What Is the Save Our Homes Proposal?

Florida's Save Our Homes expansion is a proposal to dramatically increase homestead property tax relief for full-time Florida residents. Under the current proposal, homesteaded property owners would receive an exemption of up to $250,000 on their property's assessed value. Over time, the proposal is designed to phase out homestead taxes entirely.

The official Save Our Homes website — created by the State of Florida — allows any homesteaded property owner to enter their address and see a side-by-side comparison:

  • Your 2025 estimated taxes levied (what you're paying now)
  • Your estimated taxes with the new exemption applied
  • Your annual savings if the proposal is enacted

For properties valued up to $500,000, if additional relief is also provided through general law, your total savings could be even higher than the calculator's initial estimate.

Who Qualifies?

This proposal is specifically for homesteaded property owners — meaning your primary Florida residence where you have already filed for homestead protection. If your Southwest Florida home is where you live full-time and you have an active homestead exemption on file with your county, this proposal could directly benefit you.

“This is exactly the type of relief longtime Florida residents need. Property values have surged across Southwest Florida over the past five years, and with them, property tax bills. The Save Our Homes proposal is a meaningful step toward keeping the cost of homeownership manageable for families who've built their lives here.”

What Could Southwest Florida Homeowners Actually Save?

Savings vary depending on your home's assessed value and your county's millage rate. Lee County, Collier County, and Charlotte County all have different tax rates, so the most accurate way to find out is to run your own address through the calculator.

That said, here's the general picture: under the proposal, a homestead exemption of up to $250,000 would apply to your assessed value before taxes are calculated. For a home assessed at $400,000 with a $250,000 exemption, you'd only owe taxes on $150,000 of assessed value — a significant reduction from today's bills.

Why This Matters for Estero, Bonita Springs, Naples & Fort Myers

Southwest Florida has seen extraordinary appreciation over the past several years. That's great news if you're selling — but for residents who want to stay in the community they love, rising assessed values have translated directly into rising tax bills. Some homeowners have seen their annual property taxes jump by thousands of dollars in just a few years.

The Save Our Homes proposal is designed to break that link. By capping the taxable value through a significantly expanded exemption — and eventually phasing homestead taxes out entirely — it gives longtime residents a real path to staying in their homes without the constant pressure of escalating costs.

Whether you own a home in one of Estero's sought-after golf communities, a waterfront property in Bonita Springs, a luxury residence in Naples, a single-family home in Fort Myers, or anywhere across Lee and Collier County, this proposal is worth understanding.

How to Use the Save Our Homes Calculator

It's simple and takes less than a minute:

  1. Go to www.saveourhomesfl.com
  2. Enter your street number and street name (e.g., 123 Tamiami Trail — leave off the street type abbreviation and let the system find it)
  3. Select your county from the dropdown
  4. Your estimated savings will appear instantly

Tip: If your address isn't found, try different abbreviations — Drive vs Dr, Avenue vs Ave, Boulevard vs Blvd. If you live outside city limits, your county name may populate instead of a city.

Frequently Asked Questions

Q: Has the Save Our Homes proposal been passed into law?As of the time of this writing, the Save Our Homes expansion is a pending proposal — not yet enacted. The official calculator shows estimated savings “if enacted,” meaning it requires legislative or voter approval to take effect. The fact that the State of Florida created and launched an official calculator website signals significant momentum and support for the proposal.
Q: I have a homestead exemption — am I automatically eligible? If you have an active homestead exemption on your primary Florida residence, you are the target beneficiary of this proposal. Enter your address in the calculator to see your specific estimate.
Q: How is this different from the existing Save Our Homes cap?Florida's original Save Our Homes (SOH) cap, in place since 1995, limits annual assessment increases to 3% or the CPI for homesteaded properties. This new proposal goes further — dramatically expanding the actual exemption amount and eventually phasing homestead taxes out entirely, rather than just limiting how fast they can grow.
Q: What if my address isn't found in the calculator?Check your spelling and try different suffix abbreviations (Drive vs Dr, Ave vs Avenue). Properties that are exempt from public disclosure may not appear — the State of Florida is developing a separate contact method for those owners.
Q: Does this affect my decision to buy or sell in Southwest Florida? It can. Lower property taxes reduce the ongoing cost of ownership, making the area more attractive to buyers — which can support and lift home values. If you're thinking about buying a home in Estero, Bonita Springs, Naples, or Fort Myers, factoring in potential tax savings is a smart part of your analysis. If you're selling, buyer-friendly carrying costs can widen your pool of interested purchasers.
Q: How long will the savings last?If enacted, the annual savings shown in the calculator represent the first year of relief. The proposal is also designed to phase out homestead taxes entirely over time, meaning savings could grow in subsequent years.
