Brightwater sells on the details: your CDD line and lot width, the builder and plan, the lagoon club and the Zone X record. We price from 86 recorded sales, not a portal estimate.
Updated October 2026 · Jesse McGreevy and Marc Comisar, Domain Realty
Selling a home in Brightwater starts with three records most listing pages never read: which of the two community development districts bills your lot, what the lagoon club plan means for your buyer, and what the 86 recorded closings of the last 12 months say about your price. Brightwater is a gated, master-planned lagoon community in North Fort Myers, Florida, built on both sides of Pritchett Parkway north of I-75 Exit 143. McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008, wrote this seller guide for owners of Lennar homes in North Brook Phase One and Brightwater Phase 3, and for the first D.R. Horton owners as they arrive. For the community itself, from the lagoon to the two districts, read our complete Brightwater guide.
Jesse McGreevy takes seller questions directly at (239) 898-6072, and you can request a free Brightwater home valuation at any time. We send the recorded sales we used, labeled by plat, window and source date, so you can check our work.
Many Brightwater homes were sold by the builder without an MLS listing (the county recorded 86 sales in the last 12 months, the MLS 48), which means the Lee County record leads this page. Every figure below carries its source and its date, and where a number is not published we say so and name the document that holds it.
List your Brightwater home with McGreevy and Comisar because we price it from Lee County's recorded, qualified sales on your own plat, lot width and district line, not from a portal estimate. Jesse McGreevy and Marc Comisar personally price, market and negotiate every listing, and neither of us hands your offer to an assistant.

We are the partners who price your home, sit at the negotiating table and answer your phone. Here is the record behind that promise:
If you are comparing listing agents before you choose, our guide to the best real estate agents in Fort Myers sets out the criteria we think a seller should use, and we are comfortable being measured against it. In a community with two districts, a lagoon club and a record split between builder sales and resales, the first test is simple: ask the agent which records they will read before they name a price.
A Brightwater listing agent has to know that the district on your tax bill is Stoneybrook North if you live east of Pritchett Parkway and Brightwater CDD if you live west of it, that Stoneybrook North's fiscal 2027 gross assessment runs from $3,103.98 for a 40-foot Area One lot to $4,826.10 for a 60-foot Area Three lot, and that the lagoon sits outside both districts. Those are the facts a buyer's agent, lender and closing agent raise, so they go in the listing file first.
Jesse and Marc both work every listing, with over 45 years of combined direct experience between them. The person who priced your home is the person who hears the buyer's objection about the CDD line, reads the inspection report and negotiates the repair credit. In a community where the newest resales can land below a first owner's builder price, continuity is how a price holds from launch to closing.
The plats are recent, the builder sold most homes directly, and the list of resales is short enough that a buyer's agent can read every one. A seller who misses a comparable on your own street loses the argument at appraisal. We read all 21 of them, and they are printed in full below.
Our record behind this Brightwater page is public and short: Domain Realty Group's team has closed over $2.5 billion in real estate, we are the #5 real estate team in Florida (RealTrends 2026), and in the last 12 months we tracked 86 Brightwater closings on the county record to build your price range.
Data updated: October 2026 (Lee County Property Appraiser records, our county index built October 7, 2026; recorded sales through September 10, 2026).
As the leaders of Domain Realty Group, our team has closed over $2.5 billion in real estate across more than 4,000 transactions, and Jesse and Marc's own personal sales exceed $900 million. We are the #5 real estate team in Florida (RealTrends 2026), recognized as Top 1% Real Estate Agents Nationally Since 2008 and the #1 Team in Southwest Florida since 2012.
In the last 12 months we tracked 86 Brightwater closings: every qualified, recorded sale on the three Brightwater plats from October 2025 through September 10, 2026, row by row, with the 21 resales read individually against their original builder sales. We tracked all-time recorded history too, which is 447 qualified sales and $162,881,717 in volume since the first closings in 2020.
Our Lee County index is built from the Lee County Property Appraiser's files dated October 4, 2026, on October 7, 2026. It keeps Florida Department of Revenue qualified, improved sales at $100,000 or more, and groups them by recorded plat. Where a figure comes from a developer sheet, a district budget or a county resolution, the text names the document and its date.
The current Brightwater market is a split one. In the last 12 months the Lee County record shows 86 qualified sales at a $392,500 median, but the 21 resales sold at a $315,000 median while 65 builder-direct sales in Phase 3 sold at $398,500. Your price depends on which of those two groups your home competes with.
Data updated: October 2026 (Lee County Property Appraiser records, our county index built October 7, 2026, from files dated October 4, 2026; DOR-qualified improved sales at $100,000 or more; recorded sales through September 10, 2026).
On the Southwest Florida MLS (Matrix, pulled October 11, 2026), 48 Brightwater homes closed in the 12 months to October 11, 2026, 39 of them under the Brightwater Lagoon development on Lennar's east side and 9 under Brightwater, at a median of $385,000, a median of 67.5 days on market and a median sale-to-list ratio of 97.4 percent. On October 11, 2026 the MLS showed 33 Brightwater homes for sale, 20 of them in The Shores at Brightwater, at a median list price of $399,999. The county recorded 86 qualified sales in a comparable 12 months, so many builder sales never ran through the MLS, and every other sale figure on this page comes from the Lee County Property Appraiser's recorded, DOR-qualified sales (data through September 10, 2026).
