The county recorded one qualified sale in the last 60 months, $5,500,000 on June 24, 2026, and 20 since October 1994, so no window reaches 10 sales and this page lists them. Three names get mixed up, so we separate them now. The Cottages are 15 detached homes on Shell Drive, not Barefoot Beach Club, which is 348 apartment-style condominium units in twelve buildings farther north on the boulevard. They are also not The Club at Barefoot Beach, the private member-owned beach and tennis club at 105 Shell Dr, whose membership does not pass with a deed. Unrelated hotels elsewhere also use the name Barefoot Beach Club. And although the mailing address says Bonita Springs, these homes sit in unincorporated Collier County, not in Naples and not in the City of Bonita Springs, so our Bonita Springs guide and this page apply Collier County customs.

The 20 sales add up to $39,155,000 and cover only 11 of the 15 homes: 265 Shell Dr accounts for five, 245 Shell Dr for four and 285 Shell Dr for three, while 125, 325, 365 and 405 Shell Dr have none. Since 2016 the file holds four: two in 2019, one in 2020 and one in 2026. The last two are different homes six years apart, too little to call a trend, and we draw no trend, direction or premium conclusion.
The county file lists no recorded Cottages deed over $100,000 that it failed to mark qualified in the last 60 months. For the years it tallies it counts two such deeds, both in 2020, with no price or address. We never fold this series into the qualified one. The file notes that its qualified flag is thin in 2022 and 2024, the storm years, and any link to storms is our inference.
Recorded repeat sales at The Cottages at Barefoot Beach show nine resale pairs across three homes: eight ended higher than the prior recorded price and one ended $50,000 lower. Those are gross price differences between deeds, before costs and improvements, on buildings the roll now dates to 2023, so they are not a return and not a trend.

The two $550,000 first sales in 1998 and 1999 are labelled builder-direct, and a price that low beside a finished home in 2008 most likely reflects an earlier stage of the property, so we count those pairs but do not read them as appreciation. The roll dates 14 of 15 homes to 2023, so an early and a late price may be for different structures. A gross difference also ignores commissions, taxes and improvements. Eight of the 11 homes with any qualified sale have only one, so these three homes are not a sample of the group. With nine pairs from three homes, we describe what the record holds and make no claim about direction.

The county file does not give the list price, how long the home was on the market, whether the buyer asked for credits, what the home’s condition was or whether the 2023 roll date means it was rebuilt. A single sale at 1.91 times just value shows that the tax roll cannot price a Cottage: Florida sets just value as of January 1 for tax purposes and, in a market this thin, it can sit far from a negotiated price. We would defend a price with the 20-sale history, the 15-home roll, the nearby groups and a written adjustment for site, condition and rebuild status, never with this sale alone.

The 20 qualified sales run from $205,000 to $5,500,000, and the four since 2016 from $3,150,000 to $5,500,000. We use them to see what the county recorded on which address and when, not to average them. A median of 20 sales spread over nearly 32 years would mix eras, building stages and market cycles, so we publish none as a price signal.
Base area runs from 2,573 to 3,253 square feet with a median of 2,962, and five homes carry the same 2,962 figure, at 125, 165, 185, 325 and 365 Shell Dr, which suggests a common plan and makes like-for-like comparison easier for those. Just values run from $2,782,922 to $2,978,497 with a median of $2,868,554, so the highest is only 7.0 percent above the lowest. All of these are county roll figures. The Cottages sit second on median just value among these five, behind Bayfront Gardens, yet they trade least often. The neighbors differ in legal form, age, flood exposure and rental rules, so we treat them as context and never as a substitute comparable.
We then adjust in writing for the site and its position against the dune line, the plan and size, condition, rebuild status and permits, the insurance structure the declaration sets and whether the documents are ready. The value of a condo in The Cottages at Barefoot Beach moves most with the home’s rebuild and permit status, its position against the dune and the Gulf, the insurance structure the declaration sets and how complete the document package is. Floor and stack do not apply, because each Cottage is a detached house on its own site.
The roll dates 14 homes to 2023 and one to 1997. If that reflects a post-Ian rebuild, a buyer will want the certificate of occupancy, permit file and contractor documentation, and we read no permits, so we state no home’s status. The shared land reaches the Gulf-exposed shoreline and a recorded covenant requires the dune to be restored within 60 days after storm damage. Which sites touch the dune line or have a Gulf view we did not confirm, so have the survey ready.
Florida Statute 718.111(11)(e) lets a declaration place the insurance of a freestanding building on the unit owner, and we did not confirm whether this one does. Lease approval is required, and the lease term and pet limits are not confirmed, which narrows the pool for investor buyers and buyers with pets until the association answers. Buyers who plan to live here are less affected, and the roll shows homestead on 11 of 15 homes, or 73.3 percent, a proxy for full-time residency.
Owners at The Cottages at Barefoot Beach fund two association layers, The Cottages condominium association and the Barefoot Beach Master Association, plus county property tax. No dollar assessment figure for either association appears in any primary document we found, so this page gives the documented tax figures and routes every other number to the estoppel certificate and budget.

