Buying a home in Fenhurst at TwinEagles means buying one of 57 Lennar single-family pool homes on Fenhurst Way, a single curving street in the northern Grand Arbors half of the gated TwinEagles club community on Immokalee Road in North Naples, Collier County, Florida 34120. The Southwest Florida MLS recorded 10 Fenhurst closings in the 36 months to September 24, 2026, at a median of $872,500. Every Fenhurst home is deeded one club category, the buyer pays The TwinEagles Club an initiation fee at closing, a sale needs two estoppel certificates, and the flood answer turns on the address. This page is the step by step purchase path. For the full portrait of the street itself, its history, plans, rules and permit record, read our Fenhurst at TwinEagles neighborhood guide, for the whole gate our TwinEagles community guide, and for the wider city our Naples guide.

If you are choosing an agent before you choose a house, our guide to the best real estate agents in Naples sets the city’s teams side by side on the public record. If you already own on Fenhurst Way and are selling to move, start with how we sell homes in Fenhurst and a free Fenhurst home valuation. Weighing the rest of the gate as well? Our TwinEagles buyer guide applies the same record-first method to all 12 neighborhoods, and further down this page we set Fenhurst beside its natural rival, the other Lennar street, Kinross at TwinEagles.

Call Marc Comisar at (239) 287-5873 or Jesse McGreevy at (239) 898-6072. We have been Top 1% Real Estate Agents Nationally Since 2008, and on a street of 57 homes where one home sold in the last twelve months and two were listed on September 24, 2026, we would rather you be ready before the next Fenhurst home lists than hear about it after it closes.

What Does It Take to Buy a Home in Fenhurst at TwinEagles?

Buying a home in Fenhurst at TwinEagles takes five things most Naples resales do not: the club category deeded to the house, a TwinEagles initiation fee of $45,000 to $150,000 paid at closing, the club’s approval before closing, two estoppel certificates that carry the Fenhurst landscaping assessment, and a flood check on the address rather than the street.

Data updated: September 2026 (Southwest Florida MLS, pulled 24 Sep 2026; Collier County recorded deeds, newest recorded sale 30 Jun 2026; The TwinEagles Club membership page, read Sep 2026; TwinEagles HOA 2024 Approved Budget; FEMA National Flood Hazard Layer, queried 24 Sep 2026)

Everything below comes from The TwinEagles Club’s own membership page, its 2024 Membership Agreement, its Initiation Fee Policy and its last public dues schedule, from the master association’s 2024 Approved Budget, 2024 Use Restrictions and the Design Review Guidelines for Grand Arbors at TwinEagles, from FEMA’s flood records and the county’s elevation certificates, from Collier County’s recorded deeds, roll and permit files, and from the Southwest Florida MLS, pulled September 24, 2026. Where the public record is silent, and in a private club it is silent on several things a buyer wants to know, this page says so rather than guessing.

One Street, Fifty-Seven Lennar Homes

Fenhurst is one street. The 2026 preliminary Collier County roll shows 58 parcels on Fenhurst Way, every one on the TwinEagles Grand Arbors plat: 57 single-family homes and one road tract owned by the association. The master association’s 2024 budget bills a Fenhurst line in its Grand Arbors section for exactly 57 units, which reconciles to the roll. Fenhurst Way leaves the neighborhood road at its southwest end and curves northeast to a small cul-de-sac circle, with homes on both sides.

Every Fenhurst home was built by Lennar. The county year-built field shows 4 homes from 2012, 20 from 2013, 28 from 2014, 2 from 2015 and 1 from 2016, so the honest summary is built mostly 2012 to 2015, with a median of 2014; two parcels carry later years that are county re-codings of finished Lennar homes, not new houses. No Fenhurst lot is vacant, so every purchase here is a resale of a Lennar home now ten to fourteen years old.

Four Plans From One Builder

A buyer comparing two Fenhurst listings is usually comparing two versions of the same Lennar plan. Lennar’s 2013 releases name four plans, the Victoria, Nina, Isabella and Sophia, from two bedrooms plus a den to four bedrooms, advertised at about 1,650 to 2,250 square feet under air on homesites the developer marketed as 53 feet wide. The Isabella, at 2,246 square feet, was the Fenhurst model and won a Collier Building Industry Association Sand Dollar award for its master bedroom (developer news archive, 2013). In the MLS record, eight of the ten closings of the last 36 months were homes of 2,249 square feet of living area, so the comparable set here is unusually clean: the lot, the view, the pool, the condition and the club category carry the price.

What Fenhurst Does Not Have

Fenhurst has no pool, clubhouse or courts of its own; the amenities belong to the club, about 1.1 to 1.2 miles away by road. It has no neighborhood association of its own: no Fenhurst corporation appears in the state’s records, and the club’s estoppel sheet lists Fenhurst Way with “No subdivision” (estoppel requirements by street). TwinEagles as a whole has no community development district, no beach club, marina or boat access, and no non-resident memberships. And Fenhurst has no builder inventory and no homesite to buy; Lennar sold out the street years ago.

What Fenhurst does have that most TwinEagles streets do not is a separate landscaping assessment administered through the master association. The association says it plainly: owners in the neighborhoods with their own association receive a separate neighborhood assessment, “and the same holds true for Fenhurst and Kinross” (TwinEagles HOA, association and club responsibilities). The amount is not published anywhere we could reach, and it appears on the master association’s estoppel for each home.

The Club Category Comes Before the House

The fact most listing remarks leave out is the one that changes the check you write. The club says it plainly: “Each residence is deeded a Membership, so homeownership within TwinEagles is required to have a Membership (Golf, Sports or Social),” and the buyer pays the initiation fee at closing (club membership page). As posted in September 2026, that fee is $150,000 for Golf, $60,000 for Sports and $45,000 for Social. Golf is capped at 614 memberships across the 717 TwinEagles homes, so a Fenhurst buyer must confirm which category a specific home is deeded before writing an offer.

Older marketing from Fenhurst’s launch said golf came with a new home: a 2013 article on Lennar’s Isabella read “The price also includes a golf course membership.” That was the developer’s sales program on new construction, and it ended with the member turnover of 2018 and 2019; the master association’s own history describes The TwinEagles Club as “a private club as opposed to a bundled community” (TwinEagles HOA Community FAQs). Budget the initiation fee as a closing cost on every Fenhurst resale.

Why Do Fenhurst Buyers Work With McGreevy and Comisar?

Fenhurst at TwinEagles buyers work with McGreevy and Comisar because the facts that decide a purchase here, the deeded club category, the Phase One balance, the landscaping assessment on the estoppel, the elevation certificate and FEMA letters, and the first replacement cycle on 2012 to 2015 Lennar homes, live in club, association and federal records, not listing remarks.

What a Buyer’s Agent Owes You in Fenhurst

A Fenhurst home is governed by a private club and the TwinEagles master association, with no neighborhood association in between but a separate landscaping assessment billed through the master. The club bills three categories on its own fiscal year and has not posted a dues schedule publicly since fiscal 2022; the master association’s current budget sits behind its owner portal; and the flood answer changes from street point to house pad to the FEMA letter on the lot. An agent who has not read those documents cannot tell you what you will pay, what you may change on the house or whether you can play golf on the day you close.

What we owe you is specific: the club estoppel requested as soon as the contract is signed, so the deeded category, current dues and remaining Phase One balance are known before your deposit goes hard; the master estoppel on the same calendar, with the Fenhurst landscaping assessment and its scope shown; the Membership Agreement delivered to the club at least seven days before closing; the elevation certificate and any FEMA letter pulled for the exact address; a roof, air-conditioning and wind mitigation read on a home now past its first decade; and a carrying-cost model built on the tax bill you will pay rather than the one the seller pays today.

What Should a Fenhurst Buyer Know First?

A Fenhurst at TwinEagles buyer should know ten recorded facts before touring: the home count and build years, the recent price record, the club category and its initiation fee, the two estoppels, the landscaping assessment, the master assessment, the leasing and fence rules, the flood picture and the absence of a CDD. Each is below with its source.

Data updated: September 2026 (Southwest Florida MLS, pulled 24 Sep 2026; Collier County recorded deeds and 2026 preliminary roll; The TwinEagles Club membership page, read Sep 2026; TwinEagles HOA 2024 Approved Budget; FEMA National Flood Hazard Layer, queried 24 Sep 2026)

  • 57 single-family Lennar homes on Fenhurst Way, built mostly 2012 to 2015 from four plans, on homesites marketed at 53 feet, with the lots backing lakes, golf holes or preserve.
  • 10 MLS closings in the 36 months to September 24, 2026, $767,500 to $959,900, median $872,500, and one closing in the last twelve months, at $840,000 in December 2025.
  • Every home is deeded Golf, Sports or Social, and the buyer pays $150,000, $60,000 or $45,000 at closing as posted in September 2026, plus a $3,500 transfer fee.
  • Two estoppels, from the club and the master association; Fenhurst Way has no neighborhood association.
  • A separate Fenhurst landscaping assessment, billed through the master association and not published; it appears on the master estoppel.
  • The 2024 master assessment was $3,407.73 a home, the second-lowest single-family line in TwinEagles after Kinross.
  • Leases of at least 30 consecutive days, no more than three a calendar year, on the association’s approved form with tenant screening.
  • No fences, except an approved dog run in the side or rear yard, under the Grand Arbors guidelines.
  • Flood: four street points along Fenhurst Way read two Zone AH and two shaded Zone X, and two single-home FEMA letters, from 2013 and 2015, name Fenhurst lots.
  • No CDD: the 2025 county tax bills we checked carry only the $261.91 county garbage line, and the state’s special-district list names no TwinEagles district.

How Do We Track the Fenhurst Market for a Buyer?

We track the Fenhurst at TwinEagles market through two independent records rather than a portal: the Southwest Florida MLS, which counted 10 Fenhurst closings in the 36 months to September 24, 2026, and Collier County’s recorded deeds, which hold 11 qualified Fenhurst resales in the 36 months ending September 24, 2026 (newest recorded sale June 30, 2026).

Data updated: September 2026 (Southwest Florida MLS, pulled 24 Sep 2026; Collier County recorded deeds, qualified sales, newest recorded sale 30 Jun 2026)

What We Tracked

We tracked every Fenhurst closing in both systems over 12, 24, 36 and 60 months, the two active listings of September 24, 2026, the club’s three initiation fees and their history since 2021, the last public club dues schedule, the master association’s 2024 assessment for the Fenhurst line, the flood zone at four street points and the elevation certificates the county indexes for Fenhurst Way, the FEMA letters naming Fenhurst lots, the zoned schools for Fenhurst Way addresses and the county’s building permits on the street from January 2024 to July 2026. That is the evidence base behind every figure on this page.

The MLS assigns neighborhoods inconsistently, so we assign every TwinEagles sale by its street: a Fenhurst sale is a closing on Fenhurst Way. The county count comes from Collier County’s recorded deed record of qualified, arm’s-length sales of improved homes over $100,000, using the Florida Department of Revenue’s sale qualification codes 01 and 02 only, which leaves out $100 transfers, quitclaims and corrective deeds.

