Port Royal has once again cemented its status as one of the most prestigious and desirable addresses in the country. Three adjacent waterfront properties — 2170, 2200, and 2340 Gordon Drive — have officially sold for a combined $225 million, making this one of the largest residential transactions in Southwest Florida history.
The properties, totaling approximately 15 acres with an astounding 800 feet of direct Gulf frontage, were brokered by Michael McCumber of The McCumber Group at Gulf Coast International Properties.
“Port Royal is undergoing a remarkable transformation, with the $100 million reconstruction of its private beach club driving a new era of luxury living," McCumber said. “By closing this record-breaking deal, we’ve once again raised the bar.”
The buyer, represented by trustee Kevin Coleman of Coleman Yovanovich Koester, has chosen to remain anonymous. On the seller's side, attorney Mark Price of Roetzel & Andress handled the legal counsel.
Property records reveal that the centerpiece of the sale — 2200 Gordon Drive — is an 8,846-square-foot estate featuring 11 bedrooms and 16 bathrooms. It was owned by Westbury Properties Inc., a company tied to the late Canadian billionaire businessman and philanthropist Michael DeGroote Sr., who passed away in 2022. The neighboring properties, 2170 and 2340 Gordon Drive, were owned by Bermuda-based companies also linked to the DeGroote family.
A closer look at the parcels:
2340 Gordon Drive: Built in 1938, this charming 6,000-square-foot home sits on 3.41 acres and offers five bedrooms and three bathrooms.
2170 Gordon Drive: A 3.07-acre vacant lot, offering endless possibilities for future development along one of Naples’ most coveted stretches of beach.
This sale underscores the enduring appeal of Port Royal’s ultra-luxury market — especially as the community undergoes major revitalization, including the stunning $100 million upgrade to its private beach club.
With its unmatched Gulf views, prime location, and rich history, Port Royal continues to attract elite buyers seeking the pinnacle of waterfront living.
Stay tuned — with new development on the horizon, the future of Port Royal has never looked more exciting.
