comparable that was not marketed under the village's label still counts.
We set the first ask near where buyers have actually closed in the last 12 months, not where 2025 buyers closed, and we agree in advance what evidence would move the price. The record shows what happened when asks ran above closings: in 2026 the two homes listed at $575,000 closed at $535,000 and $540,000 after 117 and 114 days.
Before the listing agreement is signed, you see the net at three prices, the estoppel, the title policy and the documentary stamps, so the ask is chosen with the cost in view. The cost sheet below is the same arithmetic.
We market a Silver Oak Village at The Vines home with cinematic video, drone and professional photography, a qualified-buyer database and, when a sale needs to stay quiet, discretion, and we lead with the facts a village buyer needs: the true living area, the roof, the $1,100 quarterly fee and the club requirement.
Data updated: September 2026 (marketing package as of September 2026)
Golf frontage is part of the product, and 54 of the 66 parcels the county matched to the village carry a golf-course frontage code. We show the fairway view where it exists, the lanai, the barrel-tile roof and the village pool on Northbridge Way, and we do not crop out the things a buyer will see at the showing.
The listing carries the declaration, the 2013 leasing amendment, the current budget, the rules and the estoppel or its order confirmation before the first showing. A package that answers a buyer's questions early keeps those questions from surfacing for the first time at the inspection.
We name the club requirement in the listing, with the Social tier's $15,000 and the annual estimate beside it, and we tell golf buyers what full membership costs. A buyer who has done that math at the start does not return with it at the inspection.
Only the standard Vines for-sale signs are allowed, one in front and one at the rear, and the 2026 real estate signage standards set their size and lettering. The US 41 gate is staffed around the clock, and we arrange each buyer's access through the listing and the management office in advance, so a showing is never a gate problem.
Silver Oak Village buyers are usually weighing it against attached villas at Fairway Bend, condominiums at Grand Palm and Southwind, and single-family homes at Lost Creek. We market to that comparison, with the detached layout and the closing record, and we describe the home, never who should live in it.
We negotiate a Silver Oak Village at The Vines contract from the record: nine of 10 closings in 36 months sold below the final list price, so buyers here expect to negotiate, and the terms that matter are price, the inspection response, the roof and who pays what at closing.
Buyers and their agents will work from the newest closings, and our response is built on the same file. After August 17, 2024, compensation offered to a buyer's agent cannot be advertised in the MLS, but concessions toward a buyer's costs still can be, and we weigh which one moves this buyer with the least cost to you.
A 28-to-35-year-old home draws a roof question on almost every inspection. We prepare the answer before the inspection: the age, the tile, any permit and the mitigation form, and we decide with you whether a credit, a repair or a replacement is the best response.
The contract should say who orders the estoppel, who pays the $299 fee, when the section 720.401 summary was delivered and who pays any assessment levied before closing. Clear clauses prevent the late renegotiation that costs sellers the most.
If you need to close by a date, buy elsewhere first or stay through the season, we write that into the offer. Lease-back terms are possible in principle, and before proposing one we check whether the recorded 2013 leasing rules, including the 30-day minimum and the association's 30-day review, apply to it.
Selling in Silver Oak Village at The Vines costs, before commission and any mortgage payoff, about $5,900 to $7,700 in fixed or capped charges at the prices the village has seen: documentary stamps at $0.70 per $100, the owner's title policy, and the estoppel, plus settlement fees that vary. Lee County's customs put these on the seller; the contract controls.
Data updated: September 2026 (prices from the village's MLS closings; rates from the Florida statutes, the state title rate rule and the shared cost-of-selling research, September 2026)
| Line | At $460,000 | At $540,000 | At $607,500 |
|---|---|---|---|
| Documentary stamps on the deed ($0.70 per $100) | $3,220 | $3,780 | $4,252.50 |
| Owner's title policy, promulgated rate (estimate) | $2,375 | $2,775 | $3,112.50 |
| Association estoppel, current account (cap $299) | $299 | $299 | $299 |
| Subtotal of the three | $5,894 | $6,854 | $7,664 |
| Each 1 percent of commission | $4,600 | $5,400 | $6,075 |
The three prices are the lowest closing of the last five years, the 12-month median and the 36-month median. The title premium is $575 on the first $100,000 plus $5.00 per $1,000 above it (our arithmetic on the state rule), and your closing agent gives the final figure.