Brightwater is built from three recorded plats, and each tells a different story.
Plat (instrument) | Side and builder | Parcels | Homes with a year built | Qualified sales, all time |
|---|---|---|---|---|
North Brook Phase One (2019000172912) | East, Lennar, Stoneybrook North CDD Area One | 288 | 255 (built 2020 to 2023) | 306 (255 builder-direct, 51 resale) |
Brightwater Phase 3 (2023000206438) | East, Lennar, Stoneybrook North CDD Area Three | 160 (139 lots) | 137 (built 2024 to 2026) | 141 (137 builder-direct, 4 resale) |
Brightwater (2023000013053) | West, D.R. Horton, including The Shores at Brightwater | 435 (406 lots) | 19 | 0 |
Total | 883 | 411 | 447 |
For sales recorded October 2025 through September 10, 2026, the county record shows 86 qualified sales, a $392,500 median, a range from $275,000 to $597,934 and $33,907,659 in volume. Over 24 months the count is 141 sales at a $405,000 median, and the 25 resales in that longer window sold at a $369,000 median.
Sixty-five of the 86 sales were direct from the builder, all in Phase 3, at a $398,500 median. Twenty-one were resales, at a $315,000 median and a range from $275,000 to $550,000: 18 in North Brook Phase One and 3 in Phase 3. A seller in North Brook Phase One is not competing with a builder price list. A seller in Phase 3 is, because Lennar's last base prices on its sold-out page (October 10, 2026) still run from $367,499 for the 1,849 square foot Venice to $505,499 for the 3,283 square foot Sorrento.
Calendar year | Qualified sales, all three plats | Median price |
|---|---|---|
2020 | 28 | $240,060 |
2021 | 118 | $278,868.50 |
2022 | 96 | $387,915 |
2023 | 37 | $375,000 |
2024 | 54 | $420,000 |
2025 | 51 | $410,000 |
2026 (to September 10) | 63 | $390,000 |
The median rose from $240,060 in 2020 to a peak of $420,000 in 2024, then eased to $390,000 in 2026. These medians mix plats and home sizes, so they describe the record, not your house.
Fifty-four Brightwater homes have both a builder sale and a later resale on record. The median first price of that set is $288,059.50 and the median latest price is $389,375. Those are the medians of two sets of different homes bought in different years, so they are not a per-home gain.
All 21 qualified resales recorded from October 2025 through September 10, 2026, newest last. "County area" is the Lee County Property Appraiser's area under roof in some records, so it is not the same measure as MLS living area.

Dates are month precision in the county sales file and exact days where the parcel file carries them.
The newest resales of 2021 and 2022 Lennar homes in North Brook Phase One cluster between $275,000 and $325,000 for homes of 1,427 to 1,747 square feet, at or slightly below several original builder prices. Larger homes and the 2024 Phase 3 homes resell above $450,000. Six of the 21 resales sold below the recorded builder price and 15 above. The Phase 3 resale at 18789 Marlin Kite Ln, $315,000 against a $409,597 builder price in August 2024, shows what a brand-new competing builder supply can do to a resale. We offer this as data, not as a reason to panic.
The median price per county-area square foot across the 21 resales is $189.48. County area can include space under roof that an MLS living-area measure excludes, so do not compare this figure to an MLS price per square foot. We use it to rank homes on the same plat, never to price across plats.
Lennar's Brightwater Lagoon page says the community is now sold out (October 10, 2026), so the east side no longer has a builder price list. D.R. Horton is the sole builder on the west side. The preliminary May 2026 offering memorandum for Brightwater CDD plans 797 lots, reports no homes closed with homebuyers on the west side as of May 2026 and expects Phase 4 closings from December 2027. The county record agrees: no qualified sale has yet been recorded on the west plat. For an east-side seller, the west side means a future wave of new inventory at different lot sizes, and a 55+ product in The Shores at Brightwater that does not compete for the same buyer.
Those MLS figures cover only the 48 marketed closings, so ask any agent who quotes you a days-on-market figure for Brightwater which database it came from and which plats it includes, because a builder-direct sale often never reaches the MLS to begin with.
Brightwater recorded 86 qualified sales in the last 12 months, and the 21 resales among them sold at a $315,000 median. If you are selling, request your free Brightwater home valuation; you are welcome to call Jesse direct at (239) 898-6072. If you are moving within Brightwater or buying your next home, see how we represent buyers; you are welcome to call Marc at (239) 287-5873. You are working with Top 1% Real Estate Agents Nationally Since 2008, and there is no obligation.
We price a Brightwater home on its own plat, lot width and district line, using the 21 recorded resales and the builder sales around them, then adjust for condition, view and the lagoon club plan. Because Brightwater is split across two districts, the same floor plan can carry assessments more than $1,500 apart.