Two Records, Side by Side

The two records agree closely on Fenhurst. Over 36 months the MLS holds 10 closings at a median of $872,500 and the county holds 11 qualified resales at a median of $875,000; the county file holds one qualified sale the MLS pull does not, recorded in May 2024 at $925,000, and it ends about three months before the MLS window does. Over 60 months the MLS holds 23 closings and the county 24, both at a median of $840,000. Every Fenhurst sale in both records is a resale; Lennar’s last new-home closings on the street were recorded years before either window opens.

We label every figure with the record it came from and never set a price per square foot from one beside a price per square foot from the other, because the MLS uses living area and the county roll uses a larger building-area measure.

Why the Numbers on This Page Are the Market’s, Not Ours

Every figure on this page describes the Fenhurst market, not McGreevy and Comisar. Our credentials are stated above as career numbers across Lee and Collier County. A buyer deciding what to offer on a Golf-deeded Isabella backing a lake needs the Fenhurst record, the club estoppel and the flood file for that lot, not an agent’s scoreboard.

What We Bring to a Fenhurst Offer

We bring three things to a Fenhurst offer that a general Naples search does not. First, the same-plan record: thirteen sales of the 2,249-square-foot plan in the MLS since October 2021, which tells you what that house has actually brought and when. Second, the full one-time and annual club cost for the category deeded to that address, which tells you what the house really costs before the estoppel arrives. Third, the flood position of the exact lot, including its elevation certificate and whether it is one of the two lots named in a FEMA letter, which tells you whether flood insurance is a lender requirement, a lender’s option or a negotiating point.

What Is the Fenhurst Market Like for Buyers Right Now?

The Fenhurst at TwinEagles market is thin and negotiable. The Southwest Florida MLS recorded 10 closings in the 36 months to September 24, 2026, from $767,500 to $959,900 at a median of $872,500, a median 14 days on market and a median 96.77 percent of final list price, and one closing in the last twelve months.

Data updated: September 2026 (Southwest Florida MLS, TwinEagles development, closings on Fenhurst Way, pulled 24 Sep 2026)

Thirty-six months is the shortest window with at least ten Fenhurst closings, so it carries the headline median on this page. Here is the same MLS pull over four windows:

Window, Southwest Florida MLS, to September 24, 2026ClosedMedian soldLow to highMedian days on marketMedian sale-to-listMedian $ per living sq ftAt or above list

A non-MLS sale is one entered in the MLS after it closed; it counts in the number of sales and in prices, and it is left out of days on market, sale-to-list and the at-or-above count. The 36-month median is the mean of the middle pair, $870,000 and $875,000, and its price per square foot the mean of $386.84 and $395.73; the 24-month median is the mean of two $840,000 sales. Twelve months holds one sale, which is a data point, not a market rate.

Read the table as a buyer. Eight of the ten were the 2,249-square-foot plan, and the five 2025 closings, all of that plan, ran from $767,500 to $959,900 within one calendar year, a $192,400 spread on one floor plan. That spread is the view, the condition, the roof and systems, the pool and the club category, which is exactly what a buyer’s diligence has to price.

The Last Twelve Months

The Southwest Florida MLS shows one Fenhurst closing in the twelve months to September 24, 2026: $840,000 in December 2025, a 2,249-square-foot home that closed at 97.11 percent of its $865,000 final list after 7 days on market, $373.50 per square foot of living area. Across all of TwinEagles the same pull counted 50 closings in those twelve months, so Fenhurst, with 57 of the community’s 717 homes and homesites, produced 1 of 50.

What Is for Sale Right Now

On September 24, 2026 the MLS showed two active Fenhurst listings: a four-bedroom home of 2,249 square feet asking $774,000 after 157 days on market, and a two-bedroom-plus-den home of 1,901 square feet asking $675,000 after 13 days. Both asks sit below the 36-month closed range, which runs from $767,500, and the older listing has been on the market well past the street’s median. For today’s list, price changes and any pending sale, call Marc Comisar at (239) 287-5873, or start with how we represent buyers in Naples.

Even-count medians are the mean of the middle pair, and sale-to-list, days on market and the at-or-above count use MLS-marketed sales only. In late 2021 and 2022, six of eleven MLS-marketed Fenhurst closings sold at or above list; since January 2023 none of ten has. The 2025 median sale-to-list of 93.03 percent is the lowest of the five years, and no Fenhurst home had closed in 2026 by September 24. A Fenhurst buyer today is buying with far more room than in 2022, which is useful context and not a forecast.

The County Deed Record Beside the MLS

Collier County’s recorded deed record tells the same story from a different system. For the windows ending September 24, 2026 (newest recorded sale June 30, 2026), it holds 1 qualified Fenhurst sale over 12 months at $840,000, 6 over 24 months at a median of $840,000, 11 over 36 months at a median of $875,000 from $767,500 to $959,900, and 24 over 60 months at a median of $840,000 from $685,000 to $959,900. The county record also carries the long view: Lennar’s new homes closed at a median of about $465,000 from 2012 to 2015, resales held near $485,000 to $520,000 a year through 2020, and the yearly median rose to $655,000 in 2021 and $835,000 in 2022, where it has stayed within about $40,000 since.

What Does a Fenhurst Home Cost, and What Do You Get?

A Fenhurst at TwinEagles home has recently cost $767,500 to $959,900 on the Southwest Florida MLS, a 36-month median of $872,500 and about $391 per square foot of living area, for a single-story Lennar pool home of about 1,900 to 2,250 square feet of living area, built mostly 2012 to 2015, on a 53-foot lot backing water, golf or preserve.

Data updated: September 2026 (Southwest Florida MLS, pulled 24 Sep 2026; Collier County 2026 preliminary tax roll and recorded deeds, newest recorded sale 30 Jun 2026; developer news archive, 2013)

The price above is the house. The club category deeded to it sits on top and is not in any of these figures, because the initiation fee is paid to the club, not to the seller. On the $872,500 median, a Golf-deeded home carries $153,500 in one-time club costs and a Social-deeded home $48,500, so the same house can cost a buyer $1,026,000 or $921,000 before title, lender and inspection costs, by our arithmetic.

The Homes on the County Roll

The county’s building-area field is a building measure, larger than Lennar’s air-conditioned figures, which is why the roll’s 2,304-square-foot median sits above the plans’ advertised range. Compare MLS living area with MLS living area and county area with county area, never across. The clusters are what four repeated plans with a few options look like on a tax roll (developer’s Fenhurst page; Collier County tax roll, 2026 preliminary).

The Four Lennar Plans

PlanBedroomsWhat the 2013 releases say
VictoriaTwo plus a denThe two-bedroom-plus-den plan; its own square footage is not in the releases
NinaThreeThe three-bedroom plan; its own square footage is not in the releases
IsabellaThree plus a den, two baths2,246 square feet; the Fenhurst model, with a 24-foot screened lanai and a Sand Dollar award for the master bedroom
SophiaFourThe four-bedroom plan, the one to ask about first for a family

Lennar sold the plans with a standard finish package; the Naples Daily News described granite counters, wood cabinets, stainless appliances, crown molding and tile as part of Lennar’s price, and an Isabella with pool, spa and summer kitchen at “approximately $480,000, which also includes the lot premium” (developer news archive, 2013). A Fenhurst resale today is one of those four plans, lived in for ten years or more, with whatever the owners have changed since. Read the plan and the bedroom count from the listing and the builder’s plan sheet, not from the county roll.

The Same Plan, Sold Thirteen Times

The MLS record holds thirteen sales of the 2,249-square-foot plan since October 2021: $700,000 in October 2021, $785,000 and $800,000 at the end of 2021, $873,000 and $950,000 in 2022, $925,000 in November 2023, $870,000 and $840,000 in 2024, and $959,900, $890,000, $785,000, $767,500 and $840,000 in 2025. That is the best yardstick a Fenhurst buyer has, because it holds the house constant and lets the lot, condition and category explain the rest. Two points stand out: the same plan brought $959,900 and $767,500 eight months apart in 2025, and the most recent sale, $840,000 in December 2025, sat in the middle of that range.

The View Is the Price Variable

On the February 2023 federal aerial image, the homes on the north side of Fenhurst Way back onto a lake and the fairway of a golf hole, the homes on the south side back onto a long lake with a fairway beyond it, and the homes around the cul-de-sac back onto preserve woods (USGS National Map, NAIP imagery). On a 53-foot lot the side yards are a few feet each, so privacy comes from what is behind the pool cage, not from the neighbors’ spacing. A lake-and-green view, a fairway view and a preserve view are three different products at three different prices, and we confirm the view from each lot in person rather than from a map.

Price per Square Foot, and Which Denominator

Over 36 months the MLS median is $391.29 per square foot of living area; over 60 months it is $388.17. The county’s deed record, priced on its larger building-area measure, gives $386.84 over 36 months. Those numbers describe different denominators and are never set against each other. Size explains less than a buyer expects on this street: the county’s recent list shows its two largest Fenhurst homes, both 2,688 square feet of building area, selling at $767,500 and $959,900, the low and the high of the last two years. Condition, view and category explain more.

What Does It Cost to Join The TwinEagles Club When You Buy in Fenhurst?

Joining The TwinEagles Club costs a Fenhurst at TwinEagles buyer the initiation fee for the category deeded to the home, posted in September 2026 at $150,000 for Golf, $60,000 for Sports and $45,000 for Social, plus a $3,500 transfer fee: $153,500, $63,500 or $48,500 in one-time club costs, paid on top of the price.

Data updated: September 2026 (The TwinEagles Club membership page, read Sep 2026; 2024 Membership Agreement; Initiation Fee Policy, revised 20 Oct 2023; FY2022 Dues and Fees)

The one-time totals are our arithmetic from the club’s membership page and its 2024 Membership Agreement. The club posts no effective date for the current fees, so ask for the current Initiation Fee Policy with your contract and confirm the figure on the club estoppel for the specific home.

Three Categories, Deeded to the House

The TwinEagles Club sells no membership apart from the houses. Each home carries one category, and the category runs with the property rather than with the owner, so a Fenhurst buyer inherits the category recorded for that address. Because the Golf cap of 614 sits below the 717 homes and homesites, some TwinEagles homes are deeded Sports or Social, and the category is set home by home, not street by street. The recorded Golf and Sports Declaration of Recreational Covenant, posted by the master association, provides that a Golf or Sports membership transfers with title to the lot, subject to the club’s reasonable approval of the purchaser and payment of the transfer fees, that the club must act within 30 days of a complete application, and that membership fees are secured by a lien on the lot.

What each category allowed on the last public privileges schedule (fiscal 2022 Dues and Fees):

Privileges are set each fiscal year, and the 2022 schedule is the newest one posted publicly, so confirm the current privileges for the category on the Fenhurst home you are buying.