Settlement or closing fees commonly run $500 to $1,500, the title search and lien search $150 to $500 combined and the municipal lien search about $100 to $250, per the shared cost-of-selling research, and they vary by title company. The estoppel rush surcharge is $119 and the delinquent-account surcharge $179. Property taxes are prorated, with the seller crediting the buyer for the days the seller owned the home in the year, and the deed is customarily recorded by the buyer.
Commissions are negotiable and no rate is set by law. Since August 17, 2024, an offer of buyer-broker compensation cannot be advertised in the MLS, and a buyer's agent must have a written agreement with the buyer before touring. We explain the options in writing before you sign, and the listing agreement controls. The table shows what each percent costs so you can weigh it.
The buyer customarily pays the lender's title policy, the recording of the deed and any financing charges, and, at this village, the club's initiation fee and first dues. Those are not your costs, but they shape the buyer's offer, which is why we put them in the listing.
At the 12-month median, the documentary stamps, the owner's policy and the estoppel total $6,854, and at 1 percent of commission per point the cost rises $5,400 a point. Your net is the price, less those lines, less commission, less any payoff and less any credits you agree to. We run the same sheet at the price you are considering, and our cost-of-selling research lists the statutes behind each line.
A Silver Oak Village seller must disclose known material defects under Florida common law, deliver the section 720.401 disclosure summary before the buyer signs, and provide the section 689.261 property tax disclosure. The summary is the seller's job on a resale, and a buyer who does not get it in time may cancel within 3 days of receipt or before closing.
Section 720.401 applies to homeowners' associations under Chapter 720, which includes Silver Oak Village. The disclosure must be given before the buyer signs the contract, it must say that membership is mandatory, that recorded covenants govern use and that assessments are owed and may change, and the contract must carry the statutory voidability clause. The right to cancel cannot be waived and ends at closing. We deliver it with the offer, not at the closing table. Sections 718.503 and 720.401 are separate regimes, and the condominium villages of The Vines follow the first, not the second.
Under Johnson v. Davis, a Florida seller who knows of facts that materially affect the value of a home, that are not readily observable and are not known to the buyer, must disclose them, and an as-is clause does not remove the duty. For a Silver Oak villa that means the roof's age and any leak history, any open or pending assessment and any known defect.
Section 689.261 requires a property tax disclosure summary at or before signing, warning that a new owner's taxes may differ from the seller's because exemptions can change and a sale can trigger a new assessment. We attach it to the contract package.
Section 720.30851 governs the estoppel. The fee is capped at $299 for a current account, with a $119 surcharge for a rush and $179 if the account is delinquent, and the statute gives the association 10 business days to deliver. In Lee County the seller customarily orders and pays. The request goes to Silver Oaks Village Homeowner's Association, Inc., Sunbiz document N38981, through Pegasus Property Management, not to the similarly named Silver Oaks Village Owner's Association in Pasco County.
We did not search court dockets, and we do not state that there is no pending litigation. We did not read the board's minutes, so we cannot say whether a special assessment is open today. The estoppel is where a current assessment shows, and we ask Pegasus in writing for the budget, the minutes and a statement of pending or threatened litigation before we list.
A Silver Oak Village buyer pays $1,100 a quarter ($4,400 a year) to the village in the latest published budget, plus a mandatory Estero Country Club membership of $15,000 once and about $5,800 to $6,300 a year at the lowest tier. At the $540,000 median that is about 1.9 to 2.0 percent of price a year, before tax and insurance.