Data updated: October 2026 (Lee County Property Appraiser records, our county index built October 7, 2026; Stoneybrook North CDD and Brightwater CDD adopted budgets, fiscal 2027; FEMA National Flood Hazard Layer, queried October 10, 2026).
North Brook Phase One has 18 of the 21 resales in the last 12 months, at a $306,250 median by our calculation, ranging from $275,000 to $515,000. Brightwater Phase 3 has 3 resales and 65 builder-direct sales, so its comparable set is thin and a Phase 3 seller must be priced against both. The west plat has no recorded sale yet. A comparable from the wrong plat is the most common pricing error we see.
In the last 12 months, 13 resales of homes with 1,747 or fewer county-area square feet sold between $275,000 and $475,000, at a $290,000 median. Seven resales of homes with 2,000 or more county-area square feet sold between $315,000 and $550,000, at a $490,000 median. The $315,000 low in the larger group is the 2024 Phase 3 resale at 18789 Marlin Kite Ln. Size matters, but so does whether the home faces a builder's price list.
Lot width sets your Stoneybrook North CDD bill, and a buyer prices it in. For fiscal 2027 the adopted gross assessments are:
Area and lot | Operating and maintenance | Debt | Total on the tax bill |
|---|---|---|---|
Area One (North Brook Phase One), 40 ft | $2,153.57 | $950.41 | $3,103.98 |
Area One, 50 ft | $2,691.96 | $1,162.58 | $3,854.54 |
Area One, 60 ft | $3,230.35 | $1,389.90 | $4,620.25 |
Area Three (Phase 3), 50 ft | $2,691.96 | $1,329.79 | $4,021.75 |
Area Three, 60 ft | $3,230.35 | $1,595.74 | $4,826.10 |
The district's operating assessment rose 13 percent from the prior year. On the west side, Brightwater CDD's adopted fiscal 2027 totals are $2,789.14 for a developed 35-foot lot and $3,984.48 for a 50-foot lot. Put your lot width and your district's line in the listing file before the first showing, because the buyer's lender will.
Brightwater Lagoon, at 8630 Sunny Page Lane, is independently owned and operated and is not part of either district or the HOA assessments. Lee County's Z-22-015 conditions require that a resident membership be included in every purchase of a Brightwater home. The 2023 and 2024 developer fee sheets list a lagoon fee of $35 a month plus tax and a one-time $2,000 initiation at closing, and the May 2026 preliminary offering memorandum anticipates about $600 a year for the lagoon club plan. Whether the recorded Club Plan charges anything on a resale is not published, so we request the plan and the association's estoppel at listing and tell buyers exactly what transfers.
Every sampled Brightwater address in our October 10, 2026 FEMA query is in Zone X, outside the Special Flood Hazard Area, on panels 12071C0277G and 12071C0281G effective November 17, 2022. FEMA's Letter of Map Revision 25-04-6830P, effective June 30, 2026, also removed areas covering the Brightwater phases and lagoon from the Bayshore Creek 1 percent floodplain. For a buyer, Zone X means no federal mandatory flood insurance purchase requirement, and Lee County's Community Rating System gives a 10 percent discount on flood policies in Zone X. The OpenFEMA policy file shows a $517 median premium for Zone X policies on 2023 or later builds in ZIP 33917 (67 policies). Those are facts a seller can print.
Buyers compare Brightwater with other North Fort Myers new-home communities. On our October 7, 2026 county index, last-12-month sales by recorded subdivision name show Crane Landing at 225 sales and a $275,000 median, Coral Bay at 89 and $323,000, Del Webb Oak Creek at 84 and $539,955, Brightwater Phase 3 alone at 68 and $398,750, Herons Glen at 52 and $341,250, Bayshore Ranch at 49 and $430,000, and Magnolia Landing parcels L, N and O at 49 and $311,000. The closest rival buyers weigh is Babcock Ranch, and our Babcock Ranch seller page explains how that market prices. If you also own near Punta Gorda, our Heritage Landing seller page uses the same method.
We deliver a range, not a number: the recorded resales of your plat and size, the builder sales that anchor them, the assessments your buyer will carry, and a net sheet. Then we agree on a launch price and the trigger that tells us to adjust it, based on showing activity rather than hope.
We market a Brightwater home to the buyer its plat actually attracts: a first-time buyer in a 1,400 square foot North Brook home, a family that wants the lagoon, or a retiree weighing The Shores. Every listing gets professional photography, video and drone footage, plus a documented file of the district, HOA and flood records.
Data updated: October 2026 (Lee County Property Appraiser records, our county index built October 7, 2026; MetroLagoons Brightwater Lagoon pages, read October 10, 2026; Business Wire, June 2, 2025).
Before a Brightwater listing goes live we assemble the recorded plat, the tax bill with its district lines, the district's adopted budget, the HOA disclosure summary under Florida Statutes 720.401, the estoppel request, the FEMA zone printout, any wind mitigation form and every architectural approval for exterior work. A buyer who can get an insurance quote on day three writes an offer on day four.