The Initiation Fee, Category by Category

Sports$60,000$3,500$63,500$936,000
Social$45,000$3,500$48,500$921,000

The club’s Initiation Fee Policy sets the three fees in a fixed 10 to 4 to 3 ratio and requires payment “to the Club at the closing of the home sale.” It charges nothing to a member moving to another TwinEagles home unless the member moves up a category, when the difference is due, and it exempts gratuitous transfers to a spouse or surviving spouse, transfers under a divorce decree, bona fide estate-planning transfers to family members or trusts, and club foreclosures. For a Fenhurst buyer the difference between a Golf home and a Social home is $105,000 in initiation alone, about 12 percent of the 36-month median price, before a single year of dues.

The Golf fee has risen fivefold in about five years, over the same years the Fenhurst median moved from $655,000 in 2021 to $840,000 in 2025 on the county record. That matters to a buyer in two ways: the fee you pay goes to the club, not to the seller, so it is not a figure the seller can discount, although it belongs in how you price the house; and a buyer who later sells will face a market in which the next buyer weighs whatever the fee is then.

The $3,500 Transfer Fee and the Seven-Day Rule

The club’s 2024 Membership Agreement sets a $3,500 transfer fee, paid with the agreement, and states that the signed agreement “must be received by the Club SEVEN (7) DAYS PRIOR to the closing.” Membership “is contingent upon approval by the Club,” the application authorizes credit and law-enforcement record checks, both spouses sign, and if the club does not approve the applicant, the transfer fee is refunded.

Moving Up a Category, and the 614 Cap

The club states that “Resident Golf Memberships are immediately available with homes deeded Golf,” so the buyer of a Golf-deeded Fenhurst home does not wait for a slot. Moving a Sports or Social home up to Golf is a different matter. The recreational covenant makes an upgrade to Golf subject to availability at the club’s discretion, and the Initiation Fee Policy charges the difference in fees when a member moves up, but no public club document says how upgrades are handled once all 614 Golf memberships are taken. That sits in the club’s Membership Plan and bylaws, which are not posted publicly; a buyer receives them in the membership package. If golf matters to you, buy a Fenhurst home already deeded Golf.

Refunds, Equity and What Member-Owned Means

The TwinEagles Club is private and member-owned. The developer signed a turnover agreement with the club on November 16, 2018, and members approved the transfer in January 2019, 97.5 percent in favor according to trade-press reports (The Golf Wire). None of the club’s public documents describes a refund of the initiation fee when a member sells; the only refund the Membership Agreement names is of the transfer fee if the club does not approve the applicant. Ask the club for the Membership Plan and bylaws before you rely on either answer, and budget the initiation fee as a cost rather than a deposit. For the fiscal year ending October 31, 2024, the club’s federal return shows about $23.3 million outstanding on the construction loan that financed its $22.5 million Phase One program (FY2024 Form 990 via ProPublica).

What Are the Steps to Buy a Home in Fenhurst?

Buying in Fenhurst at TwinEagles runs in eight steps: confirm the deeded club category, choose the plan and the lot, put the elevation certificate and any FEMA letter in the file, price the full fee stack, write the offer on the right calendar, get both estoppels ordered on day one, clear club approval, screening and inspections, then close.

Data updated: September 2026 (The TwinEagles Club 2024 Membership Agreement and estoppel requirements by street; TwinEagles HOA 2024 Use Restrictions; Florida Statutes, current text)

The order matters because three of those steps run on outside clocks: the club’s seven-day rule for the Membership Agreement, the club’s 30-day window to act on a complete application under the recorded covenant, and the ten business day statutory clock on the master association’s estoppel certificate under Section 720.30851 of the Florida Statutes. Put all three in the contract at the start and none of them will push your closing date.

Step 1: Confirm the Deeded Category Before You Fall for the House

Ask the listing agent which category, Golf, Sports or Social, is deeded to the Fenhurst home before the first showing, and confirm it on the club estoppel once you are under contract. The category decides a one-time club cost of $153,500, $63,500 or $48,500 at the September 2026 fees, and it decides whether you can play golf on the day you close. A Social-deeded home is not a Golf home at a discount; whether it can move up to Golf while the 614 Golf memberships are taken is not stated in any public club document.

Step 2: Choose the Plan and the Lot

Decide which of the four Lennar plans fits: the Victoria with its den, the three-bedroom Nina, the Isabella with three bedrooms and a den, or the four-bedroom Sophia. Then choose the lot. The north row backs onto a lake and a golf hole, the south row onto a long lake with a fairway beyond, and the cul-de-sac onto preserve, and on a 53-foot homesite that view is most of the privacy you will have.

Step 3: Put the Elevation Certificate and Any FEMA Letter in the File

Before touring, look up the address on FEMA’s Map Service Center and check FEMA’s letters of map change layer for a letter naming the lot; two Fenhurst lots have one. Ask the seller for the elevation certificate, or check Collier County’s elevation certificates layer, which indexes 54 certificates on Fenhurst Way. Get a flood quote on that basis before you write.

Step 4: Price the Full Fee Stack

Put four documents side by side: the club’s membership page for the initiation fee, the club estoppel or the last public dues schedule for annual dues and the Phase One balance, the master association’s 2024 Approved Budget for the Fenhurst master assessment, and the seller’s latest tax bill. The Fenhurst landscaping assessment is the one line none of them shows; it arrives on the master estoppel.

Step 5: Write the Offer With the Right Calendar

Write the inspection period long enough to receive both estoppels, the elevation certificate, any FEMA letter and the wind mitigation report. Write the closing date so the signed Membership Agreement and the $3,500 transfer fee reach the club at least seven days before it, and so the club’s approval can land inside its 30-day window. Price the offer against the same-plan record, the home’s own listing history and the 36-month median sale-to-list of 96.77 percent rather than against the asking price alone.

Step 6: Get Both Estoppels Ordered on Day One

Every Fenhurst sale needs an estoppel from the club and one from the master association, ordered through FirstService Residential. The club’s estoppel requirements by street list Fenhurst Way among the streets that need only those two, with “No subdivision.” By Collier County practice the seller orders and pays for them, but your contract should require them early, because the master estoppel is where the Fenhurst landscaping assessment appears.

Step 7: Clear Club Approval, Screening and Inspections

Submit the club’s Membership Agreement with both spouses’ signatures and the transfer fee, and complete the master association’s online buyer screening through its application process. In parallel, order a general inspection, a wind mitigation inspection on Florida form OIR-B1-1802 and a roof and air-conditioning review on a home now past its first decade, and bind flood coverage early if the lender requires it, because a new National Flood Insurance Program policy typically carries a 30-day waiting period unless it is bought in connection with a loan.

Step 8: Close With the Club Already Approved

With the club’s approval in hand and the Membership Agreement at the club at least seven days ahead, the closing statement carries the club initiation and transfer fees as buyer charges, the prorated club dues, the master assessment and the landscaping assessment, and the remaining Phase One capital assessment that transfers to you. Confirm with your closing agent that every estoppel figure and the club’s approval are in the file before the day.

What Will You Pay Each Year to Own a Fenhurst Home?

A Fenhurst at TwinEagles owner pays annual club dues for the deeded category, the Phase One capital assessment, the $3,407.73 master assessment of 2024, a separate Fenhurst landscaping assessment, an irrigation bill and county taxes. There is no CDD. The last public figures put Full Golf dues at about $18,328 a year before sales tax.

Data updated: September 2026 (The TwinEagles Club FY2022 Dues and Fees, the last public schedule; TwinEagles HOA 2024 Approved Budget; Collier County Tax Collector, 2025 bills; Resource Conservation Systems 2026 tariff)

A buyer should know up front which of these figures are current and which are the last public ones. The club has not posted a dues schedule since fiscal 2022, the master association’s 2025 and 2026 budgets sit behind its owner portal, and the Fenhurst landscaping figure is published nowhere. The estoppels for a specific home state the current figures, and they arrive during your inspection period, not before your offer, which is why we model the fee stack on the last public figures first and replace them with the estoppel figures as soon as they land.

Phase One capital assessment$244 a month$98 a month$73 a month
Approximate annual total before taxabout $18,328about $7,336about $5,496

Source: FY2022 Dues and Fees; the annual totals are our arithmetic on those lines. Current dues are set each fiscal year and appear on the club’s estoppel for a specific home, and the initiation fee has risen 2.3 times since that schedule, so expect current dues to differ.

The Phase One Capital Assessment You Take Over

In June 2020 members approved a $22.5 million Phase One Master Plan, a Talon renovation and a new and expanded clubhouse, funded through a 12-year capital assessment that began in September 2020 (Phase One Master Plan). The fiscal 2022 schedule set it at $244 a month for Golf, $98 for Sports and $73 for Social, and when a home sells, “the buyer will be responsible for all remaining monthly payments.”

By our arithmetic, 144 monthly payments from September 2020 run through August 2032, so 71 payments remain after the September 2026 payment. At the fiscal 2022 Golf rate of $244 that is $17,324, at the Sports rate about $7,000 and at the Social rate about $5,200. Those are illustrations at the FY2022 rate, not balances; the club estoppel states the current monthly amount and the remaining term, and that is the number that belongs in your offer.

The Master Association Assessment for Fenhurst

The TwinEagles Homeowners Association bills once a year, due January 1, and its 2024 approved budget carries a Fenhurst line in its Grand Arbors section:

YearOperating per homeReserve per homeTotal per homeAll 57 Fenhurst homes
2023$2,665.76$510.05$3,175.81$181,021.17
2024$2,747.73$660.00$3,407.73$194,240.69

Source: Approved 2024 HOA Budget, adopted November 8, 2023; the 2023 column is as printed in that budget. The 2024 increase was about 7.3 percent a home, driven mostly by a 29.4 percent rise in reserve contributions across the budget. On the same budget Kinross paid $3,402.96, Bramble Point $3,610.23 and Hedgestone $5,017.84, and only the Covent Garden condominiums, at $3,300.46, sat below Fenhurst and Kinross. The budget pays for the gate and security contract, private roads, lakes and lake banks, preserves, common landscaping, street lights and reserves; it does not pay for the club. The 2025 and 2026 budgets are not public, so the master estoppel is where the current figure comes from.

The Fenhurst Landscaping Assessment

The master association says Fenhurst owners “receive a separate assessment,” in the same way owners in the neighborhoods with their own associations do, and its neighborhood page describes that kind of assessment as one “for landscape maintenance of residences and communal spaces” (TwinEagles HOA, neighborhood associations). Its February 2024 newsletter routes “Landscape or irrigation on Fenhurst or Kinross” to the neighborhood’s representative on the master board (HOA newsletter, February 2024). The amount, and exactly what it covers, is not in any public document we could reach. One wrinkle: the association’s 2026 Community FAQs handout lists the streets with neighborhood associations and says any street not listed has landscaping “handled individually,” while its own page and newsletter say Fenhurst pays the separate assessment. The master estoppel for the specific home settles it; ask for the current year’s figure and its scope before you compare Fenhurst with a street where the owner hires a landscaper.

Irrigation Water Is a Separate Bill

Irrigation water in TwinEagles is a separate monthly bill from Resource Conservation Systems, a private non-potable irrigation utility. Its 2026 tariff sets base charges by lot class plus a usage rate, and the Grand Arbors guidelines state that “Separately metered irrigation water will be provided to each lot” and that “No private wells will be permitted.” Whether the owner or the landscaping assessment pays a Fenhurst meter is one more question for the estoppel and the seller’s recent bills. Water and sewer come from Collier County Utilities and electric from Florida Power and Light.