Data updated: September 2026 (village fee per the March 2025 annual-meeting deck; club terms per the master declaration and the club fee schedule as read for our community hub)
| Layer | What the public record shows |
|---|---|
| Village association | $1,100 a quarter, $4,400 a year, no increase for 2025 (March 2025 deck); 2026 not published |
| Master association | A common expense of the village under the declaration; no separate figure is published |
| Estero Country Club | Social tier $15,000 once, about $5,800 to $6,300 a year; four tiers, full golf $93,859 in year one |
| Transfer or capital fee at resale | No published village transfer fee found; club transfer terms unpublished |
| Property tax | Lee County, on assessed value, fire district on the roll; first bill can differ from yours |
| Insurance | Owner insures at replacement value; Citizens' 2026 Lee County average $3,039 is a benchmark, not a quote |
At $540,000 the village fee alone is about 0.81 percent of price a year, and at $607,500 about 0.72 percent. Add the club's Social tier and the yearly membership and village carry is about $10,200 to $10,700 (our arithmetic). A buyer who compares Silver Oak with Fairway Bend compares both regimes and both club requirements, and the price gap between them already includes that stack.
Buyers commonly ask who replaced the roof, what the club asked of you when you joined, whether a special assessment is open, whether the 2026 fee changed and whether the lease rules allow what they plan. We answer with documents, and where a question has no public answer we say so and route it to the office that holds it.
The club fee-schedule file returned "not found" when we rechecked its published address on September 30, 2026, so we ask the membership office at (239) 267-7000 for the current sheet. We found no published membership transfer fee, no statement on whether a seller's contribution is refunded or conveyed, and no statement on tenant access. Those three questions go to the club in writing before we list.
The roof, paint and landscape rules affect a Silver Oak Village at The Vines sale because the owner keeps the roof, the association keeps the landscape and the ten-year paint cycle, and every exterior change needs architectural approval. A buyer's inspector reads the exterior against those rules, so a home that complies sells without a late credit.
The association maintains the front landscape, the irrigation system, the pool and the lighting and contracts the exterior painting. The owner maintains the roof, the interior and the plants on the lot. The recorded declaration's section 5.2.1 makes roof repair the owner's job, and the association's rotating roof washing is not repair or replacement.
Roofs must be white barrel tile, window frames are white, front and garage doors are white or the house's base color, a framed lanai enclosure is white or bronze and there are five approved paint colors. Entry doors need an approved form before installation. A seller with a non-conforming change should resolve it before a buyer's estoppel request, because the rules give a 15-day decision period and a 30-day cure period.
The association contracts the ten-year exterior paint cycle, and the exterior painting reserve was $128,247 at the end of 2024, the largest of the reserve lines. The roofs line was $13,311. We tell buyers what the association's paint cycle covers so they do not price repainting as their own cost.
Mowing and edging run every two weeks from November through March and weekly from March through October, and homeowners may not bypass the community irrigation system. A seller who changed the landscape should confirm the work met the landscaping guidelines.
A Silver Oak Village buyer can rent the home within the recorded 2013 amendment: a written lease of 30 continuous days to one year, of the entire home, to a natural person, filed with the association 30 days before occupancy. The rule widens your buyer pool, and a lease in place passes to the buyer.
The amendment limits occupancy to two persons per bedroom and two leashed pets, bars room rentals and subleases and lets the association collect rent from a lessee when an owner is in arrears. Short-term and vacation rentals under 30 days are not permitted by the village's rule, and our hub research records that the master rules bar transient use.
A sale with a lease in place is possible. The buyer takes the lease, which can run no longer than one year, so the buyer's agent needs the term, the rent and the association's approval on file. We give the buyer a copy early.
A seasonal lease that runs into the closing date limits a buyer's options, and the 30-day review means a new lease must be filed a month ahead. We plan the lease end and the closing date together.
Not in any public document we found. The village rules say the village facilities serve owners, lessees and guests, but whether a tenant has any club access is unpublished, and it is one of the questions buyers who plan to rent put to the membership office.
The flood zone and storm record affect a Silver Oak Village at The Vines sale mainly through insurance: all 65 buildings our hub research tested sit in FEMA Zone X, minimal flood hazard, with ground elevations of 15.0 to 16.1 feet, yet every building is in hurricane Evacuation Zone B. Your buyer's lender and insurer will ask for both.
The governing panel is 12071C0579G, effective November 17, 2022. A federally backed mortgage requires flood insurance only in a special flood hazard area, so Zone X does not trigger it, although a lender may ask and any owner can buy it. The Village of Estero's Community Rating System Class 6 gives a 20 percent discount on National Flood Insurance Program premiums, Zone X included.