Brightwater Lagoon holds about 10 million gallons and reaches up to 16 feet deep beneath the floating obstacle course, with a swim-up bar, waterslide, splash pad, Sand Dollar Island, paddleboard and kayak rentals, The Hub events pavilion and food trucks. The lagoon is not heated, and it is chlorinated and filtered, so we never describe it as chemical free. Drone footage shows what a listing description can only claim: the walk or ride to the lagoon, the paths, the lot and its setback.
We market your home on the MLS under the correct subdivision name, on our team site at DomainRealtyGroup.com and to our database of qualified buyers across Southwest Florida. Because most Brightwater homes first sold direct from the builder, many local agents have never listed one; we show the buyer's agent the same plat, assessment and flood facts we show you. When a sale needs to stay quiet, we can market it privately to qualified buyers first.
A resale competes with whatever the builder is still selling. Lennar is sold out on the east side, and D.R. Horton sells on the west. We market what a builder cannot offer: a finished lanai and landscaping, an established street, a closing in weeks instead of months, and a clean association file. We never market against a brochure price we cannot support with a recorded sale.
We negotiate a Brightwater sale as the partners who priced it, with the recorded evidence in hand. That means answering CDD, flood, insurance and lagoon-fee objections with documents rather than concessions, and protecting your net at the inspection, appraisal and repair-credit stages of the Brightwater contract.
Data updated: October 2026 (Lee County Property Appraiser records, our county index built October 7, 2026; Florida Statutes 720.401, 720.30851 and 689.302; NAR settlement summary, effective August 17, 2024).
Most renegotiations happen after the inspection or the first insurance quote. When our file already answers the district, flood and wind questions, the buyer's leverage shrinks. When a repair request is fair, we price it. When it is a second negotiation on the purchase price, we say so and hold.
An appraiser in Brightwater will look for comparables with the same plat and size. Where the nearest sales are builder closings from a different year, we hand the appraiser the 2025 and 2026 resales of your plat, labeled by date, so the value is built on the same evidence that set the price.
A higher price is not always the better offer. Financing type, insurance readiness, the inspection period, the closing date and any buyer request for help with closing costs all change what you net. Since August 17, 2024, offers of compensation to a buyer's broker cannot be advertised on the MLS, and buyers sign a written agreement with their own agent before touring, so we explain your options in writing before you list and lay competing offers side by side.
Expect four. First, the CDD line, answered with the adopted budget. Second, the lagoon, answered with the Club Plan and the public-access conditions in Z-22-015. Third, builder supply on the west side, answered with the resale record. Fourth, insurance, answered with the Zone X printout and a mitigation report. Each has a document that ends the argument.
The ten most recent Brightwater resales on the Lee County record sold between April 10 and September 10, 2026 for $275,000 to $550,000, and three of the ten sold below their original builder price. They show how a Brightwater buyer is pricing 2020 to 2024 homes today.

The change column compares one home's two recorded prices. It is not a return: the builder price can include lot premiums, options and incentives that the county record does not itemize, and the resale carries the seller's own improvements and costs. Use it to see the direction, which differs by build year. Homes built in 2020 and 2021 mostly sold above their first price; homes built in 2022 and bought near the 2022 peak often sold below it.
Two patterns help a seller. First, small North Brook homes of 1,427 to 1,616 square feet trade in a narrow $275,000 to $325,000 band, so pricing them a few thousand dollars apart matters. Second, larger or newer homes sit in a different band, so a comparable that is 800 square feet smaller is not a comparable at all.
Selling a Brightwater home typically costs negotiated commissions, the deed documentary stamp tax at $0.70 per $100 of price, the owner's title insurance premium that Lee County custom assigns to the seller, a capped association estoppel fee, and prorated taxes and district assessments. Here is the worked net sheet at two price points.
Data updated: October 2026 (Florida Statutes 201.02, 720.30851 and 28.24; Florida Administrative Code rule 69O-186.003; Lee County Property Appraiser; price points from our county index, October 7, 2026; our analysis).
Florida has no single closing-cost percentage. The pieces are set by statute, by rule and by your contract. The table works the numbers at $315,000, the 12-month resale median, and at $450,000, a price typical of the larger homes.
Cost item | At $315,000 (resale median) | At $450,000 |
|---|---|---|
Listing commission, example rate 2.75 percent (negotiable) | $8,663 | $12,375 |
Buyer-agent compensation if you choose to offer it, example 2.5 percent (negotiable) | $7,875 | $11,250 |
Documentary stamp tax on the deed, $0.70 per $100 | $2,205 | $3,150 |
Owner's title insurance, promulgated rate, if the contract assigns it to you | $1,650 | $2,325 |
Title search and settlement fee, estimate | $1,200 | $1,200 |
Municipal lien search, estimate | $175 | $175 |
HOA estoppel certificate, statutory cap, current account | $299 | $299 |
Property tax proration, illustration (see below) | $2,239 | $3,198 |
Total without buyer-agent compensation | $16,431 (5.2 percent) | $22,722 (5.0 percent) |
Estimated net before any mortgage payoff | $298,569 | $427,278 |
Total with buyer-agent compensation | $24,306 (7.7 percent) | $33,972 (7.5 percent) |
Estimated net before any mortgage payoff, with buyer-agent compensation | $290,694 | $416,028 |
Commission rates here are examples, not our quote or any standard. Every dollar figure is our calculation from published rates, not a settlement statement.