No Community Development District

TwinEagles has no community development district. The 2025 Collier County tax bills we checked, including one on a Grand Arbors single-family home, carry one non-ad-valorem line, the $261.91 county garbage assessment, and the state’s Official List of Special Districts names no TwinEagles district. That is a real difference from North Naples clubs that carry a district bond and operating charge on the tax bill.

A Floor for the Annual Cost, Built From the Last Public Figures

Fenhurst home, by deeded categoryClub, fiscal 2022 (before sales tax)Master HOA, 2024County garbage, 2025Floor, before landscaping, tax and insurance
Golf$18,328$3,407.73$261.91$21,997.64
Sports$7,336$3,407.73$261.91$11,005.64
Social$5,496$3,407.73$261.91$9,165.64

These are our arithmetic on published figures from three different years, and they are a floor rather than a bill: the club figure predates two fee increases and excludes the 7 percent sales tax on operating dues, the master figure is two budgets old, and the landscaping assessment, irrigation, cart and dining costs are not in them. The estoppels replace every column with the current figure for the specific home.

Special Assessments

The club’s one major special charge is the Phase One capital assessment described above, and its bylaws require a member vote on any special capital assessment over $500,000. The master association has raised reserves sharply and is working through a multi-phase lake-bank restoration (HOA lake-bank update, June 2026), funded through the master assessment and reserves. Fenhurst has no association that could levy its own special assessment. The estoppels are where a pending or approved special assessment has to be disclosed, which is one more reason they arrive before your deposit goes hard.

Which Documents Should a Fenhurst Buyer Request Before Going Firm?

A Fenhurst at TwinEagles buyer should hold nine documents before going firm: the club estoppel, the master association estoppel with the landscaping assessment, the 2024 Membership Agreement, the Initiation Fee Policy, the Use Restrictions and Grand Arbors guidelines, the seller’s latest tax bill, the elevation certificate, any FEMA letter for the lot and a wind mitigation report.

Data updated: September 2026 (The TwinEagles Club published documents; TwinEagles HOA public documents; FEMA National Flood Hazard Layer; Collier County elevation certificates layer)

Many of those documents are public. The club posts its Membership Agreement, Initiation Fee Policy, last dues schedule and estoppel rules on its own site; the master association posts its 2024 budget, Use Restrictions, the Grand Arbors guidelines and its buyer screening instructions; Collier County holds elevation certificates filed with building permits; and FEMA holds the letters. The documents that come only through the transaction are the two estoppels, the seller’s disclosures and the club’s Membership Plan and bylaws.

Two more are worth asking the seller for on a home of this age: the roof permit or inspection report, and the dates of the air conditioner, water heater and pool equipment. The county’s permit file lets you check the permitted work by address.

Two Documents That Tell You About the Club’s Health

The Phase One Master Plan sets out the $22.5 million program and the capital assessment a buyer assumes, and the club’s fiscal 2024 federal return shows its revenue, net assets and the loan that financed that program. Neither the club nor the master association posts a reserve study publicly, so the reserve lines in the 2024 master budget and the capital lines on the club’s dues schedule are the best public signals, and the estoppels are the current ones.

How Do You Check Flood Zone and Elevation for a Fenhurst Address?

Check a Fenhurst at TwinEagles address in three steps: read its zone on FEMA panel 12021C0217H, effective May 16, 2012, where four Fenhurst Way street points read two Zone AH and two shaded Zone X; look for one of the two FEMA letters naming Fenhurst lots; and pull its elevation certificate.

Data updated: September 2026 (FEMA National Flood Hazard Layer, zones, panels and letters of map change, queried 24 Sep 2026; FEMA preliminary flood hazard layer; Collier County elevation certificates layer)

Flood is where Fenhurst listing remarks most often run ahead of the record. The map is drawn over land; Lennar built the homes on raised fill pads, and the county’s elevation certificates show the floors above the mapped flood level. A street point is not a house pad, so this page reports street results and certificate ranges only and never states a zone for one home.

Sources: FEMA National Flood Hazard Layer, the preliminary flood hazard layer, the USGS elevation service and the Florida Division of Emergency Management storm surge zones, with points located on the street centerline by the U.S. Census geocoder, queried September 24, 2026. Each row is a street point, never a statement about any house.

Zone AH is part of FEMA’s Special Flood Hazard Area: land expected to pond one to three feet deep in a 1 percent annual-chance flood. Shaded Zone X is the 0.2 percent annual-chance area outside it. Much of the open land around Fenhurst, the lakes and golf holes behind both rows, maps AH, which is why a lake view and a flood question often arrive together here.

What the Elevation Certificates Show

Collier County indexes 54 elevation certificates on Fenhurst Way by address, most dated 2013 and 2014 when Lennar was finishing the homes, and we downloaded 53 of them and read the FEMA form on each. Every legible Section B gives panel 12021C0217H, Zone AH and a base flood elevation of 16 feet (NAVD88). On the 16 certificates where the top of the bottom floor is legible, the first floor sits between 17.6 and 18.7 feet, a median of 17.8, so each of those homes sits 1.6 to 2.7 feet above the base flood elevation; attached garage slabs read about 17 to 18 feet. The older 2013 layout could not be read reliably and is left out. The certificate for the home you are buying is the document your insurer will rate from.

The Two FEMA Letters on Fenhurst Way

FEMA’s layer of letters of map change shows two on Fenhurst Way: a Letter of Map Amendment dated January 17, 2013 for one Fenhurst Way lot, and a Letter of Map Revision based on fill dated September 10, 2015 for a second Fenhurst Way lot. Both read “Structure removed-Property partially inundated”: the house was removed from the Special Flood Hazard Area while part of the lot stayed in it. Every other Fenhurst home relies on its elevation certificate rather than a letter. A home whose structure has been removed by a FEMA letter is no longer under the federal flood insurance requirement, though a lender may still require coverage (FEMA, LOMA and LOMR-F process).

New Maps in 2027

FEMA released preliminary replacement maps for Collier County on March 20, 2025; the preliminary panel for Fenhurst is 12021C0217J, and the zone at all four Fenhurst street points is unchanged on it. Collier County opened the 90-day appeal period on August 19, 2026 and targets summer 2027 for the new maps to take effect (county release, August 2026). Letters that are not incorporated into a map revision are revalidated, superseded or re-determined when a new map takes effect (FEMA revalidation guidance), so if you buy one of the two lettered lots and close after summer 2027, ask whether its letter was revalidated.

Evacuation Zone E and the Surge Record

Fenhurst is in Collier County evacuation Zone E, the most inland of the county’s zones, on the Florida Division of Emergency Management’s Know Your Zone layer; confirm the address on the county evacuation lookup each season. On the state’s storm-surge layer, built from worst-case National Hurricane Center model runs, the four Fenhurst points split between the Category 4 and Category 5 surge zones, so no surge reaches Fenhurst Way in the model below a Category 4 storm. We found no TwinEagles-specific damage report for Hurricane Irma in 2017, Ian in 2022 or Milton in 2024, which is a search result, not proof of absence; the seller’s disclosure and claims history are the record for a specific home.

The Community Rating System Discount

Unincorporated Collier County, which includes TwinEagles, holds Community Rating System Class 5, which earns a 25 percent discount on eligible National Flood Insurance Program premiums, per FEMA’s eligible-communities list effective April 1, 2026 and the county’s 2026 flood protection newsletter.

Your Flood Checklist Before You Go Firm

  1. Read the zone for the exact address on FEMA’s current map, not in the listing remarks.
  2. Search FEMA’s letter layer for a letter naming the lot, and get a copy if one exists.
  3. Obtain the elevation certificate from the seller or the county.
  4. Get a flood quote on the certificate’s figures before your inspection period ends.
  5. Read the seller’s flood disclosure next to the map, not instead of it.
  6. If the lender requires flood coverage, bind it early enough to clear any waiting period.

What Will It Cost to Insure a Fenhurst Home?

Insuring a Fenhurst at TwinEagles home is priced one house at a time, so this page publishes no premium. What moves the quote is known: the roof’s age, the wind mitigation features on its inspection form, its elevation certificate and any FEMA letter, and whether the insurer is Citizens, which requires flood coverage on wind policies from 2027.

Data updated: September 2026 (Citizens Property Insurance flood requirement and 2026 rates; FEMA Community Rating System list, 1 Apr 2026; Florida Building Commission effective dates; Collier County issued-permit reports, January 2024 to July 2026; Florida Statutes)

Two Fenhurst homes of the same plan can quote very differently, so below is what moves the number, with the rule or record behind each item, so you can gather the right documents before asking for quotes.

What Drives a Fenhurst Homeowners Premium

  • Roof age and condition. Under Section 627.7011 of the Florida Statutes, an insurer may not refuse to write or renew a homeowner’s policy solely because the roof is less than 15 years old, and for an older roof an inspection showing at least five years of useful life remaining bars refusal on roof age alone. The original concrete tile roofs on Fenhurst homes date from 2012 to 2016, so the oldest reach 15 years in 2027. Ask for the roof’s permit date and a roof inspection report.
  • Wind mitigation features. Florida requires insurers to offer windstorm discounts for verified features documented on form OIR-B1-1802, and an updated version of the form took effect April 1, 2026. The form scores the roof covering, roof-deck and roof-to-wall attachment, roof shape, secondary water resistance and opening protection.
  • Code era. Fenhurst homes were permitted under the 2010 and 2014 editions of the Florida Building Code, per the Florida Building Commission’s effective-date schedule; homes permitted from March 15, 2012 onward, under the 2010 edition, were designed to ultimate wind speeds. All of TwinEagles sits in the wind-borne debris region with a design wind speed of about 160 mph, read from the statewide contours published by UF GeoPlan, so openings must be protected by impact glass or approved shutters.
  • Flood rating. Under FEMA’s Risk Rating 2.0, flood premiums use each building’s own risk features rather than the zone alone, and a first floor 1.6 to 2.7 feet above the base flood elevation, as the legible Fenhurst certificates show, is one of the inputs.

Citizens and the 2027 Flood Requirement

Citizens Property Insurance, the state-backed insurer, requires flood insurance on wind-covered personal residential policies on a schedule by dwelling value: $600,000 and up from January 1, 2024, $500,000 and up from 2025, $400,000 and up from 2026, and every such policy from January 1, 2027, and homes in the high-risk zone must carry flood regardless of value, per the Citizens flood page. A Fenhurst home insured with Citizens will need flood coverage from 2027 whatever its zone. Citizens’ approved 2026 homeowners multiperil rates fell 8.8 percent on average statewide for new business and renewals from July 1, 2026, per Citizens.