We hold no Silver Oak Village damage record and do not say the village was undamaged. The Village of Estero reported on October 4, 2022 that most damage occurred west of US 41, and the nearest federal high-water mark, 1.19 miles away at 11.1 feet, sits below the village's ground elevations (our arithmetic on the hub's marks).
The village's homes were built from 1991 to 1998, all before the 2002 Florida Building Code, and 31 carry a roll year built of 1993 or earlier. A current uniform mitigation form, revised in April 2026, is what turns a roof replacement into an insurance discount under section 627.0629, so we ask sellers for it before listing.
Citizens Property Insurance's approved 2026 average for a Lee County homeowners policy is $3,039, down from $3,322. It is a county-wide benchmark that includes barrier-island exposure this village does not have, and private carriers are writing the area again. A seller who has a recent quote and a mitigation form gives the buyer a number, and numbers sell.

A Silver Oak Village at The Vines home took a median 50 days on market across the 10 closings in 36 months and a median 114 days across the 5 closings in 12 months, with a range of 3 to 228 days over 36 months. A villa priced to the newest closings sold in days, and one listed above them took months.
Data updated: September 2026 (36 months and 12 months to September 29, 2026; n = 10 and n = 5)
A typical sale here has four clocks: the days on market, about 30 days from contract to closing on a financed purchase, the estoppel, which the statute gives the association 10 business days to deliver, and the club's own process for the buyer's membership. We start the estoppel and the club questions before the listing goes live so they do not add weeks after the contract.
The record has two speeds: four closings in 2025 at a median of 13.5 days and three in 2026 at a median of 117. Nothing in the files explains the change. Condition, updates, position and timing are the usual explanations, and the MLS tags none. We tell sellers the two speeds, and we plan for the slower one.
The closings fall from January to May and from September to December, and none fell in June, July or August. Eleven closings in five years is a small sample, not a rule, but a seller who lists in the summer should expect fewer showings because part-time owners and their buyers are often away. Florida's Department of Transportation puts Lee County's 2025 peak season at 13 weeks from January 26 to April 26.
A price within the newest closings, a roof answer, the estoppel and club terms in the package, a clean exterior that meets the architectural rules and showings arranged through the gate in advance. Each removes a reason to wait.
You prepare a Silver Oak Village at The Vines home for sale by fixing the roof question, checking the exterior against the architectural rules, ordering the association papers and pricing from the 2026 closings. Doing these four things before the listing goes live gives a buyer a village with fewer unknowns.
Gather the roof's age, any replacement permit, the tile type and the last wind-mitigation form. If the tile is original to a 1991 to 1998 home, decide with us whether to disclose it, credit it or replace it, knowing a replacement must be white barrel tile approved by the architectural committee first.
Walk the front against the rules: white roof, white window frames, white or base-color doors, a white or bronze lanai enclosure, hedges no higher than the bottom window ledge in front and six feet at the lanai cage in back. A change made without approval is better fixed before a buyer's estoppel request.
Air conditioning, water heater, windows and plumbing are at or past design life in a home built 28 to 35 years ago unless replaced. We list what has been replaced and when, and we do not over-invest in cosmetic work that the closing record does not reward. The MLS does not tag renovation, so we judge each update against the comparable closings.
Order the estoppel, collect the declaration and the 2013 leasing amendment, the by-laws, the rules, the current budget and reserve statement and the club's terms. If the home is leased, add the lease and the association's approval.
Get a payoff statement, a current property tax bill, the homestead status and, if you plan to buy again in Florida, read the Department of Revenue's portability guide for carrying Save Our Homes savings to a new homestead. We run the net sheet at three prices.
The MLS record teaches three things about a Silver Oak Village at The Vines resale: a 1,774 square foot home can sell in 3 days, a 2,214 square foot home can take 117 days and close at 93.0% of list, and one home closed above its ask, at 103.8% in May 2023. These are public-record sales.