The documentary stamp tax is $0.70 per $100 of consideration under section 201.02, rounded up to the next $100, so $315,000 is 3,150 units for $2,205 and $450,000 is 4,500 units for $3,150. Florida promulgates the owner's policy premium at $5.75 per $1,000 up to $100,000 and $5.00 per $1,000 from $100,000 to $1 million, which gives $1,650 at $315,000 and $2,325 at $450,000 before any reissue credit. In Lee County the seller customarily pays for the owner's policy, but the contract controls.
Under section 720.30851, the association may charge up to $299 for an estoppel certificate on a current account, $119 more for delivery within three business days and $179 more if the account is delinquent. The certificate is valid for 30 days, or 35 if sent electronically, and the fee is refundable if the sale does not close. Brightwater's current HOA amount is not published in any source we could read; the 2023 and 2024 developer sheets show $146.31 a quarter ($585.24 a year) and the May 2026 preliminary offering memorandum anticipates about $600 a year, so the estoppel is the only written answer.
Florida property taxes are paid in arrears for the calendar year, and at closing the seller credits the buyer for the days of ownership. The illustration above takes the 2025 adopted total of 14.4125 mills, assumes a taxable value equal to the price with no homestead exemption (which overstates the bill of a long-term homestead owner), and prorates 180 of 365 days for a mid-year closing. District assessments ride on the same county bill, and the credit can run either way depending on whether the November bill is paid, so we leave them out of the table and let the closing agent compute them under your contract. HOA and lagoon dues are prorated on the settlement statement.
Three disclosures belong in the file before a buyer signs. Section 190.048 prescribes the district disclosure wording, and while that statute speaks to initial sales, both districts' establishing ordinances call for the disclosure and we treat it as a requirement on every Brightwater contract. Section 720.401 requires the HOA disclosure summary before the buyer executes the contract, and a buyer can void the contract within 3 days of receiving a late summary or before closing, whichever comes first. Section 689.302 requires a written flood disclosure at or before the contract. Missing one hands the buyer a way out.
Commissions have always been negotiable. Since August 17, 2024, offers of buyer-broker compensation cannot appear on the MLS, buyers sign a written agreement with their own agent before touring, and a seller may still choose to offer compensation or a closing-cost concession. We give every Brightwater seller a written net sheet before you list.
The table excludes your mortgage payoff, any repairs you agree to, any buyer closing-cost concession, the $2,000 lagoon initiation if a buyer negotiates who pays it, and income tax. Under IRS Publication 523, a seller who owned and lived in the home for at least two of the last five years can generally exclude up to $250,000 of gain, or $500,000 for a married couple filing jointly. Ask your tax adviser how it applies to you.

These are the questions Brightwater owners ask us most, and the questions people type into search about selling in Brightwater, answered from the Lee County record, the districts' budgets, the developer's fee sheets and Florida law. For anything specific to your parcel, we are glad to look at it.
Data updated: October 2026 (Lee County Property Appraiser records, our county index built October 7, 2026; Stoneybrook North CDD and Brightwater CDD fiscal 2027 adopted budgets; FEMA National Flood Hazard Layer, queried October 10, 2026).
Start with a price range built from the recorded resales on your plat, gather your district budget line, HOA disclosure summary, estoppel request and flood printout, then list with photography and a documented file. In Brightwater the paperwork decides whether a sale closes smoothly. Our free Brightwater home valuation is the first step, and Jesse takes questions at (239) 898-6072.
On the county record, the 21 Brightwater resales of the last 12 months sold between $275,000 and $550,000 at a $315,000 median, while 65 Phase 3 builder-direct sales sold at a $398,500 median. Your home's value sits inside that spread according to plat, size, lot width, condition and the assessments a buyer will carry. A range built on your own street is the only honest answer.
The county median for all three plats was $240,060 in 2020, $278,868.50 in 2021, $387,915 in 2022, $375,000 in 2023, $420,000 in 2024, $410,000 in 2025 and $390,000 in 2026 through September 10. Those medians mix plats, sizes and builders, so they show the shape of the market, not what a particular home gained or lost.
On the Southwest Florida MLS, Brightwater homes that closed in the 12 months to October 11, 2026 took a median of 67.5 days on market and sold at a median 97.4 percent of list price, across 48 MLS closings. The county recorded 86 sales in a comparable window, so many builder sales never ran through the MLS. Any agent quoting a number should name the database and the plats behind it.
We do not predict markets. What the record shows is that 63 sales were recorded in 2026 through September 10 at a $390,000 median, that Lennar is sold out on the east side so no builder is selling beside you there, and that D.R. Horton's west-side Phase 4 closings are not expected until December 2027. Whether that timing suits you depends on your move, not on a forecast.