What the Permit File Shows

Collier County issued 27 building permits on 20 Fenhurst Way homes from January 2024 through July 2026, all alterations to existing homes: 12 mechanical, 11 of them air-conditioning replacements and one a radon system; 8 aluminum screen enclosures; 3 shutter, door, window or storm-protection jobs; 2 building alterations; 1 pool; and 1 electrical (July 2026 issued-permits report, one of the 31 monthly files read). None is a new home, a re-roof or a storm repair. For a buyer that says two things: owners are replacing the first generation of air conditioners and cages now, and most Fenhurst homes still carry their original tile roofs. Ask the seller for the dates of the roof, the air conditioner, the water heater and the pool equipment, and read them against the county’s permit record for the address.

Shutters, Generators and What the Association Approves

Adding or upgrading storm shutters, impact windows or a standby generator on a Fenhurst home requires Architectural Review Committee approval under the association’s ARC application, revised February 16, 2024, and a county permit. The Grand Arbors guidelines require air-conditioning equipment to be screened by a partial wall and landscaping and propane tanks to be buried or completely screened, and they quote Florida Statutes 163.04, which bars an association from prohibiting solar collectors; panels go on the rear or side roof whenever possible. Budget the committee’s review time into any post-closing hardening plan.

How Much Will Property Taxes Be After You Buy in Fenhurst?

Property taxes on a Fenhurst at TwinEagles home ran at 12.2558 mills of taxable value on the 2025 TwinEagles bills we checked, plus the $261.91 county garbage charge and no CDD. As an illustration only, the $872,500 36-month median taxed in full at that rate is about $10,693 a year, or $10,955 with the garbage line.

Data updated: September 2026 (Collier County Tax Collector, 2025 bills; Collier County tax roll, 2026 preliminary; Florida Statutes 193.155; Florida Department of Revenue)

The Millage, From the Bill Itself

The 2025 ad valorem rate on the TwinEagles bills we checked, one of them a Grand Arbors single-family home, was 12.2558 mills, or $12.2558 per $1,000 of taxable value, of which 3.75 mills is the North Collier Fire Control and Rescue District, per the Collier County Tax Collector. At that rate, each $100,000 of taxable value costs about $1,225.58 a year, which is the simplest way to size a bill before you have an estimate.

The Illustration, Stated Carefully

The 36-month MLS median of $872,500, taxed in full at 12.2558 mills with no exemption, comes to about $10,693 a year, and about $10,955 with the $261.91 garbage line, by our arithmetic. It is an illustration of the mechanism, not a quote for any home: the Property Appraiser’s assessed value after your purchase, not the price, is what the millage applies to, and next year’s millage may differ.

Why Your Bill Will Not Look Like the Seller’s

Florida’s Save Our Homes rule, Section 193.155 of the Florida Statutes, caps the annual rise in a homesteaded home’s assessed value at 3 percent or the change in the Consumer Price Index, whichever is lower. About half of Fenhurst homes carry a homestead exemption on the 2026 preliminary roll, and an owner who bought from Lennar in 2013 at about $465,000 may be taxed on an assessed value far below today’s price. When you buy, that cap resets: the home is reassessed as of the next January 1, and your first full bill reflects it. Florida’s property tax disclosure summary warns every buyer not to rely on the seller’s taxes, and we build your carrying cost from your price.

Homestead, If You Will Live Here

If the Fenhurst home will be your permanent Florida residence, file for the homestead exemption with the Collier County Property Appraiser by March 1 of the year after you take title. The exemption removes up to $50,000 of assessed value from taxation, with the second $25,000 not applying to school levies, and it starts the Save Our Homes cap on your own assessment, per the Florida Department of Revenue’s exemption guide. If you are moving from another Florida homestead, portability can carry some or all of that home’s accumulated benefit to the new one, subject to statutory limits and deadlines that the Property Appraiser administers. For a seasonal owner the exemption does not apply and the full value is taxed from the first year.

Which Rules Decide Whether a Fenhurst Home Works for You?

The Fenhurst at TwinEagles rules that most often decide a purchase are leasing (no more than three leases a calendar year, 30 consecutive days minimum, approved form, tenant screening), the no-fence rule, vehicles (pickups, boats, trailers and RVs garaged), tile-only roofs and architectural review, and the hurricane shutter rules.

Data updated: September 2026 (TwinEagles HOA Approved Use Restrictions, 2024; Design Review Guidelines, Grand Arbors at TwinEagles, June 2018; HOA Rules and Regulations; HOA Quick Guide for Realtors)

Fenhurst has no neighborhood declaration of its own, so its rules come from three master-level documents: the recorded 2024 Use Restrictions, the association’s Rules and Regulations and the Grand Arbors Design Review Guidelines. The June 2018 guidelines are the edition in the association’s public library; the association’s architectural page links the current Grand Arbors edition behind the owner login, so confirm which edition applies before any exterior project.

Leasing

“All leases shall be in writing. No Owner may lease his/her Lot more than three (3) times in any calendar year and the length of a lease must be at least thirty (30) consecutive days. The Board requires the tenant to utilize an approved form lease.” Notice and a copy of the lease go to the Board before occupancy, and every tenant is screened through the association’s provider. That rules out nightly and weekly vacation rentals; a buyer who plans to rent in season should model up to three leases of a month or more. A tenant’s use of the club follows the category deeded to the home and the club’s renter rules, which on the fiscal 2022 schedule listed a separate renter fee for Full Golf homes. The landscaping assessment, master assessment and club dues run whether the home is rented or not.

Fences, Pets and Dog Runs

“Fences are prohibited except for dog runs.” Under the Grand Arbors guidelines a dog run may sit only in a side or rear yard that does not face the street, set within the building limits, buffered with landscaping and fenced in black or dark green vinyl-coated chain link. The Use Restrictions allow “a reasonable number of dogs, cats, or other usual and common household pets,” leashed or confined outside the home, licensed and inoculated, with no breeding and no livestock, and a nuisance pet can be removed at the Board’s request. Alligators live in TwinEagles lakes, and both rows of Fenhurst homes back onto one, so small dogs and lake banks do not mix. An assistance animal is an accommodation under Florida Statutes 760.27, not a pet.

Vehicles, Boats and Golf Carts

Pickup trucks, commercial vehicles, recreational vehicles, boats and trailers may be kept only inside an enclosed garage, with a limited loading exception, and there is no street parking from 1 a.m. to 6 a.m. Personal golf carts are allowed on TwinEagles streets but not on the golf courses, must be garaged, and drivers must be 16 or older (HOA March 2024 newsletter). On a 53-foot lot with a two-car garage, a Fenhurst owner with a pickup and a golf cart needs to plan the garage before shipping a truck south. The speed limit inside TwinEagles is 25 mph.

Roofs, Colors and Exterior Changes

The guidelines record that the developer approved Lennar’s own designs for Fenhurst and Kinross as a set, so any change to the original Lennar exterior is a modification that needs review. “Asphalt or fiberglass roof shingles and metal roofs are prohibited”; a replacement roof on a Fenhurst home is clay or concrete tile in earth tones, and a change of roof material needs approval. Walls are painted stucco in earth tones, “Reviewer approval is required for all changes in exterior painting,” pools must sit in the rear yard, screen enclosures must match the roof pitch and may not face the street, and driveways are pavers or patterned concrete, never asphalt or plain poured concrete. Each lot must carry street, front and rear shade trees and a palm cluster, and turf is St. Augustine.

Architectural Review, Step by Step

An exterior change goes to the TwinEagles Architectural Review Committee on the association’s modification form with a $250 review fee under the Grand Arbors guidelines, plus $250 for each extra resubmittal and a $50 fine if the application is filed after work has started. The committee meets twice a month, and the guidelines promise a written answer within 30 business days of a complete application. Work that does not match the approval can bring a $50-a-day penalty and a recorded Notice of Violation, which follows the house into a sale (HOA architectural review page). Approval is aesthetic only; a cage, generator, pool or window package also needs a county permit.

Hurricane Shutters

The Grand Arbors guidelines require Reviewer approval for any shutter, and say approved shutters “shall not be allowed to cover openings until a storm watch or warning has been issued,” with removal after the watch or warning ends. The association’s Rules and Regulations also set a seasonal calendar, allowing rear and side shutters in season, June 1 to November 30, and front shutters only once a National Hurricane Center forecast cone includes Naples within five days, with all shutters down within 14 days. Read both before you plan to close a Fenhurst home for the summer, because impact glass on the front openings removes the question altogether.

Signs, Showings and the Gate

Open houses run Saturday and Sunday, 9 a.m. to 5 p.m. only, and the gate admits visitors only to addresses on the open-house list pulled from the MLS each week (Quick Guide for Realtors). Private showings need an appointment and ID, and the buyer’s agent at the gate. The Grand Arbors guidelines allow one front-yard For Sale sign no larger than 24 by 18 inches, nothing on the golf side and no information tubes. For a buyer that means the Fenhurst market lives on the MLS and on an agent’s gate list, not on yard signs.

An All-Ages Neighborhood

Fenhurst is not age-restricted. The master association’s recorded Use Restrictions and its Rules and Regulations contain no housing-for-older-persons language, so a Fenhurst home can be bought, lived in or rented by owners and families of any age. The Census block group that contains TwinEagles has a median age of 66.2, and the four-bedroom Sophia is the plan a family buyer asks about first.

What Does The TwinEagles Club Give a Fenhurst Owner?

A Fenhurst at TwinEagles owner joins, through the deeded category, a private club with two 18-hole courses, the Nicklaus Talon and the Smyers Eagle, a clubhouse expanded in 2023, two Har-Tru tennis courts, four pickleball courts, four bocce courts, a resort pool, a fitness center and three dining outlets, about five minutes from Fenhurst Way.

Tee Times and the Summer Rotation

With the Golf roster capped at 614, the club describes “roughly 300 Golf Memberships per course and 9-minute tee times” (club membership page), and under the fiscal 2022 rules Full Golf members requested tee times 14 days ahead. The club keeps one course open all summer by alternating maintenance closures (club reciprocals page), and Full Golf members use reciprocal golf at area clubs from May 1 to October 31.

Clubhouse, Pool, Racquets and Dining

The clubhouse was renovated and expanded in a member-approved project completed in 2023, and its construction manager lists the project at 71,376 square feet (Curran Young project page). Dining runs through the Grille Room and Terrace, the Midway Café and the Tiki by the pool (club dining page). The club lists two Har-Tru tennis courts, four pickleball courts, four lighted bocce courts, an 18-hole Himalayan putting course and a fitness center (club life page). Two tennis courts is a small program for a 717-home club, and a daily player should know that before comparing clubs.

Fenhurst vs Kinross at TwinEagles: Which Should You Buy?

Fenhurst vs Kinross is the choice most TwinEagles buyers at the Lennar price point face. Fenhurst at TwinEagles is 57 homes built mostly 2012 to 2015 with individual mailboxes and two FEMA letters on the street; Kinross at TwinEagles is 86 newer, larger Lennar homes from 2015 to 2018 with community mailboxes and street points mostly in Zone AH.