Data updated: September 2026 (MLS closings to September 29, 2026; windows named beside each sale)
A home marketed as two bedrooms plus a den and two baths, 2,214 square feet, closed in April 2026 at $535,000 after 117 days against a final list of $575,000, which is 93.0 percent of list. It closed $125,000, or 18.9 percent, below the $660,000 that a 2,199 square foot home fetched in October 2025 after 45 days. The 15 square foot difference did not set the price; the moment, the condition and the ask did.
A 1,774 square foot home listed at $695,000 and closed at $685,000 after 3 days, at 98.6 percent of list and $386 per MLS square foot, the highest in the five-year record. It was among the smallest villas. Priced where buyers wanted to buy, a small home sold at once.
A 2,115 square foot home listed at $650,000 closed at $675,000 after 8 days, at 103.8 percent of list, the only sale in the record above its final ask. That was three years ago, and the record since shows why we do not price from it.
A seller's price is a bet on the moment. The 2025 and 2026 closings show the moment moving, and a listing plan that plans for the 2026 pace and the 2025 outcome is the one we build.

For a villa priced to the newest closings the market is workable, with 2 actives against 5 closings a year, about 4.8 months of supply, but 2026 closed slower and lower than 2025 (Southwest Florida MLS, September 29, 2026). An ask near 2025's prices should expect to wait.
Against the village's own closings by size, date and condition. The 2,169 to 2,214 square foot homes closed at $460,000 to $535,000 in 2026 and at $660,000 in October 2025, so square footage alone does not set the price.
The 36-month median is 50 days and the 12-month median is 114, with a range of 3 to 228 days over 36 months. Two closings took 3 and 7 days, and the three 2026 closings took 114 to 228.
Not in any document we read. We found no right of first refusal or sale approval in the declaration or by-laws, and leases are the item the association reviews. Confirm with Pegasus and order the estoppel early.
Generally yes, subject to the lease and the 2013 amendment, which caps a lease at one year. The buyer takes the lease, so confirm the term and the association's approval before you list.

A Silver Oak Village at The Vines specialist matters because the village, described in our neighborhood guide, has three document sources, a mandatory club, an owner-maintained roof and only a handful of sales a year. A citywide median misses all four, and the mistake shows up in the contract.
The MLS calls the village "Silver Oak at The Vines," the recorded plat says "Silver Oak Village" and the association writes "Silver Oaks." An estoppel request sent to the wrong association, or a search on the wrong label, finds the wrong records. We use all three names and the Sunbiz document number.
With 5 closings in 12 months, a citywide Estero median says nothing about a villa here. We use the village's own closings, the county roll and the recorded sales the MLS label missed.
Two Vines villages are condominiums under Chapter 718 and Silver Oak Village is a homeowners' association under Chapter 720, so the disclosure, the estoppel statute and the insurance responsibility differ. We read the regime before we draft the contract.
The club requirement is in the master declaration, not the village's, and its fees are outside the estoppel. We put it in the listing so the buyer prices it on day one.
If you are selling in Silver Oak Village at The Vines and buying your next home, Marc Comisar can run the purchase while Jesse runs the sale, so the two contracts line up on dates and contingencies. Call Marc at (239) 287-5873 or read how we represent buyers in our Silver Oak Village at The Vines buyer guide.
If your next home is another Vines village, the Vines community guide covers all seven of them, and Fairway Bend Village at The Vines and Lost Creek Village at The Vines have their own guides, and the community-wide buy a home in The Vines guide covers the buying side.
A Florida homestead owner may be able to carry Save Our Homes savings to a new homestead, and the Department of Revenue's PT-112 guide explains the rule. We coordinate the sale date with the purchase so the exemption paperwork follows the closing.

These are the questions sellers ask most about selling in Silver Oak Village at The Vines, answered from the village's MLS closings, the county record and the association's published documents. Each answer names Silver Oak Village. For a number on your villa, use the free home valuation or Call Jesse direct at (239) 898-6072.
Start from the 36-month median of $607,500 (n = 10) and adjust for size, condition, roof age and the newest closings. The 12-month median is $540,000 (n = 5, a small sample). For a number on your villa, use the free home valuation.
In 2026 to September 29, three closed: $460,000, $535,000 and $540,000. In 2025, four closed: $610,000, $660,000, $685,000 and $707,500. The 2026 closings took 114 to 228 days on market.