The Master Association’s recorded bylaws describe its money as funding the roughly 1.8 miles of private boulevard and the 24-hour gate, and list The Cottages at 15 of 716 member doors, or 2.1 percent. We did not confirm whether its assessment is allocated by doors. The Cottages association’s declaration decides what its own assessment covers, and we could not read that article from the scan. We never import a fee from a listing or a neighboring condominium.
The 2026 preliminary millage is 9.4020 mills, the county at 3.9293, the school district at 4.1470 and other levies at 1.3257, with no municipal levy, the same on every parcel. As an illustration for a non-homestead purchase at the median just value, before exemptions and non-ad valorem charges, $2,868,554 times 9.4020 divided by 1,000 is $26,970. The median of the actual 2026 preliminary bills on the 15 homes is $25,482, from $14,041 to $27,092, and the $1,488 gap is mostly exemptions, because 11 of the 15 homes carry homestead. After a sale, Florida resets the new owner’s assessment to just value as of January 1 of the following year under Florida Statute 193.155(3)(a), so your bill is not a forecast of your buyer’s.
Under Florida Statute 718.116(8) the association must issue the estoppel certificate within 10 business days of a written request, may charge a fee that the statute caps and adjusts every five years, and may charge no fee if it is late. We publish no estoppel fee dollars. Your buyer will ask for it before the contract goes firm.
Each owner arranges wind and flood coverage unless the recorded declaration says the association insures the building, and we did not confirm which applies at The Cottages at Barefoot Beach. A buyer’s insurer will ask for the elevation certificate, the wind mitigation report and the permit history, and a lender may treat the loan as a condominium loan.
In an apartment-style condominium the association usually insures the building. Florida Statute 718.111(11)(e) allows a declaration to provide that a freestanding building need not be insured by the association if the declaration requires the unit owner to obtain adequate insurance. Separately, Florida Statute 627.714 requires a unit owner’s residential policy to include at least $2,000 in loss assessment coverage for policies issued or renewed on or after July 1, 2010. Ask for the association’s insurance summary and the declaration’s insurance article.
Florida Statute 627.351 bars Citizens Property Insurance Corporation from covering certain major structures newly built or substantially rebuilt under a permit applied for after July 1, 2015 and seaward of the coastal construction control line. In our reading of the public map layers the land lies seaward of the state’s 1989 line, by about 213 to 351 feet, so the roll’s 2023 dates matter. A repair inside the old footprint may fall outside the rule. We state no home’s eligibility.
A Citizens personal-lines policy on a home inside a FEMA Special Flood Hazard Area, as every address we tested is, requires flood coverage from issuance for new policies since April 1, 2023 and at renewal since July 1, 2023, and policies that do not cover wind and condominium unit owners forms are exempt, so the form depends on the declaration. We publish no premium, because none can be quoted without an address, an elevation certificate and the insurance article. A lender may also ask the association for a condominium questionnaire, so tell the lender early that the home is a condominium unit.
A seller of a condo at The Cottages at Barefoot Beach must give a buyer under contract, at the seller’s expense, the declaration, articles, bylaws and rules, the annual financial statement and budget and the frequently asked questions document under section 718.503, plus the flood disclosure under section 689.302. Chapter 718 governs this resale, not chapter 720.
A prospective purchaser under contract for a condominium unit is entitled, at the seller’s expense, to a current copy of the declaration, articles, bylaws and rules, the annual financial statement and budget, the milestone inspection summary where one applies, the most recent structural integrity reserve study or a statement that none has been completed, and the frequently asked questions document. Under section 718.503(2), a resale contract of a residential unit must carry in conspicuous type the clause making the agreement voidable by the buyer within 7 days, excluding Saturdays, Sundays and legal holidays, after the buyer signs and receives the documents. The insurance summary, estoppel certificate and minutes are separate requests, and we make them before we list.
Florida Statute 689.302 requires a seller to give the buyer a flood disclosure at or before the contract, asking about flood damage, insurance claims and assistance received. Separately, Florida law makes a seller disclose known facts that materially affect value and are not readily observable, so close out the permits, keep the contractor’s records and give the buyer the repair history. Your attorney or closing agent should confirm the forms your contract uses.
The homeowners association disclosure summary in section 720.401 applies to chapter 720 communities, not to a chapter 718 condominium, so it is not part of a Cottages resale. The neighboring Villas at Barefoot Beach are a chapter 720 community, one of the real differences we compare below.
Buyers will ask for the flood zone and elevation certificate, the storm and repair history, the permit file and the coastal rules. Every Cottages address we tested is in FEMA zone AE at 10 or 11 feet, the shared land includes VE zones, and the county roll dates 14 of 15 homes to 2023. These are our reading of the public map layers on October 1, 2026.

The arithmetic: at $5,500,000, 2.5 percent is $137,500 and doc stamps are $5,500,000 divided by 100 times $0.70, or $38,500. The proration is 181 divided by 365 of $25,482, or $12,636. Adding $137,500, $137,500, $38,500, $175 and $12,636 gives $326,311, or 5.93 percent, and $5,500,000 minus that is $5,173,689. The $3,150,000 column follows the same steps, with doc stamps of $22,050.
The sheet omits your mortgage payoff, association prorations, repair credits, any special assessment, moving costs and the estoppel certificate fee, which statute caps. We publish no estoppel fee dollars, and no association assessment figure is published to prorate. We build a net sheet from your actual payoff letter and association documents.
Brokerage compensation is negotiated between you and your listing agent. The National Association of Realtors’ 2024 settlement made buyer agreements written and ended published offers of compensation on the multiple listing service, as the NAR settlement FAQs explain. Florida Statute 201.02 puts the deed tax at 70 cents on each $100 of consideration, which is $38,500 on $5,500,000. Section 193.155 limits assessment growth for a homesteaded owner and, after a sale, resets the new owner’s assessment to just value as of the next January 1, so your buyer’s bill will not match yours.