Data updated: September 2026 (Southwest Florida MLS, pulled 24 Sep 2026; Collier County recorded deeds, newest recorded sale 30 Jun 2026, and 2026 preliminary roll; TwinEagles HOA 2024 Approved Budget; FEMA National Flood Hazard Layer, queried 24 Sep 2026)

The two streets sit side by side in the northern Grand Arbors half of TwinEagles, share the same master association, the same Grand Arbors design guidelines, the same landscaping arrangement and the same schools, and their master assessments differ by less than $5. For the Kinross side in full, read our Kinross at TwinEagles neighborhood guide.

Windows differ between the two MLS rows because each street’s headline window is its first with ten or more closings; compare the bands, not the exact medians.

Who Should Choose Fenhurst, and Who Should Choose Kinross

Choose Fenhurst if you want a slightly older, slightly smaller Lennar pool home on a street where the MLS record has held above $760,000 for three years, individual mailboxes, a street where two of four tested points read shaded Zone X and the certificates show floors above the flood level, and a slightly shorter drive to the gate. Choose Kinross if you want newer construction from 2015 to 2018, the larger plans up to about 2,828 square feet, a preserve at the back of the north row, and the lowest recent entry prices of the two, and you are comfortable with community mailboxes and a street whose points mostly read Zone AH with no FEMA letter on any lot.

What the Numbers Say for a Buyer

The two streets price as one product per square foot and diverge on the recent record. Over 36 months on the county file, Fenhurst’s median price per building square foot, $386.84, is within about 1.4 percent of Kinross’s $381.45, and the two 36-month county medians, $875,000 and $867,500, are within $7,500. The last twelve months split them: Kinross recorded eight MLS closings from $650,000 to $840,000 while Fenhurst recorded one, at $840,000. A buyer who wants a Lennar home inside TwinEagles now has more recent Kinross comparables and more Kinross negotiating history, and a buyer who wants Fenhurst is waiting for fewer listings with a steadier record.

What the Choice Costs Each Month

The fixed costs are almost identical: the 2024 master assessments differ by $4.77 a year, both streets pay a landscaping assessment through the master association that neither publishes, and the club dues depend on the deeded category, not the street. The differences that move a monthly budget are flood and age. A Kinross home whose lot sits in Zone AH with no FEMA letter will usually carry lender-required flood coverage; a Fenhurst home may or may not, depending on its certificate and whether it is one of the two lettered lots. A Fenhurst home’s roof and air conditioner are two to four years closer to replacement. Get both estoppels and both flood quotes before you decide on cost.

How Do We Find You the Right Home in Fenhurst?

We find you the right home in Fenhurst at TwinEagles by matching your golf to a deeded category, your space to one of four Lennar plans and your privacy to a lake, fairway or preserve lot, then watching a street with one sale in twelve months and touring with the flood and systems questions in hand.

Data updated: September 2026 (Collier County 2026 preliminary roll; Southwest Florida MLS, pulled 24 Sep 2026)

Matching Your Needs to 57 Homes

With 57 homes from four plans, the match is about category, plan, view, roof and system age, and updates. Tell us whether golf is daily, occasional or not at all, which decides whether you need a Golf-deeded home; whether you want a den, three bedrooms or four; whether you want water and a green, a fairway or preserve behind the pool; and how much one-time club cost you want to carry on top of the price. We narrow the street to the handful of homes that fit, so you recognize the right one the day it lists.

Watching a Street That Lists Rarely

Ten MLS closings in 36 months and one in the last twelve means the next Fenhurst listing that fits may be the only one for months. We track new listings, price changes and relists on Fenhurst Way daily, and we tell you when a home on your short list reaches the market, including the history of any home that has been listed before and what it closed for last time.

Pre-Market and Off-Market Conversations

In a gated club community, some homes change hands with little public marketing time, and the open-house rules make the gate list the front door. When an owner in our network is considering a sale, we can introduce a financed, prepared buyer before a public launch, always within the seller’s instructions. That preparation, a pre-approval, a clear view of the club cost and a read on the flood file, is what gets a call before a listing goes live.

Set Up Custom Listing Alerts for Fenhurst

Set up a saved search with alerts for Fenhurst Way through our site, tuned to the plan, bedrooms and features that matter to you, and it will notify you when a matching home lists. If you would rather we tune it, call Marc Comisar at (239) 287-5873 and describe what you want, or start from our buyer resources for Naples. If you only want to browse what is listed today, our team site at DomainRealtyGroup.com carries the listings search.

Touring: Category, Plan, Lot and Systems

On every Fenhurst tour we check five things a listing does not tell you: the deeded category and what it costs to enter; which plan it is and what the owners changed; what the lot backs to and whether the address holds an elevation certificate or a FEMA letter; the roof, the shutters or impact glass, the cage and the age of the air conditioner, water heater and pool equipment; and any exterior work that should have had an association approval or a county permit. Private showings need an appointment and ID at the gate, so we book them, and we schedule Fenhurst and Kinross homes in one visit when a buyer is weighing both.

How Do We Negotiate for You in Fenhurst?

We negotiate a Fenhurst at TwinEagles purchase on the record: a 36-month median sale-to-list of 96.77 percent with none of nine MLS-marketed closings at or above list, a 2025 median of 93.03 percent, thirteen sales of the same 2,249-square-foot plan, and a club, association and flood file the seller should have ready before you write.

Data updated: September 2026 (Southwest Florida MLS, pulled 24 Sep 2026)

Price: The Same-Plan Record and the Listing’s History

We price your offer against the closed sales of the same plan on Fenhurst Way, the home’s own listing history including any price changes and relists, and its roof and system record. In 2025 the 2,249-square-foot plan closed five times, from $767,500 to $959,900, at 92.46 to 98.97 percent of final list. A home priced above that band is where negotiating room lives; a home priced inside it with a newer roof and a good view may need a clean, quick offer.

The Club Cost Is Part of the Price Conversation

The initiation fee goes to the club, not to the seller, but a buyer weighing a Golf-deeded Fenhurst home against a Social-deeded one is weighing $105,000 of initiation before any dues, about 12 percent of the 36-month median. That difference belongs in how you value the house, and when a seller’s price assumes a Golf buyer for a Social-deeded home, we say so. The same goes for the remaining Phase One capital assessment you take over, which at the fiscal 2022 Golf rate of $244 a month would still be about $2,900 a year until 2032.

Condition and Insurance as Leverage

A Fenhurst home built from 2012 to 2015 is now old enough for its roof, air conditioner, water heater and pool equipment to be real negotiation items, and old enough that its insurer may want a roof inspection. A wind mitigation form, the elevation certificate and a flood quote obtained during the inspection period turn condition into numbers, and numbers are what move a seller.

The Contract Calendar

A Fenhurst contract has three outside clocks: the club’s seven-day rule for the Membership Agreement, the club’s 30-day window to act on a complete application, and the ten business day estoppel clock for the master association. Flood coverage adds a 30-day waiting period outside a loan. We write the inspection period and closing date around those clocks so none of them becomes the seller’s leverage.

Protecting Your Escrow Deposit

Your deposit is protected by the contract’s contingencies and deadlines, and only if you act inside them. We diary every deadline, deliver every notice in writing and on time, and make sure that everything you need to know before you are committed, the deeded category, current dues, the Phase One balance, the landscaping assessment, the elevation certificate and the wind report, arrives before the date on which your deposit goes hard.

Appraisal Versus Assessed Value

An appraisal and the county’s assessed value are different numbers built for different purposes, and in a club community the initiation fee is in neither. If an appraisal comes in below contract, we go back to the closed sales of the same plan on Fenhurst Way, not to the tax roll, to decide whether to renegotiate, bridge the gap or walk.

What Are Buyer Closing Costs in Fenhurst?

A Fenhurst at TwinEagles buyer pays ordinary Florida closing costs plus the club’s charges: the initiation fee for the deeded category, $45,000 to $150,000 as posted in September 2026, the $3,500 transfer fee, prorated dues and assessments including the Fenhurst landscaping assessment, and the remaining Phase One capital assessment. There is no neighborhood association contribution.

Data updated: September 2026 (The TwinEagles Club membership page and 2024 Membership Agreement; FY2022 Dues and Fees; Department of Business and Professional Regulation estoppel fee schedule; Florida Statutes, current text)

By our arithmetic, the one-time club charges come to $153,500 on a Golf-deeded home, $63,500 on a Sports-deeded home and $48,500 on a Social-deeded one, before title, lender and inspection costs. Fenhurst has no neighborhood association, so there is no neighborhood capital or resale contribution and no neighborhood application fee, and TwinEagles has no district bond. The initiation fee is the largest check a Fenhurst buyer writes after the price, so it belongs in the proof of funds and, if you are financing, in the conversation with your lender about cash to close.

The Association Estoppel Fee Is the Seller’s

The master association’s estoppel fee is capped at $299 for a current account, plus $119 for expedited delivery and up to $179 more if the account is delinquent, under the Department of Business and Professional Regulation’s inflation-adjusted estoppel certificate fee schedule, which sets the same caps for condominium, cooperative and homeowners’ associations; the base text for homeowners’ associations is Section 720.30851, and the actual charge prints on the certificate. By Collier County practice the seller orders and pays for the estoppels, including the club’s own, a different club-set charge shown above at $250 on the fiscal 2022 schedule, so neither belongs in a Fenhurst buyer’s budget.

Title Insurance and the Florida Promulgated Rate

Florida is a promulgated-rate state for title insurance: the premium for a given policy amount is set under Section 627.782 of the Florida Statutes rather than by the individual title agent. What varies is the closing and settlement services around it. In Collier County the buyer customarily chooses the closing agent and pays the owner’s title policy; nothing in the statutes fixes the allocation, so it is negotiable in every contract, and we raise it at the offer stage.

Taxes on a Financed Purchase

Two Florida taxes attach to a financed purchase. Documentary stamp tax on the promissory note runs at $0.35 per $100 of the note amount under Section 201.08, and the non-recurring intangible tax on a new mortgage runs at 2 mills under Section 199.133. As an illustration only, a loan of 80 percent of the $872,500 36-month median, $698,000, would carry about $2,443 in note stamps and $1,396 in intangible tax. Neither applies to a cash purchase. Deed recording is charged separately by the Collier County Clerk.

Prorations

Property taxes are prorated against the seller’s current bill, which is not a forecast of your future bill after the reset. The master assessment is billed once a year on January 1 and is prorated from that bill, the Fenhurst landscaping assessment is prorated on the period the master estoppel shows, and club dues are prorated on the club’s November 1 fiscal year.

Inspections, Survey and Wind Mitigation

Budget for a general inspection, a wind mitigation inspection on form OIR-B1-1802 if the seller’s report is missing or out of date, a roof inspection on original tile now ten to fourteen years old, and a survey on any lot backing a lake or the preserve, where knowing exactly where your line sits before you plan a pool cage change or a dog run is cheaper than finding out at architectural review.

What the Seller Customarily Pays

Florida documentary stamp tax on the deed is $0.70 per $100 of consideration under Section 201.02, about $6,108 on the $872,500 median by our arithmetic, and is paid by the seller by custom, along with the two estoppels. Beyond that, seller costs in Collier County are customary rather than statutory and negotiable in every contract. If you are also selling, our page on selling a Fenhurst home runs the seller side in full.