The county median eased from $420,000 in 2024 to $410,000 in 2025 and $390,000 in 2026 to date, and six of the 21 resales sold below their original builder price. Fifteen sold above it. Prices are not falling uniformly: 2020 and 2021 builds mostly sold above their first price, while some 2022 and 2024 builds sold below. Your plat and build year matter more than a headline.
The county record shows a $392,500 median across all 86 qualified sales from October 2025 through September 10, 2026, a $398,500 median for the 65 builder-direct Phase 3 sales and a $315,000 median for the 21 resales. We use the resale median for resale sellers because that is the market a resale competes in, with a plat-level range around it.
Twenty-one qualified resales were recorded in the last 12 months: 18 in North Brook Phase One and 3 in Phase 3. Over 24 months the count is 25, at a $369,000 median. All 21 are printed in the market section of this page with their addresses, prices and original builder sales, so any buyer's agent can compare your listing with every one of them.
Lennar homes in Brightwater show a mixed record. Of the 21 resales in the last 12 months, 15 sold above their recorded builder price and 6 below, with the gain or loss depending on build year, size and the price paid at the time. We cannot make a general claim about a builder. We can tell you what homes like yours sold for, which is what a buyer will rely on.
On the east side, no: Lennar's Brightwater Lagoon page says it is sold out (October 10, 2026). On the west side, D.R. Horton is the sole builder and sells The Shores at Brightwater, a gated 55+ community, plus other homes planned across 797 lots. We have not found a published current incentive, so we price your east-side home against recorded sales rather than a builder offer.
We cannot isolate either one in the record, because every Brightwater home carries both. What we can show is that buyers see them. A 60-foot Phase 3 lot carries $4,826.10 a year in Stoneybrook North assessments against $4,021.75 for a 50-foot lot, and the lagoon club plan is about $420 to $600 a year. Priced and disclosed up front, they rarely end a sale.
We have no controlled comparison that supports the claim, so we do not make it. The county record shows Brightwater Phase 3 at a $398,750 median across 68 sales in the last 12 months, against Crane Landing at $275,000 and Bayshore Ranch at $430,000, but those communities differ in size, lot and builder. We would rather show you the nearest sales than a slogan.
The county record carries no lagoon-proximity flag, so we do not quote a lagoon premium. We price by plat, size, lot width, condition and the recorded resales nearest your address, then test the price against showing activity. If a buyer values a short walk to the lagoon, that shows up in offers, not in a number we can print.
Yes, through the assessment. In fiscal 2027 an Area One lot in North Brook Phase One carries $3,103.98 at 40 feet, $3,854.54 at 50 feet and $4,620.25 at 60 feet, a spread of $1,516.27 a year. A buyer's lender counts the full line, so a wider lot has to earn its extra cost in space, privacy or view. We put your lot width in the listing file.
Give the buyer the district disclosure in the contract, the HOA disclosure summary under section 720.401 before the contract is signed, the flood disclosure under section 689.302 at or before the contract, and the property tax summary under section 689.261. A buyer who does not receive the 720.401 summary in time may void the contract within 3 days of receiving it or before closing. We assemble all four before the first showing.
The district's debt assessment is levied on the land and collected on the annual tax bill, so a buyer normally steps into the same line. Whether a prepayment is available, and what it would cost, is set by the district's assessment methodology and can be quantified by the district manager. We do not assume a payoff at closing, and we never advise a seller to prepay without that written figure.
It is the association's written statement of what you owe and what has been paid, required at closing. Under section 720.30851 the fee is capped at $299 on a current account, plus $119 if delivered within three business days and $179 if the account is delinquent. The certificate is valid for 30 days, or 35 if sent electronically. Brightwater's manager is Kai, according to the 2026 offering memorandum.
We have not found a published figure. The recorded Declaration and Club Plan, which we could not retrieve from a public source, would state any transfer or capital contribution fee, and the estoppel certificate lists what is owed at closing. We request those documents when we take a listing and tell buyers the answer in writing, so a fee never appears for the first time at the closing table.
Lee County's Z-22-015 conditions require that a resident membership be included in every purchase of a Brightwater home, so a buyer should expect one. The 2023 and 2024 developer sheets show a one-time $2,000 initiation fee paid at closing by the homeowner; whether it applies again on a resale is a Club Plan question we answer from the recorded document, not from assumption.
The lagoon is independently owned and operated, not part of either district or the HOA assessments. The May 2026 offering memorandum says a special purpose Lagoon Developer built it at a cost above $5 million, and MetroLagoons operates it. Buyers ask who sets fees and rules. We answer with the Club Plan and the operator's published rules rather than a marketing line.
According to the May 2026 offering memorandum, the association's main function is architectural review and deed restriction enforcement. It is Brightwater Master Homeowners Association, Inc., Florida entity N15000010020, managed by Kai. The districts, not the association, fund the community's roads, ponds, walls and gates, which is why your CDD line matters as much as your HOA dues.
East of Pritchett Parkway you are in Stoneybrook North CDD, which covers North Brook Phase One and Brightwater Phase 3. West of the parkway you are in Brightwater CDD, which covers the D.R. Horton phases including The Shores at Brightwater. Your tax bill names the district, and the district websites publish the adopted budgets that set your line.