Not reliably. With 3 to 9 county-recorded sales a year, one sale moves an automated estimate, and the estimate cannot see roof age, condition or the association paperwork. A sale-by-sale comparison is better.
Less than you would expect. Two 2,199 square foot homes closed at $695,000 in September 2024 and $660,000 in October 2025, while a 2,169 square foot home closed at $460,000 in May 2026. We compare homes individually.
The MLS does not tag renovation, so we cannot measure it in this village. Our reading is that condition explains part of the spread between homes of similar size, and we compare finishes, the roof and the paint cycle on the day.
In Lee County the seller customarily pays documentary stamps at $0.70 per $100, $3,780 at $540,000, and the owner's title policy, about $2,775 at that price, plus the estoppel, settlement fees and commission. The contract controls.
Florida caps it at $299 for a current account, with a $119 rush surcharge and $179 if delinquent, and the association has 10 business days to deliver. Order it when you list.
We suggest both before the first showing. The estoppel comes from Pegasus and the club's membership terms from the membership office, which publishes no transfer or resale terms we could find.
That depends on the tier and the club's terms, which are not published. Ask the membership office at (239) 267-7000 in writing what transfers to your buyer and what, if anything, is refunded.
We found no right of first refusal or sale approval in the declaration or by-laws we read. The association controls signs and reviews leases. Confirm with Pegasus in writing.
Only the standard Vines for-sale signs are allowed, one in front and one at the rear, and the 2026 real estate signage standards set their size and lettering. Ask Pegasus for the current specification.
No document we read requires it, but a buyer's insurer and inspector will ask its age. The roof is the owner's, and a replacement must be white barrel tile approved in advance, so decide before listing whether to disclose, credit or replace.
Check the board's schedule first. The association contracts a ten-year exterior paint cycle with five approved colors, and exterior painting was the largest reserve line at $128,247 at the end of 2024.
It can. The March 2025 presentation reports $128,000 of special-assessment income in 2024, with $14,675 still pending, and the estoppel will show any assessment now due. Ask the board whether one is open.
Florida requires a seller to disclose known facts that materially affect a home's value and that a buyer cannot readily observe, and the association documents are part of the picture. Talk to your attorney if you have one, and we prepare the document package with you.
The seller does, before the buyer signs the contract. If it is not delivered in time, the buyer may cancel within 3 days of receipt or before closing, and the right cannot be waived.
Generally yes. The recorded 2013 amendment caps a lease at one year and requires the association's approval, and the buyer takes the lease, so send the buyer's agent a copy.
Yes, within the recorded leasing rules: at least 30 continuous days, at most one year, submitted 30 days before occupancy. A lease running into the closing date limits your buyer's options.
The 36-month median is 50 days and the 12-month median is 114, with a range of 3 to 228 days. A home priced to the newest closings sold in days, and one listed above them sat for months.
We cannot prove a best month from 11 closings in five years. They fell from January to May and from September to December, and none fell in June through August, but that is a small sample, not a rule.
The MLS pull we hold does not show financing type, so we cannot say what share pay cash. A cash buyer skips the appraisal and the lender's insurance questions, which matters for a pre-2002 roof.
Yes. Every buyer must join Estero Country Club, and 54 of 66 matched parcels carry a golf-frontage land-use code, so the fairway is part of the marketing and the club cost is part of the buyer's math.
Adjust with evidence. The two current actives at $395,000 and $425,000 have waited 136 and 185 days, which shows the market will not carry an ask above the newest closings.
Cinematic video, drone and professional photography, a qualified-buyer database and, when a sale needs to stay quiet, discretion. We list the true living area, the roof age, the fee and the club requirement.
The gate is staffed around the clock, and we arrange each buyer's access in advance. Tell us your preferred times and any tenant's notice period.
About $3,780 in documentary stamps, about $2,775 for the owner's title policy and $299 for a current estoppel, $6,854 together, plus settlement fees and commission, by Lee County custom (our arithmetic; your closing agent gives the final figure).
Yes, but the association's paperwork and the club membership status still apply, and the estate's representative must supply the authority. We coordinate with your attorney and Pegasus.