How Does Buyer Representation Work After the NAR Settlement?

Buyer representation for a Fenhurst at TwinEagles purchase changed on August 17, 2024, under the National Association of REALTORS settlement. An agent who participates in a multiple listing service must have a written buyer agreement with you before touring, the agreement must state the agent’s compensation objectively, and offers of compensation are no longer permitted on the MLS.

Data updated: September 2026 (National Association of REALTORS settlement pages, retrieved Sep 2026)

The Written Buyer Agreement Before a Tour

The agreement must be signed before the tour, in person or by live virtual tour. It must state the amount or rate of compensation so that it is objectively ascertainable, it must prohibit the agent from receiving more than that from any source, and it must carry a conspicuous statement that broker fees and commissions are not set by law and are fully negotiable, per NAR’s written buyer agreements guide and consumer guide.

What Does Not Require an Agreement

You do not need a written agreement to talk to an agent about their services, to interview several agents, to ask about Fenhurst or to visit an open house and speak to the host. You also do not need one to ask us which category a listed home is deeded or to read the elevation certificates for the street with us. The line is the tour.

Offers of Compensation Are No Longer on the MLS

Compensation to a buyer’s broker can still be negotiated, and a seller can still cover it or offer concessions, but that now happens in the transaction rather than in an MLS field, and the amount your agent may receive is capped by your agreement, per NAR’s settlement questions and answers. You agree what your agent is paid first; then we negotiate separately whether and how much a seller will cover.

What This Means for You in Fenhurst

In Fenhurst, representation earns its keep in the diligence: a club category that decides a six-figure closing cost, dues that are not public for the current year, a capital assessment you take over, a landscaping assessment that is published nowhere, a flood answer that turns on the certificate and two FEMA letters rather than the map, approvals behind every cage, shutter and roof, a first replacement cycle on decade-old homes, a no-fence rule, a leasing cap and a tax reset. Read any buyer agreement against that list, and read more about our team and our credentials before you decide.

What Schools, Healthcare and Beaches Serve a Fenhurst Address?

Every Fenhurst at TwinEagles address checked is zoned to Bear Creek Elementary, Oakridge Middle and Gulf Coast High, all graded A for 2025-26. NCH’s 24-hour freestanding emergency department on Collier Boulevard is about 3.3 miles from the TwinEagles gate, and Vanderbilt Beach about 22 minutes off-peak, plus about 12 minutes from Fenhurst Way to the gate.

Data updated: September 2026 (Collier County Public Schools zone locator, 2026-27 and 2027-28 lookup years, queried 24 Sep 2026; CCPS 2026 Accountability Brief; OSRM off-peak routing from the TwinEagles gate)

The Three Zoned Public Schools

The district’s own zone locator returned the same three schools for Fenhurst Way addresses for both lookup years, and the TwinEagles research found the same answer for every address record on all 19 TwinEagles streets:

SchoolAddressState grade 2025-26Drive from the gate, off-peak
Bear Creek Elementary2400 Cub Court, Naples 34120A, its first graded yearabout 0.9 miles

Gulf Coast High7878 Shark Way, Naples 34119A, and A in each of the four prior yearsabout 4.7 miles

Grades are the Florida Department of Education grades as reproduced in the district’s 2026 Accountability Brief, and the district itself earned its ninth straight A (district announcement). Bear Creek Elementary opened in August 2025 just west of the TwinEagles entrance (school site); from Fenhurst Way the school run is the three miles to the gate plus that last mile. Attendance zones can change for later years, so confirm your address with the district before you rely on it.

Healthcare and the Fire District

NCH Emergency Department Northeast, a freestanding emergency department open 24 hours at 15420 Collier Boulevard, is about 6 minutes and 3.3 miles from the gate (NCH Northeast); NCH North Naples Hospital is about 16 minutes and Physicians Regional Pine Ridge about 17 (Physicians Regional emergency services). North Collier Fire Control and Rescue District Station 10 at 13240 Immokalee Road names TwinEagles among the communities it serves (North Collier Fire).

OSRM off-peak estimates from the gate at TwinEagles Boulevard and Immokalee Road, with no traffic modeled; add about 11 to 12 minutes from Fenhurst Way to the gate and more from January to April. Collier County property owners qualify for the county’s resident beach parking permit, which waives the parking fee at Vanderbilt Beach Park and other county beach parks (Collier Parks).

What Is Around Fenhurst, and What Is Being Built Nearby?

Everything that touches Fenhurst is TwinEagles land: Kinross adjoins it to the north, Lockford and Lake Estates lie to the south across the lake and golf land, and golf holes and preserve fill the ground around the cul-de-sac. Outside the TwinEagles boundary to the north and east are the large-lot tracts of Golden Gate Estates, zoned Estates by the county. Collier County approved a TwinEagles planned unit development in 1997, but the county’s current zoning map shows the community as rural agricultural inside the Rural Fringe receiving area, and it is not on the county’s current PUD list. Farther out, Collier County’s 2025 Annual Update and Inventory Report rates Immokalee Road from Collier Boulevard to Wilson Boulevard over capacity with no funded widening, and across Immokalee Road, NC Square was approved in July 2025 for up to 129 homes and 50,000 square feet of commercial space (Ordinance 2025-30). All of that sits about three miles from Fenhurst Way by road, at the entrance.

Is Fenhurst the Right Place for You to Buy?

Fenhurst at TwinEagles is the right place to buy if you want the TwinEagles club and gate for the price of a single-story Lennar pool home with water, golf or preserve behind it, and you accept a club initiation fee on top of the price, a 53-foot lot, a long drive to the gate and a decade-old roof and systems.

Data updated: September 2026 (Southwest Florida MLS, pulled 24 Sep 2026; Collier County 2026 preliminary roll; TwinEagles HOA 2024 Approved Budget)

The Case For

  • The TwinEagles club for the price of a pool home: a 36-month MLS median of $872,500 in a gated community with two championship courses and a rebuilt clubhouse.
  • Views on both sides of the street: lakes and golf holes behind both rows and preserve behind the cul-de-sac.
  • A clean comparable set: four Lennar plans, with thirteen MLS sales of one plan since October 2021.
  • Floors above the flood level: every legible elevation certificate shows the first floor 1.6 to 2.7 feet above the 16-foot base flood elevation.
  • Landscaping through an assessment rather than a crew you hire yourself.
  • The second-lowest single-family master assessment in TwinEagles, $3,407.73 in 2024, and no CDD.
  • Individual mailboxes, A-rated zoned schools and no age restriction.
  • More negotiating room than in 2022: none of the last nine MLS-marketed closings reached list price.

The Case Against

  • The initiation fee: $150,000, $60,000 or $45,000 at closing, a large share of a Fenhurst price, depending on the deeded category.
  • Narrow lots: 53-foot homesites mean close neighbors and little side yard.
  • About three miles inside the gate by road, at the northern end of TwinEagles.
  • Original roofs and first-generation systems on homes now ten to fourteen years old.
  • An unpublished landscaping charge that appears only on the estoppel.
  • Few sales: one MLS closing in the last twelve months, so buying is a waiting game.
  • Parts of the street map Zone AH, so a buyer with a mortgage should expect the lender to look for the elevation certificate or a FEMA letter.

Get Your Personalized Fenhurst Buyer Consultation

A personalized Fenhurst at TwinEagles buyer consultation with McGreevy and Comisar is a conversation, not a sales pitch. We will match your golf to a deeded category and your needs to a Lennar plan and a lot, walk the one-time and annual club costs and the landscaping assessment, read the elevation certificate with you, and tell you honestly whether Fenhurst or Kinross fits how you live.

The consultation form sits near the top of this page. You can also call Jesse McGreevy direct at (239) 898-6072 or Marc Comisar at (239) 287-5873, or read how we represent buyers in Naples first. We have been Top 1% Real Estate Agents Nationally Since 2008.

Jesse McGreevy

Jesse McGreevy started in Southwest Florida real estate in October 2004 and launched his own team in October 2008. He runs the technology, marketing, data and systems side of the partnership, which is why this page is built on the club’s own documents, the master association’s budget, rules and design guidelines, Collier County’s deeds, roll, permits and elevation certificates, FEMA’s flood records and the Southwest Florida MLS rather than a portal feed. Reach him at (239) 898-6072 or [email protected].

Marc Comisar

Marc Comisar runs the field side of the partnership: in the homes, at the inspections and at the closing table. For a Fenhurst buyer that means the roof, air-conditioning, cage and opening questions on a Lennar home built from 2012 to 2015, the lake, fairway or preserve view from the lanai, and the calendar that gets the club approval, the Membership Agreement, both estoppels and the flood file lined up with your closing. Why Does a Fenhurst Specialist Matter?

A Fenhurst at TwinEagles specialist matters because the facts that decide a purchase here, the deeded club category, the Phase One balance, the landscaping assessment that appears only on the estoppel, the elevation certificates and two FEMA letters, the Grand Arbors roof and fence rules and a thin, same-plan sales record, live in documents a general Naples search never surfaces.

Data updated: September 2026 (Southwest Florida MLS, pulled 24 Sep 2026; The TwinEagles Club documents; TwinEagles HOA 2024 budget and Grand Arbors guidelines; FEMA National Flood Hazard Layer; Collier County elevation certificates layer)

Ten Facts a General Naples Agent Will Not Have

  1. Fenhurst is 57 Lennar homes on one street, Fenhurst Way, built mostly 2012 to 2015 from four plans, and no lot is vacant.
  2. Every Fenhurst home is deeded one club category, and the buyer pays the matching initiation fee at closing: $150,000, $60,000 or $45,000 as posted in September 2026.
  3. Golf is capped at 614 memberships across 717 homes, and no public club document says how a Sports or Social home moves up once the cap is full.
  4. The club’s transfer fee is $3,500, and the signed Membership Agreement must reach the club seven days before closing.
  5. The Phase One capital assessment runs 12 years from September 2020, and the buyer takes over the remaining payments.
  6. The 2024 master assessment for a Fenhurst home was $3,407.73, and a separate Fenhurst landscaping assessment, billed through the master association, is published nowhere.
  7. A Fenhurst sale needs two estoppels, from the club and the master association, because Fenhurst Way has no neighborhood association.
  8. Every legible elevation certificate on Fenhurst Way shows the first floor 1.6 to 2.7 feet above a 16-foot base flood elevation, and two lots carry FEMA letters from 2013 and 2015.
  9. Fences are prohibited except approved dog runs, and replacement roofs must be tile.
  10. Eight of the ten Fenhurst MLS closings of the last 36 months were one 2,249-square-foot plan, and none of the nine marketed closings reached list price.

Frequently Asked Questions, Buyer Edition

Fenhurst at TwinEagles buyers ask the same questions before they tour, and the answers below come from The TwinEagles Club’s and the master association’s own documents, Collier County’s deeds, roll, permits and elevation certificates, FEMA’s records and the Southwest Florida MLS, each in one paragraph. Nothing here is legal, tax or insurance advice.