Buyers do ask. The districts were established with developer-affiliated supervisors, and Brightwater CDD has a landowners' election set for November 24, 2026 at Hyatt Place Fort Myers at the Forum. We tell buyers where the boards stand and point them to the meeting agendas, which are public. The budgets that bind a buyer are adopted in public and posted on each district's site.
The recorded Declaration controls, and we could not retrieve it from a public source, so we do not state a rental rule. The district's gate form shows that both owners and renters can register, which tells you only that renters exist. If a buyer plans to rent, we send the Declaration's lease terms before they write an offer, so an investor does not learn the rule after inspection.
Typical costs are negotiated commissions, documentary stamp tax at $0.70 per $100, the owner's title policy, a capped estoppel fee, a title search and settlement fee, and prorations. On a $315,000 sale that is $2,205 in stamps and $1,650 in title premium, about $16,431 in total or 5.2 percent without buyer-agent compensation. The net sheet in this guide shows every line.
The seller customarily pays for the owner's title policy in Lee County, and the seller usually selects the closing agent. It is custom, not law, so the contract controls. Florida promulgates the premium, so every title company charges the same rate: $5.75 per $1,000 up to $100,000 and $5.00 per $1,000 from $100,000 to $1 million.
Commissions are negotiable and no rate is set by law. Since August 17, 2024, buyer-broker compensation can no longer be advertised on the MLS, and buyers sign their own written agreements. Our net sheet uses 2.75 percent for the listing side and 2.5 percent for optional buyer-agent compensation as examples only. We agree the structure in writing before you list.
It depends on price, condition and the buyer's financing and insurance quotes, and we do not publish a figure we cannot source. The steps that most often add time are a late HOA disclosure summary, an estoppel request made too late and an insurance quote that arrives after the inspection period. Gathering those documents before listing is the fastest way to protect your closing date.
Under IRS Publication 523, a seller who owned and used the home as a main home for at least two of the last five years can generally exclude up to $250,000 of gain, or $500,000 for a married couple filing jointly. Many Brightwater owners bought from the builder in 2021 to 2023, so the timing may qualify. Confirm it with your tax adviser.
Possibly. Florida's portability rule under section 193.155 lets a homestead owner move part of the Save Our Homes benefit to a new Florida homestead, within limits and deadlines. A recently built Brightwater home may carry a small benefit because its assessed value started near market value. Your county property appraiser decides the amount, so ask for the portability form before you close.
We do not have Lennar's warranty booklet, so we do not state its terms. Your closing documents hold the warranty and say whether it is transferable and for how long each coverage runs. We ask every east-side seller to find those papers before listing, because a buyer's agent will ask, and a warranty that transfers is a real selling point.
An unresolved item can hurt it if you do not handle it first. Florida's Johnson v. Davis decision requires a seller to disclose known facts that materially affect value and that a buyer cannot readily observe. Fix or document any drainage, grading or construction item you know about, and disclose what remains. We would rather price a documented repair than argue about a concealed one.
For most Brightwater sellers it is worth considering. A home built from 2020 to 2026 is young, but an inspection shows what the buyer's inspector will find and lets you fix, disclose or price it before showings. It also feeds your Johnson v. Davis disclosure. It costs money and can surface things you must then disclose, so we talk through it with you first.
Brightwater's sampled addresses are Zone X, so no federal mandatory flood insurance purchase requirement applies, and Lee County's Class 5 rating gives a 10 percent discount on Zone X policies. The OpenFEMA file shows a $517 median premium for Zone X policies on 2023 or later builds in ZIP 33917. Wind insurance is separate and varies by roof, openings and carrier.
Buyers' insurers often ask for a wind mitigation inspection on form OIR-B1-1802, and section 627.0629 requires insurers to offer discounts for qualifying features. Under FEMA's Risk Rating 2.0 an elevation certificate is no longer required to buy flood insurance. If you have a wind mitigation report, include it in the listing file, because it can speed a buyer's quote.
Brightwater's first homes were built from 2020 to 2023, so the oldest were standing for Hurricane Ian on September 28, 2022, but we found no public record of Brightwater-specific storm damage. Section 689.302 requires you to disclose, in writing, whether you know of flooding that damaged the property. If your home was damaged and repaired, document the repair and disclose it.
Every sampled Brightwater address in our October 10, 2026 FEMA query is Zone X, outside the Special Flood Hazard Area, some shaded for a 0.2 percent annual chance and some unshaded. FEMA's LOMR 25-04-6830P, effective June 30, 2026, also removed areas from the Bayshore Creek 1 percent floodplain. Run your own address through the FEMA Flood Map Service Center, then give the buyer the printout.
The lagoon is the headline, and I-75 Exit 143 is 0.1 mile east, then 2.4 miles north on Pritchett Parkway, per the developer's brochure. We market access and lifestyle together. For schools, assignment is by address, so we send the buyer to the Lee County school zone lookup rather than quote a school without checking the address.