Data updated: September 2026 (Southwest Florida MLS, pulled 24 Sep 2026; Collier County recorded deeds, newest recorded sale 30 Jun 2026; The TwinEagles Club membership page, read Sep 2026)

What is Fenhurst at TwinEagles?

A neighborhood of 57 single-family Lennar homes on Fenhurst Way, in the northern Grand Arbors half of TwinEagles, the gated two-course club community on Immokalee Road in North Naples, 34120. Every home belongs to the TwinEagles master association and carries a deeded membership in The TwinEagles Club.

Where is Fenhurst inside TwinEagles?

North of the clubhouse, about 2.9 to 3.0 miles by the community’s roads from the single gate on Immokalee Road and about 1.1 to 1.2 miles from the clubhouse. Kinross lies just north, and Lockford and Lake Estates lie to the south across the lake and golf land.

How many homes are in Fenhurst?

Fifty-seven. The Collier County roll shows 58 parcels on Fenhurst Way, 57 single-family homes and one road tract owned by the association, and the master association’s 2024 budget bills 57 Fenhurst units.

Who built Fenhurst, and when?

Lennar built every home, mostly from 2012 to 2015 on the county’s year-built field, with a median of 2014. The Grand Arbors design guidelines record that the developer approved Lennar’s designs for Fenhurst and Kinross.

What floor plans are in Fenhurst?

Four Lennar plans: the Victoria (two bedrooms plus a den), the Nina (three bedrooms), the Isabella (three bedrooms plus a den, 2,246 square feet) and the Sophia (four bedrooms), advertised at about 1,650 to 2,250 square feet under air.

How much does a Fenhurst home cost?

The Southwest Florida MLS shows 10 Fenhurst closings in the 36 months to September 24, 2026, from $767,500 to $959,900, at a median of $872,500. The one closing of the last twelve months was $840,000 in December 2025.

Are Fenhurst prices going up or down?

Flat to softer since 2022 on the record. The yearly MLS median was $840,000 in 2022 and $840,000 in 2025, but the median sale-to-list fell from 98.55 percent in 2022 to 93.03 percent in 2025, and no Fenhurst home had closed in 2026 by September 24.

How big are Fenhurst homes?

Recent MLS sales ran about 1,900 to 2,250 square feet of living area, and eight of the ten closings of the last 36 months were 2,249 square feet. The county roll’s larger building-area measure runs 1,895 to 2,816 square feet, median 2,304.

How big are Fenhurst lots?

The developer marketed Fenhurst as 53-foot homesites. Depth varies with the curve of the street and the lake edge, and the recorded plat and the seller’s survey give the exact lines for a specific lot.

Do Fenhurst homes have pools and a view?

Most do. On the February 2023 federal aerial most Fenhurst homes show a screened pool, the two rows back onto lakes and golf holes, and the cul-de-sac homes back onto preserve woods. Confirm the view for each lot in person.

Does a Fenhurst home come with a golf membership?

Not as a free inclusion. Each home is deeded a Golf, Sports or Social membership, and the buyer pays the club’s initiation fee for that category at closing: $150,000, $60,000 or $45,000 as posted in September 2026. Confirm the category on the club estoppel.

How much is the TwinEagles initiation fee for a Fenhurst buyer?

As posted on the club’s membership page in September 2026: $150,000 for Golf, $60,000 for Sports and $45,000 for Social, paid by the buyer at closing, plus a $3,500 transfer fee under the 2024 Membership Agreement.

How do I know which club category a Fenhurst home carries?

Ask the listing agent before you tour and confirm it on the club estoppel once you are under contract. The category is set home by home, not street by street, because Golf is capped at 614 memberships across 717 homes.

Can I upgrade a Sports or Social Fenhurst home to Golf?

A member moving to a higher category pays the difference in initiation fees, but no public club document says how upgrades are handled once all 614 Golf memberships are issued. If golf matters, buy a Golf-deeded home.

Is the initiation fee refundable when I sell?

None of the club’s public documents describes a refund of the initiation fee on resale; the only refund the Membership Agreement names is of the transfer fee if the club does not approve the applicant. Budget the fee as a cost.

What are the annual club dues?

Current dues are not public. The last public schedule, for fiscal 2022, put Full Golf at about $18,328 a year before sales tax, Sports at about $7,336 and Social at about $5,496, including the Phase One capital assessment. The club estoppel shows the current figures.

What is the Phase One capital assessment?

A 12-year club capital assessment that began in September 2020 to fund the $22.5 million Talon renovation and clubhouse program; it was $244 a month for Golf in fiscal 2022, and the buyer takes over the remaining payments. As an illustration, 71 remaining at the FY2022 Golf rate is $17,324.

What are the HOA fees in Fenhurst?

The TwinEagles master assessment for a Fenhurst home was $3,407.73 for 2024, billed once a year on January 1. Fenhurst owners also pay a separate landscaping assessment through the master association; that amount is not published and appears on the master estoppel.

Is there a separate Fenhurst HOA?

No. There is no Fenhurst corporation in the state’s records. The master association administers the Fenhurst landscaping assessment, and Fenhurst elects one of the twelve directors on the master board.

How many estoppels does a Fenhurst purchase need?

Two: one from The TwinEagles Club and one from the TwinEagles master association. The club’s estoppel sheet lists Fenhurst Way with “No subdivision.” By Collier County practice the seller orders and pays for them.

Does the club have to approve my purchase?

Yes. Membership “is contingent upon approval by the Club,” the signed Membership Agreement and $3,500 transfer fee must reach the club seven days before closing, and the recorded covenant gives the club 30 days to act on a complete application.

Is there a CDD in Fenhurst?

No. The 2025 county tax bills we checked on TwinEagles homes carry only the $261.91 county garbage line as a non-ad-valorem charge, and the state’s official special-district list names no TwinEagles district.

What are property taxes on a Fenhurst home?

The 2025 TwinEagles bills we checked used 12.2558 mills plus the $261.91 garbage line. As an illustration, the $872,500 median taxed in full is about $10,693 a year, $10,955 with the garbage line; your bill resets from your purchase.

Is Fenhurst in a flood zone?

Parts of Fenhurst Way are in FEMA Zone AH and parts in shaded Zone X: four street points read two of each. Every legible elevation certificate on a Fenhurst home shows a 16-foot base flood elevation and a first floor 1.6 to 2.7 feet above it. Check the certificate for the specific home.

How many FEMA letters cover Fenhurst?

Two single-home letters: a Letter of Map Amendment dated January 17, 2013 and a Letter of Map Revision based on fill dated September 10, 2015, each for one Fenhurst Way lot, each reading “Structure removed-Property partially inundated.”

Do I need flood insurance on a Fenhurst home?

If the home is in Zone AH and you have a federally backed mortgage, the lender will require it unless the structure has been removed by a FEMA letter. Citizens requires flood coverage on every wind-covered residential policy from January 1, 2027.

What hurricane evacuation zone is Fenhurst in?

Collier County evacuation Zone E, the most inland of the county’s zones; on the state’s storm-surge model the Fenhurst points fall only in the Category 4 and Category 5 surge zones. Confirm the address on the county lookup each season.

Has Fenhurst had hurricane damage?

We found no TwinEagles-specific damage report for Irma, Ian or Milton, and the county permit file shows no re-roof or storm-repair permit on Fenhurst Way from January 2024 to July 2026. That is a search result; the seller’s disclosure is the record for a home.

What schools serve Fenhurst?

Bear Creek Elementary, Oakridge Middle and Gulf Coast High, all graded A for 2025-26, for every Fenhurst Way address we checked with the district’s zone locator. Confirm your address with the district before you buy for a school.

Can I rent out a Fenhurst home?

Yes, up to three times a calendar year, each lease at least 30 consecutive days, in writing on the association’s approved form, with the tenant screened and the lease given to the Board before move-in. Nightly and weekly rentals are ruled out.

What are the pet rules in Fenhurst?

The Use Restrictions allow a reasonable number of usual household pets, leashed or confined outdoors, licensed and inoculated, with no breeding or livestock, and the Board can require removal of a nuisance pet.

Can I put up a fence in Fenhurst?

No. The Grand Arbors guidelines prohibit fences except approved dog runs in the side or rear yard, set within the building limits, landscaped and fenced in black or dark green vinyl-coated chain link.

What roof can I put on a Fenhurst home?

Tile only: clay or concrete barrel, flat or S tile in earth tones. Asphalt or fiberglass shingles and metal roofs are prohibited, and a change of roof material needs approval.

Can I keep a pickup truck, boat or golf cart at a Fenhurst home?

Pickups, boats, trailers, commercial vehicles and RVs only inside an enclosed garage, with no street parking from 1 a.m. to 6 a.m. Golf carts may use TwinEagles streets, must be garaged and may not be driven on the courses.

Can I add hurricane shutters, a generator or solar panels?

Yes, with Architectural Review Committee approval and a county permit. Generators need screening, propane tanks must be buried or screened, and solar panels go on the rear or side roof when possible.

How does mail work in Fenhurst?

Fenhurst homes have their own curbside mailboxes. Individual mailboxes serve every TwinEagles neighborhood except Covent Garden, Dundee and Kinross, which use community mailbox units.

Is Fenhurst age-restricted?

No. TwinEagles has no age restriction in its recorded Use Restrictions or Rules and Regulations, so owners and families of any age can buy, live in or rent a Fenhurst home.

How far is Fenhurst from the beach?

Vanderbilt Beach Park is about 22 minutes off-peak from the TwinEagles gate, plus about 11 to 12 minutes from Fenhurst Way to the gate, and more in season.

How long do Fenhurst homes take to sell?

The nine MLS-marketed Fenhurst closings of the 36 months to September 24, 2026 took a median of 14 days on market, from 6 to 132 days. The two homes listed on September 24, 2026 had been on the market 157 and 13 days.

How much room is there to negotiate in Fenhurst?

None of the nine MLS-marketed Fenhurst closings of the last 36 months sold at or above list, the median closed at 96.77 percent of list, and the five 2025 closings ran from 92.46 to 98.97 percent.

Should I buy in Fenhurst or Kinross?

Fenhurst for a slightly older, smaller Lennar home with individual mailboxes, a steadier recent price record and floors documented above the flood level; Kinross for newer, larger homes from 2015 to 2018 and the lowest recent entry prices. The decision table above sets them side by side.

Do I need a written buyer agreement before touring a Fenhurst home?

Yes. Since August 17, 2024, an MLS participant must have a written buyer agreement with you before touring, stating the agent’s compensation objectively. You do not need one to talk to an agent or visit an open house.

How long does it take to buy a Fenhurst home?

As long as the calendar allows for financing, the master estoppel’s ten business day statutory clock, the club’s 30-day approval window and its seven-day rule for the Membership Agreement. We write the inspection period and closing date around those clocks from the first offer.

Who is the best buyer’s agent for Fenhurst?

An agent who has read the club’s documents, the master budget and Grand Arbors guidelines, the elevation certificates and every recent Fenhurst sale, and who will put the category, fees and flood file on paper before you commit. McGreevy and Comisar are Top 1% Real Estate Agents Nationally Since 2008.