On the east side, buyers are largely families and first-time buyers drawn to the lagoon and a price below many new communities. On the west side, The Shores at Brightwater is marketed as a gated 55+ community. The North Fort Myers area skews older, with a 63.4 median age in the Census ACS 2020 to 2024 estimates, so retirees also shop here.
The Shores is D.R. Horton's gated 55+ section on the west side, with its own clubhouse, fitness center, pool, pickleball courts and dog park, and one-story homes of roughly 1,503 to 2,221 square feet. It is a different product for a different buyer, and no west-side sale has yet been recorded. We compare your east-side home with east-side resales, not with a 55+ brochure.
Choose the agent who will show you the recorded sales on your plat, name your district and your lot-width assessment, and explain the lagoon club transfer before naming a price. McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008, work that way. Jesse is at (239) 898-6072, Marc is at (239) 287-5873, and you can ask us for the sales we used.
The agent reads the records a lagoon community adds: the Club Plan, the public-access conditions in Z-22-015, the two districts and the HOA. They explain which of those transfer to a buyer, put the numbers in the listing file and market the lifestyle accurately, including that the lagoon is open to the public by ticket. A generic listing leaves the buyer to discover those facts.
Price from the recorded sales on your plat, have the HOA summary, estoppel request and flood printout ready before the first showing, and make the home easy to see. Speed comes from preparation and an accurate price, not from a discount. If you need certainty over price, a cash offer is an option, and we show you what each route would likely net.
A cash buyer offers speed and certainty, usually at a discount to a fully exposed sale. Listing reaches the full buyer pool and lets the record set the price. With 21 resales on public record, a cash offer that ignores them is easy to test. Compare both in writing, with our net sheet beside the offer, before you decide.
Florida allows it, and you still owe every disclosure: the district disclosure, the section 720.401 summary, the flood form and your Johnson v. Davis duty. The risk in Brightwater is pricing from a builder brochure or the wrong plat, and missing the HOA summary, which lets the buyer void the contract. If you already have a buyer, have a closing agent handle the paperwork.
The county record cannot isolate the value of a specific improvement, so we will not quote a return. For a home built since 2020, the priorities we see are completing inspection items, fresh paint and landscape, and removing anything an appraiser or insurer would flag. Exterior changes need architectural approval from the HOA first. We walk the home with you before you spend anything.
Gather your deed and closing papers, any Lennar or D.R. Horton warranty, the HOA and Club Plan documents you received, your latest tax bill showing the district line, any wind mitigation report, flood printout, receipts for improvements and approvals for exterior work. If you can find your closing disclosure from the builder purchase, bring it. We fill gaps from public records.
Yes, by ticket. MetroLagoons states that Brightwater Lagoon is open to resident members and visitors, and Lee County's zoning conditions limit non-resident access by parking, with at least 33 percent of the lot reserved for residents. Public reviews are mixed (TripAdvisor about 2.4 on about 20 reviews and Yelp about 2.6 on about 26, October 10, 2026), so we address crowding openly with buyers.
The assessment is on the annual tax bill, so it is usually prorated with the taxes, and the closing agent computes it under your contract. The credit can run either way: if the November bill has been paid, the buyer may owe you for the part of the district's fiscal year after closing. Ask the closing agent for the calculation, and review it with us before you sign.
Local expertise in Brightwater means knowing the records that sit behind the gate: two districts, a master association, a privately operated lagoon, Bayshore Fire rather than North Fort Myers Fire on the tax bill, and a community that straddles Pritchett Parkway north of I-75 Exit 143. These are the local facts we put in front of every Brightwater buyer.
Data updated: October 2026 (Lee County Property Appraiser millage books, 2025 adopted and 2026 proposed; Bayshore Fire Protection and Rescue District; Metro Development Group brochure, February 2025; Lee County Resolution Z-22-015).
Brightwater is in unincorporated North Fort Myers, Lee County, ZIP 33917, so there is no city millage. From I-75 Exit 143 (Bayshore Road, SR 78) you go east 0.1 mile and north on Pritchett Parkway 2.4 miles, per the developer's brochure. Our North Fort Myers area guide covers the surrounding market, and our guide to buying a home in Brightwater covers the other side of the table.
Brightwater is in Lee County tax district 202, Bayshore Fire, not North Fort Myers Fire. The 2025 adopted total was 14.4125 mills and the 2026 proposed total is 14.3738 mills, with 3.5000 mills for Bayshore Fire Protection and Rescue District. Buyers who assume a North Fort Myers fire district misjudge the bill, so we correct it in the listing file.
The May 2026 offering memorandum names Lee County Utilities for water, Florida Governmental Utility Authority for sewer, Lee County Electric Cooperative for power and CenturyLink for telephone and data. A wastewater treatment plant, High Point, is adjacent to the property, and Z-22-015 requires purchaser disclosure for lots near the 250-foot line in Tracts G and H. We tell buyers where a lot sits against that line before they ask.
Our office is at 24031 S Tamiami Trl #101, Bonita Springs, FL 34134. We are glad to review your Brightwater plat, lot width and district line in person, or we can send the same review by email.
